Maybe try calling me. Hey, it's Mark Podolski, the Land geek with the landgeek.com. i'm supposed to be on live with the terrorist hunter Mimi Schmidt to do a $2.2 million training. All right, April Fools. I don't know if it's worth 2.2 million. Maybe it is. Anyways, we're having technical difficulties because we have to jump on Skype first, then to go live. So in the meantime, hope everyone is safe, everyone's healthy, everyone's family is safe and healthy. If you're on right now, please leave a comment. So while we try to get Mimi on to talk about Follow Up Boss and, you know, how that all works and why you should be using Follow up boss and all that good stuff, I can do Q and A, so jump on, say hi if you're on. Otherwise, I'm just kind of talking by myself over here, drinking water, all that. Oh, here comes Mimi. All right, Mimi. Hello, we're live.
Hi, there. How are you?
Good, good. So, all right, technical difficulties aside, how are. How are things in Virginia?
It's bizarre. You know, we go to the grocery store in masks and gloves. It's very crazy. And now we're starting to think maybe we need to go early in the morning or late at night to avoid people. And, you know, like, my phone broke. I needed to go to the chiropractor. And I keep thinking, what if these places close down and I can't get service, right? These things that we depend on day in and day out to always be there, all of a sudden might not be and are much harder to use, right? My phone breaking. I can't just go to the Apple Store. I gotta mail the thing in and spend hours on the phone.
Yeah, it's. It's. It's definitely very weird for me. You know, I went out, I picked up Chinese last night, and it was weird because, like, I called, I paid over the phone, and then you just walk in and you just pick it up kind of thing.
Yeah, exactly.
So it's crazy. Paul Brewer's on. He said, hi, Mark, and hi again, Mimi.
Hi. How's it going, Paul?
So, Mimi, I emailed everybody and said we're doing a $2.2 million training right now, live. It probably went to a lot of people. Spam. I don't know if you can do that for a headline, but it was by April Fools. Like, join us live, you tell us if it's worth $2.2 million. So kind of explain to everybody what is follow up. Boss and why do you like it?
So Follow Up Boss is a CRM and there's so many out there. If you Google CRM, there's so many. But what I love about there's so many things I love about Follow Up Boss. The reason I converted initially was because it has texting capability, that general initial base plan. You get a phone number issued. And so just like I have email templates, I can have text templates and I get a really great response from people if I can text them as opposed to reading email. I mean, my own personal email, I don't even use it because it gets so much spam. Right. But people love getting texts. So I can have email templates and texts and talk freely with people. I can talk on the phone with people from the CRM. In addition to texting and telephone. It's got great metrics. It has the gosh, it has the ability to log email clicks. Email opens and clicks. I know you can in pipedrive, you can do that too. But you have to have some other add ons to go with it. This is super simplified. It does it for you already. It just cuts down all the noise. We get all these leads. It's super easy to focus on the people that are really interested because you can see the people that are actually opening your emails and clicking through to your landing pages or to your website. Right. So then you're using your time most effectively. I love that about it. And then there are certain metrics that help me know if I have the right number of leads coming in, if I'm engaging with them as actively as I have set, you know, the bar for myself. So I love it from that perspective. I really do. And it's super easy to use. I mean, there's so many CRMs are similar. They have a Kanban boost or lists of clients. You can also make these hot lists where I can put people in different stages and set it up customized just the way I like it.
That's so cool. So basically Follow Up Boss is like this customer relationship manager on steroids. Is that fair to say? So walk us through a typical. I posted an ad on Facebook, I get a message, somebody's responding, we'll call them a lead. And then how does it go from there? Through your funnel.
So the VA will stick it in airtable and there's a zap associated with that airtable that moves it into the CRM. Okay, so then the fact you just.
Said va, you're like, Mimi's not doing it. This is entrepreneurship at its Best.
None of that. So they come in, for instance, in the morning, I get up, there's a hot sheet that follow up boss gives me and I kind of, I don't look at the new lids portion. I look at the people who are actively opening and clicking through because those names are the ones that I'm going to be working on that day. So I kind of, I really like that. Then I go out and I check my inbox and answer any current questions and that, well, my sales VA does and my sales VA checks all of the new leads and processes those for me. Okay. She'll go in and determine, you know, she can tell what the county is already in a tag, it's already got other tags, so she knows what she's looking at and she can send the appropriate template, answer any questions that the people have. Okay. So she's doing that aspect and I'm handling more of the more qualified leads. People who are still looking. Right. Those that have been around for seven to 10 days that are still actively opening and clicking my emails. And those are the people that I'm interacting with. Right. And I'll spend an hour or two emailing, texting, telephoning those folks and then I move on to other stuff and I may come back around that four to five time frame of my day and follow up with anyone. But that's basically how I'm working in there.
Okay, great, great. So for those of you just jumping on, I'm Mark Podolski, the land Geek with thelandgeek.com I'm here with Mimi Schmidt, the terrorist hunter, the most feared woman in the country. And we are talking about a customer relationship management software system that Mimi has embraced. Loves is teaching our coaching clients how to use effectively to basically, I mean, really, it sort of saves time. Is that right? And increases convergence, takes leads, increases them into sales. Is that right, Mimi?
Exactly. Because you're spending your time on the people that are interested. You're not bothering. It just cuts through all the extra noise.
