Nite Cap with The Land Geek Guys—The Method, Man

A live YouTube episode (Nite Cap with The Land Geek Guys—The Method, Man) in which Scott Bossman and Mike Zaino discuss land investing, focusing on the importance of a repeatable 'Method' (start with the win, follow proven steps, stay consistent). They highlight Land Geek products — the Toolkit, Flight School, and coaching — and community accountability. Practical tips include prioritize mailing to generate deal flow, using Facebook groups for targeted listings, combining notarized signature pages for multi-state sellers, and opportunistic low-cost buys (the '$1 Skittle'). The hosts announce a Flight School Q&A and a new alumni group for grads.
Chapters
Sam. Hey, Mike.
What are you wearing?
I'm wearing my gloves. Why? It's so fracking cold here in Wisconsin. It's crazy.
Oh, my goodness. It's cold here, too. Actually. Today is like in the mid-40s and it's raining and it's pleasurable.
Pleasurable. That's nice to hear. I have something to show you. You see if I can find it. I can't find it. I had it all ready to go. Now it's not working. Never mind. I was going to show you a real time temperature screenshot because it is currently 0 degrees right now with a minus 19 degree wind chill.
Minus what?
Minus 19 degree wind chill right now. And next week, it's supposed to be minus 20 real temperature, minus 40 degrees wind chill.
Wow, that is crazy.
Isn't that nuts?
Yes, that's crazy.
Stephen Burke says. I hear you, Scott Bossum and -4 degrees Fahrenheit where he is. He's just up the river for me.
Up the river.
Up the river. So, anyway, enough talk about temperature. How are you?
I'm doing wonderful. I'm doing great.
For those of us who. For those viewers who've never seen us before, what's up with the funny red robes?
Well, it started over a year ago now. Right. Well, we were basically, we were talking about having a show for people who burn the midnight oil, who do the land business late at night and maybe needed a little, you know, just lighten the mood, but have some content. So Knight Capitol Inn, geek guys. And then, you know, I believe you came up with the idea of the smoking jackets because it was just, you know, be just kind of a cool thing and keep us warm during the winter months, and it works out awesome.
It does, it does. It's a lot of fun. We get to talk about our passion, which is land investing. Yes. And also just the fact that so many people are changing their lives doing this. And it's really cool to witness that and to experience our own stories in that regard. It's pretty phenomenal.
Yes, Very much so. Very much so. This is a very unique business where, you know, I don't want to rehash. We talked about the bootcamp last week, but there was so many powerful stories there. Just all kinds of people really having success with this business model. And it's just awesome.
It really is. It's very awesome. So tonight we're talking land investing like we always do. And, I don't know, something about Method man is gonna be here.
What? Method Man?
Yeah, Method Man. You said Method man was Gonna be here. Hey, wait. No, no, no. Wait. Right here. You said this guy right here. You said Method Man.
No, Scott, I said he's a hip hop artist.
He has a TV show.
No, no, I said this is gonna be all. Tonight's gonna be about the Method Man. You forgot the comma.
Are you serious right now? You said Method man was gonna be here on the show.
I said we're gonna talk about the Method Man.
Oh, okay. You know what? We are not going to talk about the Method Man. You are going to talk about the Method Man. It's all on you then.
Oh, my God. All right, everybody, I apologize for a little bit of click. Was that like clickbait? Is that what they call it?
That was clickbait. Yes, it was.
No, it's all about the Method because this started last week when through our, you know, the way we vibe together, we came up with this whole idea of starting with the win, right? So how do you start with the win? Right? You have the end goal. You reverse engineers, reverse engineer something from, you know, where it is at the end, what the success is, and bring it backwards. So that is all about the Method, right? The Method is the way that we do this. Right. Truly. Does that make sense?
It does. It does. Tell me more.
All right, so the Method, right? The Method can be done through as many ways. But in the land investing, I think the primary method for success, the way to ensure that you won't be distracted from this whole goal, is to follow a defined path of success, right? So you look at people, as Scott Todd would say, there's success leaves clues, and you basically emulate those people that are succeeding, and you follow them to the success that's at the end. It's like railroad tracks, right? Like, if you get on the wrong set of tracks, you may go to a completely different location at the end, right? So I want to go to Boston. I get in the wrong tracks, I end up in Maine. Right. Maybe in Wisconsin. You end up at a deer camp. I don't know. You end up at the wrong place. So the whole idea of the Method man is that you need to get on the right tracks, like find the right train. So how do you do that in this business? It's by, you know, using those clues that people leave that are successful following behind in them. So this. We go on and on, but. And we will, but I'll stop there. I apologize. Method man is not here tonight. But the Method Man. The Method is man.
The Method is man. I love it. I love it.
Hope the community is giving on this because I hope they weren't coming in here looking for Method Man.
Well, that's what you told me, so, I mean, I just did what you said. But you're right, it was clickbait. I think it helped get a lot of viewers. Let's say hi to Kevin Levy's here. Kevin, he thought that was pretty funny. He's got the emoji with the laughing tears. Larry Overstreet is here. He's in Corpus Christi, Texas area tonight. Larry, I don't know if you saw at the beginning, but it is 0 degrees here currently and minus 19 degrees wind chill. I'm sure gonna be.
