Nite Cap with The Land Geek Guys—Land Investing, The Musical

A live YouTube session (Nite Cap with The Land Geek Guys) where hosts Mike Zano and Scott Bossman use popular-song metaphors to narrate a land-investing journey. They describe stages: hearing Mark Podolsky and becoming inspired, using the Investor Toolkit, confronting execution challenges, joining Flight School and coaching, then advanced membership (Top Gun) and attending Boot Camp for community support; the episode includes a listener Q&A about cash buyers and guest Matt Forbes.
Chapters
How are you?
Good. How are you? Michael Zano?
I'm doing great. I'm happy to be here.
Happy to be here on our 300th episode.
That what it is. I thought it was like the 350th.
It goes so quick, doesn't it?
How's it going?
Good. For those of you folks who don't know, I'm Scott Bossman, this is Mike Zano and this is Nightcap with the Land Geek guys. We're all coming together for a drink talk. All things land investing.
Yeah, all things land investing. This is kind of a special edition, right? I mean this, this is, this is a great time of the year right now where, you know, we're getting prepared for one of them, you know, what's happening next week. Let's talk about it.
We're getting, getting prepared for boot camp, Mike.
Right, right. Four times a year we make the journey, make the pilgrimage, we head out, we meet with all the other Land Geeks. And you know, Mark runs a phenomenal show. Scott Tate. Eric's there, maybe's gonna be there, you'll be there, I'll be there, Our wives. It's gonna be a great time. It's gonna be a, it's a sold out event. Really, like, honestly.
Yeah, that's really exciting, isn't it?
Oh, yeah, it's, it's, you know, Mark says all the confusion clears out when you go to the boot camp. It's just true because, you know, he hits the deal, flow process over and over and over again. I always say, no matter where you are in the business, right, you come away from this with a better understanding. I don't care how long you've been doing it, there's someone there or something there that's going to inspire you, it's going to teach you, it's going to motivate you, it's going to push you forward through that glass ceiling we talk about, right? Because you think, oh, I'm doing really well, you can do better. And there's people doing better and they're going to show you how to do better yourself. And it's awesome.
Yeah, everybody makes you better in this group. It's phenomenal. Everybody has their own gifts, right? We have phenomenal business people, we have phenomenal sales people, we have people with motivational stories. We have phenomenal tech people, a lot of automate.
By the way, I love the way you say phenomenal.
Phenomenal. You're rubbing off on me.
So some people, Scott, we have a few people that are new to the Group. I know because I talked to them this week and there's probably something you talked to and I warned them that, you know, there is a live show where a couple of guys wear funny robes. But tell them again, let's just. Why are we here, Scott? Why are you and I here doing this live? And you know, what's the purpose?
So, you know, this was an idea of ours number of months ago and we thought there's just not a lot of activity in the Facebook groups at nighttime and that's when a lot of people do their work. So why not meet once a week and have a drink and talk all things land investing, have a little bit of fun and throwing some content in there.
Yeah, a lot of fun, a lot of content. I mean, we've had some great guests on here. We're gonna actually next week have some. Since we're going to be, you know, doing this live at boot camp second year in a row. Gonna have some pretty cool guests. You probably guess who they are, right? Because everybody's in the house that night. And I got my brand new mic and Scott's got some lights and I got a new camera. It's gonna be a good show there in Arizona despite the stifling 110 degree heat. That wall of heat.
Yeah, that's gonna be crazy beautiful here today. 70 degrees, very, very unseasonal. But so tonight, yes, we thought we'd have a little fun tonight. A little bit more fun. Last couple shows have been kind of serious. There have been some tear jerker moments. I don't know, I cried a couple times.
You're right.
Yeah. I mean, we thought we'd lighten things up a little bit. So I don't know, kind of a goofy idea of mine. I really like music, so I thought about kind of my journey through land investing and, and I wanted to like, I wanted to map that to music.
All right. So, you know, I like that because the thing is we're all doing the same business model, right? We're all doing the same process. We're all going to go through the same ups and downs. It's one deal flow process, right. And once you learn it, you scale it, you take it to a high level, right? So it's great to hear you talk about this and I'm excited that kind of work with you through this because I know you prepared some cool songs. And it's just, I always say the magic, my business card, right, it's conveyed in stories and that's why Dirt Rich is so awesome. The Book is like. It chronicles Mark's experiences going from not doing land investing to becoming the premier force in land investing. Like, how that happened. So how can you not want to listen to that on audible? Because, you know, Mark's a great storyteller. Or read it yourself if you want to hear it in your own voice. But the magic is conveyed through stories. So take it away. Bring me on an adventure of your lamb investing journey.
All right, our music adventure. Here we go. Four years ago, I felt the need to change my life. I was driving 45 minutes each way to work, listening to every podcast available about research, about real estate, listening to every rich dad, poor book. Rich dad, poor dad book. Right?
