Boom Shakalaka.
What's that from, by the way? Boom Shakalaka. I love that.
It's a song by Was.
Not Was feeling.
No, it's a song called Walk the Dinosaur.
All right, well, I thought it was this other song, but anyway, I think it's been.
I think it's been in a few songs. But anyway, Land Geek Nation. It's been a couple weeks. I'm Scott Bosman, that's Mike Zaino. We're the Land Geek guys, and we're here to talk land investing. Over a beer, a whiskey, a soda, some Fireball. I got some Fireball. Aaron bought some Fireball tonight for the weekend. So you know what we're gonna be doing?
What do you got for my birthday or Father's Day? One of the two, because it happened so close. Got me these magic cubes. Yeah, they destress you when you use them with whiskey. Now it might be the whiskey, but it might be the cubes. Or maybe it's the two together, but let's find out. Relaxation mode activated.
Oh, that's awesome. You put those in your. In your freezer?
I don't know. It doesn't say freeze them, but maybe I should.
So you don't freeze them. They're not cold.
You know me, I like my whiskey room temperature.
Yeah, right. I know. Yeah. You make me feel less of a.
Man whenever you notice.
You put me down all the time.
The last roundtable, which is coming out next week. You have your Hampton beach sweatshirt on.
I noticed I did have my Hampton Beach T shirt on.
I didn't want to point it out to the coaches and make them all jealous that, you know, you hang out up here. So I was. I held back.
You said I have one tonight. This is old school. You know who that is?
Oh, yeah, yeah. Oh my God, of course. It's the 80s movie there. That's.
Ah, it's Bill and Ted.
Bill and Ted. Yeah. Great adventure or something.
Bill and Ted's excellent adventure. There's actually that. The third movie just came out. I haven't seen it yet. No, it's Keanu Reeves and can't remember the other guy's name. He. He hasn't been in much since 1998. But anyway, so enough of us talking movies and T shirts and whatever, John Sinkovich is here. He wants to know what kind of whiskey you're drinking. Mike.
This is the Islay single malt scotch whiskey 10 year ad bag I first discovered at a place Scott Boston will know called Pedlas Dada.
I've Been there.
They were really busy that night. You didn't get the. You know you're gonna have to come back and try that again because they were really busy and I feel like you didn't get a real experience of their food. I feel bad. But anyway, it was still a great experience having you there, drinking whiskey with you.
Listen, the atmosphere was, was the best. It was, it was amazing to be there with my buddy. And here's the great thing about the Landy community. We're gonna all be seeing each other really soon.
Yeah.
At the Land Geek Boot Camp in Las Vegas.
I think there's still some spots available. If you have not signed up and you're hearing this now or one of the millions of people will listen to the recording, really take the initiative. It's gonna be awesome. We have been together in a year and a half or so. Is that. Yeah, about a year and a half.
Yeah.
Maybe longer. And it's gonna be awesome. We're gonna cover everything that you can imagine. Land related. The networking is going to be amazing. It's just a great opportunity.
Yeah. So for those of you tuning in for the first time, which there's always a few. Right. We're having a Land Geek Boot camp in August. So what is Land Geek Boot Camp? It's two and a half days of total immersion in land investing and you learn from Mark Podolski. You're in the room with Mark, you're in the room with Scott Todd. You get to meet a ton of people who are like minded and exploring this business. Some are further along than others. But that is what really, really motivated me to change my life. Because when I went to my first boot camp and I saw all these people in there who were teachers, investment bankers, doctors, lawyers, we had a truck driver in there and these people are doing deals and adding passive income to their life so they don't have to work so hard in their day job, their W2 job. I walked out of that weekend with a new perspective really on life and Erin was like, we're going into coaching. Like she was all about it. It was awesome. But it was a really life changing weekend for me. It really was. So I would encourage anybody if you guys have. So to get there, you need the investor toolkit or you need flight school, you get free tickets with that. If you guys don't have tickets yet, talk to me and Mike and please try to join us for that three day weekend because it really is phenomenal.
If you once you understand the power of this business like you do Anything in your power to get to that boot camp? I mean it's truly, we get light hearted and joke around but it's life changing. It really is. There's so many people, I can think back to seeing them at their boot camp. First boot camp and then knowing a year or two years later that they've left their jobs because the passive income, this happens over and over again and it's just amazing. And if you really understood the power of this, I feel like you would just be doing everything in your power to get to this meetup.
Yeah, it's a really motivating, amazing, life changing weekend. So. So please come. There's nothing better than Las Vegas in August.
Yeah, you fry the eggs on the pavement.
Mary Graham is here. Hey guys. Hi, Mary, how are you? Mike, I don't know if you know this or not, but Mary and her partner in flight school, in flight school. So we're talking, they're in office hours now. So they're three months into this, maybe 14 weeks into us. They have purchased like 30 properties.
That's amazing.