Yeah, not like that.
Minus 40 next week.
Not in Corpus Christi.
I'm sure not in Corpus Christi. No. Stephen Burke is here, KJ is watching, Demetrius is watching, and Joshua Anderson and Diana Walker.
They're all going to come on. You know, I believe we're going to surpass last week, last week's viewership, I have a feeling. So.
That was a big week for us.
Well, it was on the heels of boot camp. There's a lot of excitement and you know, so that's, that's common. But so what? We always got good things to talk about, right? We're here, we got some great content. And I'm telling you, it is about the method. I mean, this is, this is a five step process to success, right, that we talk about. There are, there are simply five steps that you follow over and over again. And if you repeat something over and over again, you will get better at it. The only way that you won't get better is if you stop, right? And we want to sit here and we want to encourage people not to do that, right? Things can get difficult because, you know, like anything, right? Maybe you don't have the best mailer. Maybe your marketing isn't bringing back the results you thought they would right away. But it's about the consistency. It's about the Method Man.
It is about the Method Man. You're right. It's about the Method Man. That's another M and M right there. The Method Man.
This is another M and M. And.
It'S about the M&M's. The mailing and the marketing. The mailing and the marketing. How many times have we heard that? And how many times have we all gotten distracted and quit doing the M and Ms, went off on some tangent to make our website better or to automate something that maybe our business isn't ready for or to buy some subscription to something that we Think we need, when really we don't need it, when really what you need to be doing is doing the mailing and the marketing.
Yes. You know, I can give you real life examples as I'm sure we all can relate to with the advent of this little sneaky machine right here. Right. Basically, you know, there's many times where you could be doing something but you're distracted by Facebook. In my case, maybe it's YouTube. I'm a big tuber YouTuber. I love you. I love YouTube videos. But you know what? You can find yourself in moments where, you know, things get difficult, where you, that's when you have the danger of snapping back to what was your previous prior reality, your prior habits, because those were the, that's where the comfort lies. Right. Even if those habits weren't bringing you success, you could snap back to them in times of difficulty. So really the Method man is, listen, it's going to get difficult. It's not always going to produce results every day that you hope for. But the consistency will change your life. So stay consistent. Follow the Method man. Get on the right set of tracks, get on the right train.
Right.
Buy the right ticket. I mean, let's play it backwards, right? Dress appropriately, get the right. Pack your right bag. I mean this is all the preamble. What's the preamble to land investing, Scott? Let's talk about that. So you want to learn how to land invest. I'm brand new. I hear about this idea or maybe I heard Mark on a podcast or I happened to see his book on the New York Times bestsellers list and I pick it up and I start reading it. What's the journey that people typically follow, do you think when they come into land investing and this is open ended question, basically I read a book, I hear about land investing. What are some common thoughts I might have at that point?
Yeah, I mean I think the preamble is number one. You get interested. I remember the first day I heard Mark and I'm like, I've never heard of this before. And I went home and googled it and I'm like, you know, that makes, that makes sense. Found Mark's website and then I just tried to expose myself to some content. But you know, as far as you know, there's exposing yourself to content and then what you really need to do, you need to educate yourself regarding this business because it is not for everybody. It's for a lot of people, but it's not for everybody. It's not sexy like Mark Podolsky. Says, but if you can envision sitting in your home, working on the computer and shuffling some papers and wearing a red robe during the day and making money, it's definitely for you then. But it's. And here's the other thing. Like, you know, I come from a background where everybody goes to college. Every single person in our family, they go to college and they become doctors, lawyers, nurses, teachers, or they work really hard, farmers, they're in construction. These are people that work really, really hard their entire lives, either in school or in a trade. And that's what I was taught to do. So for me to expose myself to something different in that regard, because I'm a physical therapist, working eight to five every day to put food on the table for my family is a big leap of faith. So sometimes it's a leap of faith to reach out and explore that new content.
So true. And I got to be honest, I feel extremely blessed all the time that we live in a time where you can actually utilize all these resources at our fingertips as opposed to. I mean, yes. And I think about this a lot. It's like you could still do this business back in the day, right? But it would just take so much more work and so much more hands on and you just couldn't outsource it like we do now. And it wouldn't be as easy to scale. So we're really in a very fortunate position right now to utilize all these online tools. The education is available to us. We don't have to travel like years ago. If you wanted to learn this type of training, right? Think about it. You'd have to physically travel. You'd hear about it maybe through a pamphlet in the mail. I mean, going back years, right? You have to travel to some seminar and hopefully this is. We're so fortunate. Right now everything is at our fingertips. Maybe that makes it too easy, huh?
What do you think?
Can it be too easy, Scott?
Maybe some things, but not this. This is not too easy. This is one of those things that a lot of people, they get into, they feel like they're biting off more than they can chew. They're trying to eat an elephant. And it's a difficult process. So that's when you reach out, that's when you use the technology to your advantage. I mean, the fact that we are able to learn from Scott Todd via Zoom is absolutely phenomenal to me when 20 years ago we would not have been doing that. So the advent of the technology, yes, is amazing. But it has, I mean, the technology has assisted us, has Assisted Mark Podolski and Scott Todd significantly in being able to change the lives of others. And I think that's really cool. You don't have to be a missionary on the, on location, changing the lives of others. You're doing it remotely, which is just phenomenal to me.