Yeah.
And this is what I was feeling inside. Anybody ever heard this song? Something's coming, right?
No, it's just like, oh, this is building anticipation. So you were feeling kind of a nervous anticipation? Is that what it was? Are they getting ready to take a new leap?
That song is all about anticipation. I don't know.
I don't.
I don't know if anybody used to watch Michael Jordan and the Bulls come out onto the court, but that song, it was like the anticipation of this huge. This huge moment. Right. And, like, I just knew something was coming, and I felt I was on the verge of something. I didn't know what it was. That's.
Yeah.
You know, inside I was excited, I was nervous, I was apprehensive.
Good. Good way to put it. Because anytime you. I always. When I tell people, you come to our business model. Right. The first thing you need to do is understand it's real. We're not some late night infomercial. This is a real true. And try business model. And once you understand that, it becomes. How do I get involved? And getting involved, really, it's. It's. It's getting acclimated with a new perspective on a new business process. And it's nervous. It could be nerves, but go to a new boot camp, it's nervous. Do people you have. Don't know, you know, are they going to get. Am I going to get along with them? Are they going to be nice? There's a lot of nerves there. So I feel it. I like that.
Yeah. So here's. So here. This is the day. This song, I'm gonna equate to the day when I heard Mark Podolski's voice for the first time.
Is it that song or a new song?
No, this is a new song.
Now you're getting ready. You decided you want to change your life. You found a business model that you thought might be a fit, and now you took a big step and. Are you talking about. You got the phone Mark. You heard it on.
I heard Mark on it. I heard Mark on a podcast, and I came home that night and I looked at my wife and I said, honey, this is what we're doing.
All right?
So.
All right, I like it. This is what happens when you hear Mark and you're inspired, Right? I like it. I love it. So, yeah, it's like, you know, training time. It's like, you know, it's like you went home to your wife. Like, Rocky says to his wife, I want you to win. And he's like, all right, I'm gonna. Scott, I want you to win. I want you to take this lane event. I want you to do it. And this is what you hear.
That's exactly right.
I love it. Hey, I'm actually. I'm for the first time looking at some comments on Facebook, so I just wanna. Tate Litchfield, he's not. I know Tate Litchfield. Can't wait to see you guys a few days. So for those who don't know Tate Litchfield, he's like a force, a phenom in this business. Few of you out there may be lucky enough to be coached by Tate. He is our epic coach. He's incredible. And boot camp, he'll be there. He's at all of them. So, Tate, thanks for watching and can't wait to see you next week either and get you live on this show again.
Yeah, it's going to be amazing to see everybody. Matt Forbes says he can't make it to Phoenix, but planning on Orlando, and Orlando is really just around the corner, just like two months away from this one.
This time of year, we go August and boom, October, it's like, bang, bang. I get to see my buddies and all my friends, like, bang, like, real quick. So it's. It's a good time of year, and I love the fall. Anyway, so this is. We're coming upon a good time of year for land investing really is.
Really is.
So listen, you're nervous. You want to make a change in your life. You hear about land investing, you stumble upon a podcast with Mark. You hear Mark, and it's like the Rocky theme kicks, and you're like, I'm doing it. So then what do you do? Where's the next phase of this journey? I mean, now you want to do it. Now what?
So the next phase. There's a few songs, right? Buy the investor toolkit, crack that thing open, go through it a few times. This is three years ago. There's no flight school.
Right? Right.
It was exciting, but it was overwhelming to look at. There are a ton of modules in there. Hard to know where to start. Right. And this is kind of how I felt, Mike.
All right, let's hear it.
It's coming.
You got me. I can't. I'm anticipating, like, what's gonna happen.
I know, right?
You're doing this in person. I love this song.
Of course you do.
Oh, nice. So, yeah, you are. You're on your. You're on your journey. Right. And it's. Here's the thing. Right. For those of you who are watching and working with the Toolkit, the Toolkit's phenomenal. Has everything you need for success in it, but it's no information. There's no information gap. Right. There's an execution gap. You, on your own, have to motivate yourself, make the decisions and just kind of, you know, just be the. Force yourself. Right. And inspire yourself. Take action yourself. It's an island. Like, you're on an island and you're trying to make this happen. So. Yeah. That's a very good song. You feel like you're all by yourself. Yeah, I like it.
It's really true. And the other thing is, like, how many times do you try to get something done? It's like you're taking one step forward and two steps back.
Yeah. I feel like you just kind of. I feel like you're leading us into another song.
That's a great Paula Abdul song. I should have chosen that one. But here's what happens when you're going through this process. Like, You're going to be presented with so many different obstacles when you are starting out with this. Right.
Right.
And there are going to be days when you feel like you cannot surmount those. Surmount those obstacles.
Right.
But this is what you need to do, Mike. You just need to. You know, if you get knocked down, you just got to dust yourself off and get back up again.