It was a bulk deal. They purchased 30 properties for 25 cents on the dollar. And Mary was a little nervous last time I saw her two weeks ago about maybe we could talk about that. Right. Like you've never done this before. You come across an opportunity that's, that's kind of, it's a little mind boggling, it's a little intimidating. And you have the opportunity to buy 30 properties with your partner and you take the leap, you take the chance after some careful research and you do it and then you got this kind of what have I done?
Right. I'm in it now. I'm in it now.
You ever felt that way?
Yeah, yeah. You know, but I can tell you that you just do it over and over again and it just becomes just like anything else you do in life, just very second nature. So yeah, the first time it can be a little nerve wracking, but it's just amazing. You know, you consistently with consistent mailers, you'll uncover these bulk deals and that's really where you get a nice sweet purchase price. And yeah, this is awesome. So happy. So it's Mary, is that who you're saying that did this?
Yes, Mary. And I'm blanking on her partner's name right now. Mary Graham.
Congratulations, Mary. Mary. That's amazing. Wow. Yeah, I love that kind of stuff. I really do. It's a lot of times where I wholesale when I buy in bulk because I get such good deal that I'll pass it on to the other investors, and it's just a quick transaction. But don't listen to me, Mary. Go do some terms, deals on those. But I'm just money to be paid.
I think she had said that they're taking kind of a hybrid approach. Right. They're going to wholesale some. They're gonna. They're gonna sell some on terms, hopefully get some cash deals. She says here, I'll feel a whole lot better when we sell some. Can't wait. So that means you haven't sold me yet. But listen, it's only been a couple weeks. Hopefully. Now you're marketing just as much as you're mailing. And it's like fishing. Right, Mike, we were talking about this today.
Yeah.
In order to catch a fish, sometimes you don't catch a fish every day. You got to be consistent.
Yeah. You show up and. Yeah, Mary, listen, if you ever want to talk about that, you want to look at some wholesale options, let me know. We can talk about that. Mary, it's. You got a lot of control right now. You're controlling a lot of property, and you have a lot of potentiality. Right. You can go in a lot of different directions with that.
Yeah, for sure. The Godfather is here. What's up, fellas? Says Mark. Mark the land geek. Can't wait. Can't wait to see you guys at boot camp. Mark, we can't wait to see you at boot camp. I can't wait to hear, you know, how many times we've been to boot camp and listen to Mark and his spiel like, I. I can't get enough. It never gets old.
It's the best performance in Vegas. You know, when he goes and he. And he does this presentation, it's entertaining, it's educational. It's just uplifting. You know, he talks of a lot of higher concepts besides land that can really improve your life based on his own experience. So he speaks from real experience and from the heart, and he conveys that. And I always say his wealth mindset session is one of my favorites. But his opening, opening jokes and his opening stories, I think are amazing, too. I never get tired of hearing them.
Yeah, they're just not the same virtually either. So I'm looking forward to. When Mark Dolski enters the room, he says, he's blushing right now. So that's funny. While we're on topic. And then I'll go back to John Sinkovich. Josh, man. Which Josh is this? We've got a few Joshes in the new flight school that just Started tonight. So we'll talk about flight school here in a minute as well.
Are they already out of class? Are they here?
They're out of class. We got a few in the room here, so that's pretty awesome. School's out for summer. Josh, man, is asking Mike, is boot camp a good idea? If you just started flight school, seems like a lot to take in.
You know, I say it's a good time. Anytime you can, you can go there. No matter where you are in this process of learning, you will gain some really incredible knowledge. Aside from that, you're going to network, you're going to meet other investors, you're going to meet people you'll do deals with. You're going to meet people that you might find or they might fund you. There's so many reasons to go. So I encourage people to go at any point in time. You know what. Who knows what's happening, you know, with, you know, this is the first live when we had a long time, I would take the advantage. I would take advantage of the opportunity and go right now and experience it live. It's like, you know, listen, you could watch a Vegas show on TV and be like, wow, that's amazing. But to be in person for a Vegas show, that's different. It's the same thing with boot camp. It's amazing virtually. It truly is. But to be there in person, it's next level. It's next level. You gotta go.
And Josh, here's what I have to say. So you just started flight school tonight. Boot camp is August 13th through the 15th. It's very likely that you're gonna own a property by then. I mean, you will own a property by then. You're pushed to own a property in flight school. So listen, you come to boot camp, and guess what? You just picked up a property. You're going to learn so many marketing tips that weekend. I love Mark's marketing module. And then we have Toria Harris, who talks a ton about Facebook marketing. She has helped some of our flight school students in real time at our most recent virtual boot camps, sell their property on the weekend. Boot camp. Magic, baby.
Yeah. So anybody, if you're on the fence, like, oh, should I go this time? Should I wait? Just go now try. Trust me, you will not regret it. It's amazing.
It is amazing. It's an amazing weekend.
We're going to be there.
We're going to be there and we're talking about maybe having a little bit of like a pre boot camp nightcap the night before Boot Camp starts to do this.
So drink with us in person.
Drink with us in person.
Yes.
