Maybe I won't play the whole thing.
Is it playing?
It's playing.
How am I looking?
This is how Nightcap used to be. What's up, fellas?
What up?
How's it going?
Not too bad. How we doing?
Welcome Land Geek Nation to Nightcap with the Land Geek guys. Exciting stuff. Mike Zano. I gave into peer pressure today, and I went and got the.
Under pressure.
I went and got the Casamikos.
Whoa.
How is it?
Casamico's Reposado. It's the first time I've sipped tequila. I usually just throw them back, but I'm sipping it tonight. How's it going?
Going good. I started off with a little tequila, and then I went to the beer, and now I'm at the beer. And I'll probably have some whiskey when this is over. Not during the show. I'm gonna keep it. Keep it cool.
Are you now?
Maybe. What about you?
I, for the first time, went out with some friends last night. We went to this friends of ours porch. We were socially distanced, which was lovely. So I brought a cooler with two bottles of wine, and then I had a pretty big hangover this morning. Coors Light.
How do you socially distance? I mean, you stick your arms out, you probably go 10ft, 6ft.
You're like, if you can. If you can touch my arm, I'm gonna punch you in the face because you're too close.
That's.
That's how we did was good. We've. We've heard they have a daughter who has. Is very immunosuppressed. So we take it very, very serious. Touch my arm and we stay. You know, reason. We're probably 10, 12ft apart, and that's really the closest we've. I haven't even seen them since this whole thing started.
Wow.
Yeah.
Well, that's awesome. You could get together with them, and that's great. Cool stuff, dude.
I mean. I mean, the pictures. The pictures point towards. I had a good time. So we got that going.
You know, that kind of brings up a topic, honestly. Like, I was talking to my mom tonight on the phone, and she's like, you know, the only way I've gotten through this pandemic is with my neighbors, because none of my brothers and sisters and I live in town. Her nearest family member is an hour away. You know, they're not seeing their family. She's like, the only thing that's got me through this is my neighbors. And I kind of thought to myself at the time, like, I don't know if I didn't have this community in the last two months, I don't know what I would have done, honestly. Like, I'm really thankful for it. And, you know, we've been doing Facebook lives a lot and that type of thing, and I don't know, to be able to interact with all these people and it's. I don't know, it's. It's a blessing for sure. And hopefully people are finding that in this. In this time, because, you know, I don't think everybody is, but hopefully. Hopefully they are.
Well, you make pretty tight friends, I think, in this community. Once you know people long enough. Right.
Yeah.
So that's been really good. Yeah, we. I mean, we're on three or four, I think lan calls a week on average. 5.
That's a great point. Like, we've come closer to our community as a way of not only dealing with this, but it's just. Yeah. As a consequence of it. But also that's good. Maybe that's why all our businesses are doing great, because we're all, like, coming together and inspiring each other and spending more time collaborating and the power of the community.
I mean, it's. It's quite possible, isn't it? I mean, there's. There's.
Have we hit upon our topic for the night? Is that it? Community.
The energy. The energy of the community. What. I mean, it makes us better.
Do you remember Better? Do you remember back in the day, Community auditions out here in New England, Matt. Community auditions for what? That was the name of the show. It was like the original Star Search. They would do it on Austin. Community audition. Yeah, look it up. It was like the original Star Search.
Ah, I remember.
Star was on the play the Entertainer.
Anyway, hey, guys, we got. We got some viewers. We got some viewers. So Jason Hoffman says. Hey, what's up, guys? Where are the margaritas? Well, I just. We're skipping the margaritas, Jason. And we're drinking tequila. We're sipping tequila. Straight but chilled. Racine, the machine says, hello. You're supposed to sip tequila. Well, I'm sorry. I'm from Wisconsin. I don't know these things. We drink a lot of beer here. We drink it quickly. Bill. Bill Dickens says. Hey, guys. Still 90 degrees here in Reno. Ouch. Somebody's forcing down a Corona Extra. That's Ed Ellis. Thanks for. Thanks for tuning in, guys. Somebody from Maine says it's hot today for change in. Oh, that's Lawrence Berry. Hot. Hot in Maine for a change. That's craziness.
I was gonna guess Lawrence Berry, our main viewer.
Our Main viewer. Yes.
Or the state of Maine.
Yes, state of Maine has been represented.
So. Awesome. Joe Lucas says. Afternoon, gentlemen. Not sure where you are, Joe, but maybe. Maybe Hawaii. Maybe Hawaii. So anyway, we should probably say who we are, though, because There are probably 2,3000 people tuning in for the first time who don't know who we are.
Yeah, that sounds. That's really.
Matt.
No, no, come on.
You say knuckleheads and all that. I love that.
No, no, no, no, no, no, no, no, no. I'm.
Was it chuckleheads or knuckleheads?
He'll do that on the toast.
Yeah. So I'll do it. I'll do a toast. You do this.
We're. We're the Land Geek guys. We've been coming on here for about 20 years. No, but yeah, just the year three. I think this is year three, isn't it?
We're going into year three. Yes.
Yeah.
We're all part of the Land Geek, which was created by Mark Podolsky. That's why we call him the creator. And if you're out there, Mark, toast us a little Casa Noble. We talk about land investing, which is where you take a one time transaction, you buy a piece of real estate, $0.20, $0.25 on the dollar, and you sell it for a lot more than that, 3, 400%. They pay you monthly, get your money back in a year if you do it right. And you can do it over and over again and you can build a whole bunch of money and you know what, in a monthly type passive fashion. But even if you do a couple, I mean, like, who wouldn't want to have a car payment for the next three to five years, right? With a couple of land deals. That's, I mean, seriously, right? I want to do car. So I'm gonna go do it like in a very sort of, you know, I'm gonna plan it out. I'm gonna go buy a couple piece of land. I'm gonna. You can literally do that, right? Couldn't you do that? Right. If you say, I want to have this, honey. Well, you're gonna have to go sell three pieces of land and you can get that. Okay, I'll go do that.