Yeah, no, it, it is very powerful and you know, but still takes the qualities that would bring about success years ago, the same. Now it's just commitment, right. It's consistency. It's the ability to kind of, you know, just stick it through. Times of when you're changing, things get difficult.
Right.
So you got to stick through that and you got to just have this kind of focus of straight ahead. But if you have the win in mind, you start with that win. It's a lot easier, isn't it?
You start with the win. We know what the win is. The win is everything. The win is what we are all looking for. It's financial freedom. The win is passive income. The win is time freedom. The win is security. The win is more time with our family. Those things are all in the same vein. And then that, that is what is possible with this business. Right. You know, you learn that really quickly. You, you learn from Mark. You can tell in Mark's voice how genuine he is, you know, that he, when he says he's been doing this since 2000 and he's financially free because of this business, you know, he's telling the truth. And then you do some research, you find out that's the case, and then you want to commit to it. So, I mean, then the Method man, he's here after you first inform yourself about this. And there is overwhelming evidence that this works, is committing to it. And that's the part that some people don't have any. Some people don't have an issue committing. Some people really do have an issue committing for all types of reasons. Right?
Right. So you do is you put yourself in a position where there's accountability and, you know, where you're going to have somebody who's constantly keeping you on track and making sure you're doing the right things. You're not swerving off the tracks. Right. Getting on and you stay in the course. And that's what we have in flight school, which is just a phenomenal process, honestly. I think.
You know what? I think, you know, the Toolkit is really an amazing product. The Toolkit. I got the Toolkit three and a half years ago, and I was so motivated to change my life that I was up at 5 in the morning. I was Staying up late at night, I was bound and determined to learn how to do this business right. And I was able to take that information from the toolkit and other resources online and apply it. Now I didn't know what I was doing half the time. I'll be honest, I was fearful. I made a lot of mistakes. It was not efficient. It was definitely not efficient because I'm like, not a computer guy, I'm not a business guy, I'm not a sales guy. So it took a lot to learn how to do all of that stuff on my own initial. But if you are that person, if you are driven, if you have time and, and you, you know, you're motivated to change your life, you can do this with the toolkit. The tool gets a great product.
Sure, sure. No, absolutely. It's an incredible, you know, resource. I think, you know, the beauty of the flight school is it gives you more of a structure to build your business. But there are people out there that are, you know, self driven for sure. And, and, you know, I think that what you said there made a lot of resonates with me because I always like to think, like if you take an action, you can recover from that with the career. You know, even if you make a mistake, any action is going to bring you closer to the goal because you're learning and recovering as opposed to taking no action and having no experience, good or bad, no recovery and no growth. Right. So, yes, you may have made mistakes, Scott, on your own, but they were able to be, you know, teach you right and you from there, yes, those.
Those actions, whether they were right or wrong in some respect, they. They make you learn. Right now the beauty of it is we're living in a different time now than we were three and a half years ago. People can get into this so much easier now than when. When you and I started. You don't have to hoof it as much because Scott Todd and Mark Podolski have created systems for you to get into this so much more quickly. And that is proving itself in flight school when people are doing deals like that. And in coaching, when people are in coaching now are doubling the results of the coaching that was occurring three years ago.
Yeah, it's phenomenal, truly. Scotty, we got some questions. What do we got here in the Facebook group?
Let's see, we got Cooper Walker's here. He's watching with his wife Diana. Let's see, he says, hey, guys, have either of you had any luck with a county forgiving some or all of the back taxes On a property, we have a lead, but the taxes are more than the land is worth.
Yeah, that's this. You know, listen, there's many times we get these deals, right? And we're really excited and then something happens. Maybe we find out there's an HOA or maybe we find out the taxes are so large, you know, just so big that it's just. And you know, unfortunately it's a numbers game and these deals are going to come up that are just not workable. Right. But continual mailing will bring about enough results that these will not even bother you. Right. So in the beginning, it is kind of heartbreaking. I've been there and I see people there all the time when they get something back with taxes. Or it could be the similar type of situation or similar, but different where the person they're talking to wants to sell but they can't convey ownership because of a probate issue. We're looking for the low lying fruit. This business is. If you get the low lying fruit, those people that, you know, taxes within reason that we can still make the deal and that the person convey tile. Now here's the thing. If those taxes. We have it. What's it called? The $1 Skittle.
That little.
We had all these different terms.
I wanted to say it.
Let's hear it.
No, I was just, I was going to tell Cooper that. Cooper, I've not heard of any instance where a county will forgive back taxes. I have heard of instances where a POA would forgive back POA fees. Sure. But, but here's the situation. Sometimes you'll come across the $1 Skittle, which is a term that Mike came up with a long seven, eight months ago.
What does it even mean?
Well, the $1 Skittle is, it's, it's, it's a high. Hey, it's the Ben segment.
The Ben segment. Is it time for the refill?
Ben's bringing me my cup with ice for the refill.
We don't have. Thanks, Ben. We don't have Matt Forbes. And that was perfect. Perfectly time.
