Nite Cap with The Land Geek Guys—The Value of Your Time In Life and in Business

This is a live-recorded YouTube discussion (Nightcap with The Land Geek Guys) between hosts Mike Zaino, Scott Bossman, and guest Matt Forbes about valuing time in life and business—especially in land investing. They cover quantifying time value (time-value calculators; Scott computes ~$80/hr), return-on-time-invested (example: LG Pass saving ~36 hours/month → ~1800% return after a 2-hour setup), outsourcing repetitive tasks to virtual assistants (recommend Upwork, Philippines; screening tips), mapping business roles (job descriptions, swim lanes, E-Myth ideas), automation/delegation/elimination strategies, and community items (giveaways, alumni group). The tone is conversational, anecdotal, and instructional.

It.
Are we here?
Oh, better late than never.
Oh, my God. I don't know what happened. But listen, there's good news and there's bad news, everybody. Good news is. Wait a minute. Scott, can you hear me?
I can hear you. Yes. Can you hear me?
That's the good news. Yes. The better news is I have a new camera. You can notice I'm not grainy. On top of that, I have a new Internet connection. But be live. Everybody out there. We will not endorse be live. We have. We have a technical advisor named Matt Forbes. And we have a new possibility to broadcast next week. And it's going to be a lot better, for lack of a better word.
I really hope so. Yes.
Oh, yeah. It's going to be so.
Welcome, everybody, to Nightcap with the Landee guys. Hey, Mike, I do have a question.
Yes.
Are there any viewers on your end?
Yeah, we got seven viewers you're talking about. We already have. We already have. Look at this. Look at this first one right here.
I have zero viewers on my end, so I was just curious.
No, no, no. I got it underway. We got seven and growing. And we got Matt, Mark Bodolski. So excited for Nightcap. Mark's here. He's here.
I can't even see the comments. This is horrible.
Yeah. Be live, everybody. Don't use it. Aaron Vernon with a big thumbs up. I'll be taking care of all the. And you know what? The good thing is I can make up what people are saying, too. And you'll never know. Like, oh, Mike, you're so awesome. I can, right?
Right.
Yeah. That's unfortunate. I like to. I like to interact with the. With the folks, but on this end, I have zero viewers, zero reactions, and zero comments. So just.
Well, you know, rest assured, we're good to go. Why you. Where's your robe, dude?
Oh, it's Hawaiian shirt night.
Hawaiian shirt night. That's right.
Mix it up a little bit.
Bill Blanchett in the house. Bill, great to see you. Big thumbs up from Bill. And yeah, they're gonna be live, guys. Yeah, I don't really have anything good to say about them. This is just bad. We got Chris Egnor. Oh, Mike, you're so awesome. See, it is. Mark Pedolski says he can't see, so nobody is seeing the. The chats. This is unbelievable. So really, I have full authority. Not authority, but full ability to just make up what people are saying tonight.
It's like, should we refresh?
No, we should not refresh, Eli. That told us that refreshing Would help the situation. That's why we're late tonight. We tried to do a refresh and it went crazy. Oh, Bill Blanchett is seeing them. So he's seen anybody else out there. Oh, look at that. Bart Simpson can see the chat. We got the real Bart Simpson in the house. And Matt Forbes thumbs up. You can see them. Matt for sees him. So you know what? I can't make them up.
So how's your week been, my friend?
Good. Going great. You know, K continue to bunker down and tighten up our systems. You know, I think that's what's the great thing is you get to a certain point, right. And it's really more about on the business and in the business. It's really those little pieces that are going to complete that whole real business model. And that's what we're at right now. And I love it. You know, I was talking to my sales agent today and he was just like, so excited. We're continually implementing changes. We're continually making it better, and. And it's a real live business model and it's awesome. So it's been a great week.
That's awesome. Good for you, man.
Yes. How is your week gone so far?
It's going well. I got a deal this week. One year, same as cash.
Nice. We like those.
They're all right. I mean, I don't know, it's. I had posted in the Facebook group, Mark Podolski posted, you know, that he, he got an early payoff. And even though he got, you know, even though somebody paid three grand up front to. To satisfy the note, there's this slight twinge like, oh, there goes that passive income for the month. Right, right, right.
Time value money, Scott. You can really.
Time value money. So anyway, when you're same as cash, it's like 425amonth or something for a year. So I'm not gonna complain.
No, no complaints. Yeah, I got Andy Wellness. Tried to get the video from the Land Geek site, but didn't show up there. Ready for a great nightcap? Yeah. So. And I like how he spells nightcap with a K with like night cap.
With the K. I do like that.
Well, the cap didn't have the K. The knight had the K. Just to.
Be clear, you know, I think, Mike, I have to say that if Andy Wellmers ever goes to a boot camp, he should be featured on Nightcap because he is our most faithful participant, our most most faithful watcher.
Maybe he heard about the giveaways tonight.
Giveaways?
I said it I put a plural in that.
That's awesome. I'm excited for giveaways. I like giveaways.
Tim Kerrigan. It's a Hawaiian night. That's why there's no robe. It's a, you know, a Hawaiian theme. So that's why there's no robes tonight.
Did you get your robe? Tim Carrigan won the robe, you know, Mike.
Oh, then we're have to have him on there.
Yeah, we're having on and ask. Ask him if he got the robe. He hears me, obviously, but yeah. Any comments?
So we're getting a lot of comments about they want the robe. Oh, geez. This Hawaiian nights already starting off with a big flop, Scott.
It's not going to be quite as successful as the LinkedIn version.
