A real-estate agent uses thermal cameras to spot hidden problems like cold air leaks from the attic, broken windows, and water damage. Home inspectors use them too, but building codes often restrict where they can look, making the agent's proactive scanning a real advantage for buyers.

And you know, Sander, I think the biggest thing about being an expert is having the right tools. Well, one tool that I'm using now in real estate to help my buyers is the use of this thermal camera. And if you're not familiar with a thermal camera, let me quick show you right here. This is— this shows in our house, if you can see, this, this part here is purple, whereas the other areas are yellow. Well, that shows a temperature differential. And I know on the other side of that where it shows purple, that means that that is substantially colder. And I know the reason for that because on the other side of that is our attic. Okay, so that makes a lot of sense. But if that were on the ceiling, then there could be a real reason to suspect that there might be water or a leak. And so it's really important to be able to use these kinds of tools to also help direct a home inspector. Home inspectors do use thermal cameras. However, there are times— this is a little nuance that's really important— there are times when an inspector will be blocked from looking at something because they're under a code that they can do no damage. So if an inspector has to take out a screw in order to access the attic, they won't do that because out of fear that they might violate their code of damaging. Something. So it's really important to have an agent that's using tools like this and that makes the arrangements ahead of time with the seller so that the inspector can gain access to try to figure out, is what I'm seeing a leak or is it simply cold air? Okay, and if you come behind me here, you can see, um, I'm pointing it to the, to the outside. You can see these two windows right here. This window is much darker than this one. And that's because about 10 years ago or so, this— these are two-pane windows, and one of the panes in our window in our house was broken and we just haven't replaced it. So that's why this one is much darker. And if you see that right there, that's actually the reflection of our fireplace, which is behind the camera here. So if we show that, you can see, uh, that that glowing is, is our fireplace. So anyway, using a thermal camera can be hugely important to any buyer, and it's just one of those extra buyer bennies that if you use me as a real estate agent, I'm using this tool along with other tools.
