Nite Cap with the Land Geek Guys!

A live Nightcap episode (“Nite Cap with the Land Geek Guys!”) with Land Geek coaches Scott Bossman, Mike Zaino, Eric Peterson, and Landon Harris. They recap a virtual boot camp (first of the year), share personal origin stories of doing early deals with the Land Geek toolkit, and discuss coaching structure (one-on-one coaching, weekly mastermind/office hours, community effects). Eric describes a $100,000 12‑month goal he set after his first boot camp; Scott recounts buying 2.5 acres for $700 and quickly flipping it. Eric also describes a father–son YouTube experiment, Father Son Investments (started in September) where he and his son Elijah (16) track investing a $1,000 challenge while Ezra (14) films/edits. Logistical details noted: Flight School office hours are Thursday nights at 9pm Eastern; weekly mastermind calls and office hours are part of coaching (mastermind on Wednesdays; office hours also run Monday nights per coach comments). Upcoming in-person boot camps mentioned: Las Vegas in April (registration via thelandgeek.com/bootcamp) and San Antonio later in the year (October). Coaching success examples include students like Larry Merle and Dennis Blackerby (Dennis bought 31 properties since an Atlanta boot camp three months prior).

Chapters
What's up, Land Geek guys? Land Geek Nation.
Hive mind, as Scott likes to say.
The hive mind. It is a hive mind, Mike. We're all kind of serving the.
I mean, Damien Doc, when you say that from the Green Arrow.
Oh, the Green Arrow, yeah. I'm not. I'm not. Not a watcher of that, so wouldn't know.
Okay.
All right. I don't know. Waiting on people to join the call here. Maybe we're not live yet.
Let's see. Let me check the Facebook.
I think I'm checking Facebook now. I think we're live.
Okay. I think I see a viewer now. I see a watcher. And who knows? We. Our attendance might be a little low tonight. It is Friday night. You know, it's date night.
People consumed a lot of content today. They might be a little tired.
Yeah, Mike Zaino. So first of all, I'm Scott Bossman. That's Mike Zano in the center, and Eric Peterson on your right. We are coaches for the Landgate community. But, Mike Zaino, what went on today in the Landgate community?
It's our first boot camp of the year. It's a virtual boot camp, so you can access it. People are accessing it in zoom. And today was amazing. We had Mark going through the whole deal flow. Eric did a presentation about basically the entire business and his growth inside of it and how he started. And we had some presentations on geek pay. We had a presentation LG Pass. We had the. The slow talk is wealth without Wall Street. I mean, it was a pretty jam packed day. Taria did some Facebook. I mean, it was. Friday's a powerful day. Right. A lot of things happen.
It was a busy day. It was a good day. There were a ton of people in the room, which is fun, just learning about this business. People new to the business, but also a lot of returnees. I mean, we had people in there who've been to boot camp two, three, four times. We had one on one coaching clients in the room. Everybody always picks up something at boot camp, kind of no matter where you are in the journey. So, yeah, it was good times.
Eric, what was it like when you went to your first boot camp? What was going through your mind like when you, like, what did you expect? And was it. Did it match what you actually experienced?
You know, I guess I had been to other conferences in the past, but like on much larger scale dealing with, you know, my background is in graphic design, so conferences about design and things of that nature, those were always way bigger and at a much grander scale. So coming to boot camp, you know, I didn't know what to expect. But I guess ultimately, when I got there, showed up in the room and realized how small it was, I was like, okay, you know, this is different.
Right.
But I think that initially my. My feeling was just kind of like, you know, I'm going to keep to myself. I'm going to try to learn something and, you know, go from there. But ultimately, as I talked about today at boot camp, you know, that first boot camp I went to was kind of a milestone for me. That was the point where I said, hey, I'm going to set this goal for myself, and I want to achieve it in the next 12 months. And then I went on to do that, and it was because of boot camp. It was because of me reaching out to Mark and telling him, hey, this is my goal. I plan to achieve it. And that was. That was kind of the start of it all.
Wow. So two questions. Had you done a deal prior to boot camp, and for those who didn't make it today, what was that goal for the first 12 months?
Yeah, so I believe I had done a deal, two deals before boot camp. One was for cash, and one was terms.
Okay.
And then the goal was $100,000 in profit over the next 12 months. And that was. It was a long time ago. This was like 2006, 2017, I guess. 2017. At that point, all I had was the toolkit, and there was a Facebook group. It was a small Facebook group, but those were my resources and of course, boot camp. So I took that and I took the next 12 months, and I just put my nose to the grindstone and went after it.
Wow. Scott, you and Eric have something in common. You both did deals with the toolkit. I know some people run into some challenges because it's a di. Do it yourself type process. What do you think? I guess each of you answer this. What do you think allowed you to do that? Do a deal with the toolkit on your own?
Yeah, I. Well, for me, I was very motivated to change my life. Number one, that made me show up every day. Right.
Okay.
Number two, to be transparent with you, I'm pretty frugal guy. Mike, or the me in 2015 was a frugal guy. Right. So, okay, so for me to invest, I think I got the toolkit for $1,000. Right. Not. Not much. Not much less than what people get it for now today, nowadays. I was kind of bounded. Like, to me at that time, a thousand dollars was a lot of money. So.
Right.
