The Land Geek Spotlight

Transcript of a live Land Geek video (hosted by Scott Bossman with guest/co-host Mike Zaino) recorded on the Fourth of July. The hosts mix casual banter and personal updates (vacation, family, home office plans) with practical land-investing discussion: recent sales/results (term and cash sales, defaults), wholesaling and buyer/wholesale lists, and community resources. They promote upcoming Vegas Boot Camp (in a few weeks), the "Freedom Ring" bundle (includes investor toolkit, boot camp tickets, advanced modules, and "Lots" — "Looking over Tate's shoulder" product), and offer a special price and coupon.

Hear the music?
Nope. We live.
Yeah. Put your smile on.
My smile's on.
Mike say no.
Scott Bossman.
How's it going, buddy?
Very good.
Oh, what happened?
No, I'm fine.
Okay, you cut out there for a second. You had me worried.
That's when I yelled. The family. I muted.
Oh, I got. You yelled at him again. You always yelling.
Keep it down. We're live.
We're live.
Fourth of July, noon Eastern.
Fourth of July. There's is a nightcap. Land investing. Is there a better excuse to have a beer?
No. No better excuse.
At 11 in the morning? I'm doing it. It's Wisconsin. People have been drinking since 8 o' clock in the morning anyway, so I'm probably ready.
If my wife were to bring me a beer right now, I'd drink it.
Aw, she probably will too.
See that? Did you see that picture I shared in our little voxer of the Cheesecake Factory Let freedom ring. Wasn't that pretty good?
That was very good. Yes.
I should put that on Facebook.
You should put it on Facebook. Here, hold on. I gotta share this. I forgot to share it to the Lane geek page. So I'm gonna do that right now. Okay, here we go. All right. We are sharing. So like to welcome everybody from the Land Geek page and the Land Geek motivation page and even the YouTube watches out there because we're live on YouTube as well.
Wow. Streaming to multiple locations. I love it.
Fancy stuff. So yeah, nightcap would have been a little bit too late last night, so we decided to do a fourth of July noon cap.
Noon cap. I like that.
So Mike, you were just on vacation?
Yes, we were just on vacation. We were down in Jamaica.
That's amazing. And how was the trip? Tell us about it. It looked like you were having a blast with the family.
We did all the kids with us. Two of them have significant others and it was just. It was really nice, you know. And in terms of land investing, while it's the reason why we're able to do things like that. So forever grateful. And also down there, you know, properties getting thousands of mailers going out. Property came back, but had to go. Was already back out. It's getting sold on our buyers list. And all that was done while I was poolside and handled by the team. So that's the awesome part about what we do. The automation and delegation.
That's amazing. Do you think you would have been in the spot five years ago to bring eight family members on vacation?
No, not at all. 40 grand debt. I mean, I guess I could have Used a credit card back then, but that wouldn't have been. That wouldn't have been ideal. Just would have. No, this is just incredible to be able to pay for something like this. And then, you know, I'm just grateful for everything. You know, meeting Mark Podolsky and Alien Geek definitely has changed everything.
Yeah, it's pretty amazing.
And I'm not the only one. That's the thing, you know, there's. There's so many people that have been dramatically impacted by Mark's decision to come out and teach this method, you know, and, you know, you listen to a video that we have of Mark that we can share maybe sometime on here as well, about talking about why he teaches land investing. And even his wife was like, why are you going to teach people this? This is going to blow out the market. And he did the math and was like, it's impossible. Impossible. There's no way. There's so much land, there's so many price points. There's no way we can destroy this market. It's too big. So, you know, that's just incredible right there, honestly.
Yeah, it really is incredible when you think about all that's happened in the last few years. And we're coming up on Vegas Boot Camp here in a couple months and weeks. A couple weeks, Sorry.
Yeah.
Vegas Boot Camp three weeks from now, three weeks from tomorrow. And I always get a little. I get goosebumps when I think about Vegas Boot Camp because that's when I first met Mark and Scott Todd and the community. And it was just a transformative weekend. So I'm excited because there are still spots available and if people are out there wanting to jump in and get started in land investing and take the plunge with Land Geek, today is a great opportunity because you've probably seen the emails, but I'll post the link below. You can get the Land Geek investor toolkit lots, season one and some of our advanced training courses for a major deal today as far as for a July 4th special. So you know what's really high value that comes in that entire package, I think is those two tickets to boot camp. So if you in the Vegas area, southwestern part of the United States, and you can get away easy here in three weeks, get this bundle today at a crazy discount and join us in Vegas. It'd be amazing.