Now, listen, I got a question for you because we just said time value of money, didn't we?
Yeah, you did.
I did. Well, we did. We kind of, you know, wasn't even planned that that came up. But that does, if I might say, parlay into our topic of the night.
Right?
So we're always looking for new topics.
Always.
If anyone has any suggestions for topics. I think we had one last week, Mike, that I gotta go back and look at because it was a good idea. But anyway, we'll go back and look at that, and we need a running list of topics. But tonight we thought we would talk about the value of time in your life and in your business.
Okay.
All right. So Mark Podolski actually kind of. Kind of turned me on to this notion a couple, I don't know, probably a year and a half, two years ago, in so many words, he asked me or pointed out to me, you know, Scott, how much time is your. Or how much. How much is your time worth?
Right?
Like, how much. How much is an hour of time in your life worth? And when I was having this discussion with him, he was actually talking to me about the benefits of LG Pass. Because two years ago, LG Pass, when I first started coaching, was not yet in development or two and a half years ago, right? So I was doing everything, creating all my systems on my own, spending a lot of time building these systems from the ground up. I was keeping track of all my notes in a spreadsheet. That took a lot of time and energy. I didn't have deep pay. So, you know, Mark came out. Mark and Scott developed LG Pass and said, scott, we gotta get you set up on LG Pass. This is gonna save you tons of time. And time is money. And he got me really thinking about that and you know, we have discussions about this every now and then. I remember Scott Todd saying on a roundtable time that, you know, he had a hard time letting go of the mailers himself and using lob. And then once he did, he realized the value of his time in that. And anyway, there are all sorts of things in this business where that are very time consuming. Right, right. And as you're building your business up, as you say, from your micro environment to your macro environment, you find ways to kind of cut down the time on these certain tasks. And these, these tasks become. Well, what I should say is your time becomes very valuable in that sense. Are you there?
Oh.
My God.
Sorry folks. We are definitely having some technical difficulties tonight.
Can you hear me?
I can hear you now. And I think we're live back on. Wow. I don't know what happened there.
You just disappeared from my life.
This is why Belive has seen its last episode with the Nightcap.
I don't know if we're live, dude.
I think we're live right now. I think the broadcast is back. We get some comments out there. Anybody? Yep, back with the both of you. We're back on. So you were talking about the time value of time. Sorry folks. Scott, we're back on.
Where did I leave off? I was on a roll.
You are on a roll. And you were doing a phenomenal job. Basically you were talking about LG Pass and Mark had talked to you about whether or not you know what your value of your time was. Right. And how in how important it was. And then you talk about, you think about how LGPASS started leveraging that time. So I think you should kick in right there.
Okay. Yeah. So I mean I was spending all this time and energy on my own systems and got access to LGPass. Echo, echo, echo. And totally leveraged by time made it so I was able to spend more hours with my family, less hours in the business.
Okay.
And you know, I think for a lot of people going into this business and any business, they, they have a tendency to be reluctant to let go of certain things that they perceive to be very important that they are spending a lot of time on. Right when they need to realize that what is really, really valuable is your time itself. Because as Mark Podolski says, that is the only non renewable resource that we have.
It's a great point. It's a great point. And I guess looks like everybody, Chris Grassman saying they heard your whole. So it wasn't lost, it was your full monologue. It was there so no need to worry. They all got it. Excellent.
Good.
Excellent. No, it's true. You know, what's difficult about, you know, outsourcing different parts of the business and really starting to scale is that people feel at a certain level that no one's going to, you know, do the job as good as they can. Right. That's a common one right there, Like. And also combined with the fact that it takes a lot of real training, right, to get someone up to speed to do the task. Right. But it's worth it. I mean, if it takes you three or four weeks to get someone to do a task, then that's the last time you have to do that task. Literally not going to do that again. And you have to look at our business from both sides, the front to the back. Right. From left side, which I. The left side of the equation, I frequently call that. That's the buy side, the right side, the sales side. And you look at this and you're continually repeating these tasks over and over again, which is the good news about our business. I say it's the good news, the bad news. Repetitive, redundant. I say this a lot, but you begin to identify. It's like, how many more times are you going to do this? And just because something takes you five minutes, should you still do that? Because if you do that 10 times a month, that's 50 minutes or a call in an hour. And what is the time value? And there's just some different formulas, right, Scott, that you had. You had some websites you and I were talking about. You can go out there and you can basically, what, calculate what the value of your time is per hour?
Right, Right. So, yeah, we'll share those with the community. They're kind of interesting. So there are a few things out there. A lot of people blog about this. You know, what is the value of your time? You can actually put a monetary value on your time. There are calculators out there that will calculate this for you. So, for instance, today I went through and I calculated the value of my time and determined that every hour of my life right now is worth about $80. Right. Sleeping too. That's pretty good. I don't know. It comes to what it comes down to then, is starting to analyze things in your life that compare with that value. So would it be worth my while if my time is worth $80 an hour to hire my son or the kid across the street to mow my lawn for 20 bucks an hour?
Right, right, right.
I just mowed the lawn tonight. I don't particularly like mowing the lawn. It's good exercise. I don't know, I'm not like one of those lawn Nazis, you know, those guys that are out there at 6 in the morning.
I definitely don't see you as a lawn Nazi out there at six in.
The morning mooring their lawn. I have a guy down the street for me, he has these little shears and he goes out there by his mailbox and he makes sure that, that all of the blades of grass are perfectly level.
