There.
What? What is going on with Zoom?
I don't know. We had.
Why does Zoom hate us?
I don't know, but Zoom's going to.
Be losing some customers soon.
We had a happy, happy anniversary.
Happy anniversary.
Are you able to get our invite to our special guests?
I'm going to send the invites to the special guests here in a minute. I should probably get rid of the blinking lights. They're my anniversary lights.
Yes, folks, after three weeks of trying and 10, 15, 17 minutes late, we're here. Oh, my goodness. This has been a tough road getting back on the air. We have some special guests tonight. They've been the most patient special guest ever. And Scott is going to get the link and we'll get rolling here. It's just great to be back live, back on the air.
It's been like a month, dude, since we've been on the air.
I know, I know, I know. So if anybody has a better idea for streaming live with multiple people other than Zoom, let us know, because we're tired of them. But yeah, Chloe and Evan.
I am sending the link now.
Roberta.
So the really cool thing is this. Really. The really cool thing is this. Like, we started this a year ago, right? And it's actually 13 months ago now because we've been trying to air the year long anniversary.
14 months now.
Yeah, yeah. And it's been really awesome because we've been able to hang out every week and talk land, have a few drinks. We have a lot of special guests. But one of the really cool things is that a year ago, our first guest ever, his name is Roberto.
Roberto.
He was just finishing flight school and starting coaching. And it is very difficult to put into words how this guy's life has changed. One year.
Yeah. He's amazing.
And. And we've been there for that. I'm kidding.
No, it's true.
But you know what I mean.
This business here, this business can change lives. It really can. The new Quote business works if you work it. So if you're getting frustrated, keep working it. No matter whether it be the mailing and the marketing, because that's the two things that really move this business. Keep working it.
Yes. Yeah, it's absolutely. It's absolutely amazing what this business can do for people. And in just one year, things have changed so significantly. Not only Roberto, not only for Roberto, but for you and for me and for a lot of other people out there. So I am. Mark is here. All right, I'm sending the invite. I'm sending a bunch of people invites right now. Because we have some special guests, which is pretty cool.
It's awesome.
So you talk for a minute while I do this. Okay.
Yeah. So incredible journey this past year and we're going to keep up with our game. Right? I mean, we've been live at boot camps, we've been live all over the place. Right. And we have some really cool things in store for this year. And, you know, I think it's just an awesome community and we enjoy coming in here. And we just had a webinar with people that are new to the business and talking about how to choose their first area, how to, you know, avoid the pitfalls that commonly happen when people are starting out. So it's awesome. So we got Barbara Thibodeau here, Larry Overstreet from Alabama. Larry, you coming this way? You coming towards Massachusetts?
I thought he was on his way up to Wisconsin by way of Massachusetts, Larry.
That's what I'm thinking.
All right, I think I got the link to everybody. So if you're watching Evan, Chloe, Michaela, Roberto, you guys should have the link to join. Hopefully they'll go to the end. Mark, go to the lobby.
Awesome.
So, Mike, tell everybody why we're doing this. Why we started this a year ago.
Well, you know what? Hey, Mikayla, welcome.
Hey, guys.
So happy to have you here. You're gonna mute your Facebook?
Yeah, I just turned it off.
Awesome, awesome. We're gonna roll you for joining us.
This is Mikayla, by the way. She is actually crazy. Crushing the business in my estimation. Well, you're going to be a big force. We talked a long time. How long did we talk?
I think last week, but I started back in like September, October.
Right, right. That's when we first started talking and I knew that you were going to take this business, you know, and run with it. So. How old are you? Can you tell me? 21.
21? Yeah.
Yeah. See the business and equal opportunity employee for all ages. You know, we have. I think you're probably on the lower end of the. People usually know what's the median age? You think, oh, we got here, Chloe and Evan, everybody's popping in and they're all, guess what? You all say, scott Bossman, hello.
They do? Yes. Look at that. I don't know what to say.
We're going to keep. We're going to put you guys in the lobby and pull you guys out as you come. But this is awesome. See, this has been a real. I'm going to put you in the line for a second, Michaela, but you're coming back.
It's been a learning experience.
Right, Evan and Chloe, you guys going to love it, but you're coming back. Thank you. So sorry for all the troubles. You guys have been so patient. I'm waiting for the other one to pop on here. You we were talking about. Oh, I think I got them all right here. Let's do this. See, they all say Scott Bossman, so I don't know which one to pull in. This is awesome.
So.
So we had to do this. A little odd. Everybody says Scott Bosman, so I don't know which one is the one I'm.
Going to pull in.
So I'm just going to randomly roll them in here.
Here we go.
Everybody's coming in right now. How's that sound, Scott?
It sounds awesome to me.
