Hey there, Sander Scott here. I'm coming to you from Keele Lake Natural Area out near where my folks live and Black Sheep Crossing Farm Animal Sanctuary is. If you're curious about what that is, I'll leave a link in the, in the comments, uh, to Black Sheep Crossing. But I'm out here walking the Leelanau Conservancy Trail with DeeDee, getting her some exercise, and I'm gonna come to you with what is a transaction coordinator in real estate. Well, basically, uh, it's someone who coordinates all aspects of the transaction. You know, it keeps the buying and selling process— it's a person who keeps that process organized, ensuring that nothing falls through the cracks. A transaction coordinator, also known as a TC sometimes, is responsible for managing all the administrative side of the real estate. Sometimes real estate agents themselves are just so busy out there selling and interacting that the paperwork side or the to-do list of the practical things like ordering a well/septic inspection Um, like helping clients get their trust documents, a certificate of trust or something like that, to the title company. Just a lot of different things in terms of deadlines, uh, that need to be met in order to meet the agreed-upon closing date. Uh, that's really what a transaction coordinator really is focusing on. One of the key responsibilities of a transaction coordinator is to ensure that all necessary forms, documents, disclosures are completed and signed by the necessary parties. So, um, so anyway, transaction coordinators sometimes in bigger real estate firms, there's a separate individual. In my case, I am the transaction coordinator for all of my transactions right now. I feel like I need to be, you know, maybe at some point I will be so busy that I'll need to hire someone with that, but I do get some administrative help right now. With keeping my— all the documents that are in Dotloop sort of organized and sent to Key Realty. But when it comes to interacting with my clients, with other agents and that sort of thing, I feel like I need to be the face of my business. So when it comes to satisfying my brokerage and making sure that I have everything in order according to my brokerage I do use some administrative help from that, but that wouldn't be really under the— that really would not be described as a transaction coordinator. That's more of an administrative assistant. But a transaction coordinator can also be coordinating appraisals, inspections, those kinds of things. So sometimes an administrative assistant is also a transaction coordinator, etc. But really, when people ask, hey, what do you mean by transaction coordinator? You know, that's really, really what they do. Just keep all the things, keep everybody's poop in a group and marching toward the closing date, and really just helping get all those administrative tasks done. So that's your answer about what is a transaction coordinator. If you have any more questions, Anything that you're curious about with real estate, just leave it in the comments and I will create a video customized to answer your specific question. I'm here to help. Thanks a lot for tuning in. And DeeDee, I need to catch up with her. All right, thanks so much.
