Nite Cap with The Land Geek Guys—Finding The Motivation For Change

This is a live-streamed episode of "Nite Cap with The Land Geek Guys" (uploaded Dec 24, 2018) featuring Mike Zaino and Scott Bossman. They introduce the Land Geek Lounge (a weekly community livestream with themed days), review the book "Willpower Doesn't Work" by Benjamin Hardy and discuss the thesis that environment—physical surroundings, people, routines, and commitments—drives behavior change more reliably than willpower. The hosts share personal examples (using VAs, surrounding themselves with action-takers), answer viewer questions (probate, VAs, timelines to quit jobs), and close with community highlights and light-hearted segments.

I'm gonna assume we're live, like, right away.
Right Y. Hey, the standing swivel.
The standing swivel.
Yeah, it's a new. It's a new feature.
I apologize for being a little bit, you know, not tidied up with my robe. I was being a little more relaxed tonight, Scott.
You know what Erin did for me? She put this little piece of Velcro right here. So that's why it stays tidy. Isn't that nice of her?
Very nice of her. I'm gonna be. I'm gonna pour my drink. But people might not know what we're doing here and why we're having a cocktail.
Right. So the reason we're having a cocktail is because it's been a long day. It actually hasn't been. It's been a great day. But libation.
Aren't they all the same length?
Yes, they are. Libation and conversation. That reminds me of Adam Sandler. We love those things. We love talking about land investing, and we are the land geek guys. And the reason we do this is because we have a passion for this business and we have a passion for this community. And Mark Podolski lets us.
Most importantly, he lets us do it. Yeah.
Anyway, we got quite a few viewers already.
Scott, cheers to you for the.
I got my drink here.
What are you drinking tonight?
I'm drinking the. The 1497 bourbon from last. Last week.
Got that tonight instead. I got this.
Yeah.
And I gotta say, when they say it has a long aftertaste of bitter. Of dried fruits, I think I would describe it differently. So I had. I had that. Now I'm going to wash it down with this tradition.
Right. Excellent. Good. Well, you know what? Maybe Santa will be good to you.
Hint, hint. Santa's listening. So, yeah, investing, Right.
How's the business this week? How's it going?
It's going great. Massive action. That's the key. Oh, can you see it?
Deal. Full solves everything.
Sure does. How do you get deal flow, Scott?
You got a meal.
You complete me. Session check.
See you later. See you later.
I mean, we were just. We were just actually in. Some of the people watching tonight may have been in the lounge. We're starting to do this weekly land geek Lounge. Basically, you come and you just talk about. I don't care if you don't have a toolkit. You do have the toolkit. You've been to flight school. You haven't been to flight school. You can coach. You haven't. It doesn't matter where you are. Come talk about land Investing with us.
Come as you are.
Come as you are. Isn't that a song?
Yeah. Kurt Cobain. Nirvana sang that back in 1990. One.
Two.
All right. One or two. Anyway. Yeah. So the Lane Geek Lounge. The whole reason we're doing it is because it's all about collaboration. Right. We are firm believers that if you collaborate in a group setting, your learning is enhanced and you move more quickly to the end goal. So I don't know if you saw that picture today that I used to post for the Land Geek Lounge.
Let me see.
It's kind of a cool picture. It's a picture of a bunch of people walking along together in the shape of an arrow. And I saw that, and I'm like, that's exactly what we're doing.
Let me go to it.
I can. I can maybe share it, too, if you want to chat.
Yeah, I'd like to see it. All right.
You chat for a minute.
I'm gonna chat. The first thing I saw is we were live. We were live during. We were live during the day. So here's something else Scott and I have been doing. All right. You're gonna see a lot of us. All right, well, the thing is, we know that some of you come on Facebook here. Some of you come on there. We want to be there whenever you're there. So Mondays, we have new member. Monday, we'll come on. We'll talk a little bit about new members and try to inspire them to look at the content. Tuesday. What's our Tuesday?
It's testimonial Tuesday.
Testimonial Tuesday. We heard from the Armenians this week.
Scott was really cool.
