How to buy discounted land in 2026

In this live Land Geek Nightcap episode, host Scott Boston and regulars Mark J. Podolsky, Mike Zaino, John Burnett, and others turn the show into a "Land Geek Olympics" where community members are awarded bronze, silver, gold, and a special platinum medal for outstanding land‑investing achievements. The ceremony highlights high‑return cash deals (e.g., John Davis’s 2.5× flip, Tony Steer’s 4× flip, Stephanie Dean’s six cash deals in a week), owner‑financing successes (Juliana Scolari’s 2‑month note, Grant Donahoe’s 15‑year note), and business‑system wins (Joshua Barton’s pipeline, Alvaro’s capital‑stack rebuild, Stuart & Lisa’s cruise‑while‑closing model). Throughout the episode the panel discusses the importance of building repeatable systems, leveraging other people’s time/money/software, and maintaining grit and consistency. They promote Mark’s books Dirt Rich and Dirt Rich Too, advise newcomers to focus on deep county research, and field audience questions about surveys, motivation, and best practices. Fan engagement is recognized with fan‑medal shout‑outs and honorable mentions. The overall tone is informal, enthusiastic, and motivational, aiming to prove that land investing is a safe, scalable path to passive income.

Eat baloney, buy land. Oh, eat baloney, buy land. Trade the fork for the deed in your hand. Skip the filling, let the sandwiches stand. Your fortune will grow when you buy your own land. Fellas.
Good to see you all. Welcome to a very special Land Geek Nightcap. So for everyone out there, it's Olympics time, so we thought we'd do something fun tonight. And if you've ever wondered if this business actually works, tonight is your proof. There's no theory here. We're cherry-picking some really amazing deals that our community has done. In January and February this year. Real people in our community, people that are watching, real deals, real money. So tonight we're gonna do something we've never done before. We're hosting the Land Geek Olympics and we're gonna hand out medals for executing in the land business. So that's what we got going on tonight, which will be fun. Quick reminder, we go live every Tuesday night at 9:00 PM Eastern, live here on YouTube, same time every week. As always, I'm joined by my land brothers. We should probably get a sister on here at some point. But I'm Scott Boston. Nice to see you all. John Burnett, handsome Rob, 8 is enough Burnett. How are you, sir?
I'm doing great. I just made the connection that the Olympics are happening right now, and that's why we're doing this.
So yeah, it's great. So we're pretty clever around here. Pretty clever.
Yeah.
Uh, Mike, you're on mute. Mike Zaino, the Zen Master. Breathe in the mailing, breathe out the marketing. Oh, now he's deemed the— he, he's nicknamed himself the Landman.
I'm such a big fan of Billy Bob Thornton. I mean, how could you not love that show? And I just wanted one night to be the Landman, so I'll go back to Zen Master next week. It's okay with Mark. Landman one night. Okay.
It's a little, it's a little pretentious, I'm not gonna lie. Don't you think, Mark?
A little bit?
Un poquito. And as always, uh, we have the godfather himself, Mark J. Podolsky. Mark the maraca.
I'm the maraca with the laggy internet.
You are laggy. You are laggy tonight. Uh, good to see you all here this month. Good to see all of you. And as always, welcome to everybody watching live. Good to see you all here. Kathy, Kathy, Mike, Rick, Jeff Shaw's here. Mike Cavie is here. Aaron Jerome is here. Got some familiar faces. Don Thrasher. Bring it in. Good to see everybody here. So, so tonight, Mark, uh, I think this should become a maybe an annual— I mean, the Olympics are only every 4 years, but maybe we should do, uh, you know, uh, annual Olympics medal ceremony.
I love the idea of the medal ceremony. I actually think it shouldn't be every 4 years. I think it should be every month in Land Geek lore. And just, you know, overwhelm people with the Olympic goodness that is land investing. Why wait 4 years or even 4 months? Every month.
Yeah, every—
that's my idea. But we, you know, we'll roll with it.
We'll see what—
we'll see what the millions of viewers think.
We gotta come up with current times. It's like you don't have to wait a whole year to watch The Wizard of Oz anymore, right? We can watch it anytime we want.
Do you like watch The Wizard of Oz on a specific day every year?
You didn't know that from that, Mark? You could only watch it like it came on in the fall. It was like once a year they'd play it.
Yeah.
Oh yeah, yeah, yeah.
I mean, we're, we're on demand here, so, so we, uh I digress. Everybody's like, well, well, this is gonna be fun tonight because we're gonna, we're gonna give some shoutouts to some pretty amazing land geeks, uh, who are doing really well in the business. But first, Mike Zaino, why don't we describe for our new viewers who just ran into us today or yesterday, who are we, what do we do, why are we here?
