Do The Land Business, Due Diligence & Marketing Land Tips - Nite Cap with the Land Geek Guys!

A casual, hour-long Nightcap livestream (June 10, 2021) featuring the Land Geek hosts Scott Bosman, Mike Zaino, and Matt Forbes discussing land investing topics: marketing platforms, where to buy land (Arizona/Nevada), due diligence priorities, hiring VAs, Flight School graduates' successes, and community resources (YouTube, Facebook group, Land Moto). The tone is informal, conversational, and humorous with recurring segments (Land Geek spotlight, book of the week, Land deal of the week, Boston Leg, giveaways/basket toss).

Land Geek guys, we're live. What is going on? So. So we should. We should introduce ourselves to the interwebs. We have the land Geek guys. Scott Bosman, Matt Ford's in the middle in his fleece in the middle of the 100 degree summer. And Mike Zano, the land Geek guys, here to talk land investing. We are here to have a drink or three and, you know, just let the conversation take us to where it may.
Yeah, let's do that.
Let's flow with the deals.
One with the deals. Like, what's that from Finding Nemo? We're riding the. With the turtles. What they say? What are they riding? When they're like.
Well, they're riding. Yeah, they're riding the.
We're riding the deal flow.
All right. I can just picture you in a turtle suit on your back riding the deal flow. I see it all now.
A little extra happy tonight for two reasons, Scott. One, I have a new notebook with a new notebook cover. And I'm a big notebook fan.
It looks very Lord of the Rings. Ish.
Isn't it so nice? And I have a new email.
Sorry, an F word came to mind.
And I 15th one I signed up for, but this one is the one.
Yeah, that's what you said about. That's what you said last month about whatever. One super, super email or whatever.
But now I'm with Hey. Which is like basecamp's new email app.
Okay, so listen, Mark uses hay. So I'm gonna. I'm gonna. Yeah, I'm going to entertain. I'm going to entertain.
Hey.
Now just for the fact that I also. I know that Mark Hay. So if Mark is using hay. Yeah, Mark uses hay. H e y. H E y.
Even I knew that. That's pretty sad.
Hay is for horses. Trix is for kids. Silly rabbit.
All right, there you go.
All right, so. So here we are. We're here to answer questions about land investing. Jeremy Peer is here. Hello. Jeremy Tran Sang is here. Hel. We got some other people here. Say hello. Tell us where you are in your journey. We'd love to help. Any topics tonight? Tell us.
Questions, questions, comments, topics for discussion. Let's just jump into a segment. I love Scott, look at Matt. You don't know about this new thing. You notice something in the background? Sc.
Basketball hoop.
Right? So after each segment, he does his look, he tosses the card. Now I say if he gets it in, one lucky viewer wins something because the likelihood of him getting it in is like, this should be like a nice. So what we gotta do is we can start giving away like nightcap glasses. We're gonna start giving away something because. Because it's the likelihood. He's got like 50,000 segments now, so he's got a good shot of getting in one in per night, I'd say.
Wow.
You know, you should do just straigh first person to comment on YouTube right when he makes it. Right when we're like, yeah. Yes, like right then like next person to comment wins.
Yeah, I like it. I like it.
Maybe Matt, you'll have to type the word in and whoever comes after you.
Okay, I like that. I'm certainly not prepared to do it, but.
Okay.
What's the first segment tonight? Let's do one. Let's open it up with a new segment. Let's go.
Oh, I mean. All right, here's the first segment. We may have spoken about this last week a little bit, but we're gonna have a Land Geek spotlight segment right now. Here's the Land Geek spotlight segment. I would recommend that everybody watching this video. All. 19 of you, all both of you. Y in the back, please. Please listen. Please listen to the roundtable podcast from last week which featured Roberto Chavez. Roberto Chavez, in a little over four years was able to replace his income and then some. He is a real estate attorney. He is. He just quit his job. He's traveling the earth for a year with his beloved br and I can't be more excited for him. He's very excited about his progress in the land business and the fact that he has a self sustaining business that is going to be able to now support him and his family forever. Forever. He's done with his job. So that's the land Geek Spotlight. Roberto Chavez.
Here we go.
All right.
Go listen to the roundtable podcast from.
Hold on, hold on. Zano. I bet it doesn't even hit the backboard.
Based on last week you could be right now.
Last week he told me I can't even look. So I like I have to do it this way.
Yeah. Oh, very close, Very close.
It was about a foot off. I'm gonna get better. Can you get better as we go? We do have a nice.
I like it.
We have a question from Logan. Logan, what are your favorite marketing platforms to sell? Views on my Facebook are way down.