Yeah, it was perfect timing. Hey, go take a shower and get ready for bed. I love you.
Parenting on the Land Geek Show. I Love it.
Parenting one of the four boys. Back to the $1 Skittle.
Yes.
So these are opportunities. These are properties that, that we can buy for $1. I've done it before. Scott Todd has done it. Mike, I'm sure you've done it. You know, made an offer for a prop, made an offer to lady, you know, $500 for her property. Turns out she owes $525 in back taxes. So she said, I will give you the property if you take this land off my hands. And I paid her $1 for the property, and that was my $1 Skittle. Ended up making a couple thousand dollars off that.
The beauty is you don't have to do anything until you sell it, because what's the worst case scenario? You lose a dollar.
That's exactly right. You lose a dollar.
So you have nothing to feed it. So try that. Listen, Cooper, if the taxes are somewhere near your offer price, pull off the $1 Skittle and let us know how it goes.
Yeah, I mean, if it's, if it's just a couple hundred dollars off, Cooper, you, You know, you. You might make. You might make some hay with that deal. If it's a couple thousand dollars off, you're not gonna want to take that risk. But. Yeah, let us know how that goes. Cooper Walker. $1 Skittle. He likes it.
Nice.
Clint Sparrow. Yeah, nice to. I've seen that name. I saw that name a long time ago.
Thanks for watching.
He said, I can't tell you how much coaching from Scott Todd over three years ago helped my success. Amen to that.
You relate to that, don't you?
I do relate to that. Scott Todd was my coach for sure. I got a little choked up with boot camp sitting next to him.
Yeah. But you know, that was real and authentic. And I gotta say, I was sad.
I missed.
Was very authentic. And you know what? It just shows you the power of business, Scott. If it can move you to emotion, that means it's done something powerful.
Truly, it's. It's very true. It's done something powerful.
You're grateful. I know you very well. You're grateful. You're appreciative, you know, you're overwhelmed with what you've done with your life in a short period of time. It's powerful.
It really is powerful. Yes, it is. Never, never would I have ever dreamed that things would have changed to this degree. So I will have to say, though, that I do believe with my whole person that the reason I've made so much change in such little time is because of this community and because of the guidance I got in this community. I think that if I had hoofed it on my own and not gone through one on one coaching, I think eventually it would have had a big change in my life. But I can guarantee you that it would not have happened. I would not have replaced my income as a physical therapist in two Years that would not have happened without the coaching of Scott Todd in the community.
Great point. Because, you know, I believe that anything done over time will bring success. Right. Coaching. What fight school brings is this pop. It brings like that hockey stick, right? That. That steep increase in success over a shorter period of time. So why wouldn't you trade? You know that? Why wouldn't you want that? Why wouldn't you want to shorten the learning curve? If you could succeed now as opposed to two years from now, why wouldn't you?
Right?
That's what we're talking about.
Yeah. And here's the thing, too, like, there is so much overwhelming evidence today, so much more overwhelming evidence today than there was three years ago. There was evidence three years ago, but I don't know if it was, in my opinion, overwhelming. Maybe it's overwhelming now. It really is boot camp.
All the grill, the geeks. If you guys haven't been there yet, that is where basically you can ask questions of current people in flight school. I mean, I'm sorry, coaching or been through flight school. People that are really just doing deals and getting up in the business on all different levels and ask them questions about their success. And it is powerful.
It is. It is powerful. And it's because of. It's because of a lot of things. But. But flight school has been a game changer for sure. It has made everything better. People. People are doing deals really quickly as a result of. It is made our coaching better. Speaking of that, because there is so much overwhelming evidence that flight school is effective and that over 90% of people, if you execute, if you follow the recipe, if you dedicate some time to this, they succeed. We are having next week a flight school Q and A for people who are interested in taking this to the next level.
Right? So that's what. People have not been through flight school yet. However, we have something incredibly awesome that we've created for people who are graduating from flight school. So listen, while you're in flight school, focus on flight school. Let's just be. Let's. I mean, you have a lot going on. It's a very folk. It's a very intense period, right. Of learning. Focus on that. But when that is done, we have something even better for you. We'll talk about after. This is for people that haven't really committed to it yet. This is for people that are unsure about what it's about. We're gonna fill them in on the gap, right? We're gonna make sure there's no. There's no questions.
We're gonna make sure there's no questions. We're gonna, we're gonna answer the questions.
I don't say, you know, we're gonna make sure that you don't leave this webinar without. With, you know, still having questions about what it's about.
That's exactly right. Yes. What is flight school about? What's the layout? What's the syllabus? What geeky tools do you get with it? Everything.
Truly Scott Todd, rumor has it in the cockpit there, has he graduated to the fighter jet?
Oh, yeah, that's Scott Todd for sure.
I think he's probably watching tonight. You know, sometimes we can pull him out of the woodwork. We start talking about him. He watches like incognito. So you all know. So let's, let's. We're gonna call him out. I know he's here. I know he's watching. He probably loves the idea you get a photo of him and his new plane.