I just put a link up there, Scott, for one of your, one of the ones you shared me earlier. It's the what's the value of your time calculator? So it's a pretty hefty link. I don't even know if anybody can click on that from the. But it'll be up there so you can take a look and pop up there. I thought that was interesting, right? You really had this ability to, as you said, what $80 an hour is the time value calculated. So when you start to see that, I think it becomes very real in terms of numbers. Now I gotta ask you, can you see the comments still or not?
I cannot see the comments.
So Alex Loomis says, in the beginning where did you guys spend most of your time and at what time did you decide to outsource it? So Scott, in the beginning, where would you say most of your time was spent?
So Alex, I started with the investor toolkit two and a half years ago. It was a different, different system. We had a toolkit, we had one on one coaching. There was no in between, the flight school. So I started with this toolkit. I was spending 15 to 20 hours a week in my business. I was very motivated. I have four boys at that time. I have four boys. I have Erin, my beautiful, smart, amazing, funny wife, but was not doing well because she had some back surgeries. So I was very motivated to change my life, to move on to better things. So I was getting up at five in the morning, spending a couple hours in the business, going to work for eight hours, coming home late at night and spend a lot of time in the business for 15 to 20 hours. But the thing is, I did not have the systems and the tools that we have today. So I did not have LG Pass, I did not have geek pay. Those two things today have saved me so much time and energy that I really wish that two and a half years ago we had had those things because I would have come out of the gates more quickly, I would have bought and sold Property more quickly, I firmly believe, because I would have been spending my valuable time on things that mattered a little bit more. Yeah, and that's where flight school comes in. That's why flight school so powerful, Mike, because you don't have to start from the ground up. You are given access to systems and information and automation that help you get out of the gates more quickly. So, Alex, I don't know where you are in your journey, but I would just say to you that. Okay, Rory Vaden is an author that I like. He wrote a book, the Power of Procrastination I think is what it's called. I'll check on that. But he has a quote and I have this posted in my room. And you guys may have heard this before, but here's the quote. Double time, part time, for full time, free time. So what that means is I'm going to put in a lot of time and energy early on, right? I'm going to work double time.
And.
I'm gonna do that part time. So in the end I can have full time free time.
I like that. Double time, part time, full time free time. Yeah, I like that.
Yeah. Is that cool?
It is, it is. I think, you know, just throwing books out there. I'll throw one out. It's an older one I did. I didn't read it. I listened to it because I love the Audible app. E Myth Revisited and part of that is he talks about defining the different positions in your business, right? And I think this kind of parlays. Here's two things, right? Number one good thing about flight school is the business is already mapped out for you so you can follow it sequentially and that's helpful. The other things, what we do with our coaching clients is we do what's called like a mind map. We basically. Or we can. We also sometimes call it swim lanes. There's different ways to look at this. But basically when you take your business and you can put it onto some sort of. We do it on I love a the Scapple. S, C A P P L E is a great app that I use and you can literally map out the business. So you see it and there's definitely. We know this five plates. We know Scott Todd talks about all the time, right, the five plates. But within that, right, there's all these other positions. And this is movement. Each plate has movements within it that contain that, you know, create the actual, you know, complete that part of the. The business before you move on to the next. So when you can mind map that out when you can take that and put it out and see it. Then you can begin to actually give names to each position. You know, like an intake manager. Right. Or a closing agent, whatever. You can begin to put names on these and then you can start to hire someone. But if you don't know what you're hiring someone for, how you're going to hire them. Right. You're going to know the position. Like, what are you hiring? Like, what's my job description? I don't really know, but I need your help. That's not going to work. It's like, what I need you to do is this very specific thing. So identifying the job positions is huge. And I think E. Myth Revisited talks about that. I love your part. Double time, part time or part time, Double time, full time, free time? Is that how it goes here?
I'll type it in that and then you put it in the comments.
All right, tell me. I'll type right now.
Double time, double time, part time.
Maybe you guys don't know, but I'm an excellent typist.
I'm free time.
Okay. But I'm also gonna.
That quote I got from Rory Vaden's book, it's called Procrastinate on Purpose.
Okay.
He talks in that book about all of the things we talked about in this business.
Right.
Delegation, automation, elimination. So eliminating tasks.
Yeah. Sometimes there's things we don't need to do.
Yep. There are things that we initially do in our business that we can eventually eliminate.
Okay.
I would definitely recommend. Recommended for everybody who. Because it really applies to our business model. When, you know, you kind of start from the ground up, you're spending a lot of time initially hoping to get that return on time investment in the end. And he gives you strategies and tools to eliminate, automate, delegate, to get you working, to get you to the point, Mike, where you are, where you're working on your business.
Right. And remember, automation is. Can be. Can be created through either, you know, some sort of software and some sort of zap or delegation. Right. As long as we're removing it from the. For. From us having to do it. Right. As long as we're removing that, then, you know, we are automating, you know, the business. And I think you got to have these clearly defined roles. You really do. You got to define. So hopefully that helps you, Alex, with what we're looking for. I think it's time. Should we skip to the. To the 10:30 segment? I think it's time. And I'm gonna. I'm gonna pull up our Guests and grab what I need for this segment.
I have a couple swallows left. Can we, can we do this other segment first?
Oh, sure. What segment would you like?
I know it's your show, but I just want to make sure.
Oh, here we go.
Let's do this segment because I got a couple swallows of beer left in my Cubs. Go Cubs.
Is that like a hockey team?
Is that a hockey team? Yeah, that's where they. Hockey team. They score hockey baskets. All right, ready?
Yes.
Are you ready for our Facebook quote or question of the week?
