Zen master Mike Zano. What's up, brother? Good morning.
Very blessed. Usually. I know it's a Scott bossman special time with you. Sorry, Scott, I'm jumping in.
Look, you know, I'm sure Scott is going to get his. His bromance revenge at some point, but this is a treat for me and it's great. So, you know, anytime I can steal time from you when you're not out with your cape on saving lives, it's great. It's great.
Oh, thank you. Thank you.
So what kind of coffee are you drinking? I assume you're not. It's like hangover coffee from nightcap last night.
Did you watch we may had a little bit of whiskey last night.
Oh, it's good. It was good.
Yeah. They get better with every drink. No. So did you ever hear a thrive market? Yeah, I've. Yeah. So some coffee from them. I'm not sure which one, but they got that organic and you know, I'm gonna do for the fire department for when we get to the holidays. We're gonna. We're gonna get a bag of that. What's the monkey coffee? Where they actually eat it and then they excrete it and then it's supposed to be. It's like. It's like expensive, Right? But so have you ever had that?
Mark, look, I'm. I'm not. I'm not drinking excrement. Okay? That's. That's where I draw the line.
It's on bucket list with Jack Nicholson.
I know, I know. It's very expensive Ethiopian coffee. I'm sure it's great. Yeah.
Can't we make our own?
Yeah, I mean, look, you know, there's. There's. There's lots of things in China that I'm sure are wonderful. I'm not gonna try those either.
Yeah, I gotcha. Yeah, I think we might give it a shot. But anyway, Thrive market, a solid cup of coffee. I'd say air pressed, by the way. No, French pressed.
Speaking of coffee, I highly recommend my coffee cup made by Fresco. This thing keeps your coffee hot for three hours.
It's the last one I had from you was the. Was the white one, remember? With the cup and then had the. What was that one we had?
Okay, that was that. Okay, that was the. The one that was like. I got Eric on that one. You get those at Starbucks. They like. It's like electronic and keeps it hot.
Right?
But like, it kind of. It's kind of high maintenance and sometimes it, you know, it's really cool when it works, but It's. It didn't work. That.
What's the name of this one? What's the name of this cup?
This is made by Fresco. It's Fresco. Yeah. R F E S S K O. We got a bunch of comments. Let's. Let's go to the. All right, let's hear comments. Jason Hoffman, good morning. He's like, I'm feeling chocolatey this morning, so I'm rocking the homemade mocha. Cheers. Jason Hawkins, Cheers to you. And then, aloha. The Land Arp queen is on. Dan. Don Parisa. Hi, Don E. Cat Mars, where's my cup of coffee? I don't know. You can't. Mars, where is your cup of coffee? Johnny Morrow. Hey, fellas. Good to see you guys.
Good.
Good morning, Johnny. Or good afternoon.
Good morning.
There's a. There's a serious west coast bias, by the way, that we discussed. Yeah, sorry.
Yeah, there might be some. Chloe, my coffee. It's like late in the afternoon here. No, it's only one o'. Clock.
Yeah. Oh, so. So. Facebook user says, good morning, Land Geeks share some of your best deals this week. Jen Ramquist says. Ooh, to, I think the. The excrement coffee. Drew M. What's going on, fellas? What's up, Drew? Brad Donzi. He's like, what's up, Brad? Good morning, Chad Swanson. Good morning, Chad. Good afternoon from Atlanta, guys. Good afternoon, Drew. So, Mike, we have a really good topic today for coffee talk. So let's. Before we get into it, though, let's like, who are we? In case somebody's watching? They don't know who we are.
Yeah.
For the millions of people watching.
Right.
Right now.
Yeah. Enter Land Geek. We are the Land Geek, and basically we teach people how to create passive income by buying an asset which is vacant, raw land, 25 cents on the dollar. And you can turn around and sell that to people who are really in need of it, want it, love it, and you can offer them something that will, like, solve the problem in their life where they can't afford it. Right. You give them an Easy monthly payment, 100, $200. We recapture our investment in under a year, typically 10 months, as Scott Todd teaches in flight school in. And then we can go buy another one. And every time we do that, we create more and more passive income. So you can start out by paying your electric bill, then you can be paying a car payment, then maybe your mortgage. And then you say, wait a minute, can I actually make more money at this than my regular job? And the answer is yes. And maybe you get inspired. So there's a lot here, a lot of potential. We offer potential, Mark.
