Facebook Land Investing - Nite Cap with the Land Geek Guys!

A casual Land Geek livestream (Dec 22, 2022) with hosts Mike Zaino, Scott Bosman, and Landon Harris discussing current land-market activity, marketing tactics (Zillow/Redfin, Facebook groups/Marketplace, TikTok), ad posting frequency (~3–4 ads/week per account), and operational practices (multiple Facebook accounts, outsourcing short-form content). The tone is informal — mix of tactical tips, personal anecdotes (Landon becoming a grandparent), and community banter.\n

We're here.
We're live, and we're live, fellas.
Yeah, Scott does that. That's my dude buddy.
I'm your dude buddy. So here we are live. What is it, Christmas Eve Eve? No, it's Christmas Eve Eve. We got a little ways to go.
Yeah.
But, yeah, we're. We're tuning in here for a land geek happy hour. Which Landon. That's Mike Zaino, that's Landon Harris, and I'm Scott Bosman. Landon, Mike and I have been doing some happy hours lately instead of the nightcap. Okay. Which I'm not a fan of. I like the nightcap, but. Yeah, Old guy over here.
But I don't fall asleep on the happy hour.
I mean, nightcap isn't really nightcap unless it's a nightcap.
Nightcap is what we say nightcap is.
All right.
Wait a minute.
You already break it into this?
Yeah, I'm. I'm a couple days behind, so.
Wait a minute. So what you're drinking is day 21 already?
No, I'm a couple days behind. It's day 19.
Well, I'm putting 21 in then.
All right.
Calendar. Bossman got me an advent calendar. It's all whiskey shots.
I love it. Oh, that's awesome.
I don't know how the church would feel about that. We get a new take on things.
24 days. They're all dated Christmas. Here, I'll show you. Landon. It's a. It's pretty cool thing. I was until day. Until day 16, I was actually on point every day. Oh, so.
Look at that.
A lot of whiskey. I'm gonna need a whiskey cleanse after the new year.
You're gonna have to.
That's why I'm doing that Landon and Taria cleanse. I'm gonna do fruit, vegetables, legumes, and bone broth. But gotta watch out for the bone broth bloat. What I'm hearing, I saw it tonight. I'm like, whoa, what's going on here? Bone broth. Bone broth. Yeah.
Oh, man alive. Well, hey, it's nice to have you here. Landon Harris, land coach extraordinaire. Extraordinary.
What is the nickname now?
We.
Has it been revealed? Does that podcast come out? What? What did Scott Todd get that out of AI? Like, what is it?
I think we're still waiting. Like, I don't even know.
What was the one that AI produced? What was that one?
It was the Aquatic investor.
Yeah, the aquatic investor.
Yeah.
It's not bad.
It's not bad, Landon. AI Paris, like surf and turf.
I mean, how could you beat surf and turf? Like, I'm getting hungry talking about it.
I love surf and turf. Actually.
I thought there was a poll that was going out.
Did it go out? I don't even. We gotta. Maybe we have a nightcap poll. Can we have a nightcap poll?
I. I'm sure we can. With the six people on, like, have a poll or if anybody has any ideas for Landon's nickname. So we've, we've got all sorts of options. We've got surf and turf, which. Which I really like. That was.
Which I came up with it.
You did not come up with that, Kevin.
I said I wish I came up with.
Oh, I thought you said. I. Sorry, I thought you said something else. You cut out. You cut out. And let's see. So surf and turf, we got Landon. AI or the aquatic investor.
Was the other one.
Yeah, one other one. But the aquatic investor sounds like you're investing in like the ocean or something. Aquaman land and Aquaman say that.
Get the car.
Larry Merle came up with Aquaman. I like Aquaman.
That one might stick. Actually, that was a nickname and I was in high school.
Okay.
Aqua Link man.
Yeah, Aqualand Man.
Now you guys gotta tell me, has it ever taken this long to get somebody's nickname?
I don't know, but no, no, because.
But you have a very, you know, two unique talents, the land and the swimming. So it like brings a whole new equation to it. So I don't know.
I'm gonna call you Aqua Velvet, I think.
Aqua Velvet, that's right. You know what? You know what? Scott should be Mark's favorite. That Mark's favorite investor is what Scott should be.
Really? You mean Scott Todd?