No idea. The knowledge of music is right up there with splits.
You gotta dust yourself off. Right.
Yes.
You gotta get up and just put your nose to the grindstone. It's like we talked about last week. You need to. What?
No, I'm just listening. I'm waiting for the hear. Who sings it?
Oh, it's Aaliyah.
Oh, okay.
May she resonate.
Yeah. You don't know that, Aaliyah.
Yeah. You know that. I actually thought it was Destiny's Child for a long time.
Well, I think we Sounds perfect. I just got distracted. My son's on the show. He says, best show on the Internet. That's my son. He's. Yeah, he's. He's. Geez. I don't know if he's 23 or 24. I always get confused. Sorry, Joss. But he's starting to land, investing himself. He's doing a great job, and he can relate, I'm sure, to all these songs. So it's a good show for him to be watching tonight.
You know what? I think he could probably relate to this next thing, because you especially feel this with the investor toolkit, right.
He's 24, by the way. I just figured it out.
Oh, okay. There you go.
Oh, next week. Happy birthday next week, Josh. It's coming up. 8:12.
With the investor toolkit. Mike. We're looking for land, right? But we just. We don't even know what we're looking for, Right?
Right.
We. We take a leap of faith. We're putting a pin on the map, and we're saying, okay, I hope I can buy land here. And when you find some land, this might be how you're feeling.
I can't wait.
But I still have sound.
To get some land. But you're not sure if it's even the right land. You just, like, just kind of went in and, I mean, you get some land accepted and maybe a little nervous, you know, it's too diligence phase is what you're looking at right now, right? This is like, you need to analyze, is this even what I'm looking for? Is this a good deal? Now, if you work on the toolkit, you probably go the secret county list, right? Which means we've done deals there. But still, even though you're in a secret county, from our secret county list, even though you're in there and you get a piece of land, it's your first deal. You're still going to wonder, is this what I'm looking for? Is this it? Is this the big kahuna? Is this the deal? Right. So you're right. That song definitely does. Definitely does relate. I get it.
You get it? Awesome. I'm glad you're feeling me here.
Looks like your son Ethan's on. It says Aaron, but it says, this is Ethan, so I want to give him a shout out.
Hey, buddy. Thanks for tuning in. Hey. I was gonna do this later, but since he's watching, I want to give a shout out to Ethan because he helped me put together this music tonight.
Thank you, Ethan.
It's an awesome job he's also becoming involved in the business, which is very exciting. So kind of taking him through the anatomy of a land deal this summer.
I love how you say anatomy.
The anatomy. Yeah. I love anatomy in school.
You know what I was thinking as I. Looking for love in all the wrong places. Looking for. Looking for land in all the wrong places. That's what I think is because when people are kind of the beginning, even though you have these secret lists, right, but you still got to develop an intimate understanding as to why we went there in the first place. What that means is us as investors that work with Mark, and Mark himself has done deals there. So it's a great place to go. But you still got to understand, you know, the. You know, the idea of why we went there in the first place.
Right? That's exactly right. What's so funny?
I'm looking at the comments. I'm trying to wow. But Wheat sings his favorite hits, and then, you know, his age. Wink, wink, Mike, I think he's. I don't know. I'm short on the curb.
I need 30 seconds. Fill time.
You go, I could do fill time. It's easy. You know, there's a thing, right, the toolkit. And Scott clearly identified that there wasn't a flight school when he first started. There wasn't a flight school when I started. And why. Why have a flight school? And this is some people who said, well, if you have a toolkit, why do you have flight school? Why do I need flight school if I can? Well, here's the answer. You don't need flight school, but you should want it, because flight school is really. Scott Todd takes his business model, which is like, crazy insane profitable, and he breaks it down to, like, Lego blocks, right? And he builds. Helps you build each block and build your business one step at a time. It would be a miss. A mistake to say that. That the flight school. Is the toolkit verbally or physically taught to you? It's really a lot more than that. The toolkit is a reference manual, has all the information you'll reference for what he teaches you. But the. That the flight school is like Scott Todd taking apart his very successful business model and helping you build yours just like it. So do you need flight school? No, but you should. You should be lucky to know that it's available to you. It's like, crazy.
It's available to you. And to have the opportunity to be taught by someone who's doing so well in this business, right, that is a very valuable thing. Help you move from point A to point B, more quickly. And this actually is a great segue into the next song, Mike, because if people are struggling with the investor toolkit like I was, I did do a couple deals with it, but, man, I was putting in a ton of time. I was building my systems up from ground zero. Right. Took hours and hours and hours. And the return on time invested with flight school is so much better than it is with the investor toolkit. Sometimes our biggest obstacle in moving forward is ourselves. Right?
You're gonna get out of your own way.
You gotta get out of your own way. I'm a big U2 fan. I love this song.
It's a song get out of on your own. You set me up for that, and I felt right for it. Get out of your phone.
