Learning Land Investing Secrets - Nite Cap with the Land Geek Guys!

A recorded Nightcap livestream (hosts Scott Bossman and Mike Zano) about land investing fundamentals, tactics, and community support. Key points: buy land at steep discounts (often cited "25 cents on the dollar"); four main exit strategies — cash flip, owner-finance (monthly payments/land contracts), wholesale to other investors, or sell the note; owner-financing is emphasized as a way to create monthly recurring income. Hosts discuss pros (recurring cash flow, community, ability to outsource/automate) and cons (mailing/marketing is repetitive and can cause overwhelm, learning curve, time/effort required). The episode also promotes upcoming virtual and in-person boot camps and responds to live viewer questions.

Bossman, what is up, buddy?
Well, I'm feeling out of place. I don't really have a sweatsuit on. I guess this sort of looks like one, though.
Yeah, it passes. It's the land business. Is a tracksuit business. Right. So I would consider that a tracksuit. You got the matching white pants.
No, no, but I just thought to myself when you said that so many people don't know that we used to robe and swivel.
I know, right?
I think we should bring it back.
Almost five years ago.
We even had an intro. We had an intro that Facebook shut it down.
We had. We had the robes, we had the swivel. It was a thing. It was a whole thing back then.
Yeah. But anyway, you know, we probably have hundreds of new viewers that have.
They're rolling in, Mike. They're rolling in. So we should tell them who we are. That's Mike Zano. I'm Scott Bossman. Yeah, this is. This is Nightcap with the land geek guys. And we are here to not only talk land investing, but maybe even celebrate some wins with you folks.
I think we should start off with what Mark, if you've heard, you know, the first time ever, of course I've read Dirt Rich, but I never listened to the. The audible version of the audio of you.
Yeah, I've listened to the audio.
I always just read the book. But can I read what Mark says in the beginning? Because I think it describes everything right here. This could be the ultimate. You know, we do this thing we used to do, folks, where we would time how long we talk about the business. But Mark actually says something. You remember what he says in the. I think it's called the prologue.
No, it's been a while. But please, please share.
He says you have a story and you can change that story. The story is solo economic dependency means if you're not working, you're not making any money. So get out of solo economic dependency by buying assets. Pennies in the dollar. Sell those assets on a subscription basis for passive income. Repeat it over and over again. That. I mean, that probably. That felt so smooth. What? That. Take me five. I think I just. Mark just did the mic drop on our. Describe the business as quick as you can because does it get any better than that?
No, it doesn't.
Let's dig into that, Scott. Like, I mean, selling. Buy assets. How do you buy assets? Pennies on the dollar. So this is what he's saying. To get out of solo economic dependency, you're gonna buy assets, pennies, and dollar. Now, how the Heck, can I do that, Scott?
Well, I don't know. Honestly, now that I think about it, are there many things that you can buy pennies on the dollar for 25 cents on the dollar? Like what? What can you buy for 25 cents on the dollar?
You can certainly buy things at a discount. Like, we got people out there. You negotiated, you bought on marketplace. But pennies on the dollar?
I think my wife. My wife is a wholesaler of clothing, and I think she does buy a lot of her items at 25 cents on the dollar. So I think. I think clothing, some clothing you might be able to do that with. But.
So that fits one side of the criteria for sure.
Yeah, but it's clothing an asset.
And what about the other side, Scott? How would I sell that? Okay, so let's say I apply myself to what, you know, we learn here at Land Geek, and I buy an asset. I buy a piece of land. 25 cents a dollar. How am I going to turn that into a subscription?
How do I.
How do I collect monthly money on that?
Well, dude, that. That's the name of the game right there. Like, that's why Mark wrote Dirt Rich, because he was able to create monthly recurring cash flow from owner financing his land deals. Right. And for those of you new to this business, we buy land for 25 cents on the dollar. We can really sell it in four ways. We can. Like if I buy a property at $2,000, I can sell it for 8 cash.
That's not bad.
Not bad. Not a bad return.
Would you get mad if you only sold it before cash?
No, I wouldn't. And you know what? Oh, there's good news. I forgot. I have good news for you. So people may. I mean, we're very transparent. So you and I formed an LLC last year.
Yeah. We did enough deals together. We said, let's make it official.
Yeah. But guess what we did today?
I don't even know. We're all gonna find out together. Tell me what we did today.
So we bought for 10 and sold for 19.
That's not bad.
That's a cash deal.
That's a. I feel like I need to celebrate.
Cheers.
Holy smokes.
Now, Mike, we didn't double our money on that.
So should we be depressed?
Yeah, let's ask the community. Should we be depressed? Because how much work?
In fact, give me the numbers again, because I don't even remember what deal this is. That sounds really funny, but a lot of property together. I think right now we probably own well over 100 properties together. So which One is this.
So it's. It's a. It's a property. It's got some trees on. It's nice in the mountains. Remember that one across the road from the. Yeah, yeah.
Yes.
Yeah.
So see something come through today. You know, I got a little notification. It's something about someone paid a down payment or a dock fee. And I was like, ah, I don't. I'll look at this later.
That's the spoiled land investor right there, folks. The guy who sees money come in, he's like, yeah, I'll look at that later. But anyway, so we sold one for cash today, which is nice, right? You. You can take a property and sell it on terms you can own or finance it. That's what creates that passive monthly recurring income.
Yeah, yeah.
So we could have Mike taken that. Well, that's probably not the best example. Let's. We buy a lot of property for like 2,000, right? We just bought a bunch for 2,500. So we're going to take that $2,500 property, we're going to sell it for 500 down and maybe 200amonth for. I got to do the math on it. But maybe 60 months, something like that, right? 48 months.
Talk about that while you wear the sweatseedo.
