The Land Geek Spotlight

A recorded Land Geek livestream (Nov 7, 2019) featuring hosts Scott Bosman, Matt Forbes, and Mike Zaino. The episode mixes casual banter and tech troubleshooting with substantive discussion about starting New Year's resolutions early (recommendation: begin in November), using the 12-week year framework, and practical Q&A on wholesaling, deed notarization via LGPass, title company selection, and insurance/improvements. The hosts also announce the second annual Land Geek Lounge at the end of November (eve of Thanksgiving).

Matthew Forbes.
What's up, baby?
Hey, what's up, buddy?
Not too much, man. How are you?
I'm doing great. I'm feeling. This is very strange. This is the first time ever we started Nightcap without Mike Zano. He's running late.
I know. Cheetah.
Cheetah. Cheetah.
Cheetah is right. You know, he's gonna be mad. He's gonna be mad.
Well, the peoples can't wait. You know, there was allegedly. There was a human being who was like, where the hell are you guys? I think we had to get started. I think that's just the deal.
I think so too. I just hope he hops on here. I'm calling him.
He'll be here in a minute. He was fighting a fire in Haverhill.
I feel like I'm being unfaithful. I think I need to stop and we need to restart.
Wow. Are you cheating on him? Is that what's going on?
I feel like I'm being unfaithful.
Anyway.
Land Geek Nation, how we doing? Let's see what's up.
What do we got?
I'm trying to see. All right, we are live and trying to make sure we're live in the group here.
I'm on the Land Geek page. I don't see us, but maybe we're live. Who knows? Who knows?
I'm not seeing us either. We're live somewhere.
It looks like you. Yeah, it does sort of look like you.
Can anybody make some comments and tell us if we're live?
Yeah, no, we gotta be live, right? Larry Overstreet says, hey, guys. What's up, Larry? What's happening, baby? You know who I hung out with a bunch at boot camp was Larry Overstreet. And I was a huge fan. And I'm gonna buy an RV and he is gonna make sure that I don't get scammed. And it's gonna be awesome. So Larry's like, favorite guy. Yeah, it was good.
Larry, throw up in the comments. Are you in the motivation group or are you on the Lane Geek page? If you wouldn't mind, we may be having some technical difficulties here that I'm trying to.
No, I see us. I see us in the Land Geek page. So he says, Matt rocks. And hopefully the man knows what he's talking about right there. Ladies and gentlemen, Overstreet for the win.
He's not the only one at boot camp that said that.
Yeah, well, I get that a lot. I have a huge fan base because I'm so good looking and have so much Hair on the top of my head. It's pretty sweet.
You're so average in height. That's another reason you're so attractive to others. You don't make them feel like a snail at all. Yeah. I'm not seeing us in the motivation group, which is rather strange.
Oh, do you want me to post in that particular group? Would that be good? I can do that. Well, I see you. Be there in five. I saw that. That was good. What's on my mind? That's what's on my mind. Nightcap, baby.
All right.
How about that? Do you see us now? Oh, it just posted a link. Oh, that's interesting. Facebook.
Yeah, Land Geek page. Larry's on the Land Geek page.
Yeah. Land Geek page. Yeah. It was weird, right? So he did the notification thing to get there.
I'm thinking I might. Thinking I might restart. I'm gonna.
Well, okay.
What do you think? Oh, can you share it over? Share it over?
You can do that. So I just shared the link, but it didn't show up like a video like it normally does. Oh, hey, there he is. Look, Dad's home. Hi, dad. Look at that.
It was a long night. I apologize. We had an emergency.
Oh, an emergency.
I don't want to talk about right now. It's very sensitive. Let's go live.
We are live. Hey, we went live without you.
I can't believe it.
I told Matt I felt like. I told Matt I felt unfaithful.
He did. He was super uncomfortable.
I want to eat a peanut butter cup.
I didn't know there was candy.
Hold on.
Now you have my intention. This is exciting.
It's still almost Halloween. How we all doing? What's the topic?
We're doing great. We're having a little bit of technical difficulties because we're not live here.
We are. I just posted it in the motivation group. Obviously, what we've been talking about is your inability to be here at 10 o'.
Clock.
So now that you're here, I don't know what to talk about. So we got that.
Well, I'm gonna say I apologize, but I'm here and I am ready to rock this show.
All right, let's do it. What are we talking about today?
