Short YouTube video (~virtual coffee) in which Mark J. Podolsky (the Land Geek) advises new land investors to follow market demand when choosing locations to make offers—use existing buyer preferences (e.g., counties/states like California, Colorado, Arizona) rather than reinventing the wheel. He draws an analogy to Samsung copying and iterating on the iPhone and promotes free resources on his website (Passive Income Blueprint, an e-book on land-buying mistakes, and a weekly podcast).

Hey, it's Mark Podolski, the Land Geek. Let's have another virtual cup of coffee together. I love this big Lebowski cup. Okay, so I'm getting a lot of questions from my students about certain locations or certain places, certain areas, where to start making offers, where to start doing deals. And I'm sure I've talked about this before, but I think it's worth kind of repeating, is that when the iPhone came out, right? The market only wanted iPhones. So BlackBerry, Palm, they'd lost market share right away. Samsung looked at the market and said, hey, this is what the market wants. We'll make it. And they literally just copied the iPhone. They got sued, but then they iterated and made, you know, now you could argue Samsung's much better than iPhone, right? So when you first start out, look at the market. Where are people buying? Do they want to be in California, in this county? Do they want to be in Colorado, in this county? Do they want to be in Arizona, in this county? So don't reinvent the wheel. Do what Samsung does, right? Look at what the market wants, and then give it to them. Go to those areas, make your offers, and start doing deals. If you want more tips, tricks, techniques on how to make active or passive income buying and selling raw land, go to www.thelandgeek.com. download for free the Passive income Blueprint, get the e book how to avoid the three fatal Land Buying mistakes.
