For those of you that don't know us, I'm with Scott Bossman, the land geek. I'm Mark Podolsky, the land geek from landgeek.com Scott, what do we do?
Mark, we are land investors. And so basically, we buy land at a discount, at a deep discount from people who are distressed. Maybe they owe taxes, maybe they own the land for a long time. They don't know how to get rid of it. After a period of due diligence, we buy the land and then we turn around and sell it, either for cash or terms or owner financing. And with that owner financing model, we're able to create passive income for our families. So it's the best passive income model.
It is the best passive income model. Look, I'm flexible like a yogi. If anybody out there has something better than what we're doing, let us know. We'll jump in on it. It's a one time sale. Get passive income every single month. No renters, rehabs, renovations, rodents. We're solving our money problems and our time problems. I know, I guess, you know, I have talked about this in Dirt Rich. The argument could be made that life insurance is the best passive income model because you have to buy anything. It's just an idea, but man, that's a grind. That's 10 years, you know, and. And no one wants to talk to you at a party. So besides life insurance the best thing going. And life insurance is competitive. This isn't competitive. So I think this is. Paul Brewer says, happy Thanksgiving, gents. Happy faith Thanksgiving.
Yes.
I hope he was safe yesterday. I know he was at the fire station and he's like, it's great. He's like, ask Zaino if you've ever had Thanksgiving at the fire station. It's awesome. Like, everybody's like, cooks and it's like, it's like a total party. So talk about being, you know, talk about gratitude, right? Isn't everybody grateful for like, the firefighters, like, yeah, yeah, yeah. Paul brewers is probably like, okay, enough about me. So leave us a comment. We are doing, Are we doing a giveaway?
It. I mean, it's time for our end of the month giveaway.
It's your end of the month giveaway for lots. Look over Tate's shoulder. Get that Netflix geek flicks series for free. And that's awesome. So we'll do that at the end here. Let us know if you have any questions. I know everyone right now, and Scott and I were talking about this earlier. What's everyone doing right now, Scott?
Oh, everybody's shopping, they're shopping online, they're shopping in person. Our, our teenager, he, he got up at like 3:30 this morning, Mark, and went to Best Buy and camped out with a mask on to see if he could get the PS5.
Oh, did he get it?
I don't even know if he's, I don't know if he got it yet because I haven't seen him so he's sleeping.
I just got a Black Friday deal for my oldest. He wanted Madden 21 and I think I screwed up actually because there's like, I guess there's an Xbox One and Xbox, I don't know which console he has. Mad in 21 I got Xbox One, Madden. But I don't know if we, I mean, I guess it wouldn't be a big deal to just exchange it, would it? No, I don't know but it's, it's shipping so yeah, it's the best time of year. Gratitude, family, friends, thinking about others. It's great. That being said, time to think about you and your life and living your best life for 2021. So open your email. We've got lots of emails coming to you this weekend and so don't ignore those emails. You know who you are. I know a lot of you just, oh, there's Mark again. You know, delete these. You should read, these are good ones.
You should definitely read these because they have you in mind and.
You know.
Like you said, there's no time than right now to start thinking about the present and 2021 and what that's going to bring and you know, Mark, you put together a pretty amazing Black Friday deal for flight school which I think if people take advantage of it, I mean they're going to be doing land deals in just a few weeks and I mean one land deal can change your life.
No, absolutely. I mean it doesn't take much passive income to really move the needle in your life and, and to have that security. It's, it is life changing and the asset itself is, is amazing. Everything that everybody's buying today during these Black Friday sales, literally everything that they're buying is not going to last. At some point it's going to break, it's going to be out of fashion, something. It's just not going to last. It won't outlast and it certainly, you know, won't be something that they're going to give to their heirs necessarily. I mean maybe nice jewelry, right? But even that, you know, doesn't have that much. I guess that's Value, but maybe not that much utility, I don't know. But land does last forever. So the fact that we have that opportunity to help other people get the one asset that literally lasts forever is amazing. So we got some questions, Scott.
Awesome.
Here's the first one. Live boot camp in January.
That's from Paul.
