First question, when do you talk about a buyer broker agreement? Because technically, the way the lawyers write it, before you have a substantive conversation regarding residential real estate, you're supposed to get a buyer broker agreement signed, right? But if someone asks you what's the price? That's a substantive conversation regarding. So like if you, anyone who called you, like, sorry, I've got a send you a docusign to answer that question. Right. So in the practical session, how do you actually talk about the buyer broker agreement?
It's just a very natural, organic conversation. I have done it so many times that I have it memorized, but I also use a slide deck. Just, I think that expectation helps the buyer as well. So they know like what's coming. And in North Carolina, you have to have it signed before you submit an offer.
Okay.
I am implementing that sooner with all the changes that we're seeing with compensation. And yeah, it's just a very natural conversation. I've never had anybody say, let's put the brakes on, we're not doing this.