We offer a lot of potential. I mean, we are really what it is, is it's a simple, simple model where you create passive income without any of those headaches. No renters, no rehabs, no renovations, no roads. A one time sale. And then you get that, that passive income stream with the ultimate goal being work when you want, where you want, with whom you want. So that's total freedom. And it's amazing to witness when, when people get there, it's like colors become more vibrant than food. Tastes better, you know. So Paul Brewer says, what's up, gents? What's up, Paul? He's out there saving lives too. Yeah, Natalie Mino's on. Good morning, Natalie. How are you? By the way, how excited are you for Natalie Mino? Yeah, yeah, I'm really excited for the minus. Yeah, Ken Badik, he said too late for coffee, gents. Already downed a warm sake and three Karens. Kampai. So I'm assuming Ken is in Japan right now drinking.
Nice. Or I don't know what time it is in Japan right now. I think it's, they're ahead of us. It's nighttime, right? Yeah.
Right. Or it's possible that he has a serious drinking problem and we need, we need an intervention. It's one of those two. So, Ken, we're, we're watching Peter. Zero says, wow, coffee with the Zen master. You feeling the love, Mike?
That's nice. I do feel a lot. Thank you, Peter.
Yeah. Facebook user. Have you seen sales on email responses slow down and email responses slow down. We'll get to that. But Ken Badzik's in Miami. So Ken, I'm gonna go ahead. If you just let me know where you're located. We're gonna schedule an intervention.
Yeah, because it's 1 o'. Clock.
Because it's 1 o'. Clock. Yes.
Friday, Mark. You know, a lot of people on Friday go out, they have a nice meal or they meet with some friends. You know, it's a, it's the end of the week, so I, I, I wouldn't call for an intervention yet. If this is Tuesday, maybe.
That's true. That's true. Okay, good. And you know what? It's nice that he's able to embrace the land geek lifestyle as well in Miami. Just, you know, do whatever he wants to do. He's like, hey, you know, it's five o' clock somewhere in the world. Why not?
It's very true, very true. That's.
And you just wrote that. Yeah, exactly.
Like drinking regular. That's like, that's different.
Right, right. So before we get to questions, because there are, there are some good questions here and you know, please tee us up with questions. Mike, we had a really interesting topic we want to talk about. You want to just elaborate on it?
Yeah. I think what we were talking about is being intentional. You know, when you come to this business model, whatever your goals are, you know, know you want to be intentional. I think this comes into play right away when we talk about where you're going to mail your letters, what county you're going to go to. Look at people come to us with a variety of financial situations. Some will have a good amount of capital, some may have. In my case, it was negative capital. Right. So what's nice is that there's a variety of areas you can mail to at different price points. So like being intentional based upon, not just like willy nilly going out and just saying, well, Mark says this is a good area. Let me throw some off letters out here. Let me throw some off letters out there. Let me try there. Like really dialing into exactly where you want to go. Using Land Moto to build comps. Right. Using the pricing matrix that Scott shows you in flight school. Like really dialing into a specific subdivision. Knowing that you're going to have a win on the backside. Starting with the win. Knowing that when you mail in, you get a property for your offer that you're offering and knowing what they're selling, you use Scott Todd's yield formula. Like this is like, like you wrap this up from the beginning. Like, this is the way I'm going to succeed. Rather than just saying just going to throw some letters here, throw some letters there. I think intentional. I just think it's a nice subject.
No, it really is. And you know, I know for me, like I use that compass worksheet.
Yeah.
And I fill it out on Thursday. So I've got my, my goals for my 12 week year. And then what are the tasks that I'm going to complete? And it's usually like three for the week that will move me towards those goals. So it's very intentional. I mean, look, I don't want to be busy just to be busy. That, that does mean no good. I want to be really uber productive. So the things that I'm doing have a massive impact and I'm 100% intentional on it and to the point where it's like you are completely laser focused. I don't ever Go into it with a lack of seriousness. Right? I don't. And you don't either. I mean, you're like, look, I'm going to. I'm gonna mail, but you have fun. I'm gonna get deals. No, no, it's fun. I have fun.
But you're serious with your focus? Yes.
Yeah, yeah. I mean, yeah, I don't take myself seriously necessarily, but I take every. I take the work very seriously. I take the intentional. Intentionality, the goals, you know, really deadly serious to the point where I don't want any distractions. You can't get a hold of me, like, when I'm. When I'm in that mode, it is complete radio silence. Unless there's, like a family emergency, no one can get a hold of me. I won't be distracted. And it's really intentional. How does it look for you?