Is that Paul? Okay, so yeah, no, we still got to be coveted. Safe, Paul. So the vaccine hopefully is gonna be rolling out and then we'll be getting together live. Most likely a networking event next year. We do have something planned for August in Vegas live. I don't know if it's going to be a boot camp. It's probably gonna be a boot camp actually. So that will probably be boot camp because it's all raven set up. But so we're looking at August Vegas next year for sure. But we'll do some, some networking event as well. Live and have some fun. Jerry Lewis. Happy Thanksgiving, guys. I'm signing up for flight school starting December. I'm excited to see what the future brings. This is Jerry. All right. And he's on YouTube. What's up, Jerry? Awesome.
Jerry was at our, Jerry was at our Q and A a few nights ago with Scott Todd. That was really cool. Scott Todd, you know, you know, he is, he's, he's so passionate about this business. He's so good at it.
Yeah.
And we had a great hour long discussion on Monday night with a lot of people who were interested.
Yeah. I couldn't think of another person on the planet that would be better to be a better person to train you on how to do this business. Literally, I couldn't think of anyone better because, you know, it's, it's a rare combination of person that can teach it passionately and then do it and keep up with it passionately as well. And Scott is one of those people. So, you know, we're in the business every single day doing the business so he can keep ahead of all you guys. Otherwise, you know, it's not so great. And he's one of those people. It's, you know, talk about a gift. Right? That's the best gift you can give to yourself. A little Scott Todd in your life. What are your top due diligence resources that you use when evaluating a deal? Your top due diligence resources that you use when evaluating a deal? Well, we outsource our due diligence so that I would say that using a land va4u.com is my probably top resource now because it's, I don't make any money Doing my own due diligence. What about you, Scott Bossman?
Yeah, I've used landva for you.com here in the last couple months and they do a great job. So it's a great resource to have. It's, you know, fairly. I think it's. I don't know what it is. Mark, $20 for property report. That's. That's pretty good money invested right there.
Oh, yeah, it's great. And you get a discount if you mention land geek. Ask for the land Geek discount. Land can be held in family through generations. Peter, what's up? Peter? Zeros. I think I saw.
Peter.
Peter, where were you? I saw this beautiful picture of you on Facebook this morning and like this beautiful sky and I don't know exactly where it was. It was gorgeous, though. Facebook user. He's sad.
I don't know who that's Paul Brewer. Sad about. No, no live booth in January.
Sorry, Paul. Look, we're sad too. We're sad too. Toncha Hokanson. Tancha Hokinson. See what I did there?
You corrected yourself. You got it right.
Happy Thanksgiving from Minnesota. Do you know. Do you happen to know the exact dates for the event in August in Vegas? I do actually know the exact date. So the question is, should I go look for it right now? It's like, sure. Hold on. Let me just do a quick search here. Scott, while I'm searching, why don't you talk about. Is like the rest of, like, what can we expect for Nightcap, like, with the holidays? Is it going to be regular? Are you guys taking the last two weeks off? Like, what's going on with Nightcap?
Oh, no, I think we'll be on. So this week we were off just due to the holiday, but we'll be back next week and I'm sure we'll have. I don't even know what day Christmas is on this year. I think it's on. Let's see here. Well, it's on a Friday, so yeah, we'll be good Nightcap next four weeks. I don't see that not happening. And, well, maybe we'll even do the Christmas musical.
That would be great. Any we can get you to sing? It's awesome. All right, here is the answer, tancha. So Vegas 2021 boot camp is scheduled for August 13th, so I. I already have it here. I'm leaving on the 12th that Thursday and then we will start on that on that August 13th. Oh, it's Friday the 13th. Didn't think of that. That's good luck.
Yeah, especially In Vegas.
Especially Vegas. Yeah, absolutely. So. Oh, Peter. Zero says that was South Florida. That was a morning run with friends here in South Florida. That was nice. Very nice. All right, well, we can cut this short. I know everybody's shopping. Should we do our giveaway? If there's any questions.
Do our Black Friday giveaway.
Mark McWiggins. Happy Friday the 13th. All right.
Hey, Mark.
How's it going? Natalie Mino. Good morning. Enjoying a quiet house while the boys are up skiing. Great time to catch up with the Landes. Nice. Nice. Natalie, you got any. Any good deal stories you want to.
Share.
Let us know. Wait, the boys are skiing?
Why are the boys skiing in November?
Where are they skiing? Are they open now? Wow. I didn't. I thought that. I didn't think they opened till December. Is it cold? Boy, those Mino boys are tough.
Yeah.
That's nice. All right, let's see. See, this is. Thanks. Just got my first two deals done with my investor. Happy Thanksgiving. I have deals. I don't know who that Facebook user is. Here he is. Bought for 2500, sold for 7. 500 on terms. That's a good deal. Is that Natalie?