Yep.
That's the thing.
We do that in our house, where I'm like, I want to go like, I want a new tractor. And it's like, okay, well, we got to, you know, move the finances around. And we're short 100 bucks. And I'm like, we'll sell a property.
That's what I did today when I bought this tequila. I'm like, standing in the store looking at tequila, I'm like, wow, that's a little bit steep. But, hey, I had a sale or two this week, so I'm going to treat myself. Or two justifies. Justifies my tequila purchase. Yeah, we've had a good couple days. All right, here's a question for you guys and I. I don't know the answer to this because I've never worked in this area. Maybe you guys can share some light on the subject here. But. Well, first off, Kevin Pierney. Kevin, That's a new name. I haven't seen you. Welcome. Are you reading comments and questions from Facebook or YouTube?
Both.
We are live on Facebook, live on YouTube, live on Periscope. So post your comments, please. And his question is, what are the reasons that I am not seeing much investing activity in Idaho? Is it regulatory or are there other challenges? Appreciate your thoughts. Yeah, Potatoes. It's all potatoes. You guys know anything about Idaho?
I don't, but I can tell you that there could be a market there. I don't know. I was talking to someone today that, asking me why they were having some, you know, a lackluster mailing. Right. And this could tie into Idaho. That's what I'm going to say. You know, and so I. It's a pretty easy, like the three of us, like, we could diagnose this real quick. One of the questions like, okay, so where did you invest? Did you invest where you live first? That's a. And unless you live in some certain areas, it's probably a good sign that it's already starting off on a bad foot. Right. So maybe he lives in Idaho. The person asking, maybe you can clarify. And it'd be nice to work and I'd love to work in my backyard, but it's just, you know, it's not scalable. You know, Matt and I, maybe we send out thousands upon thousands of letters and we do maybe $0.50 on the dollar, maybe 60, maybe we buy a property. I don't know. Maybe. Right. It would take a lot of work and a lot of effort. So we don't typically do that. So maybe Idaho doesn't have. I don't know. But let's just talk about if Idaho meets these qualifications. Who is this person that's asking again?
Kevin. Kevin Pierney.
Okay. So, Kevin, so if Idaho meets these criteria, it could be a good area. So this could be like, if you live in that, if you do that, if you live in an area, if you live in an area that's three to four hours away from a major city, you could have a good area. If your area, which is three to four hours away from a major city, has a whole bunch of land that is uniform in size and shape and is clustered in sort of a. What we would call a subdivision, you could live in a good area. If the taxes on those properties are relatively low, you could live in a good area. If the access to the information in that area is easy to get, you could live in a good area. If there's other land investors buying and selling currently in that area, you could live in that. You could be in a good area. So go ahead.
No, go ahead, finish.
I'll.
I'm raising my hand. You finish.
So basically, this is. This is the. How you begin to. Basically, if you were looking, right, it's like if you look at, you know, whatever it is, you know, those. I backed up because it reminded me those pictures you look at, they're all pixelated and you're like, what is that? And you have to stare at it a certain way and all of a sudden it turns into an image because you have to have that.
Like.
Yeah, right. So that's like finding a good area. Like, is this a good area? And that's the filters. You have to start bringing on, like three or four hours made city. Oh, I see a little bit. Oh, oh, oh. There's a whole bunch of size properties, uniform size and shape. Oh, great. Oh, low taxes. Boom. Oh, lots of good in property page. Oh, there's other messes there. Boom. It's like all of a sudden it pops out. It's a good area. That was a lot of hyperness there.
That. That was amazing, Zayno.
That was really. Yeah.
But what I would have to say to. To add to that is I think the most important thing is the activity. Are you seeing activity there? If so, there's a market there. If you're not seeing activity, I don't know if I'd start there. And I mean, that's just, you know, the power of this community, the power of going to landmoto.com, landwatch.com, landofarb.com is you're going to see where people are buying and selling. And if there are listings there, it means people are working there. If there are no listings in Idaho, I don't know if I'd start there. It might sound great. As Jason Hoppus says, everyone from California seems to be moving to Idaho lately. It's weird, but is there activity on the land sites? That's what, that's the number one thing for me.
Right.
Well, you know, it was all. It was always mentioned to me that, you know, hey, if you want to have an area that you love, you could always have like a pet project on the side. I mean, this. Maybe you just want land. This guy was talking to me, wanted land in North Carolina. So you know what, go ahead and buy yourself a piece of land there, you know, but realize you're going to have to put more in an area that's not quite meeting all the criteria that we're talking about. It's going to take more effort, more work, more letters. Not 25 cents a dollar, but you can get a smoking deal using our method. But it's not something that you're going to scale and sell one on top of the other.
Right.
And make that quick passive income. But if you've got an area you want to go to, you could do this business. You can work it any way you want. There's no real rules, but there's certain criteria if you want to make it super effective.
Yeah, I think it's the, I think it's the going where other people are apart. Like, you're not starting in Idaho. You're not doing that. It doesn't make sense. Right, right. That notion.
Idaho, right now.
I was just, you know, I was.
Just going to say, you know, Forbes over there with his, with his 10 screens. He already has, he already has comps on every screen. He's got a county matrix here, there and everywhere.
