Hey, it's Mark Podolski, the land Geek from thelandgeek.com let's have another virtual cup of coffee together. I'm still drinking that bulletproof executive coffee. So you know, if you've been listening to the podcast or the Coffee Talk videos, I'm such a big, big believer in marketing because, let's face it, doesn't matter if you have the best land or real estate the world, right? If nobody knows about it, it's never going to sell. If it doesn't sell, you're not going to make any money. If you don't make any money, you're not in business. So you really need to focus on your marketing and selling just as much as you need to focus on your deal flow. Those are the two most important aspects. But before you spend a dollar on marketing, right? Take a deep breath and think and answer some questions. Who am I trying to reach? Who's my target market? How will I know it's working? How long will I wait before I lose patience, right? Answer some questions before you start your marketing campaign. Better to answer those questions than do the marketing campaign and then try to answer them and then figure it out. And you just lost all this money, right? Because you weren't targeted or you weren't targeting the right group.