Yes. Let's hear it.
Let's do it. Do people love the papers? Do I need, do I need a new picture?
No, I think we're good. We like that rustic kind of down to earth paper approach.
That's a good one.
All right.
Okay, so let me find my.
Pretty spicy.
All right. This is from Sandy. I don't know how to pronounce this. Sandy Rosic Razik Lohman.
Okay. Familiar with her? Of course.
She, she posted here in the Facebook group this week. She said thank you for this morning's roundtable. I really needed to hear parentheses again that I need to go at my own pace. Yesterday I was so stressed out that I was near tears and started to think that I couldn't do this parentheses for the first time. This episode was perfect timing for me. So today I am back to posting domination. And then I got, I gotta, you know, gotta give a little props to Sarah Ant. She quoted. Very, very prevalent and very present in the Facebook group. She says, ooh, I'm gonna go listen right now. Going at my own pace has caused me loads of unnecessary mental anguish.
Nice. You know, they should. They're gonna be excited for the next roundtable coming out next week because we go into basically, you know, when you get into, when life takes you out of the game a little bit, how do you get. Pick yourself back up? So it's gonna be. Probably fit very well with that one. So stay tuned. That was a great roundtable, but that's some good quotes. I like that. It's good to know that the roundtables, you know, can help and create, you know, some good content. You know, I think they do. I know they do. Because what it is, is real analysis of how we're doing what we do. Right? And we're just like everybody else. We're just people doing this business. That's what's great. You don't have to be superhuman. You just have to dedicate yourself to the fundamentals. Right? You have to. There's A few. As Tate Litchfield's fond of saying, only a few things have to happen every day, but they got to happen every day when you do it or somebody else does it. Right. It has to happen.
Yeah, exactly. And, you know, I think. I think her quote really. I mean, it really fits well with our conversation tonight. Like, you know, I think we all go at our own pace, that's okay. But as long as we're moving the needle forward, and we are, you know, basically, Mike, we're in this. If you think of it really broadly, we're in this for two things. We're in this for financial freedom and we're in this for time. Freedom.
Yes. The niche within the niche, I like to say. So, you know, people realize they come to us because they hear about these great returns, right? But then they quickly realize that we're not doing this business. We have other people doing it for us. And that is really a niche within the niche. Right? It's. It's. It's really interesting, isn't.
Really. Is awesome. Do you want to. You want to. You want to bring. You want to do the refill segment? I think. You do.
Yeah, I do. I'm bringing them up.
I think. I think after the refill segment, we got to talk a little bit more about time.
Yeah, yeah. If we have time.
Now, wait, I. I would like to disclaim to the community that when we pull Big Matt Forbes up here. Look, he's reading dirt Rich.
Just reading boys.
Sorry, wasn't paying attention.
I can hear you. Oh, no.
I can hear you.
Oh, my God, it's a miracle.
Mike, can you hear Matt?
I can hear Matt.
Matt, can you hear Mike?
I can. It's very sad.
So everybody hears everybody. This is amazing.
This is amazing. Maybe tonight, for a good.
Maybe we shouldn't quit, be live. Yeah, right.
Yeah, let's keep going with this nonsense. So I got a comment on what you guys are talking about.
Okay.
My son up from swimming, and I'm finally listening to the roundtable from last week, and out of nowhere, and I'm like. And here I am giving myself all this grief about not being further ahead, right? And Scott Todd starts talking about me. And I almost drive my car off the road because, you know, who the hell am I, right? My son is like, hey, dad, that's you. And I'm like, yeah, I don't understand this. And he's like, yeah, no, Matt's taking it slow. He's got this two year plan. And I'm like, oh, oh, yeah, that's right. I should. I should try to remember that, because I'm in exactly her boat, where I'm like, I gotta get this done. I gotta get there. I gotta automate everything. And so it was a great reminder. And it was just weird to be like, hey, yeah, look what he's doing. And I'm like, yeah, no, that's what.
I want to be doing.
So anyways, gents, that's kind of fun. Yeah, no, it was. It was really cool. So grab your. Grab your whiskey grab. Or your lame beer. What are you guys drinking over there?
This is a unicorn beer.
Bosman, what are you doing over there?
Can't call the Mighty Squirrel stout. Lame.
It's a. It's a microbrew from here in La Crosse, Wisconsin. Ipa. It's an ipa.
It's a bitter ale frequently drunk at beer camp.
A deer camp at beer camp.
Is it like band camp? All right, take it in. Pour it in the glass. It's been a long night of be live.
Those guys popping the cup. That's fine.
Just go for it. Have yourselves a cocktail. You've all been working very hard.
Ah, thank you.
Goal. Doesn't that look good?
Oh, except for that Cubs glass. It looks terrific.
Go Cubs.
Right? Best basketball team out there, I hear.
Yeah, they're really good.
Awesome. Matt, thank you so much as always. We love it.
You bet.
Great to have you. And this is gonna be our last time be Live in you. We're gonna be doing a different next week, aren't we?
That's. It's strong. I think I said, like, maybe we could do zoom. I don't know.
We'll video one word, two words for you.
Two words.
Palm trees.
Palm trees.
I know.
The background.
Yeah, yeah.
Well, so here. So in. If you guys really had it going on in Zoom video, allegedly, you can get a green screen, and then you can just project anything you want behind you.
That's not true.
Yeah, no, it's true. Because they used to be my customer, and they would have all sorts of craziness.
I love it.
Throwing it out there. You put a new studio together. You do. To be nice.
Love it.