It's. Oh, yeah, absolutely. But you're not, you know, but let's.
Break down Idaho on the call.
I'm gonna break it down.
Let's break it down.
You already did Matt tell us to think that you're new photo yet?
I haven't. I'm not even looking. I'm not. I'm actually not even going. They're all my screens are dark. It's weird.
I'm going. As you guys talk, I'm going to stop breaking down Idaho. Go ahead.
Okay. I like it. If you're new in the business to think that you're going to go find something that the guys have been doing this forever, haven't found. Think about it that way for a second. Like that kind of doesn't make sense. It's logical to go to not want to go where everybody else is because there's competition. But the competition is what gives you all the safety. That's where you know you can actually sell it. Other people are doing it. It's proof of concept. It's all those things. So it's counterintuitive. But you don't, you don't want to go start in Maine, right? I wouldn't. Right. I live in Massachusetts. I'm not gonna go. There's a lot behind me. It's nine acres. I'm not gonna go buy it for $75,000 and hope I can go sell it for, you know, whatever, 200. No, I'm gonna go buy a two thousand dollar lot somewhere in Colorado because I know I can.
Forbes, I have a very simple solution to this right now. Pick up your phone and vox your buddy Handsome Rob and ask him about Idaho. He lives there.
You know, there could be a little bit of a market there.
He's probably sleeping while you're doing your county research there. Mike Zano. I'm going to say hi to some folks. Nick Coleman is watching. Nick, how's it going? Hope the self storage and the cabinet business are going well. Jennifer Kelly is watching. My, my fellow physical therapist. Nice to see you. It's late there, Jen. The kids, kids were in bed long ago. Nice to see you up. Andrew Mino. Andrew Mino says. Hey dudes. So thanks everybody for tuning in. Please let us know if you have comments, questions. We're going down the Idaho rabbit hole right now. We're seeing if Idaho is a good state. So are we.
Really? Do I need to go start looking for stuff?
All right. Okay. All right.
All right, fine.
Any other questions while we're doing our county research live? Any other questions for the Land Geek guys? Tomorrow, I'll throw a reminder out. Tomorrow is our last Facebook live during quarantine. So the amazing thing about Mark is that he has been going live every day since quarantine has been in effect. It's gotta be close to two months that Mark has been going live every day in the group. I've been on there. Zaino's been on there. Forbes has been on there. A lot of the coaches, a lot of the community have been on there. Tomorrow we are having the most. What's that?
You've been on there more than anybody because you're the favorite.
I'm not the favorite, dude. I'm just the most available because I'm not, not always walking across the country with whatever. Anyway, so tomorrow's the favorite. Tomorrow, noon Pacific, we have the nineteen ninety seven dollar giveaway. If you leave a comment here, you will be. Your name will be thrown in a hat and tomorrow there will be a drawing for a Winna.
Winna.
Winna chicken dinner.
For $1,997 credit, you can get the toolkit. If you already have the toolkit, you can upgrade to flight school. If you already have flight school, you can upgrade to coaching. If you already have coaching, you can use it for software. You can gift the toolkit to somewhere, Forbes your rear. Have you ever thought about that, gifting the toolkit to somebody in your life?
I haven't. I do have a couple of buddies that, you know, are thinking about starting the business. So if I win, I'll give it to one of them for a thousand dollars. Nice. Idaho boys.
Such a friend.
I'm not seeing a lot of promise.
Yeah, here's what I see. Here's what I see in Idaho, right? Did Landon watch? I said, hey, anything under $65,000, because that's the cheapest. And then I said, okay, up to. Up to $27,000. So zero to $27,000. Kind of the strike zone. There's only 36 total properties, and they look like there's basically two or three lots that got sort of split up, but, like,.14 acres for 18 grand. Like, yeah, I'm out. I don't see what I want to see.
So it's like. It's like Jackson Hole, Wyoming. Like, okay, when you look at the secret county list in the Investor Toolkit, the secret county list is a list of areas where land geeks have done deals, right? Jackson County, Wyoming is on that list. Do you know how much land in Jackson County, Wyoming costs?
No.
It's like a million dollars for 0.17 acres. It's insane. Jackson County, Wyoming. You got to go there sometime. It's absolutely the most beautiful place I've ever been to in my life, by the way. But that may be part of this Wyoming. What's that?
Wyoming.
Jackson County, Wyoming. It's where the Grand Tetons are. That might be part of this. It just might not be a good land investing area. Because, Kevin, what you may not know is that we are purchasing properties for hundreds of dollars. We are purchasing properties, my bread and butter properties, between 1 and $2,000. The reason we like those properties, the reason we like those properties is because they sell in 30 days or less. And there's great velocity in those deals. People love owning land for $99 down. $99 a month or $125 a month. It's affordable. It caters to a very large market.
Right.
Land and land.
Before you recoup that investment.
Ten months or less, right? Today I did a deal Six months, all of my money out. And it's a six year note, by the way. So in six months.
Look at the numbers, man. Don't like tease me.
Give you the numbers.
Okay, well, yeah, walk me through the deal.
So I picked it up wholesale about a half year ago for $2,800. And I sold it right away.
For.
$250 DOC fee, 500 down, and the guy paid for a couple months and he defaulted. So then I'm $2,000 into the property and I turn around and sell it again. And today I sold it for $249 doc fee, $1,000 down and 270amonth. $270 a month for 72 months.
I wonder why you're wearing the Top Gun shirt.
I'm out in three months.
You feel a little crazy tonight.
I'm out in four months. I'm out in four months.
