Hey, it's Michael to meet the land geek with the lamb back column and say hi see if everybody's all you can schedule anything today, tomorrow at noon and leave Sabbath peaks because sadly. So yeah. But if you are live, leave a comment, say hello. We're going to be giving away tomorrow as well but tomorrow's module that we use as your gutter is called really geeks. You get to ask some questions for you hear this. You know these it's a lot more relatable. So I'm hard to relate to you stop off. Let's hear from people just on and just how are we giving and asking what's up?
Unknown.
I forgot. Thanks for being a comic. So I only have a few minutes here. Thought to jump on if you had heard of answer any land investing questions you have say hi. You can tell a joke. I'm going to get a joke. Oh hey man, I'm so missing.
Yeah, exactly.
I try to get there. Try to get Scott times. I'm not busy. Mike and Scott. Very funny from the nightcap last night. Hope everybody's going to make it. What's up there? What's up? Jason Hoffman. Good to see you. Jen Ramquist. Good to see you. Oh, the audit is a salva.
Jen. Is that better? How's that? Okay, now it should be better. I fixed it. Okay, so it's still muffled. Hold on. No, it should be working now. Can you guys confirm? But Jen, thanks for letting me know. Michael Newbell. What's up on Periscope? Sup, Jason Mendoza. Yeah, audio is a bit tinny. Oh, now better. Okay, good. Much better. Thank you. Racine. What's up in Hawaii? Jeff Peralski. Way better audio. Awesome. Thank you guys. Better. Shafiq, what's going on, buddy? Don Paraiso. Hi, Mark. Oh yes, can hear you now. What's going on in Hawaii? Don't. Michael Nubo. Okay, good. Thank you guys. Thanks for helping me. I really appreciate it. Jim Ranquist. Thank you. So by the way, speaking of mics, this is my podcast mic. It's like an ATR mic. It's kind of a starter mic and so Audio Technica and I've been using it for years. And finally Matt Forbes has shamed me into getting like the Joe Rogan Big Daddy Mike. And it's on its way. I'm really excited. Who's unknown? Put your name in there. Just finished my next hundred mailers. That's awesome. Good for you. Unknown. So I only have a few few minutes here. I got a hard stop at 3:30 I've got a call. But any, any questions? How's everybody's week going? How's their Thursdays? Any deals to be talked about? We're having a crazy, crazy busy week this week. It's insane. Dawn just meditated. Excellent. Perfect timing. So is it. I love meditation. You know, it's so funny because I feel like when it comes to these things that are supposed to be good for us, like, let's pick on meditation, for example. Like, I think there's two ways to approach it. The first way is, okay, I was on a podcast and this person said meditating is good for me. I'm going to download the Waking up app and I'm going to close my eyes and I'm going to meditate. And then when we done with that meditating, I'm going to go on to the next thing. And it's like checking off the boxes versus like really, really sort of diving in with this with a different type of intention where you're not checking off the box just to get it done. You really want to do your very best in meditating. I feel like that can be applied. Same thing with our deal flow. Like, some people are like, okay, I'm just going to check off the box, send out my deals. And there's other people that their intention is, okay, I'm going to do my county research, I'm going to double check my pricing and I'm going to make sure that I've got my mailing correct. I'm going to look for those maybe people, the addresses that might be international. I'm going to delete those. Like, it's a different feeling when checking off the box versus like really diving deep into it. Ed Ellis. No, didn't have it on there. What's up, Ed? Good to see you. Jason Mendoza. He's got a question. Fantastic. Is your marketing going out focusing on the current situation with social distancing or maintaining the same standard marketing when selling? So my marketing hasn't changed. We haven't really talked about social distancing at all. That's a really interesting question. I wonder, has anybody else changed their marketing to make it more current with COVID 19? Jason Hoffman just hiked. Blood's pumping. Head is clear. I'm connected, I'm focused and I'm ready to rock and roll. Awesome. Jason. Good to see you, man. Anyone else kind of changing their messaging with COVID19 right now? We haven't at all. We might play with a couple headlines to get some attention, but nothing obnoxious about it. Just maybe something that just captures attention. Okay, so this is my joke for the day, and I usually tell this at boot camp when there's a technical difficulty, but since we're not having boot camp next week, I thought I'd say it today. Leave