The Land Geek Spotlight

A casual Land Geek livestream conversation among hosts (Scott Bosman, Mike Zaino, Matt Forbes) about land investing and community activities. They announce a 13-minute introductory video, promote upcoming events (virtual event June 20 with a $1,700 toolkit giveaway; Flight School July 3; Vegas camp late July), discuss marketing results (mailers and recent sales/received $3,000 check), and test new Mac-based streaming software (ECAMM Live) while inviting viewers to the nightly "Nightcap" live Q&A.

Mike Zano, Matt Forbes. How you guys doing?
Great.
Bryce, how we doing?
We're doing great. We're live on the Lane Geek page. We're doing a little test run with our new software which is Mac based and seems to be doing well so far. So. Yeah, yeah, Forbes, you need a Mac daddy too.
That's why it's not working very well. It's Mac based now. Where's Scott? We need to get him involved. He knows.
We'll see how much this is superior to Zoom here soon.
Works great on my Surface, by the way.
Awesome. So we're on the Land Geek page. We're, we're actually on YouTube as well, I believe. So it's kind of a cool, cool option.
But what's going on platforms at once? We can get our message out. Yeah, you know, we put a video, I want to let people know the new video that's out there. Anybody who's new to land investing or just kind of came into the group because they found us some way or another and maybe don't really know too much about just a general idea behind land investing or who we are at the Land Geek. We just made a quick 13 minutes. Is that what it was? 13 minute video?
Yep, 13 minute video is on the Land Geek page. Have to scroll down, scroll down a little ways. But yeah, for those of you who are not, you know, familiar with the business model, it's a, it's a very nice short introductory video about land investing and a brief word about Land Geek programs, which I know for all three of us have been pretty, pretty amazing. So check that out. And then it also kind of segues into our next topic, which is next Thursday night, June 20, Mike Zano and I are hosting a live virtual event. I think that'll be on Zoom. And we're going to be basically reaching hopefully a new audience of people who are interested in land investing and who do not yet have the investor toolkit. And we're going to do a short PowerPoint presentation just about land investing in general. Talk about the Land Geek programs a little bit. And at the end of the call, this is huge. And I don't think Mark's ever done this before. We're actually giving away a toolkit which is a seventeen hundred dollar value. So that's a pretty phenomenal giveaway. We're gonna put a name in a virtual hat and draw it out. And there you have it.
You know, it's a good time too, to talk. We're getting into the beginning of summer here and just kind of the timeline. What's going on with the land Geek this summer? I mean, we have flight School starting July 3rd. We have the camp in Vegas the last weekend in July. Right. And then we have the next flights go live. It's going to be happening near the end of August, which. So there's a. There's a few really, you know, awesome things happening this summer.
It's a busy summer and lots of opportunity to move the needle in your life with land investing. We have a couple watches. Aileen Augustine is watching Mike. We gotta get her song up and running.
Yeah.
But tomorrow night's Nightcap, right?
Yep. Tomorrow night, Nightcap live on the Lane geek page. And YouTube. We're gonna give it a shot. What's going on with you, Forbes? Why y' all giggly over there?
Not giggly, not much. Life's good. Got a couple land arbs going, so starting to sell in Florida. Life is. Life is good. Yeah. Getting there. I had mailed out, like, a bunch of mailers. So I did, like, 1100 mailers last month, and they didn't hit, and they didn't hit, and they didn't hit. And I'm like, well, what. You know, this is to a new county. I'm like, oh, I must have missed the Mark and Allah. And then all of a sudden, in the last two days, just a landslide of people coming back. So what they tell you last week.
Wait a minute. This is. But you'd also predicted money. Did that happen?
No, we didn't know.
I predicted two things. Deal flow and money.
Yeah. So the deal flow is getting there. Oh, no, I take that back. Actually, I did. I got a $3,000 check in mail yesterday. Yeah, yeah. No, no joke. I had sold a couple wholesale stuff like, a month ago, and actually, I sold them at boot camp. And, you know, I moved and I gave the guy my old address, thinking that I put a forward on my mail. No big deal. Right. But when you put a forward on your mail, it's only your person. So he sent it to my company. So the mail guy was like, oh, I had to send that back. And I'm like, where's my $3,000? So I got that check in the mail. Was that yesterday? It was yesterday. Yeah. So both happened. Yeah. My positive vibes into the universe worked out.
