Hello, everybody. All right, well, let's get this thing started. I think we're pretty much there. We are very excited about this particular launch because I know I'll speak for Kristen for a second. This has been part of her. Her project, and she's been working on this a long time. So it's done really great work being part of getting this together. Yes. Kristen is a superstar. Don't tell her that, though. It might get to her head. So we're excited about it. Lots of really fun stuff to do. Obviously, this is about Real Scout being integrated into KVCore. I'm here because I wanted to celebrate this milestone. It's taken us a long time to get to this point. We're also the first to do this. So nobody else in the country as of right now, will have this integration until somebody else turns it on, I guess. But, you know, we did the hard work on working with Real Scout and. And Inside Real Estate, that's the company that runs KB Core, to get this thing together. I'm only going to preface that. I'm going to let the expert show you how all of this works. I know Kristen has done really, really hard work on finding bugs and things beforehand, working out all of this stuff to get it where it is today. And then also she's done some really great training videos. As you all know, she does this on a regular basis to help you through any questions you have. So the goal here is to show you how this all operates. I'm going to let the chief in charge show you how all this stuff works, and if you have questions, throw them in the chat. I'll probably interrupt Kristen along the way with some. Some questions that you guys have. This probably is not going to take the full hour because it's just not that complicated. So I expect maybe 15 minutes of, you know, demo and some things and some questions, and maybe we'll have you out of here on the bottom of the hour. So, with that being said, Kristen, take it away.
Awesome. I'm going to share my screen with you all. And, James, can you see the screen?
You're good?
All right, let's get started. So I'm really excited today because I feel like this combines the best of both worlds. So no disrespect to the property alerts within KVCore, because they definitely do a job, but the Real Scout property alerts are my favorite. They are far and above anything you will get from your MLS. Most things are, and they have a 17 times greater conversion rate. So open rate, click rate, all of that they are the best. So what we're doing is combining the best of the property alerts with the best of the CRMs. So how do you get started doing this? Some of you may have already been using Real Scout and what you'll need to do is all of this is going to start within KVCore. So if you have all of your contacts in Real Scout, we need to also get those into KVCore because this integration flows. It starts actually from KVCore and is going to go to Real Scout. So let's pick one of my contacts and I'm going to show you how that works. I'm going to pick on Charlie Lastra here and you'll see here that there is a more Actions menu once you're in a client record. And if you scroll all the way down, you will see a new link here called Sync contact to Real Scout. So I'm going to click this, it's going to open my Real Scout account and it's going to take me right to my search page. So in order for this to work though, you need to be active both in KVCore. So your KVCore has to be launched and you have to be live and active on Real Scout. So more on that in a second. But then you simply just create your search alert. Right? So if I come in here and I just simply create a search alert, I mean, as my husband says, go big or go home. So we're gonna go with some beautiful homes here. We have 18 results and I'm gonna hit save to client. What you'll notice is Charlie Lastra has already been com created as a client in Real Scout, so you don't have to re enter his information. Even if you already had Charlie Lastra in Real Scout.
Right.
He's already existing in Real Scout. You can still click that sync to real scout from KVCore. And real scout is smart enough, as long as the email address is the same to know he already exists.
So that's this. That's the. That's the unique identifier. The email address has to match.
Email address has to match. So. But yeah, absolutely. So now I'm simply going to save his dream home search. I get the option to send him the listings now or filter them by clicking not do not send. But I'm going to go ahead and send them. And now, theoretically, he is synced with Real Scout. He's going to get an email that looks very similar to something like this. And this is why I love these listing alerts for those of you where your screen might Be a little small. This one is a different contact in KVCore, but it says here's recent activity in Your search area. 1 Central Park south is a high rise style home that has a formal dining room, double vanity, stainless steel appliances. 378 W. End Ave. Is a high rise style home, features a balcony, marble countertops. If I am Ariel and I'm reading this, I'm going to think that my agent hand picked these properties and wrote this email to me when in fact Real Scout did this all for you and you didn't have to do anything. And it's taking that feedback that Ariel gives on properties on your agent branded Real Scout page and creating these natural language listing alerts that make it look like you wrote it when you did it.
So that's the big difference, right? I mean this is fundamentally where Real Scout shines, is the way it communicates. Kristen is much more styled around natural conversations so that the customer is somewhat thinking that you're actually writing these messages to them. It's is also through, isn't it? Also through text or my off on that. They do also text.
