Shafiq Hirani explains how to get better loan terms by presenting a lender-ready package before asking. Organize four buckets: financials, operations, property condition, and owner narrative. A clean package stops lenders from inflating vacancy assumptions or padding expenses, which can mean $10,000 more in loan amount for every $1,000 of protected income.

If you want the lender to give you the benefit of the doubt instead of the conservative assumption, I have a solution, and it comes down to what you hand them before they ever have to ask. I'm Shafiq Hirani, MBA, CCIM. I have watched 2 owners with nearly identical buildings get very different loans. The difference was not the property, it was the package. Like and subscribe if this helps. It is the fastest way to get it to the next owner. Here we go. Remember from the last video that the lender resolves every uncertainty conservatively, so the entire game is removing uncertainty. A lender-ready package is not about looking polished. It is about leaving them nothing to guess. A strong package has 4 buckets. One, the financial package: a clean trailing 12 months, a current rent roll, And the last 2 years of operating statements. The numbers across those documents have to agree. If your rent roll and your income statement disagree, the lender trusts neither. 2, the operation snapshot. Your actual vacancy, your actual expenses, and this is the important one, a short written explanation of anything unusual. The water leak that spiked one quarter, the unit that turned over twice. You explain it before they wonder about it. 3, the property overview, recent capital improvements, the condition of the major systems, and anything you have invested that supports value. If you put on a new roof, that belongs in the file. 4, the owner narrative, one page. Who you are, how long you have held the building, and what your plan is. It sounds soft, but it tells the lender they are dealing with a competent operator, and that lowers their sense of risk. Here's why this is worth your weekend. When the lender can verify every number and every irregularity is already explained, they have no reason to apply the conservative assumption. The vacancy stays at 5% instead of drifting to 8%. The expense line does not get padded. And on a building like ours, remember that the multiplier— every $1,000 of income you protect is about $10,000 of loan. A clean package is not paperwork. It is proceeds. The package is where you either remove the lender's doubt or hand it to them. 4 buckets: financials, operations, property, narrative. Leave them nothing to guess and the conservative assumptions never get made. If that reframed how you think about your paperwork, like and subscribe and comment with this: what is the one number in your file you would least want a lender questioning? That is exactly the one to explain upfront. The Refinance Navigator Checklist is the full package, bucket by bucket. Link below or scan the code. Next, even a perfect package can be blindsided by a rate move. So let me show you how to stress test your refinance before rates do it for you.
