Chapters
Hello. Hello, sir.
How are you?
I'm great. I'm glad you could join me tonight.
Oh, I see this is payback from that last time.
Welcome, everyone, to the Land Geek Guys nightcap with the Land Geek Guys. Post special edition.
Yeah, now my screen's acting funny as usual, right? I stopped freezing. I look all blurry. You know, people can't get a sense of how I look in this robe. I gotta. You know, we have a technical advisor now. We'll be introducing him later, and they're gonna make. Make me look a lot better. What do you think, Scott?
I mean, you could listen to the first technical advisor you've had in this. In this show, and that would be me. Because I've been telling you for like five weeks you need to get a new camera, but you can bring in big, you know, what's his name?
No previews. Okay? Sorry. Scott, tell me, how was your boot camp experience?
Dude, buddy, the boot camp experience was amazing. It was. It was an awesome weekend. It's. It's just. It's. It's actually quite moving to. To be there and to hear all of the stories that people have and to kind of see the light bulbs click over the weekend. Like, people get there the first day, they're a little bit uncertain about what's going to happen, uncertain about meeting Mark. There's this kind of nervous but excited tension in the air, right? And then by the time you leave a couple days later, it's like, I don't know, it's like old hat. It's like you learn a lot and you're in a room full of people that you like being with and it's pretty fun.
Well, this is what Barbara Thibodeau says about your comments. Sketchy? No, I think she's. No, I think she meant that about the screen. I'm sorry, baba, was I misrepresenting your quote?
Barbara Thibodeau, I think, has published a number of times in the past that she is team bossman, so I doubt she would be saying that.
Wow. So you fully recovered? I heard you had a safe flight back, right?
Yeah, it was a long, long night getting back from boot camp, but it was worth it, man. How about you? How was your boot camp?
Boot camp was amazing. This, I would honestly say, all kidding aside, was probably the best boot camp we've ever had. And I've been to more than I can count. My wife and I both said this was amazing. The people that were there, the content, just the connection, the networking. I thought this was a phenomenal. Event, Honestly, it was out of this world.
I totally agree. The energy in the room, it was just phenomenal. Right. And when Mark came in, the energy just escalated. It was so cool.
So here we go. You're from Onalaska. Is that even a place? I'm not good with geography. Is that what your profile says? Scott?
Tim Kerrigan. That's crazy. Yes, that I currently live in on a lot. We'll chat.
You know how I know that? By the way, thanks. These are our Vegas hats. As you guys can tell, we have matching hats. It's just something that goes along with the robes. Scott. Yeah. I realize that you're not officially from. You know, you don't have a deer camp.
Oh, I know.
So I have transplant. I don't know if anybody out there knows. I've learned a lot about recently about deer camp and how it's something in Wisconsin is like a big heritage there. And when I asked Scott Bossman via deer camp and he said no, I suspected it wasn't his original point of origin.
So you suspected correctly. Yes, you did. Yeah. Doug Kolb shows me up in that regard. He's got deer camp and he brought cheese cord cheese curds to boot camp, making me look like a Wisconsin close.
The deal the morning of the start of boot camp. We have somebody else on the show today that closed a deal around boot camp as well. But we'll see.
Monster deal.
Monster deal. Yeah. So tell me, what else. What was your. What would you say, what was your favorite part of boot camp and what you take away? Then we'll stop talking. I'm gonna have this whole show be about boot camp. We're go into some land investing. But just tell me, was there any, any moment that really stuck up, stuck out for you in terms of, like, why? Wow, this is incredible.
So for me, I really enjoyed meeting the people that I've spoken to on the phone multiple times in the past three, four, five, six months. So, you know, I may have assisted someone five or six months ago in answering some questions that they had about the land community. And then to see that they are taking action and having success in the land business, to me, that. That's really cool. And multiple, multiple people in that room are having success after just a few months. And for me, that was really neat to see. And just to be a part of their conversation along the way is. I don't know, it's humbling and rewarding for me. So true.
Very true. You know, I thought you were going to say the live broadcast of the Nightcap was your highlight when we, you know, had all of the bigwigs on that show, didn't we? I mean, we had everybody. And if anybody who's watched this hasn't seen that show, I encourage you to go back and look at it because it was. It was pretty cool. We even had the Godfather. We had Mark Pedalski. I'm a big fan of old school, so I sometimes refer to Mark as the Godfather. The land business, it was.
It was really fun to have Mark and Scott and Tate and Eric on there. It was last.
And then we.
And then we had a couple. Couple students as well. So, yeah, it was a lot of fun.
Sandy, thanks for writing in. Boot camp was awesome. I needed a reboot and boy, did I get it in geek tank. Yeah. So awesome.
I think what she referred to, Mike, when she says geek tank, she must.