Ken G says, don't walk. Run. Kenneth, that's nice of you. Thank you for tuning. Yeah. Ken Green says don't walk to boot camp. Run.
Are you in Italy? On your way to Italy? I know you're doing some karate training. You were showing old pitches. Are you there now or you're on your way?
Let us know. Ken, so not spying on you.
Love that stuff. You know that.
Let's, let's. Let's reiterate to the audience here. There is a point of us being here. Instead of us just rambling the whole time, we are here for you. So if the 20, 30, 40 people on the call have questions about the business, no matter where you're at, if you found us yesterday and you have questions, ask the questions. All questions. There is no stupid question in land investing, especially if you found us yesterday. If you're stuck with the toolkit, if you're stuck in flight school, ask us questions. That's why we're here. We like to help out. And we have another way. We're going to be helping out here soon. Wait.
Throw that card in the back. You just did it, folks.
This card.
But that's it. It's a love story.
It's the you complete me segment. Mike, this is from a very famous movie. Do you remember?
Yes, yes, yes. It's Jerry Maguire.
Jerry Maguire, Yes. So, long story.
You and I were both about to say at the same time in this. In. In. Wait a minute. Where's the basket? Should we take.
I'll go get the basket. You wait. You take over.
Scott. You know what? I still have the running tally on the throne misses.
Okay, I'll go get the basket.
He's going to get the basket, folks. I'm gonna tell you, I've been keeping track of the tally. So we do these segments. They're on these really awesome laminated cards. And when we're done with the segment, Scott just throws it over his shoulder. And if by chance he finally gets one in, one lucky member of the audience is going to win something. We don't know what, but it'll be nice, trust me, because the likelihood of getting it in is very low.
Hey, watch it.
It's not you. You're not looking. But since we're finishing the you complete me section, we were both about to say that in the spirit of giving back and being there to help all of you, we have two incredible new things we're going to be doing well Actually, it could segue into four, but we'll stick with the two. You want to talk about that a little bit? Scott, you want to throw the card first?
Let me throw the card. Ready?
Whoa, that was pretty close, dude.
Pretty, pretty close. So.
Let me. Let me down the tally. That's the shot. Official shot number 12.
Oh, come on. All right, so those of you watching on YouTube and Facebook who are not members of our Mighty Networks community, okay, you may not know we have this separate community online. So the Facebook group is kind of our way to out. Our way to reach out to people who've just discovered the group. Right. Who've just discovered this business, that type of thing. We have a more specialized group called Mighty Networks. You could. You could message us to see how to become members of that group. But Mike and I, what we're going to do, starting next week, Wednesday, what are we doing? Two Pacific?
Yeah, that's right. So we're going to do.
No, not two Eastern. I mean, two Eastern.
Two Eastern. Yeah, we're gonna. We're gonna do a working lunch with the Land Geek guys.
A working lunch every Wednesday at 2pm Eastern with the Land Geek guys. Exactly. This is for everybody who's a member of that Mighty Networks community. If you're in the. If you have the toolkit or flight school or you're in coaching or whatever, or you have the passive income launch kit, you can come in for half hour to an hour. And we're just. You guys just pummel us with questions that. We're there. We're there to help you. So it's just another opportunity for us to do a little bit of outreach because this business changes lives and we want to help you do that.
Yeah. Very grateful. I always tell people when I'm on calls them, Scott, we're talking about the business that. I'm just infinitely grateful, you know, discovering this in my 40s and reinventing myself, it's totally possible. Anybody can do it with a little bit of grit and determination and an action plan, which we. We have the action plan. We have the recipe.
We do. We have the action of the recipe. And. But even when you're going through the recipe, you need. You need some help every now and then, right?
So somebody to pat you a little bit in the back, cheer you up and make. Shake you off and say, listen, you're on the right track. Keep going, you know, Exactly. Shake that dust off, you fell down. Get back up and keep rolling. Yeah, so we like to do that.
So I'm excited for that. And that's going to be a new opportunity moving forward now that's going to be consistent every week at the same time for people in our community. And I think we have something planned for the Facebook group too, Mike. Right.
Yeah. We're going to be looking at setting up a weekly, another half hour type get together where we just. This is for people that are in the Facebook group that really probably haven't, you know, taking the big plunge and gone into the land investing. But they're looking at it like, okay, what is this about? I need to know a little bit more. And so, yeah, we're just gonna talk 101, you know, land investing, like, you know what it's about, how it works, answer any questions they might have and look at it. So I know New England. I keep saying look it and look at this, not look it. It's very easy to get into our Mighty Networks group and join that call. Right? I mean, what's the, the one of the easiest ways to get into that, Scott? The Mighty Network?
Well, I think if you go to thelandgeek.com and you sign up for the passive income launch kit, I believe you enter the Mighty Networks group. That's pretty easy to do. You could also have a call with me and Mike and we can talk a strategy regarding what's in it for you? What are you looking for? What problem are you trying to solve? Is it an income problem? Is it a time problem? Is it both? Do you want to get out of the grind? Do you want some passive income in your life? That's why we're here. Like we're here to help facilitate some changes in those areas of your life.
