All right, can. Can everybody hear me now? Hopefully you guys can hear me. I didn't want to break the streak of going on on Facebook Lives doing the questions. Tomorrow's gonna be great. We're doing the Gorilla Geeks. But I thought it'd be fun to upload those videos from our frequently asked question lists on the official Land Geek motivation and wealth creation group. But if you're on, leave me a comment and let me know that you can. You can hear me for sure. So hopefully I'm not just talking to myself, which would kind of be awkward. But I try to get Zaina on. I try to get Eric on. You know, Mike's son's got a. A. A birthday today and can get Eric going. Scott's got to run to the doctor with his son. So I thought I'll just jump on solo, see if anybody has any questions or comments or anything they want to. They want to talk about. So hopefully you guys can hear me. I don't even know if I'm. I'm live here. I'm pretty sure I am. Mutual responsibility. All right, I'll see you. Yeah, it looks like I'm live. You can hear me. And I didn't want to break the streak of going. All right. Mutual responsibility. Awesome. So I'm seeing some comments. A little bit of a delay. Racine the machine is on. Racine the deal machine. How are you? And I didn't want to. Jason. All right. Mutual responsibility. Delay. Okay, very cool. So, Dr. Dawn, land arm Queen, you got any. Any deals going? Anything you guys want to talk about? Brad Donsey, Good to see you. How's flight school going, Brad? But I thought it was kind of fun just to talk about, like, you know, everybody's like, what's the difference between Land Geek and everybody else? Well, there's a big difference. You know, we got that. We have the most amazing community, and, you know, certainly we want. Get everybody out of solo economic dependency, which means if you're not working, you're not generating any. Any income. And we don't. The last thing we want to do is with our training, is create another job for yourself. So we have all that software now. We don't do the lanky VAS anymore. But that being said, there's. We do have our trained VAs. They're just off doing their own businesses now, but they're all trained. So. Is that John Farrell? He's got a question. What's up, John? Would you get a photographer for all lots that you are selling? No, I wouldn't if it's a new area, then, yeah, I would. But, you know, once I've gone in that area, it all kind of looks the same. And if I can get, you know, decent enough photos, maybe from other land geeks that have been in the area, I just want to take them from the Internet. It'd be good, so. Oh, Racine, the land deal machine. I got a deal. Third deal with one customer. Phenomenal. Good numbers, Racine. That's awesome. Paul Brewer, win of the week. Bought a lot for $800 and sold for cash at $3,400. That's over 300%. Paul Brewer. Saving lives and making money. I love it. That is fantastic. Look, nothing wrong with a quick cash flip, right? Brad Donsey, flight school was solid. Just working at acting in a manner commensurate with the training. Yeah, absolutely. There's nothing like it, Brad, but, like, that's good. Like, we got a high standard and you'll, you know, rise to that level. So you're only going to be better for it. Absolutely. And you guys got to remember, like, you know, flight school is 16 weeks, but this is like the rest of your life. Like, you're just babies in the business. All of you are just babies learning to crawl and learning to walk. So you have to be as patient with yourself as you would be a newborn. You wouldn't be, you know, angry at a newborn after eight months and be like, you can't walk yet. You be patient. Got to be patient so you'll get there for sure. Any other questions or comments? Again, tomorrow we're going to do grill the geeks. We've got two great geeks tomorrow and that are, you know, currently in coaching, currently graduated from coaching. Can grill them, ask them any question you want. It's going to be amazing, as always. So I know for sure the streak will continue as of tomorrow. Who's on Nightcap last night? Nightcap was pretty fun last night, wasn't it? Bill Dickens, how are you? Thank you for keeping the streak going. Thanks for being on, Bill. It's great. It's great. Any questions? Any other comments? Again, leave a question, leave a comment. You will be up in the running for Tomorrow's giveaway. The $1,997 investors toolkit. If you already have the toolkit, you can gift it. If you don't want to gift it, you can apply it towards flight school. Already in flight school. Apply it towards coaching and coaching. Apply it towards software. Hi, unknown. I don't know why I'm trying to fix this whole unknown thing, if you're in the official motivation wealth group and you're watching it in there, it won't necessarily say your name unless you've given it permission to. It's like a Facebook privacy thing and ecamm which is I use what I use. There's supposed to be something in like the comment area where you can ask them to do it and get permission, but it's not showing me on my computer. Maybe it's on the phone, I don't know. But it's, that's, that's the thing. So if you go to the Langi group, then I'll see your name or if you're on YouTube, I'll see your name as well. Same thing with Periscope. Jason Hoffman. What? What were you drinking