Yeah, very similar. In fact, there's a nice way on your. Looking at my iPhone, you can actually set up so that, you know, I mean, in those blocks of time, the only people that can call me, they can't. Nobody can text me but anybody. There's a small list of family members. If they call, that comes through, everybody else is blocked out. They can't get through. I like what you said to Mark about having those, like, three things. Like, if you were to focus on one thing a week, like, very intentionally do one thing, that would have a huge ripple effect. And you did one thing every week as opposed to saying, well, I gotta do this, this, this is this, this. Look how much you could grow. And you always bring up this quote. I don't know who said it, but people, they overestimate what they can do in a week or a year.
Underestimate what they can accomplish in a year, but they underestimate what they can accomplish in three years.
Right, Right. So you just take this intentional path. You take one thing and you nail it, and you nail it hard and you do it right, and that ripples out. Now you go to the next thing. You just keep chunking, whack, whack. Now you're going to be very successful. And how do you feel at the end of the day, Mark, when you have those days, right? The day could end and you could be frazzled, you know, and have that Einstein hair and be like, all you could do. End of the day, just go into, like a creativity period. Maybe at the end of the day, we enjoy some sort of fun, educational things and like, wow, I accomplished something. So it really, it's your life experience. You're Working on here too at the same time.
Oh yeah, absolutely. And I think it's really important to do these things joyfully. So yeah, I mean when I say I'm serious, it doesn't mean I'm not joyful about it and I'm not enjoying the moment of it. And no, and I'm, and I, and I let go of the result. So a good example is when I started Geek Pay, I literally had no idea what I was doing. Like when I look back on was complete lack of humility to even start this thing. Like, like it was a spite store. Like I just got mad, I got mad at the guy and was like, okay, that's it, I'm doing this. And I just impulsively, you know, started doing this and then. But I needed a partner on the banking side. I mean, I mean how many, I can't tell you how many calls I made. Blind, cold calls and how many hours it took and how much rejection I took day in and day out before I found a partner that could do ach in our business. But I did it joyfully. I was like, okay, I must be closer because I know it's possible. I knew it was possible. And so I just went in on this completely tunnel visioned type of activity where nothing else was going to get done until I solved that piece of it. And you know, but look, I could have quit on the, I don't know how many calls it was, it was a lot. But I, but I did, you know, luckily I didn't. But let's get to a really good quote here by Jason Hoffman. He said, where attention goes, energy flows. Have you heard that?
Yeah, it's like Chi Prestige blood flow. It's sort of like Qi Kong and energy there. So what your intention? I was writing about that actually very, that very topic this morning in my artist journal and it's true. It's with, it's your thoughts, they go first, your intention goes and then the energy flows there and it's, it's super powerful. That's a great, great point.
Yeah, yeah. So I'd love to know, you know, where everybody's attention is right now. I'm going to, I'm going to make the assumption because of the market and people are saying, oh my response rates are a little lower because the market's a little hotter, that people are laser focused. Their intentionality is I want to buy, you know, at least two properties a week might be the intention in this current market, where for some other people it might be I want to sell you know, two, three properties a week. I want to build my buyers list, whatever it is, it'd be really interesting to see where, where the group is on. On what they're really, really intentional on. So Jason Hoffman wrote, that's part of the beauty of flight school, Focusing all attention on one or two things at a time.
Yeah. Yeah, great point.
True. Because, you know, we always talk about this. That's the beauty of flight schools. Like, here's your time to work and learn at the same time. It's not academic. Right.
You're.
You're. You're doing deals by this week, like you have no choice. Like.
Right.
And that's intentionality. Like, if you go into flight school, you are being completely intentional in the sense that I don't hope I get a deal. It's like, no, no, I'm doing deals. I will buy and I will sell a deal.
Yeah, you don't have a choice. Scott will push you. And you want that to happen. You know, that's why you have to own a property by week six. You know, you have to do your mailing by week three. I mean, these things, these are deadlines that you want put upon you. You want someone to hold you accountable. Because time and time again, I've seen people with the toolkit that, you know, it's all good intentions, but life gets in the way. They don't have a very regimented plan of action. So they're like, I'll get to that mailing. I'll get to that mailing. And I'm like, hey, did you mail yet to mail yet? But in week three, three weeks in, like, literally, you could know nothing about land investing. Start this Wednesday, and three weeks later, you've got letters going out. And then six weeks from that, you have a property that. That's pretty intentional.