I I had some belief that it would work. I had listened to Mark on a few podcasts, and, you know, I thought, I think I can make this work, but I'm going to do everything in my power to succeed, to make that thousand dollars back as soon as I can. Right, right. So that's what it was for me. And it was. It was fun. It was a little intimidating. I felt like I was flying by the seat of my pants because I didn't know what the heck I was doing. I relied a lot on the Facebook group, and, you know, it took me. I was able to do a deal. It took me, I think, three months maybe. By the time I got some money in my account. Right? Yeah, by the time I bought my first property and got some money in my account. But, hey, when I got the money in the account, that was huge. Right. When you, like, I bought a property. So, first off, it's. It was. It was mind boggling to me at the time that I was able to buy two and a half acres in. In a county in Colorado for $700.
Wow.
Right?
Two and a half acres.
Two and a half acres. That's two football fields, folks.
Football fields was $700.
$700. Right. And then to turn around and sell it a couple weeks later for four times that amount. Right. To somebody, money was a big deal at the time. That was a big deal. So then that just fueled me to do. To do more and to learn more. And, you know, I think Mark said it. When I first met him at a boot camp, he's like, you know, I was so nervous. He's, like, getting food through the buffet line, and I'm like, God, Aaron, Aaron. Should I walk up to him and say hi? Well, yeah. She's like, yeah, go say hi to him. Like, you know how Aaron is. Yeah, she'd say hi to anybody. So I kind of, like, snuck up to him in the food line, and I'm like, we're sidestepping along the buffet. This first. First thing I've ever said to Mark. Right. Mark, I don't know if you remember me, Scott Bossman. We had a call. Yeah, yeah, I remember you. Like, I just want to let you know, I did a deal with the toolkit, and he kind of stops serving food, and he looks at me and goes, you did a deal with the toolkit? Because it is kind of a big deal, right? Yeah. Especially if you have no background in real estate or business or anything. And, yeah, that just kind of started the journey. And then I was in a Room full of people that weekend who, who had also done deals. And when you're in a room full of like minded people like that, it just fuels you to grow and to be better and to, you know, change things.
Wow. So three months is actually sweet turnaround time too. Three months with the treatment.
Yeah. I think people are doing it fast. A lot faster now even. Yeah.
But Eric, what do you think enabled you to get a deal done with the toolkit? What do you think it was?
I don't know because, you know, when I look back, I look at that time, that year of 2016, I guess it was just like, man, I was just kind of testing the waters. I really didn't think that it was going to work for me, but I was still like, I'm going to give this a chance. I'm going to follow mostly the recipe. Right. And I'm going to, I'm going to send out my mail, I'm going to try to acquire these properties and then once I do, I'm going to market them and I'm going to follow what I'm being taught in this toolkit and see what happens. But you know, I mean, anytime you buy like education on the Internet like this, you're just like, ah, I'm not sure if this is, if this is real.
Right.
So that was kind of my, my feeling is like, I don't know if this is real, but it's not like a huge amount of money that I'm spending to send this mail. It's not, you know, like, it, I was comfortable with taking the risk to see if it would work for me.
Right.
Man, I mean, just following the plan, it made the difference. Even though I didn't follow the plan from the standpoint of where I should be mailing. And ultimately I changed that very quickly. But I was still, even though I was breaking the rules and I was mailing in Tennessee, I was still able to sell some properties within a reasonable amount of time and kind of go full cycle as we call it. And you know, that's, that's what got me going.
Beautiful, Beautiful.
Mike Sano. Look who just joined us.
Landed AI. I love the AI. The quality.
We finally figured out a name. It's, it's, it's that land geek.
Extraordinary.
Now look how different he looks as the Landon AI. He's got like a different school.
Yeah, I mean, I could, I'm gonna, I could pull the Clark Kent thing off too. We got this.
I mean, you got it, Eric.
Yeah, I've got some, some blue light Glasses. I can.
Oh, sorry. Yeah, I think we should all do that. Hang on, Mike. We do have a few comments coming in. I think so. So also at the bottom. At the bottom of the screen. I did. Nice. I did. I did put at the bottom of the screen, what were your biggest boot camp takeaways from today? So if you guys, we're at boot camp today, please share your biggest takeaways with us. Ken Badziak's here. Nice to see you, Ken.
Hey, Ken.
Tony Bertolino is here. He was at boot camp today. Eric Burke is here. Kimberly Hannah is here. Glad to be part of this, Eric. Great presentation today. That's from Ascension Bias. That's an interesting name. I like that. Larry Merle says Eric is a legend. That he is.
Larry's a legend, man. Let me tell you.
Larry is a legend. I think we need to talk about Larry here. In a minute. Bill Kavanaugh is here. Nice to see you, Bill. His biggest takeaway from today is that everything is negotiable. I like that. Kimberly Hannah's biggest takeaway from today. I learned what a great community this is. I have not been able to attend the flight school coaching calls in my first two weeks, but can't wait to jump in next week. Gabby Fox is here. Just got her first two lists to scrub. Very excited. And finally Kim says, again, you guys help to make it real. For sure. Well, that's good to hear.
That is good to hear.
Nice.
We were talking about the boot camp and the first time we went and what our expectations going in and then was it what we expected or different? So how was that first boot camp for you and Terea? Like, what did you think going in and then. And then what? Did it match what you experienced? You know, how did it go?