Well, maybe we should dig into that. You know, I would say not everybody's views on Facebook are down. So what's different about his ad? So can you tell us a little bit about your ad? Put some comments in there. Is it a long ad? Is it Very descriptive. Is it just a generic ad? Did you advertise the terms price or the actual total price? The cash price. Can you give us a little bit more? If you feel like you're up to it? Share the ad.
Yeah, surely. I guess you could copy and paste the ad into the comments. We could. We could, like critique it. That'd be fun.
Throw a link in there. We'll all go to it.
Yeah, throw a link in there.
You're not comfortable. Then throw a link to one of Mike's ads in there.
Yeah.
So other than Facebook, you know, I typically. It's three other platforms for me, myself, Land, Moto Land, Flip, and Land Century. Those are the other ones I use.
Yeah, dude, you forgot the best one. One of the best ones.
I'm not gonna leave. I know you guys need to be the. The Bl.
Yeah, the bl.
I. I didn't want to give away everything. I leave a little bit, you know. Two other guys here can't hog all the answers.
The buyers list. The buyers list. What is that? What? What is that? You're all of a sudden toothless. I don't understand, but I like it.
Yeah. What.
Who. Who is that guy? Who is that guy? All right, he's going to copy and paste. Give us a second. He says, wait, what?
I got to ask a question. We used to have this, remember in Middle of COVID we'd look behind Scott Bossman. What will we see? Matt behind Boston on the table, like stack of 10, 10 books. Now we see bigger clock. Now we see make this market. What is next to it? What are those black books back there?
They're behind. They're beside me. They're beside me.
What's behind you? What's behind you?
Now they're beside. Yeah, I got the. Make his mock. Okay. And actually. Okay, so here's. Listen, here's another segment. You ready? It's the book of the week. Oh, it's the book of the week segment. This book is inspiring me to clean up my act. I've never read this book before. I've heard Mark mention it before. But here's the book.
The More Less of Less, the More.
Of Less by Joshua Becker.
What else did he write? I've read him.
He's a minimalist. Right. So, yeah, he's got another book that. That basically takes you through room by room in your house. But anyway, I'm reading the More of less. And he has inspired me to rid my office of paper. Now, I did this about a year ago. Now I'm going Through again. And I just keep finding piles and piles of paper. So those three folders right there are about that thick full of paper that I just need to go shred.
It's probably a great point to throw up a link. Didn't Scott Todd just do a whole video on becoming paperless?
I don't know.
He did. He absolutely did. He really?
Yeah.
I'm gonna pull it up and put the link in the. Like, I don't have the power you guys have. I don't know. I'll never have the power to put links in there.
Yeah, you just gotta go to the Facebook group or the Facebook group.
I'm gonna pull it up. We're gonna. Scott touch you.
I know.
I. He just had a video about this.
I missed that one.
Somebody posted Bosman that your audio is way louder than everybody else's. And I just went and checked, and in fact, it is.
Wait, am I having audio problems again?
We are fine. But.
But, like.
Like, way too loud.
Okay, how's that now?
I lost. Like, I had it up and then I lost it.
All right, well, look, sorry about that. Let me know how that is and if it's too much.
Lost my YouTube channel.
There it is. Real Estate Investors guide to managing Paper three weeks ago.
Huh.
We should just put a link to his overall channel in the chat. Let me see if I can do that, because he's got a lot of content.
So what's cool is that, you know, Scott Todd and I are kind of living parallel lives right now. We're on the same wavelength.
How's that? I missed a one round table, and now you guys are best buddies?
I mean, no, I mean, it's just kind of coming naturally, right? Like, he's talking paperless, I'm talking paperless, and we didn't even know about it. There's, like, this thing going on. You ready?
All right, let's do. Did.
Hit the backboard. You're a jerk. Oh, listen to Jerry B. Here's what Jerry B. Says. Scott's volume was normal. You two are very low.
Okay, hold on, hold on, you guys.
Thank you, Jerry B. Appreciate that.
How's that?
But, Jeremy, the question is, how are we now? I guess. Let me know.
It's really crappy. I just listened to it on YouTube. It's really shitty. You're super loud, and we are super not loud at all. Like, you're overly loud.
Like, overly excited right now and just talking loud. Is that possible?
Never.
It's the way the. It's the way his filters are on his computer because it, because here's the thing. Because we're on Skype, everyone, and we all sound like a normal Skype call. There's no difference for us. But the way his computer is interpreting this is.
Yeah, here, let's. Let's do this. Let's do this instead. I changed my mic source. I thought I was on my bumblebee, but I was on my Mac. So let's see what that does. Matt Forbes. I'm gonna Matt Forbes, I'm gonna sing a song and you're gonna tell me how it sounds. Ready?
I'm trying to put the link to Scott Todd's video in here. I've never put a link in this always handle.
You can't put links in YouTube. You got to put them in Facebook.