Yeah, absolutely. If you're on the fence on flight school, just go to landgeek.com forward/training schedule. Call with Mike or Scott. What, are there two spots left now?
Yeah, this. Yeah, this is, you know, this business is incredible. People are realizing this is the. I mean, what we have to offer. Mark. Socially distanced properties. I mean, people love what we have. Yeah, it's a great time to be in land investing. It's always been a great time, but now it's a super great time.
Now it's a super great time. Yeah. Chad Swanson's funny. He's like, I don't want Ken to drink alone, so I'll join. That's. See, look. Look how great our community is.
Supportive.
Very. Yeah, yeah. Facebook user says in all caps, Marco, I think I might know who that is.
Let's see.
Facebook user, do you even bend your rules on margins? You want. If you are turning them faster than you can buy them. In other words, if you can sell them or even have lots pre sold, are you willing to pay a bit more for a lot to make the sale and keep the business moving? What do you think, Mike?
Yeah, I think it's the velocity. I think, you know, there's different ways to look and evaluate deals. You know, when you're looking at terms, deals and whatnot, you can, you can look at Scott Todd's. He's got that great course on invested ninjas on yield. I mean, that's a great metric to use. But again, if you. I don't know if he's talking cash flips. I mean, if you know that these properties are going to move and this is. But Mark, I guess I would also go to the fact of why people buy wholesale. They may have buyers in place waiting for land. They have mailers out. They haven't brought any deals back to them. They might look and say, geez, well, this is a little bit more than I pay for it, but I have a buyer waiting right here. And we don't want to be land snubbed. So they might not make their 4 or 500%. They might make 3, 350, you know, and, but it's a quick, easy transaction. So I think yes, the answer to that question would be yes, that, you know, if you can turn that property quick and you have access to them, then make the money.
Yeah. I think what's interesting is, is the phrase your rules. Right. So I, I mean, there are no rules in business. I have a discipline, like I don't want to overpay. Right. So on the buy side, I want to buy 25, 3 cents a dollar. But look, if I have to pay 35 cents on the dollar and I know I'm gonna make, you know, a nice profit, I'm flexible like a yogi. I mean, the other thing is, is time value of money. How long is my hold time? If you're telling me I can flip this thing in an hour. Well, yeah, sell it.
Yes.
So look, no, nobody ever went broke making a profit.
You know, just make that up.
No, I, I mean, maybe, yeah. I mean, but it's true, right?
That's going on the wall.
That's going on the wall. That's. That's a shirt.
Nobody ever went broke making a profit.
Nobody won Broke. Making a profit.
That's awesome.
Ken Bad. Zach says Magnetic vortex resonance. Watching from Sandia National Laboratory, Albuquerque, New Mexico. Office of Scientific Research and Development. Gravitational dilation Text Complex. Thank you, sir. You know what? I think this says a lot that we're attracting, you know, at least average intelligence. Right? Hey, Mike. That's that. Yeah, that's who that is. That's who is in our community. I hope you're intellectually stimulated. Magnetic vortex resonance.
But look, you know, genetic. To soothe your soul, right?
Yeah, this. This is probably like. But even for him, like, it's probably interesting, you know, he probably loves his day job, but it's still a job and he still wants that passive income. Or she. Kermit Wallace. Hey, guys. Great to see you. Hey, Kermit. Good to see you. Don Paraiso. I am selling. I've been setting my intentions. Phenomenal.
Awesome. Yeah, she's doing very well.
Brad Donzi. I love his energy. Awesome topic. When I'm crushing up a hard climb on a bike, I never focus on the top of the hill. It's too much. I would quit. I took. I look. Is it look. My eyes are jacked. I look 1 meter in front of me and just think, I'm never quitting. This is what I want to build. Land investing. It's a great attitude.
That is a great attitude. You know what, Mark? That's why Grill the geeks is loved by people too. Because they might look at Scott Todd and say, oh, my, how am I ever going to get that kind of crazy passive income? But then they see other people that are chunking away at it and they see their success and it's like, ah, I can aim for that target. Like, I can do that. I can do what he's doing, you know, and so it builds momentum for people. So that's similar to riding that B. Not looking at the top of the mountain, you know, with all that, it's like, okay, let me just get to a couple hundred. Let me get to five, you know, chunk it away.