Be referring to the VIP room. Right? That's pretty amazing that, you know, the people who are returning, it's a second boot camp and they're in coaching, they go into a VIP room and it's. It's pretty phenomenal the information that gets transmitted. I mean, they get grilled. I mean, it's not always comfortable, I'd have to say, because, you know, we're really. I know I go in there and I watch Scott and Tate in there, and I see that they're really hammered in on making sure people are. If they have problems, what the problems are, illustrating those problems and then working through them. So it can be a little uncomfortable to be in a room full of other people that are land investing and you're kind of on the hot seat and they're identifying where your weaknesses are. But at the end, it's for the best, right? You're bringing yourself to another level in that sense. Oh, for sure.
And I mean that. It's such a high content classroom.
This is. Andy. Andy, you shouldn't.
Andy, come on.
You.
You flatter us.
You flatter us. Thank you, Andy.
I think, you know, there is some good content in this show every once in a while, don't you think?
I think we toe the line, you know, our whole thing here with the nightcap. You want to toe the line between, you know, content and a little bit of humor. And I. I know what I know. We. I'm gonna bring up our first guest. I think it's time. What do you think?
I think it's a good idea. I think that's a great idea.
And then we'll have our first segment now. I'm hoping, you know, since he is gonna be our new technical advisor that the audio will work. This would be like a first. In the last couple shows, you all know, we keep it real and we keep it honest, and sometimes we just screw up the audio. But we're hoping it doesn't happen now.
So it's not. You might say. No, it's not you.
Oh, Scott, you're the best.
You introduce them.
Go for it.
All right, so our first guest for tonight is big Matt Forbes. There he is. Massachusetts Way.
Oh, I can hear him. This is awesome. Look at that.
Happy nightcap.
Happy nightcap to you, Matt. Thank you for joining us.
Look at that epic background. How does he.
Is that CG, Matt? I think it is.
No, that's a real live backdrop from J.C. penney's right there. I went into the mall one night and I just stole it. It's fantastic.
Is that a pool cue just now?
No, that's a chap of a driver off my old driver. I like to hit stuff when I'm at work. I work from my basement and I make cold calls all day, so I hit things with it.
You're like Scott Todd with the bat.
Yeah, exactly. I'm a big fan of that bat.
Shout out to you, Matt. Michael, you got a shout out.
Cheers, Barbara.
Hey, Matthew, do you still see Mike?
I do. Yeah. I can see both of you.
I don't see Mike and I don't hear Mike. Do you hear Mike?
Oh, it's always something, isn't it? There he is.
Translate. Oh, Michael.
I was hoping, but he's back.
Can everybody hear me and see me? Yeah, yeah. You guys are there. Okay, well, I cannot hear Mike. I don't know if the community can or not.
I think we can.
Maybe I muted Scott.
This is gonna be interesting. If I can't hear Mike and he can't hear me.
No, Matt, let him know I can hear him.
Technical issues, I'm telling you.
So Scott. Michael, Mike can hear you, and it's just nobody likes you, so he's not talking, that's all.
Well, Mike, do you want to. Do you want to take over the interview with Matt or do you want.
Me to do that?
Because I can't see or hear anything on your end.
All right, Mike's gonna be on this one.
All right, Sounds good.
All right, Matt, first of all, you know, I want to thank you for being on the show. You know, it was great seeing you at boot camp. I didn't realize until I got to the boot camp that you were also from the great state of Massachusetts. So, yeah, it's great to have a New Englander here on the show and see you at the boot camp. And we actually have a new segment that we're going to do kind of in your. Something that you were talking about. You want to introduce it?
Yeah.
So the new segment here for everyone watching at home is called the Nightcap Refill. So you take your scotch and you take your glass. This isn't really hard. You uncork it and you go ahead and pour yourself another cocktail because it's the nightcap and why not? It's good for you.
So, yeah, there it is. Excellent. I love the refill segment. I can hear you now, Mike.
I know I brought you back up. That's all we have to do from now on is drop you down, bring you back up.
All right.
Sounds good, Matt. Cheers. Let's have a little refill. Sip.
Cheers. Prost.
And, Matt, we want to hear your impressions. Boot camp this weekend. What'd you think?
Yeah, Boot camp, man. That was as an east coast guy, you know, listening to Mark podofsky Talk until 9:00pm Eastern Time. It was aggressive. It was. It was great. I didn't really know what to expect. I brought my wife, who was 100% anti me doing this. Thousand percent. And by the end of it, she was. She was on board. God. Just like your wife. Just like you told me on the phone. A really great experience. I'm in flight school, so I'm sort of used to Scott, Todd, and the shenanigans of the mini bat. Like, I get it. I watch this show, so I know you guys pretty well. But I was kind of unsure about Mark. Right. I mean, he's his royal geekiness. Right? And he did not disappoint. He is just as geeky in person as he is on all those mastermind calls. And he's a great guy. I think he actually wants me to succeed, and I'm one of 70 people in the room, so it was cool. Learned a lot, and it was really great.
