Sam. Hey. We're getting better at the swivel.
Well, I gotta say, I swiveled a little bit before you and I got nervous to swivel back.
You did?
I don't have the timing down.
Oh, you don't? After a year. A year of nightcap.
When's our year anniversary? Do we know?
We may have missed it. I'm not quite sure.
We gotta make one up. No, we didn't miss it. We're gonna make one up.
Should we call it next week? Next week's the one year anniversary, folks.
Next week is the one week anniversary.
One year.
One year anniversary.
One year anniversary. Next. Next week. So we gotta do something special. Maybe have somebody special on or multiple special people. Multiple special people on. Yes. That would be exciting. We need to start bringing people on to, you know, do questions and comments and.
History teachers to say questions, comments, topics for discussion.
I love it.
I like to say that too. He said that. It always sounds so great when he said it. Now I can say it.
Now you can say it. So for those that are watching, we have a nice little audience right now who've never seen us before, right? What's up with the fancy red robe?
Well, you know, about a year ago, as we just discussed, we were talking with Mark about how a lot of people burn that midnight oil and do land investing at night. And there was a lot of content. So we said, why don't we go in the group once a week and we'll have a cocktail, we'll put some funny robes on, we'll talk about land investing, we'll meander a bit, as we like to say, and we'll have a lot of fun and a lot of content. So that's what we're here for. So if you love land investing, right, and you love building passive income, you're going to love our show.
That's exactly right. You're Mike Zaino and I'm Scott Bossman and we are the meandering Martini guys. I love that.
And we could have both been wearing the beard, but I got to go back to work tomorrow after a couple weeks off and no beard and mustache allowed. Well, I could have a mustache. Looks funny though, the beard. So sorry. We could have both been sporting that nice beard tonight.
Yeah, you are very clean shaven. It looks good. I got the white beard going on.
It's, oh, very James Bondish.
Oh, thank you. I appreciate that.
Alex Trebek in Jeopardy. Like, I just all of a sudden.
I could feel like, hello, everybody. We got Jackie Van Sertson. Is Watching. She's my. She's my people from South Dakota, Elisa Church. Let's see who else. Larry Overstreet, of course, is watching.
We don't know. Parts unknown. Larry Overstreet from parts unknown. He's traveling, so we don't know where he is.
We don't know where he is.
Part of the show is guess where Larry is. That should be a part of the nightcap every week.
Yeah, no kidding. That's awesome. If anybody has any questions tonight about land investing, throw it up in the chat. Comments wins, pain points. Talk to us. Yes, but we should talk about. We should move on to talking about the theme of this episode and actually the theme of our week. We're doing a new thing in the Facebook group. We're always evolving here.
We are. You know, it's fine. We did a social experiment this week, didn't we?
We did do a social experiment.
So Scott and I planned out the whole week. We created all these videos that we were gonna then just take and put the recorded videos in the Facebook group. We did one recorded video and it got like three views. We did one live one and got like 300 views. And so everybody likes to see us live. So we'll keep doing it live.
Live is the way to go.
Yes.
There just may be a reward for watching the live videos.
That's the new theme we're coming up with. You know, right now we have people who watch it to the end. They have to write something. But we're gonna continue to add and also deliver special bonus material for those who go through the whole video.
Yeah, that's awesome. So this week was our first week of. Actually, we're trying to post some daily content we missed today, but this counts. This week we're talking about your why.
Right. Why is that important? Why? The why we could say, right? You might say why. The why.
Why the why. And, you know, this is. I think Mark Podolski might have been one of the first people that I heard this term from three years ago. Three and a half years ago. I'm not a business guy. I'm not a real estate guy, you know, wasn't listening to books then like I was now, where people talk about the why a lot and it's blogged about a lot and that type of thing. So. But. But it's really beneficial getting into this business. If you sit down and think about your why. And. And I had done this for a while before getting into this business. I had been through a period of self analysis trying to figure out. I Wasn't happy in life, and we needed to figure out how to get to a different point. So I think it's very beneficial to kind of sit down and really soul search about what your why is.
