Mark J. Podolsky ("The Land Geek") gives a short, informal tutorial on using Google AdWords' Keyword Planner as a form of market research to discover what prospective buyers search for when looking for raw land. He recommends typing example queries (e.g., "owner financed land", "land for sale", "inexpensive land") into adwords.google.com to get search volumes, related terms, and competition levels (high/medium/low), then using those keywords in blogs and videos to drive targeted traffic. The talk closes with promotional CTAs pointing to thelandgeek.com, a free "Passive Income Blueprint" download, a podcast/YouTube series, and an offer for a free 30-minute consultation.

Hey, it's Mark Podolsky, the land geek from thelandgeek.com and let's have a virtual cup of coffee together. I've really reduced the sweeteners in my coffee. I used to drink Frappuccinos at Starbucks and then I went to lattes or vanilla lattes and lattes. And now I'm at Americano's and now I'm just drinking black coffee like a man, baby black coffee, putting hair on my chest. So that's really not important. What is important, though, is keyword research. If you want to get into the heads of your customers, you don't have to guess anymore. It's right there on your computer. Just go and do a little bit of what we call keyword analysis, which is another fancy way of saying market research. If you're not doing this, you're missing huge opportunities to read people's minds and what they're actually interested in and searching for on the Oracle or Google. So all you need to do, it's very easy, is go to adwords.google.com and start typing in some keywords in their keyword planner tool. So for raw land, we might look up owner financed land or land for sale or inexpensive land in this state or this city and find out how many people are searching for those terms and they'll give you additional terms and then they're going to rank the competition high, medium and low. So if you're trying to get ranked in Google, which by the way, I don't recommend playing that game, but that's a whole separate issue. But if what you want to do is basically either blog, make videos, and include in that content those keywords that people are searching for so that your content comes up and drives traffic where you want them to drive traffic, I hope that makes sense. Anyways, it gives you a tremendous advantage in the marketplace when you do this keyword research and you utilize these keywords.