Honestly, it really is an opportunity to solve problems. I know that, you know, it's a real estate type business that you'll be developing, but, you know, you know, we can look at our own lives and see that we've really solved problems. Right. This was just a mechanism, a method, an avenue for discovering a way to solve problems. You start to free up time in your life and create more income. That does reverberate. Is that the right word? It does, it does sort of affect all areas. Is it reverberation?
Well, it's. Yeah. Or it's like a trickle down effect.
Trickle down, trickle down, trickle down economics. Trickle down economics. It really does affect your whole, your whole life because you start to become more empowered, you have more time, you have more money. And think about what would you do today? Just like anybody listening to this, what would you do today if you had More time and more money. Right? That's. That's a. That's a real development from working this business. You're going to have more time and more money, and that's going to help you so, so much in so many other areas.
Yeah. What's it lead? What's more time? More time plus more money equals, I.
Want to say freedom.
Yeah. You complete me again. I'm just gonna throw another card just in case.
Oh, my God.
Close. It's close.
But that's 13.
All right. John Sinkovich. John Sickovich is chiming in here, Mike, with a scenario. Maybe. Maybe we can give him some feedback. So he says, I hate. I hate these, by the way. You're gonna hate this too when you hear it. John got a snail mail letter back in the mail.
Yeah.
About a possible offer to sell. Oh, no, I. Sorry, I missed misinterpreted. He got it. He got a letter back about the opportunity to sell a buy property. He called the woman back, and when she answered, he called her by her maiden name and she said, sorry, I don't know, you buy, and hung up on it. He. He double checked her address and looked her up. Long story short, she goes by Sally to those who know her. Going to call tomorrow and see if she responds well. Okay, so this is just one of those things, right? So first off, John, good for you. Number one, for picking up the phone number, right? But number two, like, mistakes happen sometimes. If you're. If this. You know, I pissed a guy off a couple months ago. Honestly, because, I don't know, I picked up the phone one time. I. I normally don't. We let it go to voicemail. Intake manager takes care of it. But I picked it up one time and I pissed him off. You're not gonna make everybody happy. But, John, you know what? You picked up the phone and. Yeah, call her tomorrow and see if she responds. If not, what would you do? Mike, if she doesn't respond? If there's a good deal on the hook, what would you do?
I'm saying, if she doesn't respond and she's that aggravated or upset over that little slip in the way you referenced her maiden name or not her maiden name, then the deal probably wouldn't have gone through anyway, if this is how it's going to start. I mean, this is a. There's people out there that. Let's be honest, they're just difficult, right. On the buy and the sell side. Right. So you just may choose not to work with her. We never hinge our business on One deal. Because then you get this sort of anxiety that could build up. You're looking at the deal like, whoa, you don't want to vest too much mental or energy or spiritual energy into the deal, right? Because then it's going to hurt right when it, if it doesn't go through. So just have that sort of calm, you know, just sort of level headed view. And it's like this could be a deal and be willing to walk away from it. And I think that I've read that somewhere or maybe someone said that the deals that you walk away from other. The ones that are going to, you know, that's the, you know that, that, that in itself could tell a lot about your willingness to walk away from deals. Right? Because then not all deals are meant to be meant to happen. So you got to be willing to sort of let the ones go that aren't there. So my point here is that if she's that upset and she won't, I mean, yeah, definitely call her back, apologize, do your thing, which I would do. And if she's still not willing to work with you, then she probably wouldn't have worked with you in the first place. And don't lose sleep over it.
Yeah, don't lose sleep over it. If she doesn't answer tomorrow, I would just say one other thing. I agree with you, Mike, completely. But it might be worth five minutes to compose an email or maybe even a letter. Just drop the letter in the mail and just say here, you know, sorry, here's who I am. I apologize for getting your name wrong. Still interested in purchasing your land? You know, five minutes might be worth your time maybe.
I agree.
All right. This is from Berserk. Berserk pk. Is there a way to find out if a property has city water slash power online? Going to it without contacting the owner.
Many times you can. There's a few things you can do. You can sometimes a county, depending on how friendly or how, how well you approach them, they may have information that they could convey to you. The other thing you could do is just look at a property nearby that's selling and, and contact the person selling them and the property and ask them show some interest in the property so you don't have to go through the owner. There are other ways that you could sort of. I mean sometimes you can even see things such as power lines. You know, the Google Earth views are so good these days, you know, but look at, look at. There it is again.
Look at, look at.
Get a. Stop saying look it. The More you work an area which we try to persuade people that it's a good idea to dig into a few pockets of land. Right. Very specific areas. Once you begin to do that, you'll know all about these things. Once you do it once or twice for a few properties, you'll have that information and available. So that's another reason to really be laser focused on where you work.