But before I do that, why did we start this? Because you realize there are people burning the midnight oil, working hard on the business. It's 10:30 on the East Coast, 7:30 on the west coast. But we wanted to be here to bring some content and have some, you know, just some lively discussions, talk about land and do that. So to that note, I'm gonna bring. I'm gonna bring all the Scott Bossmans in, and then we'll see who's who. So here we go.
All right, sounds good.
This is Scott Bossman number one.
Number one.
There it is. Scott Bossman number one. Chloe and Evan, let's try Scott Bossman number two.
Hello.
Hello. How are you guys doing?
Well, how are you?
Glad to have you. So since the link got sent to you from Scott because we have a trouble with Zoom, everybody in the attendee room has the name Scott Bossman, so we're just bringing all the Scott Bossman's in. But Chloe and Evan, how long you guys been working the business?
Well, we started at boot camp back in October. October of 2018, and we took flight school shortly thereafter and just finished flight school and been having a fun time.
Awesome. Any deal flow? You guys starting to do deals?
Yes, we're up to eight deals right now. We've done seven on. Well, six on cash, one on terms, one interesting trade.
Awesome.
A trade.
Tell us about the trade.
Nobody does trades.
There's another Scott boss for Matt Forbes.
He's at the. He. He's at the baggage claim. Matt Forbes. Tell us about the trade, Evan.
Well.
Well, Chloe needed a new car and bought a. I bought a $2,000 piece of land that where the comps were showing 6 to 8. I was trying to move it somewhat fast. Listed at like, you know, six, two six, five, and yeah. Found some guy willing to trade a $8,000 car for a piece of land and two grand cash. So it was an even.
That is one of the more unique deals I've heard. I'll be honest. I love that.
I will be honest as well. Never heard of a trade like that.
I love it.
That is awesome. Oh, now I can't hear him.
No, I didn't mute him. Now I better mute them.
Yeah, now you better. You better.
We'll come right back to you guys. Hold on.
Come back.
But that's. I've never heard someone trading. Trading a vehicle in land. That's.
That.
That's awesome. I love that.
I had a guy tried. Tried to trade me a vehicle once. It was. It was a. It was a boat. He wanted to trade me a boat. And then I just got a message today. A guy wants to trade me a Harley.
Are you a Harley guy?
No, I'm not a Harley guy. My dad is. But I mean, a $5,000 piece of land, usually Harleys are like 20, 30, 40, 50,000.
So I guess it all depends what kind of Harley, what kind of shape it's in.
Well, yeah, exactly. Bring up the next Scott Boston.
All right, we're gonna leave you on mute for a second. Evan and Chloe, we're gonna bring up Scott Bossman number three. Here we go. Who could this peak? We're gonna promote the panelists.
Here we go.
And the winner is. Oh, it's.
Yes.
Can you hear us, Buck?
He's got a T shirt that says breathe in the mailing, Breathe out the marketing.
Can you guys hear me now?
We can hear you.
Yes. And there's Roberto.
Roberto.
Roberto. Challenge.
Finally got in. Roberto, we're gonna put you in the lobby for one second. Here we go.
Perfect.
Mark. Everybody got the name Scott Boston. So it's called Scott Bossman roulette tonight because of the way that the links went out.
So.
Hey, but I love the shirt there. We. Did you hear, Mark?
What's that?
Did you hear what Evan and Chloe did?
They.
They had bought a piece of land, and they traded it. They had a little cash to it. They bought her a new car.
Nice.
That's new.
I mean, I know Scott Todd's got beat up Jeep, but they got a real functioning nice car. Like, that's unique.
Look, nothing makes me happier, honestly. But. But, Mike, do you like the shirt?
I love that.
A little homage.
Somebody who really cares about you must have got that shirt, huh?
The year anniversary of Nightcap. Cheers.
Cheers.
You know, with all the Technical difficulties. I'm on my 10th drink. I can't see straight, and I'm having a great time.
So thank you, Mark, for joining us.
Yeah. Can you guys. Can you guys hear this audio? Wait, I don't know if you can hear it. Can you hear that?
We can, unfortunately.
Let me see.
I can hear it a little bit.
Can you hear it a little bit? A little. Little Riverband. Happy anniversary, baby.
That's better.
Mind.
See Nightcap, the musical.
Nice. So I. I have to say I am. Mark, I'm very honored that you're here tonight. This is actually the first time we've ever had you on. It's been an entire year.
No, I've been on before.
Well, you were on. You were on at Boot Camp when we did the Boot Camp live version, but otherwise we haven't had you on on a Wednesday or a Thursday night.
Well, I'll tell you, my. You know, my kids have activities.
Yeah, I hear you.
Yeah. Even tonight, I, you know, like, my son skipped his activity tonight.
Wow. Because of the importance of this anniversary.