Straight Cats. Remember that? Rock this Town, Rock It Inside Out. What year spot?
Dude, that's way before my time.
That is before your time.
No, it's not. It's in the 80s.
Stray cat strut. Yes. Is that by. Is that the Brian what's His name band?
I don't think he'd like It.
When you call him, it's not Brian Setzer.
Setzer Orchestra.
It's not.
It's stray cats. It's 81. Like I said, early 80s.
Wow. Good job, dude.
All right, what are we talking about? It's 10:14. Let's get the show on the road. Haverhill Fire.
We're talking about New Year's resolutions, but make them in November.
There's all sorts of reasons. Yeah, we're gonna. We're gonna expound. We're gonna expand on this. And is okay, too.
We're gonna expound and expand all at the same time.
Yes.
You guys want to hear something scary? Yeah. Non Land Geeker is watching this for reasons I don't understand, but who's a friend of mine, and he is actually 6 foot 7. I think I'm slightly taller than that guy. Incredibly handsome, though, which is lovely. So, Tim McMahon. What are you doing?
Tim McMahon.
We love very tall exception. Exceptionally handsome men. As love Matt Forbes.
Yeah, yeah, exactly. So it's good.
Yeah.
Scott. Well, how do we get started on this topic? I think we were talking today, you and I.
Right?
Well, actually, we need to give Tate Litchfield a little credit because we had a call earlier today. We were talking about how well. And I'm going to expand on this a little bit as well. Have you guys noticed the trend in life where everything just gets a little bit earlier?
Right.
So, like, the Christmas decorations go up in stores on October 1st. And now, now, now this. This year I'm seeing Black Friday ads on November 1st.
I'd like to know what happened to Thanksgiving. I think we should really. Thanksgiving as a holiday. I know it's late this year. I get it. It's actually the fourth Thursday when it's almost never the fourth Thursday. But it'd be great if we could just get through Thanksgiving. Like, we didn't get through, you know, Halloween to get before Christmas. And I'm basically Clark W. Griswold. Just for the record, like, 32,000 individually blinking twinkle bulbs will be on my house. Like, we'll do it up. I'm an idiot when it comes to this stuff. I love it. But not before Thanksgiving, right? Give me my turkey. Give me my football. I want to fall asleep in a chair, comatose, and then it's Christmas. That's how this works.
I hear you. But since everything else is happening so early. Tate Litchfield touched on this today. We should all be setting our New Year's resolutions today. But really, if you think about it, there's a lot of good reasons why we should do that. So we have a whole list of reasons why you should be starting your New Year's resolutions today. What do you think?
Yeah, that's interesting. Tate. I'll tell you, Tate threw down some. Or maybe it was Mark, but on the. Whatever, the Wednesday afternoon call, they were throwing down some smack about getting ready for Black Friday and all the stuff you were going to do. And I'm like, oh, my God, I haven't even thought about that. And you guys are already on New Year's.
We're already in New Year's.
Wow.
You know what this reminds me of? Scott and Mark.
Scott who?
I'm Matt. How are you? Matt Forbes.
That was just to make sure our viewers are listening.
All right.
No, it's the idea of that. The anticipation of something as compared to when it happens.
Right.
Christmas comes, you get all excited, it's over. Thanksgiving's bubbling and it's over. And how about the fact that the process to replace your income.
Bring it.
Right? I mean, listen, the excitement is doing it. I mean, when it's done, of course, it feels great, but sometimes I think it's hard to actually enjoy the process. I mean, what. The things that you're doing that are going to bring about the result.
Okay. This segues into one of my first points. Right. So how. Matt Forbes, when do you typically. When does one typically make a New Year's resolution?
Well, if you've seen me before, I think we all know the New Year's resolution on the weight. That doesn't go that far. But no, I think you wait. You know, I try to wait till like, the 15th of January 16th.
Yeah, exactly.
Right. I don't actually. Just don't do them because I suck at them.
So the more ambitious people may enact their New year's resolutions on December 31st. Right. But listen, listen, let's start planning a little bit ahead here. If you start your New Year's resolutions today, it gives you time to plan. There's no rush, Right. And you can, you can set clear, actionable, defined goals prior to January 1st.
I mean, do you like, then. Do you like, set all these goals and then you're like, yeah, it's cool. I'm not going to do anything. Like, do I not have to get on the peloton until January 1st then?
Not at all. No. You got to start early.
You got to have the micro goals. You got to have the 20 you're going to.