What do you mean?
Pretty amazing.
What do you mean?
I love it. You're talking about this deal. Sipping on whiskey, wearing a sweatseedo, looking like a little like Jared. Jared, but Gerard Butler. What? His name is. Get a little Gerard Butler.
Oh, I hope so. That guy's attractive.
More so when you get the full beard. But anyway, it's coming.
Yeah, yeah. So. So, yeah. And now, Mike, we could also wholesale property.
Yes, we've done that quite a bit, haven't we? And what. So what does that mean? Who are we selling to when we wholesale?
We're selling to Alex Miranda, who's on the call, or Ethan Evans, who's on the call. What's up, fellas? Say hello. We'd love to hear from you.
How you doing? So wait a minute. A lot of people have this. Ms. No. Miss. Is it a misnomer? Is that the correct Scrabble word, Scott? Where they feel like, oh, it's just a bunch of inside dealing. One land investor sells to another. Like you guys aren't even selling to the public. You just. You just shuffle and land back and forth. Is that true?
You know what? No, it's not true. The reason you feel that way or the reason you perceive that is because you're looking in one Spot. And that's the land Geek flight school group. And there are a lot of deals being done in there.
Right, right.
But I buy a lot of land in that group, Mike.
I know.
And there's the. Why do I do that? Because there's enough meat left on the bone for me to sell it to the end user. The user. The user, the user.
So let's go back. You can flip the cash, which you did today. Thank you, by the way. Very, very awesome there. Thank you. Team BZ Investments. Number two, you can sell it on a subscription basis.
Yeah.
Number three, you could sell it wholesale. But you mentioned, I think 4. What am I missing?
Yeah, you can actually sell. Sell the note.
So that means it's five.
Well, that's four. What do you mean?
Landob.
Oh, landarb. Yeah. Well, yeah. It's kind of terms, though, right?
Yeah, yeah, yeah. Can't you give it to me?
I'll give it to you.
Can't you go easy on me tonight? Just give me that one.
I'll go easy on you. I'll go easy on you. High five, buddy.
High five.
I would like to know, though, before we get too much into the weeds here from the community, I see some comments coming through on YouTube. Are we also live on Facebook? Could you. Could. Could people let us know if we're live on Facebook?
I should also get the. The hotline opened up.
And so, so if you're on Facebook, say hello. If you're on YouTube, say hello. Tell us if you're new to the business, old to the business, where you're at. Ethan Evans. All right, there, we got some. We got some comments coming in. Patrick Clark is watching on Facebook. Angie Wheeler Wohler. Wheeler is watching on Facebook. Ethan Evans, who's killing it in the land business. Mike, just having gone through flight school, is watching on YouTube. Alex Miranda is on YouTube as well. Thank you, guys for being here. Aaron Fleming is here. He's curious about the business. Well, Aaron, what can we tell you?
Because it does start with curiosity, right?
It does.
It does. It certainly does. I was just talking to a nice couple. We were talking about, you know, there's the pool. The pool being land investing. And you're like looking out. I mean, it's like, do you dip your toe in? Do you jump in? Because I'll tell you what, if you jump in, you're fully committed and the last thing you want to do is drown, right? So you're going to swim. So that commitment to jump in the water, to jump in and do it is really what brings the success?
Yeah.
You can't swim unless you jump in the water. You can't swim with just one toe in a. One foot or one arm. You got to get in that water and get wet.
Right.
Swim.
Right, right, right. Yeah. I mean, there's a leap. There's a leap with all, you know, with. With any change in life, you got to take the leap. You got to take a chance. Right.
Yeah.
You got to commit. You gotta. You gotta show up.
That's the bad word. I love that. I wish we could flash it across the screen right now. Commitment.
Commitment. You know what, Mike? I can do that.
You can do that?
Yeah. I can't flat. I can't flash it.
Scott Todd School of Production. Like, what's going on here?
Let's see. Check this out.
I'm gonna be a bit impressed. Do I have to go on Facebook to see it though?
No, no, it's right here. All right. Oh, even. Look at that. I can change the font. Even. Look at that, Mike, at the bottom of the screen.
I'm not seeing it on screen.
I'm sending a message to the community. It's about commitment.
Let me go on the Facebook group and look at.
But you know, Mike, the great thing about Land Geek is if you commit and if you have a burning desire to show up.
Yep.
And you have the ability to. There it is.
Scott Todd would. Somewhere right now, Scott Todd is smiling.
Right, Right. You have the ability to follow a recipe. You have a little bit of time and a little bit of startup capital. Right. The really, in my opinion, the only unknown variable is you.
Yeah.
Because that's. That's how dialed in we have this.
Right. But let's give them the good news. I'm a firefighter.
Yeah.
You're a physical therapist. We don't regular guys business without any. With a special skill set. I always tell people, I think our skill set is this. We're committed and we follow a defined path and we don't accept failure. We just say we're going to keep hitting it and keep putting base. Hit after base, hit after base hit. Swing that bat enough and you're going to get on base.
Yes, exactly. And may you need help. At times, everybody goes through a slump when they're at the plate, right?
Yeah.
You're going to go through slumps.
When I was a kid, my only picture of me playing ball as a kid, I wasn't a big sports guy. And if you look closely enough, it's me in full swing and the ball is in the catches mitt but it's still a great pitch.
But what counts as you're up there swinging, buddy.
Yeah. Doing cot wheels on the outside. My mother would always be like, yeah, all the other parents were a little angry because you were out there doing cot wheels, but hey, I like cat wheels.