That's the really authentic thing about Mark, isn't it?
Yeah.
He wants everybody in that room to succeed. There's not one person in there that he doesn't want that for. It's amazing.
Oh, the wife is upstairs. Hold on. Let's hit the ceiling. What could go wrong?
Anne Marie, take it from me. I am a planner and a thinker. And going into this, a few years ago, look, I had my son bring me my refill. Isn't that nice?
That is America Bosman. That is America.
Look At Chris Crossman's. Cool. Running Pew wasn't for you, Matt. People wouldn't know what to do. They would have no drinks for the rest of the show.
So.
No, they'd be done.
That's.
That's what I do.
I. I'm out in the first five minutes, and I'm like, do I keep watching? Do I. Do I stop? I don't know. So refills all around.
Refills are great.
Matt, what would you say we should take away? I mean, you're at the beginning stages of the business.
Yeah.
Oh, did you just go.
I can hear you.
Went dark. Can you hear him?
I can hear him. I can hear you.
Yeah, he just disappeared. All right, this is great.
I see him fine.
All right, well, ask him. Be live.
Be live. Okay, Mike. Mike, can we do this? Can we do the Facebook quote of the week?
Let's do it.
All right, time for our first segment.
Ready?
Dun, dun, dun.
Facebook quote of the week. Savvy. We are, right? We got.
Matt loves it. He's cracking up right now.
What's the Facebook quote of the week? Let's hear it.
This is a Facebook quote a week from Philip Davis. He left a review about boot camp, and here he is speaking about his experience. He says Mark is most of all present at the boot camp. He is approachable, and talking to him makes you feel like you're talking to a regular person. His honesty and education about this business is what I love about this business. If you're thinking about doing this business, then you should. I'm a nurse by trade and will use this model to supplement my income. Thank you, Mark. Good quote, huh?
Mac, out of the room and back up to see if it helps. But you go ahead, continue.
No, what a great quote, right? From one of our attendees. A guy that's been doing it just for a few months, yet he leaves the weekend feeling like he's going to be able to supplement his income and bring in some passive income into his life to help his family. I mean, it's just phenomenal.
Well, I could say this, Scott. Mark truly enjoys helping other people succeed. You know, when I. I had the same kind of. Well, similar, I'd say to what Matt. When I first met him, I went out to Arizona years ago. Was over four years now. And I was like, you know, is this guy really. Is he really this nice? This real happy? Is this. You know, and I found him to be very authentic. And right away I knew that because at that time, again, we're not to rehash the story. But we were in debt pretty deep. And I saw the light at the end of the tunnel when I knew this was authentic. I knew this was real. And so, you know, Mark delivers. He absolutely delivers.
And what better person to learn from? I mean, you want to learn from somebody like that. You want to be in a community. Yes, exactly. Matt Forbes.
I mean, I bow down to his geekiness.
His geekiness. His authenticity, for sure. So. All right, what quotes we got there? Well, now, you know, Andy, next time, because you are a faithful watcher, you will know that we have this refill segment, which I forgot to throw this up, by the way, for the refill segment.
Aha.
There it is.
Yeah.
Technology will not get the best of us.
Matt, I want to thank you for coming on the show. I'm gonna drop you down to the lobby for a minute because I can't hear you and see you. And unless. Scott, did you have any final questions for him?
No. Matt, what are your hopes going forward in this? I'd like to hear from you about, you know, well, first of all, let's go back to your wife for a minute, because Ann Marie, I know, was kind of skeptical coming in, but left with a lot less skepticism and feeling pretty hopeful about things and really kind of standing by your side. So what are your hopes moving forward with this whole venture?
Yeah, you know, I have 99 weeks to go. I've decided. I've decided this is a total grind, and it can change your life, but it's slow. You know, you got to. You got to do the mailing, you got to do the marketing. You just got to do it every week. So I figured two years, right? 104 weeks and five weeks in. So I'm going to give it two years. Faithful mailing, faithful marketing. And if I can do half of what any of the people that I talk to who are successful are doing, I'm going to be in great shape. So I'm extremely optimistic. But I want you to know, mostly what I got out of boot camp was. And this sounds so corny, was really is the community. You know, I didn't. I didn't really expect to like talking to people. I don't like talking to people.
Okay.
I don't want to talk to you, too. I don't.
I don't want to talk to anybody.
But, you know, the whole. Everybody there, all the coaching students, I talked a lot with the coaching students. And, you know, people are really generous with information. You know, I didn't find that. I've done some other real estate niches in the past and people are very closed on, you know, what makes them successful. You know, I had people tell me what they've screwed up on left, right and center in there and it was great. So I think because of that, it's, it's a full blown two year commitment and I'm very hopeful, you know, like, I know I can succeed if Mike Zaino can do this, right?
