Mark J. Podolsky and Scott Bossman discuss land investing's boom during COVID-19, driven by demand for open space and recreation. Chad Swanson closed 10 deals in 13 weeks; one property bought for $1,500 sold for $8,000. Scott highlights the lifestyle benefit: he spent his son's 14th birthday morning with him instead of working.

Okay.
All right, dude, buddy, the Nightcap OG Scott Bossman. We're live with another edition after a month hiatus of Coffee Talk.
Good morning.
Good morning. Now, I don't know if my camera settings are right. Does this look right?
See here? Oh. So on Facebook, Mark, we can see your chin up.
All right, so let me stand up. How's that? Is that better?
There's a little lag here. Let me see. That's, that's interesting because over here on my end, I do not see you from the head.
Okay. It's really weird, but I think, cuz, like I think I see what everybody else sees and I think it looks okay.
That looks great. It looks good. So I'm gonna watch my phone, I'm gonna look at you on my phone and not on. On Skype.
All right, so for those of you that don't know who we are, Scott Bossman, who are we?
So we are the land geeks. And you, well, you are the land Geek.
I'm the land Geek og.
You are the land Geek og. You are the godfather, the creator of this amazing passive income model. We invest in land, we buy land for pennies on the dollar, and we'll turn around and sell it for cash or for financing. And those financing deals create passive income for our families.
Yeah. So in the midst of COVID 19, when it first hit, I thought, oh, the economy, layoffs. Our business is really going to take a hit. And that was sort of like my first thought. I could not have been more wrong. So while I was in Vail, Colorado, relaxing, unplugging, meditating every morning, we hit a record month. Another record. Because April was another record. It is like 2005, 2006 again in the land business. It's crazy. Our clients are crushing it. It's. Scott, how do you. Why, why is this happening? I can't explain it.
Yeah, I think it's been really exciting. As you mentioned, you know, there was a little bit of fear, a little bit of trepidation when this all started. Like, what's going to happen? And land has just taken off. The market is hot, right? The land market is hot. We can't keep land on the shelves. I think it's. I think it's for a few reasons. I think people are craving wide open spaces, and that's much of what our land is. Maybe they want a bug out property for now or for the future. You know, camping is on the rise, like RVing. RV sales are through the roof. My sister tried to buy a camper this summer and like, wasn't even possible because there's no inventory. So I think people are using land more for recreation and camping. I think people value hard assets more. You know, Scott Todd talks about that a lot. Something you can touch, something that grows in value, that only grows in value over time. So I think those are some of the reasons.
Yeah, I mean, gold is, like, in a. In a bull. You know, it's like a crazy bull market right now, and it's. It's rally. Gold is rallying like a growth stock. And so, like, that's a crazy thing. So, you know, like you said, like, people are flocking to real assets. Gold, silver, and raw land. And we have affordable raw land like it used to be. You want raw land, you got to be like a Jeff Bezos or Warren Buffett. Not. Not in our playground. So it's pretty exciting, actually. All right, Scott Boston. You know, I'm a control freak. I see the comments. You don't. So I'm gonna give it official. It's been 30 days. Paul Brewer, bringing in, man. Let's hug it out. Come on. Bring it in. The virtual hug. Paul Brewer. I've missed you, man. He says, what up? What up, gents? Now we see you, Mark and hello. Mark and Mr. Bossman are from a Facebook user. I still don't see who that is. Jenny Morrow or Johnny Morrow. Hey, fellows. Thank you, Johnny. Yeah. Going live. Welcome back, Mark. How was your vacation, Johnny? I don't know why we all don't live in Colorado. I prefer the river to the beach, honestly. It's gorgeous there. I'd wake up 55, 60 degrees high would be 80. Johnny. You know, it is here in Phoenix. 115. For those of you that don't know what 115 feels like, go ahead and turn on your oven. Put your head in it. That's what it feels like. Yeah, it was really great. Now. It's great to be back. And next week, Scott Bossman will. What do we have going on next week?
A week from today, boot camp starts. Our first ever virtual boot camp. But listen, I'm excited. I think it's gonna be a lot of. I think it's gonna be a lot of fun. It's gonna be very convenient, honestly, for a lot of people to attend boot camp. They can show up in their jammies if they want, and three days of content will continue nonetheless. And boot camp is always really special for a lot of reasons. Number one, people get to learn from you and Scott Todd. And, you know, number two, you get to meet a Lot of people in this community that their lives have been changed by this. So it's pretty fun.
