Oh, no. Can you guys hear me now? Thank you. Sorry about that. So I'm Mark Podolski, the land geek with the landgeek.com for those of you that aren't familiar with what we do, professional land investors. We buy raw land, 25, 30 cents on the dollar, then we sell it 30 days or less. And the way that we sell it is where the magic happens. We try to get our money out on the down payment. We might go 10 months out. Then we make it a car payment, and then we play the game, can we create enough of these land notes where our passive income exceeds our fixed expenses? And then we're working because we want to, not because we have to. So, unfortunately, today I don't have a guest for coffee talk slash water talk. So leave me a question or comment, let me know what's going on. Hope everybody's having a great week. We have a winner from last week. So if you'd left a comment or a question on Nightcap this week, then you're eligible for winning lots. Looking over Tate shoulder program today, and I actually have a winner on Voxer that Scott Bossman sent me. So I already know who won, but stay to the end. So we got some comments. Scott Morris says howdy. What's up, Scott? Facebook user helped me a lot. Thank you for letting me know my audio was not good. Kevin Purney, good morning to you. How's it going out there, Peter? Zeros. Peter better be buying some land, man. Don't think I'm not watching, Peter. Oh, watching Dawn Paresa, the Land Arb Queen. Good morning, boy. What time is it in beautiful Hawaii right now? Always great to see Don Paresa. Jason Hoffman. Good morning, everyone. Good morning, Jason. So how's everybody's week? So here's two questions. The first one is, what's everybody drinking? You drinking matcha coffee, tea, soda water? And then the second question is, what was your week like? How was your week? What was. What were the wins? Go ahead and put in the comment the big wins for the week and then let me know if you have any questions. So unfortunately, I was supposed to have Terea on this morning, our newest land key coach, but we had a technical difficulty, so she's not on. So it's just me. So sorry, everybody. Racine, the deal machine. Sugai. Good morning. Good morning, Facebook user. Anybody has success advertising on prepper sites? That's a really good question. Very good question. That'd be great to know. Anybody had any success on prepper sites? We, I mean, back in the day I think years ago I tested out some paid ads on a prepper site. It didn't really work for me, but I'd revisit it now. Stuart, Good morning, Jonas Murphy. Is it ever worth helping a seller through probate or best to walk away? Well, I have some strong opinions about this, Jonas. I'd love to know what other people think. Is it. Is it ever worth helping a seller through probate or best to walk away? Well, while they're putting in their comments, Jonas, I'll tell you what I think it is. So depending on how big the deal is or the size of the margin. Right. I typically will pass on probate deals because deals to me are like the bus. There's just another one down the pike. And unless it's just going to be a monster home run, I'm going to pass on it. But other people might actually go through it. The process is just too slow, too long. It could be costly. I don't. I pass. But you want to find out if you can get around probate. Maybe there's an affidavit of heirship in that county that you can do instead of probate. Something like that. Let's see other questions here. Would you get the answer to prepper sites? Who's using prepper sites? No one's answered that yet. But what is your favorite method for paying sellers? Dan Nelson, good morning. So, Dan, we have a big update coming in the new year to LG Pass. So really what we'll do is we'll just use LG Pass to write a check to our sellers. The way that we do it now is we use LOB to send a check to our sellers. I just get an approval and it's done. That's the way that I do it. I've gotten so ambitiously lazy, I won't even write a check anymore. But for those of you that aren't using LG Pass, I'd love to know what is your favorite method to pay sellers? Typically? Dan? I would just send a check. That's what I did back in the old days. Facebook user says, I'll be your wingman if you need one. I could use a wingman. Unfortunately, because of Facebook's restrictions, I can't see who's writing that. But thank you for sure. Awesome. Oh, it's 7:00am There, Dawn. That's what she says. She's drinking coffee, not saying from where. Haha. My week has been productive. I already know where it's from. Dawn, if you're not saying from it's where it's from Starbucks. And I am not going to publicly shame you. Nothing wrong with it. Nothing wrong with it. But, you know, there's. There's way better coffee out there. Don, come on. Seriously? Really? Just kidding. Jason Hoffman. Pete's holiday blend. Okay. Nice. That's always a good way to start the morning. And it's. It's Friday. It's the week before Thanksgiving, so I'm. I'm curious. Like, this week, are people more stressed out preparing for the holidays? The COVID Thanksgiving holiday. I don't even know what that's going to look like for most of us. Or is it less stressful? Kayla. Hey, good morning, Bossman. It's me. What's up, bossman? Good to see you, brother. I miss you, man. Yeah. Hey, if you want to jump on, it's always better when you're on. I'm going to Skype you in. Jason Hoffman. We hit another sale yesterday. Bought Property wholesale for 4,000. Sold on terms. 180, 198, down 260amonth for 54 months. 14,238. 79% yield. What a rush. Lately. That's fantastic. Jason Hoffman. Let's. Can we all clap for Jason? I'll drink to that. All right, hold on, everybody. Put in some more questions, comments, while I buzz Bossman in here. So I'm gonna open up Skype. Where is Skype? Here it is. And go to Bossman. Here we go. And then hopefully, he will jump on Scott.