Cat wheels. Aaron, Aaron, that's a great question. We're going to get to that. Patrick Clark has a comment. Okay, so, so this is where Patrick, we need. We got to talk to you because he's in the, he's in the final weeks of flight school, Mike. He hasn't made his first buy or sell yet. So Patrick talked to us ideally in flight school. We're, we're getting that first buy pretty early. So drop us a line, drop us an email. We want to help you. You have a couple coaching calls with flight school. We want to help you through that. So we're here to, we're here to help you with that. Mark Puckett is here. Hello from Facebook. He's new, just started this year. Melanie, Kilty is here. What's up, Melanie? Nice to see you here, Mike. She, she bought six properties this week. Like Melanie, talk about massive action, man. I love it, Aaron. Okay, so here's a good one, Mike. And then, and then I'm gonna get to my topic. I, I brought, well, I brought something that goes in line with everything else we're talking about.
Post it notes the back. I love it.
Yeah. Aaron has a question. He hears all of the pros of the business, Mike, but what are some of the cons of the business?
Okay, well, my first, what I would come to mind when you say that is if you're not fully committed, like that word we just had on the screen, you might not stay consistent with your mailings. And lack of consistency with your mailings brings lack of consistent deal flow, lack of consistent purchases, lack of consistent inventory, lack of consistent sales. I mean, it all snowballs forward if I identify one major thing that you have to watch out for is a lack of consistency.
So a con of the business might be maybe just the mailing, Right? Like how many times, Mike, could you go through the mailing process and not be sick of it? Right? So it's not hard to do, but it's a little bit laborious and it's a little bit boring. So to me, those are consistent.
So what can you do to get around that, though? There's solutions for all of these, right? So how could you stay consistent with your mailing where you don't even have to be concerned that it's happening.
Yeah. You outsource it, right?
Yeah. Even in the software we have a wonderful function called the drip function. You could go in and get a thousand records and drip them out. 100 a week or so many a day. And then that is happening. That is a one time action and it is done. Right. The mailing is happening like clockwork.
Right. So. So I'd say that's one con is just kind of the. The processes in our business that are a little bit mundane, a little bit boring.
Well, you found a reason to bring it up. Your most favorite word. How many times you got that Scrabble Processes.
Some guy may have bought the. The domain processes.com process. Ease.com.
That'S pretty good.
Larry Murrow came up with it. I bought it.
Is Larry here?
He and I will split the profits. I don't know.
He'll be here this weekend. No, next weekend. I'm sorry. And upcoming boot camp and are very popular. Probably arguably the most popular part of the boot camp is when we have grill the geeks. People have been doing the business for various amounts of time and you can ask them questions and get their feedback and be inspired. Right?
Yes. That is the best part of boot camp is hearing from the geeks. And for those of you interested in joining us at our virtual event. Friday, January 27th, Saturday 28th, Sunday the 29th.
Yep.
You can still get in. Registration is still open.
Right.
Your price of admission, so to speak is the toolkit or flight school. So Mike and I'd be happy to talk to you guys about that if you're interested in. In surrounding yourself with 100, 200 other land geeks for the weekend. That's pretty fun. Yeah, right?
Yeah. Yeah. It's gonna be awesome.
Yeah, it's gonna be awesome. So that's a great. That's a great thing. Back to another con. I think you know all the. The group I've heard from successful entrepreneurs in the past, Mike that they love businesses where the processes are boring and mundane because we have to drink every.
Time you say this.
You can outsource everything. Right. You can teach it all to someone else and outsource it all to someone else so that they can perform these easy tasks.
Process easy tasks. There it is again. My God. He's not gonna. He's on a roll, folks. I bet we hear that word one more times.
No, no more. No more times.
Sure.
Do you know another con, Mike that I just thought of is this. This is not get rich quick. You're funny guy. This is. Yeah, yeah. Shaka Khan. Shaka Khan. Yeah. I got you. That's like 1984. I'm going to see if that's right. But. But Mike Icon of this business is. It's not get rich quick. Would you agree?
Right. You know, if it's only a con, if that's your expectation. Right. Right here. And just. But you have to recognize that it's base hit after base. I got to grab some whiskey. I got one right here. You know, I have some.
Have left.
Few leftovers from my buddy bossman's gift. I gotta grab one.
You're not. You're not even having a whiskey with me.
I'm pulling it out right now.
All right. All right.
So that was the bonus on this thing. Did you.
Oh, yeah. It's not. It's. You might be a little let down, though. We should have opened it at the beginning.
A coaster.
It's a Costa. It's a nice Costa, though. I got it right here on my desk. So a con of the land business is it takes a lot of work to get it up and going. Right? It takes effort. It takes commitment. It takes one to two focused hours a day. It takes immersing yourself in the land business to get this up and running. You're not going to quit your job in a year, most likely. Right.
But you can in two.
But you can in two. And I don't know, there's something about the monthly recurring cash flow that brings more security initially than anything. You just drinking it out of the vial.
That's the kind of guy I am.
He's drinking it out of the vial. So that. That I guess would be another con, right?
Wait, explain that con to me again. It's just takes time.
Yeah, it just takes time. It's not. Not gonna happen overnight.
Let's go back to Tom Tam's tai chi.
Ah.
Remember? So I asked. We. I. Forgive me for repeating this. This is like Scott and processes. I have this story, but I years ago went to this local, incredible tai chi guy. I said, I want to learn tai chi. How long before I'm good? You know, he told me, Scott, you know what he told me?
He told you? 10 years, Mike.
10 years. My reaction, 10 years. He says, Mike, 10 years is coming either way. Either you're good at tai chi or you're not. So two years is coming either way. Either you're going to be in that job or you're not. Simple as that.
Simple as that.
Cheers.
Cheers. Cheers, buddy. Everybody watching. What are some cons to the land business? Throw them in the chat. We'd love to hear from you.
Yeah, we'll bring the antidote.