No, no, I mean you. I mean you.
Yeah, right. Yeah, right. Well, you know, I feel like I'm your favorite with the gift I received this week in the mail looking shop. I mean, not only a new sweatsuit, but a champagne colored yet though.
Check your mailbox in a day or two. It's not over yet.
No kidding.
Okay.
That's exciting. Well, thanks, Mike Zano. I appreciate you.
Appreciate you. Appreciate you, Landon.
Well, I'm just happy to be here, guys. I appreciate it.
Landon, you and Tria should be receiving something as well. So keep your look, keep.
Well, keep an eye out, you guys, honestly. And Zaina, thank you, dude. I. We appreciate it. Like crack that open yesterday.
Love it. Nice. Well, we should probably just quit having a, you know, little boys party here and acknowledge some people on the call.
Let's do it.
Let's talk so, well, as always, we're here to talk land investing, and the. The viewers are rolling in. Not really. I think it's a bad time, Mike. I think it's a bad time. Alex Miranda's here. Jason Mendoza, Larry Morrell, Adam Norris. And if anybody else is on the call, please say hello. Let's see. Alex says it should be no nickname Lando. Larry says Aquaman, and Adam Norris votes for Aquaman. So Aquaman. And he's a scuba diver. Trainer. Well, that's pretty cool, Adam.
Have you ever scuba dived, Landon?
No. I was gonna get my certification. I never did it. Yeah, I know. I know.
How do you feel about cold water, Landon, by the way?
I don't mind it. I'll surf in it any day.
There it is.
Just give me a wetsuit. I'm good.
All right.
Yeah, yeah. I'm not. I'm not scared.
You found a. You found a cold plunge, buddy. There you go. The zip up. All right.
All the way. Nice.
And by the way, pretty soon, you're all gonna see Landon wearing one of these. I think he's got one or two more visits, and he's the first lane geeks to take advantage of it.
I'm on this, man.
Although your wife's right behind. I think she's close, too.
Now I see. I knew if I jumped on here, I'm gonna start pushing ahead of her. It's always about competition in this house.
All right, tell her you're. Tell her you're one closer. You're one. You're one show closer tonight. So I will.
By the way, day 21 is rocking. Scott.
Is it good?
So they're all different?
Yeah, they're all different. And there is a QR code on the. It's a little inconvenient because you got to go to the QR code on the box every time and scan it and go find what the whiskey is. So when I. When I get a really good one, I go do that, and I'll jot it down.
But that's smart.
Let me get on the hotline. I think we missed that last week. I wasn't paying attention. Let me get on the hotline.
All right, so we have many ways for you folks to ask us questions. We're live on Facebook, live on YouTube. You can text the land investing hotline, which is posted there at the bottom of your screen. Maybe. I hope we're live on Facebook. Is anybody watching on Facebook?
Let me see if I can find it.
But anyway, fellas, how's land? What's going on. What's going on in land right now? Land. And I'll go to you first.
Land is pretty good. Um, it's a little slower right now. It's just, you know, it's Christmas. Everybody kind of pulls back a little bit. But, you know, we're always hunting for sales and making some tweaks to our marketing, so I'm optimistic we're going to get a sale before Christmas.
Nice.
Got a lot going on during December, early December. So I'm. I'm waiting on this next one. I think we're going to get one, though. I feel it. I feel it.
All right. Nice.
Yeah.
Awesome. What about you, Zano?
Yeah, we got some sales going on. We're currently advertising a portfolio of land. We got a lot of things happening right now.
Nice.
That's good.
Yeah.
Right back at you.
We've actually. We've had a good couple of weeks since Black Friday. We've had like six or seven sales and another one on the. Another one on the verge. I don't know. And we've been. We've actually acquired quite a few new parcels in December as well, so. So, yeah, I think a little looking.
For Christmas money and more willing to sell their land. Do you feel that?
I kind of do feel that a little bit.
Yeah. Yeah, I feel the same.
Do you? Yeah.
Yeah. Had some, I think, good conversations with people.
I think it'll continue because they're going to get those bills in. In January for all the crisp presents. It's like, whoa, maybe I'll sell that land.
Right? Right.
Yeah.
