Short YouTube video by Mark J. Podolsky (the "Land Geek") giving a brief pricing strategy for buying/selling raw land: when facing several similar competing listings, price either below competitors (value/Walmart positioning) or above them (premium/Neiman Marcus positioning) — avoid being priced in the middle. The clip ends with promotional CTAs to thelanegeek.com for further resources (ebook, DVD course, podcast).

Hey, it's Mark Podolsky, the lane Geek from thelanegeek.com let's have another virtual cup of coffee together. So in my investors toolkit I have a DVD program. Well, program, entire program. I don't know if I mentioned that for the fifth time now, a program exclusively devoted to pricing and pricing strategies. But since we're having a cup of coffee together and I'm in the mood to talk about prices, I'm going to give you a quick newbie tip. When starting out, you want to be either. When you're competing, let's say you buy a piece of property and there's five other similar sellers with similar property in the same area. You want to price yourself either lower than them or higher than them. Don't be in the middle. What is the middle? I'm good. I'm not great, right? It's kind of wishy washy like who am I? So either shoot for being Walmart, you know I've got the best prices around. Nobody beats me on price and this is such a great value. Or be Neiman Marcus and you know I'm giving great service. This is the best property compared to everybody else and that's why it's priced so high. So quick pricing strategies tip. Hope you can use that one.