That's exactly right. Yes. And actually, I think. I think that is Mark Podolski in the plane. Scott Todd would be the one upside down. Mark Podolski, like in, like in Top Gun. Yes, because that's just how he is. Anyway, so that's what we're doing next Tuesday night. We're having a Q and A at 9pm Eastern. For those of you who want to know more about flight school, those of you who have never been in flight school and want. And. And we will, we will give you evidence that this is, this is working. This is amazing. This is an amazing program. And I wish that I had had it three and a half years ago. I didn't. My life is still amazing, but I wish that I had had it. Yeah.
I mean, here's the beauty about what we do. We don't hold back. We give everything in every moment. And because really, the truth is that this is a process of consistency. So when you go through flights where you're learning how to scale, it's really a process of, you know, here's the micro niche, right? We're about building systems, automation, delegation. So, you know, it's really, it's the keys to how we scale this business. That's what you're looking for. I mean, it's okay to do a deal here and there, but we want you to do more than that, right? We want you to scale.
Yes. We want you to do more than that. We might. We want you to scale for sure. And here's, here's another thing that we just did. I'm going to Share this as well. So this is for. We just. We just rolled this out here in the last week. And this is for flight school grads.
I love this.
So flight school grads. You see that? Okay.
Yeah.
We have a new alumni flight school group.
Land Geek flight school alumni. I love it.
Langee flight school alumni. Because when you're done with flight school, you might feel a little bit alone. You might feel like maybe we've left you up, you know, left you dry. We haven't. But this is going to be a place for us to continue the discussion of anything.
We already have 87 members.
We have 87 members. Yes.
You and I are going to be doing what in this, Scott?
We're going to be doing some. Some accountability calls. So we're going to keep.
Listen, this is all about accountability. We want to continue that. So don't. Listen, if you're in flight school right now, don't worry, you'll get into this Facebook group. But we need you to focus on flight school right now. Right when this is flight school is done, boom. Into that group you go, and you can, you know, reap the benefits of the accountability call. So one step at a time.
One step at a time. Love it, dude.
All right, any segments tonight?
We got some segments. We got some. We actually have. So we got the Method Man. Oh, wait, can you put the comma in that? Yeah, we're gonna do this segment and hoping we can do this segment right here, right now.
All right. I love it.
Facebook. We're doing the Facebook question of the week. We have multiple questions.
Question earlier. What you were drinking tonight. Can you tell them what you're drinking tonight?
Who asked that earlier on.
I missed. Who said it, but people.
Oh, I'm sorry. Well, I am drinking the Belmead Reserve. Yours is probably long gone by now.
Long gone. Long gone.
Mine is not. But yes, that's what I'm Irish whiskey.
Because I discovered that's my favorite type.
And what is that? What is that? Like a.
Can I pronounce this one? I'm just gonna do the bottom line. Irish whiskey.
What's that? A monk holding, like, a raven or a dove or something? What's he doing there?
He's saying eureka. I don't know.
Eureka. Oh, that was David Ben Steen. David, I've always wondered how to pronounce your name. I don't know if you can phonetically put that in the comments, but yeah, so that's what we're drinking. Larry's drinking merlot. Oh. Nancy Marr, my mother in Law, you're in Corpus Christi.
What else would you drink besides merlot?
Yeah, right. Nancy Ma. Ma. Nancy Ma. My mother in law is watching. She's like a frequent watcher of the show. A watcha.
Well, you know, we could be distantly related. I have some relatives. The last name Ma. We could be distantly related.
Ma. M A I I.
Yes.
That is crazy. We'll have to look into that.
We could be related. After all said and done, you and I are related. Isn't that something?
Through. Well, through marriage. We'd be related through marriage. But that's. That's fine. I would love to be related.
Nonetheless, let's not belittle it.
Vanstein kissed. I love that Vanstein kissed. David. What is that? Is that. It can't be Norwegian, Swedish or something. Anyway, we got the Facebook questions of the week.
All right, let's hear them.
So here's what we got. I'm gonna ask you a question, you're gonna ask me a question, and then we're going to end up with a question that we answered.
I thought you had me grab a random question out of the group. I get it. Nice segment. I like it.
Yeah. Here we go. You ready?
Oh, you got throwing at me, are you?
I have a question for you, you have a question for me. And then we're going to. We're going to answer a question together.
Okay, I'm ready.
Questions, you ready? So the first question is from Rick Stevens. Rick Stevens, who's killing it, by the way. Rick Stevens has been. Rick Stevens, I think is now a flight school grad. He went through last fall. He's done, I don't know how many deals, but he's done a ton of deals, which is just amazing to me. It's awesome. So proof is in the pudding right there, Rick. Steven, here's his question. He says, I have a seller that has three persons all in different states. How do I handle that? 3 notaries or run away?
Don't run away.
I'll tell you the way, Rick.
I'll tell you the way I've done in the past is I've just created a deed with three separate signature pages and had the each party sign the signature page. I'll give them the full, you know, the front page and their individual signature pages. And then you just put the front page and those three signature pages and you record it. And it's always worked well for me. So that's what I would suggest. I wouldn't suggest running away from a good deal if that's the case.
Case. Yeah, it's not as difficult as it sounds in some cases. No. PDF combine is a great tool. Do you ever use that tool, Mike?
I have not. But I know what it does. I believe it combines PDFs.