Yeah, that's the power of the toolkit as well that we often overlook when we talk about the education component, we talk about the modules. The overwhelming amount of information is the fact that you get the. We don't Just sell these tickets to people, you know, randomly. These are just given to people who work with us to help them, to have them come together, network, feel the power of our community. Have Mark, I mean, it's an incredible show that Mark puts on. I don't know how else to put it. He puts so much energy into that boot camp and goes to Deal Flow over and over again. It's amazing. People are just blown away by it every time, time and time again. And you have to go experience that if you haven't been there. I mean, we have people that go back multiple times because it's that powerful.
Yeah, very true. It's a powerful, powerful weekend and it's a springboard into much bigger things for a lot of people. So, yeah, Mike, tell us about lots. And so a lot of people are asking, you know, well, the Freedom Ring bundle. Okay, I know about the toolkit. Toolkit. I've heard about the toolkit. It's been in existence for a long time. What is lot?
Yeah. So looking over Tate's shoulder, we had, you know, been waiting for Tate to do something like this quite some time, you know, because he's a unique individual. Never really worked a quote unquote, real job. He has mentored under Mark since a very young age. He's just an incredible land investor. He takes our epic clients and our coaching clients at such a high level of success. It's just amazing. So to see what he does because really the magic is in the day to day stuff, right? The day to day activities. Like how do people always say you see it all the time on Facebook. How do you structure your day? Well, what do you do, you know, how do you make it happen? And so this whole idea behind looking over Tate's shoulder is to see him in his daily, you know, daily land investing, you know, his tactics or what he's, what he does for, you know, whether it's a buyer's list or anything of that sort, all the minutiae that people wonder about this is going to fill in the gap with all that type of stuff, you know, and it's just incredible. You know, you're going to love it. You got this Freedom Ring bundle should be a no brainer, as we always say, because the toolkit, the boot camp tickets, lots, the advanced modules, it's just crazy. So, yeah, anytime you have an opportunity to literally look over the shoulder of a high level land ambassador like Tate and see how he does his day to day processes, you have to take advantage of that. You just, it's just no other. No other way to look at that. You have to do it.
Awesome. I want to see if I can share this here, Mike, this is trailer can be a little bit of. Should I show the trailer? I can do that easy.
I love trailer. The trailer is, like, awesome. I mean, I. I'm jealous. I told Tate, you know, I'm a big movie lover and one of the best parts. If we're not going to get there in time for the. For the previews, I'm not going to like. I want the trailers. I want to be in a trailer, and Tate has a trailer. I'm so jealous of you, Tate.
Actually, I. I can't play it right now.
I will put a link to it in the.
Yeah, we'll put a link to it in the comments as well, because it's. It's a great trailer. I'm gonna try something else here. I want to share my screen with you, see if this works. You see that picture of Mark and Scott?
I do not.
You do not? What do you see? My desktop?
I see you. And there's no problem with that. I like looking at you. Let me. Let me see if it's in the. It's not there live either.
Oh, I got it. Yes, it is. Okay. Yeah. I'm still not. Not able to wrap my head around how this whole ECAMM thing now.
I do.
All right. Yeah. So I wanted to share this today. This was in the Facebook post. Facebook group today. So we'll call this our Facebook quote of the week. But Jim Lala has been a member of our community now for probably a year and a half, maybe not quite that long. And this was a pretty funny thing. Last year, his wife got him an anniversary cake. His anniversary is on July 4th. And she saw how much time he was spending in the business a year ago and decided to get Jim a cake featuring Mark Podolski and Scott Todd.
That's awesome. I see Mark's watching right now. So, Mark, what do you think of that rendition of you? Do you think it's accurate depiction of you on the cake there? I think it looks great.
Of course.
You look great in person, Mark. Much better than the cake. But that's a great rendition right there. And Scott Todd looks great too.
He does. He looks a nice full head of hair there.
Hey, I was gonna say that.
Oh, he knows I'm kidding. Oh, it's funny. Yeah. So, you know, I think Jim also states in the picture here that he had a hard time getting sales initially. Right. So it was. It was five months I think until he got his first sale. But you know how many he's gotten since then? Since let's say a year ago?