Yeah, absolutely. Joe McBreen. My focus. Learn, learn, learn. Ideally, I want to transact my first property all the way through. From mailing to buying to marketing, through the sale. That will feel great.
Absolutely. Well, it's addictive. Watch out.
Yeah, it's. It's the best drug out there.
The.
The passive income drug. Right.
We were talking about the nightcap last night. We're saying we all have addictions. Ours is mailing. I guess I gotta mail. I keep mailing. I can't stop mailing. Yeah, it's not a bad addiction.
Yeah, it's not. It's really not a bad addiction. Deal flow addiction. Kermit Wallace, does something like the fires in Oregon, Clamp county, affect your decision making to buy? That's a. That's a great question. We've not had a fire question in a. In a while.
Yeah. Yeah. Well, the beautiful thing about all of our properties is that there's no structures that are going to burn and that land will come back. So I don't, you know, if it's historically a productive area, then I, I think I would still buy there. I mean, I might want to look for a better deal, I guess, but I don't think it would totally hold me back. I think that those, you know, those lands are not destroyed. I mean, they're. I guess it's sort of figuratively speaking, you know, there's some damage to them, but not like there was a structure that we don't buy, you know, houses and mobile homes. We buy land and, you know, land will come back. That's the beauty of it.
Yeah, I mean, it will come back. I mean, if I, again, if I can buy it, 25, 30 cents on the dollar, there's someone else on the other end of that deal. We, you know, we've done this 6,000 times now. We've never been stuck with a piece of property. I mean, I've. I think I tell the story. I've sold land that looked like Chernobyl. I don't, I don't judge. Like, I wouldn't want it, but I'm not, I'm not the market. So you just can't prejudge the market based on what you personally would want. Yeah, they all sell because somebody's gonna think to themselves, you know, this is such a great buy. Five, ten years from now, this will come back, and this will be way more valuable than what I paid for it. So they'll do it. It's.
You imagine owning a bagel store, Mark, and, And you hate blueberries. I'm not making blueberry bagels. I would never eat a blueberry bagel. But you got a million people that want blueberry bagels, right? I mean, everybody's got their own taste.
Yeah. Please, please don't say blueberry bagel unless you've got one.
Scone that'd be better.
Scone. I like Pavlovian, like, you know, salivating. Oh, Jim. I guess Jim Kramer says nobody ever went broke making a profit. So there you go.
Looks like he copied you. Mind who's this Jim Craven guy. Copy.
Yeah.
Yeah.
Seriously. Drew M. Nice one. Tina Starling watching from String Texas, just starting out. Way to go, Tina.
Love Texas.
Love Texas. So we've got some interesting developments. Mike Zano from last week, we had a winner. I do have the name. I do. Oh, but ecat mar says geeky land snob. I like that. So should we do a drum roll? Should everybody do a drum roll for the winner?
Yes.
So how do you win? Like, what? First of all, this is the prize. It's lots. So if you go to landgeek.com forward slash, lots. Tate made like a little Netflix series or geek flicks series Land Geek flicks on, you know, looking over Tate's shoulder, how does he work? What does he do every day? And you get some insight into his land business and what he does, and it's great. And it's a 497 course.
Awesome.
People watch it. This is like the first season. There's gonna be several seasons, and it's got great reviews. So if you'd left a comment during nightcap or last week's coffee talk with bossman. Yeah. Which I don't. You know, Mike, I'm having so much fun with you. I don't know. We got to do this, like, the three of us. I know, I know, I know. It's just nice.
It is nice.
Then you're put into the random name generator, and Scott then puts that name in. And the winner this week. Drum roll. I hope he's on. I don't know if he's on. Let's see, let's see, let's see. I gotta go to Voxer. He voxed it to me. Is the. Is the suspense killing you?
Yes. It's Anthony Faso.
Team Faso. So, Anthony, go ahead and email support@thelandgeek.com we're gonna get you instant access. Or we'll just email. We had Anthony stuff. We'll just email them. So Fantastic. See? So pays to leave comments.
Pays to drink coffee with us.
It does. It really does. Free education. And then once. Once a month, we're gonna do, like, a big one. Big giveaway. So. Not that lots isn't a big giveaway.
Oh, it's great. I'm jealous. I always wanted to be in a trailer and then see Tate and that. It's just awesome. Like, I always wanted. You go to movies. Like, I always want to be the guy in the trailer. I don't want to movie. I just want a trailer.