Here. I'm gonna. I don't think. I don't see us live in the Facebook group. Sorry to interrupt you guys, but I'm gonna see if I can find us. There we go. Okay, I'm gonna to. I'm going to copy the link and send it over. Okay. I think I got this figured out now.
Nice.
We're live on YouTube, but not on. Not in the Facebook group.
Boss. Been. I'm digging that beard.
Thanks, man. I appreciate it. It's kind of my winter. You know, my winter thing. I grow it out for a couple weeks. Not too long, because, number one, I look too old, and number two, it drives my wife crazy.
Distinguished. Distinguished, Distinguished. Plus, I mean, you're like sub zero now out there. You need that for extra warmth.
Yeah, it's. It's. I was telling Landon today we're battening down the hatches here in Wisconsin because there's a. No. No travel advisory.
Whoa.
40, 50 mile an hour winds 40, 50 below wind chill. It's gonna be nasty.
So not a bad time to be able to stay home and make money.
Stay home, make money. Exactly.
Nothing like a middle of the winter you cozied up in your office making land sales.
You know, I wish I could tell you it was cold here. It's not. Yeah, I'm wearing a hoodie inside.
Yeah, what's up with the hoodie? You're in California. What's going on over there?
Well, I keep my house at 60. It's colder inside than it is outside.
60.
You keep it at 60? Really? That's cold.
Oh, yeah, yeah. I can't. It's not comfortable. I just got to keep it cold. Yeah, I know, I know. I can't grow my beard out like you, man. I. Takes me a month and a half just to get scrubbed.
John, Jakey's here. Merry Christmas to you, John. Is anybody on Facebook and can you hear us? Drop us a comment, if you would.
Are we not on Facebook?
I do, actually. I do see us now. So any questions out there for Land Geek or from Land Geek Nation? The hive mind.
Oh, I thought you weren't gonna say it. I was just about to say. There you go. I love Landing Nation way more than I love Hive mind. Only makes me think of the arrow. You watch the show the Arrow Landing, and they talk about the. The. What are the. What are the. The bad guys? They're part of something. That sounds like hive mind.
It's an old show, man. I gotta remember that.
It's something like hive mind, I'm telling you right now. Sounds evil when you say I've hive mind, boss.
Yeah, but it's. Listen, I. I mean, think about the. Think about the word. And what better word is there for just a collective group of people.
Community.
That come together to use their intellectual power. Community. To move forward and achieve all of these things together.
Hive mind. Makes me think I'm going to get stung and have an allergic reaction.
Well.
It'S got some PTSD going on, apparently.
Oh, God.
Dan Foley's here. Dan, I haven't seen your name in a long time. Nice to see you here. We're still here.
Yeah, we're about to. We're about to land on a topic. Oh, Landon. We're about to land on a topic because, you know, land. Land on. Land on a topic. Because that's how we do it. We just rap a little bit, and then organically, it pops.
It clicks.
Yeah.
Or it might not.
Oh, it will.
Well, Larry has a question. Do any of you use Zillow or Redfin, and if so, how do you use them? Comps, marketing?
Ah, that's a good question. All of the above. I mean, not always, but sometimes. I mean, I'm always looking at them just because I believe in. There it is. We're already landing on it. We're on talking about comps and research. I believe when you're going to go into an area, you want to become an expert, you're looking at all areas of advertising. And why wouldn't you look at that? I mean, maybe there's land there, maybe there's not, but you, you should be uncovering every stone. Right. Okay. Anybody on Zillow selling properties that I have, what are they selling them for? And. And so on and so forth?
Yeah, yeah, we've used Zillow. I haven't used in a while, though. There's a certain algorithm you got to work with with them.
But.
And I know that there's some, Some counties are just phenomenal in Zillow, they really do. It really works well in Zillow. But, yeah, I don't know. I haven't used it in a while, though.
I'm a little mad at Zillow, actually, because we used it quite consistently for a while and we're getting sales. And I really like the platform. It was kind of like back when we started this and I told Scott Todd I was selling land on Facebook, Marketplace, he made fun of me. And then a few years later, I was like, selling land on Zillow. And, you know, people are making fun of me, but no, it's like a good platform. And for some reason I got kicked off and they won't let me back up.
The next big one, I think that's coming is TikTok.
I've seen some land investors on TikTok. Right. And Instagram.