Right?
For getting into land investing, for getting into passive income, for stepping outside of your comfort zone from your 9 to 5 job and doing something completely different.
So true. Because, you know, with any new kind of venture or in any kind of new business, they're going to be ups and downs. And to stay the course, to stay motivated, you have to have a reason, right? I mean, arguably, you could do it with no reason other than just make money. Like, I want to make money, which. And it will work, but it just carries a much more powerful feeling when you have a defined reason. And, you know, again, I didn't really think about this lifestyle. It's funny, the land investing, to me, sparks so many other type of periphery stuff, right? Like the why, you know, and all this other reasons that, you know that for being successful and, you know, and it's just awesome, right? So you start out, okay, I want to make some passive income. But then as you do that and you begin to develop passive income, you see the larger picture, and it's huge. And having a why is definitely part of that larger picture.
Yes. And. And there's a way to find your why if you aren't really sure. Like, you know, we all have kind of these. I want to call them, like, let's call them basic. We all have these basic goals for being here, right? We all want. We all want financial freedom. We all want time freedom. We all want security. We, you know, so those in my mind are kind of the. The. The overall basic themes of our group. But there's an exercise that you can do to really hone into what your why is and to think a little bit less with your head and more with your heart about where you're. Where you want to. Where you want to take this. So I'm going to share my screen with you here, Mike.
Yeah. Let's see this. I'm looking forward to this. You and I talked about this. I had never heard about this till you shared it. And I love it.
Yeah, I think it's really cool. I learned this. Learned this from Benjamin Hardy in a. In a blog that he had. All right, I'm gonna share my screen. And you see that? Okay.
Oh, yeah.
All right, so here's an exercise that everybody can do. And let's just say that you have this really basic goal, right? That you've always Wanted to start a business. All right, well, let's talk about that. What about starting a business is important to you? So, Mike, if I had asked you that question four years ago, what would you have said?
I was get out of debt. Very direct, very in my face. 40 grand debt.
That's awesome. That's it. That's a great. That's a great first level. Why right now? Benjamin Hardy says you need to take this the next step. So what about getting out of debt is important to you?
Well, getting out of debt, it just relive leaving that financial burden. I mean, debt is a burden. It's like a weight sitting on your shoulders, your shoulder. Like your life is just crushing down. So it would just be to relieve that pressure, to kind of lighten up and have more energy.
I don't know.
How would I put this into one word? Let's see. Relieving that debt would be to relieve, like, a huge burden in my life. Like to allow more opportunity to enjoy life, I guess.
Awesome. Is it okay? I'm picking on you right now? I like it.
Good. This is good.
So what about relieving that you kind of already did this, but what about alleviating that burden was important to you?
Because I really wanted to be able to help people in my family that were helping me throughout life. You know, my parents, people that around me. So relieving that burden would allow me to help other people.
Okay, awesome. So you see how this is evolving now. If I were to ask you again, what about helping other people in your family is important to you?
Yeah, very good question. So helping them is because I want to be someone that they can rely upon, someone they can come to, like that shelter in the storm, right? So be that security. So I want to be the secure person or like that rock, right. That they can come to, that they know they always come to for help.
That's awesome. So what about. What about being that person in their life is important to you?
Ooh, now you're going really deep, aren't you? You're going deep on me, boss man. I like this, though. That's challenging. Now that really digs it. So I want to be the rock. And I understand how we got to this point. And what's important about that is because I think that life is full of all kinds of uncertainties and all kinds of stuff. Sudden problems that arise, and people need to have someone that they can rely upon. So I think what's important about the rock is that you become just a source of stability. I guess I'M saying the same thing, though. I haven't gotten any deeper yet. You're challenging me here, so I haven't got the rock stability. I want to go deeper. I want to, you know, geez, this is. This is tough. I'm gonna have to think about this, but I like what you're doing here.
This. This is a. This is a very tough exercise.
It's not surface level. This is definitely not surface level.