Four months from the day you sold it. Yeah. Well, I mean, that's awesome.
Yeah.
Yeah.
It's a good deal.
So.
Good deal.
So, Kevin, that's an example of the deals we are doing. And that may be why you're not seeing a lot of activity in Idaho. Because Idaho may not cater to land investors.
I don't know. Idaho.
Yeah. You want to like the market is. The market is like mom and dad take the RV out with the kids. Market is a trucker who pulls off the road and wants to sleep and own a piece of land. Right. The market is someone who's got an extra 200 bucks a month and they're going to go and be an investor. You're not gonna go buy a $35,000 piece of land and hit those marks. It just, it doesn't work.
We're selling the clock. Roswell.
Yeah. We're selling the cousin. Eddie sometimes.
No, you don't sound like him. We're selling to him.
Oh, that's what I said.
Yeah. Absolutely. Yeah.
No, I didn't say you sounded like him. Geez.
Actually I love that movie.
Quit yelling at me.
Great.
Quit yelling at me. I love those movies.
Not the Christmas one. Yeah.
Ken Green says Idaho is very expensive. We just touched on that. For sure. Lawrence Berry says absolutely. Matt cannot do this in Maine because of high property values and out of control property taxes. That's the other thing is like, yeah, Maine.
What the hell?
What's up? Maine? I mean, what's up with your. What's up with your holding costs? Maine?
We don't at all have high taxes. We, we love the people here. We don't Hate them with a passion.
That's awesome.
The other thing you have to consider is, is the holding costs, right? Like a lot of these properties out west where we're holding to for $50 a year. $50 a year taxes.
You know, I have this thing lately. Every time I hear people talk, I hear songs. When you say, hold on, hold on, hold on, hold on. And don't let go, you're gonna lose control. It's like I keep hearing songs every time people says stuff. So can I just brought the songs out tonight as I hear them? Thank you.
See, I'm thinking Richard Marks with that hold on to the memories. You know that song? It's like a slow dance song. Yes, it's like the slow dance song.
Just north of here. He was just up the street. I missed him. Laura and I, because I think the COVID may have ruined his schedule. But Richard Box, we love him, you know? Yeah. Bring back the mullet. All right, so if I hear something that reminds me of a song, I'm just gonna blurt it out anyway. Continue.
Please do, please do. Any other questions? Andrew Miller's chiming in. She's got the kids in bed. She's kicking back with a bottle of white wine, and Dylan's passed out on the sofa. That's my prediction. Anyway. Tell us what's going on.
Ice or no ice in the white wine? Because some people like ice in the white wine.
Well, you got to chill the white wine.
You.
You gotta chill it.
Three cubes.
Some people like ice. Three cubes, Andrea, ice or no ice in that white wine. Let's take predictions. I say full on ice. Yeah, I'm with ice cubes. And you says no.
Now I'm thinking she threw the bottle in the freezer for 20 minutes. That's what I'm thinking.
I'm going with a full on glass ice cube. So how much are you saying, Matt?
I'm going just a few.
All right, let us know who's the winner.
Winner here waiting. Andrea. All right, anyone else? We need some questions. This is an opportunity for Land Geek Nation to. To grow the ultimate geeks right here. Mike Zaino and Matt Forbes. I mean, these guys do not yawn.
Matt Forbes, More of a nerd.
These guys do deals. So what are your questions?
I love.
What do you love?
I love what Matt doesn't. Blur his background.
Oh, you want me to blur my background?
No, no, I like what you do. I get to see your office. I mean, I'm slowly just investigating everything behind you.
Right.
I got my Little banner and I stole from the event I went to.
Yeah, we were all good. I wonder what you're reading. I can't quite make out the titles. I'm wondering if that's a camping lit for the Boy Scouts up there. So that is a look over here, which means you're reading.
So that is a legit camping. Not camping, but hurricane lantern. Like, that's full. It works in everything. I bought it only a few years ago. They're really hard to get right because we lose power quite a bit. So. And I've used it a bunch of times. It's fabulous. They just don't really make them anymore.
We should take a poll. Matt, are you wearing shorts or pants?
I'm going with shorts.
Shorts, Bosman pants.
You know, he's got the top.
But he's still. He's not that cold. He's shorts on because I know it was hot today.
I'm going to give you a hint. So Tom Cruise starred in Top Gun, right? But he also starred in Risky Business. You remember when you were there. Sorry. Anyway, that was supposed to be funny.
It was funny.
Take care of business.
Anyway, Andrea Miller says. She says, ha. Nope. Kids are still running around, I'm folding laundry, and I don't drink white wine, only red tequila.
You told us she had white wine, didn't you?
No, I was predicting. She says only red tequila or whiskey. I guess we need another boot camp to get to know each other better.
Andrew, I'm sorry, I can't see the comments.
No, I predicted. I'm like, andrew's got the kids to bed. She's got a bottle of white wine open. We started talking about. Is it chilled, dude?
And what song thinking of when I say red wine.
Zaino, are we gonna have to delete this episode tomorrow? No, red, red wine. Yeah, that one.
UB40. Go away, UB40.
That's. Wait, wait, that's right up there with 99 sick luft balloons.
Oh, my God.
I have to go to bed now.
Jason Hoffman. Jason Hoffman, after a long day on the exotic farm, says, I'm on white wine tonight. Chilled, no ice. See, I got this down with the white wine. Chilled. You chill it.
All right, so, all right, let's. We'll bring it back to some land. If they're not gonna ask questions, we're gonna have to bring up a topic.
Okay, we got a question from Jacqueline. Spiral, you ready?
All right, Jacqueline.
