It contains a solo speaker—a real estate agent—giving a monologue about the limitations and inaccuracy of Zillow Zestimate home valuations, advising they are useful only for high-level/budgetary planning and that buyers should consult a local, full-time agent for accurate comparative market analysis. The speaker references Traverse City and notes he is speaking from Orem, Utah, and promotes his services and a buyer-focused YouTube series with weekly videos.

Zillow Traverse City, can you trust those estimates? Well, the honest answer is no, not really. It can be tempting to rely on Zillow's estimates when determining the value of a home. However, it's really important to understand that these estimates can be highly inaccurate. Zillow's algorithm doesn't take into, into account the many factors that affect the value of the home, such as the condition of the home, recent upgrades. It doesn't know whether you've got granite countertops or not. Where the exact location of the property doesn't understand neighborhoods at the same level that a real estate agent does. So, uh, the other thing is the data can be severely outdated in a rapidly changing market that we just experienced. So nothing really can replace a professional real estate agent's comparative market analysis. Zestimates are not an appraisal. They're not equal to a real estate agent's comparative market analysis. So my advice is to trust Zillow when you're looking for a home at 10,000 feet. For example, if you haven't noticed, those mountains back behind me are not in Traverse City. I'm traveling on business in Orem, Utah. So if I were looking to move from Orem, from Utah to Traverse City, then Zestimates can be useful in my planning, my budgetary planning when I'm looking to move and I'm looking at homes at a 10,000-foot level. But when it's time for me to zoom in, when it's time for me to really make a decision, that's when I really need to reach out to a local agent that knows and understands that local market at a deep, deep level. A real estate agent that's actively doing a lot of deals. Uh, part-time agents, you know, they, they just don't have the same feel for a market that a full-time agent that's actively doing deals does. So anyway, you know, if you're looking in Traverse City, I'm your guy. Reach out to me. If you haven't already checked out my other YouTube videos where I talk specifically about advantages, right now I'm focused on what can I do to be really the, the go-to agent for buyers in the Traverse City area.
