Hey, it's Mark Podolski, the land geek. Let's have a virtual cup of coffee together. I drank all of Torrey's gourmet coffee from Javapura, so now I'm back onto my bulletproof coffee. Anyways, I just got back from LA a couple days ago for a Realty411 investing expo and there are tons of great vendors there. I was one of them. I was the only land guy there. Lots of home investment companies were there. Homevestors, was there A bunch of them? A bunch of them. Big companies. Equity trust for self directed IRA people. Everyone there was really nice. Great networking opportunity. If you ever have a chance to go to one of these investing expos, I highly recommend it. This was a free event and there are great speakers there talking about all types of real estate related strategies to help build your wealth and increase your income. So I had an email last night from a prospective client and he was saying, hey, I really want to sign up for your investors toolkit, but I'm worried. Should I wait until I have enough money saved up to really be able to buy land? I can afford your course, but I can't really buy any land right now because after I pay for your course I don't have a whole lot to start investing in. So my response to him was and of course this sounds self serving, of course, get the investors toolkit. No, that wasn't really the answer. The answer is yeah, start learning and doing at the same time so he could get the investors toolkit, but at the same time as he's learning, start making offers and locking up deals. He doesn't need to have any money saved up if he just wants to wholesale out property. And one of the things and strategies I teach is how to lock up property with an option offer. So it gives you the option of buying that property and if you can't find a buyer on the other side, then you don't have to buy it and you're not out of any money. And it's a fantastic way to mitigate your risk in doing a deal. So I'm a big believer in learning and doing at the same time. And certainly if cash is an issue when you first start, just start out. Just start wholesaling. I'll teach you how to do it. It's really fun. And remember, the value is always in the deal, not the you'll find the money.