Yeah. You never heard that song? No.
And you. You just, like, led me right into that. Like, I really just felt like that was the you complete me session. That was it right there.
It was. Yes.
That was very well done.
Yeah. Good job, Mike Zano.
You complete me session complete. All right, so let's.
Let's.
I'm gonna keep bringing this back to real time. You wanted a change in your life. You found this idea of land investing. You heard Mark Podolski. The Rocky theme kicks in, Right? And then, you know, you're all by yourself working with the toolkit, right? And then you realize, I'm my own obstacle. I gotta get out of my own way. So what do you do?
Well, you're taking me off my timeline here, buddy.
What? I'm sorry. Let me back it up. Get out of your own way.
No, you're right. Let's. Let's make a switch. All right. All right, so let's talk about the student today. Let's say a person today has gone through the same journey to date, right? My journey is a little bit different. I want things to kind of move forward with the music here. Right. Okay, so let's say you're with the investor toolkit, or you're a member of the free community, or you're a member of Mark's land geek page, or you happen to find us on YouTube. You know, we. We have, like, two comments on YouTube, Mike. People watch us on there.
Pretty huge on YouTube.
But anyway, one of the reasons we started this show was because you tell them, Mike, and I'll find the song.
The reason we started the show. Well, we wanted people to. Well, we already went over. We talked about how there are people out there that are doing this business off hours. They need a connection. They need People to. They want some sort of inspiration and to know that there's other people out there at night thinking about this business, working this business. And, you know, we wanted to bring them a lot of. A lot of content and a lot of humor. So I always tell people, you know, we take our business very serious. Ourselves, not so much. Right. I don't know if that's what you're looking for, but I mean, we did this show to really kind of give back because what the land has done for us.
All, right. And. Right, exactly. We do it to give back. We do it to help people right through their pain points. And I, I hope it's getting to the point where people are relying on us a little bit. You know, they could kind of think of it like staying alive with the land geek guys.
Nice. Is that. Is that a song? Stay on all of them song. Yeah. In the game. Stay in the game. Stay alive. Keep it moving. What? Scott Todd always say, keep your feet moving. Right. Make something happen.
Move your feet. Take big steps.
Even short people can take big steps. Huh, Scott?
What's that?
Even short people can take big steps.
Even people with short legs can take big steps.
Yeah, exactly. You know, that's like my quote, you know, if you. This fits in right now, you know, if you want to do well in something in life. Right. Will you attach yourself to somebody else is doing well, mirror them. So it's like even a fly can drive a thousand miles on a horse's tail. Right? Right. Even a fly could drive a thousand miles on a horse's tail. You put yourself next to people who are successful. You surround yourself by them, you attach to them and you move with them and you draft off of them. Right. Like a car, race car or a bicycle that you get right behind them and you feel the draft and you go. And eventually you get the momentum and you start moving of your own accord. You start cranking the business. That's how it works. You stay alive, keep moving, and we.
Will help you stay alive.
I like it. Basil Hayden. That'll keep you alive.
What do you think? Is it time for a refill?
Yes. Let's do it. Let's bring up the one, the only Matt Forbes for a great segment.
If anybody has questions or comments out there, be sure to hit us up. There's Matt Forbes. Hey, boys in the house. How we doing?
Looking Stella, with that lighting, I just.
Want to say, yes, we'll now be blue.
How we doing?
We're doing phenomenal.
Yeah.
So I am still getting over a cold. That's why I was out last week. So I'm drinking polar seltzer water. Pretty lame.
You can refill anything you want at this session.
What are you gonna do? So I would invite all the land geeks out there, whether you're doing deals or not. Take a step back. Go get a cocktail. All right, join us live on Wednesday or Thursday, depending on what Mike Zano is doing that week, because, you know, the world revolves around Zano's firefighter schedule. And, you know, come and have a cocktail and listen to these two monkeys. They give you a lot of great advice. So to you, too, and everybody out there. Cheers.
Prost.
Have a cocktail and have some fun.
Thanks, Matt.
Thanks, Matt.
Appreciate it. Always good to see you and glad you're back from the scout trip. Safe and sound. Looks like you had a great time, and it's good. We're gonna miss you in Arizona, but we're looking forward to.
I know. I want to go. I'm really actually not happy that I'm missing it, but I have a family commitment. I can't go. So I'm already signed up for Orlando. I'm in. I'm looking forward to it. It was so great in Vegas.
So can't wait three months.
Hang in there for the outro. I'll bring you back. All right. Thank you.
Thanks, Matt.
So, Mike, well done. Do you want to do segments while we got this pause?
I don't know. Well, we do have a Facebook quote of the week. Maybe we could address that. All right, let me find it here.
All right, you find that, and I will stare at the table.
