Hey, it's Mark Podolsi, the land Geek with thelandgeek.com let's have another virtual cup of coffee together. So, speaking of privacy and land trusts, this has kind of been in the air. I did a coffee talk about it last week. I want to talk about LLCs. So you need to have an LLC to have a land trust. And it turns out there's one state in particular where privacy is sort of a state issue. And 80% of people that file an LLC in this state are actually from out of state. And guess what that state is. I actually have notes about it. It is. And this is from my coaching student, Bob Anderson. So, Bob, thank you very much. I didn't know this. It's Nevada. So read some notes here. In the state of Nevada, the corporate veal may be pierced only only if the owner of a company is deemed to have committed deliberate fraud. Deliberate fraud. Wow. Most people aren't doing that. So that's really great protection for an LLC in the state of Nevada. In 1996, Nevada made its first appearance in the top 10 list of states with the highest number of incorporations, even though 36 states have larger populations. And each month more than 5,000 Nevada corporations and Nevada LLCs are formed. And again, 80% of them are formed from people who live out of state. So when it's time to file that llc, take a good hard look at Nevada. It's going to afford you some extra privacy there and some extra protection.