We will bring the antidote. I love it. I love it. I thought of another one. We'll see. We'll see if anybody says anything.
Funny word, though, if you think about it. Antidote. Like, it doesn't even make sense if you say one of those English words a couple of times. Antidote. Antidote. Antidote. I don't even. Doesn't even make any sense. Antidote.
Antidote. That is a very strange word.
Doesn't even make sense. Now, what the heck is an antidote?
We want to hear from people. What are the cons in the land business? Please tell us. Ethan Evans has a comment. He got a sales lead today who is looking to spend his tax return money on a camping spot. Perfect. We love those. Sell. We love those buyers, right? Here we go. Finding out your land. Our parcel has no road access. Well, that could be a con.
Yes. And here's the good news on that side of things. They all sell.
They do.
Can you imagine? How about if you bought a property, say, like you. You and I did one time, we didn't really want to even buy it. Remember that discussion? We were buying land from a guy somewhere and he had another parcel, and we're like, ah, we don't want this. The guy just wants to get rid. So he. This happens quite a bit, folks. So you're buying from somebody and in one area, and then they're like, oh, I got this other property. We're like, I don't know. We'll take a look at it. And this one, I think had a over 50% wetland, right? Not even. I'm like, dude, buddy, do we want this? We're like, I don't know. We gave it 100 bucks. He just wanted to get rid of it. So we bought it for 100 bucks. I don't even want to tell you what we sold it for. All I could say, it was probably the highest ROI I may have ever had on a deal. Because you know why? Even though it was an ideal property, there was a neighbor nearby, right? And he wanted the property. And we told him to make an offer. And the offer was, gave us a nice return. So access. No access. They all sell. Some of them maybe sell a little easier, a little quicker. But if you're buying it even at 25 cents on the dollar, if you're buying at 25 cents a dollar, I'm sorry. Even if it has lack of access, like, good access, because it's got Platted road access. What you're saying is there's no, there's no actual access. There's two different things there. It will sell, it will march forward and sell that.
March forward. You know, I could, I could feel for Patrick because maybe he went into the deal thinking there was road access and then maybe he discovered that there isn't. But I would ask the question, maybe there isn't road access, but is there legal access? And as long as there's legal access, Patrick, you can still find a buyer for that property. Especially your off road adventurer who has a four wheel drive or a four wheeler. Right?
Yeah.
That people will buy that. Some people want to escape. They want. Some people, they want a bug out property that's hard to get to.
Yes. Because that means nobody else is getting to it.
Right.
Gonna be left alone.
Exactly.
So there's a positive. Have a property where no one will bother you.
Right?
Yeah, absolutely. Absolutely. And go ahead.
No, go ahead.
No, I, I really, I'm, I'm speaking ahead of myself. It's the Whiskey. It's number 24 talking. I have the Christmas Eve whiskey. I never, I don't know why I never drank Christmas Eve, but it's a product of Ireland and it's amazing.
It's a shame. It's a shame. Shame. We're talking.
Must have one or two you didn't drink.
No, I drank them all. Man. Cons in the land business. Mark Puckett says just learning and testing it out. No cons yet. Jason Hempstead. What's up, Jace? He's my Minnesota neighbor. Brace for some weather there, buddy. Can be overwhelming in the beginning. Totally true.
Right. And what's the way to prevent that, Scott? What's the antidote? Antidote to overwhelm.
The antidote to overwhelm is to. Oh, I, I, I, I'm feeling a you complete me segment here. The antidote to overwhelm is just to keep it simple. Show up every day, get the most simple tasks done.
The mailing and the marketing process.
Follow the process.
The processes drink.
Here's the other thing that's a con in the beginning. So, so let's say. And this is, this is what I wrote down. Okay. One of the cons, I think for people just starting this business or maybe starting flight school, right, is that there is so much content that we have that it can kind of be a double edged sword because you can spread yourself too thin.
Cuts both ways.
Cuts both ways. You can spread yourself thin and get overwhelmed by trying to take in everything.
Too much Too fast.
Too much, too fast. So I feel like you need to be critical with your learning and your process for learning. And there's so much to learn. There's podcasts, there's the knowledge base, there's the mastermind calls, There's Scott Todd's curriculum. There's the toolkit. There's hundreds of episodes of Nightcap.
Yes.
There's reading, there's blogs. Right. There's so much you can do that sometimes people get overwhelmed. And that is a con, Right?
Yeah.
So I think to address that con, to be a little bit more laser focused and be critical with what you are learning can be really helpful for beginners.
Right. Don't go at this. If we were to give this movie, equate it to a movie. Don't go at this. Fast and Furious.
Right.
You want to go more methodical. And I'm thinking of Chariots of Fire. Remember that movie?
Of course I remember that movie.
I mean, you're running a marathon, right? What, these? I don't know if it was a marathon, but it's a longer race and it's all about falling down. He falls down, he gets up. This is not Fast and Furious. Right. You're not gonna be Vin Diesel here. Don't be Vin Diesel. Don't approach the land business like Vin Diesel. Nothing against you, Vin. Not that he's a friend of mine. I don't know, I can call him Vin, but. Vin. Nothing against you, Vin, but don't go Fast and furious. Go, Chariots of Fire. Run. If you fall down, get up right and go across that finish line.
Dust yourself off and try again.
I don't know that song.
But anyway, did you know. A little trivia for you, Mike. Oh, did you know that Dodi Fayed, Princess Diana's love interest at the time of her death.
Yeah.
And his father were the producers of Chariots of Fire.
I did not know that.
Just thought I'd tell you because I watched the Crown.
Arcane knowledge. What'd you watch?
The Crown. Oh, have you seen that show yet? It's a good show.
No, but now I want to watch it. They reference. Do they have a whole episode on it?