Uh, well, we're here because of the gentleman in the bottom left on my screen, Mark J. Podolsky. He is the land geek. Mark decided one day that he'd share with us the ability to buy vacant land and sell it on owner financing, creating passive income. And if you create enough of it, you don't have to work anymore. That's pretty cool. I mean, that's the long and short of it. Enough passive income, no more working for somebody else. And, um, you know, so we just buy small land deals, we offer them to people on owner financing, and we do it over and over again, and we become the bank. And it's so cool because I used to be the person that owed everybody money. Now everybody owes me money, and that's pretty cool. So, uh, that's, that's land investing. And so we're here to talk about it, and I think that we give the average person hope because of a retired firefighter can do it, anybody can do it. Come on, come on, come on, come on, we got this.
Anybody can do it. And we have about, uh, 12 to 15 examples of people doing it here coming up. So, all right guys, I want to kick it off. All right, so Again, in honor of the Olympics tonight, we're handing out 3 medal categories or 3 medals and 3 categories: bronze, silver, and gold. And we added a special platinum medal at the end. That's something the Olympics don't do. We do this. So our first category tonight is best retail cash deals so far in, in 2026. Everybody in the chat type in cash or terms. Do you prefer a cash deal? Do you prefer terms deals? Notes are more your style. I know what Mark would be typing in the comments. Oh, you're laggy. Oh, he's frozen. Okay, no worries. Mark, would you be typing cash or terms in the chat right now? What's your preference?
Definitely.
Why?
Yeah, because I don't want cash, I want cash flow.
You're not going to turn down a cash deal though, especially these that we got coming on. You ready?
I'm not going to turn it down.
All right, awesome. So first, the bronze medal in the cash deal, uh, the cash deal division here is John Davis. Listen, listen to these numbers, guys. John Davis, he's been doing this now for a couple of years. He bought a property for $2,100 and sold it for about $5,500. Over 2.5 times return. It's not like crazy flashy, but it moves the needle.
You know, this is where we become land snobs. We're like, what?
Right?
Just 2 to 5, 2 to 6.
Really?
Like, this is where we become land snobs, and we're like, come on, you know, that's a great deal. Can you imagine anybody else like getting those returns? But we were talking about how we just become land snobs. Like, he only took $2,000, turned to $6,000.
Come on, come on. I know, it's— we become very spoiled in, in this business. Like, anyone else is like, 10%, amazing! Yes, if you're in crypto, it's like, I only lost 20%. Amazing.
Don't pick on the crypto people.
I don't mean to. It's crypto winter.
It is crypto winter. We gotta buy the— buy the dip, right?
I'd rather buy land.
No, yeah, for sure, for sure. Uh, all right, so that's the bronze— the bronze medal in the cash deal, uh, competition. It's not a competition. We're all in it for each other. Uh, we got a silver medal deal coming up here with Tony Steer. Um, Tony bought a property for $4,000 and sold it for $15,000, nearly 4 times his money. Uh, that's a pretty amazing silver medal deal.
That's—
John, have you had one of those deals this week? Of course he has.
I mean, no.
I did have a good deal, but not a cash one, so. All right. Well, congratulations to Tony. Those are pretty amazing numbers as well. Bought for 4, sold for 15. You know, those deals in your first couple years in the business, you know, Mark, I know you love the owner financing deals, but man, those can really move the needle in your business.
No, 100% they can.
Yeah.
And there's so many things you can do with that, those, those notes too. If you want to convert to cash, you can sell your note.
Yes.
You can just keep reinvesting, compounding into more land. It's, it's magical. Yeah, it's magical.
I agree. That's where the note sale becomes extra powerful because you get options, right? You can sell a part of it, some of it for cash flow, you can sell the whole thing. So it really leaves you wide open, uh, for all these different options. So I think—
and the great thing is, like, you know, a guy like Handsome Rob, John Burnett, isn't going to look at the deal and be like, wait, who's your renter? What are they like? Let me, let me check out your, your, your place. Let me do some due diligence. It's just raw land. There's no renters, no rehabs, no renovations, no rodents. Simple, simple.
Mark, sounds boring though. Geez, none of that drama. Isn't it kind of boring?
No, I agree, it is boring. That's 100% boring.
No drama.
Come on. I know, but that's also what keeps this niche so non-competitive.
I tell people two things we love about land: the great returns and the boring nature, because it could be put into a system. Yeah, you always say it, Mark, we can find something else, we do it.
100%, 100%. Yeah, if, if you want sexy, there's lots of sexier things out there, like anything else. Uh, I love it.