It's not surface level. And there's a reason for that, because the first thing that you said was basic, and it was like. It was very. What's the word I'm looking for? It was very obvious. Maybe obvious. Obvious is a good word. It was very technical. Tangible, right?
Yes. Yes.
Intellectual. Yes. Up here.
Easy to find, easy to define.
Easy to define for sure, as you go deeper and deeper and deeper with these levels. And what he recommends is going seven levels deep with your.
Like, at four or five there, right?
We were four or five. And you saw how it was getting difficult. But what did you also see with that? You saw it was becoming less and less intellectual, more and more about what is in here.
Yes.
Soul searching.
Yes.
Oh, you complete me.
Same exact time.
Oh, my gosh.
That was like. We said it at the same time.
Jinx. You owe me a Coke.
That was crazy. But, yes, that was crazy. It becomes, like, very. It's not easy just to pop it off the top of your head. You got to really dig deep into your inside yourself as to why it's motivating you. So it's really powerful.
It's. It's powerful and it's more inspiring. So, like, it will inspire you to take massive action if you go deeper into figuring out what that why is. So I would encourage everybody to do this exercise because you'll be more motivated to take action tomorrow. You'll be more inspired to take action tomorrow. It won't be quite as basic for you. The basic goals are great, financial freedom, time freedom, starting a business, getting out of debt. Those are great goals to have.
But if anybody wants to have an accountability now, this can get very personal, as you can see. But if you feel like it, share it with us. Like, you don't have to put it on Facebook, but you can email Scott and I. We'd love to see how you process this exercise, because this is fascinating.
Yeah, it really is fascinating. So just thought I'd share that exercise. I think it's something that. I don't know. It's something that I think everybody would benefit from, and I think we could all benefit from acting from our heart a little bit more instead of our head a little bit more. I know I can for sure.
Motivating factor. What makes you get up early in the morning? What makes you stay up late at night? What makes you take those random times throughout the day and dedicate them to something that's going to help you grow? I mean, that's your why, Right?
It's your why. So, and another little saying I learned this week was be clear for why you're here.
Oh, I like that. Be clear for why you're here. Yeah. Yeah. So don't muddy that water. Let's stay clear. Let's stay focused on topic. That could help you from drifting into. You know, you get on the computer, do work, and you start drifting over to YouTube, you start dripping, drifting over to Facebook. You know, if you're clear on why you're here, then you'll stay focused on what you need to do. And there's only a few things you need to do in this business every day to move it forward. But I'll tell you what, even though there's only a few things, it's very easy to get distracted.
So easy to get distracted nowadays, it's insane. Yes. I have found that recently I even have to leave my home for a few hours to go talk about that.
Exercise with the computer. I love that. Tell everybody.
Okay, so this is called a forcing function. So basically what you do is you. You force yourself to take an action that causes you to focus. So there are a couple different things that you can do to really focus on particular activity during the day. So here's one. Let's say that you're easily distracted at home. Go somewhere else, Go to Panera, go to Starbucks, go to Barnes and Noble, wherever, where they have a WI FI signal and get on. But only go with like 50% battery on your computer, right. And go there with the notion that you have to leave in two hours. So in the next two hours, you go there, you're going to be very productive with your time. You're going to get as much done as you can in those two hours or before your computer dies.
Right?
And basically it's just a way of forcing you to take action and to set some limits for yourself.
You know what that reminds me of is I was thinking about that today. They call it the Parkinson's Law, right? That work expands so as to. I looked it up here. So as to fill the time available for its completion. So if you allocate a half hour for Something, it'll take a half hour if you allocate 45 minutes. So there's some things that maybe could be done in 10 minutes, but you allocate too much time for them. You put too much computer charge on that laptop and you take too long, and that leads. If you're taking too long, I'm telling you right now, that's going to lead to distraction because, you know, you could have did it quicker.
That's exactly right. And there's an app for this. Mike. I love this app.
What is it? You.
You turned me onto it. Forest.