Here we go. This is from Brett Rine. So he just had a question. Mike, tell me how you would deal with this. He says, hey, guys, so what do you do when someone insists they only pay in cash, as in Benjamin's and only deal, face to face? The deal is too small for me to fly out and do it. And he seems determined not to do business any other way for this guy. I'm just going to move on. But if he were a reasonable sort, what kind of argument would you use with him?
Yeah, you know, a lot of times people do that. It could be a trust issue or it could be. I mean, listen, we deal with all types of people. They may not have a bank account. Who knows? I mean, I have people call me up and, you know, and say, hey, I'm in my trailer. I'm driving. I need to live in that land tonight. Can I park my rv? It's like, slow down a little bit. Right. So there's all kinds of buyers out there. There's all kinds of sellers out there. So the reality is that there, you know, if this is someone who's not going to work within the parameters what we want to do, I'm not going to sweat it. Right. There's so many people out there willing to buy this parcel of land just like we don't want to have. I got to have Landitis, right, Where you have someone that, you know, you have a parcel you might be able to buy, and you get a really push and push and push and the numbers, you keep, you know, cranking the numbers, and it's really not that great of a deal, but you want to make that purchase. And really what's happening is you haven't mailed enough, so your deal flow is too small. So you feel like you got to have this one piece because you don't have much of a selection. Right. Well, on the other side, you're going to have, you know, you want to sell land items, or maybe you haven't done enough marketing so you have one buyer. It's like, I need this guy to buy it. But the reality is, you know, we talked about the parade last week where, you know, the advertising goes out and moves that parade forward, but you're going to do some more advertising. You're going to get that parade to go the full mile because somebody in that crowd is going to want to buy it. So just because you went 15ft and you found a guy with some cash in his pocket that insists on meeting you and handshaking you and giving you some cash doesn't mean that's the guy.
That'S going to buy it.
Right. There's ways around it. You know, if he wants to really pay with the money order, tell him, go put a money order. When he gets the money, you send me the money order, then you complete transaction and you get it. But, you know, short of that, you know, there's plenty of other buyers out there. Right. I'm not going to sweat it.
Plenty of other buyers, for sure. I know people do have stories, though, of doing cash deals. Who was it?
Mike Area. You know, I know Tate, one of his first deals was in. You know, we can ask about that next week, because that's a great story. He did a cash deal, one of his first deals. And there are other people, too, that have. Yeah, they happen to be in the area where the person wants to buy and they do a transaction. It works out great. But many times, because the unique part about business Is we don't have to be where the land is. Right. I live in Massachusetts. I don't buy land in Massachusetts. And I'm not going to travel to meet a buyer. Another part of the country. Now, if someone really had a trust issue, I always offer them the ability to, hey, pick a. Pick a title company of your choosing. If you want, you know, go through escrow, you'll pay for it. No worries. But, you know, I want you to feel safe. If there's enough margin, maybe I'll split it with them, but maybe they want title insurance that'll be on them. They'll pay for it. So there's ways you can develop credibility if they want to go that route. But the reality is, don't feel pressured by one buyer who's making lots of outrageous demands, because, you know, that kind of person maybe won't follow through anyway. Right? They're just going to kind of, like, you know, kind of shake you up a little bit, make you feel like they're gonna. It's like, I used to, for about, let's see, three months, sell cars back when I was 20. And a guy would come in and be like, yeah, I want to buy that Camaro right there. I'm, like, all excited because there's a bonus on the Camaro if it's sold. He just wanted to take that car for a ride. I'm all excited. The guy doesn't want to take the car for a ride. And I'm, like, going to my manager, I'm selling the Camaro. Give the whatever bonus it was. It's like, that guy comes in every other week to drive that guy. I didn't know, Right? So this buy may not even be real. It might be just yanking your legs. So don't let them push you around. There's plenty of buyers out there.
Awesome. Good answer, my friend. Musically, yeah, we should continue on our music journey. So. You know, I'm very jealous that I didn't have flight school way back when. I really am. I just. I feel like it would have propelled me even more quickly through all of this. It's such an amazing program, and if there's any song, Mike, that might, you know, might make you think about flight school, I'm bringing you back to your senior year in high school right here. You ready?
This is a movie.
That was a movie. Oh, wait, that's not it.
That was on my senior year. Yeah. All right, so how about Flight school? It's a song. Representing what? Flight school. Wind beneath my wings. Beth midler. I Have to say that's good because Scott Cloud's a pilot. It's flight school moving, you know, you know what to do, when to do it. So he keeps the wind beneath your wings up very. Is it apropos? Is that how you would say that?
I think it is apropos, yes. I don't know what Scott would think of it.
Scott would like being compared to Bette Midler, but hey, it could be worse things.
I think Scott should have an intro for all the flight school classes.
I think Scott's out there listening. We flushed him out once by kind of saying, geez, I wonder if Scott would mind being compared to Bette Midler. Let's see what happens.
He's gonna bring the big Matt Forbes bat out.
