Coffee Talk With The Land Geek--Time Management Tips

A short conversational YouTube video where Mark J. Podolsky (The Land Geek) chats with land investor Phil Trudarici about time management for land investing. Phil describes using nightly to-do lists but not strict time-blocking and admitting distractions from email/phone; Mark recommends morning prioritization (identify the one "wildly important goal", do it first, then two other key tasks, leave email/phone for after 3pm) and suggests scoring the day for productivity. The video closes with links to resources (thelandgeek.com, Passive Income Blueprint) and a plug for blackbeardland.com.

Hey, it's Mark Podolski, the lane geek. Let's have a virtual cup of coffee together today. I am honored privileged to have a new aspect of coffee talk with the owner of blackbeardland.com Phil Trudarici. Phil, how are you?
Good. How you doing, Mark?
Good. It was so lonely getting wired all by myself on my caffeine and now I've got you.
I'm glad to help.
So Phil and I are regularly going to have these little coffee talk tips to help you with your land investing. Phil's been investing for how long you been investing now?
About eight months.
Eight months and he's crushing it. So who better to talk with than someone that's in it, just like me? And we can talk about what's going on in our land investing businesses and give you quick tips. So we're going to try to keep these at two to three minutes. This one's probably going to be a little longer. But just bear with us. It's our first one and I know it's probably going to suck, but that's another thing, you know, we got to embrace the suck. We'll get better as we go. So Phil, we were just talking about it. What's going on with time management? How do you manage your time?
Actually, not very well. I tend to just put a to do list together the night before and then I attack it the next morning. But I would be better if I would break my time into specific things like say, you know, 8:00am to 10:00am I'm going to focus on marketing. And 10:00am to 12, I'm going to focus on acquiring properties or, you know, letter campaigns, whatever it is. Right now I don't do that. So I tend to be, I tend to let the, you know, whatever, the hot topic of the day kind of direct me.
Right.
Which is bad.
Do you close out your email and you turn your phone off or do you have those on during, during your day?
Yeah, I do have them on, but. And I try not to let email or stuff like that sidetrack me. So I'm pretty good at ignoring that.
Right.
But. But you know, I can't say with all honesty that I don't let it affect me. So yes, there are times when I should shut it off and just focus.
Yeah, I mean, I kind of do something similar. So I schedule my, my day actually that morning after I meditate and I'll go through and I'll collect my eyes in very zen mode. And I think to myself, what is the wild, the one wildly important goal I want to get done today. What's the most important thing I need to do today? What's the one activity I can do that's going to create the most impact in my business? Is it going to be marketing? Is it going to be deal flow? Is it going to be having an important conversation with a VA or employee? And then I start with that and I do that first thing in the morning and then I think of the other two things that are the most important and the rest of it, you know, after 3 o', clock, I'll check my email, I'll return my phone calls, and if I don't get to it, then I'll get to it the next day. What do you think of that?
I like that a lot. And that's. I am working towards doing things that way. Just filter out. Because once it. Once you realize at the end of the day, you didn't get done what you didn't want to what you wanted to get done, you realized a lot of the stuff you did was just silly stuff that didn't need to be done and it didn't further your business. Right?
Right. Yeah. And that's I. And that's one thing I kind of don't do, which I should do, which is analyze my day and kind of give it a score or rating or see how productive I was without really kind of beating yourself up. I mean, let's face it, everyone gets sidetracked, everyone gets distracted. Distracted. Just get back on it.