Yeah, exactly. You get to know these areas and sometimes it takes one phone call to learn an entire area honestly. And that phone call is well worth it because you call planning and zoning and say, okay, this subdivision over here, there's 200 of these properties. What can I do on there? Right. There's 2,000 of these properties. What can I do on there if power isn't there? Is solar available? Like, can you do solar? Like, how many people are going solar nowadays? Right. Well, what are the water options on a property that's a half acre or one acre or whatever. And sometimes it's just a five minute conversation with somebody in planning zoning to learn about that subdivision. And that can be very well worth it because what does that do? When you become more educated, then you can confidently inform your potential buyer about exactly what they need to do. Right, right. Well, listen, you don't need power on this property. You can use solar. Right. Or listen, look it, look it, look it. There's no, there's no water line of the property, but you can dig it. You can dig a well or you can haul water in. Right, Options. So one five minute conversation, like Mike says, dig in and do a little bit of research. I mean, honestly, it gets to the point where if I see a property and there's a neighborhood and I can see power lines to the neighboring property on Google Earth, I mean, what do you say in your marketing, Mike?
Yeah.
Power nearby, Power nearby. What about water? Well, I might not know exactly. But listen, let me google the subdivision, see what they say. You can reverse engineer some of this stuff.
Part of the county research. I mean, we always speak about. The backbone of this business is that county research. And it happens Right. When you're building your mailer.
Yeah, exactly. Well, for me it's time for a segment.
It is the refill segment.
The refill segment. Where's our refill guy?
Where's Forbesy?
Where's Forbesy? So Forbesy, I think couple weeks ago he was out of town. And then two weeks ago when you had our flight school featurette, our fsf, he couldn't get on for some reason. We were having some major technical Difficulties that night. And tonight he says his tummy hurts. So love you, Forbes. We do love you.
Refill first.
Oh, refill first. And then throw. All right, so everybody out there who is working hard in the land investing business, take your glass, pour your whiskey.
Pour your milk, pour your tea, pour your coffee, pour something, pour some water.
Refill it with your favorite spirit, cordial, whatever you want to call it. Go grab a shot of fireball.
You do. This is number 14 of throws. This is going in. We're going to. Now what are we. We're going to give something away if you get it into some.
Why do you have to remind me of how bad I am? It's like, you know what? Yeah. You ready? That went in. I think that went in. It was a switch.
It was a switch, though, dude, you get way better.
I'm getting better. So cheers, everybody. Good. Good and good. Good job doing the hard work. And that's what it takes. You know what? You need some focus time every day. It may take a little while, it may take a few years, but spend the focus time every day and you're good to go. Berserk says thanks. Appreciate answering the question. You're very welcome, sir. Hopefully that helped. Or, ma', am, I guess I should not assume that Berserk is a sir. Jeremy Pier.
What's up, Jeremy?
What's up, Jerry? He said, I sold my first property through a title company today. It was a bumpy deal, but the important thing is that I gained valuable knowledge I can use in the future. Questions. I have questions, Jeremy. What are the numbers? What'd you buy it for?
The digits?
What are you selling it for? It's a title company, so it's a cash deal. And then I want to know how many hours of work do you. You put into this deal? You personally put in this deal? Hours. That's what I want to know. Show us the numbers. Show us the money.
Show me the money.
The audience is quiet tonight. Any other questions? Jeremy P. Asks, where's Forbes been? We just answered that. Kenneth Green says, now, Ken, I'm going to disagree just a little bit. He says, forget the recipe. It's all about the community. I'd say it is all about the community. However, it's partially the recipe.
Did you answer the question? Are you in Italy?
I don't see that he answered the question. Maybe I missed it. Oh, no. He said in the fall. In the fall? Does that mean he's going in the fall?
Oh, nice. Nice.
Jason Mendoza's here.
Hey, what's up, Jason?
What's up, Jason? You've been to boot camp. Maybe you can join us in August. We'd love to see you again. Any other questions out there for the land investing community? If not, I can hit the Facebook group already. Got something lined up already. I'm very prepared.
Questions, comments, topics for discussion, folks, I'm prepared this evening. What do you have? What do you have? What'd you prepare?
Well, I have another segment prepared. It's the shove it segment of the week.
Love it.
I love the shove it segment. Can you explain, please?
When you mail as much as we do, not everybody's gonna be super happy. Some people are gonna be upset and they get creative. So we like to celebrate that creativeness here in the show.
Yeah, so this, this comes from a land geek veteran, Mike Zano. He's one of our favorites. I'm going to give you a hint. Yeah, we're the world. Boy. We are on the same wavelength tonight. Larry Overstreet. This is from Larry Overstreet. Larry is a. He has been a land geek through and through for a number of years. Larry, he works his business from his rv. He and his wife Mary Jo, they travel the country. And Larry works his business from the rv. And he had a quote the other day in the Facebook group that I thought was kind of funny. I don't know if it's necessarily shove it. It kind of is a shove it quote. So here's what he said. Mike, you ready? He says, well, that was a first. A land owner told me he wanted what much more than market price for a five acre parcel in casino Castilla County. Why? Because there are emeralds there. Click, he hung up on him.