Yeah. No, it's crazy. Andy Chen. How are you? So, Scott, we have something that has been. I mean, I don't know how many boot camps we've had now. Maybe 18. But inevitably, every single live boot camp, some. Someone has done a deal in real time in the room. It's during a break. It's like, mark, I just sold this property. I'm like, yeah, it's the boot camp magic. We are 18 for 18 or 19 for 19. I don't know, but we're 100%. The question is, Scott Bossman, will someone during virtual boot camp close a deal in real time? I can tell you right now, I would bet all the money in the world on it. But what do you think?
Oh, I would bet all the money on the world on it. There's no doubt in my mind that I think there are gonna be many deals at boot camp next weekend.
Yeah.
You know, I think when you started out, Mark, five years ago, it was maybe a little bit more. Maybe a little bit less frequent. But now there's so many people that are succeeding in this. I don't know. I'm gonna. We should place a wager on it.
We should definitely place a wager on it. I mean, first of all, the first one, we had 50 people in the room, and they were all toolkit people. There was no flight school. There was no one on one coaching. Yet it was just toolkit. And yet in real time, people were doing deals. And now we've evolved so much with our theory of kaizen continuous improvement, that, yeah, there's. There's just. I mean, there's no way I'd give. Like, if we want to wager, I'd have to give, like, a billion to one odds that it wouldn't happen, especially in this market, you know?
And if we're counting, how many deals, Mark, do you think will be done?
Okay, now that. That's a more interesting question. I think a minimum of 10 deals will be done.
I would agree. I think a minimum of 10 deals gonna say 11.
Okay, 11. I think we got. I think we got, like, a roundtable next Tuesday topic. How many deals will we get done? Could be good.
I like it.
Yeah. So any questions for us? Anything going on? Go ahead, leave a comment. Leave a question.
Mark. Did you see that amazing win on Nightcap last night from Chad. Chad Swanson?
I did. I. First of all, I love Nightcap. If you guys aren't watching Nightcap. I don't know why. Like, there's no better show. It's entertaining and it's informative, and it's the only show I know of that can make you a three hundred to a thousand percent return on your money, honestly. And you get to have a drink with the guys. It feel. It's just. It's just a feel good show. It's like Seinfeld but making you money. I don't know. It's that good. So I was on last night and sure enough, the guys are like, hey, you know, first of all, this is my imitation of Bossman. He's like. By the 30 minute mark, he's starting to slur his words when Nightcap.
Not true.
He's like. He was. He was going to share some success. So chad has done 10 deals since flight school. And of course they're like, okay, give us your numbers. The last deal he did, it was he. He paid 1500, he sold it for 8000.
Something like that.
85, I think.
85 terms or.
Yeah, it was a really solid deal. It was a really solid deal, for sure.
Yeah, yeah, the numbers. The numbers were amazing on that. And the fact they've done 10 deals in 13 weeks.
10 deals in 13 weeks.
Yeah, yeah. I mean, that's. They're pushing for. They keep up at this pace, right? They're gonna do 40 deals their first year.
Yeah. I mean, this is why we have our crazy guarantee that no one else can do, because we're the only ones that have total confidence in our program that we guarantee our education, whether it's flight school or. The toolkit isn't gonna cost you anything because you're gonna make it all back in 180 days or less. So it always amazes me when people are like, oh, I'm scared. I'm scared. Like, there's no risk. All you have to do, just. Just follow the recipe. We promise you it's not gonna cost you anything. And Chad's a great example of that.
Yeah, it's really exciting.
For sure. So you got some big news in the Boston household. You've got a birthday.
Yeah, my Youngest son turns 14 today. Hard to believe, but. Yeah. I'm so grateful when I'm able to do things like I did this morning. Five years ago, I wouldn't have been able to take the day off, number one, because I was very relied on at the clinic I was at. And, you know, in order to get time off, it was like an act of Congress. Number two, I'm able to get up this morning, drive and get him breakfast, come back, serve him breakfast in bed, and talk to him about, you know, hey, Buddy, you're turning 14. What do you think's gonna happen this year? And we had kind of a cool conversation. He's gonna be a freshman in high school. He can now work if he wants to get a job, which he's motivated to do, which I think is really cool. He's got exciting things on the horizon. Despite all this Covid business and the fact that he can't necessarily go to high school on the first day of high school, which is tough. But to be able to spend time with him this morning, I mean, that meant the world to me. And now I'll do a few things today in my land business. And later we're going to go mini golfing.