If Mike Zaino can do this, anyone can do this. That's exactly right. So you know what though? You're exactly right. The transparency in this community is absolutely phenomenal. And you know, I would also agree with you and I took this term from you a couple weeks ago when I spoke with you on the phone. Right. And I so agree it is a slow churn.
Right?
This is a slow churn. But an hour or two a day is going to get you far for sure. Yeah. So, Matt, we, we really appreciate, appreciate you coming on tonight and we'll do it again for another refill segment here in the future.
Cheers.
Cheers.
Cheers, boys. Thank you.
Thanks a lot. Mike. That was good. Good guest.
Yeah, a little technical difficulty. I couldn't hear what you're saying, but I, I can see that it was good. And I watched it in the rewind. This is for your wife, Marcus. So genuine. Absolutely. How about this one? Pretty pumped to bomb with Michael, but old school down the road. Neil, I love that movie. And let's see here. Oh, here we go.
Should we tell, should we tell the story about the bat quick? I, I think that's worth telling, don't you? Yeah, we should have Matt do that. So, okay, so in flight school, everybody, Scott Todd holds people accountable. And he started out with what he calls his little mini bat. He stands there in front of the screen and he shakes his bat at people and says, are you mailing?
Are you mailing?
So Matt Forbes, who by the way is 6ft 8 inches, he and I were talking on the phone a couple weeks ago and he thought it might be a good idea to bring Scott Todd a full size wooden baseball bat, which he did, engraved with Scott's name and the Land Geek logo. So that was a pretty cool presentation given to Scott at boot camp. Now he's gonna be holding a really big bat. Boom. Boom. Pretty cool, huh?
Very cool. All about the community. And I do think that our community does stand out. I mean, when you get together with a bunch of like minded people, right? And honestly, you know, if you go to a local real estate meetup, you're gonna have Tons of people who went in. This is all. We have international investors there this time. Right. We have like 60, maybe 70 people, which was probably one of the largest boot camps, but still gives you an idea that's still a small niche, right? It's not a very large niche. And so the people that we get with, we connect with, and we really are looking to help each other go to the next level. And it's. It's just awesome. And I wanted to say something. You were talking about the slow. I couldn't quite hear what Matt was saying because Matt, I couldn't hear him. But you said. I was talking to Mark the other day and I said, listen, this is not. You know, I've heard people say in the past, like, tate, this isn't a sprint, it's a marathon. But the thing is that your miles at the end of the marathon, your last few miles are going to be quicker than your first few. So it's because you're going to have the automation, the delegation, all those components, Right? So it's a very interesting thing. It is something that is akin to a marathon where you're not going to just sprint and go, but at the end you're going to be running quicker miles.
So, yeah, for sure. That's a great analogy. Yeah. Mike, he was talking about how he's month. He's week five in this out of, you know, 104 weeks. He just. He was just telling himself that, you know, this for him, he's got a goal of two years, you know, hitting it hard for two years. And he just said if he's half as successful as a lot of the community, he's going to be happy. I think he's going to be very, very successful. I think he's going to be great at this. Hey, I want to give a shout out to our wives for giving us these awesome hats.
Right?
They went shopping for us this last weekend in Vegas, bought us matching hats for the boot camp. Pretty sweet, huh? Aaron and Laura.
Aaron and Laura. Thank you, guys. Thank you, girls. Ladies, Wait, I got a quote. What's this? Did you see my first quote, though? I didn't want to pass over Andy's. He had a great quote there. But I already read that. That's the abundance mindset. I pass it. I pass every bit of knowledge I have gained over the past months. Right. I mean, really, the truly the way to learn something is obviously to teach it. Right? So if you have someone like, I work with my son as well, you know, he's 23 years old and he's learning the business. So if you guys have someone in your life, a family member that can assist you in the business, you know, you'll learn by trying to explain to them what's going on. So it's actually a great way to do that. Another quote here I've ever thought about doing a specialized course in wholesaling. Perhaps we do have some new content. You want to talk about the new content that we have, Scott? What do we have? You know, what do we call it?
All right, so we are starting a new, a new, what are we gonna call it? New program in Land Geek called Top Gun Flight School. So anyone who has been through flight school in the past, you're eligible to participate in Top Gun Flight School.
Now.
This is gonna be a year long program and you're going to have a new module every month on Advanced Land Geek. What trades? Advanced Land topics.
Could be wholesaling, could be ebay, could be engaging your buyers list. I mean this, it could be something from Scott Todd account. You're gonna have all of the coaches in there and each one of us honestly has certain things we're really good at as opposed, you know, know everybody has a specialties, right. So, and so you're going to get a taste of that right where. And so wholesaling, something I feel very strongly about. I love it. And so that'll be part of that. So yeah, we do have those type of learning opportunities coming. So if you guys want to talk about, just reach out, we'll tell you all about it. It's pretty awesome actually.