I was at the fire station, and he did probably too good of a job. Made me feel like I. Maybe I don't need to be there. It was just.
It was nice to be. No, I'm kidding.
Well, nice to be without me. We all heard that live. That's okay. So testimonial Tuesday. The Armenia. If you didn't see it, go back and watch it. It's awesome. They're great people, and they're doing a phenomenal job. And you can hear them talk about Wednesday is going to be a win. Wednesday, no matter how minor the win is, come talk about it. We're gonna celebrate wins. Some wins we talked about today is just like scrubbing your first list. Getting a VA could be deciding to go into flight school. Get the toolkit. I mean, no win is too small because all the big successes are comprised of what?
Smaller successes, smaller wins.
I don't know if that's the right.
Yeah. We gave. We gave some shout outs today, which is fun because we're getting people interacting like J.J. duarte. We gave him a shout out because he sent out mailers this morning at 3:58am that guy wants. That guy wants to change his life, right? No one is sending mailers out at 3:58 in the morning if they don't want to change your life.
Now that's so true. That's awesome. So it's Win Wednesday. What's Thursday tomorrow?
I think we. I think. Didn't we decided was Think Tank Thursday or like new ideas? Yeah, think tank.
New ideas. Like what, what, what, what. What can we bring to. For, you know, new tips, ideas about the business?
I think that should just be a live brainstorming session between you and me. Yeah, we'll just see what we come up with.
Hey, it's funny. We were talking about the TV show the Flash tonight, right? Remember the guy to Vibes. We're vibing here.
We are vibing.
We're vibing. And then Friday. What's Friday?
Friday is Feel Good Friday. It's like a motivational tip of the week mindset. Tip of the week, that type of thing.
Why do I hear that song? He's the one you call Mr. Feelgood. He's the one makes you feel all right. Who sings that?
I don't know, but we're gonna be. You're motivating me to sing.
Isn't that. It's one of the 80s bands with the hair. Come on. Feelgood. Motley Crue, right?
Yes, Motley Crue. Dr. Feelgood.
Yeah. So that's Friday's Dr. Feel Good Day. And we might just pop on the weekends, too. You're gonna see us a lot, so you might as well join us.
I'm sure that picture. Now that.
All right.
I posted earlier today. I just thought it was kind of cool. I don't know. This is what the Land Geek Lounge is all about. Oh, you see it?
I love it.
Yeah, we're just collaborating. We're moving forward.
Right, Ria? I see Waldo.
Yes. Yes. There he is.
We should do.
Whoa. New segment.
Where's the Land Geek guy? Put a guy in a robe. Where can you find him in the crowd? New segment.
Yeah, that's a great segment. I like that.
We have some great segments coming for 2019. And by the way, Scott, what have we been kind of talking about a lot amongst ourselves, but then pushing it out to the community because we think it's very powerful. Don't wait Till what?
Don't wait till the New year for your New Year's resolution. Resolution, Right.
Don't be on December 31st going, what's my resolution? That should be the night, you know, you hang out with your loved one, you have a great night, and you have your goals already set.
You know, it's the launching point now.
Yeah. Launch them that night and the next morning, but prepare for them now.
Yeah, that's exactly right. And it's, you know, it's. I've been doing a lot of this this week. I, you know, I just. I love. I love being able to work at home. It just allows me more time to think. So, I mean, I can focus on the land business. I can think about my goals. I can envision where I want to be a year from now. And you know what? That, like, thinking about where I want to be a year from now, it kind of makes me a little uncomfortable. Like, man, I got a lot of work to do, but I'm also excited and it's. I think I'm a firm believer that in order to move forward and to make change, you need to feel uncomfortable. You need to feel a little bit stressed.
All right, I like where you're going with this. Has anything been inspiring this type of thought process recently?
Nice. That was a nice transition.
That's called the Segway.
That was a segue kind of.
Mall cop drives.
No. So tonight we just thought. Right. Yes, the same. The mall cop, Paul Blart. So tonight. We've never done a book review before, have we?
I don't think so.