All right, well, I got the gold medal winner for the, for the cash deals. division here. And probably to no surprise to, to any of us on the call— wait, where is it? Drum roll, please. Gold medal cash deal winner is Stephanie Dean. Well, Mark, she had 6 retail cash deals in one week.
Wow.
Yeah, which is— I—
she is just unbelievable, a machine. A machine. We're running out of superlatives to talk about Stephanie.
It's very true.
I, I almost feel badly for us. It's, it's almost like, you know, you're, you're a, you're a sports journalist and you've got to say something nice about LeBron James again. Like, what are you gonna say again?
Uh, it's all been said, right? Yeah, for sure. Well, those are some pretty amazing deals.
Mike, right now, who loves LeBron James.
Mark, do you have a conversation? Oh, sorry, Mike, go ahead.
That's okay. I was at the time, I was at the cigar bar down in the, somewhere down in Florida. And I sent a picture of, oh my god, the guy that Dennis Rodman. Dennis Rodman. I said all the— all to all the firefighters, like, hey, I met this football player down here, what do you guys think of him?
I took a picture. What? What?
Oh man. Uh, Mark, do you get— do you get in arguments with your— with your kids about, uh, the GOAT in the NBA, LeBron versus Michael Jordan? It's a constant debate in our home.
No, not really, not really.
Uh, it's a fun debate. It's—
I mean, it's— there really is no debate, right? Uh, and Michael Jordan's got a great video defending himself. Yeah, there really is no debate. That being said, uh, It's, it's a silly thing anyways because it's a team sport, right? I just think they're— they can't— they both be on Mount Rushmore.
I, I think so. Yes. Yeah, very good. Awesome. Well, uh, those are our, uh, bronze, silver, and gold medal winners for the cash deals. So next, uh, we have medal category number 2. John Bernardo, I think you're taking this one. Best owner financing. Deals so far.
All right, so our best owner financing deal so far. So the bronze goes to Juliana Scolari. So Juliana bought a property for $7,000, sold it for $13,750, and the buyer is paying it off in 2 months. That's a pretty okay yield. Pretty okay. Wow, all things considered, that's awesome.
If I'm doing my math right, pretty all right. Yeah, that's insane.
I apologize for spelling, uh, Juliana's name wrong. Wow. Owner financing Juliana.
All right, should I go to the silver?
Yeah, let's do the silver.
Hey, silver goes to Grant Donahoe. So Grant structured a deal with $5,000 down and $658 a month for 180 months.
That sounds like a John Burnett deal.
That's a lot.
That does sound like I mean, my max is 120, so Grant's got me by 60 months.
So how many months?
180 months.
It's a lot of months.
Can someone do the years on that, please?
It's 15 years.
15 years.
Mark, do you have any 15-year notes?
Yeah, I, I mean, not anymore. I mean, I, I Did you?
Did.
Yeah, yeah, yeah.
$658 a month for 30-year notes. Yeah.
All right. That's— those are old school.
Uh, put in the chat if, if numbers like this would make a difference, uh, in your life. I mean, that's, it's a pretty amazing deal.
Do we have anybody watching tonight? We're just us four here. Is anybody actually watching us tonight?
No, we got some people watching. We got some people watching.
Yeah.
Yeah, there's a good number of people actually, 30 people watching right now. Our Facebook stream is down again for whatever reason, but yeah, we got people chiming in or we got people in the chat here. Let's see, Christine says she has 3 properties on terms and they pay her mortgage every month. And she has 554 extra per month, which she puts towards property taxes. She loves this, can't wait to buy her first property soon.
That's awesome.
Wow, that's awesome. Thanks, Chris. Billy Swinton is here.
Yes, you're right, John, she needs a medal. That's a— you know, maybe we didn't have all the info when we put the medals together because that's good.
We did— we didn't have— we don't have all the info for sure. Uh, this is, uh, mostly sort of from coaching and some flight school clients as well. But, uh, all right, we have a gold medal— we have a gold medal winner.
We have a gold medal winner. All right, the gold medal goes to Paul Ellsworth. So Paul sold 2 properties in 1 week, including a $21,000 note paying $350 a month for 5 years.
There you go. Another amazing deal.
Amazing.
Paul and Tom are such a great, uh, team in this business. They're killing it. It's fun, fun to, to witness their, their growth, uh, for sure.
Father-son.
Father-son.
Yeah. Yeah. How many father-son teams are there, Lan? There's Mike and Josh Zeno. There's Paul and Tom. There's John and his—
yeah, I mean, we're starting with the oldest and we're working our way down. Yeah, once they turn 9, they can join the business.
Eric Peterson competed against his son. Yeah, publicly. That was cool.
Great show.
That was a great show.
Who— I don't know who else is—
what other mother-daughter— I think Valerie Young is working with her daughter.