Tell me.
40. Wow. 40 deals in the last year.
You know, I'm curious since Mark, if you're watching out there, I wanted to tell us how, tell us how long it takes you to recover from a boot camp. We were talking about the amount of energy you put into the boot camps because we're talking about. The reason we're talking about that is we're talking about the let freedom ring bundle. We're talking about the toolkit and the power of boot camp. And you know, you put on a show. It's incredible. People absolutely love it. You go through deal flow in such a dynamic way. How long does it take you to recover from a boot camp? Mark, let us know. Is it like a week? Well, I know that's why we're not going to Florida anymore because the time zone change just crushes them. But you know, he puts so much energy into that.
Yeah, he really does. It really, really comes through as. I mean it's totally genuine energy and, and he loves doing it. I mean, how many boot camps we done now? 20 of them? Something like that. So.
Yeah, I'm looking forward to this next. I look forward to all of them getting together with people that are, you know, all like minded. It's so powerful. It's so powerful. Am I there?
Yeah, you're there. You keep muting yourself. You yelling again. Are you like the ventriloquist? Yellow, yellow, yellow.
No, no. Well, here's the thing. We moved into this beautiful new house as a result of land investing again. I mean this is so many blessings all around us. But it didn't come with the office ready made. So we're in the process of getting that. You know, I've been going get battling two ideas. One is the shoffice, the shed office. And the other one is the third floor is just wide open. So may end up going the third floor. Although I love the idea of the shoffice but.
So Mike, explain, explain to the, explain to the thousands of watchers right now what a shoffice is.
Oh, it's a shed. That is an office. So I'd have my own little porch, my own little area out there. And I commute by walking out the door and down the stairs past the hot tub and right to the shed office, the shoffice. And I don't know, there's a little. It sounds, it looks beautiful when you see these. You know, it's not just a regular chair. We got some windows. You got a little porch. You got a rocking chair out there. A little meeting area. I mean, this would be highly powerful. So I just tease between the two.
I would highly suggest something because you are in New Hampshire and you do have winter. You either need it. You either need a tunnel to the shoffice or you need a heated sidewalk because snowshoes. Snowshoes, Yeah. A slide from your second story window into the Shaw office would be the best deal.
I think we'll go with the third floor. We'll make it into, like, a media room on one side and an office on the other. I can use the media room. I want to have a big table for, like, just looking at plat maps and stuff. I don't know. I just, you know, this business is so fun. Really. It is. There's so many different aspects of it, and I don't know, it's just awesome.
You have a big, old, Big old plat map table.
Yeah, I want to have that. I think that would be. I think that would be something to have. I think that'd be awesome.
You can map your land legacy like some Napoleon, like King. I own this. I own this. I own this.
Stop buying in one area. Lots of land. That is kind of fun that you can look at the plat map and start identifying which one. You know, listen, we should have that mindset. Conquer like, hey, go out there and throw your flag down. And this is my land. I'm going to dominate this subdivision. And maybe someday he'll have major percent ownership of it and have them all out on terms. I mean, that's very possible, very probable.
I think that. I think I've been the only one on camera this entire time.
You don't show people. Me. I.
No. No one said anything in the comments. It was on me the entire time except for when I shared the screen. Now I switched it over. I'm out of practice.
There it is. I see it now. I'm looking at my live feed on my phone. Yeah, I can see it now. All right. All right.
There. I'm sorry, everybody.
That's all right. You are hogging the screen. Time we call you a screen. Hogger screen.
You hog the land like Napoleon and I hog the screen. It's just how we are, the way it goes.
So what else has been going on, Scott? Tell me anything interesting in your land business?
Oh, I don't know. June was a pretty good month. Had a number of term sales. One really big cash sale that moved the Needle significantly. So, yeah, June was a very good month. I think summer is a good time for selling land. The. The thing that. The thing that really impresses me, though, is that not only did we have a lot of sales last month, but they were in a very busy county when you look at where other land investors work. So it's. It's telling me there's. There's. For however many people are buying and selling land in that market, in that county, there's a market still, and people love the land. So, yeah, I'm able to buy it with. With ease. And last month I was able to sell it with ease.