Hey, wait.
I can't hear you, though. Okay. Still can't hear you.
Hey, can you hear me?
Okay, this is the worst radio ever, by the way. In radio, nurses have silence.
It's coming through on YouTube.
Yeah, I mean, no audio for me. Is anybody else. Can anybody else hear Bossman? Is it. Is it me? It is me. No Covid. Stress. Looking forward to my family coming for Thanksgiving. Life is what you make it, Cindy Lee. I love that positive energy. Bossman says it's me. Okay, well, let me change my audio here. We can hear them on Facebook. Why. Why is this happening to me? Mac? I'm. Honestly, Scott, I'm upgrading the new Mac. That M1 chip. It's getting amazing reviews. So I'm gonna go to Skype. I'm gonna change, See if this fixes it. All right, let me see if I can hear you now.
Can you hear me now?
I can hear you. So there's. There's something up with my AirPods lately. I don't know, but I, I. It was working before, so maybe just the Whole thing with Skype or in an ecamm. I don't know. But thanks for jumping on, man. What's going on? Did you see Jason Hawkins deal?
Yeah, I heard about that. That's amazing.
So good. I love this business.
He said a killer November.
Yeah. How. Yeah, Is everybody just crushing it right now in November? I know, we're super busy. How have you been doing, Scott?
Good. November's been better, I think. We had kind of a slow August and in September and things have picked up again.
Okay, well, cool. Here's a question from Dan Nelson. When do you recommend using a national notary service for exchange of money for deed? When do you recommend using a national notary service for exchange of money for deed? Never. So, Dan, really, I mean, so the question is, you know, I don't recommend it because we want to close directly. So I just say, hey, look, this is how we're going to close. I'm going to go ahead and email you the deed. You're going to print it, sign it, notarize it, send it back to me. I'm going to record it via Simplify. Once I get confirmation recording, I'm going to send you a check. Done. If it's over $5,000, we're going to a title company. So it's only when they say, oh, I'm not comfortable with that. You mean I'm going to DG my property, I'm going to wait for you to send me a check, then you say, okay, look, we can do it this way and we can have a notary be our intermediary. They'll meet you at Starbucks or McDonald's or some public place that you're comfortable with in front of you. They're gonna. You're gonna sign the deed over to me. They're gonna notarize it. They're then gonna record it via Simplify. Once we get confirmation recording, they're gonna give you the check. That's how. That's how it would work. Cindy Lee wrote. What did you use to pay people? I got in late. So, Cindy, I was saying, LGPass has got some big updates coming, but one of them is that through LG Pass, you'll just be able to send a check via your LoB account. That's the way I do it. Now, Scott, how do you. How do you send checks to your sellers?
Currently, we're just. We're sending them just a check by mail right now. Okay. Yeah, so. But yeah, I'm looking forward to that capability with LG Pass to be able to automate that. That'll be nice. That comes out nice.
Nice. So what's going on for Thanksgiving at the Boston household? I know things are tenuous. Has anything been definitively set now?
I think we're just going to have a small Thanksgiving with the people in our home next week. And I don't know if we're going to make all the fixings or what. Maybe we'll do something a little less traditional. Do you know, I saw the other day, Mark, that you can actually cook a whole Thanksgiving meal in a Dutch oven. I thought it was so cool.
Wait a second. Really?
Yeah. So you put in, like, you put in this big turkey breast in the bottom, and then you layer it with potatoes, and then you layer it with green beans. And, like, you can create a whole Thanksgiving meal in one Dutch oven. So I thought maybe we'll try that.
You know what? Don't tell me nothing. Something's impossible now. Okay, that right there, nothing is impossible.
Yeah, I know. It sounds really cool, doesn't it?