Ah, man. You know, thinking back to that first boot camp, it was in Arizona. I remember not having a clue of what to expect. Like, we didn't know what we were getting into. We knew we were really jazzed up about doing the business. And I think Terea was kind of a little sort of, we'll see, you know, but she. Once we got through boot camp, like, she. She got really amped from that point on. She was like, gung ho, really ready to go. For me, it was like drinking from my fire hose. And I just didn't. You know, I'm just. I didn't know what to expect. And so I'm just really just absorbing everything. And I remember. I think I remember the best part about it. One of the best things was meeting Everybody and all the people in the environment, in the whole community. Like, I mean, we met people like Roberto and Detmer and you guys, and I mean, the list is massive. It was some of the, you know, the people that we go, yeah, they're really killing in the business. We, you know, we met them and it was, it was really awesome and got a lot of feedback. So, yeah, I just, I remember it just being really cool and just really motivated once I got, once we left.
So I remember, I remember that first boot camp because I think next year I doubled down on the salad and protein. I'm like, oh, man, skip the cooking. Nice to meet you.
Invest in some bone broth.
Came in with a protein shake and I think it was like spilling all over the place. I mean, it was a mess. Meals planned out. Yeah, it was crazy. It was too much.
Oh, man. Well, thanks for sharing that, Landon. And we got a few more. Few more comments coming in. George hall is here. Larry Merle says his biggest takeaway from today is never let Mark do his breathing exercise again.
Wasn't sure what he was talking about, but, you know, he sent that to all us a while back and it's actually very useful, but I don't know in a, In a group setting how that was meant.
Yeah, that was interesting. Eric, since. Since Larry Merle is on the call, I think I would love to hear from you, Eric, because you are a land geek coach. Just how, you know, what is it like for you helping somebody like Larry, you know, move through this business? And, and Larry, I mean, it's. It's pretty. We got to have him on again. Mike. It's pretty amazing what he's done in just two years, right? Yeah. And he's. He. He started two years ago, a year and a half ago. Right. With some very specific, measurable goals. And he's on that trajectory. He's probably already passed those goals, honestly, that he had for three years. And so, Eric, talk as Langee coach, what it's like to, you know, you've been through the trenches, you're a successful land investor, you have your business set up, it's growing every year, but now you're able to help others. Talk a little bit about that and also about Larry's success because it's pretty phenomenal.
Yeah. I mean, first of all, Larry is an amazing student. He is. He's just doing an amazing job. I'm not going to give out his passive number. I'll let him do that. But, man, he is doing extremely well. And you know, from my Perspective as a coach, I think that, you know, the best students are those that take action and do it consistently.
Okay.
You know, they come to our mastermind calls, they come to our office hours calls, they come to the coaching calls, they're ready to put in the work and make progress. Right. I mean, Larry started with me. Let's see. So back in April of 2022.
And.
You know, we've been working together, we start off with a strategy call. We set goals for the first 12 weeks of coaching and we begin to meet. We have regular one hour coaching calls and of course, weekly office hours, mastermind, etc. And we talk about, you know, how can we help you achieve the goals that we set in that initial strategy call. And I'll tell you, just Larry, since we're talking about him, he has been able to do that and more as we've progressed through our time together. And it really comes from just him putting his nose down and doing the work. Right. Like building the systems, hiring the team, getting these people in place to allow this business to grow.
Right.
So, you know, I mean, from my perspective personally, it's. It's awesome when I see my students excelling in this business. It's so rewarding to see that happen and see the impact that the community has on them and as an individual and what that means for the rest of their. Their life and their family and so on.
Wow. Yeah. You know, I've been listening a lot lately. I love Earl Nightingale, the old recordings and he references a lot to Think and Grow Rich, the book. And in that book they talk about the power of the mastermind. You know, when people get together, this other mind is created. How does that play out in the coaching? Like how do you. I mean that, that idea of everybody coming together and then the, you know, the collective being more powerful than any individual in it. Yeah.
You know, I think that one of the first things I talk about with the new coaching student is, you know, what the program includes. And part of that is this idea of our weekly mastermind calls, which happens on Wednesdays and our weekly office hours calls that happen on Monday night. And I tell them, I say, listen, I know it's not always easy to make it to these calls, but I will tell you, based on doing this for a long time now, like the people that show up at these calls and they do it consistently and they come with a question, those are the ones that succeed. You know, they take advantage of the opportunity they have to work with others to get feedback from others and then they Go and they take that and they apply it in their business and, and that brings them success.
Wow.
You know, those, those calls are really amazing because you have a group of people coming together and that group of people is trying to scale their business. They've all been through flight school, they've all done multiple deals and now it's all about how do I go from, from, you know, four deals a month to 10 to 15 deals a month as fast as possible. Right. How and how do I, as I'm doing that, how do I step back and buy my time back with systems and automation? Right. Because we want to get to the point where you're doing 15 deals a month, working an hour a day in your land business or less. And those calls, I think that's part of the thing about one on one coaching that maybe we don't talk about enough is the effect that the group of those people that are going through one on one coaching at the time have, have on each other. Right. Like people going to these mastermind calls. You can make connections, you can find accountability partners, you can find people to do deals with. You can, you know, you can share processes with each other as you're growing quickly. And you know, when you take. What are we having? What do we have in coaching at any one time, Eric? Like 30 people, maybe 25.
Yeah, 25 to 30. I think is, is pretty typical.
Yeah.
Not, certainly not always my students dispersed among all of us. We've got Landon, we've got to rea, we've got Tate, myself.
Yeah. So 20, maybe 25 coaching clients that are trying to grow their business all at the same time, and they come together and they collaborate and they solve problems together and they, they work on processes together. So not only is, is Eric getting a ton of value from his interaction with you and you leading him along the way, but he's getting a ton, or. I'm sorry, Larry, not. Not only is he getting a ton of value from being with you, but he's, he's, he's getting a ton of value from spending time with these other people who are going through the same process.