Okay, Jacqueline, if you're going to hire someone to get scrub and manage your mailing list, what do you call this person on Fiverr or upworks. That's a good question. Are you looking for an Excel person or a researcher or something else? What do you call those people?
What would you call them, Matt?
I just call them an assistant. I don't.
Right. And you could put in the description is anyway long as listen. There's a number of ways to skin that cat. Right. And so basically you could say someone looking to work with data. You could say screen scrape. Someone to just work with just straight up data familiar with Excel. You check off an upwork that they're familiar with Excel. It's really, you know, just basically describe the job and then check out the qualifications and you'll start getting people. How much would you expect to pay someone? What would you think?
I didn't.
It's a trick question. It's a trick question because you probably had someone on your team for quite some time. So you don't know the current prices. I get it. But what would you think would be too much to scrub a list? What would you say would be the breaking point?
What would I think would be too much? Well so.
I guess it comes down to productivity too, right? If they could they still $10 an hour but they 300 names in an hour, that's 10 bucks worth spending, right? No yawning Matt Bob's.
Yeah, yeah. I mean I will list Scrubba. Scrubba that. I mean she gets me a hundred names in an hour. Right. For five dollars an hour.
Five dollar. Make you holla.
Five dollar. So but I mean seriously, you all have to, you, you all have to look at what your time is worth.
So what's the hourly rate conversion? What is it Remember we talked about what is your Mark and I were.
Just talking about this yesterday on Facebook Live. What is your ask what is your hourly rate? So I mean you can look at, you know, what do you make for your. What's your salary, Matt? Forbes. And then what's your salary in land investing? And then I don't know, what other investments do you have? You can like calculate your hourly rate, right?
So simple way.
Go ahead Zaino. What?
Remember we were talking about this one time a few weeks was a few weeks, maybe months. We've been on here for years.
I don't know, could be years.
We were talking about take whatever you make per year, cut it in half or take off a couple zeros and that's what you're worth per hour. Now if that's worth you sitting there copying pasting data off of a website, go for It. If not, if you can hire someone for cheaper than that, then you should do so right.
Another yawn. Another yawn for Matt Forbes.
The end of the day. The end of the day, it comes down. I don't. You know What? I'd pay $50 to have someone scrub a list. I'd pay $20. Know why one land deal is gonna trump all of that? Any. We have devolved into the trumpet.
Trumpet. One man deal with trumpet. All right, here we go. More questions. You ready?
Wait a minute. Who asked the question? Because I want them to come next week and tell us they hired this person.
It was Jack. It was Jack. Jack Sparrow.
Come back next week with a hired person and the list scrubbed. We want to hear about it.
And Jack. Jack is in flight school right now, and I think they just had their mailing call last night. Matt Forbes, where are you? You're like down. You're like down the rabbit hole right now.
He looks like Princess Leia when R2.
Yeah, you're right.
I needed to yawn.
For the third time.
Hey, you know what, bossman? I'm watching a movie tonight and it's pretty good. The Aeronauts. You seen it? No.
Yeah, on Prime.
Yeah. You know who's the star? Is the girl who plays in the. In the latest Star Wars. What's her name?
Daisy Ridley.
She plays Ray. Does she play.
Yeah, Daisy. Daisy Ridley.
And you know what her name in the movie is? Her last name is Ren in the movie.
Is it?
No way.
It is. It absolutely is. I was mind boggled. I knew you'd love that fun little fact.
Mind blow.
I'm gonna watch that show. I'm gonna watch the heck out of it. All right, here we go. Anyone else? How much do you pay a VA for an ad copyright on a single property?
Oh.
So there's a people out for a variety. Listen, any of these positions we're talking about, you can find someone that'll do it. $5, $500. I mean, there's literally that. You know, it's really a matter of just making sure that what's your budget and. And how good they are. You know, maybe it could be someone that, you know, writes an ad for you. Maybe It'll cost you $10. I don't know. You know, there's such a variety on there. Really, you want to develop a relationship with somebody and someone who's going to be there when you need them and consistently produce for you. And ideally, maybe you pay a little bit more in the beginning. But say, listen, I'm Going to need more of these. Can we strike up a little agreement here? It's all give and take, right? And there's a variety of pricing out there. Don't always go for the. You know, on upwork, you can choose entry, intermediate, and expert. Right. I mean, there's good people in all three of those categories.
Yeah, I think we pay. We pay 10 or $12 an hour for ad writer, but she writes, like, a bunch of ads in there, right? Like, it's wicked cheap, right? She works in, you know, an hour or two a week maybe. And we take. You know, it's not. It ain't much. And, like, once you've written ads yourself for, I don't know, for me, it was one half of one day. But for the average person, it's probably three or four weeks, right? Like, you're like, I'm out. I got nothing else to say about this. I need somebody else to do it. And that's one of those where when you finally delegate that, you're like, okay, this is good. I hate doing that. And for 10 bucks, who cares? I'll just go get a bunch of ads out of them. No big deal.
So, Lawrence, here's another thing I'd recommend. You know what I love about our Facebook group is if you go on the Facebook group and you say, I need an ad copywriter, please send me your recommendations. You're going to get five or ten responses from other land investors recommending people that will write ads for you. A dollar. Like, I've used a gal in the. In the Facebook group, Christy Limone. 50 ads. 50 Craigslist ads for 50 bucks. I mean, come on, find her. She's in the Facebook group. Dude, we're friends. I'll send you her way. I'll send her your way.
Oh, I don't think you need to do that. I'm literally going. So I have. I don't deal with any of this stuff.
Right?
This is all my wife who deals with this.