Yeah, that's really cool. Are you gonna do that? I. You know what? You know, I'll be. I'll be 100% honest. I don't. I don't love Thanksgiving food. It's not my favorite food. I love. It's my favorite holiday by far. Right. But the food itself, I mean, you.
Know, I love Thanksgiving food.
I love you.
How it all runs together. The gravy and the cranberry sauce and the turkey and the green bean. It just. I don't know.
I love it. No, I mean, a lot of people do for some reason. It's just. It's never been. I've never been like the cranberry gravy person. The turkey makes me tired.
Right.
You know, I'm very picky about my mashed potatoes.
Right.
And that consistency, like, it can't be too creamy, can't be too firm. You know, I'm very difficult. Let's see. Cindy Lee wrote, does notary get simplified, Done immediately while coffee shop, or do they meet up again? It's a good question. It's a good question. So typically, if you're recording via simplify, depending on the county, I mean, it's really fast. It could be done in minutes. Now, if it's not done in minutes, then, yeah, you'd have to meet up again and have them wait up again. It'd be a little bit more expensive. But usually, you know, I mean, I would let them know, like, hey, look, I'm giving you a regular check. If this deed gets Bounced back to me for some reason. I'm going to let you know and I'm going to stop payment on the check. We're going to do it again, and then we'll do this again. So I don't have them sit there for hours necessarily. Cindy Lee.
That's how we do it.
Yeah, for sure. I like your blurred background. I want to do that. How are you doing that?
It's on Skype and actually it was by accident, so hopefully it looks okay.
No, it looks great. It's like, you're like really clear for sure.
Nice. Okay, good. What's that?
Polar bear hat? What is that?
Oh, it's my cubs hat.
Oh, it's a Cubs. Oh, yeah. Because I'm a Cardinals fan.
It's like from 1918 or something like that. It's one of those old school hats.
All right, so if there aren't any questions, this is now a good opportunity for Scott and I to discuss something really important in the land business. The Mandalorian. Can we just get. Is everybody okay with it? We just get a little geeky here for just a second. I've seen the first two episodes of season two. I've been waiting to savor the moment for episode three. Because you hyped it up so much.
Well, episode four is released today, so maybe better have a two hour excursion today, Mark, and just go crazy.
Really?
Yeah.
All right.
There could be the debut of a very pivotal character today. So exciting.
That is exciting. All right. Very cool. So does anybody have any other land related questions?
Mark, we should talk about the Q and A. The Q and A? Monday night.
Oh, yeah. Monday night. The Q and A. Scott Todd, the brain, the professor. The flight school Sherpa is going to be there. That's awesome. So tell us, what are the deets this Monday night? Q&A.
So 9pm Eastern on Zoom, Monday the 23rd, we're having a Q and A about flight school. Scott Todd will be in attendance, which is always a ton of fun. And we're doing a huge Thanksgiving giveaway. Mark. Well, you are giving away a piece of property. No, I'm not.
I would never agree to that.
Too late.
Too late. Okay, that's awesome.
Giveaway Monday night.
All right. Awesome. Awesome. So that is a big. That is like the big giveaway.
Yeah.
That's awesome. That's better than the. Than the free toolkit.
Yeah, yeah, one of those.
Although the toolkit, if you don't have it, it's like teaching you to fish. But either way you look at it, it's a good giveaway.
Yeah. So you sent details via your emails this week. So if you guys haven't seen Mark emails this week, take a peek. And Zaino and I will be sending out a reminder as well to a lot of people.
Yeah, yeah. You guys know me. I'm not afraid to email, so it's showing up in your inbox. Don't. Don't act like you haven't seen them. Oh, they're there.
Right.
Don't, you know, make sure I don't go in your junk. For sure. So this will be a less stressful, I think, weekend for most people because of a Covid. Thanksgiving is like, less people to prepare for.
Right?
Prepare food for. I guess so.
Yeah. It's kind of. Yeah, I. I think it's bittersweet. Right. Like, we wish we could be doing this, but for the sake of humanity, we probably shouldn't. And it's just, you know, I. I guess the. The light is at the end of the tunnel, right? With the vaccine. That's what I keep telling myself. And if we need to sacrifice just a little bit longer for the good of everybody, that's what we have to do.
Yeah, yeah, absolutely. I mean, historically speaking, we've made many, many bigger sacrifices. So it's nice to know there's a light at the end of the tunnel for sure.
Yeah.