I don't know. I think we may have listed off some top books sometime that we thought were. That we thought were great books to, like business books. But I don't know. I'm reading this new book this week, and it all stemmed from an article I read last week. The article was. It was an amazing article. It was quite long. And I'd heard of this guy before, but I hadn't read much of his stuff. He's a. He's a blogger on medium.com. if you've heard of medium.com, his name is Benjamin Hardy.
And that sounds a little bit like. Like the tarot cards and past life regression. Is that medium.com? was that a different meaning?
I think medium.com is a. It's a blog. It's a blog for entrepreneurs.
Oh, okay. Like a medium. Not a medium.
Right, right. Not like a. Not like I'm going to read your palm and tell you your future.
Medium, which I just did see an app for that now, by the way, if anybody's interested. But go on.
There's a palm reading app.
I digress. But there is.
We got a lot of viewers right now. Well, anyway, what. I'm sorry, I did. I digress.
I digressed and caused you to go off topic.
My bad.
I topic drifted, as Ray Dalio would say.
Beverly's watching. Beverly Bender. She just. She hopped on at a good time. Beverly, nice to see you. We're doing our first ever book review. So the. The book that this article made me aware of is called Willpower. Oh, geez. Willpower. Oh, no.
You can't even say the word power anymore because of me.
Where is it? Willpower doesn't Work. Willpower Doesn't Work by Benjamin Hardy. So how many people do you talk to, Mike, where they have New Year's resolutions or they say, I need to change my life. And. And they're like. I don't know, they're like white knuckling it to change their life. Right?
Everybody. Yeah, a lot of people want to change. Right. But it's how. Right?
I mean, right.
They have this. Everybody has something they'd like to change. Right. I mean, nobody's perfect, right. To something. But it's. How do you create? That's difficult, I'd say.
Right. And I think. I think a lot of people think that in order to change, you need willpower. But Benjamin Hardy takes a different spin on this, and he says that in order to change, you need to change your environment first. So your environment is what actually ends up changing you. And now there is actually scientific evidence coming out that shows this is the case. It's like the whole nature versus nurture thing, Right?
Right.
That's what it always is. I mean, it's psychology 101, but. But it really is. When you're trying to meet your goals, when you're trying to move forward, when you're trying to change your life, if you're doing it only with willpower, the chances of that happening are going to be very slim. So your environment needs to be changed now. There's your physical environment. There's the people you hang out with. There are the daily routines that distract us from making good change. Like this, right?
Yes.
How many of us. There is the tendency for us to not have a clear mind because we're addicted to technology and we have a hard time turning things off. And when we have a hard time turning our mind off, our creative juices don't flow as much either.
It's true. You and I were just talking about prior to the show. If I wake up in the morning and I just start doing a little Facebooking, my morning is guaranteed to go down the tubes. But if I wake up and do a couple exercises, deep breathing, take a cold shower a la Wim Hof, the day goes in a good direction. So definitely I agree with you there.
Yeah. So what are ways that you've changed your environment, Mike?
Yeah, no, great question. You know, one way I changed my. Because I am at heart a procrastinator. Okay. I will say it that, you know, I'm a closet procrastinator. Like, I procrastinate. But the reason, the way I get around it, change my environment. As I surround myself by action takers. People such as Scott Bossman. People such as Scott Todd, Mark Podolsky, Eric Tate Litchfield, Eric Peterson, Mimi Schmidt. I surround myself, Danielle Dybal. You want to talk about an action taker? Like, she's beyond. I mean, these are people that take action consistently. And if you hang around with them, you're going to take action. But I can hang around with a bunch of other people that would. Maybe I could just talk about action. Right? We could be the talk about action group. I'm gonna do that someday. Oh, yeah. Someday, Scott. How about that day down the future? We're gonna do that thing.
Yeah, exactly.
Right.
And then, I mean, it's. It. You know, we. We've heard that quote a thousand times. You're the average of the five people you hang out with most. But. But he takes it a step further. He says, you know, or Jim Rohn actually takes it a step further because he's the guy that came up with that quote. And he says, you know, we're also the average of the five people that our five friends spend the most time with. I mean, so.