We'll have him live on this show next week, too. All the big leagues coming in live.
All the big wigs. That's right. That'll be fun for sure.
So, all right, so you're in flight school. You're the women beneath my wings. Then what happens?
But, well, you go. You go through flight school. You soar, you fly high. You're doing deals.
Deal flow solves everything. Right there. You just said it. Doing deals. People always say, what about this, what about that? Let me tell you something. Mail, mail, mail. Because deal flow solves all your questions. Solves everything. So continue. You're doing deals. Sorry, I had to say that.
No, you're exactly right. Like we've always said, it's a numbers game. And you need to be putting forth the numbers every day in order to move forward, in order to see the results on the other end. So you're exactly right. Now, if you go through flight school, you might be, you know, of that smaller group of people who choose to go into one on one coaching. But what's going to be really exciting here in a few weeks is that for flight school graduates, there's a new program becoming available. It's called Top Gun.
All right, I like that. That's kind of works well. Flight school, Top Gun. I'm feeling it.
Yeah, exactly. This is going to be a hybrid maintenance education program.
Awesome.
Where you get a ton of features for. For being members of Top Gun. So you get. I mean, geez, there's a whole laundry list, Mike. You get unlimited listings on Land Moto, you get LG Pass. You get two education calls a month. I mean, the list goes on and on and on. So what?
How do I know more? How do I learn more about that?
So we're gonna be announcing more in the coming Weeks in the Facebook group. But if you guys want to chat with us, drop us an email. We are also gonna be having a live Q and A session quite soon about. What's that?
I said nice. Yeah, you and I. I know. I get it.
Okay, gotcha. We're gonna be having a live Q and a session quite soon about Top Gun and all of the features. So we will. You will be hearing from us in your inbox, or you can email us at infoandgeekguys.com or message us on Facebook. And no better tune would be appropriate for Top Gun. Top Gun. Hold on.
Is that it?
No. Top Gun. Love this song.
This is Top gun program, huh? Trip to what? The top gun program. Because the feeling of the top gun program. Oh, yeah, it's the top. I mean, this song motivates you. Pumps you up. I used to listen to this song before high school basketball game. I would have been listening to lunatic.
Fringe.
Getting ready to.
Hold on.
Loving it. So Top Gun. There you go.
So there you go.
All right. All right. I like it. I like it. I feel you. So we're coming along this journey here. What's next in our musical journey? All right, so is there any songs by journey? Because we keep saying journey. I feel like journey. I know.
Well, that'll be for the next. That'll be for the next pre boot camp session. Don't you think this would be a tradition? The music episode?
We're gonna make new songs every time.
New songs every time. Wouldn't that be fun?
It will. Journey's in the next time. Because I love Jimmy.
Journey's in the next time. Sure. All right, so, Mike, you're going through the investor toolkit. You're going through flight school. Flight school. You're doing deals, right?
Deal Flow solves everything.
Deal full solves everything. You want to take it to the next level. You want to scale this business? Automate this business? Build your land buying machine. Your land selling machine.
Yes, I do. Tell me how.
Yes, you do. There's a song for this. Mike, you ready?
I want to build my land buying machine.
Ready?
Put the in. Coach.
I love it.
I love it. Coaching, coach. You know, listen, you said it right there. Coaching. Coaching. What does it provide? Well, the goal is the year to automate you fully. The goal is to get you 10xing your results. The goal is to give you unlimited resources. I mean, we don't take on a ton of coaching clients. We're a small organization. But, you know, those who work with us really do reap the benefits So I love that. I love that. Put me in, coach. Perfect.
I'm ready to play today, right?
Yes, you. Nice.
Yeah. You have the. What's the word I'm looking for? You have the motivation and the gusto to just step up and say, put me in. It's time to get in.
That's great, because our last episode was massive action. Swing the bat. I mean, you got to swing that bat. You can't be up there just kind of, like, afraid to swing and let the, you know, walk. You're not taking a walk, right? You're not getting struck out. You're going to swing, and then you're going to knock that ball and you're going to hit a home run. But you're going to, you know, you just got to get up there and keep swinging. You got to go to the bat and cages. The batting cages is mailing, right? Mail, mail, mail, mail. And then eventually, crack, it goes the home run. Your first deal. That's proof of concept. Running around those bases, doing all the different plates, right? Five plates, right. But there's only four in the base bubble. I don't know, whatever. But, you know, you run those bases is gonna give you proof of concept, and then you're gonna get up again, swing with more confidence. So very good. I like that.
Put me in, coach. All right, so there's just a few steps left.
All right, let's hear what comes out to put me in, coach.
Well, boot camp was so powerful for me, and I know it was for you, too, Mike. It was meeting. Meeting Scott, meeting all these. You talked about this earlier, how all these people in our lives, they. They raise the grass, they raise. They raise the glass season ceiling. And, I mean, they help mom us, move us forward and become better. Not only in business, but this community has improved my life. It's improved my.