They have a whole episode on it.
Really?
The Crown is a great show. Anybody in the chat that watches the Crown, let me know. It's a good show.
Currently immersed in the whole. The whole 1883. 1923, Yellowstone. Like I'm calling.
Oh, you're watching all those.
I'll tell you. 1883, in my opinion, is the modern day virgin of version Version. Version of Dances with Wolves.
Oh, I love that movie, man. Filmed in my, filmed in my home state of South Dakota.
Modern version of that, isn't it? Like I haven't seen it. Well, that's how powerful it is. 1883.
And Harrison Ford's in it.
No, he's in 1923. Oh, there's so many Tim McGraw, which I had no idea is an incredible actor. I mean, I know he did the other movie, the Blind side and all that, but this unbelievable. Him and his wife, Faith Hill, like unbelievable.
All right, what, what subscription service do I need to get now to watch those?
I have to ask Laura. I don't know. She. She's the one that handles all that.
She handles it. Okay. Nice. I just, I know that I'm gonna.
Have to add many things. She handles.
Right, right. Yeah, totally. JJ. Brian the third biggest con is it's a completely unrelated type of work for what I've been trained to do. In other words, learning something entirely new.
Yeah. That's double edged sword. Right. It can be a little scary, but also very exciting at the same time because you're putting yourself out there. And I think honestly, that's a recipe to stay young. Trying new things, embodying new things is going to keep your mind fresh. And not only is it going to make you in the long run, wealth, like create wealth, but it's going to keep you young because you're engaging new parts of your brain, you're engaging new processes.
Sorry.
And you're going to stay young.
You're gonna stay young. I love it. You're turning the con into a fountain of youth, dude.
Fountain of youth. Fountain of youth.
Fountain of youth.
Whoever thought land investing would be the fountain of youth?
I love it. Cameron Neifert Knifert. Lots to take in, however, beats sweaty change from gamblers. Yeah. I mean there's trade offs. Right.
What a great, great camera. Love it. Cameron.
Melanie says can be overwhelming in the beginning. Definitely can, can definitely be overwhelming. John, Cheeky's here. What?
John, my man. What do you do though, when it's overwhelming? I think the recipe just like if you're having a day of overwhelm, not even land investing, just overwhelm. The best thing you can do is sit back and stop everything and take a few deep breaths and collect yourself. And here's the ironic part of it. You think that slowing down is going to stop progress, but it actually enhances it. It's such a weird thing, right? But if you take that time to slow down, what are you focused on. If you're posting an ad, put all 1% growth a day, a week, whatever it might be, is going to lead you to the success you seek, Right? So focus on that ad, not on the other things. Like focus on what's at hand. So step by step, moment by moment. So take those deep breaths and as we say, breathe in the mailing and breathe out the marketing.
Many steps, baby steps in the land business.
I'll drink. I'll drink Christmas Eve to that.
All right. Sounds good, bud. Bow is here. Eat an elephant, one bite at a time, and ask for help. That's right.
That's true. You know, that's the other thing. You're not in this alone. You have a community of people that are doing the same thing that you can get inspiration from. You can get information. Inspiration. Was there another eye? I'd love to have three eyes. You get information, inspiration, and give me another eye.
Indigestion. No.
No, no.
In indivisibleness into. In the infamy.
How about indomitable spirit?
Indomitable. Listen to that. That's craziness.
That could win me Scrabble.
That could. When you Scrabble.
Played you at scrabble. When I come to Wisconsin.
Dude, you're going down.
I know. I will, but I'm gonna give it my best effort. You keep disappearing. What, are you trying to make me a little anxious here?
No, I'm. I'm having a dog issue right now. I'm having a dog issue and a kid issue because the kid won't watch the dog, and the dog's high maintenance.
It's all right. Bring Cooper in. We love him. Bring him in.
Let's see here. Alex, Miranda. He watches the crown in the background. Watches the crown. It's in the background. When his wife has it on, catches glimpses of it. Well, Alex, you know what? You need to watch the crown. It's a good show. Tyson R. Says drive to survive on Netflix is what you need to start now. You have just enough time to be ready for the next F1 season that starts in March. You know what? I think my son watched that show. I heard it's really good.
I'm gonna have to check it out. Drive to survive.
Drive to survive. Any other. Let's see if there's any other cons here. John's too much of a royalist to watch the fictional crown. Of course you are, John.
Come on.
That's funny. When is the next in person boot camp? The next in person boot camp is in April in Las Vegas.
We're back. We're back.
We're. We're going to Vegas, baby.
I think we're gonna be visiting that buffet again.
Oh, that buffet is amazing.
Unbelievable.
Yeah. So. So, yes. I'm not sure exactly what weekend it is, but I think it's on 23rd. You can go to www.sorry. thelandgeek.com Bootcamp.
You can put that across the screen.
There you go. Just did.
Did you?
Yeah.
Unbelievable. Sky. Look at it.
Oh, it's Jonathan Sperry. Jay, Bryan. What's up, Jonathan? So he says, I feel like this is a sales exercise where we take a reason not to buy a new Turn it into a reason to buy. Sales exercise where we take a reason not to buy and then turn it into a reason to buy. I don't know if I follow that, Jonathan, but that's just me and my.
It does bring up something that I think is relative because some people could think a conversation that they have to sell, and they may not be like, they may not think of themselves as a salesperson. And the way that I always explain to people is, that's okay. You don't have to be the biggest thing. When I'm. Well, I don't do it anymore. When I used to talk to people that were doing the. On the sales side, it's like, scott, do you love this property? Is this the property? Does this have all the feet? Is this what you're looking for? Like, yeah. Well, great. Because if you love it, that's the only thing that matters. We are, in essence, the bank. We can make whatever deal we need to make to get you into that property. But first and foremost, you just need to love it. You're not. It's not like you're pushing something on someone. They want this, and they just want to know how easy it would be to own it. And you hold the keys to that kingdom.