No, it's just email for now. Although there is an app. So Real Scout now has an app.
Okay. So the natural language piece designs it to be more interactive, which gets essentially more people to engage is the point. Yeah. Okay.
You're not like you're not going to get this in your MLS. If you're still using MLS listing alerts, please at least get on the KVCore ones. But I hope that you'll take advantage of this integration because James is right, it these are second to none. So now if a client clicks on view details from the listing alert, it will take them to your Real Scout page. So notice it's agent branded. They're on your Real Scout page. They can look at all the photos and if they tell you they're interested, that will come over to KVCore as a saved property. So let me show you what that looks like and well, first let me just refresh Charlie here for a second and I want to show you that right away it's going to tell you that your contact was synced to Real Scout. Even though we've set up a property alert through Real Scout, it won't show over here in the KVCore search alert section because technically it's not a KVCore search alert. So what I encourage every single one of you to do is once you've synced that client to Real Scout and you've set up that property alert, add a hashtag that says Real Scout. Now, not only do you know that this particular contact has a Real Scout search alert, but when you're in your contacts, you can search by the Real Scout hashtag if you wanted to.
Oh, clever.
So now as I scroll through here, I can see exactly which contacts are set up on Real Scout. Right. So we'll see. Charlie now has the Real Scout hashtag. I can click over here to filter, I can search for the Real Scout hashtag. And now I know who has it, who has the Real Scout hashtag. But I can also do hashtag is not Real Scout. So then I can go in and sync all of those contacts to Real Scout. So please, please, please set up that hashtag. It's the best way for you to know easily that they have a Real Scout search alert set up. Here's an example of a contact I created. And these saved properties came from Real Scout. So you'll see here my contact was synced to Real Scout. This is the Real Scout email. So you will see the Real Scout emails that go out. They won't show you the email in here, but I can easily just grab this URL, paste it. Yeah, paste it in here and see exactly what my client is taking a look at. The other thing I want to point out is it won't tell you if they've opened the email like the KVCore smart campaigns, but Real Scout will tell you if they've opened your email. And obviously Betty's opened my email because she saved some properties, any message sent within the Real Scout platform. So if I am on here and I send my agent a message or I ask for a showing date, that too is going to sync to Real Scout or, I'm sorry, from real scout to KVCore.
Yeah. So Kristin, let me throw a couple questions in here that I'm getting and we can go through this. So I'm going to simplify this as well, since I'm looking at this workflow for the first time. So essentially, you want to start. You want to set things up in Real Scout, essentially from KB Core. Is that a correct statement?
Yes. You're going to start all of your contacts in KB Core and then sync.
To Real, which would, in theory make sense because your contacts should already be in KVCore anyway. So from there you have a buyer. You're going to set them up with real scout from KVCore. Once that's been done, then this data you're showing will sync across stuff that they look at. Messages, things like that will sync automatically into the feed of that specific. That particular Contact. Correct one of the questions. So currently every lead that comes in automatically gets on a search and I don't, and I don't set it up. Is there any way to automatically connect them? So I'm getting. I think the question is right now if there's a buyer that comes in, it gets automatically set up on a. On the KB Core Search we in this particular case you'd have to turn that off and set up Real Scout. Is that correct? Meaning you'd have to actually manually add it for the Real Scout conversion. Is that.
Yes, you would. Another option is to edit your smart campaigns and put the link for your Real Scout page in there instead of the link to have them search on your KVCore website.
Got it. And that's what you recommend because then they're getting set up in the appropriate search.
Correct.
You still then would have to sync them though. You still have to set up the sync once they've done that. Correct?
Correct. Now if they. Again, if that email address matches, then it is. It will. When you hit sync it's going to automatically pull up that client anyway. And I have one in here that I have synced. You'll notice once you sync that client and you come to more actions instead of sync to Real Scout you'll see Go to Real Scout and when you click Go to Real Scout it's going to take you not to the search page but to the client record for that person. So the first time that you click Sync to Real Scout, if somebody already has a search alert set up, you'll be taken to the page because the system's smart enough to match them up and you can see the search alert they set for themselves, edit it, create a new one, et cetera.