But I'll listen to you. I don't. I. I am the Landmaster. I am the Landmaster sitting on my throne. I do not deal with this stuff. I have my minion.
No, I just. There's a couple things that I don't deal with.
I'm kidding. You know what? You know, when it comes down. Do you know what, though?
No, no.
You know who found Christy?
Do you know what?
Who discovered Christy?
Who's that?
This guy.
What are you talking about? You know, she was.
That's. No, that's because I'm like, oh, Christy Wade. That sounds familiar. I got her and then I gave her to Burnett. And then Burnett gave her to everybody else.
You know what? I have this to say about you. You are the. You are the hand of the king. You are the hand of the king. You are Eddard Stark, Ned Stark to King Baratheon.
One of the hands was super short guy.
And Forbes is the king of the Forbes household and businesses. And you are the hand, by the.
Way, if you want, I will happy to pass on Chrissy's information. So if you hit me up.
I just passed it on, dude. I will take credit for passing it on.
Well, that's cool. I found her.
Whatever. Wow. Let's go back to the question.
Who are you? Okay. You ready, Forbes?
Wait, no. Hey, you know what, Forbes tonight.
Hey, Forbes, you know what? Do you remember Austin powers when Dr. Evil.
Yeah.
Would sit at his desk and push the button and all of a sudden Will Ferrell would disappear into oblivion?
Yeah.
That's what I'm doing right now on ecamm.
Gone.
Matt Forbes is gone. He's been obliviated.
That's not nice.
Bring him back.
Oh, he hung up. Come on, Forbes. It's a joke. Well, it's a joke. It's a joke.
This is gonna have to say. Stay tuned to next time to be continued. And the Lane geek, me will have to come back.
You know what? If he doesn't come back on, I'm very upset. I'm gonna. Now you're making me feel bad. I'm just trying to be funny.
I thought you were very funny. I think Matt's just trying to be funny on top of that. Funny. It's a double funny.
I'm calling Matt Forbes. Oh, he's back. Oh, he's back. Wait, wait, wait. Let me pull you up, Matt Forbes.
That was just to make us nervous. Good job, Matt. You did it. You let us know what we were missing.
I could go to bed at any time. I already know all the answers. I don't have any questions for YouTube monkeys.
I only have one question. Shortcut.
All right, here are Matt Forbes. Oh, Mark Pirolski, the creator. The Godfather's on. He tuned in and he tuned in. He tuned in at a very interesting time. He's like, what happened to Fortune 500? Well, you know, Podolski, you've seen Austin Powers. We've talked about this before and. And I have the. I have the. I have the ejection button. And Forbes just went down the hole into the shark pit. That's just how it was, you have to go back and watch. And then like he like actually hung up on the Skype call because he was offended. I don't know. Anyway, what's up? Do any of you have a CEO coach? Heard about it on a podcast with Mark and Gary and thought it could be helpful for lots of things. That's an interesting question. Zayn Odie have a coach?
No, but I just did listen to a podcast about mind coaches and it was. Where did I see that? Who shared that with me? Someone in the community. But I'll tell you what, it was awesome. And it was about this New York firefighter captain. He brought in this mind coach to help. It was all about overcoming self state ourselves. And you know what? I think there's a lot of power there. I was very impressed by it. Very impressed. So I don't. I was actually looking into. So this is where I'm going. They have some online courses and. Wait, Mark, Mark, Mark. You shared it with us. He shared the podcast with us on, on the. And you said game changer. Because it was all about the gentleman who was a tennis coach. And he went, remember, he started helping the philharmonic orchestra or whatever, and the tuba player helped the guy. Right? That. So, Mark, that's where it came from. And there's some online. And I thought, man, because I can relate. When they're talking to fighter partner, they're talking about going on calls. There's lots of things that go through your head and some of them aren't very productive. And you know, that could translate into any business model. So to answer the question, I have not, but I am definitely considering it.
Seems like it would make sense, right? I mean, at some point you move on and you're the, you know, you're the CEO of the company. Right. I mean, you're not in it, you're working on it. And that's a whole other kettle of fish that most people have not done. Right. You know, I've started a company before. It's a different world trying to actually get something like that off the ground. So it would make sense that you would go and go, you know, go get a coach.
Yeah. As the creator Mark Podolski says, everyone needs a coach. Elon Musk has a coach. And I'll never forget the first boot camp I went to in Las Vegas in the fall of 2015. I remember Mark standing up in the front of the room saying, I have a coach. And that left a great impression on me. Like, okay, this guy who's wildly successful in the Land business, who's helping people learn how to do this in their lives. He has a coach. Like, why shouldn't I have a coach? And.
And remarkably handsome.
Me or him? Oh, wow.
I don't think he met you.
Yeah, okay. All right. So anyway, everyone needs a coach.
How is payback?
And.
For him.
Anyway, just beginning that Michael Lewis podcast.
The show is going to go like this.
That Michael Lewis podcast is really cool.
I can tell you that right now.
That Michael Lewis podcast is really cool because. Mark Podolski, I don't know if you know this, but I am a brass player. I play the trombone. And I could.
I used to play the trombone.
No, you did not. Dude.
Listen, when I was in freshman year of high school, no way. I had to pick an instrument. My family is full as all instrumental, and I chose trombone, which, as a freshman, wasn't the ideal thing to bring on to a bus.
Right?
You're trying to look cool.
I know.
You're, like, bumping everybody with a trombone. I went through one Christmas parade, got the chaplain. I was a trombone player. We are connected.
We are connected.
Tenor sax.