It's coming. I think Tick Tock is like, people are like, maybe like, talking about how e. You know, sort of like a way to, like, talk to people about how easy it is to own land. Like little short clips, you know.
Yeah, you got to be engaged. Like, I think it's one of those. You've got to constantly come up with content. It's. Yeah, you have to. You have to be organic. It's kind of like us, like what we're doing right now. Yeah, but it's, you know, but it's, it's constant. So you might be right. You might be right. I mean, I don't have any Tick Tock account, but, you know, I, I watch enough of it to know, like you. You can see you don't want one.
There's enough things to distract our attention.
I'll tell you what, that's the whole reason I didn't get it.
Oh, man. Yeah. I mean, I can't think of many better adjectives for us than organic. And what'd you say the other one was?
It's just, just. Yeah, just coming up with content. Like, I mean, the amount of content that you're coming up with is, you know, and it's just. It's weekly, you know.
Yeah, you got to be.
But I think. I think if you're creative enough, you can do it. Yeah, I think so.
Do you know, last time we were live, somebody made a comment that the Benny Butcher album is hot. I think they may have been texting their friend. I looked it up. It's a rapper. Okay.
So I used to follow. I. I'm so out of the loop. I don't even know what's going on. I have no clue. I didn't even know who that was.
Jeremy Damon Pennock, known professionally as Benny the Butcher or simply Benny. So anyway, guys, Benny the Butcher's dropped a hot album, apparently.
Oh, nice. And they left that on our feed. That's so nice.
Nice.
Dan Foley says, well, before we get to the bad news, let's go to the good news. Keith Grant says. Merry Christmas, geeks.
Hey, Merry Christmas.
What's up? And we got some. Oh, man, I think Mark. I think Mark's land count is hacked or something because there's some spammy, spammy post in here. Daniel Foley says recession coming. He's bringing the doom and gloom to the Merry Christmas episode.
No, it's going to be a great time for us to buy land. Yes, it's an opportunity.
Exactly. That's what, that's what I look forward to. I love recession because I'm going to buy so much right now and I'm going to sell it for so, so much more.
Yeah, you got cash and you're ready to go. You know, it's like I talked to a lot of people that work in the housing market and you have people that are still looking to get those top dollars because, you know, we had that. People remember not too long ago, houses were flipping quick and top dollar over asking price, but now the interest rate has popped up and so they're still looking for that high price, but yet people can't do it because of the interest rate. But if a cash buy were to slide in, man, you make a killing. You know, there's listings and houses that have gone down 100 grand in a day just like that. So land is the same way. You know, this is a great opportunity to buy.
Yep. I think great opportunity. I think Dan, I didn't mean to portray to the community or convey to the community to the hive mind that your comment was negative. Damn the community.
Not the high time.
I think, I think what he actually followed up with another comment which, which I agree with and that is while recession is not great. Right. It does, it does create some opportunity for you know, for the entrepreneurial minded maybe for, for, for other folks as well. Like you know, we're going to be able to buy land in this economy so you know, let's take advantage of that right now. Right. We may be able to buy for cheaper. We may have to drop our prices a little bit but I still think we're going to make the same margins. Don't you?
Mike, is the land investing business recession proof? Is it bossman?
I mean is anything actually 100% recession proof?
We're not talking percentages here. Don't get me geeky on me.
I'm going to say it's more recession proof than. Than most things.
Right, right. Right. So look at how you buy safer. Yeah.
It's a safer haven to put your money into land and like it's you I guess the amount of money that you're having to spread out amongst many properties as opposed to putting it all all lump sum into like let's say a house. You're going to try to flip that. It's so much done it I'm telling you this is so much easier, so much better of a safe haven for it doesn't go down, doesn't depreciate. We're good. Yeah.
Agreed. Agreed.
Yeah. Looking forward to this.
Yeah. Thank you guys. Merry Christmas to all. Happy Hanukkah from Dan Matt Howard. Nope, that's a spammy post. Keith Grant's honor for the mention. Keith, we're honored you're here on a. On a Wednesday night at 6pm Central. Even though it is a lame time.
For a drink east coast like I am. So he's enjoying a whiskey right now. If I know Keith, he's got a whiskey in hand and it's 7:22. It's a good time for a whiskey. Well as if there is never a good ever not a good type of whiskey.