last night? Nightcap is always a blast. Those guys have a good time throughout the Knowledge Bombs as well, which is great. Tancha Hocus and planning to listen Dirt Rich this weekend. Tancha. There you go. You want me to start reading it for you? Have like a, like a dirt Rich reading hour? For sure. That'd be a lot of fun. Like remember when Andy Kaufman did that? I think he was doing a stand up. He just read for like two hours and everyone was so mad at him. Brad Donsey marketing land in 10 words or less. How simple can you make it? I love it. I love it. Yeah, I mean you don't want to over complicate this business for sure. And I say this all the time, honestly, once you get how to is like 10% in this. 90% of this is mental in getting out of your own way. Unknown just hopped on. Now how exactly do we sign up for flight school? My husband and I have gone through the toolkit and we've scrubbed our first list. Now we're getting ready to take the plunge and honestly want to just invest in flight school to be sure we do it right. Well, unknown. That is going to be the best investment you can make. You can even ask people on the comments here how their experiences of currently a flight school and after flight school. But I would tell you that where you're going to go is the landgeek.com forward/training. You'll see Mike's calendar or Scott Bossman's calendar. Just schedule a call and go there. You can also, if you just know you want to do it, you can go to landgeek.com forward slash. I'll put this in here. It's just flight school and you can actually just check out and do it. But Most people want to talk to Mike or, or Scott before they just do it. But if you just know you want to do it, you can do that as well. But on that page, you can also just book a call as well. So. Landgeek.com Flight school unknown. Love dirt rich. Thank you. Thank you. I'm actually working on the sequel, Dirt Richer. How to scale your land business, how to automate it, those types of things. What we pay for, intake managers, what we pay for, due diligence. Hiring a due diligence team, creating the systems, creating the processes, all related to land investing. So, you know, I'm just being really. I hate writing. I'm just being very slow about it. But it's coming. I'm gonna do it. Promise. Dr. Dawn, I really like the referral offer. Tate talked about going to start this week. Got a referral from one of my customers. Fantastic. Fantastic. Unknown, you know, of mis coming on. People think that you got the virus. Yeah, I know. JF Is that Ja? Is that John Farrow? My yield is only 165%. Racine, in what world do we only. We say only 165%. Those are sick numbers. Sick numbers. Sick numbers. She's like, I'll get my money back in seven months. There's not, there's not a person on this planet unless you're in the land investing community that's like, oh yeah, my. They're like ashamed. Their yields only 165%. Just because I say on average it should be 300 to 1000%. 165% is nothing to sneeze at. And same thing with getting your money back in seven months. That's awesome. That's awesome. I mean, and then, you know, when you throw in some of those flips, like Paul Brewer making 300%. Pretty good. Pretty, pretty good. And then plus, like, we're seeing you live in freaking Hawaii. Okay. By the way, did everybody listen to that, that roundtable with the Hawaiian Roundtable on Tuesday with Dr. Don and Racine? Let's see. Nat Pacheco, what's he got going on? It says, hi, Mark. I have a buyer that wants to buy and move on to the property of the Camper on land contract. Is that a common and a good idea? Not really. It depends on you. So, like, I don't know if I'd want them moving onto the property until they've paid off their note personally. But I let people go out to their property and enjoy it because any improvements they make, they default. I use it I would just make sure, like, it's really clear to them that they keep the property clean. There's no dumping, and you're going to check on them. You know, have Mimi fly out a drone out there or something. Like, we're watching you. What are you doing out there? But, yeah, I mean, it just depends on you and depends on the person. Like, if you have a bad feeling about them, then make sure they pay off their note. Otherwise, you have a good feeling about. Let them go. Enjoy. Bring out the camper. There's going to be more invested and more tied to the property. Andy Chen, Positive equity investment. Hi, Mark. Love Dirt Dirt Riches me. Thank you, Andy. Hope my name shows up here. It does. It does. And every time I see the name Andy Chen, I just want to say the Simpsons. So, Andy, you got to tell everybody, like, exactly what you do and brag a little bit. For sure. I'm going to change this link here as well, because it's training. All right. MK Collectible Cards. What's up, y'? All? I always have a work call when you all go live, so. MK Collectible Cards. What's. What's with y'? All? Where do you live? But I pop in when I can. Love your podcast. Thank you. Hopefully you've left a review. And then send us a screenshot of that review to support thelandgeek.com and we'll send you for free the $97 wholetailing course. How to deal, how to double your money three days or less for free. MK collectible cards, as long as you don't have an address and make sure they