Mark J. Podolsky (The Land Geek) describes a practical system for managing incoming land deals once purchase agreements are accepted. He outlines delegating due diligence tasks to a virtual assistant (scanning agreements, checking county records, tax/liens, creating maps), storing an executive summary in a CRM, and recommends several organizing tools (Daylite, RealtyJuggler, Bento). The clip ends with a call-to-action to visit thelandgeek.com for more resources.

Hey, it's Mark Podolski, the land Geek from thelandgeek.com let's have a virtual cup of coffee together. Fantastic. So I had a gold mastermind yesterday and one of my students was asking me, well, what do you do when you get your deals in? Like, how do you manage all of it? What systems do you put in place? So if you are making offers and doing exactly what I tell you to do in my investors toolkit program, in the more deals than you can handle program, you're going to be inundated with purchase agreements, accepted purchase agreements on your deals. You'll be buying property, pennies on the dollar. The problem is now you have literally more deals than you can handle and you need to have a system in place to handle those deals. So typically what I will do is I will scan in my accepted purchase agreement and then I will send out to my virtual assistant, the checklist and she will call the county, confirm the amount of back taxes owed. If there's back taxes, she will confirm that there's no liens on the property. She will confirm that they actually own the property. They still own it. It wasn't sold in the last three months and the county just didn't update their records. Then I want her to create some maps for me. I want to know the plat map, the general area map. I need to know what's compelling about the property. Is there access? Is it in a floodplain? So she does all the due diligence during the purchase agreement part. Then she sends me back the executive summary. I also want to know, and this is really important, are there any IRS liens on that property? Never buy property with an IRS lien. So I get back the executive summary sheet back. Then I put it into my customer relationship management system. I use Daylite. But my student Tori came up with a great one. It's called realtyjuggler.com check it out. You get 90 day free trial. And I think it works on Mac and PC. So you need to have a system in place, very, very important. Otherwise pretty quickly you could become disorganized and buried in paperwork. And some guys just use Excel spreadsheets. I use a program called Bento, which is a Mac database. It doesn't matter what you use necessarily, as long as it keeps you organized. You have a system, it can be worked on and it works for you.