Right, right. So Dean McDonald got the, I guess got the email. He says clickbait, ha ha. April Fool's, Dean McDonald. But it is a real training. It's just up to you to say if it's worth $2.2 million. Shafiq Meyer says hello. Buzz Conroy says, Mark, Mimi, Paul and Kevin, hello. So he's saying hi to everybody. Joe Lucas is saying good afternoon. Derek Kaufman saying hey all. Adam Egloff is on. Adam's competing right now with Paul Brewer. Paul, Adam, what's What's the score right now as far as deals? So Shavik has a question. What is the entry point of leads into the CRM? Have they entered their contact info in the squeeze page? So how do they go from. How do they enter your CRM? Your Follow Up Boss software.
So it depends upon the type of lead. Right. Follow Up Boss is integrated with a lot of the different land platforms. If you get a lead from Landing Farm Land, flip Land Watch right into your email box. Follow Up Boss already knows what that is and will populate the client information for you. All right, so those are super easy. And then Craigslist and Facebook, those are set up on Zaps. And the Zaps move the data in and the Zaps can even put tags for you based on what your VA has stored in airtable. The Zap can move that data into to create the client. It can put their Facebook profile information and then tags that you're, that you're already saving information on. So tags would be like the, the county, the type of property, that kind of thing.
Right, right. You're getting really geeky, Mimi Schmidt with all this, which doesn't surprise me. So if you don't. If, when, when Mimi said Zap, zapier.com, z-A P I-E-R.com automates taking a piece of information from one software and brings it onto another software. And it's like the greatest thing ever and really inexpensive, if not free, depending on what you're using it for. So Dean McDonald wants to know, what other CRMs have you tested, Mimi Schmidt, and what makes Follow Up Boss the winner? Like, come on, maybe you just work for Follow Up Boss and you're saying Follow Up Boss is great.
I should, I should go to them and have them, I should have them pay me. So I used HubSpot for a year, the free version, but only gives you five templates. And so it really, it's very limiting. I used pipedrive for probably a year and a half. Pipedrive is great. It's like $29 a month. Right. If you have one funnel. I thought Pipedrive was great, but it didn't have that texting option. And I think that's super powerful. And then it's more complicated with the opens and the clicks. And then I've also checked out two other CRMs that Facebook was able to integrate with, but only the business page of Facebook and the messenger behind that could move leads into the CRM. Facebook does not allow for CMS to actually use the private side, which is what we use for land selling to move messenger information into the CRM. So I've tried for. This is my Follow Up Boss is my fifth and I've wanted to, I had wanted to use Follow Up Boss for a year and a half before I made the jump to it. I just couldn't. It's expensive. It's like $70 a month. So it's one of the more expensive ones. But I got to a point in scale in my business that I had to make it the change. And I'm so glad I did. I just, I've been super happy.
Can you rationalize the expenses of $70 a month and say definitively without fallout, boss, it's saving me at least $70 in time. Or it's, or it's actually converting a lead that probably wouldn't converted and giving me an extra $70 a month in a note payment. So in essence, it doesn't really cost you anything, is that fair to say?
Completely on both aspects. Right. Because myself or my sales VA would be chasing around these leads that were really not productive. Right. So I'm saving time there and then certainly I'm converting many more leads because. Because I'm talking to the people that are really truly interested.
Great. Hello to Racine in Hawaii. Adam Agloff, Irv Siegel. What's up, Irv? Irv is on. And Adam Egloff said that right now, as far as Paul and him in the competition, it's 12, Paul 4, 14, Adam. So Adam is up by two deals right now. Oh my goodness, it's close. Michael ring. Hello, Michael. How was your first flight school session last night? Same to you, Shafiq Meyer as well. So Kevin, sue wants to know, thanks for doing the session. What does your general follow ups look like besides asking, do you have any questions about the property?
I always want to try to give value back. I always want to try to educate people about the land buying process or the area that they're interested in. If I can get them interested in that area and the different recreational things to do in the area, then I'm trying to create interest. Interest in how easy it is to buy land and interest in the area where I'm selling property. So. And I always want to end with a question because I'm trying to engage them in conversational selling. So that's what all my emails are about, the land buying process or cool things to do in the area.
So you just said something really interesting. What is conversational selling? And Andrew Miller says hello, Mark and Mimi, happy to be Listening.
So conversational selling is where I want to build the rapport with a prospective client so that I'm building credibility and so that they know that they can trust me, that I'm a valid business and help educate them. Right. As to what the process is and educate them about the area that they're interested in. So that's what I'm trying to do, right? I'm trying to get them to talk to me and to tell me what is it that they're looking for, what is it that they're interested in. Because some people want to take a container and make a home out of it, some people want to build a log cabin. Right. They all have these different things that they want to do with the land and if I can get that from them, then I can. I'm much better at being able to find them a piece of property they're going to love. Right. So that's, that's the goal with the conversational selling. I guess it's multiple.
Are these conversations happening within the Follow Up Boss software or is that happening more in messenger email? Where is that conversation taking place?
So it's happening in my CRM using phone, text and email because all that can be done in there.
Wow.
All of it, the phone calls, everything. So it will even like for instance, someone just called me Follow Up Boss logged that phone call in my CRM and since I have Follow Up Boss on my phone, it tells me who it is. So the person that's calling me, I see their name because Follow Up Boss already has their name and phone number. So I don't have to get my phone and look at my CRM and type oh, you know, I don't have to do that. Follow Up Boss lets me know when that person calls in who it is.