Right. It keeps going. It's. So it's going. Did they call it a meme? You ever hear that? Like a mental, like. Like process that just goes through the. And just kind of connects from person to person, Like a meme or something like that. I get that makes sense. That's powerful. I've never heard it that way.
Yeah. And the more I thought about that, I thought, you know what? The more he's right. And he gave all sorts of examples in his book about, you know, how he had a buddy and his buddy started hanging out with another. Used to be a mutual friend, and the mutual friend wasn't healthy. He didn't eat well. He was a negative person. He played video games all day and Every time he went to go see his friend, it was like he had taken a step backwards in life. He was gaining weight, he was becoming more negative. He was using profanity. We didn't, didn't use to use profanity. He was playing more video games than he ever had in his life. And it's because he was surrounding himself with this other guy and this other guy's, this other guy's, you know, environment. It's amazing what an effect in your life have.
You reminded me when you talk about all this. There's a book I read several times by. You ever hear Alan Watts?
I think I've heard the name.
He's a philosopher type individual. He's no longer alive, died many years ago. But he wrote several books of him. One of them is called the Book and talks about this double bind. When kids are in school, they tell them to try harder and it's like, how do you try harder? Like that whole thing right there just makes my brain scramble. When someone says, scott, try harder. How do you try harder? You know what, you have to, you have to be like Yoda. Just do, do something and do it well and put your full attention into it. And that'll lead you to do something else. Because these things you're doing will bring steps. But this whole idea of try and try harder, it's like exactly what you're talking about earlier. It's like it puts your mind like in kind of a freeze mode. You start to overwhelm yourself, you start to get anxious and nothing happens. So don't try harder. Do something and do it well. And that's, I think, part of the secret.
Yeah, do something well, when you change your environment, that will change your behavior, that will change your motivation, right? If you surround yourself with different people, your thoughts are going to change, your emotions are going to change, your motivation is going to change. Not because you got out of bed that morning and decided these things are going to change. It's because they're changing because of what's around you. So I think, you know, in order to. This business is a perfect example because you need to take massive action in this business. So if you're in an environment where people are bringing you down or they don't understand or they're, you know, not supportive, I can imagine it'd be really hard to remove yourself from that environment. But sometimes that's what we need to do in order to move forward, right? At least, you at least need to, like, have a hiatus from the toxic negative people. Sometimes you need to just say, I'll talk to you in a year.
Right? And sometimes you can use your environment to work for you. I mean, look at, we were cranking on things as social media and the phone. But there's things in Facebook, from the land geek community to other types of, you know, there's things you can find that will inspire and motivate you. You know, you could cruise around YouTube and you could look at just silly videos or you can look at videos that inspire you. You can look, you can subscribe to people's Instagrams that inspire you. We have Kenyon Zika, who's part of our community every, every day, basically got beautiful inspirational quotes and thoughts. Wes Schaefer does that a lot as well. This, you know, you can use the media that we're talking about. It isn't in itself a bad thing, but just change it. So the way you like interact with it. Many people we encounter, Scott, that, and I know you do as well, they, oh, I'm not, I don't believe in Facebook. Yeah, well, I understand because Facebook can be misconstrued to just be about people airing these. You know, I always joke, right? You know, you take a kid today, right, and you say you want me to, you know, talk about a diary from years ago, write something down in a book that nobody will read and nobody will like. That doesn't make any sense to me, right? It's like, what is this diary? I have this thing called Facebook and everybody has to like it, right? But you know, the reality is you can use Facebook as a powerful mechanism. You join our group. We have a lot of like minded individuals in there. Surround yourself. Just scroll through this. If you want to scroll through something, scroll through some sort of Facebook. Scroll through our Facebook group and see all the inspirational material in there. Real, real people. Real people.
Yeah, it's really true. I was talking tonight in the lounge about how I don't know if I've ever met a group of such genuine people before and there's a little bit of a. It's kind of interesting, isn't it? Because like when this was a misnomer, a misconception, when I first got involved in all of this, like, okay, land investing, I'm going to, I'm going to buy land for pennies on the dollar from people and I'm going to take advantage of them because that's what it sounds like. That's really not it.
