Hey, it's Mark Podolski, the lane geek@thelanegeek.com and people always ask me, how are you buying these properties all over the country? Well, first of all, I've been doing this since 2001. But when you first get started, don't do what I do. Don't go all over the country. You're the local expert. Focus on your own back, your own backyard or your own state before you start going outside to other states. You because even though you don't realize it, you are the local expert. You know the areas of development. You probably know local players in the area that can help you get started even if you don't even realize it. Someone you know knows someone who can help you get started in your local area. So for this episode of Coffee Talk, I want to talk about a little bit about due diligence and getting started. So the first thing you want to do is you never want to buy property site unseen, but you also don't want to spend a lot of money and time getting on airplanes or driving hours and hours to look at property. What I do for 79 bucks is I have somebody go out there and look at it for me and answer a few basic questions. And that company is called wegolook.com they crowdsource it. It's fantastic. It's the best 79 bucks you'll ever spend. And the things I always look for in the very beginning of my due diligence is number one. If you can't find it, most likely my customers can't find it. So it's got to be easy to find, have easy access. And there needs to be something compelling about the property. Either it's in the path of growth, it's got beautiful mountain views, there's got, there's a lake nearby, some kind of recreational activities, something that's going to make somebody else want that property. If you wouldn't want to buy that property yourself, don't buy it just because it's inexpensive and you think it's going to make money for you down the road. Buy quality and you'll be a lot better off in the long run. Anyways, this is Mark Podolski, the Land Geek. Another episode of Coffee Talk.