I'm in the Facebook and I see the video.
Yeah, just throw it in the chat.
I don't see any discussions though.
Oh, boy. How Matt Forbes, how am I sounding now?
Again? You sound better because you were screaming before. But the two of us are still really low. It's just how your computer interprets it.
It's my fault.
I'm listening to it.
My fault. All right, I'm gonna talk to the ECAMM folks. I'm gonna talk to the ECAMM folks and see what can be done about this. I apologize. All right, so. Oh, there it is. You just did it. Ask you humidity.
I don't know. I hit a button. I think I went live. So we might have been double live for a little bit there. I have no idea.
Oh, boy.
All right.
Yeah.
Jeremy Pierce says that sounds better. Everybody sounds good and clear. All right, so maybe, maybe it's better. Now ask you has a question. I want to buy land in Arizona or Nevada. Any hints? So that's a cool question because we don't normally get a lot of questions from people who want to buy land. So. Matt Forbes, Mike Zano, for somebody coming onto the show who maybe wants to invest in land and there's no better investment right now in my opinion. What are you going to tell that person if they want to buy some land in Arizona or Nevada? Any hints? Mike zane.
Go to landmoto.com and look at the selection and pick one.
Wrong.
Email me ask you.
I, I just sold off 40 acre Nevada. So I, I would say good our inventory but we don't typically work that area.
So I got some Arizona. Oh, okay, listen.
Oh, I, I would feel good. Harbor Trust Inc.com go there and I have six properties in. In Arizona.
Look you, you have no Shame, No. Shame, no.
Absolutely not.
I'm actually on my own website, Matt Forbes. Let's just feature your land deal of the week. What's your land deal week. Tell us what you got. How many acres? What's the pricing? And ask you just might hit you up on it and I might tell you mine.
It's not a call. That's done. It's a deal. You're listing.
Yeah, yeah. No, no. This is like four sales, so. Okay.
Yeah. For sale.
Land deal of the week. For sale.
For sale. Yeah, it's property in Arizona. There you go. Two acres. It's a double lot. Oh, I like to sound like Matt.
Is automated so much. He doesn't even know what he has there. And he's just, like, looking at his website right now.
Totally. He's like, I like double lots in it. I don't know what I sold there.
But I have something, I think, well.
The first one was like, do you have anything in Arizona? So I'm like, oh, I don't know. Let me find an Arizona. Like, oh, my God, we have six. Look at that. No, no, go to Land Moto.
Go to.
You know, just search. Just search for land. I mean, there's a million people, right, that are out there that are looking for this stuff. So, you know, you can go to. I would start actually at Land Mode. It's probably where I would start. And go to Arizona. Go to any state you want. Just start looking around. You'll see a bunch of us are out there and a bunch of our stuff are on there. And if you see something you like, send them an email, get a conversation.
Going, or talk to us, and we'll teach you how to buy it yourself. 25 cents on the dollar. Cut out the mailman.
I'll teach you by selling it to you. How's that? That's a good deal.
Yeah.
You land advert to them.
Sure.
I don't care.
Yeah. So, you know, that's. That's kind of an interesting point. Right? So this person is interested in buying land. He somehow stumbles across the land geek. Right? There's a similar story behind this. Keith Forshay, about a year ago, was interested in buying land. He stumbled across the land geek, and he's like, oh, there's something to this whole buying land thing. These guys are buying it for 25, 30 cents on the dollar. How do I do that? Now I could go to these land selling websites, and I could pay $100 a month for 48 months. 60 months, which is still amazing, Right? You're able to finance property over time and buy a great property, 1 acres, 2 acres, 5 acres, over five or six years, and you add that to your asset column. And that's a great way of buying property. But maybe think outside the box a little bit and say, oh, well, if these guys are buying property for 25, 30 cents on the dollar, how do I do that? And the cool thing about Land Geek is we can teach you how to do that. And you can. I mean, you could bootstrap it. You can figure it out on your own. Honestly, there's so many resources out there where you can do it yourself. So go to YouTube, go to YouTube.com thelandgeek watch the thousands of videos featuring Matt Forbes. Go to. Go to YouTube.com and listen to the roundtable podcast. Listen to Mark's book Dirt Rich. Go to our Facebook group. I mean, here's the thing about. Here's the thing about Mark Podolski. I was thinking about this today. This guy, he has been more consistent for the last 10 years than anybody I've ever met in my life. For 10 years or longer, he's been just faithful with doing his weekly podcast and his weekly roundtable podcast and authoring a book and forming his Facebook group and doing his YouTube videos. I mean, if you guys go on YouTube and you look at Mark's oldest video on YouTube, right? Like, he's been doing this a long time. And he's been. What's that?