Yeah, yeah, yeah. There are some others.
Buys and sells land together, stays together.
Agreed. I concur.
Look at this win that we have in the chat from Joe Frank. This one deserves the medal.
Look at that.
So Joe Frank purchased an acre for $8,200 in March and just closed on Friday for $28,000 cash. That's a great—
wow, wow, go 20 grand, Joe!
Joe, you better be going out for dinner or maybe even on vacation with that deal. Treat yourself, Scott Boston.
How dare you reinvest it into more land. Yeah.
I always tell people, I always tell people though, Mark, whenever they get a win, they at least got to go out to dinner, right? Like, you gotta get that double, double quarter.
You're not, you know, buy baloney, it's just a little bit, right?
Like $20, you know, $20 out, it's all good.
I agree.
I can, um, Don Burside is working, uh, with their daughter. That's awesome.
That's awesome.
Husband and wife team here, the Drews. Uh, Joe paid off a credit card. There you go, took them. Zeno, get out of debt approach.
Love that.
That's a win.
And he says, I am going out to dinner. See, that's good.
Hopefully not with the credit card.
Oh yeah.
That's awesome. Oh, very good. Very good, guys. All right, well, next medal category we have is really about business growth. So Zaino, it's kind of a category where, you know, things are kind of chugging along, right? When you get to these different points in your business. So we have some winners there as well based on how they're kind of, on things they're experiencing here.
So this is metal category number 3.
Yeah, that's your category.
And Operator Wins.
All right, love it.
So, uh, I guess it might be the most important because again, this is what builds future growth, right? This is what's going to determine how things perform, perform, perform down the road. Uh, so Best Systems and Operator Wins. These are people building businesses, not just doing deals. I love that. You know, I talk to people when they're— you know, I'm always trying to see when I talk to someone, you know, if they're in alignment, if, you know, working with us is going to be a good fit. And I have a little checklist because I think, you know, the kind of people that work well with us, and one of them is identity. Like, I think there's some people that just want to go do a deal here or there, right? But when you want to build a system, when you want to build a business that's repeatable, then that's where we really we're really a good fit for you, right? Because we're going to show you how to do that. Um, so I love that. I feel like you might have read my mind, dude, buddy, when you, uh— because I know you're the architect behind all this. We do think very closely. So they're building business, not just doing deals. Um, all right, let's do, uh, start with the bronze, I guess.
Yeah, start with the bronze. We got to do the reveal.
Joshua Barton. The bronze medal goes to Joshua Barton. No sales yet, however, 3 deals in closing and 7 in due diligence. So you don't judge a business by this week's closing, you judge it by next month's pipeline. I like that.
Oh, I like that.
Yeah, wow. So type in— if you're listening, type systems into the chat if time freedom matters more than to you than one big win, because that is a great point, right, Mark? Like, if you're You're—
you're—
this is over time.
I'm just taking— I'm taking notes. Systems.
I love it, I love it. Well, this is build wealth over time, not get rich quick. So you're better off taking— if the— if the, the rabbit and the hare, right? You're better off taking— it's not the hare, that's the same thing. The rabbit—
no, it's a turtle.
Tortoise in the hair.
None of us can get our fables right.
Remember the fable of the two rabbits?
One was slow, one was quick. Um, yeah, you know, because sometimes you talked about this, I believe, during boot camp. You made it, and I think what you said resonated with people. You said, listen, all babies walk, but some take 7 months, 14 months. It doesn't matter, but it's going to get there, right? So what's most important is the structure, right? You wouldn't want to go too quickly. You go at your own pace, you build the systems, and then the deals start clicking. They start clicking, right? But you got to have that patience. You got to have that grit. Any concurrence? Can I get a concurrence?
I concur.
I concur.
Yeah, definitely concur. You gotta have the grit.
Remember, grit is get ready, it's tough. Oh, I want to put that on a shirt. Anyway, I digress. So anyway, Joshua, congratulations for that bronze medal.
Oh my goodness, look at you, you got fireworks and everything.
Did I do that?
Yeah, you did that.
Oh, I learned that from Mark today in our meeting. Look at that, I got it. You can't just put your thumbs up, you got to go like this.
It's not working.
You guys look ridiculous.
I'm changing my settings.
Oh, all right. Well, we're gonna go to the silver medal now. Is it okay if I go to the silver?
Let's go to the silver.
Elvero, is it Puga?
It's, it's Alvaro. It's all good.
Alvaro, I'm so sorry, but you get a silver medal. That must make up for my mispronunciation of your name. Uh, Avaro, right? Is that right?
Alvaro.