Let's see. Oh, that's Mark McWiggins.
Mark McWiggins. Way to go. Mark McGuiggins.
He's got another one in there.
Bought 22.50. Sold for 42.50 on terms. Nice. Oh, yeah. Now, this is. All resorts are open here. And, yes, there's snow. And it's cold. Laughing out loud. Those Minos are tough. I love it. So ski or snowboard for the. For Team Mino, I assume. Ski. But you never know. Those. The youngins.
I've never snowboarded. I loved. I love downhill skiing, but I've never snowboarded.
I've been snowboarding once.
Once. How'd that go?
I remember. I remember at one point, like, I'm like, I'm just gonna die. Like, I just kept falling, and I kept hitting my head. I'm like, it's. I'm just. This is it. This is how I'm gonna die. Learning the snowboard. It's a good story, I thought. But I did survive it. And I thought maybe I'm a little too old to snowboard now. Eight. Yeah. But I do like the idea of it. The. The. You know, you have to wear the boots. It's great. That part's great. But there's no. There's not, like, a lot of forgiveness because if you lean the wrong way, you just go. You just hit right. Just go. Down.
So.
Even with the helmet, I remember hurting my head. I think I can. I got concussed. I don't know, it wasn't fun for me, but I'm still jealous of these other snowboarders. I don't know. So are you reading anything good over the long break or.
Well, let's see. Well, I'm reading some fiction right now. I have a tendency. I read like three or four different books all at a time. I don't know what that is about me, but. So I'm still finishing up the Wealthy Gardener. I'm about three quarters of the way through that. I just finished the Three Body Problem, which is. Have you read that?
I have it. My son read it. That author's great. Yeah, he loved it.
Yeah, it was really great. So that was my sci fi read. And then in the queue I have Ready Player two ready to go.
I've started Ready Player two. And so what I've. So the weather here has been beautiful. So I've been taking two walks a day now. Not that I. Because I do the peloton. Not that I need the exercise. I need the excuse to get out and listen to Ready Player. It is so good. If you liked Ready Player one so far, the sequel is never going to be as good as the original. We just know that going in. But it's really good.
All right, I'm excited.
So, yes, great book. Three Body Problem. All right, I'll read that next. I'm almost done with the Count of Monte Cristo, which I'm loving.
I've got amazing.
I've got like a hundred something book pages left for sure on that. I'm listening to Infinite Game, Simon Sinek. That one's great. And then I've got who, not how, ready to go in the queue, it's Aldo. Good morning, Aldo. Happy post Thanksgiving. So, okay, last question before we do the giveaway. If you could only have one Thanksgiving food and there was no health consequences, you could eat it and eat it and eat it, you wouldn't feel sick. It wasn't bad for you. It was just. That was like your favorite food to eat. Would you go with the traditional turkey? Mashed potatoes. Mashed potatoes and gravy stuffing, some type of yam, the pumpkin. What would Scott Bossman pick in this scenario?
One food.
One food.
One.
Just the one. Like, it's like this is like the anchor that. Even if everything else is like, not that great, at least you've got that one food.
All right, well, I'd go with either mashed potatoes.
And gravy.
Can I have the gravy?
You can't have the gravy. For sure.
Okay. Or in South Dakota, we grew up with a tradition in my Norwegian family. We have what's called lefse. Have you heard of lefse?
Mark, I think you're making that word up.
No.
Lefse. How do you spell it?
L, E, F, S, E. All right.
I'm gonna look this up. Hold on. L, E, F, S, E, S, E.
It's a. It's a. It's a very flat, like, almost like a tortilla type pastry, but it's made out of potatoes.
It's a traditional south soft Norwegian flatbread potatoes. Flour, butter, milk, or cream cooked on a large, flat griddle.
Yeah. So I grew up and my grandparents made lefse all the time.
And then.
And now we have. We didn't have it this year, but you can buy it at the grocery stores here. And lefse with some butter and sugar on it is probably close to my favorite food, so I would probably do that.
I'm all right. That. I think I would love that.
I'm gonna send you some lefse.
Are you okay?
Yeah.
And then I just heat it up.
Some cheese curds.
Okay.
