A buyer's team got an alert for a $350,000 home that was 400 sq ft smaller than they'd been looking for, but had better updates, a nicer neighborhood, and sat away from a main road. They offered full price and got it under contract. The lesson: sometimes the right house means trading size for condition and location.
We kept looking. And then, so I think this is why I want to mention this, because I think this is a lesson for sellers out there as well as buyers, is that then a little bit later we— that you get this automatic notification. It was right at $350,000. It was actually more updated than the one that we'd been making offers on. A little smaller, not as much square footage, 400 square feet less. Yeah, um, but, but better updates. Better neighborhood, really, uh, too. I mean, uh, better location because it wasn't right near a main thoroughfare, uh, whereas the other one was. And we just made a full price offer and got that under contract at $350,000.