Right. Well, I know that you have limited time with us tonight, Eric. I'd like to hear just a little bit more. I know you talked about today and we were talking before the show, we'd love to have at some point you and the two, your two sons on here a little bit more about what's going on, a brief synopsis and how we can all tune into that.
Yeah. So we started a YouTube channel back in September. It's called Father Son Investments. I guess I can put it in the chat on Facebook or something, or you can just look it up. But it's Father Son Investments.
And.
Basically it stemmed from my son. We're on a road trip. We're traveling back from visiting family over the summer up in Illinois. And during that time, he was telling everybody, my relatives, my brother, my sister, et cetera, that, hey, give me some money. I can invest it in the stock market and get you a 50% return. He was talking about that on the way home, and I'm like, elijah.
That'S great.
I could do better in land. You know that, right? And he's like, no, no, no. Like, the stock market, like, that's. That's where it's at. He's like, you know, you bought me some land, and that's just. It's slow, whatever. And I said, all right, you know, what do you think about a challenge? You know, we'll each get $1,000, and we'll take a year and see what we can do with that thousand dollars. He's like, yeah, yeah, you know, let's do it. And so ultimately, we put this plan together and started this YouTube channel. So every week we film an update, and we post that on YouTube on Tuesdays and basically talk about what's going on with our investment. So I'll be completely honest with you all. It's a challenge. Starting with $1,000.
Oh, totally.
All over, right? Like, I mean, I. I do have a team, right? But there's still this aspect of, like, if you have $1,000, there's only a certain amount, a certain type and area of property that. That you can go buy.
Okay.
Which is outside of the norm of what I do in my traditional business. So from that standpoint, it's been a real challenge and things, because some of these places that have the cheapest land are a little slower to work in. It's provided some real challenges for me as a land investor trying to grow that account. So it's been slow going, but my goal is that over the 12 months, I can turn that thousand dollars into 10, $100,000.
Wow.
Wow.
Now, right now, I'll admit I am nowhere near that. However, I still believe that I can get there because I see the momentum building right now. I think in our last update I mentioned, we have almost 40 properties sitting in the due diligence queue, that we're at various phases with those properties. A lot of them. We're waiting for information to come Back from the county, which has been extremely slow, but nonetheless, like I see in the weeks ahead, some major progress happening on my side. And unfortunately, Elijah has had a very rough couple of weeks. He was doing really well. He had surpassed my account value. But over the last couple weeks, he's had some bad weeks in the stock market and has fallen below. So, you know, it's fun to kind of see the two different sides of investing, but we'll see where it goes from here. But I think I have a lot of potential. We actually just sold the very first property we held back in inventory to try and market and sell. So up until now, all I've been doing is wholesaling because I have to build capital in this business so that I can actually go acquire a lot of land. But as I get enough capital, I'll continue to hold a little piece of land here and there and then try to market that and sell it retail because ultimately that's where I'm going to make my most money. So we just sold one of those. It's not closed yet, but I think it should close. So that'll, that'll help us out on the land side substantially.
Wow. Very in. It's really awesome to watch. And I'll tell you, he's pretty sharp with this.
Oh, that kid is sharp, man.
And he's gonna benefit from all this land investing. So, I mean, it's a win. Win for him either way.
Yeah, for sure. And, and we should mention like, Elijah is 16 years old and he knows more about trading stocks and options than, than I do, if I'm being honest. You know, I mean, he is, he's very smart and certainly is going to go a long way as he, as he grows.
So very cool.
Yeah. Eric, if you could throw that in the chat somewhere so everybody could, you know, because I love watching those. So it's, it's, it's a, it's a really awesome thing to watch and I think it's a great father son journey. You're doing so really, really cool, cool stuff.
And then your youngest edits. Edits, right?
Yeah.
So like, that's a kind.
Yeah.
Ezra is 14, he's my youngest, and he does all the filming and editing. And again, I mean, he's just as talented in a different way. So it's been great to see them kind of excelling in the areas that they're interested in.
We might need Ezra to help us with our nightcap a little bit, spruce it up a bit. We might be calling on them.
Oh, right on well, I'm going to.
Put this in the Facebook chat here.
Can we hire Ezra to help us with our TikTok videos?
Yes.
If he has the time. The struggle is like school and everything they have going on there, right?
Because Mike Zano, you did. You did express to the world, remember? Do you remember that a couple weeks ago on Nightcap?
It might have been a little bit of whiskey, but remind me what I said.
Well, we currently have like 4, 500 followers on tick tock, which isn't bad, it's pretty, pretty good, right? But Mike Zano professed to the world that by the end of the year, we were gonna have 50, 000 followers.
All right, Better. Wow. I bet. And I think I might had a little bit of whiskey that night.
And dude, January's over. Like, we gotta get started on this, so.
Oh, boy. All right, get back on that.
Well, yeah, so anyway, that's another discussion. But what. Here's another takeaway, though, I think, Eric, with what you're doing. Well, there's so many takeaways. Like, I just love the fact that you're doing this really amazing thing with your sons that will live forever. I think that's just. That's the really, really amazing thing to me. When you look at the numbers, though, like, you're talking, okay, you started with $1,000, right? But you had just said that you're looking at 40 properties in due diligence. So think about that, right? Like, you started with a thousand dollars, but you're talking about 40 properties, right? Anybody can start this business with a thousand dollars. And with the right strategy, with the right maybe, maybe a little bit of guidance, with the right ingenuity, you can grow it, right, Just exactly like you are. I mean, you have the knowledge of land key coach. But I mean, that's phenomenal to me that you can say those two things in the same sentence.
