Still sticking with my bulletproof coffee. Little chocolate, little Risretto. It's like one of those Nespresso tabs. It's great. So I'm on a platinum mastermind call yesterday with one of my coaching students. It's like five or six students and me. We're always talking about deals and what's going on. And one of my newbie students, Paul, mentioned a great way to scrub the list that you get from the county, and he uses a program called imacros.com. there's a free trial, and it's great. You can just literally automate the Excel spreadsheet, and it'll do all these crazy tech things for you and make your list nice and neat. So you have the name, address, the assessed value of the property, what your purchase price for that property is going to be, the legal description, and then it'll fill all these forms and do everything you need to do to send out your offers, saving you tons of time, tons of money. That's not my tip, honestly. You know what was great about that is that I would have never known about this if I didn't set up this mastermind program. Here's a guy who's never even done this. This is his third month in the business, and he's teaching me how to do my business better. But if I was doing this all alone and just kind of being a lone wolf about it, I would have never known about Imacros. So the moral of the story is it's not actually the Imacros tip. It's that when you start doing any venture, whether it's the land business, real estate, whatever it is, don't go it alone. Have a mentor, have a group, have a forum somewhere you can go and bounce ideas off each other and learn from each other.