Okay. On a scale of 1 to 10, Mimi. One being this is the simplest software ever to use and set up. 10 being you know, this is like you need to be a developer to use it. How would you rank Follow up boss?
1 if I get the scale right.
Right.
It's so that easy.
Okay.
It's so easy. I mean literally I. It will also track how many people have gone out to my website to look at the link. Right. So it'll track activity on my website. And I thought, oh gosh, this one's gonna be tough. And I went and clicked like three links all by myself and it set it up. Haha. I doubt myself. I thought I was gonna have to go in, kind of figure it out, make a few phone calls. So I've been really impressed with how user friendly it is, particularly like the integrations with the other Lance platforms. I didn't have to do anything. All of a sudden I was getting emails and it was all in there. I thought, wow, this is really cool.
Well, Paul, Kevin, Sue, Adam Egloff are one on one coaching clients. You guys can go into basecamp and you can schedule a call with Mimi and she can walk you through setting up Follow up boss, if you're interested. Is that so? If, you know, I don't know if Mimi. Have you talked to them already about it?
No.
I know you talk to a lot of people.
A lot of people, right. Particularly at boot camp. And you know, you know that almost all the coaches are switching, don't you? The majority of us are using it now.
Well, you went from pipedrive to follow up boss, and it's great. And you know, the texting feature I think used sparingly really is effective because no one can. You can ignore email, but you cannot ignore text. I mean, that right there is worth it, I think.
It's not group text, right? I'm emailing individual person. It's not a spam group text. They contacted me. And a lot of folks, for instance, when they go out to the property, they don't have their laptop out on the land to get their GPS coordinates, right? But they have their smartphones. So if I can text them four corner GPS coordinates or a picture of the lot lines or that has like the measurements on the picture of how far they have to walk to walk the property, they love it. They love it. So I use it. I use the texting feature for that a lot. When they're out at the property getting them information and that helps me wrap a sale up, right? If they call me and ask me me questions and I'm texting them about the property and I'm, hey, did you get my text? Okay, you're out there. What do you think? Right? So that's a great way for me to wrap up sales. To be on the phone with them when they're checking out the property.
That's really cool. So Paul Brewer said, have it and love it. Adam Egloff wrote, I'm loving it so far. Just made a note to set up my phone and website to sync with it. Great tip. All right, so that's really good to know. Kevin sue, you got to get going, man. Irv Siegel. You know, the thing is, Irv is like, like a software geek. He probably has his own, you know, created. He's Kind of a. An anomaly. But, you know, it's. By the way, just a disclaimer. I have no financial anything with Follow Up Boss. I just use it. I love it. But I have no affiliate relationship with them. I have no stake in Follow Up Boss. If Follow Up Boss goes out tomorrow, I'll go back to pipedrive. I won't even shed a tear. So I have no stake in it. Earth Siegel wrote, I have Follow Up Boss just started. Look at that. I'm shocked. Absolutely shocked.
It's a wave taking over.
It's a wave taking over. But from an entrepreneurial standpoint, I think what's really great about using any of these tools is that we do want to be entrepreneurial. I mean, we. I mean, maybe you've seen it when people first start, they're kind of just grinding in this business and they're on their phone all day long like drug addicts checking to see if they got a lead, they got an email, if they got a text, if they got something in messenger and they're responding, they're responding. And it's really not the CEOs rule to do that. And like you just said, like, my VA goes into Follow Up Boss and then she or he can really take the best prospects and send them your way. So you're only spending time with the hottest of leads and closing. And closing.
Exactly. So she said. She lets me know folks that are going out to visit so I can go take a look at the calendar and see who's visiting the property. So I know exactly who to follow up with. She makes sure they have all the information before they go out. Yeah, yeah, completely.
You know what I think would be really cool, Mimi? If you and Tate did some kind of course. Like, Tate talked about sales. And so in selling and being on the phone and all that, and then you had your back end system of a CRM Follow Up Boss. Let us know in the chat if you would actually sign up for that course and what you think it would be worth. Like, Is it worth 4.97 to you? Is it worth 197? Is it worth 99? I don't know. Put a number. We're not going to hold you to it, you know, I know Irv Siegel. It's probably worth $10,000. I mean, within, you know, within range. Just want to know for sure. But would you be up for that? I think that'd be great.
I would love to do that. I can't think of anyone that knows more about sales in the land business than Tate. Right. And I have all kinds of insights I can share with you about how I'm using tagging and the reporting metrics to really zero in on interested buyers and make sure that I'm keeping my end of the bargain, doing what I need to be doing to get the sales that I've set for my benchmarks.
Okay, great, Great. So people are lighting up the comments Jen Ramquist wrote. I'd sign up. Jen, how was your first flight school class last night? Kevin Sue, Kevin sue said, would love to take that course. Priceless. Irv Siegel, he's spent 2 million. Paul Brewer. Yes. Priceless. Adam Agloff. I'd be interested for sure. Chris Grassman. Sounds good to me. So yeah. So there. See, you guys should do it.
Deal.