Yeah, yeah. So what's going on for you this Weekend. I know. You know, your weekend's the same as Monday, but.
It'S pretty chill, you know. Well, I do work at the fire station on Sunday. I know. Much to your chagrin, I'm still there at the fight. But I love it. I really do. I enjoy. I'm at the point now that I really want to perfect my craft over the next five years. You know, it's. It's sort of. There's a different intentionality behind that, why I'm doing it right. So I enjoy it. It's a good group of guys and a lot of young guys coming on, and so I'll be there on Sunday. But short of that, we just, you know, always fine tuning our systems and taking in new deals and, you know, just enjoying the business and the benefits it's brought. I'm all, mark, the word is always grateful. Very grateful for this business. You know, what it can do for you can, like, literally. I reinvented myself in my 40s, like, so wherever you are in life, you can literally take. And you can turn. You know, you got sometimes tug on that wheel, right? But you can go. You can take that other path. You can turn. And if you have a spouse, we'll have her put her hands on the wheel too, and turn it, and two of you together can change your trajectory and things can be different. I'm proof of that. I love it. Grateful.
Yeah. Yeah. Amazing. And. And I'm grateful to just even witness it. So it's. It's amazing for me. Jason Hoffman says. Yeah, buddy. Congrats, E. Cat Mars. Congrats. Congrats. Anthony. Don Parisa, she's just all good vibes. But wouldn't you be. But you know what, in fairness, though, like, wouldn't. I would be.
Yeah.
I think a lot happens.
She wakes up to a good view. Yeah.
I mean, like, dawn has lost all complaining privileges living in paradise. She's like, oh, Mark, stop it. She's like, people in. In Hawaii have problems too, you know? Yeah, nobody rides for free. But it's fun to tease dawn and Racine, she says, congrats, Congrats. Anthony Faso. Dawn, when's the last. When's the next Blue Hawaii Babel coming out? Guys aren't watching Blue Hawaii Babel on YouTube. Check it out. A lot of fun land investing, Hawaii. Good vibes. So what else is going on this week? It's been a good week for deals, haven't they? Before we end, does anybody want to just put in the chat their. Their favorite deal this week? We. We can't we can't keep inventory. It's selling so fast. Fast.
It's a very hot market out there.
It's really hot.
It really is.
It's great. So, you know, when the science. When sun shines, make hay. For sure.
I like that quote.
Yeah. So to. So to end coffee talk, Mike, getting back to the intentionality theme, you had mentioned a. I think you talked about last night, the difference between a strike.
Yes.
And look at it.
I opened it up and it went right to the page without me even looking. Can you believe that?
That's. Wow. That's.
You've got to get this book. I know you're gonna love it.
The Book of Five Rings. I'll get it.
So, like, this guy was an undefeated swordsman back in Japan and in the 60s, wrote down all his. All his principles for success. But business people love it today because it's. It's not just about sword fighting. It's about all types of events in life. And in one of his topics, and I think this hits right on. No, I guess pun intended, with intentionality, he talks about the difference between striking and hitting. So, I mean, he's. Even if you strike an opponent so hard that, you know, this is sword fighting, but think about it, striking so hard that it ends the fight, it kills him. Right? That's still a strike. A hit. I'm sorry, that's still a hit. But a strike is when you. A strike is when you intentionally hits. When you intentionally hit the target you're looking for. So the way I look at with lane investing is I could just send out offer letters, right? And I might get a hit, right. I might get a deal here, deal there. And then I can calculate the ROI and the yield afterwards and be like, oh, that was pretty good. Or I can go out and I can strike. Like, I can go out and I can know. I can start with the wind circle back to the beginning. I can know the area. I can know what the properties are selling for. I can know what I'm going to be able to sell for a monthly. So I can configure my offer price. And I already have this basic kind of yield function figured out. So I'm starting with a win. I'm strike. I'm very intentional with my attack on that area, that subdivision. So I think, you know, it's just awesome to read this, this. These little quotes. And plus, I'm a huge fan. My son and I watched the TV series Avatar.
Yeah, yeah, yeah.
And his books are all the Earth scroll, water scroll, Fire Scroll. So it's pretty cool.
Look, there's, there's some ancient wisdom in there. And that's, that's really what wisdom is. It's, it's timeless, right?