He's drinking Woodford right now. He says so Nice.
Oh man. Jealous?
You're probably. Are you even having a drink right now? Because you're on the verge of a pretty exciting, exciting outing tonight.
I know. I gotta.
I gotta.
I. I'm not. And I want to, but.
What's the outing? I feel left out of the loop now. Now I see that you and Landon have a deeper connection than. Than I do with Landon because I. I have no idea about his outing.
So. Can you share a granddaughter? I have a granddaughter. She just. We just found out. We can go see her now. And so we're excited. We got to get over there. We're like, you know, we're all excited. I don't know what this grandparent thing is going to be, but, you know, I'm a grandparent dude.
You don't look like a grandparent. Call you.
Is this the first one? First one for you and Teria. This is.
Yeah, first one.
It is the first one.
Congratulations. That's amazing.
I'm. I'm gonna be Paw.
Paw.
Paw. I love it.
I like papa better.
Papa.
Yeah.
Why can't it be? That could be your langi nickname. Papa. I like it.
Papa.
Why do we have to go surf and turf? Let's just go with Papa.
Papa Investor.
Papa the aquatic investor. I think that's it done. See you.
Oh, you know what, Mike? John has a comment for us.
All right, let's hear it. John.
He says that. That we used to be on TikTok.
Let's go back.
That hurts, John. I mean. Oh, you know how to cut deep. John.
John, you have a TikTok account? Do you have a Tick Tock account, John? Let me hear it, because if you guys.
Well, he must.
I'm going back in.
If he knows that we're on Tick Tock, he must be on there. I mean, Mike.
Yes. We'll go back in.
You have to admit we had some traction on there because we. We have, like, multiple videos on there that have, like, 25, 000.
Like, let me check.
75, 000. Wait a minute.
Which.
Oh, you guys got this here. We got to talk about this TikTok.
Yeah. So about a year ago. About a year ago, Landon, we went on Tik Tok and we did a bunch of videos. But you're right, you have to have. You have to have, like, you have to have the drive and the commitment and you have to show up. And, like, I found myself being a little bit obsessed with trying to create good content. And, you know, you try to create like a 30 second tick tock video, and before you know it, like, two hours of my time are gone. I'm like, oh, Is it really worth getting?
You know, we have 4,383 followers.
I mean, that's not bad.
Yes.
You know, over 4,000. That's crazy.
I think.
Dude, we're going back in. Dude, buddy, we're going back in.
I think we need to go back in with the notion that we're just not going to make it so difficult, so complicated.
Like, anybody's listening right now that has a TikTok. Go to the Land Geek guys and look at Bossman's. Eliminate your car payment because you see him with no beard, no mustache. I love it.
But, Mike, Mike, we really need to take a lesson from the Land Geek business model. And why aren't we outsourcing this to our teenagers? Like, all we have to do is create the. The freaking 30 second video.
Why are we not doing that?
And send it to Summer.
Summer. Come on, Summer. I'm gonna give it a new job. Manage the Land Geek Tik Tok account. Come on, Summer.
I mean, why? I mean, you know, these kids, it will take them literally five minutes. What will take us two hours Exactly.
Correct. So I think you guys are on to something.
I think we are, too. Is a 20, 23 goal. Mike Zano. Let's. Let's. Let's triple our problems.
Declare it now. We're gonna go to 20,000 followers in. In 2023.
20,000 followers. It's measurable, it's attainable, it's specific. And we have time. We have a time. Time frame.
No, we're gonna go to 50, 000. I'm. I'm sorry. I. I'm the shot.
Land is thinking 20,000 is a lot. And you're like, oh, no, we're gonna do 50. That's 10 times the followers we have now.
Well, yeah, we're all about massive action. Bossman.
Come on. All right.
Because Summer is creating content.
That's it.
There it is.
There it is.
We're gonna do Sweatshirt.
It's a plan.
All right. I'm gonna go. Adam is like. Adam has a little bit of a technical question.
All right.
Which I'll read it. But we're gonna. We're gonna really make this easy on him, okay? Because he needs to be rewarded for coming to this tonight and putting in the time to listen to us yahoos for a little while. So, Mike, here's the question. I think Adam has the toolkit. So regarding the imacros lesson in the toolkit, the video quality wasn't good enough to replicate. He wants to improve his scrubbing abilities. What are your thoughts? What are your thoughts on that, Mike?