There's demand. There's demand. So it is April Fool's Day. I thought it'd be fun to do a giveaway. So if you, if you leave a comment here with the word toolkit, we're gonna go ahead and give away another toolkit. Now, I know most of you who are actually live right now probably have the toolkit and that's okay because maybe you have a friend that you could actually gift the toolkit to that you maybe talked to your friend or family member about and they were a little skeptical and you're like, well, here, here's a gift. I'll get you started on it for free. So leave a comment. And we're going to do a giveaway a little bit later with Scott Bossman. He's got that geeky name generator. And we'll give away an investors toolkit. If you already have it, you can gift it to a friend. Just give us their email and let us know. But yeah, Dawn Paraiso said, yay, sounds like a great idea. So all the way from Hawaii, Jen Ramquist loved her first night in Flight School. Dr. Ellis, thanks for getting together again today. Dr. Lance Ellis, thank you for saving lives and being out there, man. And thanks for joining us live for sure. Shafiq Meyer. Flights go off to a good start. Is there an advantage to using WordPress to build our land site versus other simpler drag and drop builders, for example, easier integration with follow up boss or other plugins or tools. See, Shafiq is getting geeky. I love it. What do you think, Mimi?
Think that's awesome. Just don't get to get, don't get too caught up in the geeky.
No, no. But would you say he should start with a WordPress site to integrate with follow up boss or like one of those like, you know, like, I forget the name of it. Maybe it's mixed. What is it like? It's like drag and drop, really easy. Website builders, I use lead propeller.
Super easy. It's like you said, drag and drop. It's like 50 bucks a month. Super easy.
And it integrates with.
Yeah, integration.
Okay, there you go.
I recommend that. Just keep it. Keep it simple. You guys make it easy on yourselves.
All right, great. Chris Grassman wants a free toolkit. Matt Fonda. Yeah, Big fan of Follow up, boss. What's up, Matt? Good to see you, buddy. Dean McDonald said, yeah, I'd use the toolkit. Okay. He's in the running. Mike. Hi, Mike. Great information, Mario. Or wait, am I pronounced that Marijo. Marijo. I'm sorry. Follow up, boss. Sounds amazing. My husband and I would love an investor school toolkit. Then we'll see you in Vegas. I hope. I know the next boot camp is now in Vegas in August as we had to cancel April's, so hopefully, fingers crossed. Now, Mimi's husband is a commercial pilot. So, Mimi, do you have any inside scoop as to when we might be able to travel again?
I'm thinking summer. I'm thinking they're saying here the peak is going to hit end of May, 1st of June. So I'm thinking it's going to be summertime.
So summer. Okay. Yeah, great. Oh, Mary Jo. Sorry, Mary Joseph. So Shaft was saying wix, weebly Squarespace. Would you use any of those to integrate with Follow up boss? Do you know? Or are you sticking with lead propeller?
I love it. It's just easy.
I love easy. All right, Miles McLaughlin. What's up, Miles? Love it. So, Racine, how's about a credit for the amount of the toolkit? Yeah, that's a good idea. If you win the toolkit and you want to give it a gift it away, we'll give you a credit. Okay. That's a great idea. See, people in Hawaii are really savvy, I think. Mimi, what do you think? Like, because they're very Zen, like, they wake up, the weather's better, it's gorgeous, and they're just more. It's almost like every day they're walking around like that feeling you have in the shower of just relaxation.
Yeah. Like on vacation. Yeah.
Yeah, I love that idea. Okay. Yeah, exactly. The only problem, like, I talked to dawn and Racine about this Aaron Pinto, they all live in Hawaii, is that nobody feels sorry for you.
Yeah.
You can't really complain about anything.
Yeah. That's for sure. No one will feel sorry for you. No sympathy.
No sympathy. I know. Racine's like, I broke my arm surfing the other day. Like, oh, did you? Did you? Sorry, that's. That's rough. Did you? Maybe. Maybe you can heal on the beach. Keep people six feet away from you. No, I'm joking. She didn't. I'm just. I'm using an example. Yeah. Don Paraisa, we are Zen. Thank you. Yeah. That's awesome. So, any other questions before we end our Facebook Live? Michael Ring wrote, flight school class per session was awesome. Learned a lot from classes. Session one already. If you don't even know what we're talking about, you're watching this live. Just go to landgeek.com training schedule, a call with the Zen master, Mike Zano or Dude buddy Nightcap og Scott Bossman. They'll walk you through what is entailed in flight school. Racine is laughing. Andrea Miller's. She's in for a toolkit too. Then she wants that credit. Awesome. Jason Mendoza, he's got a question. How much monthly do the more advanced investors spend on CRM websites, Follow up, et cetera. Example. Follow up, boss. Investor care. And what do you think?
Well, just a CRM and the website.
Do you think more advanced people are using more tools to save time?
No. Right. I know folks that have similar passive income to me that don't. That don't. I don't know how they do it, but don't get lost in the complexity of all the tools. The most important part is mailing, marketing, selling land. Right? Just find tools that are simple. You can get follow up boss for $70 a month. If you want to have the phone call option or to have someone in there with you, it'll cost you twice as much. Website don't pay more than about 50 bucks a month. Right. You don't need to have anything custom built for you. There's a lot of land selling real estate platforms out there. Right. Go get something easy and go for it.
So Jason wants to know what are some of the most critical items in an automation system that may be cobbled together or included in something like follow up, boss. I mean, Zapier is definitely a no brainer, that's for sure. But what else would you say we need in our system?