Tenor sax. That's another great instrument. We play a lot of the same parts. Do you know that I actually played trombone through college? Through college, no.
But given the opportunity to guess, I would have selected yes.
Come on.
All night with you.
But I think since I'm into meditation, I'm into breathing, and I'm very. I love. I think I respect the fact that the musicians and all that breath control, I think that that could actually. I wonder, playing the. Well, you can answer this. Is it sort of meditative because I didn't play long enough? You know, when you play an instrument like that, is it sort of a meditative experience? Like you become one with it and.
You sort of playing or singing in a group that is very cohesive, led by a maestro, if you will, is very powerful. It can be a very spiritual experience, for sure. And you're like, you know, the sum of the parts is greater than the whole. We've talked about that before. That's what it is in, like, a band or a choir or that type of thing. And I don't know. It's a very cool experience to be able to convey a masterpiece of music to an audience as a group of people who are all playing their own parts but are coming together as one voice. It's really cool. It's like the most. It's the most powerful thing on earth, honestly.
You just described the land business. Think about it. You have all these Parts. And you're trying to put them together, and eventually you can play. Play the tune.
I know.
It's like, oh, I, I. And I bet you did this when you learned music. I kept having order, but eventually you can play that tune. So you want to play that tune, which is the landmassing. You bring all these moving parts. You say swivel, right? Because our old, our old back to our creation days, we would swivel in. You say swivel, but it's all of these parts moving together. So the lamp is. This itself can be meditative.
I mean, it really is. And if you think about our community, like Mark Podolski is the maestro up there, right? And every. Everybody's playing their own part in this to help.
Don't do it, Forbes. Don't yawn. I see it coming.
Oh, seriously, Back up again, Forbes. Back up.
I'm just gonna help him when I see a combo.
He lost me at trombone.
I lost you at trombone. Oh, my God. It's hilarious. Oh, man, look at this.
We're getting close. We gotta get some more questions in before this hour runs out.
How about. How about we. We normally have a refill segment halfway through the show. How about how.
All I have left is this beer. I don't even know what it is. Open it up. It's called permanence. Wow. That's sort of meditative permanence. You know, this is. You'd know, fellow Massachusetts friend. Don't yawn. This is.
Tonya.
This is Treehouse Brewery. Do you know the Treehouse Brewery is summer set? We should be there.
Oh, come on. Guys are killing me.
It's near Worcester and it's so good. You go there and you can have eat outside. They have this truck outside that cooks all types of. All types of grilled cheese. What would like chicken and all? It's like, oh, you can't beat it. And you can drink beer.
That's very cool.
We should do nightcap there one night.
We should. Yes. Seriously, Without Scott?
I'm going to eject. I'm gonna send both of you down the Austin Power Shark hole right now.
It's just gonna be me with freaking.
Lasers on their head.
I remember the time when Matt offered on his point to fly you out here. So, you know he's offered. Yeah, I remember that.
That, that's rescinded. That, that offer's gone. That ain't gonna happen.
Wow.
You'll have to come up when I open it because, by the way, we're going for the Shoppes. And when it's installed. You'll have to come up and check it out.
Wow. Mark Podolski says. Mark Podolski says I always have various coaches, masterminds and mentors. So important to help you get out of your own way.
Yeah. Yeah.
It's a great U2 song by the way. Get out of your own way. What tool or tools do you use to collect email addresses for your buyers list?
That's a great question. Who asked that Salad?
Oh, that's Lawrence Berry from Maine.
Hey, Lawrence. Well, you can actually have a two part answer that I think many of us are probably doing the two prong approach of follow up boss sinking into our final mailchimp or whatever it may be. So you can collect them both ways. Squeeze pages can go into your. Say we'll just use mailchimp as an example. Right. Landing pages. Squeeze pages go in there. You can go to. You can come in from multiple lead sources in the follow up box and shoot over there. So. Yeah, I don't know. I do know. Yeah.
What he said.
What he said.
Yeah.
Or your website.
Awesome. Another question from Andrew Mino. What is your process for following up on leads? I know it's different for all of you. Do you use a VA or have. Have your own methods?
I don't think it's completely different for all of us because we're all sort of singing from the same songbook. I think there's some automation that follows up automatically combined with some manual salesperson type things. What is this?
We're singing from the same song book.
It's lame, but I love it.
I can't stop. You know, we have some coaches in our community that are experts. I am not one of them but I am learning from them and I love it. Follow up boss is great because there's all these automatic emails that can go out and so on and so forth and then you can interchange that with some manual responses. It's beautiful. It's like a song.
Yeah.
Harmony. Harmony. Was that Lawrence asking the same question?
No, that was Andrew Mino. But here's what I've said about that. So, you know, I think that when, let me put it this way, I guess when people are getting into this business and maybe they go through flight school, they might feel. They might be feeling a little bit of pressure. Pressure to. To get. To get everything in place right away. Like I'm going to create this machine in four months. It needs to be created in four months. And if it's not created four months, I'm a failure.
But listen under pressure.
Here's the thing Mark Podolsky learned in four years. Mark, I hope you're listening. What people are learning in four months in flight school. And here's the thing. Like, you don't have to have everything up and running in four months. It's a process. It takes a year, it takes two to five years to get this thing up and running, to have a machine that's up and running. So don't. You don't have. I understand if you're feeling pressure to.
Get up and running under pressure. Yeah. But everybody in their own stride, like we always say. Mark says it all the time. What comparisons, the happiness. Like you can't listen. We're all going to grow at our own pro, at our own rate. But the thing is, you're going to. You're going to get inspired by everybody else and you know you'll get there. The only way not to get there is to quit. And you shouldn't quit because this is awesome.