Alvaro. Alvaro, he built his capital stack, audited inventory age, and aligned marketing spend with velocity. Wow, I, I don't— I gotta try to say that again. It's a tongue twister. Alvaro rebuilt his capital stack. Got that, check. Audited inventory age. Okay, got it. And aligned marketing spend with velocity. Oh, a lot of Scrabble words, a lot of Scrabble words you built into here. Yeah, I don't know why you gave me this one. You're gonna trip me up. It's like my New England accent, all these words, very, very difficult. But this, Alvaro, this is operator thinking, the kind that survives downturns. Let's talk about that, can we? What— how does operator thinking survive downturns? I guess, uh, I pass it to the man on my left, Mark. We digress.
Let me read it again. You know, it turns out, it turns out I wrote a book about it called Dirt Rich Too. And so basically, you don't want to have a, a job, right, of doing everything yourself. An operator has systems, processes, people. And what Alvaro is doing is he's using— he's leveraging the three the three levers of leverage, essentially, in a business, which is other people's time, software and automation, other people's money. So that's what he's talking about when he's— he's rebuilt his capital stack, right? He's, he's redeploying his money, essentially. Um, auditor— audited inventory age is velocity of how quickly am I buying, how quickly am I selling. And the marketing spend velocity is if I put a dollar in, how long before I get $5 out on my marketing dollars? When you combine all that, you have yourself a system and you have an operation. Now, he's not going into the people and the processes, the systems that he built to get all these fancy McKinsey-like words, but they're all very important. They're all very important. in building a business and not a job for yourself. We want to have a passive income machine, not just passive income.
I love it. I just changed my name. You inspire me. I'm now the Land Handler. I want to be the Handler.
Handler.
I'm not the Landman, I'm the Land Handler.
Like a Hamburglar.
Well, we have one more medal to award. It is the coveted gold medal. And the gold medal in this division, again the best systems and operator wins, goes to Stuart Lyon.
Stuart and Lisa.
Stuart and Lisa. Um, Scott even wrote in here, smile. I'm always smiling. Scott, I didn't write that. Hold on, everybody. Okay. Stewart and you said Lisa?
Lisa, yes.
They bought 5 properties while boarding a cruise ship. If your business can't run while you're on vacation, you own a job.
Wow.
They're boarding a cruise ship. And then all of a sudden they bought 5. That is, that's beautiful. Yeah.
I feel a tear.
Right?
That is so beautiful.
I think that's, that's one of those freedom moments I talked about in this business, right? You, you're on vacation, and your team buys or sells a deal and you don't have much, you don't have anything to do with it, or you know, you're, you're in the hospital sick for a week and your team's doing deals, right? Yeah. You know, congratulations, guys, on your, on your freedom moment. That's a, that's a pretty cool thing.
I love that. I'm curious too, Mark, you know, the second book, as much as people might want to run and read it, does it make more sense once they start doing some deals? Should they wait to crack the second book or should they get right into it?
Yeah, I think you, you wait. Because you're not ready for it if you're not ready to scale your business. Okay, so if you don't have a business, then you're not ready for Dirt Rich 2. You're ready for Dirt Rich.
Okay, okay.
And then once you start doing deals and you start feeling overwhelmed, you go to read Dirt Rich 2.
All right, I like it.
I disagree.
Oh, oh, okay, okay.
Just because I think it's such a great entrepreneurial book that, like, if you know you're getting into this to grow a business, I think it's a helpful read actually now when you're on the precipice of starting the business. And I would probably also reread it down the road. But I think it gives people— Mark, the reason I recommend it to people who are interested in the land business is because there's a really great visionary component to the book, I think. So that's why I disagree.
Okay, well, thank you. It feels like such a shameless plug for me, like, yeah, do you see how I get the book?
Compliment you. That's all he wanted to do is just be like extra compliment.
It was a backhanded compliment.
Yeah, yeah, I could hear about it.
I could hear it. I could hear it.
All right, awesome.
Thank you, Mike, for taking us through the business system medals.
Smile. Very, uh, yeah, yeah, you're very welcome.
Very welcome. Well, uh, so, so the, the Olympics do not have a platinum medal, but every so often, Mark, we hear a story that is just compelling and motivating and makes us all feel really good, especially you, if we were to help this person in any way, shape, or form over the last few years. And we had a platinum medal moment, or you did, here in early January that I thought it would be fun for us to share. So do you want to go over the platinum medal winner?
I would love to. The platinum medal. Goes to former pastor Brian Lark.
Awesome, awesome. Why, why?
Brian bought 10 acres in Colorado for $4,300 and sold it cash for $51,000, nearly a 12x multiple. By January 8th, he had $122,000 in revenue over $21,000 a month in passive notes, a full team in place, which I love. And he credits the Land Geek model plus his own refinements. This is what happens after years of reps. This is not luck. This is mastery.