follow the guidelines. Probably no sore and septic, but I say go for it. All about the contracts. All right. There's some good advice. Nice. Unknown. Hi, all. How you guys doing? All right. No audio. No audio. Did you guys lose my audio? Oh, I can't hear you. That's not good. Is that Everybody or just M.K. peterson? Oh, here's Eric. Sorry. On mute. Oh, okay. Should I see if Eric can jump on? Let me see. Hey, Eric, I'm on live now. Do you want to meet me on Skype and join? Just say hi, see if he responds. That'd be kind of fun. Don Paraiso. Oh, thanks. Okay, you can hear me. Great. See, M.K. you're. You're messing with my. My Facebook Live, man. So that's good. Well, I'm glad you guys can hear me. I'll see if the technician, Eric Peterson can jump on for a. For a few minutes. How's everybody doing, by the way? In quarantine. Is everybody still doing the social distance thing? Washing your hands, wearing a mask or like, restrictions are loosening going out. What's everybody doing? MK Collectible cards. Here we go. What you think of buying land and leasing as an Airbnb Hip Camp? I think it's a great idea. I think you should try it. I don't think there's anything wrong with it at all. Versus Owner Carry Loan. Well, I like owner carrying much more, but there's. That being said, if you're leasing it, there's not much difference if you're getting it. People on there every month. I just think people want to own it. They don't want to necessarily lease it. They want to use it. But Hip Camp is a great idea. Oh, my man, Joseph Aboussi in Austin, Texas. What's up, my man, Joseph? Called you out today, didn't I? What do you think of the new LG pass? If you guys haven't checked it out, go to thelandgeek.com I'll write this down. LGPass get your first month free. I call it the first the ABUSI month. Try it for a month, Joseph. For free. If it isn't better than what you're currently using. And by the way, what you're currently using is way more expensive than us. By like, a lot. Let me know. We'll keep fixing it, but it should be. It's got all that stuff you wanted, Joseph. All that stuff. Kaizen Continuous Improvement So you better show up. I better see you signing up for that first month. Gonna save you 100 bucks a month. Yeah, we talked about this. See if you don't think I listen, do you? Oh, I listen. Any more improvements you want, we'll do them. Oh, yeah, we'll do them. We're slow but steady with that. Kaizen Continuous Improvement. Hey, Mark. Just got my first response. Just got my first response back. From a county. Alamosa County. The treasurer says they don't have a delinquent rule and that no taxes are delinquent right now. They will post delinquencies publicly in October. Do I mail absentee owners only or use other criteria for my first mailing? So unknown. Just mail everybody. It doesn't matter if they owe back taxes or not. Mail everyone that owns real property. Vacant land. So you want to sort it by use code? Let's say VL Mail them. I don't care if they're out of state. In state, if it's a good county, get deals done. Get them. Hold on, you guys. I'm gonna get the technician on here. So how am I gonna do this? I'm logging into Skype right now. I'm gonna call Eric. Boom. And we're calling him, see if he can jump on. Now. See, now my screen changes. So everybody get the green screen. Now it says he's unavailable. I'll try him again. Here we go. Do we like Skype? Is he there? Eric, you there? Yeah, your. Your mic isn't great. And I can't see you, though. You got to turn your video on. But we got a bunch of questions, man, for you to answer. Like you can jump right in on this Facebook Live and start being productive right away. That's kind of fun. MK collectible card says he's hanging in there, masking up and keeping an eye on some land deals. But price has been going up. Too much money printing. That's why we love land. Telling you, man, dollars. We're not going to want dollars anymore. There's too many. Supply, demand issue. Jason Hoffman. Random question. Do you use a particular service to live stream across multiple platforms? Yeah, I'm using Restream IO. So right now I'm on Periscope, YouTube, the Facebook group, and the Facebook page all at the same time using Restream IO. So there you go. Eric, where are you, man? I still can't see you. No, now I can see you. Here we go. But how come you're not on. Yeah, but I see you. But. But I don't see you on eCamm, which is kind of weird. So it should say Skype Guest. Why is that happening? Source Skype Guest. Huh? Here, let me try this. Add Skype Guest. I don't know. It's not working. Can we. Can everybody hear Eric? But I see you. But it's not. It's not letting me. It's like on Ecamm. It's like not coming over. I don't know. It's really weird. But can everybody hear Eric? We can't see you. We can see, like, little Skype sign. I don't know. Yeah, let's try it. Let's try it one more time because this usually works. Okay, see, in a bit, I will try to get Eric on. Okay, so Buck says all of our accepted offers so far have come from folks that do not owe any back taxes. So there you go. So that should help. Let's see. Joseph's got all exclamation points. What does that mean? Joseph, does that mean you signed up today? Don Fraser. We're still on lockdown in Hawaii, extended for Another month. Oh, my gosh. What's