Forest is a great app. So you stay focused for a certain amount of time and you grow a tree. So you. And you can actually, if you want, you could donate money and actually grow real trees. So I haven't done that yet, but the idea is that you put it on your phone, but then you don't use your phone. You stay on your computer and you do all your work, but you don't pick your phone up. And if you do, your tree dies. Right. You're trying to grow a tree. It might take you 20 minutes or so. You set the time and you can grow this tree. It's a great, great app.
Yeah. And there's a Google plugin for it as well. So that's. That's another way to kind of force yourself to focus for a little while, which I think is kind of cool.
Awesome.
Sweet. Dude.
You know, I got a. I don't know, I just came across, but I saw a movie today with my niece and I, with Summer and Anise, and we saw her, and I think everybody should go see this movie. Now. It's kind of a little bit off topic, but I think it explains a lot about current life and the Internet. And you're all gonna laugh when I say it, but we all know how much we loved Ready Player one. Right? Great movie. Great book.
Yeah.
Ralph Wrecks the Internet. Okay, go ahead, Everybody laugh. But I'm telling you right now, it's a powerful movie. It was made for kids, but really made for adults. And the concepts of the Internet and distraction and all that kind of stuff, we're talking. It's explained in, like, a really cool way in this movie, and it's very palpable. You gotta go see it.
Ralph Wrecks the Internet. Now, that's a sequel, right?
Yes, yes. The first one is great, too, but this one truly hits upon things that'll hit home to all of us.
Okay, awesome. Well, we'll check it out. There's your tip of the week from Mike Zanel.
Go see Ralph Rex the Internet.
Ralph Rex the Internet. That's awesome. We don't have any questions.
No questions though.
So they're all contemplating their why.
They're all shy, a lot of shy watchers.
They're all doing the seven level. Why exercise? Well, it's okay.
We live in the rerun, you know, we get hundreds of views in the rerun. So for those you watching us the rerun, come to the live show sometime. It's more fun.
It is more fun for sure. Yeah. So what else about the why, Mike?
Well, again, it's just extremely powerful, right? In terms of what? You know, keeping you focused and so on and so forth. It's the first starting point. I mean like why land investing? Nevermind why you want to do it. Because there's other routes you could choose to get yourself out of debt or to build income. But why lien investing, right? I always tell people with our model, first and foremost it comes. You hear about Lynn investing and it's like what? It's just like. At first it may not make sense, but. So the first thing you have to figure out is it's not some late night infomercial. It's not Mark sitting here showing off his fancy cars and all this stuff. It's just a, it's a, it's a, it's a person, Mark, who's developed a way to really make serious passive income that sharing with other people. So it's a, it's a real business model. Then it becomes, does it speak to you? Is this something that you could see yourself doing? Right. And I argue that I don't know who would be able to see themselves making money this way because it's so different and it's so kind of laid back because the niche or the niche within the niche, the niche thing that we do, all those things, travel words, is that we build automation and delegation. We build systems. Anyway, if you know that it's real, you know you want to do it, it becomes how do I get involved? Right? But anyway, this is the why, right? This is that whole process figuring out why land investing, why land investing? Because what else can you do where the better you get at, the more money you make, the less time you spend at doing it. And I'm gonna say it's not a lot. I'm sure there are other things in life that could be that way. But think about it. The better you get at the more money you make, the less effort you put into it. That's awesome. That Is awesome that you can go from, you know, how do you make. We call it drop to zero. How do you make what you would Normally make in 20 to 40 hours? In 2 to 4, drop to 0? We say. Right. How do you do that? Well, come ask us. We scale, we automate, we delegate. That's the why I love land investing.
That's awesome. 20 to 40 to 2 to 4. It's like that old Chicago sum. 25 or 6, 2, 4. You know that song.
Full time, part time for part time.
Full.
How does that go?
Work double time, part time for full time, free time.
Right. So put the effort up front and reap the benefits later.
Exactly. And you will see that eventually your income will be inversely proportional to your time invested in this business. Yeah, it's true.