Show because his dad was too drunk to drive.
No, no, that's not true.
No. Because mom cooked a really nice meal, so. And his buddy. His buddy bailed.
So. How many years have you been teaching land investing?
So I've been professionally investing since 2001, I think. I've been teaching. When did I start teaching? 2,000. It's been like 12. It's been years.
Okay.
What would you say some of the biggest highlights of teaching the business have been to you?
Every. I mean, every day. Like, when I get the stories of, you know, people's biggest deals, their best deals. Hey, I just retired my spouse. Hey, I just quit my job. Hey, I just replaced my income. Hey, we're traveling around the world. Like, it's just like. It's like the dopamine hits never stop for me. Like, it's just hit after hit after hit. And it just motivates me to keep going and growing the community because, you know, ultimately, all ships rise with the tide. Right. And so I remember my wife saying to me, like, why are you teaching anybody how to do this? And I'm like, well, let's just do the math. I'm like, there's billions of acres of land. How much can we all buy? And no one's doing it. And it's like, the least sexy niche out there. So we did the math and, like.
We'Re all going to run out of.
Money before we run out of deal flow. And there's no big money in this, you know, hedge funds, private equity groups. So for me, you know, every day it's been amazing to just share my knowledge and then see what, how people have taken that knowledge and grown even further. And so I'm just living vicariously through everybody. I love it. I love teaching.
Awesome.
Awesome.
And now, you know, it's not even me, it's just, it's land geeks. Like you guys are all land geeks teaching everybody. They go to boot camp. And it's, it's, you know, it's you guys, it's, it's of course, you know, the brain, the professor, Scott Todd, the big papa, the technician, the terrorist hunter, Mimi Schmidt, I mean, you know, Eric Peterson. Like everyone's there to share and no one's holding back. It's just this, this community of just, you know, they want to share. They want like, you know, this sense of abundance. And I think it, it really is special for sure.
I think that you know, one thing that truly and we always talk about this is unique as a community. We, we attract such people that are successful in their own right. Right. They're just looking for something different. They want some pass. So we have such a smart, like intelligent, like just awesome group of people that are like minded. We always say we take our businesses serious ourselves not so much. And it's just really fun. I mean you can make money and you can have fun. Like it's legit possible. Right? This is, this is totally happening.
Yeah, I mean absolutely. It's, it's, it is fun. You know, buying property 25, 3 cents on the dollar and having your seller be happy about it, that's fun. And then going out and selling it and marketing it and talking to these buyers and then closing the deal and seeing money 30 days later just show up in your bank account magically. That's a lot of fun. And then it's even more fun for me to get a box of Scott Bossman on a Monday afternoon. Drinking cocktails with Aaron, having lunch. It's Monday afternoon, everyone's working.
That really is true. I mean I think about this all the time, Mark. I mean I'll be, you know, to replace my income in two years to quit my job in three years. How it's really hard to wrap my head around even now. And to be sitting at that restaurant on Monday at 2 in the afternoon drinking a Dolce Equis. Dos. Dos Equis, by the way. Yeah, Dosto Sekis. Yeah, that means too. And my beautiful wife drinking a margarita on a Monday afternoon at 2 o' clock and not having to think about going to work the next day or whatnot. And, you know, I put a few hours in. In the morning, obviously, in my land business, but to be able to do that is. It's such. I don't know. It's really hard to describe how amazing that feels. And when I boxed you the other day and showed you that, was there some fun in it? Yes. Was there some humor in it? Yes. But there was heartfelt, like, thanks. And it was really. It really is amazing.
Yeah. Now you're gonna get me all emotional.
I'm gonna.
I'm not trying. I'm not trying to get you emotional. Yeah.
Chloe, can you. Let's see if the voice. If you're. Let's see if I can unmute you. Oh, can you try to unmute yourselves? There you go. How's the ball? How's the. See if you can talk now. Can you. Go ahead, Evan. You're unmuted. I want to see if. Oh, wait a minute. I muted him again. They were having some sound issues. I wanted to see if they were fixed.
No.
Try turning your volume up on your computer. But anyway. Well, I'll say something about them while they're here. Mike, this is the new trend that we're seeing. It's couples, right? People working together in the business. Well, it's not always just, you know, husband, wife, boyfriend, girlfriend. Sometimes it's brothers, fathers, and sons. But we're seeing teams of people come to the business, and it's just awesome. Evan and Chloe are really knocking it out of the park together. They've just. It's just, you know, what do you think? Talk a little about that, Marlon. We're seeing more and more of this, right? Not just couples, but just teams of people coming and supporting each other in this model.