So, you know, that's an interesting topic, too. You talk about the cash sale. Many people, you know, they want the cash sale, but, you know, they come. You know, it's like, you know, it's a bigger percentage of people are going to want to buy in the terms. But, you know, with constant marketing, constant deal flow, those cash sales do come through, right? And I remember even hearing Scott Todd talk about when he started out, you know, he was doing the term sale, and he's like, I need a cash sale here, Mark. And Mark's like, don't worry, it'll come. Just like, you can't force it. But by marketing consistently, those deals will come. The cash deals come just as much, you know, not as much as the terms, but they come in, you know, if you stay consistent. You know, I know a lot of people want those in the beginning to build up their capital. And, you know, that's why I kind of think in the beginning, if you really want to build capital, the quickest way to get cash is wholesale. And I know Mark has some wholesaling course, right? Is that out yet? Does he have that?
I don't know if the whole tailing course is out yet or not. It's. It's coming soon. I think it's being. I think it's being tested by a few land geeks. So be out soon.
Yeah, so it's going to be very powerful. Look forward to that, everybody. Mark, you know, took some time and really put together a great product there. And because that's really. And you know, how does wholesale work? We talk about this all the time. It might be some new people here. In fact, I see somebody here wrote Eva Ever the newbie here, so grateful that. Oh, Eva, I'm sorry, not Eva. I'm thinking like New England Eva, ever Eva. Yeah. So we have new people on here wholesaling, basically, if you can mail to an area and you can Buy it at such a price that you could sell it to another investor and potentially double or come close to doubling your money and then they can sell it and make money on terms. It's a very workable situation. Many people love that on both sides of the equation. I sell hundreds a year in wholesale. I think important to realize that that's a great way to create cash flow. Now here's the thing. You have to, you can't gouge people. You gotta, you gotta, you gotta really come out there with a nice price that allows that person to make money. Or if you don't, you won't be selling anymore. Right. So don't go for that short term win where like, hey, I just two and a half times my money on a quote unquote wholesale deal. And then that person can't move the property because of the price point was wrong. And then you don't move anymore. That's, you know, you really want to be able to do volume. So you have to really be willing to look at it and say, okay, I'm not attached to this because I know there's, there's so much land out there, I can buy hundreds more, thousands more parcels. So I can let this one go at a, at a, at a nice little profit and somebody else can make money. So there is an art to the wholesaling. I mean, I think that it's important to realize that you have to have that price point where everybody, quote, unquote, wins. Yeah.
Awesome. You know, back to, back to a statement about being consistent. You know, you were stating that if you're consistent, those cash sales will show up. If you're consistent. You know, one of the things about this business is even when you're consistent, there are dips. Right. So one of the things I, one of the things I hated when I was first starting out was the default. So I'd have somebody pay, you know, we have a 90 day money back guarantee minus our document processing fee. And somebody would pay for, you know, two months, close to three months. And they want their money back because it wasn't a lot that they were looking for. Or something else happened back when I was starting that was like, oh, that's killing me. Right. But now there's some power in that default the longer you do this. And that's where my cash sale came from. You know, I collected money on this land for two years and unfortunately the buyers kind of fell off the face of the earth. And I tried to contact them in every way possible and they just weren't Responding by email, text, phone, letter, whatever, you know, so then it comes down to the fact that, hey, this is my asset. I own this property, and it's my right to turn around and sell it again. So we sold it again, and it was a great cash sale for us. And there was no. I mean, we made our money back on the property already. So I did send a letter to the. To the people who defaulted and said, you know, not sure what's going on, but if you ever get. If you guys ever want to go through us again and purchase land, we'd be happy to do that. And we, you know, come up with some type of situation where we can help you out. So haven't heard anything. Hope they're okay. But that's, you know, that's kind of. Again, it goes with being consistent, and these things kind of fall into place with that consistency.
Yeah, no, the one that I spoke about, we were on vacation. The default wasn't really a default in the true sense where they just stopped paying. They actually communicated and wanted a refund, but it went beyond 90 days. But it's very simple. Just said, listen, let's sign an agreement where you relinquish all rights to property. And had her let her know that when she buys me in the future, she just didn't like the property. And I said, you just get a credit. I'll give you a credit. I'll give you a. I'm actually giving her a thousand dollars off of another property in the future, should she want one. But that's come off the principle. It's not real money, so to speak. Right. It is real money, perception wise. Right. I mean, she's still gonna get a deal. She's gonna get the thousand dollars off, but, you know, we're gonna make plenty of money on the next deal with her as well. And she's very happy. So there's so many ways to handle that that can be productive on both sides, and that's just clear communication, too.