It's got a ripple effect, as Mark always says, right. You know, a ripple in the pond. A pebble in the pond. Ripple effect. It does, Mark always says, opens up oceans of energy the rest of your life.
It's true.
Because if you get that pressure off of you about the bills and all this stuff, you know, and you stop making enough passive income to. To meet your fixed expenses and then move beyond that. You open up and you relax, and there is oceans of energy that ripple out. So very real. Very real.
Very real.
And can't help but affect your whole life. Come on, think about it has to.
Yeah, it has to. Exactly right. It has to affect every aspect of your life. And that's you know, when we went to boot camp, that became so apparent to us. And that's why we decided to move forward and go through one on one coaching. But boot camp, you know, I was trying to find a song for boot camp and I think Scott's watching. No way.
We flushed him out. Scott, did you come on? Because.
Scott, the wind beneath our wings.
So tonight, Scott, in case you came on late, Scott Bossman is taking us to his journey Atlanta vesting for a pre bootcamp special using music. And when it got to flight school, it was Bette Midler, Wind beneath my Wings. And you know, I said, how would Scott Todd feel being compared to Bette Midler? But it is, it is correct because you know, the whole idea, you're a pilot, it's flight school. You're keeping these people elevated. You're keeping them motivated, you're keeping them moving forward. You are the win beneath the wing. So I said we'll flesh him out by asking how he feels being Scott Todd in the house. It's got Todd. Another person will be live next week when we do this show. So great to have him on there. That's. That's my big brother land investing right there.
Gotta love him at Bootcamp and the 80s children will remember this song.
You'Re playing.
I think this correlates to boot camp.
Let's hear it.
It's coming. You know what that is, Mike?
Is that like an old. It's an old TV show, isn't it? What is that? That is Blazing Saddles.
Oh, it's the stripes theme song.
Oh, okay. Stripes. All right, wait a minute, I gotta pause. Scott Todd says, don't kill me, Mike. I'm just down the street in Danvis. Danvis. Scott, you're like 30 minutes away. We should be having a beer. Geez. Using. Great song, great movie. Ah, man. Scott Todd's in Massachusetts.
Wow. Didn't know that you could. You could get in the car right now and see him in 30 minutes. Go do it.
Let's go kidnap Scott Todd.
That's awesome.
Can't wait to see you next week. And I hope you're having a safe trip in Massachusetts. Danviz, you're right near some great seafood. I hope you're. You know, you can go and get the bread down there in Gloucester. The anadama bread. I told them about that. There's a special bread they make down in the Gloucester area. He can get his sweet bread. I hope you're live with Mike in today at 8:30 out tomorrow. It's a quick in and out. I get you, Scott. But make sure you get a little bit of that bread down in Danvers. You can definitely get annedama bread, Scott. So try to grab some in the morning before you head out. All right, that's great.
Hey, we're glad you could join us, Scott Todd.
So wait a minute. I got all distracted with Scott being a half hour away, but stripes, how does that play?
What do you mean, how does it play? It's boot camp.
Oh, boot camp. Okay. Okay, dude, slow on the curb tonight. I'm sorry. Oh, my goodness. Yeah, boot camp. Listen, I tell people, right? The great trifecta, right, is you get the toolkit, you go to flight school, and you hit the boot camp. Boom, boom, boom, right? You get the flight. The toolkits that reference me. They get Scott Todd in flight school. He's just gonna take his business model, break it down, show you how to build yours, and then you go meet the community. The power of our community. The power. And you go. You realize so many people. And you know, Scott, you went there and you were kind of like, is this real?
Is this?
But then when you meet the community, you meet the people that do this, and it just. You can see people just kind of like, wow, this is so real. And the magic of our business conveyed in stories. Grill the geeks. Mark has people go up there. It's talk about their business. You can't help but be inspired. It's just amazing. And speaking of all that, Eric Peterson, aren't you out there, everybody? We had Tate jump in. We had Scott, Todd, Eric Peterson, Mimi, you guys listening? Let's get a shout out. Yep. I want to get Eric Peterson's. Yeah, I can't hear you. You muted yourself. Oh, is that a new song? What's this part of the self again, again, everybody, for just joining us. We always have a lot of content, a little fun. Tonight's a little bit more fun because we're kind of giddy. We're going to boot camp next week. And so Scott Bossman has taken us through his lane investing journey. From first even hearing about that there's a such a thing as land investing. Because I can't tell you on that note, how many people that do real estate I've talked to, they're like, I never even thought about land. It was just like, land, right? And then they realized that it's such a unique niche, right? It's a little micro environment. You don't need to borrow a ton of capital. It's just an amazing little niche, right? And so then you get involved. And so, Scott, you've been bringing us through that journey, and we just went through boot camp with stripes. What do you have for us next?