I always tell people this is like running a marathon, but the only difference is the final miles. You run quicker, you have more stamina. You run faster. Those last miles. So it's really awesome. Scott, do we have a segment? No segments. Matt Forbes could not be with us, so let's just say he is the man.
I'm gonna have my own refill segment. All right. Did you hear that?
I heard it.
I'm drinking my.
Here's the Matt for us.
Pseudo Sue. Oh, here, hold on. I got a four.
It's my beer dinosaur.
Yeah, it's my. The pseudo Sue. I've had this on here before. Yeah. Here's to Matt Forbes during the refill segment. He's on vacation with his family. Went skiing today. I think he's all tired. And.
Our very own George Clooney up in the air.
Up in the air. Yes, Yes, I do want a segment. I do have a Facebook quote of the week.
Let's hear it.
That I can throw up. Here, let me. Let me find it quick. I thought I had it. Oh, there it is. All right, so we like to feature quotes of the week from people. Wins at times, questions at times. Here's a win from Elisa Church. She just started flight school, and I like what she has to say here. My husband just got his first accepted offer. It was in the form of a fax, which I thought was so quaint. We should talk about that because people still fax. We are each going through the process on our own. So we both got. So we both get the whole experience. So I am a little jealous. So I think that's really cool that this husband and wife, they're in flight school and they're working together, but they're not. They're competing a Little bit. They're each going through the process on their own. I shouldn't say competing. They're each going through the process on their own. So for them, they get the whole experience. And Mr. Church got a letter, so. That's awesome.
Nice. You know, I was just looking at something because I wanted to. I didn't mean to not. That's awesome. That's a model.
You weren't listening to me.
I was. I love the fact.
Talking to a brick wall.
You know what I like about it is that they're a couple, but they're working independently to kind of have a little vision. I've seen that before. I think it works really well. I think it's great that they do that. So. Yes. To finish that point. I think it's awesome. Sorry, but I was thinking. I was thinking the whole. You know, the. The Boston Laggard segment. Let's do a Wisconsin one. Let me ask you something here. You ready? I'm gonna ask you a Wisconsin word. Okay. What?
I. We're still doing the Boston LEGO segment.
What do you call traffic lights in Wisconsin?
Traffic lights.
Yeah. You have another name for them? See if this website's right.
I don't know. Stop. I call them traffic lights.
Oh, you almost said it. They say you call them stop and go lights. Is that true?
No, man.
This is a bad website. How about this? What's this word? Does the word booyah say anything? What kind of website is this? If you hear the word booyah, it's called Conson. It's the way you celebrate. All right, forget it. I failed miserably. I tried a couple.
Don't even try to bring on the Wisconsin Langer segment. It's not going to work. Not working. I will tell you a funny story, though, about Wisconsinites. What do you call the thing, Mike, where you push down on the little lever in your car to change directions?
Blinka.
The blinka. Right. That's been a nightcap. That's been.
What else would you ever call it? There's no other word for it.
In Wisconsin, they call it the directional.
Who the heck would call it that? It's a blanket.
I'm not from here. But they call it directional air.
What do you resonate? What resonates with you? What do you call it?
The blinker.
The blinker.
Not the blinka, but the blinker. The blinker. They also say in Wisconsin. In Wisconsin. They also say, I'm gonna go put gas on the car.
No, that sounds dangerous.
Yeah, I know. They say, I'm gonna go put Gas on the car. No, you're not gonna put gas on the car.
Oh, man.
I don't know. It's goofiness. I was gonna say something.
You did, though. You said a lot of things.
All right, since we're in the segment.
Realm, let's do it.
We are gonna do the Boston Lego. The Boston LEGO segment. This is where, for those of you who've never watched before, we pick a Bostonian word and Scott spells the word, Mike says the word. Here's my favorite word of all time.
Cheetah. Never play cards with a cheetah.
Right, With a cheetah. That's my favorite. So here's a new one for you. You ready?
I'm ready.
W E B I N A R Webinar. Webinar.
What else would you call a webinar?