a comment if you want to hear a joke. It's a really good one, I promise. And it applies to the land business. No. Okay, I don't have to tell the joke. We can do it next week. Not a problem. Any. Any other questions? No. Can tell you. I. Oh, jokes are good. Okay, Andrew Mino. Got my list ready to mail. Working on another. Slowly figuring it out. Need to learn how to link lop in Excel or link lob in Excel, because I want to learn the automated way. Andrew, just go into Geek Pay or not geek pay. LGPass. It's already all set up there. Shafiq, jokes, please. That's funny, Shafiq. We really started a deep conversation a few days ago. Does anybody else have any kind of updated definition of success for them? Jeff Pearlski, give me the joke. I'm so sad about boot camp. I know. I am, too. Racine. Yes. Tell us the joke. You guys might have heard this, but I love this joke, and I think it applies so well to the business, too. Laughter's key. Okay, Don wants to hear the joke. Okay, here it is. Professional gambler walks into a bar and orders a drink, and the bartender starts making spa talk with him and wants to know about himself and what does he do for a living. And the gambler says, well, I'm a professional gambler. I never lose. And the bartender's like, what do you mean you're a professional gambler? You never lose. He's like, yeah, I'm a professional gambler. That's how I make a living. I never lose. He's like, come on. That doesn't sound right to me. He's like, let's just. Let's bet something. I just want to see this. He's like, I just told you, I'm a professional gambler. I never lose. And the bartenders are, like, insisting. He's like, please, let's just bet something. I just want to see. He's like, fine, I bet you 50 bucks that I can bite my left eye. Professional gambler starts thinking, like, 50 bucks, you can bite your left eye. He's like, yeah. So professional gambler takes out his 50 bucks, puts it on the bar, and says, you got a bet. He's all excited, and sure enough, professional gambler takes out. Whoa. Takes out his Left eye and bites it. And the bartender is so mad, he's like, son of a gun. Double or nothing. Double or nothing. Professional gambler's like, look, I'm telling you, I'm a professional gambler. I never lose. He's like, please, double or nothing. He's like, fine, I bet you another 50 bucks I can bite my right eye. Well, the bartender knows he's not blind. He saw him walk into the bar. He's been talking to him. He knows he doesn't have two glass eyes. So he puts his money on the bar, says, you got a bet. Sure enough, professional bartender takes out his dentures and bites his right eye. And the bartender is so mad, he's so just like, just raging right now. He lost 100 bucks so fast to this guy. So the night goes on, and the professional gamblers having a good time with people in the bar and making his way. And he's just drinking like crazy. Like, you know, the guy's doing nightcap and he's just drunk now. And he ambles up to the bartender and he can barely, like, form his words. And he says to the bartender, he's like, so I'm going to give you a chance to win your money back and then some. And the bartender says, okay, what's the bet? He's like, all right, I'm going to stand on top of this bar. I'm going to stand on one leg, and you see that bottle of vodka above you? Open the top, open the bottle, and I'm going to pee directly in to that bottle, and I'm not going to miss a drop. I'll bet you $500 I can do this. And he's drunk. He's drunk. And so the bartender is like, $500. Just even $500 I'm ever gonna make puts the $500 on the bar. And sure enough, the professional gambler stands on one leg and proceeds to pee all over the bartender. And the bartender's smiling and laughing and. And cheering the win on. He's like, I thought you said you never lose. And professional gambler says, I didn't. He's like, what do you mean? He's like, you see that group of college kids in the corner there? He's like, yeah. He's like, I bet them $2,500 that I could pee all over you. And not only would you not object, you'd laugh and smile the entire time. There you go. So how does that joke apply to the land business? Well, it's because we have more information that's all it is. We're like that professional gambler with more information buying these properties. 