That's it.
The small victories. And I think that's the big part about the 12 week year, right? Matt Forbes. The small victories, they're going to lead to the bigger successes.
Yeah, yeah. I mean you were talking about like enjoying the success to replacing your income.
Come on, man, enjoy it. I challenge you.
I'll let you know, Zaino, But.
I.
Know I'll get there. I think I seek enjoyment in the fact that I know I'll get there. Does that count?
Well, you know, the struggle is real. Truly, right? The struggle is real, but it's truly rewarding. And if you were to look back, it's like anything. I mean, when Christmas ends, it's over. The presents are opened, everybody's sitting back going, oh, my bed is so full of that meal. But there are true joys in the anticipation of.
Yeah, agreed.
Wrong boss man. Boss man. Am I wrong?
Not at all. No.
Who's the guy at 300?
Who's the guy in 300?
The movie?
Yeah, yeah, he was in. P.S. i love you, Gerard. What's his name?
Butler. Drive Butler look going on with that beard. I like it.
Thank you. I know my muscles are about as big as his too.
Complimenting mommy.
You got a Clooney? Clooney. George Clooney Butler combo.
Thank you. I appreciate it. All right, Elisa, she's chiming in. She's helping you, Zaino. She's saying, why wait? Why wait? You can have a resolution to improve today. And here's another point, right? Waiting till the new year is procrastinating. It really is. But you're getting that time of year where people like, ah, I'm gonna hold off on, you know, I'm gonna hold off on the cheeseburger starting January 1st. And until then I'm going to indulge. Or I'm gonna hold off on the spending starting January 1st. Until then I'm gonna go crazy. Or I'm really going to kick my land business in gear on January 1st. I just came out of boot camp. I'm really excited. But I'm going to wait a little while.
Don't future date your success.
Yeah, the cheeseburger thing makes sense. I like that move. But the land thing doesn't make sense. Like literally eating cheeseburgers until January 1st and then stopping, that makes sense in my brain. But not doing the land business until then, that's just dumb. Like that doesn't make sense. Which means I'm pretty screwed up. It's okay, you guys can admit it. It's alright.
Another cheesehead is present. Joel Lemke is here. Hey, Joel, nice to. Nice to see you. Joseph Aboussi. Is here. Why do today what you can put off till tomorrow? That is not. That is not the moral of this, of this particular nightcap episode. Joseph Obousi, you're fired.
Yeah. As long as you mail in Margaret, you're fine. Come on.
So.
No, but you're right. I mean you gotta like the question is like, are you gonna intentionally, in all seriousness, right. You know, is that is your New Year's resolution, right? Are you gonna be intentional about it and do you really believe it? You actually gonna do it or are you just gonna say it, go to the gym for three days and then be done?
Are you going to be intentional about it? Are you going to be.
I think the New Year's resolution kind of points towards the power of the 12 week year. What the 12 week year really does is compress your life into a bunch of New Year's resolutions, Right. So you can stay really focused on them.
Yeah.
Matt Forbes, talk about the 12 week year for those that are watching who don't know what it is, because I know that you utilize it very faithfully. And the interesting thing is the 12 week year really kind of mirrors your and other people's boot camp journey. Boot camp attendance.
Yeah. Basically, if you're a procrastinator like moi, 12 week year is perfect, right? Because what you're going to do is you're going to procrastinate most of the year and then go get it done at the end. So if you're going to do that, then cut out all the procrastination and slice your year up into four 12 week years. Even though I swear it's 13, but whatever, right? Four 12 week years. For us in the land business, for everybody who's out there, if you're smart enough to pull a mimi, you modify your 12 week year to just go boot camp to boot camp. And so you go to boot camp, you've got all of these things done in 12 weeks. Not a lot of time. It's really not. When you come out of the list of things you need to get done of boot camp, the kind of list that I come out of, it takes like 10 weeks to get it all done. It's a lot, right? And then you're so much further ahead. You're so ready, you're kind of burned on all of it. And then all of a sudden you go back to boot camp and you're rejuvenated and you're ready to go. So you can do it in any part of your life. It doesn't need to be land, right? But you break it down into these smaller chunks and you get a year's worth of work done in 12 weeks. It's crazy how it works. It's a really good book. I think they give it to you in the coaching program. I had already bought it, so I declined it. But it's a great way to.