Right? Yeah, I mean, it definitely comes down to, like, if you have a small amount to invest, you have to target the areas where you can buy properties for the least expensive, you know, because that's the only way you're going to be able to have this velocity, right, that it takes in order to build your capital.
Right.
And then move on to the next level. In the next level.
Yeah.
All right, we got. We got some comments coming in, a couple questions. So Kim has a couple questions that I'd like to answer. When and where is the next in person boot camp? So we are in Las Vegas in April. I don't know the exact dates, Kim.
But If you go on the 23rd or so.
Okay. If you go to thelandgeek.combootcamp, i believe the dates are in there and I'm sure registration will open here very soon for that. And then Kim has a question. She's in flight school, but she doesn't know how to join the weekly calls. So she's referring to the weekly office hours calls. I think so. Kim, just make sure that you in that flight school office hours group that you go to the events tab. And under the events tab you will find the zoom link for your calls that are Thursday nights at 9pm Eastern. And those are facilitated by any one of our lane geek coaches. And then she has a question about Nightcap. Is Nightcap always on Facebook each week? If so, when does it normally happen?
So, yeah, we're kind of chaotic with it.
We have a flex schedule. I would say generally not 80% of the time. It's Wednesday or Thursday nights at 9pm Eastern. We'll try to be more consistent with showing up weekly for a while or we weren't consistent, but we'll get, we'll get there. As long as you guys think it's helpful.
We've been five years now.
Yeah, we're coming up on five. Five years in April. That's pretty hard to believe.
Wow.
John Davis, will there be an in person boot camp on the east coast later in the year? I don't believe so, John. I think we're in San Antonio again. You guys know August, October.
I think it is October.
October.
I don't remember.
Okay, so I think we're in San Antonio later in the year. So no east coast this year, unfortunately. All right, let's see Larry Merle. Before you go, Eric, because I know your son is a basketball game. Is he on? Is he like jv Varsity?
Varsity. He's varsity. However, he's not playing. He injured his ankle just before Christmas and he was in like a boot for like three weeks and he just got out of it last week. And he's still, he's not even practicing yet because it's, it's still bothering him.
So high ankle sprain.
It was actually a growth plate fracture in from practice. He was playing in practice and just, I don't know, twisted it or whatever and. Yeah, so. But.
All right.
We still like to go to the games.
It's.
It's still enjoyable.
Yeah, for sure. All right, well, before you go to that basketball game, Larry Merle, he's gonna, he's gonna shoot some. Shoot some. Love your way. Can't say enough about Eric. Can't say enough about how much Eric has helped motivate him and keep him on track. Coaching is definitely worth way more than the investment. So that's awesome. Thank you, Larry. So very good. And then let's see. I'm going to hit Beverly's question here. Beverly, nice to see you. Our office hours for anyone who has been through flight school or just the current students? Just the current students right now, Beverly. So I think you. You went through flight school prior and you had those office hours calls, and now people going through the flight school now have their office hours calls. Mike, what's on your mind, man?
He looks like he's in heavy thaw.
Yeah, he does.
So much, so much. But, you know, I don't know, I just. It's really exciting. I'm looking forward to tomorrow. We have still another day and a half of boot camp. Tomorrow is one of the most fun segments is Grill the Geeks where we'll be talking to people that in coaching about their journey and what they've been experiencing. So I think that, yeah, it's going to be pretty awesome. You know, Mark's wealth mindset, I never get tired of that. I think that his perspective is so unique and so. So just, you know, relatable, you know, in terms of how we can achieve success in our lives. So looking forward to that.
Yeah. So Grill the Geeks is awesome because we interview three or four coaching clients and Larry Merle's on the docket for tomorrow. Yes, I know. Along with, I'll tell you right now, Nikki and Marcus Johnson. Oh, and Brian Lark. We're going to have Larry Merle and Brian Lark, who are both pastors, which is really awesome to me.
It's good crew.
It's good crew. Yeah. And Marcus and Nikki Johnson are also very strong in their faith. I know. So. So that's awesome. And then Sunday, Kirk Pert, the Parmalees and Lloyd Ipolito on Sunday.
So that's.
That's gonna be awesome. I think we should hear from Landon a little bit. So, you know, Landon, you're. You're our newest coach and I know you don't have a ton of students yet, but tell us a little bit about your coaching journey so far and how that's been for you.
So it's actually been really good. I'll be honest. Like, being on this side of it is a little different for me, but what I realized was there's so much that I. That you just go through, and it's like you just want to impart on your students. So like when we're going through some of the one on one calls, there's, there's just actual a lot of implementation. We're talking about setting the goals, direction, how we're going to get there, reminders of what we're doing. But even like this week, like we had one of the coaching clients had some issues, Facebook issues. And it was like a big thing. And I mean it's huge. It's huge whenever you're going through it. And I think throughout an SOS and the cool thing about, I think with coaching is like you just get everybody. So it was a Facebook issue. Well, you know, my wife can jump on that one pretty easily. Like, you know, she knows it, she can get to it and you know, kind of help them out through some things. So it, it. I find that that's one of the best parts about it is you're not just getting that one coach. You're just getting everybody's input and everybody has different ideas and thoughts about how things should go. But I think it's all to help and get, you know, going the right direction. And what I've also found is like, just because you say it one way doesn't mean it connects. So somebody else may say it and they kind of get it or understand it. So I think that's one of the things I've found is just been phenomenal. So. But that's been really good. And just working with people one on one, like, I, I enjoy it. Like I'm used to a mass of people at one time. So being able to kind of fine tune and just work with just one group or one, one set of people, like it's so much a little easier in certain circumstance. Circumstances. But, but I'm enjoying it. I'm really enjoying it. So yeah, yeah, I've had like just, I don't know, like I, I really just get excited about doing it. So. So yeah, yeah, it's been moving along pretty well and you know, I'm looking forward to helping more people out.