It is. And how do you apply it into the current climate where you're doing what business model? And you know, that's why, Mark, I love everything you've brought forward with this land investing and all that I've learned because when I was 20 years old listening to Zig Ziglar, Wayne Dyer or Tony Robbins, I was always inspired. But I told you, the truth is I didn't have a niche. I didn't have a place to put that inspiration. I didn't have a place to really facilitate it. And now that I'm doing the land investing and I go back to that, it's just, it's just awesome. It really is. To have a niche that you can take and apply all of these principles of success into, that's priceless.
Yeah. Yeah. I mean, what's, what's the, the quote? Inspiration is, has a, you know, an expiration date.
Yeah.
You know, it doesn't last that long.
Strike.
But, but you know, if you're, you know, if you, if your mindset is, this is a marathon, not a sprint, and you're, and you work in sprints and so you're, you're impatient with your actions, but you're patient with your results. The joy remains, you remain intentional, but you are not sort of going up and down with, you know, inspiration like, you know, your, your why is strong enough and you can, you can weather it. So that's why that's a whole other coffee talk.
Well, that's why it's important. If you're, you know, you really want to. I always say, you find out about lan investing, does it speak to you? Does it sing to you? If that's the case, like, geez, I love it. You know, like. And trust us. Well, through coffee talks, roundtables, nightcaps, you figure out we're just regular people. There's nothing, we're following a recipe. So that's in place. Now becomes if that's all aligned, it's like, what's your choice? Now you could go to the toolkit. But the danger with that is, like I said, your passion is here right now. And if you go into a self directed program, what could happen if you're not very laser focused is you could sort of get haphazard results because you're not putting all that commitment in a focused manner. And you could say, ah, and like you say, mark off to the next shiny object. But the flight school, if the first two are true, this sings to you, you know, like, and trust us, go into flight school, strike while it's hot, get committed, own a property by week six and just move forward in these little sprints.
Oh, yeah, absolutely. I mean, it's like working out on your own or having, you know, a world class personal trainer, you know, running your group. Yeah, like, like Arnold's like, you know, right, let's go. Your, your form is poor little girly, man. That's like Scott, like Scott. Dad's like the little girly. Like, you're all little girly men now.
He's the Arnold Schwarzenegger.
He's like, he's like, now I'm going to take you up that mountain land investing. You will, you will, you will succeed or you will die trying. I don't care. It's true. He's not an option. It's great. Yeah. So. And we even guarantee it. We're like, this costs nothing. We guarantee. If you follow the recipe you do, we tell you to do, it's not gonna cost you anything anyways. You're gonna make back.
That's how much we believe in it.
That's how much we believe, how much.
We believe in the model that we're willing to offer. That sort of guarantee. That, that's, it's just really awesome.
Yeah.
I can't say enough about it.
If you're, if you're watching this, there's two spots. Get on a call quick.
Yeah. Let's talk.
Yeah. All right. Well, Mike, it has been such an honor and a privilege and a pleasure having coffee talk with you. And I want to thank everybody who's been on. Dawn, Kermit E. Cat Mars, Jason Hoffman, Tina Starling, Drew M. Of course, the Facebook users that I can't see. Kermit Wallace, Joe McBreen, Brad Donsey. Magnetic vortex resonance. Ken Badziak, who's probably already passed out. Chad Swanson, Peter Zero, Snelly Mino, Paul Brewer. Chad, did I always say San Anton? Jen Ramquist, Johnny Morrow. I think it's the Jason Hawkins.
We get a lot more viewers here live than we do on the nightcap. We have to try to rearrange that. I think we should start doing like, you know, afternoon Sunday meetups. When we do remember the little morning meetup, something we got a lot of. This is a great time for people, I think, to come on and jump in and engage.
Yeah, absolutely. All right, man. Air hug it, bring it. In. All right. Are we all gonna do this together? 1.
Yes.
2. 3. Let.
Let freedom. Freedom. Ring.
Ring. All right. How do you say that in. In Hawaiian, I wonder. That'd be cool. Is it even Hawaiian? Am I even saying this right? Am I offending in a whole island?
I'm not gonna weigh in on this.
All right, all right. Thanks, everybody.
Abstain.
Abstaining. Jason's dope poster in the background. Zaino. Yeah, there it is.
It's the Scott Talk poster.
It is. It is.
You call me a horse. I love when he said that to me. You're calling me. I'm calling you a stallion.
Stallion. That he is. That he is. All right, see you, everybody.