It helps narrow your focus. If anybody has worked for a larger corporate organization, we all have these annual goals, right? You sit down with your boss and you come up with these annual goals and your raises based on those annual goals. And, oh, look at me, I'm shooting for a year from now. Well, hey, in your land, business, or in life in general, you take that 12 week year and you shoot for a really lofty goal three months from now. But listen, New Year's Eve is only a month and a half away. So cut that in half. Let's do something before January 1st, right? Let's buy and sell what, a property a week between now and January 1st. Zano. What? You look like a. What's going on over there?
Because I want to tell you, I'm writing the sequel to the 12 week year.
Oh, really?
Oh, boy. Yeah.
What's it called, Mike?
Who's Afraid?
The Three Day Week.
And this is where, like, you end up talking to these.
So it all breaks down for all.
The real people out there, right, who haven't, like, you know, quit our jobs and are, you know, just loving life, man.
Come on, you can do everything you need to do in three days in one week.
No, I can't, man. Dude, I made 401 cold calls today.
Today.
I could not do 15, 1200 in three days. Couldn't do it.
Challenge you.
I challenge you.
I actually could. I made 1100 ones using connect and Sell, so it is possible. But three days? No, couldn't do it. I barely can get done what I need to get done a week into my real job. It's crazy.
We digress. But I like the title of that new book, Mike. I'm looking forward to that.
Will be the Two Hour Day.
There you go.
Tim Ferriss. Yeah.
Oh, my God. All right, so before we continue our discussion about why it's good to make your New Year's resolutions today and to start enacting on them today.
You love that little Wisconsin accent of the day.
We have. We do have a question.
Yes.
And this is. This is from Arlette Conway. You guys remember Tom and Arlette from boot camp. The lovely couple. Tom flipped houses forever. Arlette is the. Arlette is The. She's the Excel goddess, right? She. She knows Excel back and forth.
We both know Arlette and I know that Excel is poetry, and she'll agree with that in the comments.
Sells poetry. So I have a question from Arlette and I'm gonna post it in the group. Jeff Jones is here. Jeff, I hope you're enjoying your scotch from this evening. Here is Arlette's question. Oh, there it is. Hold on. Are there. So she's talking about wholesaling. Are there guidelines when buying wholesale within the community? Can you still make a 7 or 15 or 30 day offer to the seller? What are the expectations of a wholesale seller? Tom. She's calling out Tom here. Tom likes to make offers and then do the due diligence. I don't want us to ruffle any feathers if that's not acceptable. Can you advise?
So you mail a letter traditionally to a normal seller and you're gonna say, hey, listen, we need a few days for due diligence. Now you have a wholesaler and you're gonna be able to kind of lock it up and have a week to investigate it. That's a good question. What do you think, Scott?
I think a week to investigate it is more than appropriate. I mean, you still need to do your due diligence on these wholesale deals. I mean, Matt Forbes, I like, he's my buddy, but if I'm gonna purchase a plot of land from him wholesale, I need to make sure that the T's are crossed and the I's are dotted.
Please. When I send you wholesale deals, I not only send you the land. Geek due diligence and. But I even send you the title report that I have done to make sure I have.
You know what I don't have, though? Do you know what I don't have? Drone footage. You did not provide me with drone footage.
Come on, we know you own a drone now. Temporarily.
What kind of wholesaler are you? Matt Forbes?
It got returned. No. Yeah, I didn't. I have had problems with the footage. I did get them onto my computer, but turns out taking about an hour of drone footage, just so Everybody knows in 4K is. It's a sizable file.
Yeah, you need a new hard. Yeah. You need a new computer for that?
Yeah, my computer, it's broken up into like 17 things. But my computer, it's like, what are you doing? You're no blue. Blue screen. You're out.
Anyway, so anyway, back to. Back to our. Let's question. I think it's. It's more. It's more Than reasonable. Arlette to. I think a seven day window for doing your own due diligence is more than reasonable. But it also does depend on the information I think that the seller is giving you. So if they do have a due diligence package. Thank you, Matt Forbes. If they can, if they can, excuse me, if they can document for you or demonstrate for you that there are no back taxes and liens and that type of thing. If they have a nice marketing package for you, pictures and that type of thing, it really shouldn't take seven days. And I think within this community, the other thing that you have going for it for you is you can really trust the other people in this community because no one is going to take advantage of you.
Say no trust but verify. Any wholesale deal is nothing more than an accepted offer. And accepted offer, you do your due diligence.