Well, that's what's so great about follow up, boss. You don't need all that stuff in pipedrive. You have to have that stuff. Follow up, boss. You don't have to have it. All you need is zapier.
That's it. Just Zapier.
That's it. That's it. You don't have to cobble together anything. That's the whole point.
Okay, but you know, I think Jason, you know, LGPASS or some system like LGPASS to automate your mailings and move you through due diligence, marketing, closing could be integrated in some way.
Definitely.
But other than that, I don't, I don't think so. Dr. Lance Ellis, for those of us that missed last night's start, when is the next flight school? I don't know. Good question. I would email supportthelangeek.com or just schedule a call with the guys on thelandgeek.com training Lance. These are the kind of details I just don't know. But if I had to guess, I'd say 30 days. I don't know. Chris Grassman wrote, I've heard Textexpander mentioned a few times. Are there any tools to completely automate common Facebook responses? Something that wouldn't require any interaction from me at all?
You don't want to do that. I see students that want to do this, but then you lose the conversational selling aspect of it. You can definitely automate that. First thing you go back to somebody with and you can automate frequently asked questions. But there needs to be that human touch that there's someone there talking to you. Right. And I mean you're going to get the autoresponder in the CRM anyway and you'll have some templates in the CRM, text templates, email templates. But you kind of. There are things you can automate, but you cannot automate it. 100% just can't.
Yeah. That's why I say between software, inexpensive VAS and systems and automation, we are 90% automated in this business, but certainly not 100. Matt Fonda wrote Google Voice. Do you understand what that means in relation to our conversation? Mimi? It's kind of crucial.
Free phone, just free phone access. I don't need it for a follow up boss. Right, because the phone number comes with the cost of the monthly cost of the CRM.
I see. Kevin, sue wants to know, can we use Follow Up Boss to replace Ringcentral for intake as well? The only thing I don't have on Follow up boss is fax.
Yes, I'm sure you could, I'm sure you could use. It's not in one of their integrations and you'd have to go look, they have lots and lots of integrations. Then you could use Zapier to use it to move information in there.
You could use Google Voice, which is free. A zap from Google Voice into follow up boss too and save some money there. Yeah, Kevin, that's not a bad idea. Jason Mendoza asked. I asked since I am familiar with an option that includes many options for housing in one texting, emailing, ad maintenance, websites, splash pages, etc. It's 249amonth. I don't know Jason.
It sounds like a lot because even Zapier has come out with a zap to promote data to website just recently. I saw Zapier mention it on Facebook group yesterday. So it sounds like a lot of money, 250 bucks. Because if I add up my follow up boss free air table my website, I'm a $120.
I think the house flippers of the world are way less geeky than us, Mimi. And you know, they're, they're kind of like just drunk on spending money. No offense, Jason Mendoza. Jason does. It's all in one. 249amonth. I'm gonna make it rain. And Mimi's like, well let's see. Well, if I just get this one tool, I connect it with all these other free tools. I'm paying $70 a month.
Yeah. It's just. Yeah.
So Jason, you can be resourceful. I mean today, if you're a little resourceful, you can really get your software expenses down. Down, down for sure.
Yeah. Well, I think you'd have to check out Zapier and see if it can promote the data to your. To the site and to the lead pages so that you didn't have to otherwise. 250 bucks a month.
Good. Yeah. And you know what? And I'm, and Jason, obviously I'm joking. I'm being tongue in cheek. I look, I'll spend any amount of money if it saves me time because I can always make more money. I can't get more time. So $250 a month, it's fine. $350 a month, $500 a month. It doesn't, it's. It's irrelevant as long as you're getting an ROI on your time using that, that software. So Chris Grassman wrote. Yeah, I just meant automating that first response. Not trying to get away with the conversations with people that didn't accidentally hit the interested button. I have an idea, Mimi, how he could might automate that. I think view the text expander would.
Definitely work, but it's just one response almost. Unless someone asks a specific question, it's the same response every single time. It's not complicated.
Yeah. What I was thinking was have a text auto expander that sends them to your messenger bot, and then the bot could automate a little bit of conversation that leads them down different paths, which then leads them to a call with you.
Sure. Definitely work.
Yeah. So you could do all types of things with bots, but you know that initial. But they can't go from the Facebook comment, they have to go off of it to your page to be on the bot, right?
Yeah. They have to get over into messenger, definitely get their email address.
Right, right, right.
So if you have a VA that could be in there with the bot, so that if the people wanted to stay on that messenger side, that the VA could actually close the sale and send a PayPal button or take the money over Facebook Messenger. Right. Close the sale from there. If you're going to have all of that technology in Facebook, you'll have to have a VA that can close the sale over there too, probably. Right. If you're going to lead those conversations in Facebook messenger, instead of moving them with an email address into the CRM.
Wait, I'm confused, Mimi. So you're saying that you wouldn't use a CRM in that?
No, no, no, no, no. If they. If you want to have a bot that's automated, that will start. So what we do right now is we just say, hey, send us your email address. Right. And we get them into the CRM and we start working with them. But if you want to stay in Facebook and automate a bot. Right. That will start to answer your first through first few questions. Then the conversation is going in Messenger. So then you probably need for your VA to be equipped to close those sales and be able to collect a down payment with Facebook messenger or give a PayPal button. Right. If the conversations are going to stay there in Messenger.