Yeah, for sure. Angel Rivera says, Mike, how is Jamaica, Mike? We already talked about that. Mike lived it up for a week. He was on the beach.
Drinker, though. So I had a great. I watched the kids have a great time. I'd have my morning coffee. We did a workout every morning. Jalana had a great time. We go, we have our coffee, and I would sit there and just soak in the water, and then I'd have my afternoon coffee and then a little wine at night. So to me, it was just a nice mellow. The kids on the other hand, they're all of the age, pretty much all of them almost that they can partake in the drinking festivities. They. We got the money's worth out of the. All inclusive with them, I'm sure, and then some. They had a great time. Was just the memories, you know, that's. I see a lot of people talk about that and it's true. I know Mark talks about it quite a bit. Memories, not things. And that's what it's all about. These are just memories that are going to last forever. And it's again, you know, and they all know. They all know it's because of the land business and they gives them a deeper perspective on what Laura and I do. And it's just awesome. Really is.
Yeah. And you, I mean, your son is becoming involved in the business and he's.
Doing some wholesale deals. He's a plumber. He does really well at the plumbing and, you know, he's done some deals and he's got everything in him. He knows the business. So he's, you know, he's. He'll do a deal here or there and you know, if he wants, he can grow it. It's just a matter of, you know, that's the thing about this business. It can be something. You just do a deal here and there, wholesale, a deal there and there and add an extra, a few thousand dollars to your pocket in a month and be very happy. There's no rules, right? There's nothing saying that you have to do this or that you work it into your life however it best fits you and what your goals. We've had people create, honestly, just enough passive income to pay for a vacation every year for their family. And that's it. That's all they were looking for. They're happy with it. And we talk about that a lot. Right. Scott, there's people we know that working with us that are hitting incredible benchmarks with their Passive Inc. But then you have people like they posted on the other day on Facebook that they paid for their car payment. Two cars. They showed that picture. Two cars paid for by the notes. How is that not a huge win? If you were to look at the average person and say, hey, how about some passive income? Enough to pay for two car payments.
Wow.
Really? That's huge.
Did you happen to see what kind of cars those were?
No. Were they nice cars?
No, they were nice cars. But that brings another point. Like two car payments for me would be absolutely amazing. Just crazy deal five years ago, right?
I mean, just. Just crazy.
Yeah.
We had before we moved into here, we said, let's add enough more. Let's add some more passive income so that our mortgage is paid for, you know, that much more. We did it in like five or six months. It's just, I don't. I can't speak highly enough of what the power of this business is. But don't be like, don't. Everybody says in every part of life, but don't judge yourself against other people. Just look, say, what's the micro goal that you want? What's the goal that can help you reinvent your situation? I think I posted on the. On the Facebook group that Harvard Business Review book collection, and one of the articles was just talking about people in their late 40s, you know, early 50s, that have accomplish themselves in one type of work environment but now feel kind of stagnated. And now with the way that we're all living longer and a lot of the information age, we're not just gonna stop working. We have a lot of work time left in us, and we want a new adventure. We want to reinvent ourselves. The land business is perfect for that. It's perfect for that. To recharge and reinvent yourself. I'm not just a firefighter, right. For 20 years, I'm a firefighter now. It's like, no, I'm an entrepreneur. I'm still a firefighter, too, but it's like I've shifted. And you were a physical therapist, but. Right. And very accomplished at that. I know you were excellent in that, in that profession. But then you said, I'm going to seek something else. I'm going to reinvent myself. And pick yourself up by your own bootstraps. How powerful is that?