He looks different and like the ones where he's in his cubicle. Yeah, those ones. And you're like, oh, my God, that was like a decade ago.
Yes, but he's been doing this a long time. He's been giving back a lot. He's been giving this knowledge out for a long time. And that's one of the things I love about this community because he's putting content out all the time. And not only is he doing it currently he's doing it. I mean, he's been doing it for years, years and years. And there's so much out there for you to explore. You know, you can put this together now if you want to go faster, that's when you call Mike Zeno or myself, and we can help you learn how to go faster and start doing deals really quickly.
Well said. Well said. I'll drink to that.
So that's the land deal of the week. Matt Forbes has a property in Arizona. It's for sale. Not sure how much or whatever, but. You ready?
The bet shouldn't be. Can you get it in the bet should be. Do you even hit the wall?
Dude, listen, it's like mailing. It's like mailing in the land business. I'm gonna purchase one property out of every hundred mailings.
You'll get it in.
Out of 100 throws, I'm bound to get one in.
I listen. I send more mail than you. I'm with you. 100.
That could be it. Is Scott bossman's average for getting it inside the basket better than I'm average.
For buying a. I didn't say how. I didn't say how many I was sending out. Mr. I'm sending out more than you. I said what my purchase rate was.
I'd be impressed. One percent. 100. I'm gonna have. Hold on. What I'm gonna do is I'm gonna have in my new handy dandy notebook, I'm gonna have a running tally. It's gonna go on probably for weeks. So so far, I know last week he's probably through about two, three. So we got about five so far.
Yeah, I'm about over five.
So you're over five. Okay. I'm just keeping a tally. We'll go this for months.
That's right.
Askew says. Wow, you guys are great. No shame plugs. No shame plugs were hilarious. Thank you. Thank you for the knowledge. Awesome. Thank you. Awesome. Ben. Ben. Ben Nabati is here. How do you spell land? Moto. L, A, N, D M as in Mary. O D D as in dog. Dog. Oh, modo. A lot of people think it's moto, but it's moto. So go to landmoto.com but Ben Nabati also go to thelandgeek.com check things out there. Jeremy Pierce says this. The ceiling fan is throwing things off. I agree. My ceiling fan is going which you guys can probably see. Been very hot here this week. 100 degrees here in Wisconsin. It's craziness. How's the volume now, folks? Any. Any feedback? Adai is here. Adai, nice to see you. We spoke maybe about a week ago. He has a question. Matt Forbes. Where do you find the best vas?
Is he asking me where I find the best vas?
I'm he's asking me to ask you. I'm asking you where do you find the best vas in the land business? So the.
I have found my best VAs have been a people I know b hiremymom.com for us based people that's been really good straight up upwork. And the very best place of all is I hook up with other Land Geeks and they hook me up with their VAs. And the more we have of somebody's time, the better off we are. And that has worked really, really well. I'm very grateful for the Land Geek community because I've gotten some really solid vas out of it. So that's my answer.
Nice.
Does your wife know about all this hooking up?
She does not. Thank you for pointing that out. I appreciate that. She's upstairs watching, no doubt.
Don't jeez me, Mike Zaino.
Everything we say.
Really, I agree with what Matt said. Those are some really. You know, every so often you can pull someone off of Fiverr even though they're doing a gig, but you can pull them off. But Also, the land VA for you team has got some great VA's. So if you're looking for some already trained virtual assistants, I would highly recommend Pete and Anthony. You check them out. They do a great job.
I love how Mike Zane was all, all offended at my comment when I've never gone R rated on the show. And this guy right here in the middle, that guy. How many times have you gone R?
One time. Go ahead, ask me about LinkedIn.
Let's do it again one time.
That's like Fight Fight Club. We don't mention that word on this show.
Are we ready for this segment?
Yes, because I got the mix right here. Let's go.
Who are we drinking to?
I mean, you're the refill guy, so let's do this.
It's literally four in the morning. It's so. I'm so sorry, but I can talk about this.
Up by one hour to help us east coast folks.
Oh, my God, it's so late. I go to bed at like 8:30. I mean, I'm a loose of epic proportions.
Gotta give the speech. Come on. If you've been doing all right, fine.
So if you've been working hopefully harder than I have and hopefully harder than these two jokers have, pour a glass, have a cocktail. The back half of the hour here. Working on your feet.
I love it. Amen.
Amen. Love you. Cheers. That's another segment completed.
Here we go.
Almost hit the backboard. Wait a minute. That's number six.
With your giant, like, tree arms. He, like, leans back and rotates back. He's halfway to the wall when he does that. I mean, that's crap. It's gotta be over the shoulder.
That basket's 20ft away.
All right, Osman is ginormous, people, if you don't know this about him, he's like six six. It's ridiculous.
Right?
Right.