up, Chris Grassman. All right, let's try to get Eric on here again. I'm calling him now, and we'll see if we can get him on. All right, now I see you. And. Same issue. It won't. It won't, like, bring you over into ecamm? I don't think so, because they've done that before. It's really weird. It's probably. I'm probably doing something wrong, honestly. But I don't know what I'm doing wrong. Like, I don't see if I'm on, you know, show scenes window. Yeah, no, it's really weird. You should be on. Can everybody hear Eric? Hello, all. What's up? You Sierra Lington Buck. We narrow down by acre size, and after building a matrix, we target areas where we see other investors selling in. All right. Well, Eric, it's good to see you, man. Did you do a peloton ride today? Yeah, yeah, I. I did a Matt Wilper's ride yesterday. Just, like, low impact. Just working on technique. I'm just kind of. Yeah, I'm kind of resting. All right. Joseph Busey is hazing me under the resource section on Land Geek website. Yeah. So, Joseph, you can do geek pay and LG Pass, but just sign up for LG Pass there for the first month for free. You should see it on that link there. For sure. Yeah. Racine can't hear. Eric, I can hear you. No, this is really crazy. Why this is happening. No, here. No, see, Eric can't hear air. See, Eric, these are. This is the limitations of technology. But usually this works. And I don't know why it's not working. It's. It's crazy. But it's good to see you. Maybe call me here. I'll hang up. You call me and see if I can. If that'll work. If that'll help. Okay. All right. We have nothing to lose. All right. We'll try to get Eric back on. He's calling me. I see him, and he's still not showing up on Skype. I guess it's not meant to be, man options. I guess so. It's really weird. I don't know. I'm having tech issues these days, but good seeing you, brother. Yeah. Seriously. Yeah, exactly. All right. Well, I don't know, but here's a. Here's a question. Eric says, hi, Mark. How much percent of retail do you normally use when testing a new county? And how many mails do you send when starting for new county? Thank you. In advance. Eric, what do you think? What percent of retail? 25 to 35% of their cash prices for other land investors. Okay, Right. Yeah, exactly. So that. But that is the answer, and that's what we do as well. So it's 25 to 35% of what land investors are selling in that county for. For cash. And that's going to be a huge margin of safety. Now I send 20 a day to a new county and really see, you know, get really laser surgical with it. So we won't on a new county, just, you know, sort of carpet bomb it with a thousand in one day. Eric, do you do anything different? It's. Right, you know. You know, it's. As you're talking, I'm noticing. I'm just silent. So everybody's on the Facebook live is like just. I'm just being quiet. So. Yeah, this is. This isn't the best thing, but let's. We'll try again, you know, next week. Thanks, man. I'll vox you later about peloton. All right. I got. I got to do a strength workout today. All right. Ladder. All right, so hopefully that answered that question. Here's a question. Where does lgpass end and airtable start? Is there duplication? Yeah, there kind of is. LGPass is going to be really nice as far as doing, you know, automating your mailings, watching that property go through the process. An airtable could be more of just kind of keeping your inventory nice and straight. There is a little duplication in there for sure. Jason Hoffman Lal. The universe is shunning us today. My Internet keeps buffering every four seconds. Yeah, we're having weird Internet too, so. Oh, well, we're having tech issues. Well, anyways, thanks, everybody for being on the Facebook Live. Joseph Abusi. What does this nope mean? Does this mean no, you're not going to try the first month free. You're just going to be stubborn about it. Come on, man. So Joseph played college football here, so I can't physically threaten him. That would be no. That's a no. No. He's, you know, you don't mess with the abuses. And his dad played football, I think. I think just your brother played football. They're like the one family you just don't mess with for sure. Although they're like the sweetest people, so you wouldn't want to mess with them anyways. But, you know, I have to figure out something, some other way to. To motivate Joseph to try that first month for free. I don't know. Maybe send some Lebanese food out to him along with the link. I don't know what's it going to take Joseph? He's still on. He might have dropped off, I don't know. Anyways, thanks everybody for leaving a comment asking a question. This is fun. The streak continues and tomorrow is going to be grill the geeks and hopefully everyone can jump on tomorrow at noon while we grill our two land coaching clients. Oh no, look, see ha. I'm checking it out. Good. Thank you Joseph. That's how you do it. Yeah, absolutely. So I appreciate it man. Anyways, give me feedback Joseph. Let us know and yeah, let's do this together. Everybody's on the call. One, two, three. Let freedom ring. And wash your hands everybody be safe out there. Hopefully everyone's enjoying this little daily land geek distraction from your busy lives. And again we'll see everybody tomorrow and yeah, stay safe out there. Thanks everybody.