I think an emerald city in the county land of Oz.
Yeah, so. So Larry got a hang up. We all get hang ups, right? I got a counter offer yesterday for $500,000. I'd call that a. A shove it segment.
500,000. Well, unless it's worth 500.
No, it's not worth 500,000. But so anyway, people, some, here's the beauty of the business, right? Like, for every person that's really attached to the property for these reasons, and some of them are valid and some of them are goofy. Like, are there really emeralds? Like valuable emeralds there? Is your land really worth $500,000?
He buried emeralds on his property. Maybe literal, maybe speaking the truth literally. Are emeralds on that property?
Yeah. But for every one or two of those people, there are then one or two other people who are like, you know what? I bought that property 30 years ago. Please take it from me.
Right?
It's time for me to no Wash my hands of it, huh?
No fuss, no muss.
No fuss, no muss.
They just take the deal.
Take the deal. And these, these properties are burdens to some people. So I, I talked to a lady yesterday. She's like, yeah, I bought this bracket back in 2002 and I could see what she bought it for. And she's like, yeah, I just want another. Liquidate it. I'm gonna make a little bit of money and move on. Like, okay, that's cool because she bought it in 2002. Land values have increased substantially since 2002. And I'm buying it at probably 33 cents on the dollar according to the current market.
Nice.
But she's happy. She's happy. Jeremy Peer, I'm waiting on the numbers.
I was just going to ask you, the numbers pop up yet?
What are the numbers?
Give us the digits.
Give us the digits. I can go back to the Facebook group here. Let's see. I did see something earlier. Where'd it go?
Hope it's good.
I hope it's good too. Mike, what's good about our Facebook group? As I'm searching, there's a lot of.
Things good about it. One thing is that if you have any questions about land investing, you could probably just, instead of googling it, land geek it, as we say, go into that Facebook group, go into the search bar, type the topic and find a crazy amount of answers to that question you have. That's number one. That's just off the top of my head. That's the first thing I think is amazing.
Really is if I type in mailings, I see every post that's ever been written about mailings or county research or due diligence or marketing, whatever. Pretty awesome. Okay, here's a question. Mike, Facebook quote or question of the week? We might actually have a couple of them, but here's one. Hi, land geek community. For experienced land flippers, how important is having a large number of out of state owners in a county?
Like so they do a metric analysis. Like they look and say x percent of the people who own land here are out of state.
Exactly. How do you find and then how do you find counties with large numbers of out of state owners? So how, how would you respond to. Jeff responded.
I think it's a, it's a little overthinking it. I think in my mind, I think that if I were looking for a new area, you know, I'm looking for other land Investors are searching sites such like Land Moto and you know, I'm just going back to something like Datatree or something and searching that parcel and seeing if there's a number of like similar sized properties. And I'm not worried about what the percentage of people who own in or I do. I know we talked about this with Forbes one night. I scrub out in state owners myself. It's just a choice. Other people leave them in, but I just filter them out and I always have enough to get plenty of mailers out and plenty of deals. So to kind of look at that number from the beginning, I think. I don't think you really need to do that, honestly. I think you need to see where lands being sold, see if there's an active market there and then look in that area. Is there a number of properties that are available? When I say a number, you know, I mean hundreds or thousands of properties similar size and shape. Then build your mailer. So, Scott, my answer is that I don't concern myself with that question.
That's great. You don't know what you don't know. And for Jeff, who maybe just found the business, I mean, that's something. It's a great question. Right.
And we could jump on a call. Jeff, myself or Scott here, we could go with you a little bit more in depth if you want. So actually, he may not be listening. It's his Facebook. It's not a question. He posted it. Right. So he might watch the rerun if you did.
Of course he's gonna watch your answer. Of course you can watch. Any other questions out there, folks? Good. Good to be here as always, Mike. We've been doing this a long time now. Three years. Three years. Well, I mean, it's 3.25 years.
I still think we've gone too far, too long without a musical Nightcap.
The musical. Yeah.
Hot three.
I think they. I think Facebook took our original down, which is really sad because that was a pretty epic.
Why would they take it down?
Probably because. Intro, maybe the intro. Yeah. We were using music at the time that we didn't own.
We have our own intro now, the rock song.
Well, yeah, we need to. Nick Roberts, if you're watching Rolling, I.
Think we gotta bring back the swivel, maybe the robe. And definitely an intro song. That's what we need to bring back.
That will be. I mean, we upgraded to the tracksuits, man. The tracksuits were an upgrade from the robe.
Tough to wear the tracksuit to this weather.
Yeah. So we need some summer attire. So the tracksuit's gonna be October through April.
We need, like, a V neck T shirt. We need a V neck sweatshirt with a Land Geek necklace chain with a little sign that says Land Geek. It's Nightcap. We need nightcap. Scott, can we work on this? Gold chains and nightcap necklaces.
I think. I think. I think V necks are like an Italian thing. Hey, hey, come on. Any other questions out there? All right, well, no to the necklaces.