What else would you call a webinar? Why is that relevant right now, Mike?
Because we had a webinar just a few minutes ago. We're have another one on Monday. So for anybody out there wants to think, you know, thinks they want to know more about flight school and how to quickly build passive income in an intense kind of environment where Scott Todd teaches everything he knows. Come to our webinar Monday night. We just had one earlier today.
Yeah, it was really cool. People who are on the cusp of taking massive action. And it's fun to talk to these people because they're excited and they're nervous, which is normal. And they're on the verge of making a huge investment in themselves. But do you know what creates massive change in life, Mike? When you make a huge investment, you need to make a huge investment to cause the change.
I believe that.
I'm not talking only financially. I'm talking time investment. I'm talking mindset. I'm talking, you know, you hear me?
You hear me, I hear you. And it was. And it's true. And, you know, in these webinars, some cool things. Tonight we talked a little bit about county research and mailings and how sometimes, and this is everybody listening. This is. Pay attention. This is important, really, is that in the beginning, sometimes people can mail a whole county at once and think that, you know, well, every acre in the county must be worth. Let's make up a number. $500, a thousand dollars, $2,000, doesn't matter. But that's not true. Think about your neighborhood, your community, your town. Is every piece of land, is every house worth the same? Are there different house values in different parts of your city? So if you were to mail a whole county, you could create a big headache for yourself. So we talk about hyper focusing today at the webinar. Tonight, we were talking about how you hyper focus on one area to make your due diligence simple and direct. So there's lots of little tidbits that come with these webinars as well, like simple things that maybe aren't so simple in the beginning, you know, that's an example.
Awesome. Yeah. So, yeah, the webinars are great. So if. If you haven't been through flight school, I think a lot of our audience right now are flight school people, which is awesome. But if you haven't been through flight school, join us Monday night and we'll talk land investing. It's an hour we sit down and talk about what's to come. And it's awesome.
Yeah. Excellent. Excellent. Well, what else? Scott, I was waiting for you.
I was waiting for you.
Listen, that was another awkward moment as we both sip my drinks.
You go ahead.
I was going to say we'd like to have people. Again, we say this, but truly, we have people at Time Time recommend some kind of topics you like us to talk about. We can talk about anything here on the nightcap. Honestly, any topic that is of interest you, we can talk about. And we can help you delve deeper into it. We can help you bring clarity. So if you're listening to this and you're interested in learning more about a particular topic, hit it up in the comments. We will listen.
Or if you want us to talk about a particular theme, like we did this week, we talked about your why. Why having a why is so important and why it's so important to go deep into and really figure out what that why is from a deep level. So if there are any other themes you want to talk about, we can do that. We've talked about time management before. We talked about the, you know, the value of your time, things like that. We can do that as well. Alex Luna's watching. Alex Luna, Appreciate the belt buckle, buddy. Look at that. Mike, we have a question.
This is awesome.
Everybody's been so quiet tonight.
I don't see it.
Brenda Muhlenberg has a question. Best way to wholesale land to other land investors. Mike Zano.
Listen, you can make a lot of money wholesaling, so there's a few things you need to do. One is you need to be in an area that other people are working. Right? You want to be in a. An area where there's other. And if you follow our model, you're always going to mail there right we mail to where other people are. Be aggressive on your mailing. Get low price. But when you want to go wholesale, remember, anybody who's going to buy a wholesale deal should treat that deal as an accepted offer. So if you put something up for sale, if somebody else does, and again, our Facebook group is the best place to put it because people in there will buy them from you. They're going to treat it as an accepted offer. They may look at that, ask some questions to you. They may negotiate with you. Right. So you know, it's just a process, but you put it in the Facebook group and you put the price you're looking for. But you know, don't put, I always don't put the price in the Facebook group. Just say contact me for details. You don't want to get into this pricing discussion where it's public. It's just people are going to weigh in this and that and just do that on a private messenger. Let the person get. Prepare a little Google sheet or something where you have, if you use a Landgate due diligence team, share that with them. That's awesome. If you're not using it, find out how, contact us because it's very simple to share that. They look at that and then you guys begin to discuss. And it's simple. When you work with people in our community, it's simple and it's transparent. You know, you'll invoice them, they'll pay. After they pay, you'll send them a copy of the deed to make sure the spelling is correct and the address. They approve it, you notarize it, you record it, everyone's happy. It's a simple process.