Six four. Matt Forbes is six eight. Ben Nabati. If I have assigned assignable sales contract from a seller of land in which I'm not licensed as a real estate salesperson agent, can I promote my contract rights on sites like Land Moto or elsewhere or is that correct crossing the line into marketing the property itself?
Did he say assigned or assigned?
He has a signed sales contract. It is assignable. The contract is assignable. He says, right.
So you're going to have. I would typically now I don't know the legality because we. I'm not here to give legal advice but me comfortably. I would not feel comfortable if it's just a signed agreement putting it on a site. I might pre market it to a group of maybe my buyers list or somebody like internally advertise it and say hey, I have this and I'd be very transparent that we have this under agreement. We're closing soon. But to put it on a site I would myself myself. I wouldn't do it.
I'm with Mike.
I'm not gonna say now legally, maybe Matt, I don't know. But I'm not doing it.
If you have a signed agreement with with the guy, then you have a. I would assume you have a vested interest in the property. But either way, it's mildly malicious to put it out there and be like, hey, I own this. You don't own it. You have a signed contract for it. So I'm totally cool with the soft push of what you said, Mike. Hey, we have this property. It's coming. It's under agreements. It's not there yet. I'm not give you an APN number but it's five acres. It's mountainous terrain. Here are the pictures. You know, we expect to close on it in the next two to three weeks. First person you know who hits me up gets it. You might even be able to sell it before you buy it, so to speak. So yes, I think there's some middle road there. That does not get you in trouble would be my non legal opinion. Please consult an attorney.
Love the non legality of your statement.
That's such crap. Having to do that on a freaking podcast. Like does anyone think Mike Zano's a freaking real estate lawyer? Are you kidding me?
Look at him.
The glasses could fool him. Matt.
Oh my God, I hate that crap. Lawyers do that. Well, I can't give you legal advice. Dude, you're a lawyer. That's what you do. Come on.
Right? Right.
Crap. On LinkedIn. Okay, next.
Okay, next. Any other questions? You know, that is a very good question. Also, there are no other questions coming in, so to speak, about that. I mean, I actually saw a thread recently where there were people who had assigned contracts, were not hesitating to market, say on Zillow or other websites. And to me, I don't feel comfortable with that. I'm not a broker, I'm not a real estate agent. So I don't know, I think you need to have those conversations with yourself. Like what are you comfortable with? Any other questions out there about land investing? So, Matt Forbes, we have something exciting planned for next week. Next week, Thursday, June 17th at 10pm Eastern on Nightcap, we are going to have a flight school featurette, the fff, the triple F.
What? Wait a minute, can we changed the announcement?
Oh, it's the triple fff. What's wrong with that? What's wrong with that?
I don't know if I like the fff. I like that. And the NCF nightcap featurette.
What are we doing?
Okay, so the February flight school group just graduated and many of them are doing deals. So what, what we're going to do is we're going to have them come on live with us on Nightcap. We hope to get three, four, five people on from, from the flight school class. They're going to come on live with us and we're going to talk about their favorite moment from flight school, their biggest win, their biggest takeaway. And we're just gonna have a cool, you know, discussion about their experience in flight school. And we're gonna do that going forward for every graduating flight school class. So next week, the flight school featurette for the February class, the fff.
Awesome.
So that's cool.
No, that's going to be really exciting. I think it's going to be, it's just inspiring when you hear, because these are people who probably many of them several weeks ago were not, had nothing going on with land investing, right? No real knowledge of it. And now they are actually doing deals. And I think that's inspiring. I think that gives the average person who's listening thinking, hey, you know, it really be nice to do this. But I feel like I don't have the skill set because I only did. I've never done real estate, whatever it might be. And then you hear these stories, you might just say, whoa, I think I can do it. And that could be without joking, a life changing moment right there for somebody.
Yeah, for sure. I spoke to a guy today in that class his name is Brian Lark. He's from Montana. He's actually a pastor. And he, I've actually been speaking to him a long time. I spoke to him in probably December of last year. He had found Mark, read his book, thought, hey, this sounds amazing. He was a little reluctant to get the toolkit, but he got the toolkit, he took the leap and he got the toolkit and he took action. And then he came to boot camp and then he took the leap and he went into flight school. And now having gone through flight school, he's done, I think six or seven sales during flight school. So in the first four months of his land investing journey, he's done six sales. That's not bad, right? He's up to like $600 a month passive income, but he's also sold some properties for cash. Like $600 a month passive income in four months. I mean, that's, that's a car payment, two car payments for, for a family. Right. And now he's, he's considering going into coaching, which is a year long intensive investment or intensive program. And I, I got to give kudos to Brian because, you know, he has taken the leap. Matt Forbes, what's my, what's one of my favorite videos?
You gotta leap.