I say go to TikTok and look at the video with 30,000 view. It talks exactly what you look. So, Adam, if you don't have a TikTok, go right to TikTok and find our Land Geek guys and then go to the video that says land Bengals Freedom with 33.7 thousand views and check it out. No, I Macro needed.
Adam Norris, I'm gonna email you that video right now. Actually, Mike, I'm gonna send him the longer version.
Yes, the four minute.
The four minute version. And we're going to make his life a little easier and more fun.
More funner.
Funner.
Funner.
Sent, Adam. Sent. All right, let's see here. Keith Grant is also having a cigar. Jealous, Mike Zano?
Just a bit.
He actually says Keith says he never misses a rerun and he likes his time much better.
Thank you, Keith. See, Keith's on my side.
I don't know, I just haven't. I haven't found my. The time I like. I. I actually like the old time. Do you remember, Mike, when we used to do it 10 Eastern, then you'd.
Yell at me because my eyes would close?
I love that.
You ready for a refill? Look at that. You're ready for a refill.
You and you and Forbes hated me. All right, well, any. Any other questions out there? Questions, Comments? Concerns?
Discussion?
Keith Grant says Mike is demand. He is the man. I would agree.
Make me so much love out there for you, man.
I'm blushing.
Yeah. Yeah. Well, yeah, I think I'm caught up on the questions. So I'm trying to figure out how to get rid of this. This hacker on Mark's Land Geek page who's posting about Bitcoin, so. Oh, boy. Oh, boy.
It's not doing any good.
Oh, boy.
Let's talk a little bit about Facebook posting.
All right.
So in, like, how many ads you think it takes, like, what's. What sort of consistency per account would you say this is? An estimate. No hard numbers. Just an estimate. Like one ad a month, one ad a week, one ad a day. Like, where are you at?
Go ahead, Landon. And then I'll go, ah, I mean.
I think we're not. Think we are. We're looking at about four ads a week per account. Okay. Now, I mean, we're. We're kind of starting to want to see if we can creep that up a little bit. We had some. Some accounts get shut down, so we're slowly starting to build that back up. But, you know, we're about four now, so I want to start pushing the button a little bit harder here going into January. So keep you posted on that.
Nice.
Yeah, nice.
And so for those you listening that go to boot camp because you have unlimited access if you get the toolkit, unlimited access to virtual boot camps. Another one coming in January. And Lane, his wife Terea does a whole session on Facebook. So some great information there.
Yeah, yeah. How about you, Scott?
Am I next?
What are you up to?
I would say. No. No, I would say we're doing about three to four ads per week per account. So like in every other day, every other day we set an ad per account. What about you, Mike?
I'm right in power with you. So two or three ads per account per week. You know, I think what people are going to realize is that, you know, you can modify the picture, you can modify the ad. It doesn't have to be like complex. This whole. Remember, Scott, Todd's done be perfect. Like, just get the information out, let people know. We used to describe, remember if you've all been to the parade and the guy that pushes that cart that has the pretzels and the balloons and like, you know, the people shield their kids because they don't want that ten dollar pretzel. But that guy goes up and down, up and down, and he sells all his pretzels. But what if he had walked just 50ft and stopped? How many pretzels would he sell?
How many?
Not a lot. Not a lot. It's just not a lot. He'd have a lot of leftover inventory. But he makes that march all the way down, all the way back, all the way down, all the way back. And you know, because it's timing, because that, that little child is wearing his parents thin finally, like, all right, get him the pretzel or someone gets hungry, get in the pretzel. So same thing with the advertising, same thing with the mailing. Consistency. Like, think about the mailing part. You send these letters out and maybe the person gets a letter and it's just part of a pile of mail and they just. In the trash, in the trash. Then now they open it up. Then all of a sudden they get the Christmas bill, right? And. Or they get whatever it is and they're like, man, I need some money. What is this all about? And then they. So it's all about consistency. It's all making the march all the way down, all the way back, all the way down, all the way back. Now, wouldn't that pretzel guy be a Little better off if he had hired someone for $5 an hour to walk down and back and he didn't have to do it. Just saying.