Yeah. I mean, it's really interesting to see how that has evolved from the very beginning where I remember, you know, maybe it was boot camp. I forget which number it was, but, you know, usually at boot camp, one of the spouses would be looking at me like this, like, my spouse heard you on a podcast, and I'm here, but I'm really here to, like, you know, find out if this is the real deal or not versus what today is. Hey, we're both here. We're both excited to do this, and we're aligned. I mean, I love hazing Scott Boston about this, but he scared the hell out of me the first time he was in boot camp. This big guy sitting there like this. He's like, has this intense look on his face. And Aaron's like, we're doing this. She's all excited.
And Scott's like, I don't know.
But then in the break, he's like. He's like, mark, I just closed the deal. I'm like, great. I'm like, you know, but so we're seeing a lot of that more today, I think as more and more people have come into the community and it's easier to show your spouse, hey, look what these people are doing. Look what these teams of people are doing. I think having the Burnetts on the podcast maybe two years ago, and Valerie was able to quit her job, stay at home full time with the kids. John's spending 75% more time now with his family, and it's been amazing.
Awesome.
So Chloe and Evan, I think, are here now. You can speak.
Hi. We can finally hear you.
Awesome.
Awesome.
So, yeah, just real briefly, how's it been working together as a couple? Because again, we were just talking about. That's something we're seeing more and more of.
Awesome.
It's going really well. She makes up for a lot of my weaknesses, and I make up for some of hers.
Well said.
Nice.
It's true, though. That's the. That's the thing. When you have a couple people working together, everybody's gonna have certain strengths and everybody's gonna have certain weaknesses. Some people are more comfortable on the phone or dealing with clients. Some people are more comfortable on the computer doing some of the Excel stuff. So you can definitely harness each other's abilities. It's really powerful.
Oh, absolutely. It's been extremely powerful. I wouldn't be. We wouldn't be where we are to today if we weren't able to play off each other as a couple and push each other forward one. One day at a time. We, every Monday morning at like 7am we sit down and make it to do list of what we need to do this week. And I. We write out what we need to do and we just methodically check off what we have to do every day.
Awesome. Well, we're. We're just happy to have you guys part of the community because I think it's inspiring for people to see other couples that are coming in. You know, they see the two of you doing well, and it really, truly does, you know, because not everybody can relate to me or Scott or Mark, but, you know, everybody relates to different people. So the more different people, the diverse group of people we have, it encourages other people to step up and take that chance. And change their life. So it's really powerful.
Oh, absolutely. This has been a wonderful blessing in our life. It's really pushed us forward together as a couple and individually as well.
Awesome. Well, thank you for being here. Sorry for all the technical difficulties you had to endure, but we truly appreciate, you know, you guys coming tonight and look to see you again on the show. We'll bring you back and we're gonna get this technical difficulties removed, so it'll be smoother next time, I promise.
We can't wait. We'll be there. We'd love to be there.
Have a great night, guys.
Hey, thank you.
You too.
Bye.
Bye. Bye.
All right, hold on. We're going to bring up. Now, we're going to bring up the. The next Scott Bossman. Are we ready? Let's see who this is. All right, here we go. The very next Scott Bossbin. Here we go. Come into the group. Drum roll.
Who is it? Who is it?
Roberto. I gotta unmute him. Well, unmute yourself maybe, I think. There we go. Can you hear me? You one of our first, if not our first guest about a year ago. It's really appropriate to have you back here. You know, I think. How's the business been treating you?
Well, thanks for having you again, guys. Yeah, it's been a year since I was here. I was about to jump into coaching, and so it's. It's. It's quite different than what it was a year ago. My business has been growing with the help of all of you guys, and it's moving along. I'm not where I want to be yet, but. But I'm in the process, and so I'm super excited about keep going and getting to those. To those goals.
So, Roberto, I have a question for you. When you were on the brink of coaching a year ago, did you have one terms deal?
I had maybe one or two.
It was.
It was if. If that. I think I. Because I remember having my first one right after boot camp, which was last year in San Antonio, but I didn't. Maybe I had two at most.
So when you and I spoke at Boot Camp, January 2018, you had no terms deals?
None.
You had no passive income?
No, I had $0 in passive income. I had done a couple of cash deals, maybe two or three. But no, no, I did not have geek pay. I didn't have any of that good stuff coming in.
Shout out to geek pay.
Look, flattery will get you everywhere.
But, Roberto, you don't have to divulge numbers, but in January of 2018, when you had $0 passive income. And now today, in March of 2019, 14 months later, how are things different for you?
They're. They're about 30 deals better in passive income. So, I mean, it's.
It.
I've done a lot of deals, and I've concentrated in doing the passive income because that's. That's the goal. That's my goal.
And so.
I've shied away from some cash deals that might have been good, but I've been able to sell it for better terms on a terms deal. So it's been really different. I mean, it's been working out fantastic.