You gotta leap. You gotta jump, baby.
Yeah, that's what convinced me to go.
I love when you guys have this little segment where you guys talk about.
How much you love each other and the jump segment. Here we go. No, I'm just kidding.
Oh, no. Did that say Shove it, Zaino?
No surprise for, for those of you who.
From the podcast segment.
Wow. Listen, you know, right, Mike, I have many moving, many moving. We have many moving moments and memories, but this is one that Matt Forbes and I share. I. Don't be jealous. It's okay.
Don't be mad, baby.
But anyway, Steve Harvey Jump. Google it. Steve Harvey Jump just got a jump.
All I can think of is David Lee Roth and jump.
Have you never seen it?
I've seen it.
Okay. It's really.
All right. So I gotta give it to people like Brian Lark, who, I mean, he's, he's just, you know, he's doing it, he's moving his feet. He's doing it. And he is actually the same song. Doing it, doing it, doing it now. Yeah, that one that, I mean, that's pretty much a you complete me segment. Doing it, doing it and doing it now.
Hey, look at that. That almost hit the wall and everything.
I think I have a better shot for Massachusetts.
You guys, you guys Are you're bastards.
All right, 7 and 1 1, Matt Forbes. Yawn.
Oh, no, it's. I'm, I'm yawning, you know, constantly. It's now pushing 4 in the morning.
Oh, you're fine.
Get up.
You'll be fine. Eric Dempsey has a question. Eric, thank you for coming to our land investing 101 tonight. We had for an hour long. What's that? Yeah, we gave away a toolkit tonight. No, he didn't. But we gave away a toolkit tonight.
Eric, how's that for you? Jeez, Eric, want a toolkit? No, no, no. Someone else.
Wow, you're a jerk. Gregory Hines won a toolkit tonight, which was cool, but we had, we had like a. An hour long discussion about land investing. What is land investing? Why do we do it? How does it create passive income? And we do this about once a month. So if you guys want to come to our Next Land Investing 101 talk here in about a month or so.
Next week we have something really cool. Cool.
Yeah. Next week is even better. We have a flight school Q A next week. Thursday, July 17, with Scott Toddy Too Hottie. Scotty Too Hottie is joining us for a Q A. And I think it's time for another segment. Matt Forbes, I'm gonna ask you, what is your Scott Toddism of the week?
Scott Todd watches. Scott Todd, could you please comment? I have a feeling you're out there drinking a. I think Scott Todd is doing a Pina Clyde tonight.
Is that like just a saying that he has or do I have to do like mannerism?
No, it's just a saying. Mannerism, expression. Bald cap. If you want to pull out a bald cap, that's a, that's a Scott Tottism right there, I think, right here.
All right, so instead of making fun of Scott Todd because he scares me, I will give you one of my. The things that I took out of flight school, which I've adopted for myself, but which is you just got to keep moving your feet.
Nice.
Just keep moving your feet. All right. I don't know if he still says that a lot, but it's really, it's really very simple, solid advice. Advice.
So I love you and I think that's an amazing Scott totism, but Mike Zano gave that last week, so. Anything else?
How about this one? Just eat a donut. Just eat a donut.
Just follow the recipe, man.
Come on, man. Eat a donut. Eat a donut, man.
How's that?
All right. I like it. I like it. You ready?
Couldn't even get to the tennis racket.
Wow.
All right, let's see, what do we got here? Eric Dempsey. So back to Eric Dempsey. We're back to Eric Dempsey now, who came to our land investing 101 tonight. He has a question. What is the most important information you need to collect as far as due diligence is concerned?
I have such a good answer.
All right, Matt Forbes. The most important information, the name and.
Email address of a really good DD guy.
I like it.
I'm not doing that crap.
Yeah, number one on my list is, okay, you want to sell me a property? Do you own it?
You own it. Number one.
Yeah, my.
Speaking of that of what's the show this guy runs with Jump ding. It just hit open and said, does he own it?
Yes.
Number one answer is, does he own.
A family feud on here? Come on.
Number two answer, Scott Bosman. Can you get it?
Can I get it? Can I get what?
Number two answer on the due diligence. Number one is, do you own it?
Oh, well, number two. Number two for me is, is everybody on the current deed able to sign?
Ding.
That's definitely the number three answer.
Why are the taxes owed?
No, no, no, that is not. That is not the number two. No, no, the taxes owed doesn't matter. What matters is are the people on the deed able to sign? Because if grandma who passed away 20 years ago was not able to sign, the back taxes don't matter.
Keep grandma out of this. All right.
Talking about we pulled 100 people on the street. The number two answer was Texas.
That doesn't matter.
Don't get upset with the people on the street that we pulled. Number three answer, you can't argue with Steve Harvey.