Thank you. And thank you, Eric. We see you signing off. We saw the, the sign there. All right, thanks for coming.
Thanks Eric. We appreciate you coming.
Thanks for having me. We'll see you guys in the morning.
See you tomorrow. Man.
I'm curious, you know, because you've done a lot of high level coaching and swimming. In essence, is there any similarities to, you know, I know it's a different topic, but you know, how does that, that coaching ability transfer over?
So that's A good question. I think what I've found the most is mindset is one of the biggest things I think with. It's funny with swimming. Like, yeah, there was, yeah, you have to have the mindset and doing all the reps, but you also have to have the talent. Well, there's no physical talent that you really have to have in land. Like, there's more of mindset and how you're going to get there. And then consistency, I think, has been one of the biggest things. It's just staying consistent with things. So there's a lot of things that I, I find that like transfer over with coaching. There's a lot of, for me, there's a lot more just presence and being aware of kind of where the, where my students are. So there's been a lot of check in for me. How are you doing? What are we doing? You know, where are we next? What do we need to be working on? Things like that. And I find that that's been one of the things that, what I used to do with swimming that's here in this community and what we're doing with coaching. So, yeah, that, that's been a big one. I think one of the other things that we, we work as a swim coach. I work technically, that's what I was. I just, I was a technique guy. You, you want to know how to go faster. All right, well, let me work with you and I'll tech, you know, build some technical things with you on working with land and working with coaching. This way there's been a lot of more technical things that we implement. So it's more of, all right, well, how can we put together some tools that are going to make your life easier? So it's more of a mindset of shifting into how do we technically put some things together that just make this business run for you a lot smoother. So that's been another area that I've. That I've really found and then, you know, just camaraderie and just going back and forth with folks. So I, you know, I always enjoy that kind of, that kind. So, you know, there's always a little banter and there's nothing wrong with that. That's, that's always.
Yeah, well, you know, I'm thinking, and I don't know anything about swimming, but I'm sure there's fundamentals, right, that you would work your students on. What would you say are some of the core fundamentals of land investing that. That are important? Can you identify any maybe one or two that Open ended question. You know, I don't know much about guessing. There's some fundamentals. Right. And then with land investing, what, what do you say some fundamentals are?
Fundamentals.
Fundamentals.
Good one man. That is a good one.
Put the coach on the spot. I mean I, I'm having PTSD right now from coach Frederick in high school telling me. Fundamentals, bossman, Fundamentals.
Fundamentals.
The fundamentals like I think are like studying a little bit. Like I think with this business like you gotta like pay attention to what you're doing. Like I think you just can't just go freestyle it like there's a plan. I'll say it this way, when I was coaching I was swimming, I was very regimented on do it this way. And everybody has a different style and nobody's going to look exactly like another person. So like when our land businesses they mirror but they don't always look the same.
Sure.
One of the things that I found with this, I think one of the fundamentals that we go through or I discuss with people is just making sure that you are following the plan, the recipe, so to speak. It's, it's getting from point A to point B. I'll show you how to do it. It's not always going to be exactly the same but if you follow kind of what I'm guiding you to do, you'll be successful. I think, I think that's one of the, one of the big things and just like I said before, consistency. If you're supposed to post an ad every Monday, Wednesday, Friday, post the ad Monday, Wednesday, Friday. If you can't get out of your own way, go hire a va. Go. You know, and that's, you know, so I find, I find things like that is just repetition. Like I'll give you another. So I'm learning to play the guitar.
Okay.
I've wanted to play the guitar for years. Never had time. Well, I retired swimming and I have time.
Right.
So I've got a, I've got a teacher teacher. He comes in every week and we're going through some things. He can tell when I haven't been practicing.
Yeah.
So it's just the repetition. And I will forget things like, or I will miss, you know, I forget what fingering I'm supposed to do and it's just that way to me and land like it was when you don't remember and you don't practice things over and over and over, you kind of lose it a little bit. You forget some of those details that you, that you Used to know. So, yeah, yeah, there's, like I said, there's so much crossover with, you know, coaching athletically and then coaching, you know, somebody to do the business. It's. I, it, it free. It trips me out every time. Every time I go, oh, yeah, yeah, we used to do this with that. So it kind of, it kind of relates easily. So, yeah, I've had a lot of fun doing this so far, so I don't see that changing. So it's cool to help people out though.
Fundamentals and then a style, huh, Scott? Like there's fundamentals, but then we all have our unique style.
Yeah, but I, yeah, we do have our own unique style. But I, I think if you're going to take this analogy, this athlete analogy further. Right? Yeah. Like there's discipline, right? No, like, you know, Landon, you and I have had some conversations recently. I know you and my, you and I, Mike, have also. About, like, there's no easy button for everything. Right? So although at this time and point. At this, at this time in, at this point in time, there it is. Oh, boy. At this point in time, the technology has never been better, right? The automation has never been better. The. That. The systems that we teach people have never been better. There's still not an easy button that you can hit and it's done the next day. It just doesn't happen that way, Right. It doesn't happen that way for world class athletes. It doesn't happen that way for entrepreneurs. It doesn't happen that way for land investors who, you know, maybe they want Scott Todd's process for something. Right. Like, it's all about putting your time in, showing up, having the discipline to push forward, to create these processes over time. That's what it's all about. What's that?