Awesome. What's one of the biggest obstacles you come across in the last starting to do these deals, and how did you overcome it? You don't have to be specific in general, however, you want to answer that biggest obstacle, and how'd you overcome it? You know, in this last year, growing 30 deals, what was the biggest hurdle?
I'm still working on that, Mike. And it's. It's the organization of it. Okay. I've got all these. Well, thank God I have all bills coming in and just making sure I keep everything in order. And accounting side of it. Taxes are coming up. So right now, the last two weeks, I've been kind of putting all my accounting in order. And so it's. It's been a challenge, and it's still a challenge to kind of maintain order because my focus has mainly been for the past 12 months, buy, sell, buy, sell, buy, sell, buy, sell. I mean, that's. That's all it's been. And so now it.
It's growth.
Yeah. And so now I'm at a point where it's like, how do I organize this? Where do I start? Who do I talk to? And that's where, for me, coaching has played a huge role. Tate's been able to guide me through those aspects of the deal, of the business, and not only the actual marketing and mailing and those tips, but also kind of the back end and the. The stuff that you don't really think about when you start a business that end up being things that you have to work on almost every day.
Awesome. Mark, what do you always say? New problem, new problem.
I mean. I mean, Rivera's got a new problem now because, I mean, I know he doesn't want to talk about numbers. Maybe he does, but I know his passive income, it's higher than your job as an attorney, right?
It just surpassed it. It just surpassed it this past month. I mean, it's gonna surpass it. What's gonna be coming in in the next coming months, It'll surpass it.
So, you know, I'm gonna be starting to haze you like Roberto. You're gonna keep your job, but at least you have the option now, you know? I mean, and I think that's. Oh, my goodness. Look who that is.
Yes.
What's going on, everybody?
He even says Scott Bossman tonight.
How am I Scott Bossman and not myself? I don't understand.
Don't even ask. It's been a tough.
Look at that. Look at that. Look what I just did.
That's a Zoom Master.
That is a zoo.
I make it happen, guys.
How did he do that? That was like a magic trick.
It was a magic trick.
He's a technical wizard.
I learned from Scott Todd. I got it too.
See, look.
If Mark put his brain.
Through it, he could do it too.
I know he could.
Yeah.
You know what it is? Email Scott instructions. Follow instructions. Follow the recipe.
He doesn't mind being me, though.
Scott Todd, look, you guys are buddies.
What can I say? Like, you know, anytime Mark sees you, he's like, oh, there's Scott Bossman.
Yay.
I'll tell you what. Like, just seeing his name next to my face, I feel smarter.
I feel stronger.
I know you're in heaven. I feel like a teenager again. Like, I feel like. Like I can do anything.
Hey, you know that emoji con where the. Where the heart eyes go I sent to my wife all the time? Like, right? Like, that's you two. That's you two.
I know it.
Scott, you know, you don't want to get involved with, you know, having, you know, build, like, a little fissure between Mike and Scott.
Yeah.
Because that romance is, you know, it's solid.
I know.
Strong enough to withstand that. It's okay.
Yeah. Yeah.
I don't know.
Secure in our relationship. That's for sure.
I got to hang out with Zaino. I didn't see him really chatting with Bossman too much, so I don't know.
Maybe it's not a lie.
Well, I mean.
You'Ll see.
You'll see in Scottsdale, Scott, you know, the amount of hugs will be equal between Zaino and Boston.
Yeah.
Okay.
All right, good.
Did you just hear Roberto 30 deals?
I know.
Yeah, I know.
You know, it's really cool because, you know, you go through and, like, I've seen Roberto. I saw him when he started. I saw Evan and his wife when they started, and it's so cool to see people start from zero and, like, build their empire. Slowly, methodically. And they just work the system, they work that recipe that we keep talking about. And it's so exciting to me to see the success stories of Roberto's and Scott Boss and everybody, everybody that you guys have had on and to hear the stories. It really just reflects back on the fact that there's a repeatable recipe there that works. It's consistent. You work that recipe, you follow it. Much like right behind me, I got a box, a Duncan Hines box right there. Just follow that recipe. You too can make a cake with no experience, but you need to follow the recipe. And Roberto's living proof of that.
Now, Scott, do we have a problem in the sense that the story used to be I was able to replace my income, my investment banking income in 18 months. And then you replaced your Fortune 300 income in 17 months and three days. Roberto, I think, has us both beat as a full time attorney. So, Roberto, what's the timeline? Is it 15 months?
When I, when I bought the toolkit, that was October of 17. And then I started flight school with Scott. I can't remember when it started, but it ended in January, right before boot camp of last year. Yeah, it's like 14, 15 months. I don't know.