That's why in our business, like we say, if you'll do the next three to five years what other people won't do, you'll commit to mastering this business, making offers, doing the due diligence, building your land geek team. You'll have freedom the rest of your life. To be able to do the rest of your life what other people can't do. And grow an awesome beard like Scott Bossman. So Luke Martin wrote, beard is way better, man.
Oh, thanks.
And then he's hazing me. Luke Martin, what is the hold up on a beard for you, Mr. Mark? Oh, well, Luke, I don't want to talk about my testosterone levels publicly.
I was gonna say. I was gonna be mean and say. Yeah, testosterone, puberty.
Puberty. I mean, you know, it's interesting. I've had. I do. I do like a little scruff. But then it gets to that point where, like, it gets itchy, and I won't go beyond that point. And then it's like. And then I don't even know what to do with it. Like, I just. I'm afraid it's not gonna look good on me.
My wife hates it. She absolutely hates it. But it's Like a tradition for me. I've grown the November beard for, like, 20 years. I can't not do it.
Cannot. Yeah. It's a thing for sure.
Yes.
So Kevin Perney wrote so who is selling land in California City? Just listen to a crazy podcast series about its history. Bbtn. Wow.
I've never done deals there.
I've done a deal there. I mean, so long. I don't remember the deal, but I remember I bought something there, like, early, early on. But I didn't look like this when I looked like a baby 20 years ago, you know, 18 years ago. So. Yeah. But let's check out that podcast. So, Scott Bossman, are we ready for our giveaway?
We are ready. Yes. So what are we giving away this week?
Lots. Is it lots, right? Yeah, I always said it was lots of so. And the reason that this person won is because they left a comment or a question on Nightcap this week. Correct.
Nightcap or coffee talk?
Nightcap or coffee Talk last week. Okay. So Jason Hoffman wrote, beard is classy. Like, the dose is. Dos a keys, guy. Dos a keys. The. You might be the most interesting man in the world for sure.
I love it.
We're in the most interesting real estate niche in the world.
That's for sure.
Only to us. If you go to a RIA meeting and you're like, I'm investing in raw land, they'll immediately stop talking to you. Like, what? And, like, go to someone else. Like, who's flipping houses? Who's doing fix and flips? Who's doing the BBBR method? I mean, our market is so big and there's like, relatively no one doing. Cindy Lee, does your course discuss scaling your land business? So, Cindy, that's really more what we do in coaching because it's such a process to scale and it's so individualized. The question is, when do you scale? But if you don't mind, Cindy Lee, I have a shameless plug because there's a new book coming out soon. It is a sequel to Dirt Rich. I'm thinking maybe Dirt Richer about how to scale your land business, the people that you need to hire in your land business, what to pay them. Stories about, like, guys like how Bossman scaled his land business. Our favorite VA's, hint, hint, it's the intake manager and what that looks like. And when you get to that point, are you ready for a sales assistant, an acquisition manager, those types of things, other people's money. So it's. It's a lot, Cindy. It's just we can't really do, you know? I mean, I guess we could try to do a course on it, but it's really to be effective. It's really. That's what we do in one on one coaching for a whole year is get you out of the business. Once you get your fundamentals in flight school, then coaching is about, okay, you're in the business now. Let's get you out of it. Let's get you. Let's get this thing. Become a passive income machine. So for those of you that don't even know I'm talking about, go tolandgeek.com training schedule a call with the dude buddy nightcap, OG Scott Bossman or the zen master, Mike Zano, and tell them your situation and they'll make a good recommendation for you. I feel like I'm talking a lot, Scott.
Not at all. We all love hearing you talk, Mark.
So we ready for a giveaway?
We're ready. I got a name. All right, threw it in the hat.
Let's do it.
The winner of lots this week is Cindy Bay.
B, A, E. Cindy Bay. Congratulations. And I've got one more minute. I've got another call I gotta jump on, but okay, let's do this together for coffee talk. First of all, everybody, are we doing coffee talk Friday? Next Friday?
That's a good question. Black Friday coffee talk.
Should we do a black Friday coffee talk? I'll jump on if you guys want. Put in the comment if you want a black Friday coffee talk. Otherwise, please have a safe and a wonderful Thanksgiving with your friends, your family, and just enjoy and very excited to talk about, you know, Powell, how this stuff can really change your life. And you'd be so grateful. So don't miss the flight school Q and A on Monday with Scott. Todd, definitely show up if you're not in flight school and do that and learn more. So let's do this. One, two, three. Let freedom ring.
Freedom ring.
All right. Thanks, everybody. Thanks, Scott.
Thanks, Mark.