Agreed.
Inevitability.
Inevitability.
Oh, I like that too. Yeah, inevitability. Yeah, yeah, it's, uh, uh, no, but what an amazing story Brian has, you know, and how far he's coming. 5 or so years, I think he started around COVID, maybe, maybe a little, maybe a little before that. Um, but he just 100% showed up. He did it for himself and his family and pushed through the dips, and the consistency is what brought him here. And that's what I tell a lot of people is, you know, if you're in this for a quick win, a quick dopamine rush, you know, make $20 grand and, you know, feel good about it, that's really not what this is about. This is a years-long journey to get to the point where you can feel freedom with your time and your money. And the fact that we get to watch that happen with so many people, all these people that we've awarded medals to are on that journey, right? And all these people watching the show are on that journey. And we have another, we have another amazing win here. Where'd it go? Anna, I don't know where it went. Oh, there it is. Anna paid for her Land Geek flight school with her first cash deal. Wow, amazing! Love it! Amazing, Anna!
Congratulations, Anna!
Wow, a lot of wins out there, a lot of wins out there. You're all medal winners, you're all medal winners, you're all winners. Yeah, you're all winners.
I want to have someone sell a property like we do at boot camp, but during our show.
Oh yeah, magic.
Can we have a nightcap magic one night?
I like it. Awesome. Aaron's looking forward to moving land while they're in Florida in June. Sounds great. Oh, look at this, Mike. Mike Caviey, cheers to you, my friend.
It sounds like a setup, Mike.
It wasn't a— no. Yeah, there's no setup, no setup involved, just— I don't know.
Yeah, John, did we see some kind of medal that Mike won? For like on YouTube?
I don't know.
Oh yeah, we did.
We, uh, so YouTube gives us a, uh, a list of all of the medal winners for the most active, the most active and best and most amazing fans.
And number one is who?
I got them, I got them all queued up, John.
Oh, you got them?
Yeah, I got the top 4. I got the top 4. You want to Do you, do you have them there?
Uh, yes.
Maybe they should get a shirt. Don't we have shirts sitting somewhere in the archives?
We got shirts in the archives.
Yeah, we do.
Should we start with number, number 4? Should we go from bronze to platinum?
Yep, let's go bronze to platinum.
Okay, with our bronze— so our bronze award number 4 Our fourth biggest fan last week was Kathy Hollingsworth.
Kathy Hollingsworth. I mean, I, I think she's our— she might be our number one fan in the grand scheme of things, but last week it's okay.
She has a deal named after her too. It's called a Hollingsworth.
Yeah, the Hollingsworth.
Yeah, Hollingsworth.
John missed that. Uh, pretty informative episode for the community, John. Might— may help you in your land business, actually.
I'll check it out.
Who's the—
who's the silver medal?
All right, silver goes to Mr. Scott Elliott.
Scott Elliott. Thanks for attending. The man.
The man. All right, and then our gold medal is Mr. Matthew Wood.
All right, Matthew, congrats.
And then last but the opposite of the least is Mr. Mike Caviar. Caviar, I'm sorry.
Caviar, my shout out, brother.
Yeah, awesome job.
Thanks, Mike. Thank you, Matthew. Thank you, Scott. Thank you, thank all of you for watching us.
Yeah, oh, that's amazing. Well, this was fun, guys. Uh, we have a few minutes left. If anybody has questions, uh, or comments in the chat, we'd be happy to, to I think open it up for— what do we call it, Mark? You call it the dealer's choice, right?
Dealer's choice.
Yeah, dealer's choice. All right.
All right.
So any questions out there about land investing? Anything we can help you with? Hopefully put an M in the chat if you're motivated after hearing about all of these wins, right? We have amazing— we have people doing amazing cash deals and owner financing deals and growing their businesses. And then to, to hear Brian's, uh, story, you know, the long-term trajectory of this thing, uh, can be, can be life-changing.
Yeah. And unlike, you know, an Olympic category, you're probably not going to break anything doing land investing, right? Super safe.
Yeah, yeah. Like, the losers will have come to us because they broke something. Remember Sid? He broke his leg.
That's right, Sid, because he broke something.
He came here. Without that, he wouldn't have found this.
Yeah, he was snowmobiling.
He was snow biking.
He was snow biking, and his brother ran over his leg.
What is that, a Wisconsin thing? Snow bike versus snow— like, what is the difference?
Yeah, what is there? There's a snow bike and snowmobile.
No, it's like an actual motorcycle, but it's, it's like a motorcycle. Yeah, it's like a two-wheeled two-wheeled device on snow. Oh wow, yeah, that's crazy. It's hardcore.