What if it's for me though?
Well, you know, listen, generally speaking, generally speaking, our lack. Great point. Any wholesale deal is nothing more than an accepted offer. Do your due diligence, trust but verify.
Yeah, we were talking about this on the roundtable today, right. Somebody had a similar question, not so much of the time it takes, but about selling a wholesale deal before he had bought it. And a lot of different answers came out of that. I don't like to do it because my reputation in the community is worth more than five days.
Explain that a little further. What's that question?
So the question of the roundtable was I haven't bought this property but I want to go wholesale. It like is that okay? Right. And so I took a very aggressive stance of like, I don't do it because I want to. I would be way too concerned about my reputation. I mean it's a small group, right. I mean you can't, you know, you can't screw up too much in the group. You want to do a good job. But you know me, he had the opposite. He was like, I do it all the time.
Like this man. Yeah, you got a property and I'm closing.
You're talking about pre sellers, that type of thing?
Well, yeah, I mean that's what the group. That was the group consensus was. As long as you're being upfront and honest with people and you're telling them you have a close deal, it's not a big deal. Which I agree with. Right. I don't think there's anything wrong with.
That.
Property I'm closing on. Anybody interested? Here's the details. But yeah, misrepresenting is not a good idea.
Yeah, yeah, I Don't know about the. You know, just go back to our last question, right? Like seven days, you know, no problem. But I don't know about 15 or.
I think seven days will be a lot, Scott, myself, because, listen, if you have a sale deal, you know where it is. The reason your interest is probably because you have a buyer's list there. Or maybe you're new, right? But still, it doesn't take that long to verify the details. One day. One day. You can verify the details.
Yeah.
It could be a couple of days, but I'm with Mike. Like you're buying a wholesale deal. The wholesale thing is fast, right? That stuff should be done. You're assuming, Mike, right, that you've done the whole. That you've already done all that work and that due diligence is ready to go, and it's four phone calls to verify the important things and then off to the braces.
No, I. I agree with you guys. I agree.
What's the sound?
I was uncomfortable.
That's the sound of speed.
Yeah, I love speed. I totally agree with you guys. I. I was just saying earlier, I don't think seven days is unreasonable. But the more I think about it, I think really it's not going to take you long to do your due diligence on those on that property. So one or two days, you're good to go, right?
If I'm selling wholesale deal. Right. If you were like, hey, can I have seven days to look at it? I'd be like, no problem. But I'll probably sell in the next.
Yeah, exactly.
Yeah, Wholesale.
Real wholesale is. Hey.
Aggressive.
I think I got a bad Internet connection here, boys. But I do have to say it.
Could be the beard.
You think so? Slowing things down. No, this thing only speeds things up. Really. Look at this thing.
I'm gonna call you. It's okay if I call you Gerard for the rest of the show, please.
I'm just gonna call you Butler. We have any other questions out there? So you guys got access to Butler's? Looking buff, these two guys. I don't know what it's worth, but.
You know, answering the questions. Matt, do we have any?
Do we have any. I got it.
I got it. I got it.
We did it. I want more.
Larry says there's a pretty bad echo on the feed. That's probably me. Do you guys hear me?
Okay, well, we're gonna blame Scott, okay?
You're all messed up, Scott. Like you're talking. Well, after. Your mouth is moving. It's all screwed up.
Let me give you an example. Hey.
I think Forbes. I think Skype may be slowing my computer down.
Oh, my God. That's absolutely shocking. Wait, Skype is using all your memory? Oh, my God.
Where in the world is Larry Overstreet?
I'm guessing still Arizona. I'll go with Phoenix.
I'll go with. I'm going with Mesa.
Mesa. I'll second that.
You can't second it. You gotta pick a different area, April.
But I just did second it.
But I did.
So you guys hear me now? Is that any better?
It's actually horrible.
You're speaking wicked fast now. You're like a bad translated Chinese kung fu movie. Which is amazing. Maybe I like more like that, actually. And to ring race. Why do you need 4k?
Why not?
Why wouldn't you use 4k?
4K.
But I don't know what it is because I don't know. The drone.
What am I missing with this 4K?
The drone footage.
Drone footage. Yeah.
Well, he's, you know. Hey, we're just happy that, you know.
What if Ray Reyes doesn't need 4K? I mean, we're gonna do what he does because he does some pretty amazing stuff.
Yeah. Like, he's the man, and I don't.