Listen, number four. Scott Bossman. You can take that one. Number four.
You guys are killing me.
Can you sell the property? Number two is taxes, no sign. Number four. Silence. Number four.
With, by the way, like five votes out of 100.
Any liens on the property?
Bing. That's number six.
Wow.
Number four is, does the legal description match all through the dudes, there you go. Titling. Those are the things that you need to look out for. Like are they can do. Does that person own the property and can they physically sell it to you?
How about this? Let's name one thing. I'll name one thing that can make your due diligence infinitely simplified. It's called county research. If you do the research in the beginning, if you hyper focused on one specific subdivision, you've answered many, many of these questions. Now it's Only. There's only a few variables left to figure out of this puzzle. It's like you have this whole puzzle. Three pieces left. Can you sell it? Are you on the deed? What are the taxes owed? Bingo. Let's buy it. Because you did the county research in the beginning and you already know what you need to know about that sub mic drop. I think bossman's mad at us. Let's have another.
He is so angry that he didn't get the number two answer.
Sorry, but 100 people disagree.
We're done with you. Here's a question that I missed from same tran.
You ready?
Just want to ask my question again for Matt Forbes. Ready?
What?
Me? What?
Because yes, yes, you are important. Matt Forbes, we love you. What is the best. I think you've answered this before, but what is the best sales book you have ever read and you think every land investor must read?
This is definitely a Forbes question.
Well, there's a lot. Number one is gonna be for sure. Although I can't think of the title of it right now, which is awesome. Who's my Rory Vadenbuck? Take the Stairs. That's actually the book Take the Stairs. And it's not as much sales book as it is a book where if you read it the right way, it'll change how you feel about doing this business.
Specifically, who turned you on to Rory Vaden?
Mike Zano. He was like, hey, guy, there you go. I. I especially like the audio version. Rory actually reads it. I think it was quasi popular when it came out.
Such a jerk.
I have listened to the audiobook. I don't know, five, six, I don't reckon.
I've never heard of Roy Vaden.
Wow.
But that is, man, if you need the motivation, if you need to say to yourself, it's okay for me to go work my bloop off for the next six months so I can reshape my life. That book is right there. It's very, very strong. But from a sales book perspective, I would look at probably Fanatical Prospecting by Jeb Blunt. Sales EQ by Jeb Blunt. I would look at Never Split the Difference by Chris Voss.
What about the one by. By Jordan Wolf. What's it called? It's really good. I'll pull it up. But it's a great sales book. Here, I'll pull it up. One sec. Don't be mad.
Don't be mad, baby.
Don't be mad. Where's my Kindle? Oh, audible, audible. I mean. Oh. Way of the Wolf by Jordan Belfort.
Let's take it easy on Jordan Belfort.
Yeah, but listen, his Way of the Wolf book is really good because it's all about sales. And he has some stellar advice in there for. For people who are selling. Okay. Yeah, listen, maybe you should judge me after you listen to the book instead of before.
Pretty sure I'm gonna judge you whenever the hell I damn well want to. That's right Now.
Pretty much like you. It's pretty much. Pretty. Pretty much who you are. All right. Yeah. Time for another segment. Any other questions out there? Sales eq. That is the one.
That's a really good one. That one's like. You gotta read that a few times.
That is a good one as well. I do. I did enjoy sales eq. All right. Whoops. I'm dropping. Dropping cards here.
One more.
All right, well, let me. Let me see if I can find a Facebook question of the week. So here's the cool thing for all you beginners out there. I would highly encourage you to join our Facebook group because there are people all the time in there. Answer asking questions. That's funny. Matt Forbes, you're funny.
I just saw your photo for Land Investing 101 live webinar.
Why is that a funny photo?
It just. Your pictures are hilarious.
Why? Why are they funny? Because I'm £20 fatter than I used to be. I mean, £20 fatter then than I am now.
Yeah, you've lost weight. And Xana looks like a serial killer. No big deal. What?
Oh, man.
We got a segment.
I'm working on.
Three viewers just hung up.
All right, hold on one sec. I'm trying to find a Facebook quote of the week. But anyway, join our Facebook group. Ask questions in there. Use the Facebook group as a search engine. Go to the search bar, type in whatever you're looking for, because that's a pretty cool way to learn. Okay, here we go. You ready? Facebook question of the week from D. Polly. Hello, Land Geek community. Newbie question. If a seller is my friend and sends me a copy of the warranty deed for a lot, which she's owned since the 1970s and is paying taxes on it, do I still need to run a title search before I can wholesale the contract? She bought the land from a corporation that had split up from their much larger acreage into smaller 2.5 acre lots on which no one has built anything since. So Dee is looking to buy a property from a friend that has owned the property since the 1970s. And taxes are up. Taxes are up to date. Deed.
