Hey, it's Mark Penulti, the lane Geek with thelanegeek.com let's have another virtual cup of coffee together. So I just finished a podcast with Dave Pellegrinelli from titlesearch.com and he came up with a brilliant idea. For a long time I've been having a hard time finding entrepreneurial attorney to do quiet title searches for me. And the idea being I wouldn't pay anything for the attorney fees. They would quiet the title the property, and then the attorney and I would split the profits 50 50. Brilliant, right? But hard to find because the attorneys really were just busy with their clients and didn't want to take any risk or go into an area that they weren't completely 100% comfortable on. So I was talking to Dave. I said, what do you do in these situations where you have to go through a quiet title? He said, mark, just pay for a quiet title and then copy the exact steps that the attorney or the paralegal go through and then just replicate it yourself for future quiet titles. Brilliant, right? So I thought that was a tremendous way to start doing your own quiet titles. Even though it might be risky, it might take a lot of time, and if you make a mistake, it can be disastrous. But in some situations, if you can get this thing dialed in, you can start buying up properties that you otherwise wouldn't have been able to buy without the use of an attorney, which could eat up your margin.