Because I want necklaces now.
I mean, let's start with the T shirts.
All right.
All right. Well, I mean, we can. We can celebrate some wins. So Mark actually posted in the group today. Today. Yeah, he was asking, what have your favorite wins been so far this year? Please post your favorite wins and include numbers. More details. Better. Your success is inspiring to others. And we had 1, 2, 3, 4 people chime in today. There will continue. You know, there will be more, I'm sure, but let's go over a couple of them. You ready?
Yeah. Let's hear it.
We'll call this the Land Geek Spotlight segment.
All right, let's go. This is shot number 15 coming up, folks. Oh, how are you getting so close? You've been practicing, haven't you?
So close, but yet so far. So this is the Land Geek Spotlight segment. So we're going to celebrate some wins, first of all, from Maximiliano Limura. And we've had Max on Nightcap before. Listen to this. Mike, you ready?
Yeah.
He bought a property for $3,283. He sold it cash the next day because he had a buyer lined up. What's your guess on what he sold it for cash.
12,000.
Cold. You are cold.
Really?
20. This reminds me of the deal you and I did one time.
We can't talk about that deal. That deal is so good, we can't even talk about it.
35,000 cash the next day.
That's awesome.
It's a thousand percent cash deal. Dude, he. Max. I mean, that's a vehicle. It's a vehicle.
What was that percentage?
Same. Same percentage, lower numbers.
Max, we gotta beat you now.
Yeah, exactly. Let's see. We'll get to you. Five blind mice here in a minute. Jeremy, you must have left us because we're waiting on your numbers, but all right, here's another win. This is from Kenyon Zitska. So Kenyon has been with us a number of years. He did well in flight school. He went through coaching. And this is kind of a cool thing he posted. There are no numbers associated with his post. There's nothing about a deal associated with his post. But he said, and this is the cool thing about this business, this business is allowing me to get back behind the wheel of a race car for the first time in 16 years. So have you seen any of his posts lately, Mike? Like he's working on his own race car in his garage and he's getting behind his own race car. And he attributes his ability to do that to this business model.
Well, I don't doubt that at all because we look at, we talk about Scott Todd learning how to fly in some ridiculous amount of short amount of months when you have time, more time and the wherewithal, you can pretty much do whatever you want. You know, you get to decide what you want to do and what's going to move the needle for you. And you get to, as Joseph Campbell would say, follow your bliss.
Ooh, listen to you getting all philosophical.
Joseph Campbell was amazing.
Joseph Campbell is amazing. What do you have any suggestions for our listeners where they can find some Joseph Campbell or what you would recommend?
I like his PBS special with Bill Moyes that was done years ago where they and I think you could still probably get that on YouTube. Power of myth just he, I mean, you can read his books to hear with a thousand faces and all that, but to hear his voice, he's an amazing or was an amazing storyteller. And Bill Moyer viewed him and you know what? I think I'm gonna listen to that series again. And it was just life altering to listen to him in that series, the the Power of Myth with those Bill Moyers interviewed him and it was on PBS. But you can look. I'm sure it's on YouTube.
You're such a wise man. You are. I pretend James has a question. Any added details about that $35,000 sale that can be duplicated or did the stars just line up on that one, never to be seen again? I mean, that's a great question to.
Ask, but I can tell you that we do do deals that are somewhat similar. And I think, you know, that's wonderful about our method and about our system is it can handle deals of all types, all shapes, all forms. The biggest part about this business, I think, is outsourcing. All the nuances, all the little pieces, right? It doesn't matter to me if it's a $5,000 purchase or a $500 purchase. You're going to go through the same overall process. So your business should be able to do all of that. So if you wanted to get some higher value Properties, and you wanted to send some mailers off of that, you'd follow the same process, same intake, same everything. You might close a title depending on the price, but not necessarily. But. So the advice is to learn the model, build your systems, and then just, you know, once you start getting down these bread and butter deals, you see other things open up to you. You could start to do wholesale, you could start to do some land up, you could fund other people. There's so many little, you know, ways that you could grow your.
Yeah, and I think the other thing to build on that is you learn the model, you start doing deals. But if you're consistent, you're gonna find these gold nuggets that occasionally, they're just. Occasionally the stars will align because of the work you're doing.
Yeah.
When you show up, they show up. When you show up, and you will get some killer deals that are like, did that just happen? Right. Yeah. On the buy side and on the sell side. Right. So it's all about consistency. I would just say to James, you know, I know you're fairly new to the business. You're in flight school currently. Be consistent, continue to consistently mail, continue to consistently market. You know, for Max, that's an amazing deal. But you know what? Like, he picked the property up for 3,500 bucks, and a year ago, maybe he could have sold that property for 20 grand. But in this particular market, because it's hot. And I know that he, you know, it depends on the state. Like, if it's in Florida, like, land values there are skyrocketing. So, like, he's selling for 35 grand. So I think it has something to do with the market as well and the area and that type of thing and how hot it is. But I think it's just all about consistency. And the stars will align as you put work in.