You want to make sure. That you. Here's something simple. They know her, but did she take title with her full name with her middle initial? I mean, there's a few things you want to look at. How is the legal description worded? So even though you may know it's clean title, make sure you look at the prior deed to. To get it correct, you know, and do it right.
Let's be specific. Do you need to do due diligence? Yes. Yes, you do.
Yes.
You always have to. That's just the way it is.
Scott Bosman, Here's a very simple question that will help you screen whether this is a deal to go after or not. Is everyone on the deed able to sign a new deed? And if the answer is yes, then you do your due diligence. If the answer is no, you don't do your due diligence.
Yeah, like we asked 100 people, and that was like, the fourth most important thing. I agree.
Facebook question of the week.
Oh.
Getting angry. I like it.
That was close. It was really close.
Hold on, let me tie it down, because that's officially swing number. Wow.
All right, we did seven segments tonight. That's pretty good. Pretty, pretty good.
Pretty, pretty good. We got one more. We want to get one more shot at that basket, Scott.
There you go. You think so? All right, let me see what other comments we got coming in here. Oh, no other comments. That's fine. Well, we got. So I'm gonna give you guys the. The choice. Here are the three segments we have left. We have the 30 second fast segment, the shove it quote of the week, or the Boston leg of segment. Those are the three we have left.
I go if you do have a shove it. Because I think the 30 seconds a good beginning.
I don't have a 30. I don't have a shove it.
Currently looks like we're going with the Boston Legger.
Oh, crap. All right, Forbes, you're in charge. Yeah, I don't have a word picked out.
It's not that. Just pick anything that ends in the end.
I got one. I got a word. Here's the Boston. You got one?
I got one.
You gonna vox it to me or I'll explain it. You do it. Okay, so the Boston leg segment is where Scott Bossman or Matt Forbes spells a word correctly and Mike Zano pronounces the word very incorrectly in his Bostonian accent. Our favorite Boston leg award of the week is.
Cheetah. Never play cards with a cheetah.
We're gonna drop some knowledge with this segment. Are we ready? Michael?
Ready?
Are you ready?
I'm gonna. Okay, ready.
Here we go. P, A, C, K, I, E. What's that word? What's a Paki?
Scott might not even know.
Scott, what's a packy?
I don't know what a pack he is.
He really doesn't.
No one out of New England knows what a pack.
Is that true, Matt? He really doesn't know what a really.
Yeah, really.
Common.
Will you buy a beer?
It's a package store.
You get a stock New England from now on. Boss, when you're going to get beer, you tell your wife you go in the package.
I'm going to the liquor store. The liquor store? Is that where I'm going?
It's a packy.
It's a Paki.
That's the word Boston.
All right, so we're going to have to modify this segment to mean either a word that Mark that Mike pronounces incorrectly or a word that is unknown to any other US Citizen except for Bostonians. You ready?
That's pretty good. Here we go.
Whoa.
That could have been good.
I'm getting closer.
Wait a minute. Wait a minute. Wait.
I'm over 10. I'm over 10 tonight, dude. Over 10.
Giant.
That was actually 11. That was actually 11.
Are halfway there, and then you're looking.
At the screen, I see what, 20ft away? Jeremy Pierce says a Paki. Some people here call them party stores. That might be a Midwest thing.
Never heard of a party store, but it sounds like fun.
It does sound like fun. Yes. All right, fellas. Well, we've been on for an hour, and it's been fun. We had a good time. Next week, the fff, the flight school feature out of the February class of 2021.
On Thursday.
On Thursday. Yes. That's gonna be a good time. So please come and ask questions to the current flight school grads. And it's gonna be fun. It's gonna be a good time. First EVA segment on the Night Gap. Matt Forbes. You excited?
I am. Sorry. I was fascinated by my coffee cup. Made it back into my Facebook feed. This coffee cup that I want to buy, that they're like motivational coffee cups that I refuse to pay $26 for, so I'll never buy it. But it just says, no one cares. Work harder.
Yes.
I'm like, that is excellent. Just, no one cares. Just work harder. I love it so that I never look at Facebook. I have been on Facebook in over a month, and I came on to see what you guys were saying, and then. And then that showed up and I'm like, that's why I can't look at Facebook.
Because you're gonna buy that mug.
I'm not gonna buy that mug. No, it's 29 for a coffee mug. That's never going to happen.
$29 for a cup of inspiration?
Coffee is a cup of inspiration, Michael.
Priceless. Priceless. Yeah.
Foxy proxy.
I'm writing that down. Nobody cares. Work harder, Texas.
Nobody cares.
Number four. Everybody can sign.
Thank you, everyone. Have a good evening. We will see you next Thursday night. Th 17th. We'll talk to you later.