Let's do it.
All right. See you, boys.
All right. Take care. What do you think? We could be, like, superheroes with the background. We could be flying. We could do anything. I like it.
That would be pretty sweet.
Like tonight, when. It'll be good, actually, we'd have, like, a clock behind us. Time value.
Oh, yeah.
Seriously?
Seriously. So.
All right.
I just can't wait till my time is Worth what your time is.
I don't.
I live for that day.
I think we should do a giveaway on that note.
All right. Giveaway?
What's the giveaway? What are we gonna give away?
How many viewers do we have now, Mike? I can't see viewers, I can't see reactions. I can't see comments.
500 viewers right now.
500 now.
It's fluctuating. We have about. We have about 17 or so right now.
That's. That's good. That's all good.
Yeah. So One of these 17 people, they have to be live to win?
Well, if they had to be live to win, Mike, I would not be able to select them because I cannot see them.
Okay, well, so what's the criteria for selecting someone. They've watched us or commented at one point.
They've watched us or commented at one point. Yes.
Okay, what are they gonna win?
All right, so you folks are going to win a signed copy of Dirt Rich.
Oh, man. Nice.
What do you think of that? It's coming out soon.
I love it. I want to win. I got the Kindle. I don't have a signed version yet, so I want to win.
All right, here we go. Okay, One name picked at random. Ready?
Did you already pick it? Chris Grassman.
Chris Grassman signed a copy of Dirt Rich.
Nice.
He's watching, right?
Oh, yeah, he was. He was Bart Simpson. Live or alive? Live. Hey, Barry Warren's on. Barry, how you doing? Yeehaw. Perfect. I love it.
Live or live or be live. Hey, Mike.
Yes?
Let's talk about.
Oh, Chris Grassman just posted a comment. I'll post it for you to watch later. It's woo. With like about 100. Oh, you know, O's on there. So he's definitely on. Definitely.
Excited, huh? Yeah, that's awesome. Chris, if you've already purchased the book. No worries. Give that one to somebody else and you got a signed copy on your way.
Very nice. Scott, can I ask a question?
Yeah, what's up?
Maybe this is like a. This could be kind of a you complete me question.
Oh, okay. That sounds good. Wait, hold on.
Okay.
See what I can find here.
And while you're saying that, Barry. Yeah, definitely. Glad to have you here. You complete me. So this section right here, you've seen this movie, Mike? Yeah, That's a gambling movie, right?
Right?
Yeah, right. It's a love story.
It's a love story. Is that Matt Damon?
Matt Damon, Scott. Like him because he's from Boston.
Yeah. All right, here we go. You complete me. You ready?
Yeah, I'm ready.
Scott. I'm spending so much time in my business, starting to get really frustrated. What would be one step, one recommendation you could give me to stop pulling myself out of the business?
It's like a. It's a lob, dude.
Well, you know, you're my buddy. I'm gonna lobby one, but people want to know it's important.
Mike. Mike. Okay, let's see. Your time is worth $15 an hour, right?
Okay. Even if it's $15 an hour, you're saying?
Yeah, I'm just being goofy. You need to hire a virtual assistant for $3 an hour.
Yeah. Well, now where am I going to get one of these? How do I get one of these virtual assistants? Everybody talks about these VA's all the time. Where the heck do I get one?
All right, so I like Upwork. Upwork, the best site for me. I like people in the Philippines because I'll give my VA in the Philippines a task at 9pm Nice.
That's right. Time difference.
I wake up the next morning and the task is done.
Talk about that. Work getting done while you're sleeping.
What's that?
Work getting done while you're sleeping.
Work while you're sleeping. That's exactly right.
Yeah. You know, Upwork is phenomenal. I mean, you can get people off of Craigslist too. But Upwork really does have a great platform. They track their hours. And here's the thing. Anytime that you're going to hire for a position, you know, you can hire multiple people. You can hire two or three people, right? And give them. It's so affordable. Give them the same task, see who does the best job, and then continue forward with them. You know, we always have this hire fast fire fast mentality. Now, any. We talked about this before, actually, we had one of our shows. We were talking about, I think, a little bit about tips on hiring VAs and whatnot. I'm pretty sure. Didn't we talk about that? Seem to recall?
Yeah, maybe a little bit. Right.
So I think that, you know what's good too, is when you're on Upwork, a good little tip is that when you put an ad out there, you know, a lot of times these people just pump out their resumes. They'll see the ads will come out and you just say, give them something to reference in your reply to this ad. Reference. And you can say blue Angel. You could say green Airplane. You could just make up something crazy. If they respond with that in there, then you know that they pay attention to details. They're not just a standard person that's throwing out, you know, comment after comment after, you know, mean resume after resume after resume.
Yeah, that's exactly right. So definitely, definitely ways to screen people for appropriateness of, you know, assigning them to certain.
Andy's comment. It's a great one.
I can't see comments, Mike.
I know. I just like to say that if you don't find them on your first posting, post again. Very true. Because upwork is kind of like anything in our business. Consistency marketing. You're not going to just get. You may put one ad on to get a sale, but more often than not, it's gonna take some consistency. So upwork, go back every day, invite more people to your job. Right. Make sure you continually. We have to repost it. Repost it. But remember, it's like a parade. Right. Every time the parade goes by, a new group of people, then there's more interest. So you need to get it out in front of those people. And sometimes you need to invite them.
Yes. And the other thing I would add on to that is make sure you have more than one in the queue. Right, Right. Scott. Todd says one is none and two is one.