Now we talked about that, didn't we, tonight?
Yeah, we talked about that. Like you're actually Helping a majority of those people out on the buy side solve a pain point. A majority of these people don't want the land or they want an easy way to get rid of it.
Yeah, they've had it forever. They don't want it and they're going to. Most of them are going to be like, you know what? Someday when I go and I'm no longer here, the state can take it over, so on and so forth. And they're actually excited to have somebody who's going to utilize the land contact them. Right. And here's the thing too, we talked about tonight, right? People get a little nervous. Well, do they think that I'm going to be the one that's going to keep it forever? And what do I do when they ask me what I'm going to do with the land? The reality is tell them the truth and they will love you for it. They will trust you. Because you know, when you say things that aren't true, people tend to pick up on it. Right. And it sends a weird vibe in the air. But when you're 100% true and honest with them, you can make some sweet deals because people will appreciate the transparency, right?
That's exactly right. So there's a beauty in this business and you know, the people in this community. I think if you're looking for a change of environment, people wise, this is where to find it for sure.
So what's this book again? The Willpower Doesn't Work.
Willpower Doesn't Work by Benjamin Hardy. Here's another thing he talks about. So another way to change your environment per se is by making yourself a little bit uncomfortable with some pressure. When I say pressure, I'm talking about maybe an investment or maybe surrounding yourself with a group of people where maybe you're, I don't want to say intimidated, but maybe you feel like you're lacking experience. Okay. But when you create a change of environment by investing in something that propels you to capitalize on that investment, to get a return on that investment, to get a return on your time. So he's saying these. It's not necessarily a high risk investment, but it's just a high investment. He says those are good. And sometimes when there's a high consequence for not performing well, that's good too, right? Yeah.
Put you in the game.
It puts you in the game. But like for people, you know, there's high content and high value in the toolkit, but nobody wants to invest money in the toolkit and not get a return on their money. Same thing with flight school. But if you invest your monies in those things.
Right.
And change your environment in that regard, that will propel you to do better.
Yeah, well, that makes total sense. You know, you got to have a belief that this is going to work. Right. You have to believe that. It just takes consistent effort. Because we know when things get a little difficult, you got to put that. You got to put the, you know, put a little elbow grease in it, as my dad used to say. Right. Little elbow grease and get this done and stay consistent. Then the results come. And they will come, and they will come.
And he says it's good when things are difficult because it forces you to action. So I don't know. It's just a good book. I've really been enjoying it so far there. You know, another thing that he talks about, he actually gives you great examples on how to change your environment. So. And these are simple things.
But maybe link in the quote in the comments of this book.
I'll put a link in. Yeah, the audiobooks good on Audible. But he talks about the importance of journaling at the end of your day to kind of retro, you know, kind of look at your day retrospectively. He talks about the importance of meditation in the morning. We hear. We hear this more and more. I hear this more and more today than I ever have. Right. The importance of meditation and clearing your mind, especially before the. Your day starts because of all of these technology distractions we have. It's a reset. That's exactly right. He talks about a reset. And there's different types of resets. There's mind resets, there's physical resets where you need to actually remove yourself away from your office or your home, go 30 minutes away, take a hike, rejuvenate. There are resets. People. People are starting to reset in their careers. They'll do two weeks in a certain location. So let's say you and I start a land business together. And you're in Boston and I'm in Wisconsin. And we decide that we're going to collaborate and meet in a particular area for two weeks.
Chicago.
Chicago, two weeks, every two months. And for those two weeks, we are focused. We hammer hard and we get a lot of work done. And then we leave for six weeks and just reset. And then we come back and do it again. A lot of people are doing this. It's pretty cool.
I love that. Got a couple questions in here. I can see. I got it pulled up at the bottom. Justin Rogers, do you use a VA for marketing? If so, why? And if not why? I. Yes, I definitely have someone that handles my Craigslist advertising and so on and so forth just because. The reason why is because it works and I don't have to do it. And it works and I don't have to do it.
Exactly.
Thoughts on that, Scott, or thoughts on Brenda's question? This is a good one for you.