Right. So, you know, or go to GeekPay IE and send them that. That down payment link.
Exactly. Perfect.
You know, little shameless plug there for sure. Racine asks, does Facebook monitor your conversations on Messenger? And I had another question too. Mimi, before I forget, before you answer that question, does Facebook monitor your conversations with Messenger? I talked to a flight school client yesterday and she was like, kind of worried about her friends seeing her stuff and her land listings on Facebook. So she's like, I was thinking of just setting up a separate land listing profile and doing it under a pseudonym. What do you think?
So, first of all, Facebook does monitor your conversations, not for content. They're looking to see if it looks spammy. So let's say you have a response. If you paste it and paste it and paste it and paste it 20 times, right. Facebook will come back and say, whoa, stop doing that. Right. It'll start to slap you on the hand. If you do it again, then you'll get yourself put in jail. Facebook's jail. Right. So watch repetitive responses. Okay. On the messenger side, okay. That's the first question.
Second question was, would you do a separate Facebook profile?
Oh, no, no, no, no, no, no.
Don't do that.
No. Because first of all, when you're posting your ads in Marketplace, no one can see who's posting that item unless you go into it and you want to go contact the person.
Right? Right.
So no one is going to. From your Facebook profile, no one's going to know what you're posting in Marketplace. Now, if you're posting in the Buy Sell groups, you have to look at the type of Buy Sell groups that you're joining. If you're joining a private group, then no one's going to see that ad except for other people that are in that group. Right.
Your friends and family aren't going to see your land listing activities.
They're not going to see your land listings. Unless you join a group that is public, then other people will see it. So don't worry about Marketplace and just worry on the Buy Sell group whether it's a public or a private group.
Okay. Okay. That's a good answer. So Racine said my ad is under review and the only thing I can think of is because I was asking for emails.
In the ad. I don't know about that. Check spammy wording, you know, the stellar financing. If you put too much information about that, it'll get you. If you don't have things like the general words, guns, ammunition, that kind of stuff in it, and animals. If it's not those general things, I would watch for spammy wording. And your picture names, did you Name it Picture 1? Are they different pictures and do they have different picture names? Those are the most common things that we see.
Yeah. Aaron Pinto, good to see you on the Facebook Live. Yeah, you're welcome. So Racine said no in messenger.
No on the financing aspect. I'd have to look at it individually then to see. See what it could be. But I mean, it could be that you've got too many words on your pictures. I don't know. I'd have to see them to actually tell. But depends.
Yeah. Should we call you, like, Dr. Schmidt, like the Facebook doctor, or the follow up boss. Doctor. Or are we still sticking with the terrorist hunter?
Terrorist hunter, yeah.
All right. So Racine wrote, oh, yeah, I forgot to do that with the photos.
Check that.
Yeah. For those of you that haven't gone into the wholetailing course, it's free. Just go to the landgate.com quickdeals. And the best course in there is Mimi talking about Facebook in there and how to list on Facebook. So it's basic, but it might get you farther than you might be getting right now on your own.
Right. I met with some coaching students their very first time. They got themselves kicked out of Marketplace forever.
What? So what do you do then?
I won't even tell you. No, I know you know. I know you know them. So, yeah, out forever. So, yeah, it may be simple and basic, but it'll get you going and keep you out of trouble.
Okay, great. Well, Andrew Miller wrote, are you saying we should name the picks, pick one, etc. Or.
No, should not name it something simple like pick one.
What would you name it, Mimi?
A lot of times it has its own identification number. That's something random or it's a descriptive name. Like the APN number says northwest looking southeast. Right. It'll be something different like that. And do not Google pictures off of the Internet and think that you can use those general pictures because everybody else did too. And you're going to be reusing pictures that even if you haven't reused them, someone else already has.
Great. Rachel Ashbrook is saying flight school is awesome. So thank you, Rachel, for that. And thanks for being on Dean McDonald. Solid gold tips, Mimi.
Thank you.
Yeah, that's why Mimi's one on one. Coaching clients. Love her. Love her. Andrew Miller, thanks for clarifying. Kashal is on. What's up, Kashal? Mimi, is there a course on Facebook, Marketplace posting that you have? I mean, we did a basic one in. There is one in the toolkit, and there is one on the wholetailing course that's more basic than the toolkit. But yeah, it's in the toolkit.
Well, honestly, at Bootcamp, I do an hour, hour and a half long course on posting in Marketplace and buy, sell groups and have a whole question and answer session that goes like 45 minutes us so make sure you get to boot camp.
There you go. There you go. So Adam Egloff said just screenshot, crop, and repost photo. Is that right?
Okay, that's great idea.
Okay. And Irv Siegel, do you always have the actual picture of the property?
Sometimes I do, sometimes I don't. Sometimes I've got enough of the area that I can just reuse. Sometimes I have specific things that I want to show. It just depends. Depends on the county. Depends upon the property. A little. Both.
Yeah. Why don't we have like a Land Geek photo database where everybody just downloads, or I shouldn't say downloads, uploads their photos onto this site and then you can just download those pictures for yourself and we'll just do it by county or area. Is that a good idea? Who wants to, you know a comment that you'd like us to coordinate that why not save some time and money on pictures? Tom Willis. Shout out to Mimi. Tom Willis, I haven't seen you in so long. I miss you so much, man. Tom Willis is crushing it. Is crushing it. And even doing bigger deals now. So he's. He was like, he's old school Land Geek. I remember Tom went to like 15 boot camps straight.