I like that. You know what great part about that is you can have one train the other and basically say, listen, there's any time where you can't fill the job because maybe you're. You're sick or whatnot, I need to make sure there's someone else that come into play. And you can have that one VA train the other VA in their job position.
Exactly. And then if one has a family emergency or can't make it, the other one is in the queue, ready to do. Correct? Yes, sir. Yes, sir.
Scott, let's give something else away.
What else do we have to give away, Mike?
I don't know. I don't know if we're authorized, but let's just do it.
Well, I was pretty much given the green light today, so. Oh, we're gonna do another copy of.
All right. All right, let's do it.
Do you know the date that this is being released, by the way?
I thought that Mark put it in here. I think it's the 28th. Let me see. I think he put it down here earlier because he had technical difficulties. He had to sign off. I'm pretty sure.
Let me.
I'm pretty sure. I'm gonna verify right now. I'm gonna post it right now for everybody. Here it is. Yes. Dirt Rich drops on the 28th.
That's awesome. Okay, you ready? This is well deserved.
You already know the answer. Who had it?
I just picked the name.
Let's see it. Can't see. Oh. Matthew Fool.
Obsidian Forbes.
Yeah, but this is gonna be a signed copy, Matt. So you're gonna have two. You're gonna have something so valuable that you're gonna be able to turn around and resell it.
It's gonna be signed that copy to your wife, and you'll get a signed copy. You're good to go.
Nice.
That's awesome. Two giveaways tonight, Mike.
Yeah, a little crazy.
Hey, I want to talk about one other thing here.
Okay, let's talk about it.
Because, you know we're talking about time, right?
Yeah.
I don't know if anybody, any of you out there, listen to Keith Weinhold with Get Rich Education. He talks about this. Rory Vaden talks about this. They talk about your return on time invested, okay? And your return on money invested, okay? So let's talk about your return on money invested first. Let's say, Mike, you invest a lot of money in something, okay?
Okay.
And you. The result of that is increased capital, okay? Increased time, increased security. Right? That's an amazing investment that results in a lot of things. So, you know, I think a lot of people, a lot of investors, a lot of people in the business, they're used to talking about that. They're used to talking about return on money, right? But what about return on time? So Rory Vaden talks about this. Keith Weinhold talks about this. Return on time invested, okay? So if you're going to spend time on something, all right, and it results in, I don't know, more time, more money.
Hi.
More time, more money, more security. That's great, right?
Okay, I agree.
This is another way to look at things in your business. So, for instance, when you think about LG Pass, okay, Mark Kudolski estimated a couple years ago that LG Pass saved him approximately. What was it? Hold on one sec. It was like LG Pass saved Mark Podolski. I got. What the heck is going on?
Come on. This is like a cliffhanger.
I know, I know.
What did it save him?
It saved him like 70 hours a month.
Wow.
No, that's not right. Sorry, I got that wrong. 110 divided by three. It saved him 36 hours a month. Okay. Okay. So Mark Podolski believed that. And Scott Todd. He and Scott Todd collaborated on this, and they determined that LGPASS was saving them about 36 hours a month. Okay? So let's say you need to invest two hours of your time in learning LG Pass. Okay, so you have 36 hours of your time divided by two hours of investment in learning that system. Right.
You're still ahead.
Do you know what. Do you know what your return on time investment is on that deal? 1800%.
I see where you're going with it. Okay. All right. I like that. I like that. Yes. Talk about scaling.
Talk about scaling. 1800% return on time investing. You invest two hours to learn a system, and in that month, you save yourself 34 hours of work because of that. Two hours.
Yeah, yeah, I see where you're going with that. Absolutely. Why do you feel I'm not making fun of you, Scott? That's good. That's a lot of time.
It's a lot of time. That's a lot. That's a return on time invested. That's awesome. Right?
Right. You want to make. I mean, any kind of investment that brings that kind of return is worth jumping into. Right. So I would.
I think the bottom line is this. I can't see any comments. I feel lost.
All right, let me give you one right here. Here we go.
I think the bottom line is this.
I thought you were looking for a comment.
Yes. We need to think about money. Yes. But think about your time. Think about these tools that Mark Podolski and Scott Todd have created. What are you laughing about?
Because Matt's in the lobby laughing that you yelled at me. That's how I think it is. That's probably what's going on right here.
The leaders in our community have created these tools for us to save so much time, and time is money. That it's crazy.
Right?
Right.
We put it that way. I mean, we talk about making 500, 600% on a deal. Right. But then when you talk about the time invested. Yeah. It creates a whole nother scaling, a whole nother perspective. That really is. I mean, that's.
Wow.
Right? That's a lot. That's crazy.
It's craziness.
Alex, Luna's got a question for you.
For me or for you?
I'm gonna go with you. Here we go. You ready? It says, how do you guys save time on your due diligence other than VAs?
How do you save time and your due diligence other than VAs?
Right. So obviously, Alex, I would say that the VA's, you know, we have these VAs in place, and obviously those who were in coaching had the land geek VAs, which saves an incredible amount of time. But also what scales their ability or scales, what they can do for you. And your business is the, is the connections, right? So you have this VA doing the due diligence, but what comes before it, what comes after it, how does it connect? How does that person get the request right to have this due diligence done? So what's the connection? Who makes that connection? Is it use it somebody else? Is it automated? Did you delegate it? If you didn't, then you're not really saving a lot of time there, right? It's actually going to be something that's going to not. It's not time scaling right on the other side when it's done. And you know, where does it go from there? So they, you know, so having them do the due diligence for you is phenomenal, but you need to link them on both sides, right? So it actually flows. Remember Scott, Todd talks about the plates, but you got to have these turn into gears where they connect one to another and actually start to automate each other through delegation or some sort of zap or whatnot. You agree?