Yeah, I just, I just envisioned that he, you know, you're just pedaling in the snow and going nowhere, right?
Yeah, I can imagine as a kid saying to my mom, I want to go on snow on, on a motorcycle.
Yeah, that'll go well.
Yeah, like, no, Sean has, uh, Sean did ask, have you guys had any medal-worthy deals this 2026? Yeah, I've had a few medal-worthy deals, I'd say. Um, got a couple of, got it, actually, uh, got a couple of cash deals going through title, uh, that should be closing in the next month, which will Um, which will be nice. But yeah, I mean, John Burnett, he, he's doing deals every day, so, you know, it gets a little tiring hearing from him.
So I just like base hits, you know. I mean, I, I'd like— yeah, but base hits, you know, you know, if I could get on base— I never played baseball, I don't know the terminology— but if I could hit that ball and get on first base, I'd be happy.
It's called a single. Yeah, good job, Mike.
Thank you.
Call the single.
There we go.
Anytime the coach didn't have me in right field, it was a win.
Yeah, keep doing cartwheels out there. Oh, that's Mike.
Uh, Kathy had her knee replaced, that's why she's here every week. Well, Kathy, we hope you're here after you're feeling better too. Yeah, for sure. Uh, and are you up to 115 degrees yet? Put that in the chat, please. And if not, I'll show you a stretch how to do that. Uh, all right, here's a question.
A little PT inside baseball.
That's right. Uh, from Westman Tooth, uh, week 1 in flight school here. What is the most— okay, this would be good— what is the most critical component right now to be successful other than being consistent with the course?
Oh, I think this is the perfect time to become a— dig deep into county research. This is where you're going to understand the model, where it's happening. Because if you're in week 1, pretty soon you're going to be picking the area, collecting your data, pricing your data, starting the mail. So you got to be on the front end of that by getting some good county research, is my guess. That's my— not guess, that's my— that's my feeling.
I like that.
I get it.
Uh, well I got a con— I got, I got, uh, 3 C's for you, Wes. Oh, not only, not only do you have the course, right, but you really need to tap into the coaching that is provided to you because we have more now than ever. And you really need to tap into the community of people that are doing this with you because you are going to learn so much through those individuals. So, uh, that would be my recommendation.
Uh, for sure, you know, like going to the office hours, surrounding yourself by other people doing the business. Yeah, you know, you might have trumped me there. Yeah, that's pretty good.
Oh, I've got a fourth C. A fourth C? Okay, yeah, I concur.
Oh yeah, you can—
I'm gonna do that.
You can hear that he beat me?
Wait a minute, I just concur with everything. By the way, am I the only Anchorman fan here that understands the whole West Man Mantooth reference.
Oh, well, that's what that's from.
Keep your head on a swivel.
I keep on thinking about the— oh yeah, with my hands.
Oh, I gotta go watch the Anchorman. Have you seen the outtakes? Oh, they're hilarious.
No, no, but I, I would say Wes Mantooth— everything these guys said is absolutely correct, but I want to go back to the soft skill of having Grit. You got to be consistent. We got to have grit. All right, even you got to show up even when you don't feel like showing up.
Yeah.
And when the things that you expect to happen don't happen, you just got to keep going. Have grit. Have faith in the recipe. Again, if us Jamuks can do it, you can do it. You're just a baby in it. So be impatient with your actions, uh, impatient with your actions but patient with your results.
That's the only reason we're here, so we can prove that anybody can do it. We're just here to give everybody hope.
Yeah, that's exactly right.
It's like, wow, look at those guys, they can invest in land. And I, I, you know, I did just get a text from Jeff Stole. Jeff, we know you love us, you know you're a fan. He didn't get an award, but can we give him an honor? Oh, Jeff Stole, honorable mention.
Honorable mention. Yeah, for sure, for sure. All right, a couple other questions. Uh, this is a good one from Charles: have you ever gotten a survey for a lot that you have purchased? I've inherited surveys.
I've done surveys. I've only—
I've only done it like, it's like when you get the weird properties that are kind of out of model, you know, like sometimes maybe. But I mean, I can only think of one time.
Very rare.
I've done it a few times, but it's not the norm, that's for sure. Yeah, like you said, Scott, you said, right, that sometimes they come with surveys, you know?
Yeah. Is that a— is that a, uh, is that increased value to you, Mike, when a property comes with a survey? You know, charging more for the property?
Yeah, I don't know. I think it's nice to have, but you know, surveys aren't that expensive really to get on my— I don't think so. You know, I think it's going to add a ton of value. That's something.
Yeah, get that question sometimes. Uh, oh, look at that, Kathy's up to 120 degrees. There we go.
What's the— what's the number when you're really you're healed? What, what degree?