Mike, can you put the address up there for, for contacting us or not? So if you guys want to talk to us about Top Gun flight school or one on one coaching, go to www.thelandgeek.com training. We'd love to talk to you about Top Gun Flight School, Aaron. It's gonna be an amazing program. A year long, a year's worth of content. You're gonna get continuing education modules on all these things Mike mentioned you're gonna get. We're gonna get execution, execution calls as well.
Danny, we'll hook you up sensually. Hit me up on basecamp, Sandy. I'll tell you all about it. I'll tell you on the details. Awesome.
It's gonna be sweet. I'm excited for that.
Andy Wellness hooking us up with the link.
Thank you, Andy.
Well, listen, do you think we should bring our next guest up before we have time before our next segment? Right? So I think we should bring our next guest Up. And let's hope we're not going to have any technical difficulties this time. This is someone that I think is killing the business right now, and I mean that in a good way. Right? Rocking it, hitting it hard. And I knew this was going to happen. I kind of predicted this a long time ago. And not to say that, you know, that I could predict things, but I saw this happening. Well, he's young, he's aggressive, he's learning. At the foot of the Master 10, Tate Litchfield. I'm gonna bring him up. Here we go. Here he comes. Kyle. Nab. Hopefully we can hear you, Kyle. Hey, how you doing?
Good.
How you doing?
All right. I can see you. I can hear you. I can see Scott. Scott, could you see me?
I can see you, I can see Kyle.
I can hear everyone.
It's awesome.
Kyle, you were at boot camp. What was your biggest takeaway?
Probably just meeting everybody. It was. It was really cool. I mean, finally met Mike Zano and Scott Bossman. That was super cool. Shake both their hands.
Yeah, that was great.
Yeah. Mark was unexpected. I didn't know how genuine and how, like, down to earth he was going to be. That was pretty cool.
Kyle, did you learn that Mike is not larger than life? Cheers, Zano.
Yes, cheers, Kyle. Cheers. What are you drinking tonight, Kyle?
It's Founders ipa to be it. Yeah.
I got. I got an IPA myself.
I'm not drinking scotch out of the bottle.
We're two minutes away from our next segment. So tell me something, Kyle. I heard a little bit, something about a deal that may have closed just post boot camp. Could you fill us in on what happened, the details? Where were you? What was.
I think it was West Shaffer, actually. I had dinner with him, I think, Saturday night, and he was giving me some sales secrets. Just. But the next day, we had an awesome finish on Sunday, and then I went out to the airport Sunday night, I had a long, flat flight back to Buffalo. So I was just working on my computer in the airport, and I used that. Was that the keyword? How much would you like to put down? Or tried to close the deal. Had some scarcity going on. Said hit or. They asked me if the property was available. I said, let me check. Made her wait a little bit. Came back, and you're in luck. And it's still available. And after that, I mean, she wanted it. And I got $5,100 for that, I think.
$5,100 cash sale of boot camp?
Yeah, I think it's gonna be 4600 profit. 4400. Just pretty cool.
Is awesome.
That's not a bad day, Kyle, huh?
Yeah, I was in the airport, which is awesome.
Yeah.
Tell me that's not gonna help things.
Long pulling the slot machines and you're just jumping up and down. They have no idea why. Like, was he playing on his phone? What's going on?
Yeah, I was. I was really tempted to just gamble all the money away at the slots by the airport.
Yeah. Well, that is awesome. People always do. People always do deals at boot camp. You know, Mark. Mark's been emailing about it the last couple days. I. I was actually a little upset leaving boot camp because I. I was batting 2 for 2 until this weekend. I didn't get a sale, but. Yeah, I mean, I'm hoping this week.
The whole bootcamp, I was kind of on the side hustling on my computer, trying to get a sale on Facebook. And that's what happened at the very end. Just came a little late because we're.
Going over so many different tactics, right? And people be like. Think of them, like, on the computer, like you said. It'd be like, okay. And they want to take action right away, so. And what better way to do it, right, is to take that immediate action.
And, yeah, I was trying to, like, take what I was learning and take live action for the. The sales and all that stuff, and just applied immediately. I mean, it was.
That's really great, Kyle. That's so awesome.
Dinner with Wes. That's awesome. Wes and Shannon Schaefer were there, and they're just an amazing couple. They're working with his son Matt in the business, and west did a quick presentation, which I wish had gone longer because he's actually incredible. He talked about the sales process and what it's like to be a professional salesman, and it was just awesome. It was really great to listen to him talk.
Yeah, I think we need to give him a shout out. So Wes Schaefer is known as the sales whisperer, and you guys can find him on Facebook. He's got a great community on there.
So here's to that.
Here's to Wes and Shannon and Matt.
So now it's time for our next segment. We're a minute.
Oh, yeah.
