How to Scale Your Land Business Faster

A Q&A segment from the video addresses whether a program called "flight school" can help participants reach aggressive acquisition goals (examples: 10 deals in 10 months; 30 properties in 10 months). Mike Zaino asserts flight school can enable those outcomes by building systems and reducing time-per-deal; Matt Forbes argues flight school materially raises the probability of success versus bootstrapping, saying 10 deals is common for graduates and few people reach that without structured training. The speakers stress return on time invested, persistence (keep mailing), and adding metrics such as hours-per-week to judge scalability.

All right, here's a great question from Mark. Edie. Now Mark is, he's done a few deals here in the last year. He kind of, he's kind of bootstrapped this on his own, which is pretty cool. Three weeks ago, my mentee and I made a fun challenge. She would do 10 deals in 10 months, five sold under contract. Her challenge for me was 30 properties in 10 months, 15 sold under contract. Will flight school get us to our 10 month goals? Don't forget to ask me what the rewards are if we make it. Okay, I'll ask you what the rewards are. But Mike Zano, will flight school help these guys get to their goals of 10 properties in 10 months? 30 properties in 10 months.
It absolutely can. We've had people go through flight school, done 60 properties in that period of time, right? So absolutely. I think the, the biggest thing is that, you know, what we just touched upon, what Matt was talking about is building the system that can handle that. So the challenge should also be on top of that is to also have some sort of element in there where you're reducing the time spent per week on those deals. I think you should add one more metric in there. So yeah, do those. But you know, can you do that in X amount of hours per week? Right. Based upon what you're doing now? And that's where the flight school is going to shine. It's going to build you a system. It's going to build you a way that you can do this at scale where you're not spending all day long in the business. We don't want that. So absolutely it can. But I would add another metric. Can it do that? And then look at how much time you're spending now and see if you can cut that in half? Maybe.
Yeah. I would ask that question differently, right? Like, hey, could this help me get to the goal? I would ask the question of like, what chance do you have without going through flight school? I mean, I just for me, like in my own world, not you, me, in my world, 0.00 chance that I get to 10 deals, let alone 30 deals in my first year without flight school. I think the average person coming out of flight school, 10 deals, a lay down. That's a lay down. 30 deals. Can you do it? Yeah, because you're building the business in flight school. You're building the mechanics, right? That sets you up, how fast you want to go, how much mail you want to send, how much land arb you want to buy. That's a different equation. But without those Mechanics, again, just me, not you. And again, I don't work here, but I went through flight school. For sure I did, because I had no chance without it. And, yeah, I don't think the average person buys the toolkit and gets to 10 properties. I just don't think they do. It's just. It's hard. The business is hard, right? It's mentally difficult. It's mentally difficult to go, I'm gonna keep mailing. I haven't got a property yet. I'm gonna keep mailing. I just lost a property. I'm going to keep mailing. Your jaw drops to the floor and you're like, oh, my God, 10 properties is a joke to that guy. Right? So I think it's different. That's how I would ask the question is, can you do it without it? I think some people can. I think there's a very small amount that could. But I think 10 properties for someone who doesn't have flight school is attainable for a small percentage. And I think you could do it. I think most people wouldn't do it. I think almost. I don't know the statistics, but most people who go through flight school do, be my guess.
So, yeah, you know, it's like, what, me or you? Me or you?
No, you, you.
And even for those people that bootstrap this and people can do it, right? I mean, is it one. Is it a 1 percenter? I think it's close, right? Like, people can bootstrap this. There's a lot of content online. You can find all this stuff, but you have to remember, what's your return on time invested? So do you want to do 10 deals in a year, or do you Want to do 10 deals in four months? And your return on time invested with flight school is so amazing that you will get to those 10 deals so much more quickly. And then you just rinse and repeat from there. So I think that's a. That's the thing that people need to remember is, are the goals attainable on your own? Yes. Are the goals attainable with flight school more quickly? Without a doubt. So your return on time invested, that means something.
But are they likely? I mean, this is the thing, like, we don't.
Like, right? Not by. Right. Yeah, I understand.
Like, I don't want to sound salesy. Right. But, like, what's the likelihood? You read it on a piece of paper, follow the directions, and don't give up.
Right.
I mean, honestly, like, it's.
No, it's not do it yourself. It's do it yourself.
Program, you can. There are people who do it. I'm not saying it's not possible. I'm just saying I'm not one of them. And I recognized that early on in this, it was like, wait, how do you do this? And the question is, would a question that shows up, would that stop you? So forget land. Think about your life. If something comes up and you are frozen because you're not sure of the answer, then I think your likelihood of being successful in this business is quite low. Without having that kind of an education. I mean legitimately, like, that's why I did flight school was for that reason. Because I knew I would get a deed and be paralyzed and be like, oh my God, I don't know what to do. I don't want to screw up, I don't want to get sued. I don't want to do all these things. So, you know, people do it. It's not like people don't do it. But I think the vast majority of people have a much higher shot at being super successful in this business if you go through flight school. Honest.
I'm thinking that. Let's look at this way. Say you're going to commit five or ten hours a week for the next year, right? Or whatever. It'd be similar to saying that I'm going to commit five or ten hours a week to go to the gym. I'm going to go, right? And in a year's time, I could be in okay shape or I could be like jacked. Like, I could be just like really built, right? Because I have someone who's at the gym that's showing me the exact sequence of exercises, building a program for me. I mean, either way, I'm going to that gym five or 10 hours a week, right? But end of the year, I'm going to look one way or I'm going to look another. So if you're going to put five or ten hours a week into your land business, at the end of that year, you're going to do X amount of deals or you're going to do 10x of those deals, right? That's the power of it. Because you're following a proven method, a proven technique that we know the sequencing, we know the routine, we know, as we call it, the recipe that's going to help you grow faster.