I mean, 120 is functional knee range of motion. I mean, if, if you can get up to 125, 130, that's amazing, but 120 is what you need to be functional with, with your knee. So, so she's, uh, she's doing awesome for sure. Uh, have you ever worked in a county for a long time and then abandoned it?
Oh wow.
And if so, why did you leave it? Well, I don't know if I've ever worked in a county for a long— well, for a long time and then abandoned it, because if I'm there for a long time, deals are usually going well.
Yeah.
What about you, John?
I've dabbled in abandoned.
Yeah, me too.
Yeah, but I— yeah, I'm kind of the same way. Like, I still— like, you know, I— the biggest county— the counties that Um, the 3 counties that I started with are the 3 counties that I've done the most deals in this year so far, you know. So I, and I, I'm glad, like, that I've kind of stuck with them. Like, I know them well.
So we're gonna call you the Dabbler.
Mike, wouldn't you say you're the Winnie the Pooh in the county?
Wait a minute, how's that work?
Because when you find your honey spot, you just keep eating it. You just keep eating, eating, eating. You're like, I'm not abandoning the honeypot.
And then you can't get out of the— you can't get out of the county because—
take it out. So there's no abandoning it. Yeah.
What was that book, Mark? You ever read Zen and Winnie the Pooh? Or Zen and the— what was that?
Yeah, the Zen of Pooh. Great.
What a great book that was.
Great book. And there's one with Piglet too. Well, uh, what was that one called? It was like a sequel. Uh, I'll find it. They were both good. Yeah, I— that's a good— that's a— that's a good put— good one to put on the list to reread for sure. Any other comments or questions or concerns about books for discussion? About our, uh, performance. We're getting a lot of M's earlier. Remember when I said put an M in the chat if you're motivated? But some people took it a little far.
They're a little too much motivation.
Really motivated, right?
Right. Oh, first time watching, what's going on here? Well, you, if you're still here, uh, we did actually go over that in the beginning of the episode. We're land investors. And thank you. I don't know how you came across our channel, but welcome.
You're welcome.
We are real estate investors, but we specialize in land only. We buy land at a deep discount. And then we'll turn around and sell it for cash, or we'd like to owner finance the land. So if you want to learn more, read the book Dirt Rich by Mark J. Podolsky, very famous author. Every once in a while he graces us with his presence.
Oh, here he is! He's here!
Oh, there he is in the lower left. Mark J. Podolsky. He's why we're all here. Uh, so check out Dirt Rich. Also go to thelandgeek.com. I'll throw up the website here on the— I think if I can find it. Here we go. Uh, thelandgeek.com. If you're interested in chatting with someone about land investing, what that might look like for you can go to thelandgeek.com/training.
You scroll through YouTube, you just pop on to see us for like the first thing you do, like you come on like 5 minutes ago, like, what are they talking about?
What is this?
What is this? Land Geek? What is this? People are just like, what? That happened, has to happen, right? You know, you scroll through YouTube. Oh, what's this? Oh, it's live.
Oh, thank you, Jeff.
Ah, it is a really amazing book.
Like, thank you for your service.
Uh, Joe says we should put together a recommended book list. We, we talked about that at one time.
Yeah, we, we did do that. We each picked out a book. We should do it again.
We should do it. We should have a book episode.
Yeah, yeah.
Yeah, for sure. Oh, Kathy's just flattering us now. Well, everybody, that was a lot of fun. Uh, I don't see any other pressing questions, so we could probably call tonight. We'll give Mark, uh, let him, let him, uh, let him off 5 minutes early.
Uh, look, you guys know I can always make more money. I can't get more time. I'm gonna use that wisely.
Oh wow, okay. Well, no, no, I'm just saying we're done, we're done.
Like, I, I got things to do. It's almost 8 o'clock here.
Oh, I, I took it, I took it a different way.
No, no, I love being here. I love being with you guys. This is a wise use of my time, but if my time is done, I'll take it.
Uh, Well, uh, thanks everybody. It was a lot of fun. Uh, we'll bring another topic next week. Not sure what it is yet, but maybe we'll talk books. Who knows?
Yeah, no, no, that's, that's what's so great about the shows. We don't know.
We don't know. We know what about one of—
maybe we should maybe do a Land Geek Spotlight. We haven't done one of those in a while. What's that? Yeah, have somebody on.
Where are they going to go? This fourth— like, I don't know where that fifth square will go. I'm not sure.
Oh, there's room. There is room.
I'm not sure it's gonna work. Where are they gonna go?
All right, everybody, hope you have a great night. Thanks for a good show, uh, and, uh, keep mailing and marketing and doing land deals. We'll talk to you soon. Cheers. Good night. Cheers.