What's up? We're a minute late for the next segment. Kyle, just.
What's up with all the regimentation here? This is nightcap. We're relaxed.
Hold on. Let me point out the drink.
Geez. How about have another refill segment and just put your feet up over there, Would you please?
Refill Side.
All right, Kyle, this is a segment we call the Shove it quote of the week.
You all get it right. I mean if you're mailing at a high level, which you should be right, I mean you start out with 100 mailings a week, that's great. It gets your feet wet but eventually you begin to scale. You get your systems, your automation, you need to ramp it up. And, and the more you ramp it up, the more you're going to get some people that just aren't happy with your offer. But guess what? That means you're close to a good deal. So let's hear the Shove it quote of the week.
What do we got?
This is the Shove it quote of the week.
This is a kid friendly show.
This is a kid friendly show. This is rated pg. So there will be some bleeping in this one. This is from Mark, he sent this to us. Mark Livingston. He had, I'm trying to think he had tried to add somebody to his email list, I believe, and this is what he got as a response. Mark, you effing real estate people that use fake ads for lead funneling. You piece of bleeping bleep. Don't put my bleeping email on your bleep in real estate advertising list. You bleep.
Wait, I thought this was uncensored because your son's on the part on the, on the call.
Yeah, I was bleeping in.
So that.
Was a little harsh.
We have people that aren't happy. Listen, you're going to get yellow labels in the mail, meaning that you have the return to sender. You're going to get people that are just truly ticked off you. Some people that are like, well how about this counteroffer? And then guess what? You're going to get the golden nugget and accepted offer. So it's all a volume game. That's what it comes down to.
It really is. I mean it, it happens all the time. You know, you get a call one day where a guy's unfortunately swearing at you and then you get a call the next day where a, where a gentleman is polite as can be ready to, to pass on his land to somebody else.
So I don't do that anymore. But I used to enjoy the people that were angry because my goal and it always worked was convert them by the end of the call to being like, okay, yeah, that sounds good. Because you know, really you just explain to them, you know, you could, what's going on. And most people, once they, you know, hear it in a very Reasonable tone, very relaxed. They would just convert over. I love that process of taking someone who's angry and converting them to being actually happy. And it works very well. So it's good, right? It develops character. What do you think, Kyle?
Yeah, my favorite thing in the world is when you get that one letter one day and it's no way I'm selling this to you. And they had like three zeros and a bunch of F bombs. And then the next day you get the same similar, similar property offer back and it's like, oh, accepted. Put them side by side. Take a nice picture.
Yes, yes, exactly. I mean, you just don't know. It's a numbers game, right? This is clearly numbers game.
Mike, can you throw up that quote by Matthew Forbes there? That's a, that's a great, great point. He brought up Mark. Mark Podolski is always talking about his buyers list and how he has their. I mean, there's two calls of action with the buyers list, either buy or unsubscribe. So keep those people on your list. You keep. Keep hitting them and go from there.
You know, we're getting a lot of quotes, but nobody's. Any questions? Anybody out there? Anybody have any questions for Kyle? You know, about how he's doing? You know, throw him in here. Got Jeannie here, Jeannie on the round table the other day. Jeannie's doing a great job in the business. I love how relaxed you guys are. You're making this job look fun. I'm loving the show.
Thanks, Jeannie. That's awesome.
Thank you, Jeannie. Jeannie and Kurt. I haven't talked to Kurt in a while. Hopefully I'll be talking to both of them soon. And they're doing awesome. Really are awesome. So, Kyle, any other big takeaways? I mean, obviously you got to. Wait a minute. Were you. Oh, we were supposed to have you on the show and then happened. Well, we did the show during the. And you know, a little mix up and we didn't get Kyle on there.
So I was too busy getting a drink, talking to people, I think.
Yeah, this is a lot of network. What do you think of that networking hour? Did you take away anything from that?
Yeah, it was really cool. Had a lot of cool people talk to Nat Bruno. He's a really cool dude. He's just been traveling around the world, working the business is living the life, right?
Basically living out of a van. Not like Chris van down by the river van, but like van with excitement. Like he's going to places. Like he's got His. All his outdoor equipment. I mean, he's a very interesting guy, and he's doing great in the business.
Yeah, what a lifestyle, right? Living in a van, playing in a van, working land. Chris Craftsman. We all know who. Kyle. Kyle's Team Mike. Dude, that's fine. I got my fans out there.
Tate all the way.
Our team Mike, though, started out as Team Mike.
I say you're at the foot of the math. Tate, 27 years old, Leo Hobonhobit. Wrong. Tate. And he's crushing this business. And he's such an incredible mentor. Any. Any thoughts about working with him?