It's a simple process. You're right. And you know, if you buy line this guy on the other side of the screen at 15 cents on the dollar.
As long as someone can almost double their money cash or make three 400% terms, they'll buy it from you.
Yes. So, Brenda, it's all in numbers really. As Mike just said, if you can provide the numbers to somebody where they're going to double their money on cash, you will move that property quickly, especially in this group. And yeah, that's definitely a powerful way to move forward in this business, as Mike Zaino knows, because he's the wholesale king. And there's something to be said. There's something to be said for passive income and the whole mindset surrounding passive income because that's really powerful. But there's also something to be said for wholesaling because if you do it in, if you do it in high value, you can move forward really quickly in this business.
Yeah, it's true. You know, you just got to be and don't thing is sometimes people want to wholesale at a retail price. You might get one deal but that'll be the end of it. You'll never, never sell another one. Right? Because so you know, you gotta allow people the room to make profit and you can't worry that they make profit. You want them to make profit because you want them to come back and buy more land from you.
Right. And I mean we're in a great community so you don't want to burn any bridges in this community sticking it to somebody with it with a bad price.
So it doesn't really happen in this group, you know, because everybody's really self monitoring, everybody knows the value of a deal. So if you put it up there and you're asking something, you know, you start asking for ridiculous money, you're gonna find out real quick because you're not gonna sell it, they won't buy it and. Right. I'd rather sell one, I'm sorry I should say this way, sell 10 or 20 of them than just sell one. So I price them so I can sell volume.
Awesome. Good advice, dude. We have another question from Alex Luna.
Alex.
Alex sold two properties this month on terms. Alex, congratulations. That's awesome. He's. He, he has a customized ACH form he had the buyers fill out. What program other than Geek Pay have you guys used to collect payments? Actually Alex, I've only used Geek Pay and Geek Pay, of all of those payment collecting systems out there is probably the most affordable. So the nice thing about Geekay is we have two different versions. We have a $9 a month version where you can keep track of your notes manually. You can generate a down payment link using Stripe, which is nice. Or you have geek pay for $99 a month where you can use a merchant for credit card and ACH automatic payments. So you know, when you're first starting out, it probably makes sense to do the manual option because you know, maybe you want to cut down on expenses and not pay 99 bucks a month for Geek Pay. But excuse me, I would say that when you get Alex, all you got to do now is rinse and repeat and you got to rinse and repeat 10 times. Now that you've done it once, you're going to do this 10 times, you're going to do it really quickly. And when you get to 10 notes and you charge a $10 note fee on those notes, a $10 monthly note fee that's going to pay for your Geek Pay. And then when you get to 20 notes and 30 notes, geek pay becomes a profit generating center for you, which does not happen with these other companies.
It's true. I've tried other companies, but I can tell you truthfully, there's nothing easier and simpler than Geek Pay. And you got to embrace what Mark, he's always talking about, this abundance mentality, right? You need this tool. This is a tool that's going to scale you. So it's not an expense. It's something that you need to build this business to a higher level. If you sold two, you can sell 20, you can sell 20 and then 200. So you're gonna need this. So get it, get rolling with it and just keep selling. Awesome job, Alex. That's awesome.
Yeah. And the other thing I love about Geek Pay is your buyer can go in on their end and see what their balance is. They can see the paperwork, they can make payments. That's really great on their end. So I have heard from my customers that they like Geekbay because they can go in at any time and see where they're at with things. So.
Awesome.
Awesome, dude. Well, good show.

I would just say to good friends and knowing your why.
Oh, that's awesome. All right. I love it, dude. So come up, come up with a theme for next week.