25, $0.03 a dollar. We know how to sell them and start building up a passive income. Okay, so Buzz Conroy's got a question or he's in a comment. I changed the format of my headlines to offer an experience over basic land details. I've gotten more responses. That's the only changes I've made lately. Low response rate on my mailings, however. That's interesting. So that's amazing. That's a great edit, Buzz, and thank you so much for sharing, Joel. See, Joel likes it. I'm dying. It's a good joke. You know, most jokes aren't that good. This was a good one. Jen Ramquist. I love telling that joke in Vegas at Vegas Boot camp. Serious scene. It's so true. Like, you guys will remember that joke. Now it's the professional gambler joke. Any other questions? Anybody have any sales they want to talk about? Don. Oh, my God. That's funny. How do you guys do the emojis on comments? That's kind of cool. I've never done an emoji in comments. I was on Nightcap last night for a little bit, typing in stuff. So that. That's my. My joke. My boot camp joke. I've been telling that one for years. I love it. I'm so glad you guys are enjoying the. The jokes. Oh, I have really exciting news. Really exciting. Probably not to any of you, but to me, it's really. It's really exciting. Is that the landgeek.com website is getting a major, major upgrade and uplift, or makeover, what's called. It's going to look better, essentially. Hopefully that's going to operate better. I'm very, very close. I'm almost done. It's been taking way too long to get this thing updated, but now I think it's gonna be really. It's gonna look really good. So there you go. Okay. So Ed Ellis sold two yesterday. Fantastic. Oh, Racine, thanks. Click on the smiley face in the chat box. Okay, cool. I could do that. I don't think I ever saw the smiley face in the chat box. Okay, Buzz, Boot camp Vegas. Any news? We have not canceled it. It's in August. I don't know. Put in a comment if you think we're gonna be able to make it to Vegas this year or not. I think it's 50. 50. I really do. I get the sense that until there is a vaccine, we're not gonna have big gatherings. So I don't see us. You know, I just see, like, conferences not happening until there is a vaccine. I don't think there's any sporting events, concerts, just any big gathering at all until, you know, there's a vaccine. I don't know. I could be wrong. I hope I'm wrong. I just don't know how this plays out. Oh, Jason Hoffman says you should be able to do emojis through your phone's keyboard. Thank you. So, I don't know, what do you guys think? Any other land investing questions? Anybody's got good story to tell about their sales? Ed got two sales. That's great. I don't know. Here we go, Joel, let's go. We can all wear masks and stand six feet away from each other at the strip club. Okay, now he's thinking. I mean, the boot camp. Haha. See, Joel, Joel, we take our boot camps very seriously. That's why we don't do them on the strip. Because I knew guys like you get sucked into Vegas, they never come back on Saturday. Yeah, see, that's the thing is like, would we have a boot camp if we'd all just wear masks? I mean, maybe if, like. But even then, like, even if you're wearing a mask, it, it lowers the transmission, but doesn't completely, you know, stop it. I don't know, It's. It's crazy. It's crazy times. But I'm very excited about the, the, the land. The, the LAN geek website update for sure. Any other news, Don? Preza putting positive energy out there for boot camp in August. Thank you, Don. I appreciate it. I'm gonna do the same. I'm gonna stay positive. I'm not gonna put any negative energy out there. For sure. I'm gonna say positive. I'm saying we're gonna have a Vegas boot camp. Absolutely. Yeah. You know, the thing about boot camp is like, you know, there's nothing like being in the room with other land investors. That energy is. It's. If I could bottle it, I would. It's amazing. All right, well, I thought it'd be fun to just jump on real quick, say hi. I got another call coming up in a few minutes here. I got time for like, one more question if there's any questions. Shafiq, thank you. Appreciate it. Hopefully you guys are gonna like the website refresh if you. Don't you think there should be some edits? I can edit it. It's okay. I wonder if I could share it. I don't think I can. I don't know. I Got to figure out how to use ECAMM better. I know there's a way. There is a way to do it. There's a way to share my screen, but I don't want to mess up anything here. Let's see. Yeah, new widget, new image overlay. It's probably a new image overlay, but I don't know. Oh, Joel's got a question. Fantastic question about list generation from counties. Is there a place I can purchase a list outside from the county that includes the delinquent list? Interesting question. So to get the delinquent list, you would have to go to the county treasurer. Most times when I go to the county, I go straight to the county assessor. So, Joe, I want all the real property in that county, even if they're current on their taxes. Now, true, our lowest hanging fruit are people that owe back taxes and live out of state. But if I know it's a good county, I know I can do deals there. I'm mailing everybody. So all I'm going to do is get that whole real