So Justin, like VAs for marketing, in my opinion are gonna probably be for beginners. I think are gonna be a little bit further down the road. I think VAS initially for scrubbing the list, VAS initially for due diligence. Those are probably gonna be priorities when you're first starting out. But when you get those things down, then you move into the marketing. A thing that took significant pressure off me is when I found a VA for my buyers list marketing emails that was huge. So yes, I would say definitely I'm still doing some of the Facebook stuff myself and the Craigslist stuff myself, but other things are very valuable in that regard. And we use VAs for marketing for sure. And then Brenda said, how long did it take you both to quit your job? So Brenda, what I'll say to you is it took me at my two year anniversary I replaced my income as a physical therapist and that was working this business a couple hours a day. So that. And at my three year anniversary I was able to stop my job as a physical therapist full time. Now I still work a couple afternoons a week. And Mike Zanel, your role really hasn't changed much at your job, right?
There's like a core group of seven of us and Mark always says I'm the last one with the J O B. But the reality is, you know, I have a job that, you know, I do love to do and it's actually an incredible schedule. Seven days a month work with an incredible group of people and we've been able to. My wife now works with the land business with, with, with me and no longer has to work in the school system. It's reduced my, you know, necessity to take overtime and so on and so forth. So our life has really slowed down and you know, it makes a job more enjoyable and I honestly, I still love it, so. And I think Mark gets that. He always kind of gives me a little teaser like, you know, you're the one with the J O B. But this business has been insanely beneficial to us and helped us in so many ways that we just couldn't be more grateful. Oh, willpower doesn't work. Oh, you wrote that.
Yeah.
So somebody Put your book in the quotes.
Mike, would you. Would you mind sharing with people what you were saying about your job the other day, about how this has all made your job actually more enjoyable?
Right, right. I feel like that this is something where I work now at the job, not necessarily because I have to, but because I want to. And so now I feel empowered to do just more of the right thing. I feel like being there, that I can. You know, I just look at it as very positive. There's. I'm surrounded by a great group of people, all there for a common goal. It's just really empowering, Right. To be there. And I have just a kind of a much more relaxed feeling about it, knowing that the land business is taking care of the bills and so on and so forth, that this is just something I'm continuing to do because I love it and I really love the people that I work with. It's a unique environment. It really is. You know, we call it a brotherhood. It is. And, you know, it's just awesome. So I think that this business has allowed me to have a bigger. Just a perspective on that. Right. And just take a big step back and look at it and with new set of eyes and just love it. Really, honestly, it's great. So not ready to stop.
That's awesome. And, I mean, I could say the same as far as the uniqueness of my situation, because I've always, always loved patient care. I've loved interacting with people. I love it. It's a rush, Mike, when somebody comes into your office with pain and they sometimes leave with no pain, and then they come back the next visit a week later and say, my pain is still gone. I mean, that's one of the most rewarding things because sometimes it happens that quickly, and then there's just the social interactions. In the last few years, I've worked a ton with the geriatric population. And you know this, Mike, Your grandma is. She's in the. You know, the nursing home. Right. And there's just amazing people in that environment. You learn so much from them.
Yes.
And you feel good interacting with them. But the part I hated was the workplace politics and the endless paperwork and the bureaucracy that comes with health care, for crying out loud. It's getting worse and worse and worse.
Right.
So now I can go into work for one or two afternoons a week and do happily and leave and not have a burden on me as far as those other workplace things that pull you down. So that's what this. That's what land investing did for Me, it's absolutely. I don't know, it's really powerful. I can enjoy that again because it was getting to the point where I was coming home, not enjoying my life. Right. There were good moments in the day, but there weren't enough good moments.
Right. I don't understand. Yeah. So you created more good moments. Really? Kevin has a question. Doing due diligence on my possible first deal. Died and no will. Daughter wants to sell. Is that probate? You know, there are some particular circumstances in certain counties, but based on what you're saying, I would say it's probate. And it's a difficult part. Right. This has happened to all of us. We get these sweet deals and it's like it's not doable. And I'm not saying that's not 100% doable, Kevin. I would check with the county. I don't know, you know, the particular rules and regulations there, but double check with them, what they say, but sounds to me like it would be a probate. But we don't hang our hat on one deal, though, Kevin. We hang it on massive mailings and massive deal flow. So be inspired that there's more deals coming along if you keep doing what you're doing.