You can. So the thing with lefse is you can eat it cold, rolled up with butter and sugar. You can do butter and cinnamon, butter and brown sugar. If you put it in the microwave for, like, 10 seconds, it kind of changes the texture of it a little bit, but it's. So some people prefer it warm. Some people, you do what you want. All right.
Amazing. So although says he would choose stuffing, he could eat that every day. Boy, a good stuffing was really good.
Yeah.
I have to say I'm gonna go with your call, though. I. I'm a huge mashed potato fan, and I don't do gravy. In fact, one. There was one day that my son and I, he loves mashed potatoes. Like me. We went on a mashed potato like, like, taste test. And so we hit, like, all the places in that have, like, mashed potatoes. So, like, fast food place. We hit, like, KFC mashed potatoes, Boston market mashed potatoes. Then we did, like, grocery store mashed potatoes. And then what else? Then I did, like. We did some, like, fancy mashed potatoes at some restaurants, and then I blindfolded him, and I'm like, okay, which one your favorite? My son, who I think I'm raising to be a foodie. Guess which one.
Probably the grocery store.
The grocery store mashed Potatoes One.
I.
Think Boston markets, actually.
Are you talking like from the hot. The hot food deli?
The hot food deli, yeah. Yeah. Solid. But for whatever reason, we're not big gravy people. I don't know, but it's interesting. No one's, no one's, you know, loving on the turkey. Colonel Sanders once said KFC mashed potatoes tasted like library paste. Yeah, he was not, you know, once he sold. He was not a big fan of corporate kfc. Actually, I think there's an interesting story there, for sure. Speaking of good books, by the way, the book on In N Out Burger is fantastic. It's a great corporate story. Sad. Very sad. Yeah. Okay, should we do the giveaway?
Yeah, let's do it.
All right, we'll do the.
All right, here we go. I got it on my random name generator picking. And it is Jen Ramquist.
Jen Ramquist. Awesome. Congratulations, Jen. Another Wisconsin person. Awesome. Wisconsin. In minute. In South Dakota. Started a new series based for my buddies, Fargo on fx.
Oh, yeah.
I've not been watching it. I just. Jen, she's like, I finally won. Yes, you did. Finally see it. Pays the show up. Thank you. And we appreciate it. She wrote. Thanks. Thank you. Yeah, I'm loving Fargo, but I started on season four with Chris Rock.
Oh, really?
Yeah.
I've seen the first two seasons. I haven't seen three or four.
Okay, so. But the first two are solid.
First two are solid. The first season is kind of a imagining of the movie. Oh, that came out okay. But it stars. Oh, the guy that plays Bilbo Baggins in the Lord of the Rings or the Hobbit movies.
Yeah. Wait, Bilbo? Not the older guy, he passed away?
No, the younger guy in the Hobbit.
The British guy?
Yeah, the British guy.
Yeah. Yeah, that guy. He's. He's good.
That guy.
That guy. He is good. He's been so. I don't know. Anyways, hopefully everyone's going to open their email. You got lots of goodies coming your way. And should we all do this together? Oh, by the way, another. Another episode of. Is everyone drinking their coffee this morning?
I'm. I'm empty. But I was drinking it.
Yeah, you know, it's fun. I'm not missing it that much, really. And I still like making it for other people, but I just don't drink it. I'm sleeping like a baby.
A baby, huh? No caffeine at all?
None. None. The one time I had caffeine, I didn't know I was having caffeine. I had like, a. Like a mocha bar for dessert, and it was fantastic. And I couldn't go to bed. I couldn't sleep. I was, like, up till, like, two in the morning. Like, what is going on? Why can't I fall asleep? Because I'm caffeine. I'm now caffeine sensitive, so. All right, let's do this. One, two, three. Let freedom ring. Awesome. Thanks, everybody, for showing up on Coffee Talk. Those of you that are watching the the rerun, we live on the Rerun. Go to thelandgeek.com training, schedule a call with Scott or Mike and learn how this niche can literally transform your life and see if it's right for you. So thanks, everybody. Thanks, Scott. Thankful for you, brother.
You too.
Thankful for everybody, actually. Thanks, guys. Scott Bossman liked the Wolfman Jack look, by the way. Is that Nick Wiggins? Who is that?
Oh, I don't.
I just see Facebook.
Oh, that's a Buck Rizz Buck.
Nice. Yeah. See, nobody's ripping on my hair yet. Give it. Give it a few weeks. Yeah, I finally got a haircut, but, you know, who knows? All right, thanks, brother. See you guys.
See ya.