So let's call it 14 or 15 months. You know what that means, Mark? It means that we are getting better and better and faster and faster at it. And, you know, essentially that's just, you can call it network effect. You got whatever you want. It is really just, you know, I think the community growing and people applying what we're teaching and, you know, I'm gonna pat ourselves on the back.
We're teaching pretty good stuff.
Like that's, that's pinpoint accurate. So that's, it's good to see that people are able to execute that and do it faster.
Actually.
Go ahead.
No, go ahead, go ahead. Sorry.
I was going to say, I mean, it wouldn't have been possible. I mean, it took me to say, okay, I'll buy the toolkit, but immediately I jumped into flight school. And then pretty much without hesitation, I jumped into coaching. So I mean it. And every step of the way, I mean, starting with your first class on county research, which is what I did, and then getting starting from there and Moving on to 10, 12 classes, how many there were, and then just following what Tate suggested, I mean, that's, that's what got me where I am. I mean, it's not something that I did by myself. There's no way I would have done it by myself. And so the system you guys teach works. There's no doubt about that.
That's awesome.
Yeah. I mean, it's. It's. It's amazing. It really is. And, you know, and Scott, you've seen the evolution of it. It's just been incredible. It's like, you know, like. Like they say, like, every generation does a little bit better. Yeah, it's like every flight school does a little bit better.
It's true.
It's true.
It's a little better.
Yeah. And it's really kind of cool, too, because, you know, Mark, in the. In the land geek flight school alumni group, today I posted a video from what we talked about last night, you know, and. And I wanted to go back to that alumni group and share that because, you know, as. As you start to kind of experience things, you, you know, you kind of get new ways or new thoughts on it. And I wanted to, like, take that clip from last night where we talked about, like, Facebook marketing really kind of led into sales. And, you know, it's so cool because even though people have already graduated from flight school and we've taught them stuff, there's always new evolutions, new ways of thinking things. That's boot camp. That's Top Gun. That's everything else. Coaching, whatever. There's always new ways and new ways to think and new ways that we learn. And, you know, it's kind of cool that we have that platform in place that we can go back and share just little video clips like, hey, boom. What do you think about this? Does this help you? And we can continue to help people who have already gone through flight school, and it's really kind of cool to be able to do that, too.
Yeah, absolutely. And just the general intelligence of the community, everything has gotten better.
Right.
Just everybody's feedback, and it's amazing. It's just incredible.
Yeah.
Continually just gets better. Every boot camp gets better.
I got to bring up two. One of them is going to get us more alcohol, and one of them is our future rising star. I want to bring it around. Both Scott and Mark are here. She's awesome. So. And Roberto, you stay right there. So one of us is. One of us will get us more alcohol ones. Our future. I don't know which one. Rush, here we go with the. With the Boston roulette. Let's see what happens. Okay, here comes one. Let's see. Is it. Let's see. That's the. More alcohol.
What's happening?
I can't drink alcohol.
I'm driving 80 miles an hour. Yes.
What is the Rising star. Are you in the car now?
Yeah. How we doing?
Well, we're low on alcohol. Can you give us our refill?
Yeah.
Everybody raise a glass except for me, because I'm driving and I just got off an airplane and, you know, do what Mark does. Start drinking heavily and skip your kids events. Let's go. Come on.
It's only for the year anniversary. Matt Forbes.
Well, that makes sense. No, that's. Whatever it takes.
I mean, we really appreciate your endurance on the plane, in the car. This is really. Thank you for coming. We really appreciate it.
The woman next to me was like.
What are you doing?
And I'm like, quiet. I'm on a podcast.
All right, now I gotta bring up. I don't want to leave her hand. This is our future star here, Mark. I'm bringing her in here. Just, she's. She's. She's awesome. I want. She's been waiting patiently. Here she comes. It's Mikayla. This is my gosh, Mikayla. Let me unmute you. Sorry. Let me see if you can unmute yourself there for a second. Just play with your volume there.
Can you guys hear me now?
Oh, yeah, we can hear you.
Yes.
Hey, Michaela, we're glad to have you here. Thank you for being so patient. And, you know, I just knew from the beginning she's Mark, so she's starting. How many deals have you done so far?
I've done 11 wholesale, three cash and four terms.
Wow.
Tell us again how old you are.
I love this.
Yeah.
Scott.
Todd, by the way, you think that I have a crush on Scott Bossman Zaino cannot stop talking to me about Mikayla and her success. Mark, you're not going to believe what Mikayla's doing. She's a college student. She's so young. She's so incredible.
We gotta have on Nightcap.
She's crushing it.
Where's Lara?
Mikayla. We are. Really. I mean, really. Honestly, though, it's. No, all joking aside, like, that's amazing. And what's interesting is that. And Roberto's young, too. I mean, Tate's super young, but you're like the youngest, I think. I think Nick Bond was. How old was Nick when he got.