And 2016. Time frame 17. Yeah.
Tom, come, come back. Come join the boardroom. If you don't know what the landing boardroom is, it's for our coaching clients that have graduated and we are now facilitating, you know, a really intimate group of five people live and virtually to be your board of directors on your business and really get into the specifics of your business. Like these people that really care, can relate to you and your business and give you feedback and give and take that you wouldn't find anywhere else on.
The more complicated topics of scaling and running a business. Not at entry level or even medium level stuff. This is more advanced level stuff.
Oh, yeah, absolutely. Shafiq, what do we do to not get banned forever on Marketplace? There you go.
I would not post more than 12 ads a week. And don't do anything that is repetitive, that looks algorithmic. Don't post every day. Don't make it. Make what you're doing predictable. It has to look random.
Okay. Be as unpredictable as my teenage daughter.
There you go. And that, I mean, like in how frequently you post in the length of the ad. Some long, some short, some have one picture, some have five pictures. Right. Just completely make sure that what you're doing is mixed up. You know, it's not scheduled looking.
Yeah, yeah, absolutely. So Adam says, brilliant, cheers. Racine says, yes, Like a really enthusiastic yes, like, yes, I live in Hawaii kind of response. Chris Grassman says, seems like the photo database would just get them all flagged by Facebook for overuse. Is that a good point? So you're not downloading them from Google. We're all uploading it into our own repository. So it's private individuals that are giving away the photos. I don't know why Facebook would have a problem with it. I think they would more have a problem with you taking photos that you did not have permission to have.
But I don't know, you might have to take parts of them, but that's better than having to go pay someone to go out to the subdivision or waiting three months because you can't get the photographer out there because there's snow on the ground.
Yeah, that's true. So Tom Willis wrote, I was hooked, man. Had to go to rehab because of all the boot camps. Tom, that's okay. I get it. I get it. I, too, have had a boot camp addiction. Same with Mimi. We have a support group you're welcome to join. Oftentimes it'll start, hi, I'm Mark, and I'm addicted to Land Geek Bootcamp. And then everybody says, hi, Mark. And then we go into, this is what it felt like when I closed my first deal. Once I hit over $10,000 a month in passive income, all I could think about was land and deals. And. And it started to consume my life. And finally I hit rock bottom after I started calling my children APN numbers instead of their names. It goes to a dark place very quickly, Tom. So I get it. Andrea Miller. Heck yes on the photo archive. But would they get flagged as already used? So she's saying she's asking the same thing.
You have to take parts. But even if you have to take parts, it's better than paying someone to go get that area for you.
Right? Right. Kishal? Mimi, did you say more than 12 ads per week or per day?
Don't do more than 12 per week or day.
A week. So per week, Kishal. No more than 12 ads per week.
Right.
And be random. Be random. Okay. Kevin. Sue might be too late to ask. Does being suspended in Marketplace, is that the same as a forever ban?
You have to go to your support inbox. So go to Settings. Right. And then over in the lower left hand corner, find your support inbox. And you have to see what they're telling you. Okay. And they may not. They might. They won't tell you when. It's usually two and a half weeks. If you wait two and a half weeks and there's still nothing there that they're not telling you in support inbox and it hasn't come back, then it's not looking good for you. If you can still get in there, delete out any ads that they had A problem with. And they'll tell you in the support inbox which ones they didn't like. Go delete those so that when that algorithm is running, those ads aren't messing you up. But after about two and a half weeks, if it's not better for you, then it's not looking good.
Yeah. Mimi, Irv wants to know 12 per week in each account or of all your accounts.
I would say most of mine. That's including new and renewed ads.
New and renewed ads, Right. Per account?
No, I think I have on two. I wouldn't do more than that. On two. I wouldn't do more Than 12.
Okay, so six each or 24 total?
I wouldn't split it up. Six each. Some are new, some are renewed. Sometimes it's more on one, sometimes it's more on the other. I don't. I wouldn't do a six a week. Right. I do four. One week with three renews and then three. You know what I mean? I would just constantly make a difference. Don't ever make it the same.
You know, it'd be fun. Mimi, you know how we have lots looking over Tate's shoulder? We could do Motts. Motts La Motts. Wait, La la. Looking over. Mimi's shoulder. So you could just like show us your screen and how you like. Da da da da da. Now I'm posting on Facebook. Here's what I've done for the week. That'd be cool. Chris Grassman. That could be part of follow up bus. True. A simple minor edit to the photo would change the hash and look unique to Facebook. So Chris Grassman's get geeky. So we could do the photo database for sure. Okay, Buzz Conroy. How about this? I will be camping in Costilla in a couple weeks. I'll be taking hundreds of pictures while there. Sweet talk me. Talk to me and maybe I'll hook my geeky folks up. See, that's generous. That's giving back. Buzz, I love it. Adam Agloff. I can't get a Facebook account to pull up my laptop that's in the same room as my computer that I can access it on. Any thoughts? Mimi.
What does it tell you that it should usually in the same house, it's fine, right? Like right now I have Facebook open on my laptop and I can see my poster over on my other laptop. In the same accounts. He's in the same accounts as me. So that's not right. You should be able to get into Facebook, into Marketplace, into buy sell groups, in multiple laptops even at the same time.