Yeah, it's awesome. I mean, meeting him in person was great. He, like, pulled me aside several times and just talked strategy with me at bootcamp, which was awesome. And, I mean, that was probably my biggest takeaway there, was meeting all you guys and having those talks. But, I mean, yeah, he's. If you. If you're not ready for it, it could be overwhelming working with Tate. He really pushes you, and he doesn't let you slack off. I mean, he sends me a message at basecamp almost every day, trying to get me to work a little harder.
He's demanding, but the results come, right?
Yeah.
Here's one. What do you think of this, Kyle? When do you know, move on to another county? I only started on one. When do you start mailing to another? What thoughts do you have of that?
I think if I were to start over, I would have just stayed in one. I mean, when I first started, I was all over the place. I moved to, like, six or seven different counties before I settled down. The ones that I'm working now, I think you just got to pick one where everyone's in, like, the most popular one you can find, where all the land geek people are working and go in there and be all in, and, I mean, if you're not getting offers back, you're doing something wrong.
It's good advice. It's like you got to dig your heels in, I think, right? And then you can build up a buyer's list that's solid for that area. You'll be able to pre sell property. That's great advice. What do you think, Scott? Anything to add to that?
You know, I just think, you know, Greg, one or two counties is great. Don't.
Don't.
Don't overwork yourself into other ones. Get to really know one or two counties, and I think you'd be great. That would be my best advice for somebody getting started here. Kyle has a bunch of other questions. Mike, if.
Yeah, pulling Them up. I see these. These are crazy. This is awesome. Kyle, bring them on. Here we go. Any tips on hiring a VA for writing Craigslist ads? What type of training material are you giving them? Are you writing your own ads at this point, Kyle? Are you outsourcing that?
No. I have this awesome girl, and she writes all of my ads for me. I think she writes about four or five sentences per ad there, so they're pretty general. They're my Craigslist ads. Okay. She writes me about 40 a week. And I think I. I mean, it's like 50 cents an ad. It's so cheap. I mean, I. The time it takes me to write them, I'd rather just have her do them. And the quality is so good too, because I've trained her and told her exactly what I want. She basically takes my website ads and just replicates them and makes them her own. And the cool thing is she kind of thinks similar to me, so it kind of clicks and it works out great. So I just. I post those on Craigslist. That was probably the best thing I ever automated. Those get posted right onto Craigslist. And I cycle through all those ads. I have about a bank of 100 or 200 of those ads for specific properties, and I cycle through and about every 30 days, and I don't get flagged ever. And I'm not even. I'm not even getting that many new ads anymore. I just cycle through them.
That's great.
Was it the first now, because he's asking for any tips for Hiram. Was that my question? Is that first VA that you hired, or did you have to go through a few?
No, I went through about five or six. A couple of them were really bad. A couple didn't have good quality of work or they didn't speak well enough English. So you can kind of tell their grammar was off. And I had to keep correcting it. Some kind of just disappeared on me. So I'm actually left with just one right now, and I'm looking to hire one or two more as backups.
All right, how about this one? What was the first task you outsourced? Is that the first one, or is it something prior to that?
My first task was getting someone to use data mining to gather information for building a list. But I think the best thing ever, automated was due diligence with the land geek vas saved me so much time.
Awesome. All right.
That's awesome.
Thibodeau. Best boot camp takeaway. Maybe we didn't say it. Did you already say yes. Maybe she's asked. Telling me that. I didn't say she's asking.
Kyle.
Kyle. Okay.
I think I said it was. It was meeting all you guys and the personal talks with everybody. It's great.
Awesome. There is a certain energy to be in the room, right. With people that are, you know, that you listen to a lot. Like when you listen to Mark all the time and you see him in person and just. It's very. I mean, he puts a lot in to that and there's a lot of energy and that. It's go, go, go for three straight days and it's. It's pretty intense. It's awesome. Aaron Bosman. Love you. Tate.
Loves you too.
On that a boy, Aaron. And let's see. I wish I was Tate at 28, but I. I can channel Tate now. Yeah, well, yeah, maybe he's 28. Did I misquote his age? I'm sorry, Tate, but yeah, Tate is killing the business. I mean, he's just crushing it. And he's wise beyond his years. He's. He's just doing a great job. And here we go. Kyle, another question for you. Where'd you find your va?
I started on fiverr, eventually switched to upwork. I think you get a better quality of people from upwork, so landing VA is obviously for some other things.
That's great. Well, Kyle, it sounds like you're doing really great. We're all really happy for you, and it's fun watching you move forward along with everybody else. And, I don't know, we enjoyed having you on tonight, for sure.
Yeah, thanks. Glad to be on.
Are you complete me? Adam, do you wanna.
Oh, our last segment.
Do we do.
This is it. Kyle, you're gonna be on. But this is. You complete me now. You complete me.
What movie is this from, Mike, you remember?
It's not Mission Impossible, I'll tell you that much.
Jerry Maguire.
Oh, I'm a sports guy. That's probably why I'm not a Jerry Maguire fan.
