Short Coffee Talk episode (hosted by Mark J. Podolsky of TheLandGeek) giving practical advice for people starting to buy and sell raw land. Main recommendation: build and maintain a customer email list (recommended tools: AWeber or MailChimp) and use landing pages and backend email to keep past buyers engaged, because repeat customers are the easiest to sell to. Episode opens with a personal anecdote (bulletproof coffee) and closes with CTAs to download a free Passive Income Blueprint and subscribe/review the podcast.

Hey, it's Mark Podolski, the lane Geek from thelanegeek.com and here's another episode of Coffee Talk. So this morning I am drinking bulletproof coffee. One of my coaching students, Tori, told me about this. It's like a paleo diet thing, but basically what it is. It's a tablespoon of grass fed butter and then a tablespoon of coconut oil. And you can blend it if you want it really frothy, I'm lazy. I just mix it all together, drink it. I'm telling you, my energy level today and my level of focus is amazing. So don't knock it till you try it. And it doesn't taste bad at all. Actually, it's pretty filling. So today's episode, I want to talk about selling, selling and selling. So back when I first started, one of the biggest mistakes I made was, was I'd make a quick sale, buying and flipping land, and that was it. I just go on to sell to the next person and continue doing that. There was no relationship with any of those past customers. I just thought, well, someone else will want to buy this property. It's so inexpensive and so great. Will that ever end? Well, in 2008, I would have been so thrilled to have a customer list that I could go back to and possibly, you know, set up promotions for other pieces of property. So if you're starting out, the first thing I want you to do besides acquire a piece of property, pennies on the dollar, and then begin marketing that property is have some type of system set up. I like to use AWeber. That will help you build a list. So the first thing to do is create a landing page and then use a back end email system like an aweber or a mailchimp to stay in constant contact with your customers and provide them additional value. So if you're not doing that, you're making a huge mistake. Because the easiest person to sell a piece of property to is someone that's already done business with you. They already know you, they already like you, they've already giving you money and trust you. So why not keep providing them more value with additional pieces of property?