Keys to the kingdom, baby. Mike, you own a lot of keys to a lot of kingdoms. Hey, what are your two other eyes again? Information. What'd you say?
That's great. Information is one.
Yeah. Information.
Inspiration.
Inspiration. And Patrick Clark has your third eye.
What is it, Patrick?
Innovation.
Innovation. I love it.
Information, inspiration, and innovation. And John, Jiki has your fourth eye.
What is it, John?
Intoxication.
I'll drink to that. Number 24 says aye. Aye.
Cheers, John. Oh, man.
My new coaster. Look at that coaster right there.
I know. I got a matching. Matching. Costa Johnson. Sperry says boot camp in Vegas is April 21st through the 23rd. Good job, Mike.
Awesome.
Let's see Here, Con to the land business.
You know, we only have 50 minutes left. You haven't brought your topic up yet.
Yeah, I did. I was talking about being consistent, being.
Oh, I missed it. I was so caught up in a moment. You tell me it again.
Being critical with your learning. Oh, right. And not. Not. Not seeking information. Out.
Focused, you're saying?
Yeah. Be laser focused.
As Tate Litchfield likes to say. Surgical.
Be surgical. Yep. And. And also, I think you can confuse. I think you can confuse ingesting too much information with action.
Right. So if you get executing on it and you just. You have to digest it.
Right. But you don't want to digest too much because it will prevent you from taking action.
You don't want to land bellyache.
No, you don't want that. That's indigestion. You don't want that. Another con from Tony. Tony Bertolino. But we got a fix for this. Tony is weeding out the Facebook bots and scammers. Yeah, you got a fix for that, don't you, Mike?
Yeah, it's right over there. I can watch right now. There's people in my. One of my Facebook accounts answering all of the inquiries. The. The solution of that is don't do it yourself.
Right.
Outsource it.
Outsource it. Get rid of it. Whatever's painful, get rid of it. Right, Right.
Maybe you love it, Keep it. That's one of the things, too, that I think can be missed sometimes, and Mark talks about this at the boot camp, usually, is that, you know, even though this business can be pretty much fully automated and delegated, if there's things you love about it, we're not here to say, don't do it. We're here to say the things you don't love, don't do. But if you love it, if you love sales, if you love communicating with the buyers or the sellers, nobody's saying, don't do that. If that's it, embrace it and do it to the best of your ability and love it. But if you don't like it, outsource it or delegate it or automate it, do something with it. Get it off your plate.
Right. Awesome. Good work, man. Clockwork.
Like clockwork.
Clockwork by Mike Michalowicz. Read that book.
That's your book Crush Guy.
Who? Not how by Benjamin Hardy. Read that book, too.
Well, that's your book Crush guy. I'm sorry.
He's my book crush guy. Yeah. The other guy's profit first.
Like, Scott could write a paper on him. Although I think Chat GPT could write a paper quicker than you. But anyway, yeah.
Oh, it's true. Civil Shaman. Civil Shaman went through flight school in the summer of 2022. Do you get free registration for the Vegas boot camp? So, Civil Shaman, if you have not been to a boot camp. Yes. You get two tickets to a live boot camp. Yeah. And you get unlimited tickets to a virtual boot camp. So join us next week virtually and come to see us in April in Las Vegas. We'd love to see you there. Mahima is here. Mahima and Paul. She's wondering, Mike, what does the virtual boot camp look like? Give her the 32nd fast.
All right. There's going to be several different segments from all of the different land geek content coaches. They're all going to present different aspects of the business. Although it cannot replace like a formalized training. Certainly wherever you are in this business, it's going to provide inspiration for you to. To. To an insight. Insight. Another eye.
Inspiration. It will provide inspiration, information and insight, insight, innovation and maybe even intoxication if you come to Nightcap.
That's right. And so basically, wherever you are in the business, you know, if you're new, you have the eyes of a new person and you're going to see things in the beginning of the process, but if you're doing it for a while, you might tune into another part of the business. Right? And there's this certain segments like Mark's wealth mindset, which are going to apply universally no matter where you are in a business. So it's really going to take you to a higher level no matter where you are.
That's exactly right. Matt Forbes said that so many times. Right. It gives you what you need when you need it. Like, if you're one week into this business, it's going to give you what you need. If you're one year into this business, it's going to give you what you need if you're seven years into this business. Mike. I still go to every boot camp and I come away with ideas that I can implement for either personal or.
Business growth because the group becomes collectively smarter than any individual. Like, that's like the mastermind. There's a mastermind effect to this, right. Where there's the synergy, right. And everybody's coming together and it's just. It's really going to be helpful no matter where you are. So I can't encourage it enough.
The whole is greater than the sum of the parts, Mike.
That's synergistic.
That's.
That's the word.
Synergistic. 10 more minutes. All right. Real word, Jonathan Sperry says, get you.
On Scrabble with that.
Imagine me as a potential buyer. Okay, this is. Here we go, Mike. Imagine me as a potential buyer.
Yeah.
Giving you the reasons why I hesitate to buy.
Right.
And you turn that same reason into why I should buy.
Possible. Possible.
Possible. So why would I be hesitant? Why would I hesitate to buy from you?