He's older than 21.
He was.
Yeah. But he was, like, out of college.
Yeah.
You're graduating this spring, right?
Yeah, I'm graduating in May.
Yeah. So if I started when you started and been doing what you've been doing at your age, like, I wouldn't be talking to any of these guys. My net worth would be so High.
Nope.
I mean, literally, like, you know, so I'm very excited. In about 20 years, we'd be like, yeah, I'll just be hanging out the country.
She was fortunate. She did what, you know, we have. She worked with Scott Todd, but she also worked a little bit with Tate Litchfield. And so she availed herself of both those avenues, and she was, you know, so she was able to absorb a lot, you know, and, you know, you've been doing really well with the business.
So it's just awesome.
I really. I do speak highly of you because I think it's awesome. I mean, you're super focused. And from the beginning, we had our first call about the toolkit. She began to execute and just immediately started buying property. So I knew flight school was the next path for her.
So, yeah, even those calls with. With you, Mike, and I'm sure the same with Scott. The free calls, they're. They're seriously great too. They're still really awesome and really helpful.
What's your goals for the next year? What do you. Mikayla, what do you have. What do you have in mind for the next 12 months?
So I have a. I'll start working full time the end of June, and I want to be able to quit that job in maybe a year or a year and a half.
I don't want to work for.
That. What happened with Tate Lock? He worked for like a day or two.
He worked for a day.
I was interning over the past couple summers, and then I just realized, like, I don't want to wake up at seven or six every day and do that every day.
So I don't even think Tate made it today. I think he went to lunch and.
Didn'T come back half a day.
And I think Michaela might be the same way. She might be like, look, this is.
I'm out.
Mikaela, she's already ahead. Tate was the half day. She's at least interned, right? She's at least gone to work and stuck with it for 48 hours. She's already a he. Mikhail, what's your career? What's your job?
Currently, computer engineering. So I'll work at Verizon full time starting in June as an engineer.
Wow.
I mean, I can only imagine, you know, especially being a parent. My son's starting college next fall. What did your parents say when you're like, I'm gonna try this land investing thing and I'm investing flight school and do this?
Well, I didn't tell them at first because they thought I was crazy. So I just like, really kind of did it with my own money that I got from work. And then I started telling them what I had. My first sale was actually on ebay because I just wanted to get a quick sale. So I sold it, and then I was like, oh, hey, look what I did. And they were like, okay, that's interesting, but let's see. And then I just kept. Kept doing deals, and now, obviously they think it's really cool and they're really supportive and everything, and they love it.
It's amazing. That's amazing.
You know what she did? What she did was genius, okay? And the reason I say it's genius is because sometimes when it comes to that first sale, people want to hold on to it. They want to get the absolute top dollar. They want to get the most money down payment, all this other stuff. And like, my first sale came from ebay as well. And the thing about it is, like, man, just go and get one deal done, wholesale it, sell it for $99 down and $99 a month. It doesn't matter. Just go do one. Because the minute that you do guess what, you're going to be like, standing up straight, you know, you're going to be like, confidence. You're going to be doing, I like to say, like, you're going to be George Jefferson, walk down the street, you know, like, we're moving on up.
We're going.
Because you have the confidence nothing's going to stop you.
And.
But too many people that, like, oh, well, this property's worth $12,000 and someone's offering me eight. I don't want to sell it for eight.
What?
How much did you pay for it? Oh, like three.
Sell it, get rid of it.
Don't hold on to it.
You can go get more.
But Mikaela, great, great job on getting that piece done. Just taking action and get that first sale, and then next thing you know, you'll be like Roberto with 30 terms deals behind you.
Yeah. Mikayla, how does flight school compare to, like, traditional education?
I love it way, way more than college. I mean, I like college, but the first couple years, it's all basic educational classes. The last two years, I guess, were more interesting because I could take actual electives that I wanted, but flight school. And the reason why I like those electives is because it's actually useful. All of flight school is useful. There's no, like, extra basic education in there. It's all really useful and really advanced.
Is it appropriate to call Scott the professor?
Yeah.
And the Brain?
Yeah.
And I'm not mean, right? Like, I push, but I'm not mean.
No.
That'S awesome. That is awesome.
You know why Scott's not mean? Because Kayla mailed. That's why. Yeah.
Even when they don't want a mail. Even if you don't want a mail. I will help you. Like, like, just the other day, I'm helping someone make a decision, like, choose a county. Which county gonna choose? Looking at one or two, and they're like, one. They tell me one and two. I'm like, great. You just chose number one. Let's go.
This one.
That's the one.
Yeah. That's awesome.
That's how you get it done.
You know what I think, Mike Zano?