Just saying he would. Except he wouldn't get as much exercise.
Yeah, he can walk the treadmill later if he's talking about what if he. And what if he had four cards full of pretzels? So four Facebook accounts down and back, down and back, down and back. What's gonna happen? How many pretzels are you gonna sell then?
How many pretzels? Four times as many pretzels.
4X is the answer.
4X.
Because you think this pretzel guy is gonna make this pretzel guy not make money. No, because that pretzel guy goes by the next pretzel guys by. The kid's, like, tugging at his mom's sleeve. I want the pretzel. Nope, nope, nope. Next guy goes. She's like, oh, many more pretzel guys out. A lot of them. So, like, you see that Facebook ad? And you see. Oh, you see that mail? The guy gets a letter in the mail. Nope. Next letter. Nope. Next letter. Nope. Next letter. What is this? Oh. Oh, I need money. I'll take it. So it's consistency. It's making the march back and forth on having somebody else make the match.
He said it. He said it all, folks. Right there.
That's so sold for exit. Come on. I want to challenge everybody, all 5,000 viewers here tonight. What I want you to do is 5x. If you're posting whatever it is now, it's going to require another Facebook account, because if you post too often and you don't do it right, what happens? Landon get cut. You get cut. You get cut.
That's it.
Jail.
Facebook jail from the team.
Exactly.
No more participation. And we don't get participation awards around here. So what you got to do is look at this. How could you get more Facebook accounts? I got my daughter's account. She didn't even use it anymore. I gave her 100 bucks. Let me post some ads in there. Okay, done deal. So you can get creative, right?
Exactly. Exactly. Always build your account so you start. Anybody can start any point in time. You start now. Start tonight. Tonight.
5X. Everybody listening? 5 bag. I challenge you. You can find access to five more. You. There's a way. There's a way. I like what bossman does. What do you do, bossman, when you have. Instead of taking over accounts, you have a very unique way you do it?
Well, we have. We have, I guess I would say three of our Own accounts. And then I have a sales guy using his own account. Yeah. And then I have another salesperson using her own account.
Why not?
And they're willing to do that, so.
Right, because if they make a sale, they make.
Yeah, exactly. They make some money. Exactly. Make some money. Exactly.
So, Ray. Me?
Yeah, I have two more questions about Facebook. Since we're on the topic, is there a day that you guys like.
Oh.
That your team likes a day or time?
Wow.
I don't know if there's a day. I think it. Because we cycle through our accounts, so it's really hard to say, but I'll say. The most traffic we see are Wednesdays. It's just kind of midweek. Everybody's kind of. And then I want to say Tuesday evening or afternoon? Tuesday afternoon.
I like it.
Yeah. All right.
Right around lunchtime.
I like that.
That's what we're seeing.
I'm gonna go with today. Today is the good day. Can you imagine the pretzel guy now? Got the pretzel guy. Oh. Should I start walking now or in an hour? No, walk now. Dude, stop walking. People want pretzels. Walk now.
Oh, man. He. He is demand tonight.
I'm telling it. He's on it. He's on it.
You know what I'm gonna do? I didn't have day 20 yet. I'm gonna go get day 20 whiskey. Hold on.
All right.
I'm getting the wrap up.
You got to go see the granddaughter. The granddaughter is much more important than us, so go see your granddaughter. Congrats to you guys. It's. It's awesome. We're happy for you.
Thanks, man.
Tree is about to get her baby on. Let's go. Yeah.
That's why we do it. This is. I. I would not have this opportunity. I'd be at work right now.
Yeah. That's crazy, right?
I'd be at work right now. Yeah.
So this is 2023. Let's start you with a Sweatseedo. Let's get a couple more visits, and let's get that on you.
I'm on it.
I already know the twin. I already know the one we're getting.
You can't tell you, but already see, we're thinking. Thanks, guys.
All right.
See ya.
Thank you.
Here comes day 20, because day 21's in the books.
All right, Sounds good. One more question about Facebook, Mike.
Let's do it.
Because Facebook is always changing, right? So I would say right now, in our business, something is working better than the other thing. So are you looking? Do you like Marketplace or groups?
Ooh. You know, I've lately only been doing marketplace, but I'm curious to know. Inquiring minds wants to know what's going on with the groups these days.
