How can I invest in Real Estate overseas?

Hey, it's Mark Podolski, the land Geek from thelandgeek.com let's have another virtual cup of coffee together. So I get this question a lot and I wanted to answer it. And it's from international investors. You live overseas. You're not an American citizen. Can you invest in property in the United States? Tax liens, tax deeds? And the answer is absolutely. It's really easy to do. However, you need to pay your U.S. property tax. And the way to do that is you need to apply for a tax ID number. You go to IRS.gov you apply for one. It's really easy and it's done. After you sell your property, there's a little form you need to fill out and you need to pay your property taxes as a foreign investor. I think it's called Firpta. Again, not very difficult to do, but it's something that you have to do as an international investor. However, there's some unique issues being an international investor, and they're all going to boil down to due diligence, right? So you're thousands of miles away. How can you investigate a property thousands of miles away? The same way that I investigate property that is hundreds of miles away. You simply go on Google Earth, you go on the assessor's website, you do everything you can virtually to check out the condition of that property, the location of that property, if there's any environmental issues with that property, it can all be done now online. And then you take it one step further. You go on Craigslist, you hire a local, they'll take pictures for you. They'll fill out a little template for you for your due diligence questions. Is there access? What's the general area like? What are the neighbors like? Those types of things. And then you're good to go.