Yeah, I mean, I think for me, we don't probably talk about it enough because we're always talking about the deals and numbers and, you know, that kind of metric. But I think the most important metric is what you're saying, the quality of life metric, the time metric. Because you went all in this business, created your own business, and you're really your own boss in the sense that you work when you want, where you want, with whom you want. It's not like some of my buddies who have like good high paying jobs, even when they're on vacation, they're not on vacation. You know, they're in the back of their mind, I've got to be on call. I've got to show my bosses that I'm doing something even though I'm on vacation. Like there's that, that pool. And I see it, we don't have that. Like today you can take off. And it's, there's, there's literally no consequences and there's no land emergencies. It's not like someone's gonna email you, my land is leaking. You know, like, like there's no land emergencies. There's nothing to take you away from that you can be completely present today. And it's, it's amazing. And I think that that's, that is sort of the, the Trojan horse of doing this and making that commitment is that for the rest of your life you have total freedom to really move up, you know, Maslow's hierarchy of needs into self actualization. What do you really like to do in life? And you know, making breakfast in bed. I can't think of anything better to have that connection and to do that and not have to worry about, okay, son, here's breakfast in Bed. I gotta go fight traffic. I gotta go to work now. It's Friday. I'll see you later. And then when that later comes, you know what it is? You fought traffic to get home. You're. You're mentally exhausted. And it's not the same, you know, experiences what you're. You're doing now. I mean, I can't be more grateful for that, that lifestyle piece, honestly.
Yeah, I can't either for sure. And it's one of those gratitude things too. We were talking about last night on Nightcap. It's how my mind shift is just. There's been a paradigm shift in the last five years, just how my mind works and what I'm grateful for now that I took for granted before. And yeah, so these things are very apparent to me. I'm a much more grateful person now and much more optimistic person now than I was five years ago. Because of this business.
Yeah, no, absolutely. And you know, we talk about it at boot camp, but you know, that abundance mindset for most people, you've gotta, you gotta fight every day with it. Because I think our default mode is scarcity. I mean, we all had parents that kind of grew up saying, hey, you know, money doesn't grow on trees. And you know, you go to school and, and there's like that competition. Who's number one in class, who's top 10 in class, you know, ABC, like, look, you're in the land business. Everyone's getting A's. Like, there is no competition. We got this massive market and literally no one doing it. Even though it feels like there's a lot of people doing it, but relative to the size of the market, like, there's no one doing it. I mean, even the most competitive county in Colorado, Ray Jang, locked up 100 deals. I've been in that county for 20 years. How did he get that deal and I didn't? I'm happy for him though, right? Because like, we're all fishing. Sometimes you catch a whale, sometimes you catch a, you know, a nice sized two footer. Either way it feels good to catch fish. But if you're not fishing, you're not catching anything. So it's very counterintuitive.
But you gotta cast the line.
Yeah, but it's counterintuitive. Like you think, oh, I don't want to go where anyone is. No, you want to go where there's deals being done. It's craziness. So, Scott Bossman, this is great. We only got like two minutes left.
Of coffee talk, but any questions?
Are there Any ques? There have not. I haven't seen any questions. People are like, who is that guy? People forgot about me after a month.
I think next week I'll announce I'll make a Coffee Talk event. I should have done that this week, but we'll get more watchers next week.
That's okay. No worries. I mean, you probably didn't even know if I was going to do it.
I knew you'd be showing up, you know.
Yeah. I mean, it's still fun to see you and have a cup of coffee. Virtually.
Yeah, for sure. I'm going to tell you, though, this is a rather strange experience for me because like I said, on my screen right now, I cannot see your head. It's kind of weird talking to you. I'm going to show you a screenshot of it later.
Okay.
You'll see why.
Yeah. So I found this new little toy called Re Incubate Camo. And I'm using my phone as my camera. And it's really clear and it looks really good compared to, like, my MacBook Pro camera in HD but with eCamm. You're seeing. You're seeing it different than what I see, so I think everyone else is seeing it correctly, but you're. You're not. Maybe. I don't know why. Maybe because of Skype.
Yeah.
I don't know.
Yeah. I sent you a screenshot of what I'm seeing, so it's kind of funny, actually.
All right, cool.
Is Paul Brewer. Paul Brewer still watching? Is he coming to boot camp next week?
Yeah. Who's coming to boot camp?
We got like 100 people coming, right?
Yeah. Right now you have over 107 signed up.
Oh, my gosh.
Yeah. So pretty good. And, you know, it's not like a free event. Like you've got to have the toolkit or flight school to go.
Right.