It's tough, though, isn't it, dude, when you're first starting?
Very tough. Very tough. I feel your pain, Kevin.
You're hungry. You're hungry. We feel your pain, Kevin, because I've been there, right where you're hungry, you want a deal to happen, and everything looks great on paper, except for one thing. And you're not gonna be able to move forward with it. It's tough. So it's, you know, it's one of those things where you just gotta, you know, dust yourself off and try again. As Destiny's Child says, happen. Right, Mike? Destiny's Child. No, that's not Destiny's Child. It's fun. Dust yourself off and try again.
No, because I was thinking when you said hungry, I'm going hungry. Oh, yeah. What's that song?
Hungry. Hungry Like a Wolf. No.
And I'm Hungry like the Wolf. That's a different one.
That's Duran Duran, 1982.
We need another. You know, we need another musical, I think. What do you think?
You know what? I think we need to change our environment and commit to two things. We're going to commit, and next week it's going to occur. I think we need to do Nightcap Jeopardy. Next week.
Oh, we've been talking about this. This is going to be epic.
Well, we need To.
We have next week. Right. And so next week is.
Is that the week before Christmas next week? Yeah.
So then the week after we pro.
We won't have it. So. Okay, so throw up in the chat. If you want Nightcap Jeopardy. Next week or NightCap the Musical 2 next week.
We might have to actually come in on the Sunday the 30th, like the last. You know, just do like, almost like the. Almost like the Thanksgiving one just to kind of kick out the year. I mean, we don't want to miss the opportunity for the last one of the year. We'll figure that out.
Let's create a poll in the group to see who wants nightcap.
We want a poll.
Nightcap Jeopardy. Versus Nightcap the Musical 2.
Oh, boy.
Next week.
I like. We got a one vote for Jeopardy. Look at Jeremy.
Have you heard us sing, Kevin?
Jeremy McCamp. Tons of deals. Eminem working on the marketing, closing some deals. Awesome job. Awesome job.
Scott, for you. Yeah.
You know, we're gonna go short and sweet tonight, but do we have any segments?
I do have a Facebook quote of the week.
Let's hear it.
So let me find it here. Maybe. There it is.
We're gonna vote two votes for the musical, one votes for the. For the jeopardy. The poll is underway.
We're going to create a poll in the Facebook group. All right, so this is a shout out to Jeffrey Pierce. Jeffrey is a current coaching client.
Yep.
And he's doing well. And this is what he posted December 9th. Well, here I'm going to share my screen so you guys can see it. So let's see here.
Oh, we got someone else saying our wives participate in the business. I propose Nightcap Dating game. The wives. Think of it. That's. I haven't seen that show in a long time, but I know it. It plays on couples.
Do you see that, Mike? Do you see Jeffrey Pearson?
Yeah, I see the picture of the. The Christmas. Was it the Christmas is a little icon. It's the guy from the Christmas story.
Yeah, guy from the Christmas story. Okay, so Merry Christmas to me. Also known as it always pays to shop. Had a buyer almost buy a lot in a hard to sell area. He was balking, so I asked what he wanted. Trees. Surprise, surprise. I know where this is. Colorado. Since I didn't have any, I went shopping, found a property with a wholesale offer, bought it and closed the buyer on it. 12 hours from start to finish. Bought for 3,000, sold for 6,000. Your personal inventory is not the only inventory at your disposal. Be a personal shopper. Create Opportunity.
I love it. Nice job.
That is amazing. Jeffrey Pierce. That. I've done that before. It hasn't happened on the same day. The fact that that happened in a 12 hour window, definitely. Merry Christmas to you, my friend. That's awesome.
I love it.
What did he do, Mike?
What did I do?
What did he do?
Took massive action. USA changed his environment by changing. He didn't have the inventory. So you went looking for some inventory in a new environment. Somebody else's inventory.