That's. That's amazing.
The positive vibe, Scott, you predicted that.
I just. I just had a feeling. I had a feeling it was gonna happen.
Yeah.
You know, you don't send out 1100 mailers and nothing happens in this Business.
No, it was. Yeah, it was weird. Even if you get responses that are like you're way too low or like whatever. But no, I got a few that were like, yep, just sign the offer. Like just standard, standard Land Geek stuff. Right? You just gotta mail and you just gotta market. So I'm gonna put another, I don't know, another, I think 800 out this week. Cause I didn't mail last week. Cause I'm still trying to clean up this list. But no, it's happening. So if anyone has money out there, let me know. I don't have enough money to pay for this stuff, so. Okay.
Good job, Forbes.
Proud of you. Getting there. We're getting there.
Alright everybody. Well, I didn't even see if we're live on YouTube. We'll just assume that we are, but we'll give this a shot tomorrow night and see how it goes.
Yeah, it looks like it's working pretty well. I'm looking at it on the. I shared it to the Land Geek Motivation wealth group. So that seems like it's working.
The Mac Daddy's got it all under control.
I like it. We'll see. We'll see what happens. It seems like it's working better than Zoom though, for sure. Are you using Restream to go everywhere? Is that how you're doing this?
Yeah, we're using ECAMM Live as the software, which is Mac based.
I think this has got more clarity and better sound myself.
I think it does look good. Like I really can get inside your teeth at this point. So that's. That's nice for me. Really? Yep, there it is. That looks good. I'm way in there. Good job, Zaino. Looks like you brushed. I'm proud of you.
Water pick.
No, that makes sense.
Yeah.
Good. Good job, Lara.
All right, everybody, join us. All joking aside, tomorrow night for Nightcap, 10:30 Eastern.
Oh, can I say something?
Yes.
About that. Okay, so here's what I don't understand. And I said this at boot camp, but I didn't say it to the right group. I said it to the VIP group. There's, yeah, whatever. 20, 30, 40, 50 people. However many people are at boot camp. I have no idea. And they're all like, I'm so hungry and thirsty for knowledge. And I'm like, you just tune in. Granted it's a crack of dawn, but just tune in and then ask these two monkeys any of your questions because they know the stuff. Cold like they know this stuff. So come to Nightcap and ask your questions because Bosman or Zano will answer it. I'll make fun of their answer and we'll go on to the next question. That's what we do. So if you're out there, it's like free coaching. Like why wouldn't you be watching?
I think we'll probably now that we're going to be able to this multiple platform kind of performance here. This is probably going to bring in. But will you get questions from the multiple platforms on your end, Scott? So if people want to ask questions tomorrow night or we still have to have the relay.
If somebody could possibly go on YouTube live right now and make a comment. I can see the Facebook comments.
Right.
I cannot respond to them within this platform typing wise. But yeah, I'm not sure. I think, I think we can see all comments and reactions from the platforms. That.
Would be more. Yeah. So this is gonna be really awesome.
Well.
Oh, it's live now. Yeah, I'm on it. So I'll put a. I'm such a dork. I don't even know how to post a comment.
Any other final land investing advice, Mike?
Land investing advice? Yeah, basically, you know, take, take action. We just heard Matt Forbes talk about the mailing, right. And massive action. And you know, you don't have to send out a thousand letters but send out a hundred. You just have to send out something and you have to do it consistently. If you don't, what's going to happen is you're going to have spotty results and then you're going to slowly drift away from the fundamentals of land investing until you say it doesn't work. And it's not that it doesn't work, it's truly that you're not working it. So, you know, you just need to follow if you do put out the volume that you need in mailing, you will get, you know, any volume, you'll get results. But the more the better. Same thing on the marketing. So if you're having lackluster results, there's only two things that happen really. We buy land and we sell it. So if you're having lackluster results on either side of that, send a whole bunch more mail out, a lot more mail or a lot more marketing. I mean, that's it. The rest of it is about scaling and about systems and automation and working less and how to fine tune and all that. I mean, that's, we specialize in that. But let's look at it, right? We buy land and we sell it. So if you don't mail letters, you're not buying land. If you don't send out marketing, you're not selling land. That's it.