So, you know, and the reason we do that, it's not like we don't want to give free training, it's that we want. When we're doing this intensive training, everyone needs to be singing from the same song sheet. Otherwise, you know, the. The more advanced people are going to be really bored. And the questions about, you know, these really in, you know, sort of basic questions that anyone that had the toolkit or went to flight school, people aren't going to have the. The patience for it. And that's why we do it that way, so that we can really go deeper, we can move fast, and everyone's singing from the same song sheet, but then we have a super long Q and A, because our lunch from 11 to 12:30 is a working lunch. So, yeah, you can eat if you want, but if you eat in 15 minutes, the rest of the time it's Q and A with dude buddy Scott Bossman and the Zen master Mike Zano. So it's, it's going to be really, really fun, but it's also going to be a ton of information and you're, you know, like I always promise by Sunday, all the land investing clouds in your head will dissipate. Everything will be clear and you, it'll definitely be worth your time even. And it's nice to go in your pajamas. So Andy Chen's got a question. Oh, no. He says it will be my first, so. Looking forward to it. Yeah, we're looking forward to it. Paul Brewer working all three days, can't make it. Okay.
So.
Oh, that's okay because Paul is a coaching client and we're going to do something more advanced for them in the next few weeks because we're not doing that VIP room. So don't worry, you know, you'll be fine. But it'd be nice to have him on Gorilla geeks.
Yeah, if he's working all weekend, that might be tough. So we're gonna be tough. Line up some great geeks, though. We got, we got people in the queue ready to come tell their story. And that's one of my favorite segments of boot camp is, is grilling the geeks and hearing the story of all these people who sometimes as little as, you know, six months ago, took the plunge and you hear about how many deals they're doing and how the business has changed their life in such a short period of time.
Yeah, no, it's amazing. And you know, my favorite stories personally are when you know the coaching clients or flight schools. Like, I started on this date, I quit my job on this date, and life is amazing when that was like, their goal. I love those stories.
I do, too.
Paul Brewer says, can't wait. Johnny, excited for boot camp. What is the cost of flight school? If you have the investor toolkit right now? Johnny schedule call with Scott or Mike.
So Johnny's a special instance mark because he won the toolkit a few months ago. So in essence, he gets a credit for that 19 $1,997 win.
That's true. Wow, Johnny. So flight school is really easy for you. Yeah. So there's a couple flight school options.
Yeah, but Johnny, let's get on a call.
You gotta get on a call and see which is the best One for you, Paul Brewer. I can try the. The girl, the geeks, but may have to head out on a call. All right, look, at least he's, you know, on call to be on call. Yeah, you know, so, Paul, are you more busy now in Covid. Are you less busy, I wonder? See, there's, like, a little delay in him answering.
Yeah, yeah, I think we. We asked him the same thing a couple weeks ago, and he was really busy. So not sure what. What's going on now, but.
Oh, look at that, Racine. The deal machine in Hawaii. Good morning. I.
Over there. Aloha.
It's early. Aloha. If you guys haven't been watching Hawaii Babel with the. The deal machine. Racine and the Land Arb Queen, Dawn Paresa. You guys gotta check it out. Very fun. They were just on Waikiki Beach. That was really cool, too. Christine Ng. I'm super excited for virtual boot camp. Paul Brewer less busy. See? Come on, Paul. You'll be available. Everyone's. Everyone's still hanging out in their home. What's gonna. What's gonna happen?
Yeah.
You know, so no worries. Well, I want to thank everybody for jumping on live with us and Scott Bossman. I've really missed you, man. So thank you for jumping.
Yeah, it was a quiet month without you, for sure.
Yeah, you know, it was quiet, but it's. It's. It's so good to be back.
It's.
It's one of those things, like, you feel so re. Energized when you get back. And for me, like, going in next week into boot camp after taking, you know, essentially 31 days off is like, I'm ready to go. I miss the community. I'm enthusiastic. It's going to be great. Where if I didn't take that time off, like, pretend you're Paul Brewer and you ask me a question, I might be a little ornery like Paul, you know, next. So now I won't be. It's all good.
It's all good. Yeah.
So cheers, everybody. Have a great Friday. Keep working those M M's, the mailing and marketing, and no pressure, but everyone's gonna have to do a deal next weekend, Friday through Sunday. Boston's got the number at 11. As a group. We can do it.
Yeah, this is probably gonna be even higher than that. We got over 100 people in the room. I don't know. We'll see.
We'll see. We'll see. All right. Thanks, everybody.
All right. Thanks, Mark.
Thank you. It's been so long, I forgot how to stop here. Just finish and broadcast.