Yeah, could be good. You know, we've never done a deal together. We've never worked together. And if this is your first time. If I was the. If I was making my first sale with you, Scott Bossman, I'd be like, scott, honestly, this is one of my. This is my first trend, my first sale. I've been. I've been wanting to get involved in real estate for a long time, particularly land investing. I had this great property, and. And this is my first sale. I'm so excited. And, you know, I can tell you that it may not be the smoothest transaction, but it'll be the most transparent. And I'm going to communicate with you through every aspect of this process, and I'm going to make it so incredible that you're going to want to buy more from me. In fact, if you don't mind, if people in the future are like, hey, is this. Is this real or not? I'd like to use you as a resource because this is how great your experience is going to be. And then what do you think of that? You know, like. But first and foremost, I'd want to know, Scott, do you love this property? Is this the property you want to own? Because if that's not the case, none of the rest of it matters, right? Let's wait until we find. And what would I do with you, Scott? Say that this wasn't the property for you. Is that the end of our relationship or what might I do?
No, not at all. It's the beginning of a beginning. Just the beginning.
Because what might I do with you and your information? To sit. To assist you. Really?
Yeah. Yeah. So, Michael, let's say that during our conversation, you determined that the piece of land you have for me is actually not a good fit. And we help people determine that, don't we?
Very transparently. Like, Scott, this is not for you. I don't believe this is the right property, because you know how you're looking to do this and that I don't think that'd be a great place for that. So my recommendation is that you hold off on this one.
Yes, you hold off on this one. I can put you on my buyers list. When I come into completely, when I come into something like that, I can let you know. Right?
Yeah.
I can create a note, a reminder note to myself. You know, in CRMs that we use nowadays, you can create tags or that type of thing. Like this person wants something hard to get to. Right, right.
Right.
So. So when I get that property, I'm going to search through my information and I'm going to try to cater to what that individual needs. But, but all the time we have conversations with potential buyers and because we are trying to solve a problem, we don't want to lead them down the wrong path.
We don't want to create a problem. We want to solve a problem.
Yeah. So somebody's looking for a place to live now on the land, but they don't have any money. Right. And I have land that has a bunch of restrictions and it's going to be a ton of red tape. Right. It's not a good, it's not a good fit for that person. But that doesn't mean I won't work with that person down the road. Maybe their situation changes over time. They come into, you know, they're able to buy a property later on with less, less issues, whatever on their end or our end or whatever will help them out.
So yeah, it's the beginning of a fruitful relationship.
That's. That's.
That person will probably buy multiple properties from you.
Exactly.
Type of transparency.
Wes Stanley, why do more people not use land contracts and not sign the deed over until paid in full? That's what we do.
I don't.
Wait, Wes. That's what we do.
Is he asking why we don't do that?
Yeah, but. Yeah, I think he is asking why we don't do that. But we do do that.
Do track for deed. It's a land agreement. Make all your payments and then we.
Did it to you.
And we did it over to you.
Yep. So, Wes, it sounds like we're speaking the same language here, buddy. We sell on a land contract and we will deed the property over to the buyer once payments are complete. Rocky J. Will there be a recording for boot camp? There will. I believe you have to register and have to attend some of the events. I believe that's how it works to get access to the recordings. C.J. jarrett, is there specific training on setting up airtable and or follow up boss at boot camp? Those are two tools that we will talk about at boot camp, but we probably won't have any specific training on them. We do have specific training on.
They'll definitely be referenced though.
Yeah.
Common tools. Yeah.
LG Pass and Geek Pay. There will be some specific training on.
Yeah. Bedrock, the foundational software of the business.
Right.
All right.
And then, Alex, how do we know enough about a property to be able to answer that question? I feel like I do not know that level of detail on the properties I currently own.
Which, which, like, what were we talking about? Like some of the use.
Yeah. Maybe use stuff or maybe whether it's appropriate.
We have an option. Right. You can know so much about it that you tell me or you could simply defer to. We always recommend that you call the county if there's a specific way you want to use the property. Just to clarify that before you buy it, you know, so you could actually do one of two things. You, you could contact the county, but a lot of times I think it's better for the potential customer to do that so they can hear from the county themselves.
Yeah. If the property is right for you or not. So I, I mean, for me, I, I keep it simple. Right. Like in Scott Todd, he has his four buckets. Right. So if I'm selling to somebody who just wants to invest in land, that's. There's not a lot of conversation. I mean there's, it's kind of a no brainer. Right. Okay, here's a property for you to invest in. Right. Put it in your asset column if you're, you know, and then you have people who want to build on the land later. Right. Well, this property that I have may be appropriate for that down the road.
So.
Yeah, buy it if you're looking to live on the land. Now, I don't know if I have much for you right now. I need to find something in west Texas where there are no restrictions. Right. So. So Alex, I think what I would just say is as you continue in the business, you will learn the ins and outs of all of these properties that you're buying and, and be able to educate the.
Which is why we focus on specific areas over and over again. We don't want you to necessarily hop around because you'll learn all this one time about an area and then you can just have that knowledge, Right?
Yep, exactly. Let's see. All right, we're coming up. Three minutes left. Jason, how many months of non payment do you tolerate before you would repossess a property?
Mike Zanel so the first payment they miss. Our team will reach out to you. So Scott, if you were buying from us and you missed your first payment, you get a friendly email, phone call, text message saying, hey, you missed your payment. Second payment missed. You're going to get from our team a notice of default, a simple document emailed to you third time you miss your payment and notice a termination and we restock it. Yep.
That's what we do. So we give it. Now, what if I call you Mike and I say, mike, and I've been paying for two years on this property.
Okay. Okay.
And I say to you, hey, hey, Mike, just. Just want to give you a call. I mean, I love my property. I've been paying on for two years. Is there anything I really need? Like two months. Two months to get my feet underneath me because I just lost my job. Would you. Would you be willing to help me out? Would you be willing to work with me?