Combines PDFs. So you take the sign. You're amazing. You are amazing. Yes. You take the signed. The notarized deeds. Notarized scanned deeds from all those people. You combine them together and off you go to simply file. Anyway, so that's the first question.
All right, I got one for you then. This is why you had me gather one. I'm going to read it to you. It says, I've been getting almost zero. It's a con and Ellen's. I've been getting almost zero traction on my marketing on face in Facebook groups for my county. Does anyone have one or two go to's they have found to work well when selling property on Facebook. Thanks for the help.
Oh, Facebook. Do you hear my dog crying, by the way? It's driving me insane.
Not at all.
Okay, I'm glad that you guys can't hear it because I'm about to just bash my head.
No, no.
Anyway, I love my dog, but he's crying at the door.
Okay, more bell meat. Let's go.
More about me. Did you have a refill yet?
I did, I did when Ben came in the Ben refill segment because we couldn't have Matt Forbes tonight.
I know. I don't know if you need a refill, but I'm glad you had one anyway.
Facebook, tell me about it. How can I get some traction?
Facebook. All right, so here's the thing with Facebook. Facebook has been very powerful for, for, for us in our business. First of all, make sure you're joining the right groups. Now there is some, you know, there are groups of 50,000 people in them. Those are great groups. Your ads are going to be seen by a lot of people.
Right?
But let's say you have a, let's say you have an ad that or let's say you have a property that is a great recreational property. Maybe then you want to join a group of ATV aficionados in Colorado, right? I, I have sold properties in ATV groups in. On Facebook.
Nice.
There are pro. There are groups in Facebook. There is off grid living, homesteading, ATVing guys, junkyard. You belong to that group, Mike?
No, you not.
I get hits on that group. The guy's junkyard. They love land hunting groups. So these are groups that you want to join and you want to kind of continue to split test how your Ads perform in these different groups. The beauty about Facebook is you can create one ad and post it to 22 groups at once. So you post it to 10 or 12 groups that have 30, 40, 50,000 people in them. And you post to 10 or 12 groups that have, you know, that are maybe a little bit more specialized, maybe a little bit more local. Here's the other thing. Like, I have posted to groups on Facebook that only have 900 people, and I've sold in there.
Nice.
And here's the interesting thing. I got a neighbor sale through that Facebook group. So this guy saw my ad on.
Facebook and he was a neighbor till end.
He calls me up and he says, yeah, I'm interested in your land, and blah, blah, blah. And I said, okay, awesome. You know, are you familiar with the area? He's like, yeah, I'm. I'm actually standing on your land right now. I own the lot next to it. And he saw me on Facebook. And the Facebook group was only 900 people, but it was a local Facebook group to that area. So Facebook is. I mean, I don't know. There's. There's a lot of opportunity with Facebook. You got to continue to split test. You got to make your ads creative. But on Facebook also, I would be very transparent with all the information. There are a lot of tire kickers on Facebook, so add all the information on there so you're not wasting your time with tire kickers and make sure, you know, real property pictures are good as well or pictures from the area. So I guess that would be my recommendation.
Love it. Love it.
Good. All right. I gotta. Okay, so here's the question that we are both going to answer. All right, this is from Robert Sims. Okay. He says. Okay. Just sent out my first mailers. Someone. Yes, congrats on that, by the way. Can someone point me toward how a phone conversation should go when owners call or point me in a direction? Thanks in advance, Mike. Zander, this is all you. I don't need Robert.
I think the key thing to remember here is that it's a simple conversation conveying the truth and honesty, right? You're looking to buy something that somebody else owns, and, you know, when they call you back, you know, you're going to assure them that it's, you know, that you're real. You're going to try to convey trust and the fact that you're honest, and you're going to be transparent with this. It really comes down to that. People just, you know, there's so many things that come to people's mailboxes that when they finally reach out to you, they're looking for assurance that you're real. So if you're just the person you are and you're real, don't try to be something you're not. That is probably the most important thing. Right. To be very. Just transparent, even if you're new. I advise you to say, listen, I'm starting out doing land investing. I thought I would reach out to some people in the area. To be honest with you. You're probably one of the first people I've talked to. I'd really like to make this a simple transaction. I'm going to make it so it's. Everything I say I'm going to do, I'm going to do. And so you can just be assured that this is going to be. Just be honest. And that honesty truly carries a lot of power.
Yeah, it really does. And how tentative are we in the beginning, to be honest?
Yeah. Like, Scott, what are you going to do with that land when you buy it from me? People get off. I'm going to. I tell them straight out, I'm going to work with somebody else who's going to enjoy it. They'll probably pay me a small amount of money every month. It's going to take me a long time to get my money back. But that's why I got to be tight with my numbers. In fact, you should do that. And they're going to say, no way. I don't want to deal with that. Okay, well, I can give you some quick cash. That's the benefit of working with me. So the truth and honesty is very important. I mean, tell them everything and don't worry about it.
That's awesome. I love that. Tell them everything and don't worry about it.com buy that. But yes, it's really. People appreciate that. People really do appreciate your transparency and your honesty. And you know what? I've spoken to people. And you spoke to people, Mike, where people 30, 40 years ago, they bought these properties at a very high purchase price.