It's not a sports movie. It's a love movie.
More about old school. So you know how this works, Kyle?
No, fill me in real quick.
Oh, don't worry. You're gonna get filled in. Scott, tell them what happens.
All right, so, Kyle, you're just gonna complete Mike.
Okay?
He's gonna. If that's possible. He's going to. He's going to start off, give you a statement. You have to complete what he's thinking.
Yeah, it's gonna be about the lamp business, so it should be. That's it just. Just. Just take a deep breath. Breathe in the mailing, and we're gonna make it real simple, right? Real straightforward. Let's go with. Okay, I got one. This is going to be all right. Kyle, are you ready? Yes, I. Okay. You just sold a piece of land when you were in the. In the airport, right? Now, I am the prospective person that's going to buy from you, Right. I just said I'm going to buy from you. But how am I going to complete this transaction? I can't meet you in person. How do we complete this transaction?
Well, the property sold was over 50, over 5,000. So that would break the title rule because I'm not closing through title. But I guess first, I would say we can close through title if you'd like.
Nice.
The cost of that would be on the buyer. That I could also accept payment through wire transfer. Wire transfer or a cashier's check. I'm a real person. If you want to FaceTime me and see what my face looks like and get personal, we can do that. I wouldn't ruin my credibility over one deal. I run a business, and it's not something I would do.
Awesome, awesome. Make a connection, right? Yeah, definitely. You know, I find that the more you go, this process happens. The more sales you make, the more comfortable you become with the process yourself. The more you transmit that to the person that you're talking to. So whether it's on the buy or sell side. Right. The more that you can quickly tell them, hey, relax. You know, this is how it's going to go. I do this all the time, you know? And like you said, you explain it to them in very clear terms. You can almost hear them take a deep breath in and exhale out like. Okay. All right. Yeah. So that's very good, Kyle. I really like that. Excellent job.
I think you just got to be.
Really calm with them on the phone and just. You gotta sound like you know what you're doing and be very genuine. And I don't know if you can get them to laugh on the phone. It's a plus.
Yeah, I've heard people laugh.
Yeah. You're all right at it.
That's good, Kyle. Excellent job. I really. I really thought that was great, Scott. What else should we do? The final cheer. Let's leave. Any other questions? Hold on a second. Let's see this. I'm assuming this is from the movie. Yes, I've heard this quote. I'm just kidding.
Show me the money.
Right here, Barbara. Thanks, Kyle. Kyle, I think you were very Did a great job tonight. That was. That was. That was awesome. Thank you for coming on. I think we probably reached, between you and Matt, some of the highest viewers yet on the live show, so this is pretty good. Gonna have to have you come back, but. Oh, put a little bit in here, because, Scott, did you have anything you wanted to add?
I'm sorry, are you refilling again, Mike? We only have one refill segment.
Yeah, but this is for the toast.
Oh, it's for the toast. Okay, I gotcha. So we got the.
Okay.
What's that?
Yeah, if he had his IPA for the toast. Randy, cheers to you. She gave us a thumbs up. All right. What's. Scott, you do the. You. You are the best toaster I know. I.
You know, you put me on the spot here. I did the toast last week.
Oh, you want me to do it, or should we have Kyle do it? Kyle did the comfort pan, but I'll do it. I'll do it. I'm just gonna say it's not gonna be anything eloquent like when Scott does some sort of Irish rhyme, like he does all these cool things, right? You do it. You do it very well.
Oh, that's nice of you.
Now.
Now I want to find one.
You're doing a great job, but I just want to say that cheers to all the people that came to the boot camp and cheers to all the people who will be coming to the next one he held in where, Scott?
Scottsdale, Arizona.
Stale. Get it?
Because I. I get it. Scottsdale, Arizona, in beginning of August, right?
Yeah. It's gonna come quick, so sign up. It always. They always pretty much sell out. And you want to get your room block in so you can be right next, you know, Hey, I opened up my room, and guess who was across the hall opening up his door.
Scott.
Todd.
Todd, I think I said. Yeah. Put me across from Alex Trebek because I know how he registers on the Alex Trebek, you know, because he likes Jeopardy.
I thought it was Jane. I knew it.
I knew.
You're watching, right, Scott watching?
Well, no. Tonight was the launch of the April flight school. But they should.
I know, but he should be coming out of it right now. He should be tuning in right now. I wouldn't be surprised if he's watching.
I know how to get Scott on here. I can start talking about everybody at boot camp coming up saying they love my quotes. That usually will bring Scott right out.
Yeah, yeah.
But anyway, cheers to that. Cheers to Kyle. Cheers to Matt for coming on the show. Scott, you complete me Michael.
You complete me. Cheers to you, my friend. See you next week, Kyle.
We'll talk soon, my friend.
All right. Yeah, it was great.
Everybody, Good night. We're still live.