That's the benefit of us being the owners of the business. Right. We have the ability to make those decisions. We're not just some heartless, you know, machine. We can work with people, and we do work with people. If you're communicating, that's the number one thing. Now, if you're ghosting us and no communication, then it's going to go through those processes with the notice of default and termination. But if you reach out, we're going to work with you.
Exactly. Exactly. Awesome. All right, well, we covered a lot of cons of the land business tonight, which is.
But at the same time, we covered the pros because we sort of.
Yeah, we did.
Every con is a pro.
Every con there's a pro.
We're going to call this the Antidote Show.
The Antidote Show. And yeah, they're more pros than cons in this business for sure. Yeah. How can I register for this upcoming online boot camp? So Civil Shaman, right at the bottom of the screen, there is a web address www.thelandgeek.com Boot Camp. You can register for the upcoming virtual boot camp there. And in a few weeks, when the registration open, UPS opens up for the Las Vegas Boot Camp, you can register there as well. Oh, so, Mike, next. Next week, I think we're doing nightcap Friday night.
Nice.
Right? Yes, we're doing the. We're doing the night. We're doing the Boot Camp nightcap.
Is that same time or what time we doing that?
I think it's a little earlier. I gotta. I gotta double check. I think it's like seven central maybe, but I gotta. I gotta check. So the boot camp nightcap is always exciting. So join us then. Maybe we'll bring a coach or two on with Us.
Some of them are getting close to the sweat. See those?
Yeah. What do we say, five?
Oh, I think we said three.
Oh, we said three. All right, well, Landon's only got one more to go, then he gets a sweatseedo.
I think Tate.
Yeah, Tate.
Yeah, we'll talk to them.
We didn't even talk about the T shirts, dude. All right, so here's the thing. For all of our faithful watchers and John, Jiki, did you get your T shirt for all of our faithful watchers? I have a bunch of T shirts sitting over in the corner. Nightcap T shirts. You gonna show them the only thing? Yeah, I'm gonna show them. I'm gonna show. It's a nice, nice T shirt.
Pretty, pretty cool.
Pretty, pretty nice, pretty nice T shirt. I got larges and extra larges. Look at that.
I love it.
Nightcap, baby. So if you guys want a T shirt, Jeff Storley wants a T shirt. Jeff, I'm gonna send you a T shirt, but I would really appreciate if you PayPal me seven bucks for shipping.
Send it to me, I'll ship them out.
Oh my gosh. I got a thousand T shirts sitting over here, dude. Maybe not a thousand three hundred.
Send me the shirts and I'll ship them out.
But, but I gotta send them to you for seven bucks and then you're gonna send them for seven bucks.
One, one shipment of a bunch of them. We'll talk about it. We digress.
I'm Gonna put my PayPal address in the, in the, in the bar. I gotta get rid of these T shirts. But it's seven bucks for shipping.
Yes, it is. There's a cost.
See that? The Huffords want a T shirt. Patrick Clark wants a T shirt. Jeff Storey wants a T shirt. Jonathan Sperry wants a T shirt. Everybody wants a T shirt. All I need is seven bucks. It would really make me happy. So we'll talk, we'll talk next week about the T shirts.
I do want to say something at the end here. I think it's important that I say this, that tomorrow is my, the love of my life's birthday. We're going to be going to Boston. We're going to go to a nice restaurant. A gift certificate that daughter and my son in law purchased for us. We're gonna go a nice rooftop rest. Rooftop restaurant. We're gonna have a nice meal. We're gonna stay overnight, do a little shopping. And so happy birthday, Laura.
That's amazing, dude.
I don't think she watched anymore, but if she's watching Happy birthday.
Happy birth. Birthday, Laura. That's awesome. Hey, I tell you what. I'm gonna put my number here. We're gonna put the land. The. The land key hotline number here at the bottom. And if you want a T shirt, text the number. What are you laughing at? I got all these people. All these people want a T shirt. What's our number, Mike?
Oh, I got it right here. Our number, the link hotline. Here we go.
Is 608.
608. Oh, where'd it go?
You got it.
That's not it. Where do I see it on here? Hold on, hold on, hold on. Where's the number, Scott?
Where is the number?
Hold on now.
Hold on now.
I don't know why I'm seeing everything but the number.
Oh, there's Jeff Storley. He just text me, jeff, what's the number?
Yeah, what number did you text us at? You tell us the number, Jeff.
That's funny. Jeff Sorley wants a T shirt. Jeff, what's our number? We don't know what Our number is.608. What?
Dude, why is it in the settings? Oh, I'm gonna text. Maybe I can text you, Scott.
Oh, man.
Let me do this new message. I'm gonna text myself.
It's kind of funny that we don't know our own phone number. You know what? I'm gonna get it, though. It's in the chat. I don't see it in the chat, dude. Jeff Storley. I don't see it in the chat.
It's 608.
Okay.
387. 8981.
All right, there it is. If you would like a land geek nightcap T shirt, text the number. I would appreciate 700 bucks. $707.
Only $700 if you get a T shirt.
I'd appreciate $7 for shipping and handling, and I will send that your way. All right, I appreciate you guys. I'll bring more T shirts next week. I'll bring T shirts to boot camp in Vegas. John. I will send you the biggest T shirt I have.
Can we get, like, a cannon there, like, and shoot them off into the. Into the crowd?
That'd be fun. That'd be a fun. Be a fun event. The T shirt cannon. Yeah, I could toss it at him. We could toss it on them.
Yes.
All right, well, thanks, everybody, for coming. We appreciate it. For those of you who are new to the business, you're interested in the business. You want to talk about it? We would love to sit down and talk to you about it. That's just a regular guy on the other end of the camera. I'm just a regular guy. We became land investors. And if he can do it, you can do it. Oh, you froze on me, dude. All right, good night, everybody. Have a good.