It's very powerful. And I was just thinking about this earlier this week. There's kind of a spectrum of thinking in life. And I was reading about this this week. Benjamin Hardy is a blogger on Medium, and he was talking about this. But a lot of people live in the reactive stage of life. They're anxious, they're fearful, they're scared. I don't know. It's hard to get out of that realm sometimes. And that's where I was a few years ago. I just didn't. I was. I wasn't. I wasn't satisfied. I was fearful of my future financially. I was anxious about a lot of stuff. And, you know, when you, when you look at things, I really wasn't in control of a lot of stuff. I wasn't in control of my salary, which happened to be decreasing over the Years, even though I felt I was getting to be a better physical therapist, I wasn't in control of a lot of stuff. So you move along this spectrum where you don't want to be in that realm anymore. You want to break out of it. So how do you break out of it? You got to take massive action. You got to change your environment to break out of those areas and move into the areas of courage and taking a chance and doing new things and surrounding yourself with different people and learning from different people and maybe doing something completely opposite what you are used to, which for me was science, academia, health care, had nothing to do with, you know, business. So. But look. Look at what's happened these last four years. I'm a completely different person. I'm happier with more freedom, with more control, and I'm relying more on myself, which is empowering, rather than having to rely on somebody else.
Right. And, you know, it's also important to recognize, whether it's your formal life as a physical therapist or a firefighter or someone who's working in any kind of other realm, when you learn the lane investing, you. You empty your cup as we talk about, you learn the way we do it. But then when you have it down, there's all these things you've learned from your past experiences in these other work environments, and they come in to make you that much better of an entrepreneur. You. You know, I remember we were at a boot camp, and I don't remember who it was. Someone was talking about accounting or whatnot, and it's like they were having an issue, but I was like, you were an accountant. It's time to remember that, like, bring all that skill set in now. You have the model, you have the fundamentals now spice it up with what's you like. And that's the really awesome part, because that final sprinkling of what is unique about you or me or anybody else is what makes your land business so different. You know, even though you follow the same five steps, but you can actually structure it in a way that it kind of is unique to who you are. I think that's really powerful. And also to what you were saying about your environment. That's where our community comes in. That's why you need to go to boot camp. That's why you need to engage in this Facebook group. That's why you need to listen to the podcast, because you're not going to find that many people around you that are going to speak about land investing. Probably none of. And not that many people are going to encourage you to do something that most people would think is kind of crazy. Invest in land. You're never going to visit it, you're going to sell it on terms of someone you're never going to meet. And yeah, tell that to the average person and watch their go. Yeah, good luck with that. And the reality is it works. But you have to surround yourself with people of the same mindset. And that's why Mark has built this huge community. Like minded people. That's why this is no longer a paid group. This is why we're in a free group. Just let everybody in. Let's, let's grow this community, you know, let's grow our ability to help each other. And we don't care, like if you came from this type of program or that type of program. Doesn't matter. We're all here. We're still in a very unique club called Land Investing. And let's, let's work together to grow our overall abilities.
Yeah, that's awesome. Very, very good, my friend. Alright, well Listen, in about five minutes here, I need to go create some July 4th memories. It's a beautiful day here in Wisconsin.
Yeah, it's a beautiful day here. We're going to my friend's pool party.
Nice.
Drink a beer or two.
Just don't go. Hey, I have a suggestion. Just don't go potty in the potty. Good one.
Right?
That brings me to the Boston Legacy segment.
Oh, here we go.
So for those of you who have never watched, we didn't even say who we were. I'm Scott Bossman, this is Mike Zano. We're the Lane Geek. Guys. During Nightcap, we typically have a segment called the Boston Liga segment. It's where Scott spells a word correctly and Mike pronounces the word incorrectly. So here we go. Ready? Okay, you already said it, but it was a really good one so I had to bring it back. P L U M B E R. Plummer. Plumber.
My son's a plumber.
Your son is a plumber? Yes, he is. He's also. He's also a plumber.
No, he's a plumber.
We have a question, Mike. It says from angel gents. Oh, it's so nice for her to say gents. I purchased the toolkit a couple weeks ago. I'm preparing to send out the mailer shortly. That being said, do either of you have a wholesale list? As a newbie, I'd love to get things moving.
We actually do. Inbox us.
Yeah, you know what? And it's not just Us, honestly, a lot of people in this community, if you just go on the Facebook group and you say looking for wholesale land, you're going to get about 10 or 15 people inboxing you with all kinds of opportunities. And that is a great way to get started in this business is to pick up some wholesale land. Maybe you're not getting it at 25 cents on the dollar, maybe you're getting it at 40 cents on the dollar, but that's still a pretty good margin of safety, isn't it?