Totally agree.
When you're in the game for a while, those gems come in. That's what Ken Greek. Ken, you and I are on the same wavelength. Kangren Vibing. You know what I think, Mike? I think. Remember we used to have the problem all the time where I couldn't see the name of people watching in the Facebook group.
It's fixed.
I think it's fixed because I'm no longer seeing the Facebook user name.
I'm seeing to the ECAMM Live maybe.
Yeah, ECAMM Live. So that's pretty awesome. So, Ken Green, you're signing your name like you have in the past, because I could never tell who was talking, but I don't think you need to sign your name anymore, which is very exciting. He might like to. It's fine. Should we celebrate one more win, Mike, and then sign off?
Yes.
You gotta work tomorrow.
I do. Josh is on the same shift as me now, except, listen, he's in dispatch, so we. We commute. Like we get to talk to each other. Like, he'll. He'll dispatch me and I'll respond to dispatch and it's him. So we're like talking, but, you know, official talk.
Official talk. No. Yeah. No, no, no goofy talk. I think we should tell the community, though. Mike, do you need to work tomorrow? Like, you really need to work?
No job?
No.
You know, I definitely could retire, but I still do love going and you know, seeing it's. It's such a great group of guys and my son's now working there and, you know, we gotta work a fire together, a couple fires together. So he's got to go through the academy starting in a few weeks. And then he'll be in the dispatch for a year or so, and then he'll be out in the trucks and then we'll work together and we'll have something. We'll get. We'll catch something together.
That's so cool, man. I have to say, I'm a little jealous. A little jealous. Can I become a firefighter? Is it too late?
Nothing's too late in life. Come on.
How about. How about a volunteer? Kevin, the volunteer department, we don't have volunteer.
We have call department. So we have four full time stations and then we have two that are. They get paid, but they only get called in when there's the fire. So you could do that.
I love how you hesitated when I said it, Wisconsin, when I said, is it too late? And you hesitated like, it is too late. You're thinking, it's too late for me. I like, Listen, I'm 46, but 46 is like the new 26. I could do it.
Oh, it really is. It really is. That's a true statement. Especially now that I'm 55.
Blind Mice says, how often are you live on YouTube? So five blind mice. Mike, what night are we doing it? It's once a week. What night next week?
Oh, next week will be Wednesday. Thursday. What is today?
Today's Wednesday.
We'll do Wednesday again.
Wednesday again.
And we're gonna be. Don't forget, we're gonna be live in the mighty network. So if you get the passive income launch kit, Wednesdays at 2 Eastern, right to Eastern. We're gonna have the Working lunch with lanky guys. I'm not trying to talk about ourselves in the third person, but come get that. Meat and potatoes in the land business.
Nice. Yeah. So Wednesday night, what is that, the seventh? Yes.
Wow.
Wednesday, July. No, that's not like, that's not. Is that right?
We'll be like basically one month out from boot camp.
Yeah. Wednesday, July 7th, Five Blind Mice. We're going live 10pm Eastern on YouTube.
So we do it once a week, Thursday, Wednesday or Thursday night, depending on the scheduling. And it's always at the same time, 10 Eastern Standard Time. So come back, bring your questions. We'd love to hear from you.
I have one more recommendation though. Five Blind Mice. If you haven't done so read the book Dirt Rich by Mark Podolski. Or listen to it. It's like a three hour listen on audible. Or it's a short, I don't know, 150 pages, maybe 100 pages, something like that that you can get from Amazon. Dirt Rich by Mark Podolski. And maybe you've already read it, but if you haven't, I would highly recommend it because it tells Mark's story from the beginning.
Great mindset book.
It's a great mindset book. It's a great. It just shows you what's possible. Right. Back in 2001, he took a chance. He's been a land investor now for 20 years. Because of that chance, he got out of what he calls solo economic dependency. And he was able to quit his job and live life because he had passive income. And we don't talk about it enough, but our passive income model is pretty amazing because you can get to the point where you have 20, 50, 100 notes and everything is automated. There are no emergencies. We don't have to deal with tenants, termites, toilets, rodents, rehabs, renovations, any of that stuff. It's very streamlined. Do we have to chase a couple people every now and then? Sure. But you get 50 to 100 notes in your life, man, that's a game changer. Change ya.
Yeah. Change ya. Change ya.
Change ya. All right, everybody. Well, thanks for coming.
Throw them all. Two, three.
Hate my life.
Five.
That's hard. That's really hard. Actually, it's not as easy. I'm over 20 now. The worst part is I had to go pick up all these cards. It's annoying.
You threw that twenty thousand dollar check and couldn't find it.
I did throw that check, yeah. It was hard to find. But anyway, I don't like this game anymore. Unfort is like it. I don't. Because I'm a loser. Loser, baby. So why don't you. You know what? Who sings that song?
No, who sings that?
Beck. All right, everybody, thank you for coming.
We'll see you next week, same bat time, same bat channel.
See you later. Thanks, everybody.