I think this is an awesome show. That's my thing.
I think it's an awesome show. I think it's time for a giveaway.
All right.
Okay.
Is that cool?
Yeah. Let's give some stuff away. What are we giving away?
Well, we got a few things. We got a few copies of Dirt Rich, signed copies of Dirt Rich.
Oh, wow.
Shameless Plug.
So I'm gonna pick a name here. Are you ready?
All I can hear is give it away, give it away, give it away Now.
I've been collecting names for months. Months. Putting them in my hat, My virtual hat. And here we go. Ready? Signed copy of Dirt Rich.
Jackie Van Serxum.
Jackie's awesome.
Currently in flight school, right?
Yeah, currently flight school. She is my South Dakota buddy. She is from South Dakota.
That's awesome.
So that's pretty cool. That's another signed copy. Dirt Rich. You ready?
Yeah. Best selling book, by the way.

What's it say?
Trying to focus it. Jennifer Kelly Pat of land duo. Wow.
The land duo.
She's killing it in this business. Next giveaway. You ready?
Ready.
A signed copy.
Oh, man. Oh, you know, you got. You guys should start bidding, like. I'll bid on that right now.
Yeah. Really?
Yeah.
I want that copy of the Nightcap uncentered.
You know? Wow. We got a little. A little bonus in there with, like, Matt Forbes. I'd pay big dollars.
I'm not on that. Thank God.
It's Michaela.

No way. No way.
Yes. Mikayla won the signed copy. And wait, wait, wait, wait, wait. One more.
Oh, the coach picture. Laura took that picture. Yeah.
The signed copy of the nightcap. Zano, Boston. Mom and dad on the couch.
I really need those in the background here, guys.
Mark, why don't you and I have these? I don't understand.
I don't either. Nicole Cappellini.
Nicole Cappellini.
Nice.
What are they possibly with these pictures?
Frame them and hang them up on their wall.
Nicole's from Team Holbrook. So does Sonny and Jack get a picture too?
No. Why are there not pictures of Mark and Scott?
They're gonna have to fight over it.
Yeah.
Why?
Mark? I. I don't know, man.
Like, what the hell?
I'll tell you what. I'm hurt. Let's be honest.
Listen, any sign photos, we'll take some.
Of these to the next boot camp. We'll take some of you and Mark at the next boot camp.
Don't worry. Don't worry. Those are nice photos.
We'll take them at the Cheesecake Factory.
Mark's favorite restaurant, according to Tate.
How about Panera?
Oh, Matt Forbes.
That's for Mark's son, not for me.
All right, are we gonna just wrap it up with a toast or do a quick segment? Are we. I mean, we. I don't want to.
Am I the only one that wants to hear you guys sing again? Just quick show of hands. Nightcap, karaoke. Oh, Mikayla's in, Roberto's in, Matt's. Driving safely, but your hands down.
That's not very nice at all.
I'm not saying you have to sing right now. I'm just saying it should be planned out for next year. And it is the year anniversary.
I think the Nightcap musical has. That was. That was pretty fun. We've had a couple episodes. We have paid tribute to Danielle Diball, who is. Seriously. She's like. She's. She's like the. You know, she's what makes this work.
A lot of the magic behind the scenes. Danielle Diebell, he's a chief geek.
We all work for Danielle. Let's just be honest.
That's very true. It's very true. So, Mark, we will. We will sing for you another time for sure.
I think Aileen to Augustine should be on. I think it'd be a nice chorus because I listened to the Land Geek song, like, every day.
I'm surprised it's not your ringtone.
You know what? I should make it my ringtone.
That'd be funny. I do have a toast.
All right, let's get our drink. Wait a little bit here.
Let me get my cocktail.
And then. Then we're all gonna. Then we're all gonna. We're all gonna rotate out with the song. The.
The.
The outro. We call it the Outro.
The Outro. So. So one year into this, this man in my. Up in my upper right, Mark Podolski. And in my center, Scott Todd. They have changed my life. Mark, Mike Zanel, you stop. They have changed my life. And seriously, you guys, you do more for this community than you realize. And that is my toast to you because, yes, yes, you know, you're in this to teach people, but you're in this to. To change people's lives. And that's what you've done. So cheers to you.
Cheers out. I'll drink to that.
Thank you, guys.
All right, here we go, guys. Ready for the outro.
All right, is this where we exit?
This is the virtual spin.
You re. You reverse it.
Thank you all for coming. I appreciate it. All the technical difficulties we went through. Evan and Chloe here, Roberto, Michaela, you know Scott Todd, Mark Podolsky, Matt Forbes, and my co host in compadre and awesome, Scott Bossman. Thanks, everybody. We really appreciate it.
Thanks. There it is.
Lonely spin. Spin.
Okay.
