¡Hey there! How important is a pre-approval when house hunting in Traverse City, Michigan, or anywhere else for that matter? Hi, I'm Sander Scott, your full-service realtor here, and I'm traveling in Utah, and this shop is right outside of my hotel room, and it reminded me of an analogy I've used recently with a potential client when we started talking about the importance of a pre-approval. I said, you know, going house hunting without a pre-approval is like going deer hunting without a rifle and ammunition, or whatever your hunting weapon of choice is. You can hunt a lot of deer, but you're not going to tag one unless you have your rifle and ammo with you. Now, I'm not much of a deer hunter myself. Hey, it was always— deer hunting season was always during basketball season, and frankly, I just can't sit that long anyway. But I do know enough about deer hunting that to be successful is not all about just getting your deer rifle and ammunition and heading out for the hunt. There's a lot of preparation that goes in. There's a lot of attention that good successful deer hunters do. They might plant a feed plot. They're out in their deer enclosure area— blind, deer blind. They're out in their deer blind. During the off-season to get a lay of the land. They're being thorough deer hunters. And the same is really true for house hunting. That, you know, buying a home is a big commitment and it shouldn't be rushed or pushed. When you work with me, we'll take our time and we'll be good house hunters. We'll get out there, look at houses. You just can't really make an offer on a house anymore unless you've got a pre-approval letter, or in the case of buying cash, that you've got proof of funds, because any house seller wants to know that you've got the purchasing power. But some agents right now, they won't even show you houses unless you've got a pre-approval letter. I'm not going to do that. I think, like I said, it's a process. Buying a home is a significant investment. You ought to be— take your time and be a really good and thorough house hunter in the same way that good and thorough deer hunters go about their process. And actually going out on the hunting day with their rifle or whatever is the last step. So I encourage my folks, my buyers, to get in touch with lenders and get pre-approval, but it's not a precondition. It's not something that I put in place and say you must have a pre-approval letter or I'm not showing you anything. Home. So, hey, if you like this video, like it in the comments. And, and then you might want to pay attention to the specific things that I do that have a dollar figure attached to them that separate me from other realtors, value that I bring my clients. That frankly other real estate agents just don't do. So you might want to subscribe to my channel for more videos on that subject. Thanks a lot for tuning in.