So Lauren says, I absolutely love this integration. I use Real Scout for my searches but there is no follow up or a contact campaign. So this is going to give me the best of both worlds. But I think she's trying to say if I understood that is you set the buyer up for the MLS search but the follow up with other activity and other things is done through kvcore still through the smart campaigns which Lauren, yes, is exactly how we would approach that. Next question was Matthew was saying should we still be using the KVCore property alerts or is this a better alternative? This is a far better alternative and I want to be very clear. There's nothing wrong with the KB Core Search alerts. It's just more basic than what the Real Scout ones currently do today. So it's about a 17 times higher conversion rate with Real Scout and with this market, I'd recommend you work on the 17 times higher conversion rate. So someone's giving you a compliment. You don't need any more of those. We all love you as it is messing with you, that sort of property listing, I don't want them to get double messages. So again, you have to. You have to set one up or the other as we just talked about, you know, Evan, just to make sure that you're. You've got that right. If I have clients on property alerts and KB cord, I need to turn them off.
So.
So they don't get double alerts.
Yeah, so if somebody already has a property alert when you're in their client record, you just need to go to alerts and you turn off alert active. If it's blue, it's active. If it's gray, it's not. So all you have to do is come in here and turn them off.
So can I. Let's talk about this for a second because I'm just thinking through these questions as well. So if we've got a bunch of casual people, I mean, ideally you'd want everybody on a property alert to be in here. I mean, that's the best scenario. But if it's going to take a little bit of time to do that, realistically you can work on a transition. So incorporate Real Scout into the smart campaign so people start off on the right search, get your premium buyers in there as soon as possible. So they're working on the new campaign. But in theory, you can approach it from go get everybody on and. And take the time to do that, potential buyers into buyers. But on a simplest scale is you can just do it as a go forward basis as well. So there's not really any work to do except just basically get them synced up on a go forward basis. Did I summarize that right, Kristin?
You did. You did. One of the things I would definitely do is come to your Real Scout page here. I'm just going to take this out and pretend I went to my just generic Real Scout page. You can copy your Real Scout page, put that in your signature by going to my profile and create your signature and you can say search for properties here and put a little link to the here to your Real Scout page. That way every time an email goes out a smart campaign, you're linking them to your Real Scout page. So I would definitely do that for one. And edit your smart campaigns so that they are sending people to your Real Scout page.
Yeah. Yep. So Christopher, I think the team answered that if you're new, we'll get you set up on that Real Scout just for everybody to hear this. It's a, it's a product that we also provide as a member benefit. It's, it has to be set up in your MLS and it's in most, but if it's not, you need to talk to your broker about setting it up with your, with your mls. If it's not available, that's the only thing that's theirs to do is to get it set up and want to make sure we got that. So does Real Scout provide engagement feedback like how we can see who is opening emails, viewing properties other than just interested?
Yes. So the live feed on Real Scout will tell you exactly which properties your clients looked at. And what's really great is it's also going to tell you the feedback they're giving you on the particular characteristics. So if I'm in here, what I love about Real Scout is it allows your contacts. This is where they're going to come and say, oh, I love the kitchen and the neighborhood, but I don't really care for the view. And notice that the near a park is already favorited. That's because Ariel on a priority listing already said she wanted to be near a park. As your clients give this feedback, that's what's used to create those natural language listing alerts. So when you see maybe you client puts they want to be near Costco and next thing you know they're getting a search alert because real Scouts looking for properties that not only match the beds, Bass, Price City etc though, oh, this one happens to be near Costco. And so the natural language listing alert will say, you know, hey James, here's a three bed, two bath home that's near a Costco because it's taking all of this feedback that your buyers are giving and that's what's being used to create those natural language listing learning. But you're only going to see this specific feedback in Real Scout itself.
Yeah, there's going to be things and there's some questions here. This is the first phase of the integration. You know there's going to be more upgrades obviously in time. We don't have a timetable for that, but this is obviously something that's taken a while to get where it is. So, you know, one of the questions is Lisa, can, can the lead client change up their listing alerts like add new areas or price ranges? Yes, they can. Will Real Scout eventually sync to KB core actions and responses And I'm assuming that's probably more towards a future upgrade. Is that a fair statement, Kristin?
I would hope so, yes.
Yeah, we can't promise anything, by the way, because this has been a lot of work in progress from For Real Scout and KB Core just to even do this, but certainly there are a lot of additional things we'd love to see as added into the program. Can you set up auto sync in a campaign? Like, can you automatically assign a hashtag?