Okay, there you go, Adam.
Every once in a while, I'll get a flash that says Marketplace isn't available right now, and I close Facebook as fast as I can. I think that's a conflict because he's in there too, but otherwise it's not an issue. Shouldn't be an issue.
Adam Igloff, would you consider that answer? Freaky fresh. Every time I see his name, I get hungry for Jimmy John's. Is that wrong? We're delivering these answers fast. Freaky fresh. But Adam said, can't pull it up on my phone either. I'm saying this feature cannot be used right now. Count me in. I'd love some pics too. Paul Brewer.
Don't know why it's doing that, because I can get him both.
All right, Aaron Pinto says. Nice. I have a property that should be easy to get, depending on where you're going. Siegel. So Max 12 placed over all Facebook accounts.
You'll get plenty of leads off that. If you're not getting plenty of leads off that, then look at where you're posting the ads. Look at the cities that you're posting the Marketplace ads in. If you're not getting enough leads to keep your business super busy.
Yeah, yeah, awesome. So Adam Ehoff says, haha, freaky fast. Yeah, he's a Jimmy John's mogul and yet still building wealth through land investing. So hats off to Adam there too. So we've only got like six minutes left. Mimi, any other questions for the terrorist hunter or myself? While you guys are typing, though, I would just like to say that we really appreciate everybody being on live, answering these questions and giving back and supporting one another doing this. It's just a weird time to be quarantined. So hopefully everyone's hopefully being flexible, being resilient, trying to make the best out of really tough, tough situation.
Well, one, I want to congratulate Irv, because at the last boot camp, he was completely oblivious to how to post on Facebook, and he's really into it now and asking some really great questions. So kudos to you, Irv Seagal. And then my number one tip is if you're not getting the response from your Facebook leads that you think you should be, then check what cities you're posting it in. Okay. The ads in. And you really don't know. You really don't have a good handle on the kind of responses that you're getting. If you're not tracking the ads and the number of views and comments that they're getting. Track. Okay. Be your own CEO, get up on top of it, track that stuff and look at it, and then you can determine what's working and what's not. If you're not tracking it and looking at the data, then you're not able to see what's really going on.
Yeah. Aaron Pinto wants to know, Mimi, where are you posting besides Facebook? Craigslist, Craigslist, Land Moto.
Those are the most effective ones. Everything else costs more, and I don't get a fraction of the leads.
Yeah, we do the same thing. I mean, we 80, 20 the Pareto principle. We get 80% of our leads from these three platforms, so why mess around anywhere else? Andrea Miller. For super rural lots. What sort of groups do you find to be the best to post in? We're only getting about 15 to 50 views on our ads. Even in Marketplace, all of our land is super rural.
That's my point. Don't post where the property is. If you're posting an Antonito Colorado population of five, how many leads do you think you're gonna get? That rural property you should be posting in major cities. Right. The marketplace, the zip, the city that you're putting in the location box should be major cities within three hours away. You can try major cities in other parts of the country too. Right. You can sell land in Colorado to people in Florida. You can do it. Just do it in the major cities or the suburbs of those major cities. Aurora, Colorado. Right. Is a suburb of Denver. Right. That type of thing.
Right, Right. Adam Agloff. Mimi, can I shoot you a screenshot of what it says on messenger? Not sure if you checked that or a VA.
In base camp?
Yeah, I mean, Adam, just go into basecamp and. And we'll diagnose this with. All right. Well, Mimi, this was fun.
It was really fun.
I'm so glad that you're able to jump on. Would you do it again?
Oh, yeah, definitely. It was really fun. I really enjoyed talking with everybody. Love the network.
Yeah, yeah, same with me. You know, it's weird though, for me personally to see you without a glass of wine. This, like, this time of day. We're almost getting to 5 o' clock for you.
Yeah, you're right.
I don't know if you and Dave are just rationing the wine now. What's going on there?
We've kept our own separate stashes. Don't touch mine. This is mine. You go get yours. It's because, you know, when resources get thin, the things that people resort to.
Yeah, exactly. Okay, here's the Last question, Kishal. Mimi, is it a good idea to open multiple Facebook accounts, just have backups in case one account gets banned?
Yes, yes. But that doesn't mean go make spammy accounts. Right? I just. Do you have a VA that can use their account or a family member that you can use their account? Right, because if you're posting a marketplace or buy sell groups, no one's going to see in that family member's feed.
Okay, great, great. Well, I want to thank everybody for joining. We're getting a bunch of thanks. Dawn, Shafiq, Aaron, Adam Egloff, Andrew Miller, we're getting a lot of love, Mimi. Thank you everybody. Everyone who's left a comment. Tomorrow, Scott Bossman and I are going to do a drawing for a free investors toolkit. You can bank it. You can bank it as a credit, maybe use it towards, I don't know, the sales follow up boss course. Or you can gift it to a friend or family member that is interested in the land business and interested in creating passive income without renters, without rehabs, without renovations, without rodents. Look at that. John Poindexter. I haven't seen that name in a while. John, good to see you. Betty, Dr. Atlantelis, thank you. You stay safe as well. Racine, segai. Thank you. Don Fraser, all them. Thank you and good times. So, Mimi, Schmidt, be safe.
You too.
Wash your hands. Everybody stay six feet away. And you know, thanks again. All right, thanks everybody.
Bye bye.