We just seem like we're getting better leads in the groups. So just something to throw out there to the community. Give it a try. John, Jiki had a question about Facebook ads. I don't do any paid Facebook ads. Oh, paid Facebook ads. I don't either, but I know a couple people do. I think I don't. Brian Kennedy might. And then my nephew Cole is doing some.
How old is Cole?
So Cole's I think is 23.
And so how has his experience been? When did he start? How many months ago?
Cole started flight school in August.
So we're not even at six month mark.
No, we're at September, October, November. We're at the four month mark.
And what has he done?
He has $1,500 a month passive income.
Jeez.
For a 23 year old now.
Nice.
Maybe 24 now. And the enterprise value of his notes is like $80,000 or something like that.
We got to get Cole in the nightcap. Let's do it.
I think it'd be fun, right?
Yes.
Have the youngsters come on.
Let's do it.
Let's do it. We'll get them on. Adam Norris. All right. He has. He's utilized and has a large number of LG pass mailers imported using Mike's data tree tactic. You've. You wait, you did that during this call? Adam, you utilized Mike's video during this call, and you got mailers uploaded to lgpass during this call. Wow. Is that what you're saying to me right now?
Maybe he had access earlier.
Maybe had access earlier. But Adam, if you're an imacros geek, I'm not. I can't help you. I go the simple route. I go to Mike's the rage.
That was the rage. A bit. For a bit.
Yeah.
But you know, having multiple tools in the toolbox is never a bad idea. Right?
Exactly. Right. Oh, okay. No, he said Mike sent that out on his first intro call. So, I mean, that would have been pretty, pretty, pretty awesome.
Pretty, pretty cool. You know what I'm going to do tonight, Scott? What's up?
What's that?
Watch the final episode of Andor.
Oh. What do you think, man?
I love it. And I hear there's some really dramatic music in the last episode. I've been waiting for it. Supposed to put chills on your spine.
The last episode is Amazing. The music is amazing.
That's what I've heard.
The post credit scene is, is really cool.
I've heard it's. They finally, people say they finally create a standalone series like this. Could, you know, this is, could rock on its own.
It's, it's, it's a phenomenal series. I'm glad that you've watched it. I'm glad that you like it.
I'm just so curious as why the. One of the main characters reminds me so much of Emperor Palpatine. Don't they seem similar?
The old, old guy in the white. Yeah, yeah, they seem similar, but they're not.
Ah, man.
Yeah, they're not.
Less of something coming this last episode. No Jedis.
No. I'm not gonna spoil anything for you, but what we're watching in our household right now is, is Avatar the first movie because we're gonna go to the, to the sequel as a family.
When are you gonna do like Christmas.
Eve when the weather clears up? Probably the day after Christmas or two days after Christmas.
It's like a three hour movie. But I heard it's phenomenal.
Yeah, I heard it's amazing. So.
All right. Very cool.
That's what we're doing. I'm gonna go in my tracksuit and in my sweatsito and. Yeah, I'm sure my children would probably not allow me to wear this, this particular color anyway.
What's wrong with the color? Looks beautiful on you.
I love the color. I love the color. It's a nice contrast with my background.
It is. So that was all put into the thought process.
I appreciate you. Well, we can wrap it up here. We just wanted to come on for a few minutes, say happy holidays to all.
Yeah. Merry Christmas to the land geek. Happy Hanukkah, whatever holiday you're celebrating. Hope it's great and safe.
Yeah, Be safe out there. Especially with the torrential weather that is occurring across much of the country. And we will see you in the new year 2023 craziness and 2023 mark. Mike Zaino's word is when we're going to get to 50,000 followers on TikTok.
So we're gonna do that by June, July.
All right. The nine people watching are gonna hold us accountable.
I want them to.
Thanks, everybody.
Thank you all.
John. John is surprised that my wife would let me go out in public dress like this. My wife would be all about it. She's. She's fine. But my, my kids would probably not be a fan of this particular shade of sweatsito. Merry Christmas. Larry Merle. Merry Christmas. Adam Norris. Keith Grant. John Cheeky. Jason Mendoza. Keith Grant. I already said you Dan Foley. All right, thank you, guys.
Have a great night. Have a great holiday. We'll talk to you soon.
Okay. See you in the new year.
See you later.