I knew the word processes would come out. It comes up every show.
God damn it, Mike, say no. I'm like Matt Forbes right now, swearing on the show. What I'm saying is this, listen, there's no easy button for anything, right?
Yeah, right.
There's no easy button for anything. Entrepreneur, athlete, whatever. Now, there are tools that help you accelerate more quickly. Landon Harris is that tool. He will help you accelerate more quickly.
Good analogy. I like that.
He's a tool.
Say it like that. It doesn't sound nice. Virtually. Yeah.
I'm just saying. No.
Remember who said that? Landon, not me.
He's a tool I'd love to have in my belt.
All right. Way too much whiskey tonight, folks.
I haven't even had much. Dennis Blacker. Me's here, Mike. Okay. You remember Dennis? He's a sheriff in Texas.
Yes, isn't he? Love that. Great guy. How you doing, Dennis?
Okay. So, Mike, I don't remember. I had a very brief conversation. Well, I talked to Dennis on the phone, but I had a very brief conversation with Dennis at boot camp.
Right.
In Atlanta in October.
Yeah.
November, December, January. Three months later.
Yeah.
Mike Zanel, how many properties do you think Dennis has bought since Atlanta boot camp in three months?
I don't know.
Give me your guess.
Oh, man.
Just guess.
10. 5.
10.
I don't know.
Landon, what's your guess?
Well, so I kind of know the answer because I just met with.
Well, then we won't ask you, Mike. Center. You're wrong. Dennis Blackerby has bought 31 properties since boot camp three months ago in Atlanta's.
Been working. Yep, the guy's been working.
He's on a roll. He's on a roll now. He just sold their first five. So, listen, the fact that you bought 31 properties in three months and you've already. You've already had five sales, I think it's pretty. Pretty good, right?
Yeah. That's really good.
I thought so, too.
Yeah.
That's impressive.
That is impressive.
I know I didn't buy it like that that soon. I know I didn't buy it that quickly that soon, but he's taking action, and that's. That's what you have to do.
Yeah, he's taking action and he's an Alabama fan, apparently. I think he's from Texas. Alabama. Roll Tide. I know Landon, you don't like that, but, you know, well, you got the national championship, right? So. No, wait, you Georgia fan?
Clemson.
Clemson. That's what it is.
Yeah. I mean, you know, I'll vote for Georgia when, you know, when we're not there.
Way to leave the conversation. I feel like it's a foreign language you guys are speaking right now.
Athletic sports. I'm. I'm gonna do this with. I'm gonna do this. Just me and Landon. Athletic support, Land investing. Mike, I'll bring you back in. There you go.
All right. All right. But I, I. You did make a really great point about simple versus easy. I believe it is simple because there's an exact progression, but it's not easy because as Landon identified in each consistency, and you need the dedication. You need to show up and do what needs to be done or get out of your own way, like you said, and have somebody else do it for you.
Yeah.
Yeah.
You know something else? I think I miss like, with some people, like, and it's more of like, can you have. Do you have that drive just to get. Get to the end of it. Just to get to, like, we all go.
I don't know. Care who you are.
It doesn't matter if you're in a sport or if you're working a business. You go through hiccups, you go for valleys. Do you have. Are you driven enough to get through it and just to get to that next point? And that's the whole thing I think people get stuck on. I'm like, I'll just keep going, just keep fighting, keep pushing through, stay motivated. Just, you know. And that's where the. Remember your. Why we go back to that all the time. But that's where it comes from. It's like, all right, I wanted to do this because. All right, just keep driving forward.
Get to it.
Yes.
It's just a constant reminder.
And that fuels your commitment. Right. The reason why you're doing it is going to dial into your commitment and keep you consistent.
Yeah, exactly. Exactly. So, you know, I want to be able to get some more cigars, and I just want to hang out, you know?
So, yeah, let's hang out.
Vegas. Vegas.
Hang out in Vegas, baby. Should we all go a day early? Go day early and hang out?
Let's do it.
I like saying I like it.
Be fun.
I like it.
I'm in.
Or we could stay a day late, but at the end of boot camp, I'm so tired, I want to sleep.
I'm with you.
All right.
I'm just glad we're going to be in Vegas and it's not going to be August, right?
Yeah. Yeah, that's good.
Nice. This could be a perfect time for Vegas. Probably 80, 90. That'd be perfect.
Yeah, absolutely.
All right. Any other questions? Quick. We're coming up on an hour.
The hotline's been quiet all night, boss. Did you have the number up?
I didn't have the number up. I apologize. We could put it up now if there's anybody interested.
When I don't get comments, you get all the comments. And I've been staring at this text line.
Oh.
So left out.
If there's anybody interested in a Land Geek in a nightcap T shirt, I have a bunch over here in the corner. And it just got a lot of takers.
Last time I saw.
I actually. I actually, I got a lot of takers. The problem with the T shirts, Landon, is. So I had all these. Anyway. It's $7 per T shirt for postage. And I got a lot of T shirts over here.
You got a.
So if anybody wants a T shirt, I'm going to set it up for you real easy. We're going to have you text the text line. I don't know, $7 to PayPal. I would appreciate that. I'll send them off in the mail. What's that?