property list from the assessor. I'm going to scrub it. Might scrub it by use code, let's say VL for vacant land. And that way I'm getting rid of the houses, commercial agricultural properties, maybe industrial, and I'm just left with raw land. And then from there I will do a batch by APN number, Cesar's parcel number. So it's by, like subdivision and sometimes acreage. And that way I'm not sending somebody with 40 acres the same offer as somebody with 5 acres. That person with 40 acres is going to send me back glitter in the mail. Does that make sense? But as far as buying a list, you can go to, there's lots of sites out there. Agentpro247.com, datatree. I think you can get a list listsource.com. there's always a way to get the list. You can just contact the county. If they're like, oh, we don't have that say, well, can I talk to the IT department? They'll have it like a CSV file. Joel? Yes, I get describing stuff, but you actually mailed it. Everyone outside the state in raw land got it? Yeah, everyone. Everyone that owns raw land. Absolutely. Anything else? Any other questions? By the way, I think in another week I'm gonna be unrecognizable with my hair. This is like the longest I can ever remember my hair being for sure. And I can't get a haircut for another month. All right, Jewel, love It. Thanks. You're welcome. You're very welcome. Anybody else out there? Like, I guess my wife could cut my hair, but maybe you're just grown out, see what it looks like. I don't even know what I would look like with really crazy long hair. Would love to hear on the podcast everyone's take on initial contact of leads. That is what to say, how to interest them further. You know, romancing your leads. Buzz, that's a really good roundtable discussion. I will bring that up for sure. It's a great one. What's the smallest acreage you'd be interested in purchasing? If I can buy it, literally 25, 30 cents on the dollar. I bought postage stamp lots. I don't care at all. I mean, look, if I had my, like, absolute wish list of acreage size, if I could just say, if all day long could just buy this size of acreage, I'd only buy 40s. Personally. Like, I don't know if guys told you this story, but there was a point in time when my wife and I were having kids. I asked her, could we name one of our kids? 40 didn't really go over that. Well, for your information, I have an updated definition of success. Equals. Tate Litchfield. Ah, I love it. I love it. Spoke with him today. Great call, Shafiq. Thank you for following up. So glad. I'm so glad. Mind blown. That's why we have that VIP piece for flight school. Get those calls with Tate as well as the other things as well. Andrew Mino. Excited to learn how Scott trains on marketing. Yeah, it's. It's gonna be great. You know, flight school's amazing. It really is. If you guys don't even know what I'm talking about. If you're watching this, go to landgeek.com training learn more. Schedule a call with the Zed master, Mike Zano or the Nightcap OG dude, buddy. Scott, Bossman is a bossman. Or bossman. I heard Matt Forbes last night say Bosman, but I always say bossman. I don't know. That is a mystery. But for sure, let's see. Buzz Conroy. I'd be thinking 40 ouncers. Yeah, that's funny. Jason Hoffman. Thanks, Mark, for taking the time to hang for a little bit. Land Geek live streams are the greatest for breaking up the day. Yeah, you're welcome. I'm, like, getting into a groove now. Like, I don't want to miss a live stream. It's. It's almost like, like, like therapy for me. Although this is weird. It's better when someone else is on the call with me, we're having back and forth because in a weird way, it's like I'm talking to myself as a comments jump in. It's an interesting little thing. It's. It's not Bosman. Okay, so it's Bossman. Okay. Paul Brewer, Landon Tree Harris. Tomorrow, guerrilla geeks, 3pm Eastern. Is that Scott? That might be Scott. Why does it say unknown? What books you reading, if any, during the pandemic? What books am I reading right now? Well, I'm reading a lot. I just finished the Power of Habits by Charles Duhigg. That was a great book. So. And then I just started a book that's kind of just fun. It is called. And again, this is not a business book. I'm usually more into business books and. But this one's really good. Scott Heron? Yes. What's up, Scott? What's up, bossman? Yeah, Scott, why does Forbes call you Bosman? It kind of annoys me. We have to have a talk with him. I'm going to vox him after this. Oh, I got to go, actually. Okay. The book that I'm reading right now is I wrote this because I love you. And I'm not reading it. I'm listening to it. Tim Kreider. It's great. He is the Boss Man. Thanks, everybody. Have a great Thursday. Stay safe out there. Let freedom ring. Wash your hands. Thanks, everybody.