Yes, absolutely you can.
Okay. I have no idea what that means, by the way. I'm just going to nod with Kristen acknowledging that that's a yes. So. So let's see the training videos we posted in there as well. Keep going, Kristen. But anything else while look through this?
Yeah, I just want to point out, like James and I've been saying, you have to be active on real Scout and KVCore. If you have not yet set up your Real Scout account, when you come to the Real Scout page, you're going to see this. Select your mls. All you really need to do is select the MLS you're a member of and hit Activate if it's an MLS that we already have access to. So if I'm crmls, I just hit Activate if it says setup required, please reach out to your broker owner, let them know you're interested and they can reach out to member Services and see where that MLS might be on the list for Real Scout. So I saw in the chat a couple people put I don't have this whoops Sync to Real Scout button. If you don't see a Sync to Real Scout button, that's because you haven't yet set up your Real Scout account account. So if you don't see Go to Real Scout or Sync to Real Scout, it's because you either, well, a, you haven't set up your Real Scout account, so make sure you come do that and or B your MLS is not yet live on Real Scout, so you won't be able to set up set it up.
So a couple other questions here. So Katie says my KV Core doesn't always pull every MLS listing after my clients will miss a listing. Is there your plans to fix these glitches? The answer is you need to let us know if member services isn't aware of it and then we'll work with KVCore on figuring out what that is. My assumption is you probably reached out to the team already. It, you know, it is a very large company and there is a lot of stuff they're working on. So unfortunately some of the. Some of the timeframes to get things fixed isn't necessarily that quick, but I can tell you that we work with them on a regular basis to do that. So Katie, if you haven't reached out to member services, let them know if you have. We can certainly try to get you an update on the status of that. But there should be no glitches with MLS data. MLS feeds data across and that data should be displayed unless the MLS isn't providing data and then that's an MLS issue. Again, we start to work with the MLS and then is there a way to do a bulk import of contacts and search parameters into Real Scout.
Into Real Scout, from. Into Real Scout or from Real?
Asking how do we get. How does she set up a bunch of them at one time versus one by one? I think it's maybe the question.
So there. I think you might have to create them one by one. You'd have to have them in both systems already. So if you're talking about taking those you've already put in Real Scout, you can export from Real Scout, import those contacts into kvcore and. Or you can export from here and then import into KVCore. But as far as setting up the search alerts, I'm not aware that you can do that in bulk.
Do we have, It's a great question. Is it only for residential listings? My assumption is yeah, it's. Whatever's in the MLS is searchable.
Correct.
So I, and you know, I want to be very clear with that. A lot of commercial properties are not in the MLS. Usually they're in like LoopNet or something else. I'm not saying that in some MLS's don't have that, but whatever the MLS is providing in the data feed is usually searchable.
Yeah, so this is our data feed for our demos and we have every property type in here. It really just depends. Even if you're a member of more than 1mls, you will be able to create, you will be able to choose which MLS when you're creating that alert for the first time.
So once we sync Real Scout, will that create any automated campaigns? If so, what should we do to turn the campaign off?
The campaigns are based on the parameters set in kvcore. So in this case, Charlie is a new lead and he's a buyer. So that campaign will start the default campaign. If you have a, a campaign set for new leads and buyers that will start running, what you can do, and what I suggest you do is you can create a new smart campaign and base it off the hashtag Real Scout. So you can say that the trigger of your smart campaign is whenever you add the hashtag Real Scout, a different campaign starts running that is specific to Real Scout with all the Real Scout links. So you can certainly customize it so that the moment you set them up on a property alert and add that Real Scout hashtag, a campaign specific to that starts running. There's many different ways you can set that up, Katie.
So to be clear, when it says the 12$50 fee to integration, what that means is that Real Scout hasn't integrated the mls and so they charge a fee to go do all of the work to build out all of that data in. And yes, it's a one time fee that's charged. Basically they just charge whoever wants it set up. And for clarity, if you had three brokers in that market, the three of you could get together and do that. For that matter, it's simply a fee that Real Scout charges to go have an engineer basically go spend a bunch of time to put that MLS online. That's essentially what that fee is for. Once it's online, then yes, it's available for everybody. To be clear, when I say everybody, it's, it's all of your agents, etc. So I just want to make sure I address that and that and, and that's basically just an engineering cost for them to do. I missed being in the webinar. Yeah, Roxanne, go. There's a bunch of stuff in here. You want to go back through the webinar to do it. Is there any way to cut to put properties that might fit your client into a cart and just send them all those homes? In other. In other words, I just want to send a client one email with homes that fit their needs, whether it's been on the market for one day or a hundred.
