Short excerpt from a YouTube video (How To Improve Mailing Offers In Land Investing) where Speaker A asks Tria for advice about poor mailing response rates for land investing. Tria advises that poor responses may be market-driven (recent uptick in county prices), recommends gradually increasing offer prices to attract buyers, and checking recent comps on 'lamodo' to gauge market selling prices.

He said that. Oh, here it is. His mailings have been terrible. So Frank started flight school a few months ago, I believe, and his mails are gonna be terrible. So what advice do you give for Frank? And first of all, we probably don't have enough data to diagnose what's going on, but I have heard on the whole that that response rate is maybe a little bit lower for people. So, Tria, what do you think? Any suggestions for the folks out there who are feeling the pain with their mailings?
I would say that it. You are not alone. It may not necessarily be something that, you know, they're doing wrong. I've seen just kind of an uptick in prices in the counties that we're currently working. And so when that happens, yeah, your mailings can go, like, dead quiet. So I think begin making adjustments if you're able to. You're gonna have to adjust your prices in order to get the buyers to respond. So if you've been mailing and it's been a month or two months, and, you know, at crickets you're not hearing anything, then to me, that is a sign of you're not offering enough. And so just begin to slowly or gradually increase your prices. Go back and take a look at some of the comps on lamodo and see what people are selling for, because that's also oftentimes an indicator of how much they paid for the properties.