Right.
When they shouldn't have, because they were promised things that never happened.
The new Las Vegas.
The new Las Vegas. You're buying land right off Route 66. It's gonna. It's, you know, the value of this land is gonna quadruple in fifth, you know, five years, 10 years, whatever it. Whatever it is. Right.
And it's not gonna happen.
People were bamboozled. Right.
The thing is that people still want that land today for the purposes it can truly be used for no it's not the next Las Vegas, but it is wide open land, the middle of nowhere with no neighbors, that you can enjoy skylight views and you can just relax to your heart's content and not worry about the city. And these are in RV and camp and ATV and. And just whatever, you know, collect rocks. Whatever you. Whatever you like to do, you can do it there.
Rattlesnake hunt.
Rattlesnake hunting. Star counting.
Star counting, exactly. Yes.
So, yeah, Transparency.
Yeah. But these, these people, you know, you. You tell them, you know, hey, I can't offer you a lot for this property, but here's what I'm going to do. And they're actually very appreciative of it. And we get thank you cards in the mail from people. Billy Rogers just got an amazing thank you card from someone. I think he got a gift card or something. He got a gift card from somebody who, you know, he bought their property. It had been a burden to them, and we are helping them with their burden.
Happy buyers, happy sellers, happy everybody all around. You know, it just. It's just we're really doing a good thing here.
That's exactly right. All right, so we're getting more segments. I got another segment for you. David Van Steen kissed. He says he's on beer number three. No more refills. Got a mail on market tomorrow.
Yes, we have a three drink limit to the nightcap, don't we?
I think for. It depends on the drink, but yes. Two drinks. Three drinks.
I thought it was three. Don't say two.
Violation. Katie Trudeau had a question for us about Facebook. Do they mind spam in these groups, Katie? You know, these groups are like, they're like online garage sales. So, like, are people gonna buy these size 10 shoes that have been used for a year? Are they gonna buy my land? That's a couple thousand dollars. I mean, that's what these groups are for. They're basically their garage sale groups. They're. They're yard sale groups, their Craigslist groups. So there's no worry, no worry about posting land on Facebook. Right. Value land.
Can you imagine going to a flea market and coming around the corner and find land? Step right into this portal of land.
A flea market. Speaking of flea markets, it's time for the Boston language segment.
Oh, boy.
The Boston Lego segment is when we pick a Bostonian word. Scott spells the word, Mike says the word the way it's spoken, right? Yes. Here's my favorite Boston Lego word.
Cheetah. Don't ever play cards with a cheetah.
The cheetah. Yes. I love that one. All right, so, Mike, tonight is special because it's a double word. You ready? Compound.
You're saying.
Well, I don't know if it's. It's not compound. It's just. I don't know. It's a. It's a. It's a fun play. It's a fun set of words.
Oh, boy. Okay.
Here we go. Here's the first word. B E T T E R. Better. Second word. B U T T E R. Better butter. Better butter.
There's no better butter than margarine.
There's no better butter.
There's no better butter than Land O' Lakes.
Oh, there's no better butter.
No better butter.
You remember that commercial Park A.
Okay. Yes, I remember that butter.
All right, dude.
Awesome. Well, you know what? I think that people really happy with the Method Man.
You brought it home. You brought it home.
I brought it home. It's called full circle.
You brought it full circle. You brought it home. You completed me. You complete me.
I want people to come see us at boot camp, so if you. Oh, this is a new segment you're hinting at, folks. Anything in a new segment? Are we going to talk about this?
No, not tonight. It was just a teaser. Teaser.
Oh, man. The Clint Turner had a question above. I'm not sure if it was answered. I'm interested.
Oh, sorry, Clint. Let me look above. Clint, it was nice to meet you at boot camp, by the way. No, wait, Clint, you weren't at boot camp. Sorry, Clint. I was thinking of a different Clint. I don't think that was you. No, it was different Clint. Okay, here we go. Hey, guys. First week in flight school here, and damn, I'm ready to take action. Question. You have XYZ amount of capital, what percent goes where @ the start of the business? For example, 10% marketing, 10% administrative, 80% for property. Mike, any.
Thoughts? Yeah, it's difficult to try to break it down. I mean, that's definitely a Scott Todd question. He is the resident accountant when it comes to numbers. But I can tell you in the beginning, your highest and most important function is to mail. Mail, mail, mail, mail. You need deal flow. Without deal flow, you won't have marketing. You won't have anything else. Right. You have to create the deal flow. Deal flow, as my sign over there says, solves everything. So.
You.
You're. You know you want.
It.
Yes. You want to have money to buy properties. Remember, the beauty is you have the ability to choose what price bracket. Right. You Know, we buy most of our properties. 200, $2,000. You can buy a property for $500. So have a couple. Have a thousand dollars sitting around and buy a couple properties. You look good, but you got a mail. Mail, mail, mail. The highest priority, the highest use of your time is to acquire properties. Don't waste your money on anything else other than mailing to acquire product. Once you get the properties, the marketing can be done for free, okay? Craigslist, Facebook, we're talking free here. So don't be worried about allocating money for that. Have money set aside to buy a couple parcels, but mostly to put those requisite 100 mailers per week out. That is the most important. Tate Litchfield in the.