Do I agree? I totally agree.
Mark, put a comment out there. Monday isn't real. Excuse me? It's just an idea. Time is real.
To.
Whoo, whoo.
What he wrote to.
That's what he wrote. Matt, you see it, right? Matt sees it. No, but I'm telling you, it's real.
Okay, I believe you.
Roberto Chavez. I heard a wise guy once say you can always make more time, more money, but not more time. Very true, very true.
It is a non renewable resource. Mark Podolski. I love that I. You may have stole it from somebody, but I like it.
Chris Grassman, now this one's for you. Question. Now this is just like completely off topic, but you know what, Chris, we love it. We love questions. So we're happy you put this in here. Do you guys ever send sample paperwork to a potential buyer? All right, Scott, I'm going to buy from you. And I want to know, like, what's the deal? Like, you know, how does this go down? Can I see some of these documents? Do you ever send them?
You know, I had so many people ask that question that I finally sat down one day and I drafted up some dummy paperwork.
Okay.
And I put like, you know, Luke Skywalker is the name or whatever, living on Tatooine. And yes, I do have a file that shows them.
Tatooine is it. Tatooine is a tattooie. I think you just mispronounced that. Although you are pretty much a really big star. Star wars fanatic.
Dude, I'M the biggest Star wars fan.
Did I?
It's Tatooine.
Is it Matt Forbes? Give it a thumbs up. It's Tatooine. All right. All right.
So yes, Chris, to answer your question, I do have a set of dummy paperwork that I just send to people because, you know, I'm doing everything I can to be, number one, transparent and number two, I just want it. I want to give them all the information that they need to be confident in purchasing a property for me. So I will give them a copy of the deed. I will give them my dummy paperwork. I will give them my Facebook page with my reviews and ratings. I will give them screenshots of the county website showing how many properties I own in this county. On and on and on.
Mark agrees. It's tattooing. He wrote it in there. And then he asks, is it too out there? I think he's referring to his two woo woo. And you know, Mark's, you know, some. I was talking to someone recently and they were like, they love. Mark was on a podcast and he was throwing out like all kinds of references from Indiana Jones and from other. And these people will catch it. I mean, and not a lot of people catch it because Mark's pretty quick with them. So maybe two woo woo is a reference to something that I'm just not grabbing. But I don't think it's too out there, Mark. I just think that I didn't get it. I'm not quick enough.
I may have to see it spelled. I don't know. I'm not picking up on it either.
T o o w o o woo woo. Listen.
Years older than me, so it could.
Be, I don't know, but very. Thank you for asking those questions, Chris. That question. And also Alex, because you know what, we love the questions on here. In fact, we say this every week. But if you guys want to have any particular topics or questions, post them in the Facebook group. You know, don't. Or email us infoangitguys.com right. Did I get it right this time, Scott?
Info@langey guys.com yes, sir.
Putting it on the board here. So if you guys want, you know, anything, reach out to us if you want to talk about anything, you know, relative to land investing. Scott and I pretty much got the skinny and all of it. We can let you know what's going on in all areas. So we'd love to talk to you and if you have some questions or topics, we'd love to hear that too.
For sure.
Oh, Mark says just new Agey. That's all it was. I didn't miss a reference. Was just New Agey.
Oh, it was New Agey. Like hipster or what?
No, New Agey. I think they used to call that crunchy, right? But not anymore. New Agey crunch.
I. I don't think so.
All right, all right. Ready?
No, no, no, no, no, no. We. We still need the shove. A court of the week. Is Aaron Williams watching?
I gotta bring. I gotta bring Matt Forbes up. He's got something to say.
He's got something to say. Great. Excellent.
Matt's in the lobby waving like crazy.
It's not waving.
Do you want to hear the audio file of the voicemail that I got that's like 12 seconds from this extremely angry old woman? Or is that too aggressive?
No, it's never too aggressive for the nightcap. Yeah, we're drinking.
We're having fun. Okay, here we go. I'm gonna.
This is the shaving code of the week right here. Scott.
Stop sending these precious agreements to my house.
I'm not interested in selling anything in.
Clock and Pop County.
Well, there you go.
But then she says, thank you. I'm, like, gonna mail you back.
No, I would actually. Here's the thing. I would actually call her back and I would explain to her exactly. You know, I love converting angry people to be happy people. And it's definitely, definitely doable. You know what? In all honesty, I think she would really probably appreciate in the end cut. You know, if you let her know where you're coming from, and you never know where that could go. Right. I mean, sometimes people. You know, people get random letters for all types of things, right? And sometimes they misunderstand what we're trying to do. And that is a great opportunity to call back, educate them, let them know, and say, listen, I'm sorry. I didn't mean to be offensive. I just want to let you know that this is what I do, and many people enjoy working with us. Some people don't. And sometimes I make a mistake with my. With my offers based on the value. So I would love to take another look at it if you're still interested. If not, you know, no harm, no foul. Nice to meet you. Love talking to you. You know, you convert her so quick, easy, and then you make her day, and you might.
Hugs.
Big hugs from Mike. Look at that. Guy's a maniac.