Yeah, but look what happened. It's awesome. He made. Yeah. I don't know. That's. That's phenomenal.
I love it.
Nightcap, Dating Game. That would be funny.
Is that the one where the couples ask questions and the other couples answer the same questions?
Yes. Yeah, but. But Gary, this is a family show.
Oh, my goodness. Oh, well, Scott, I don't know. I think we did a nice book review. We talked about some great subjects. Should we. You guys keep it short and sweet tonight? We're going to keep these people wanting more.
Yeah, exactly. We'll keep it short and sweet. It's all good. And we'll put a poll up in the group. Oh, we do have another question from Andres. What's the easiest way to get a list call? The assessor directly talked about that Lounge.
Yeah.
Another plug for the lounge.
Another plug.
What night is it? Next week, Mike.
Next week will be direct Thursday line. Next week. Oh, I have to. This Thursday night.
All right, Thursday night. Good thing I'm available.
Listen, I know you probably might not be able to wait, but there's a lot of ways to get a list. Andres. Right. There should be no limitation in getting a list. But next week at Thursday's lounge, we'll talk about that specifically. Again. And if you want to talk about it specifically before that reach out, schedule a call with Scott and myself. Right.
Be right.
Talked to him before. If not, reach out to one of us.
Yeah, reach out to one of us for the. For the people out there who have the toolkit. Don't forget, you guys have two free coaching calls that you can schedule with.
Mike and I land geek. You putting it in training?
Yep.
Use this link. I just put it down. A schedule a call with either one of us and we'll talk to you about that. It's a great question.
We got a lot of votes for the musical.
No worries, Andres. Just schedule a call. We'll talk about it with you. No worries. We're definitely here to help. Definitely accessible. Who has gotten dubbed from Scott and I And do you like that's Another poll. Do you like the dubs or not? Dub is a video message where we send people. If you text me 99% of the time, I'm going to send you back a video message, because speech to text and a New England accent don't work well together. So I have to convey my message by video. Scott's the same way. They don't recognize the Wisconsin A and O, right?
Yes. Can you. Can we just do a quick Boston Legacy segment?
I'd love to. Long as it's not that junkies one.
This might be a redo, but I just want to prove to the community that this seriously. You. You and your pronunciations, you people. You ready?
Say it right. Better than anybody.
All right, so the Boston Legacy segment. Here's my favorite. Here's my favorite Boston word.
Cheetah. Don't play cards with a cheetah.
With a cheetah. Yes. Don't play cards with a cheetah.
Hello.
Here's another one that I heard today, and I just. I had to. I had to do this tonight because it just like every time. You ready?
Yeah.
This is where I spell the word and you say it back.
I'm ready.
I D, E, A.
Idea.
Idea.
Idea.
I. Dear.
Yeah.
Yeah. Idea.
I feel like I'm saying it wrong.
Idear is what I say it. You know. You know what's funny with you? You make fun of me and my Rs, but you put Rs in words where they don't belong.
Yeah, yeah.
There is an R there, and it does not belong in that word.
Technically, it's silent.
All right.
Don't play cards with a cheetah.
Don't play cosmic cheetah. Matt Forbes can be here tonight. So no refill, but we'll have a toast.
Scott, I don't think we've been doing toast. And your toasts are beautiful. We need a toast.
Well, all right.
Let's do the outro. Let me hear. And you do a toast.
Well, here's the thing. Like, willpower does not work. It's becoming more and more apparent that you need to change your environment. So here's to changing your environment. Whether that is physically, whether that is the people around you, whether that is making a huge commitment to something that you're a little bit nervous about. These are all ways to change your environment, and you will step up. There you go. Here's the stepping up.
Hey, can we go a little Yoda? Don't try.
Do, do, or do not. There is no try.
You just went all Yoda on me.
Yoda, 1981.
That's awesome, Scott. I'm playing the outro. You ready?
I'm ready.
Thank you. You complete me. Thank you. Here we go.
Tomorrow, Think. Think Tank Thursday.
Tomorrow, Think Tank Thursday. Show up, but we won't tell you when you're gonna look. Is.