House. Hey, Tate. Big Papa. Nice to see you. Thanks for tuning.
In. Yeah, Tate. I know why Tate's here. He saw the clickbait about the Method Man. We gotta explain. Tate, when Scott and I were talking earlier, I said to him, it's all about the Method man. Meaning there's a comma there. Scott forgot the comma, put it out in the Facebook group. And here we have clickbait people showing up looking for Method.
Man. When all I was Mike and I know. Tate, you know who Method man.
Is. I'm.
Sure. Tate, Mike said Method man was going to be here.
Tonight. I said it's all about the Method comma, man, meaning that if you're going to succeed, you're going to get on the right railroad tracks. Right? If I get on the wrong set of tracks, I could end up in Maine instead of Boston. Right? So choose the right train, choose the right path, choose your Sherpa, choose the training course. So it was all about the Method Man. So I hope he didn't come for the clickbait tape. I feel better. I feel.
Bad. Yeah, you feel bad.
Right? Well, if that guy here, I'm.
Happy. You know, I was reading about Method man earlier. I know nothing about Method Man. Right. But supposedly he's like, not only is he hip hop mogul, but he is. He was a. He was a TV star. He had a TV show for a while. He's like a comedian. I don't know. He's got a lot of stuff going on, this Method man.
Guy. Well, I got. You know, this is a great point of reference, Tate, that you're on here. We need to have you on in the next week or two. Either next week or the week after, because we get to talk about something exciting that's coming up. You know, this whole idea of lots, which we've been alluding to this idea of looking over Tate's shoulder, and it is getting closer and closer to reality. Tate, we need to have you on here, and we need to, you know, just to basically pick your brain with questions about this. So I'm gonna. I'm putting the pressure on you right here, because we're live. I know you're gonna come on because last time you came on, you basically dropped the mic. I know. We had. The sales whisperer was like, oh, my God, that guy's a sales genius. Talking about you. So you're coming back on this.
Show. We're gonna talk about lots of.
Pressure. Pressure. What year is that pressure? And it was actually. What's. What year did the original come out? And what song was it remade into that. That beat? And what did that come.
Out? Well, that was Vanilla.
Ice. There you.
Go. And then Ice. Ice.
Baby. What's that in the original?
Pressure. That.
Was. Under.
Pressure. Yeah, I know. I know. Who was it? You're the. You're older than.
Me. Is it the.
Police? No, it's not the Police. It's not the Police. Yeah, I can't remember. But too bad Matt Ford isn't.
Here right now to Google the. Oh, it's Queen. Roger Mathis says Queen. All.
Right. Yes, that is.
True. And then Vanilla Ice took that beat and created an incredible. I. I saw. Little known fact, Scott. I saw him at my first concert ever. I'm not a big concert. Go. I guess. Who was the concert? Vanilla Ice opened up. But who would you think. Who do you think Vanilla Ice would open up.
For? He opened up for, I don't.
Know, like, his thick parachute pants. Crazy.
Dance. Oh, MC.
Hammer. Yeah.
Hammer. Go.
Hammer. MC Hammer. Yo.
Hammer. That was. That was 1991 at the Worcester.
Centrum. I went to that and MC Hammer. Vanilla. When El Ice opened up, I was just like, this guy was insane. Like, that was, like, the forefront of, like, new music. And, yeah.
He. Vanilla Ice. He has a show. He flips houses.
Now. Yeah, he's.
Something. And, oh, by the way, before we go, we gotta go. It's been almost an.
Hour. I know she wants to put Tate in the spot, but we know we're bringing him live. We can't do Tate justice over texting. Tate has to be experienced.
Live. Yeah, Tate. Yes, for sure. But quick little plug. We were talking about Vanilla Ice and his flipping houses shows. You know my new favorite.
Show? What is.
It? It's on the DIY network. It's called. It's called off grid Living. Really? It features people who build off grid homes. And, you know, it may take two months, may take six months, whatever. They film them the entire time, they show them building their homes. And guess what? Like, a couple weeks ago, I'm watching Off Grid Living. I'm like, wow, that looks really familiar. Oh, it's because I own land, like, one mile away from there. Oh.
Man. Tag that video and use it for advertising.
Huh? It was so cool. Off Grid living. DIY network. That's why we're in this business. It's for the off.
Griddest. Off grida. Well, I think that was a great show. We brought the Method man home.
Tonight. I think Laura's ready for you to retire.
Yes. Scott, you got a. A toast for the night. You're the.
Toastmaster. I know I'm the toastmaster, but not I. You know, I don't have a clever one tonight, but. But I'll tell you.
This. No, from the heart is sometimes better than.
Clever. From the heart. Here's to the Method.
Man. Here's to the Method comma.
Man. She.
Is. Cheers. All right, and tune in to the next week or the week after Tate Litchfield promised he'd be here. And we're gonna find out about a new, exciting opportunity to learn from the man himself, called Lots. That's gonna be.
Awesome. It will be.
Awesome. All right, dude, you ready for the.
Outro? You got the outro.
Ready? It's already up. I'm.
Quick. He's.
Quick. Here we.
Go.