Tim Kerrigan. We were trying to find a way. Tim said he wanted to hear me talk to someone. We were trying to find a way where I could actually call someone Back like that. Exactly like that. For. But then it was like, how do we do that? Live without really, you know, the problem is these people will be on a show and it's not right. So we really kind of got shot down. But I love that kind of stuff. I love, you know, I really, in the end, want to bring the balance back. Right. I don't want people to feel upset and angry. I want to explain to them. And I've done that many, many, many times. Now I don't do my intake anymore, but I have people that handle that for me. Matt, Mark wants to know what kind of scotch you're drinking. Matt, Mark Pedalsi is asking.
Mark.
Oh, yeah, Makers. Yeah. So when I don't do anything overly productive and. Or I don't feel like I'm doing anything good, I drink makers. So you can know if I'm drinking makers that night that, like, I haven't done anything good that week. Right. So now if we're drinking this, which is the 96 Oban, you know that I had a good week and I did something.
Now, you know, I gotta.
Put a shout out. David Holmes, I haven't heard from you forever. David, how are you? He said I would. See, he just said, nice, Mike, about what I was saying about calling the woman back. But my wife and I and David, we had a drink way back after a boot camp. Why? That was many years ago. And it's nice to see you back on here, David. Reach out. Let's talk. I'd love to talk to you again. Very, very good to see you here. And Mark says. Nice. He's loving your maker's Mark. So let's make sure next week some good things happen. So we don't see a Maker's Mark in your hand, huh? How about that? I know. I'm working.
I'm working it, man. Call these people. I know. I gotta go. I'll get it.
And I want to hear you call that woman back. I want to hear it. I want to hear her and made her happy. And then she potentially might sell you something because you could do that, you know.
You know that she was like your grandma, right? That. That is everyone's grandmother. Right, right. She's 82, she's angry at the world.
Do you know how many patients I see every week and they are throwing things at me and they're saying, get the hell out of here. And all you got to do, Matt Forbes, is smile. All you gotta do is smile. You just gotta exactly see.
Hey, hey, Scott. Mark's got a Comment up here about the alumni group, did you? You were talking to me about that. That's something brand new, isn't it? Do you wanna talk about that? What you're. This is something we just created, right?
Sure. I don't know a ton about. Well, here's what I know. Today on Facebook, we created a Land Geek alumni group.
Nice.
Which I believe is going to be.
For coaching Alumni group.
Yeah, coaching all former coaching students. I don't know about. That's all I know for sure. But that's gonna. That's gonna be a great forum.
Right. It's like, kind of like where they are now. Right. The people have gone through and where they are now, how they see, you know, it's. It's awesome. And I think that we talked about that in the last roundtable, which is coming out. I don't want to give it away, but just about. It's great to have people come back and get back and after that, because, you know, it's. It's really empowering to help other people. You know, it actually helps you grow. So when you get into these groups and you. And you can talk and share your stories, it's very powerful.
Yeah. I mean, you know, going through coaching a couple of years ago, I often wonder where some of the other folks are. Like, you know, Tom Willis. I know he's doing awesome, but, like, it's gonna be great to interact with him in this group. I don't know. I think it's gonna be a great, great possibility for us to interact a little bit and talk about land and all that comes with it.
Awesome.
Seems like a cruise you guys should put together. Like the coaching cruise. All the alumni come back together and open bar.
We've talked about cruises before. Matt Forbes.
Hey, tax deductible, baby.
Come on.
Here's Mark's comment. It's a free group for clients that graduate from coaching and want to network and stay in the community at their elite level. Awesome. Awesome. I love it.
Very cool. That's awesome.
I think it's. I think it's time. We're at 1107. You know, we went a little later because we had some difficulties. Be live. We're gonna. We're gonna do our best to never mention that name again and try to get away from it, and we'll see how it goes next week. Yeah. Mark said we should have a coaching cruise with an open bar. I love it. Great idea.
Smart man. He's a. He's a bright guy, I tell you that.
So, Scott.
Yes.
You're Always. You're so awesome at the toast. Can. Can you. Can you come up with one?
Yeah, I couldn't come up with one. I thought maybe it was your turn. But if. You know, it's okay. If I do one, it's okay. If I do nine out of ten, that's fine.
I think if you do ten out of ten, it's awesome.
Okay.
All right.
You just really have the best ones. I never even see these things before. You come up with the best ones.
Well, you know, there's this powerful search engine called Google.
What's that?
I tried to find a toast. About time.
And.
And I didn't really find anything, so.
It's about time.
Yeah. Right. So here's a full screen. Everybody raised their glass to the land geek community and others. May neighbors respect you, trouble, neglect you, the angels protect you, and heaven accept you.
Wow. Amen. Is that what you say to that? I mean, wow, Man.
Matt, you're very cynical. No, very, very cynical.
Maybe. Maybe.
Maybe.
Dude.
Buddy.
All right, so I think we're gonna go the outro. You ready?
Yeah. Let's do the outro.
I love the outro.
I'm gonna create an outro. I think I say that every week.
Well, we're gonna do it when we get rid of Be Live. It'll be a lot easier. We're gonna.
Has anyone seen this show? It is amazing.
Wow.
This went in a different direction.
Does that say heartburn?
No, it says Rayburn. Oh.
Just watch this show.
Watch Bloodlines on Netflix.
Mark said Cheers and Amen, by the way. You can't see it, but there's an amen.
Mark Podolski.
You guys ready? I take my headset off because Be Live's horrible, but this is the outro. You ready? It was great seeing you guys. I think you're ready, right?
I'm ready.
All right, here we go.
My chair is very broken.
I'll swivel next week.
Come on, let's go. Let's go. Get the good.
Yeah, get the thing. Yeah. Awesome.