Oh, it certainly is. And then we know there's all kinds of opportunities. I think the people in flight school get access to the land Arb. Does that happen? I think sometimes they do it right. Yep. Land Arb is incredible. That's something that Tate usually handles. And it's basically you can purchase land by making a monthly payment on it, and you just make the spread. Typically, you're able to get. So if you're paying $100, you can get a $200 a month for it. So you're doubling your money. How is that not a sweet deal? You don't have to lay out all the capital. So. So there are many options. And Landau is an insanely workable and just unique way to grow.
So awesome. Well, one other thing I want to talk about.
Aaron quoted some nice things. I just want to say, Aaron, hello. We love you. And that's Scott's wife. We're going to see you soon. She said some nice things about me on here. Scott, you didn't read those quotes?
She's always saying nice things about you.
You did, Aaron, he didn't.
Oh, you're cutting out. Hold on. Are you there? Hold on. You're cutting. You cut out. What happened?
No, I think it's your. What? Mic. Am I here now?
There. Anyway, what'd you just say? I couldn't hear you.
Can you hear me now?
I can hear you now. Yes.
Kind of interesting. I was cutting out as soon as I was talking about how you weren't reading my nice comments.
My wife says nice things about you all the time. She thinks you're very wise for your years.
And I had. She was good friends.
Aw, dude. That's nice.
You complete me. That was I. You complete me.
You complete me. That was the you complete me segment. I want to talk about one other thing before we leave, and it's this.
Yeah, Please take advantage of that. That is a crazy special. Looking over Tate should. Advanced training courses. There's only 1997 and then advanced training courses. I think there's like 10 hours worth approximately of Scott Mark Padolski. Scott Todd, Eric. I mean, Tate Lisfield. Eric.
Eric Peterson.
He just said Mimi Schmidt.
Mimi Schmidt.
All right. Talking about, you know, how to take this business to what.
It'S for. It's 1497 today, dude. So what people do is. You just got it. I'll post the link in the comments, and you, you type in the coupon code. Freedom. Let freedom ring. Boy, when I said that. When I said that. No, just, just the coupon code.
Freedom.
But you know, you know what I thought of when I said freedom just now?
Braveheart.
Yes, Braveheart. You can play me. William Wallace. Freedom. I love it. That's hilarious. Yeah. So coupon code is freedom. You can get the investor toolkit, two tickets to boot camp, two coaching calls with this goofy guy or myself.
Lots, lots.
Season one. And the advanced training modules for 14.97. I got just the toolkit for a thousand dollars four years ago. This is a crazy deal. If you're ready to jump in, this is it.
All right? And if anybody wants to talk to us. Reach out.
Yes, please, please reach out to us. You can schedule a call at the Land Geek. Guys. No, that's not right. @thelandgeek.com training. And we can talk. Lan. We'll talk strategy. We'll talk what's best for you.

All right, I'll put your number up there.

All right, well, listen, you have a happy fourth, you and the family.
Mike, you have a happy fourth as well. Give. Give my love to your. To your lovely wife and your kids.
Same to you as well, please. We look forward to seeing all of you.
At least your wife. At least my wife gives you compliments. I don't know where your wife is.
That's a large one. Next night, Gap.
That's a good one, right?
Are you bringing any of the kids with you to the boot camp? Anybody coming with you?
Hold on. I'm playing the music.
You're already playing the music.
No, no, no, no. I didn't mean to play the music. Yeah, actually, we're using this opportunity to go to Vegas to bring our boys with us. We're bringing all four boys. We're staying from Thursday to Thursday. We're gonna. So we got. We got boot camp the first three days and then after that it's Hoover Dam, the Grand Canyon.
That's what's the great thing about boot camp. You can extend them into vacations. You know, we do that quite a bit. We had our daughters at the last one and we've brought, you know, we just have a great time. We always extend and have a.
Anyway, we have land in the area, so we're gonna go. You know, thinking about going to the land, taking some.
Sounds like a write off.
Taking some pictures of the family. Right. And we're gonna do that on the way to the Grand Canyon. Yeah, it's gonna be awesome.
Sounds like a Brady Bunch adventure to me.
It is going to be a Brady.
Bunch adventure, Bobby Cindy, remember that. Yeah, we'll see inside the flashlight.
Yeah, we'll see who's surviving after three or four days there.
Well, listen, I'll let you play the music. Great talking to you. Look it, we'll do this. Time to go. Enjoy the four.
Nice. Happy fourth of July, buddy. Talk to you later. Can you hear it? Oh, there we go.