Yep, absolutely. When you set up that search alert, you can set up any criteria that you'd like and it gives you the opportunity to filter those listings. So before I send them out, I can view these results. Now, I've already sent these, but you can look at them and decide which ones you want to send all at once.
So is anything else we're missing, anything else you want to cover on this before I've interrupted you 50 times?
It's okay. It's that easy. I mean, I don't think we're missing anything because honestly, it's so easy. Just come to your contacts and click on the either sync to Real Scout or go to Real Scout and start setting them up. And once they Click on these amazing property alerts, you'll start seeing activity not only in Real Scout but also in KVCore.
And then when I'm assuming the answer is yes, a client can be set up on multiple searches. Is that for a correct statement?
Absolutely. In within Real Scout they can be set up on multiple searches for sure. They also in KVCore you're limited to two. So you can go ahead in Real Scout and set up more listing alerts than two.
By the way, do this is a good question actually. Will this pick up coming soon listings?
That's going to depend on the mls, I believe.
Yeah, well, certain MLS do it, certain don't. So again, that's going to be one of those things. If the MLS provides the data out and that's a status field that's available through the feed, then it's likely the answer is yes. Now I will also tell you that that answer might vary based upon Real Scout or kvcore, but in theory, if it's provided through the MLS in the IDX data feed that they're providing, then in theory it should be there. And that, to be clear, might be an MLS thing that they do or do not do. That's a very localized policy.
So I can say that I have seen coming soon in Real Scout for one of the MLS's we're connected to for demo purposes. I haven't seen them in the other mls. So it, it's really going to be an MLS by MLS case.
Yeah. And then almost. No, that's not correct. It's not each individual Office. It's a one time fee to set up the MLS for 1250 bucks. That's not per office. It doesn't work that way. So for clarity, if you wanted to get multiple offices together to pay that, you can.
Absolutely. So if you don't have to pay it, thank the office and the people that did.
Yeah, technically, if somebody else already did a year ago, then you know, take them to lunch or dinner and buying some cocktails. So Kristen, what else? Anything else we need to cover on this? You've got some training videos that you put together that are in the intranet.
Yes, we have a new training video that walks you through how to do all of this. There is. They're the same video, but they're located both in the Real Scout training video section and in the KVCore training video section. Logan has put those in the chat and she. You can click on those and bookmark those, but all of that can be found in the intranet.
Okay. And then one last question. Juan's asking if there's an option to remove 55 plus communities from the search.
Absolutely. When you customize your search, you can designate whether or not you want to include 55 plus.
And it's going to be, I'm assuming, also dependent upon the MLS as well. Yeah. In the setup. Yeah. This, this page. And correct me if I'm wrong here, Kristin, but this page will vary based upon the mls. Is that correct? Like in the sense of data that will show and not show.
Exactly. That is true. But also, I'm going to tell you something that I love about this. As opposed to search alerts, say, in KVCore MLS, it'll. This is one of the most comprehensive searches I've seen. You can search if school is really important to you. You don't have to rely on doing a search. You don't have to rely on the agent putting the school, for example, into the mls, into the listing. You can search by school zone. Basically, they've purchased school zone data. So there are so many different ways you can create search alerts in Real Scout. And I find there are far more fields here that enable you to narrow them down than there are in KVCore or the MLS.
Well, with that said, we ended it on the bottom of the hour. If anybody has any questions, you know, to reach out to member services, send Kristen an email, continuing to thank her for all of her amazing work. I know I will. We're excited to get this thing live and. Or actually put it live and you can start using it. And of course, if you know, anything pops up, reach out to our team and we'll work on answering those questions. And, man, we've had a lot of stuff we've launched this month.
Exciting.
Like, stop. So, all right, everybody, so thanks very much. We look forward to seeing all the great work. Hopefully this helps you convert more clients and make things easier with the new integration. We'll see you on the next webinar. Thanks, everyone.
Bye.