Because good is dumb.
Mark.
Always triumph.
Mark Podolski saying ouch. Why is he saying ouch? Did I say something bad?
Oh, because you probably talk about the four year thing again. He loves that.
Oh, right, right, right. Yeah, that hurts him. He doesn't like that. One million dollar mistakes for all of you. He says, look at.
You could do The Austin Powers.
$1,000,000. Million dollars. I love those movies. Mark, there's a rumor there's going to be a fourth. There's a rumor.
Another awesome Powers. Yeah, that'd be amazing.
So one more. So, Lawrence Berry. Lawrence, I can help you with this. How do you enter zip codes that begin with zero in LGPass? So first off, what is LGPass? LGPass is the software that helps us automate our business. You can send out mailers at the click of a button. So five years ago, when I started this, it took me three, four hours to send out a hundred mailers. Now you can do it at the click of a button. With our software, you can keep track of all of your property information within our software, within all the due diligence and the marketing information. You can create paperwork on the fly like I did today and had paperwork done in five minutes. So his question is, how do you enter zip codes that begin with zero in LGPass? So, Lawrence, in your Excel document, double click on the zip code field and click format. And. And you will be able to change all of the numbers to zip code and then you'll be able to upload those into LGPass. LGPass first. First month free. It's from the creator. First month free. Thelandgeek.com resources. That's pretty awesome. That's a. That's a $200 value right there.
That's very cool.
Love the Austin Powers movies. Mark Pudolski says anything else. Okay, Kevin Pierney is back again with a question. You guys ready? It's been almost an hour. We gotta wrap it up after this. What is the one.
Wrap it up. What is wrap it up? I'll take it.
What is the one software tool that you wish you had available that has not been created yet? Well, that's a tough question. Kevin Pierney.
We have Geek Pay. We have lg.
I think we have everything we need.
I don't think we're lacking for tools. I think with everything exists that we need. You know, there's no. I don't think there's anything. Honestly, I don't. Whoops. Any tools. Dream bucket. Oh, you can have this tool now. What is it?
Yeah, it's pro. I would. I would say. I would. I would love to have like a good CRM. And before you jump down my throat, I know a lot about a lot of CRMs. I use follow Up Boss and Follow Boss is amazing at following up. Best in the business. But it's not a great CRM. I use it that way. I would love like Follow Up Boss had a one night stand with Salesforce and they came out with yes. Right. It was like beautiful child of all of that nonsense. I would love that. But that's like, I don't need that. You know, I'm fine where I'm at. I can't, man.
So you're hoping for an illegitimate child? Pretty much.
I mean, not another one, but one. Salesforce and Follow Up Boss?
Maybe.
I don't know. I'd like to.
Yeah.
I don't know. Not. Yeah, I'm really Zano. Answer this question. Right. All the tools.
Really?
Zaino, I think we have all. I'm just gonna say I think we have everything we need. Yeah. Anything can always be improved. And it probably will be. Look at.
Yeah.
LG Pass didn't have a drip function. Now it does. It didn't have some remailing font. Now it does. So improvements come, but the software is there.
Yeah, there's not. It's not like the old days from work were like, you know, geek pay didn't exist and, you know, doing all the loans was just a total pain in the ass. Like that's a whole other world.
Right.
It's all Kind of done like, you know, it's a.
It's a different world in closing. All right, because we gotta go. Matt Forbes is tired. He's been yawning for a half hour. We gotta close this up. In closing. This is a different world now than it was five years ago. I will tell you, like, five years ago, I was hand stuffing envelopes. I was having envelope stuffing and licking parties with my kids. You don't have to do that anymore. You are saving time. You're saving money. Look at Forbes. Look at him fading into the background. I'm about to eject him down the Austin Powers shark tube. Here's the bottom line. You can step into a system now that is up and running. Your return on time invested is infinite. And you can start doing deals tomorrow.
Really, it could actually be a distraction from doing what is actually productive. It is true. It's like, why do people surf YouTube? Why do they serve Facebook? And it's just an easy distraction from things you really should be doing. And so all of these various things that you could. How many times have I told you, Scott? I found a new CRM. New CRM. I mean, these things can distract one thing we really need to do. So be careful. Be careful of that.
Because there is something that I want that I couldn't find online.
What's that?
Something that works with messenger, where I could aggregate messenger accounts and tag messages. Software that will aggregate. There's a software that will let you tag messages and pretend it's CRM. But I would love to be able to manipulate, you know, three different Facebook account messengers in one single pane of glass and use that as a way to follow up the correct way with the right people, because that doesn't exist.
You know what? It's all coming, though. It is all coming. Before we leave, I need to share with the Land Geek Nation my tip of the week. You ready?
Yeah.
This is the most amazing thing that I have seen in a really long time. You ready?
I'm worried.
These guys right here. Fudge Brownie, Fudge Brownie. Fudge Brownie. M and M's, Fudge Brownie. And Elders. Would you put these guys in your mouth? This is like a brownie in your mouth. My wife just got these for me tonight. My wife just got these for me tonight. And I about died. Because they're probably the best M and M I've ever had in my fracking life. And that's a Battlestar Galactica reference right there. Fracking for all the geeks out there.
Eat them.
Fudge Brownie M&M's. That's the tip of the week right there.
I don't have any fudge brownie M M's that I can eat.
Well, you know what?
They're at your house.
Maybe you could travel north to your buddy's house and. And have some fudge brownies. MMs. All right, love you guys. We'll talk to you later. Have a great night. I'll see you next week.