Did you put the text. They can't text to the text line if they don't know the text line number.
Yeah, I know. I got to put the text line in the. Here, hold on. We did this last week. We don't know what the number is, but we'll get there. Here, hold on one second. So if anybody wants a Land Geek night cap T shirt, I have larges and extra larges. Send me $7.
On cool and extra cool.
What's that? Cool, Cool. Next. You're cool. Exactly. I'm gonna put the. I'm gonna put the number up here in just a second, if I can find it. It's really hard to find, Mike. Hard to find. I'm in text language.
Last time I had a text myself, I could do that.
Oh, that's a good idea. Text myself. All right, I'm gonna text myself. All right, I guess one last thing. Like, Has anybody. Did anybody on the call. We have a. We've actually had, like 40, 50 people listening in all night. That's pretty. Pretty good for a Friday.
Yeah. Typically live in the rerun, but that's good for live attendance.
Yeah, yeah, totally. So did anybody on the call. Larry, Merle. Larry Merle. Anybody else have any boot camp magic today? Did anybody get a sale today? Did we talk about that today? I didn't hear anything. So did anybody have a sale? And I got the number. I'm. Put that in the chat. 600-878. Sorry. 387-8981.
Landon, I think we need to know your Sweatsito size.
This is.
This is.
This is Eric's thing. About three times in a year. Way off base. That's not it. It's just. I think you're right there. So we're gonna need to know your sweatseed. Of course we're gonna pick the style.
Oh, I'm gang. Okay. All right. I don't know. What are you wearing?
Yeah, I think you'll be good with an extra large. They run a little big. Here's the nightcap T shirt. Hashtag.
That's pretty sweet. I like that.
Hashtag nightcap. That works on Tick tock.
I like that.
Yeah. Okay, well, I'm not trying to. I'm not trying to brag at all. But I did have a boot camp deal today.
Nice.
Should I share the numbers?
Yes, please.
All right. Okay. I just think it's fun for people listening. Like they like to hear the deep. The details. Right? Yeah.
Let's hear the deets.
Okay, so. So let's do. Let's do a little. This is the. The nightcap. This is the nightcap. Nightcap. Nightcap. Why isn't my computer working, though? Here we go. I'm going to tell you what I bought it for and what I sold it for. Okay.
Okay.
So we bought this property for. We'll call it 1650. $1,650.
Yep.
Okay. Nice, Mike. You got your yield calculator out.
Oh, hold on now, hold on. It's A coming. Okay, the 10B double I.
Nice.
So the purchase price is 1650. Wait a minute, let me clear this out. 1650 is the purchase price. Okay, go ahead.
1650. Sold it for 6500.
Very good.
Right?
Yep.
So you got a $249 doc fee.
Oh, so I gotta take that off the present value. So.
And a 99 down payment. So take. Just take 348, call it like 1400.
Is that appropriate?
348 off of that. So 1300.
Okay, hold on. Okay. What were the payments for? How long?
60 months. And the principal is 107amonth for 60 months.
101.86.
Yeah.
101.86%.
Can I tell you my deal now?
You got a deal too?
Yeah. I didn't know we would talk about us, so I didn't say anything.
I don't like to talk. I'm not bragging. I'm just saying.
Oh, it's inspirational.
But listen, like, who gets excited about a six thousand dollar deal? I do. We do.
I do.
Any day of the week I will.
So.
All right.
Mine was a purchase price of 3,000.
Okay.
Down payment was 3,000.
Oh, no way, man.
The balance paid out over four years. Total return is about 14,000. So I don't.
Oh, man, I don't.
I don't know. I can't. Calcul just broke.
What? Seriously? That's a. That's a. That's a crazy deal.
That's the. No beta.
That's the humdinger. That's the freaking. Wow. The one.
You get the money back with the down.
No, the humdinger's on the purchase price.
We don't have them for the sales. We're talking all Acquisition terms when we say humdinger.
Yeah, Right. But.
All right. I gotta work a little harder, man.
You've got, like. You have, like, an infinite, infinite return on that deal, man. Yeah, I mean, I have 101%. That's pretty good.
I'm not shaking my head at either one of them. They're both awesome.
That's really good. Nice job.
Pretty awesome. Infinite yield, man. Congrats. Seriously. Cheers to infinite yields.
Yeah. Well, thank you for coming on, Landon.
Thanks for having me, guys.
You're going to be the first lane geek coach other than the two of us with a sweatsito.
I'm in.
Double xl, Scott. I don't know. He's pretty jacked.
Well, he is jacked for sure. Yeah, but they. I mean, this. The sweatsuitos are. They're stretchy. I have an xl. I think he. I think he'd be all right with an xl.
Yeah.
I'm just saying I could fit some more muscle into this one for sure.
It's pretty big, Mike. Mike are pretty big, so.
Yeah. All right, we have to get together and come together with what we're gonna. What type of sweatsuit do we want to get?
I like it.
Let's get along with the dollar signs.
I love that one.
I love that one, too.
All right, thank you, everybody, for coming. We appreciate it. Thanks for spending your Friday night with us 41 people on a Friday night. It's nice, Mike.
It's really good.
Yeah, we're moving up. Just. Just think what will happen when we get those 50, 000 tick tock followers.
And when we get Ezra in here pumping up our.
Yeah, Yeah. I think he could do it.
I think he could, too, Landon. Thank you, Michael. Thank you.
Thank you, guys.
I'll see you guys. Boot camp. Talk to you later.
Sounds good.
See you guys.