Well, I mean, so this is our last song for the night, Mike. But, you know, should we do a.
Segment before this then? I mean, we want to end with that or you want to add in a segment?
Well, I mean, we do have. We do have one segment left that. That I think is. Is really important. Let me. Let me find my. You find my high tech sheet here.
All right. Can't wait.
You remember this segment, don't you?
Ah, this is gonna help. Scott, Todd. Scott, Todd. Bass and Lego segment. Because you know, he can use some of these words to. Today, tonight, this is going to be real execution for Scott. You want to learn a new word and he can use it with his.
Friends in Danvers, the Boston Laga segment. Scott, Todd, I don't know if you saw last week or not, but this will be a good review for the community. Last week, the Boston leg of word was C, H, E A T E, R. Cheetah.
Cheetah. People who? Yeah, sometimes people. Cheater cards. They're cheaters.
Yeah, Scott. Cheetah.
C O, C E, T A, H. That's the whole segue when he makes fun of those Rs. R, r. I can't even say it.
So, Scott, I don't know if you've seen this before or not, but in this segment, the community learns a new Bostonian word. Either a word that is commonly mispronounced.
By the rest of the world or.
A slang word that none of us understand. We haven't done a slang word yet. I think that's my goal for next week. But you actually inspired me to create this to go with this word today. So I'd like you to have music for this. No, I don't have music for this. But what happens is I spell the word and you say it.
Okay, I got it. I can do that.
V I, A.
What?
B. V, I, A.
Via.
Via.
Via. Like via the web via.
Via.
Yeah, yeah, via. How else could you even say that? There's no other way to even say that.
How?
I don't understand. Via. Via sounds like FiOS. Via.
Mike. How about just via? Via. Via.
Isn't that what I said?
Via. Via.
Via. You're confusing me. I think I said it just like you did.
All right, so listen, we got one.
Song left in your journey. What could it be?
You know what?
All right, so are you bringing the robe to boot? Camp? Are we going robless at boot camp? Last year it was no rope.
Yeah. But I brought it with me, so.
I'll bring my robe. Okay.
Coming with. We'll see what happens.
All right.
So, you know, this last song, I think, symbolizes for me the fact that you have to remember that you're in control of your own life. And I think a lot of us go to our jobs every day, and we are. I don't want to use the word slaves, but we are cogs in the machine, right? We are helping our bosses make money. We're helping the government make money. Like I am in health care. And salaries are stagnant. My salary is worse than it was a few years ago. I don't know. It's just. I think what you need to do is you need to just remember it's your life and you have control over your destiny. And this community made me realize that. Before this, I didn't think that was the case. I grew up in a situation where, you know, And I think 95% of Americans do, where they grow up in situations where they're taught to work hard all day long for their money. And it's, you know, to realize that you have more control than you think. This. This is the song that makes me think about that. Ready? All right. It's coming. It's coming. Yeah.
Now and never. I love that. Perfect, Sean. Perfect, Sean. You know what's great is that this is a business model. You can lift yourself up by your own bootstraps, right? You can really. This is a business you create for yourself. You create the deal flow. You create everything. And it's empowering. It really is. And that not only does when you make the passive income and helps you with your expenses, but the empowerment from building a real business model ripples into the rest of your life.
Oh, it really does. It's now or never, man. It's now or never.
I say now.
Now.
Now.
Now.
Now. Not now. Now. Hey, this is great. I love it. That was great. A musical journey through land investing. I think that's a great. You know what I'm thinking? I'm thinking on the curb of spitballing, as Mark says right here. Next time. I could. Next time for the boot camp, I'll do my songs, and then we'll bring other people in as guests and have them have to pick their songs, get other people's perspectives. Every boot camp.
Nice. I like that.
Yeah, look at that. We're thinking on the fly. We're completing each other.
We are completing each other. Dude. Buddy.
Dude, buddy. All right. What do you think? Good show. Great show. Mark would say, great show.
Good show. You gonna bring Forbes up?
Yeah, I'm gonna bring him up. And we can celebrate your lighting my new mic. I may sound better today, but Scott looks better.
Yeah, I don't know about that, but.
I do.
I look pretty pale.
Bring them up, Matt. They're coming up. Hope you're ready. Oh, there he is.
Take your remote, right, and put it on like, a. Like a nice light red. And it's like a. You know, it's like you've been drinking all afternoon.
Right?
The glow. Okay. Or your Dracula.
Either way is good. Whatever you want to do.
All right.
You know, play around with those.
We'll have those at boot camp, too. Matt. Scott, you're doing the toast, and I'm going to play the outro.
All right? So, toast. Here's to taking a leap and realizing it's your life. It's now or never. It's time to move on.
It's now or never. Awesome. I love it. Matt.
Cheers.
Having you on here, everybody. I hope you have a wonderful night, and we'll see you all at boot camp. I'm sharing my screen, and we are hitting the outro. Love it.