Know what I'm doing.
And it came, and the 4K toggle was on, so I left it there. I mean, that's. That's the extent of mine. Let's be thankful I didn't crash my truck. I think for everyone who knows my story of being out in West Texas, let's be thankful that I didn't die. It was bad. So when you're driving to your property, you know what you don't do? You don't drive the rental truck about 60 miles an hour down a dirt road, because occasionally there's a bump. And when you hit that bump, it's a full.
It.
You guys hear me? Oh, what happened?
Take the stairs.
Take the stairs.
By working.
It's amazing. And. And basically it can't hear anyone but Scott.
Hold on. I'm gonna. I'm gonna stop and restart. We're having issues. Oh, wait. Now we're back. But Zano's gone. What?
You kicked me out?
No, I didn't kick you out, but you're not on the. Why is that? That's really strange.
Oh, this is the guy who procrastinated on purpose. Matt, folks.
I know it is.
That's why.
That's the book I read first.
Hold on, everybody. Give me one second. I don't know what's going on. Huh? Hold on just a second, everybody. I'm working on. I don't know what happened. Larry Overstreet is northwest of Phoenix, out past Lake Pleasant. There's Zano. Hey, buddy. Yeah, we're live. I don't know what happened.
Well, we were just distilling some crazy wisdom, so I'm not sure if it got conveyed to everybody.
So what happened was, for some reason, everyone was muted except for me. Then I lost you guys, so. But you're both back.
We forgive you, Gerard.
And we have some. Everybody throw up some comments. How am I sounding now? How's everybody sounding? Right there. Wow. What's that sound?
Matt, get the odd man out.
Yeah. Thanks, guys. It's awesome. I really like your stuff.
That just revealed a great Christmas present from that Forbes.
All right, so anyway, get back to what you're talking about, Forbes, about Take the Stairs. Because you're talking about how amazing that book is.
So the book is so good that I started listening to it right after I listened to it. I'm on my second reading of this book. There's a bunch of principles that are in there, but it's like you have to. In order to get ahead, you have to focus on what you want. We all know this, but it gives you permission to basically do a sprint to double down, triple down, quadruple down on really what you want. Because it's not going to be forever. It's just going to be for three months or six months or whatever it is. And so I have been time blocking like an animal, being very protective of my calendar at work and really trying to exercise the principles that are in this book. Take the stairs. And I know I'm in a three month sprint to finish automating this land business and I'm going to town and I'm just creating assets, hiring more VAs and outsourcing everything that I can to get this thing.
I found that many of these wonderful books could be summarized in a sentence. Please summarize.
No, you can. On his other book. His other book.
Summarize the first one then.
What's that?
Procrastinating on purpose. One sentence.
Go put stuff off that you don't need to do until later and get VAs and outsourced out. That's progressive.
It's automate, delegate, eliminate. It perfectly applies to our business. It's a great book for people.
If you haven't read that book, retake the stairs first and then read. But they're there. The two of those are a one, two punch that you can't Miss, It'll solidify everything that Landy could talk about. For sure.
Who gave you that tip, Matt Forbes? I don't know.
I heard it on the podcast. It was the one only Scott Bosman.
Bosman or Bosman.
No, it was not. Bossman.
Hey, buddy. Oh, thank you. My son just delivered me a drink. Oh, it may be time for the refill segment.
Yeah.
Refills for everyone except Zano.
Yeah, yeah, he doesn't get any.
No refills for that guy.
Take a look at this. So take a look at this.
Oh, what do you got there, Matt Forbes? Look at that. It's not focusing. Not focusing. There you go. The Manhattan in a bottle.
Yeah, Manhattan in a bottle. I have not tried it.
Quite. Quite tasty.
All I know is that this Glenn Lovett is not empty yet. And when it's empty, gone. But until then, I'm drinking it.
That makes sense. Everything you just said makes sense.
All right, so I got more comments.
Okay, what do you got?
More comments and questions. All right, ready?
Hold on. Before we get to the question. Right. Grab a cocktail, right? And do a little refill, right? Yeah. Okay, so if you're working half as hard as I am this week, you deserve a cocktail.
So drink up, because that guy's been working hard.
I've been working hard. I've been busting my butt. Yes. I'm doing this thing. All right, questions.
Let me see here. Oh, Taylor Kamal, if there are three or more people on the deed siblings, and they all live in different states, how would you write out the deed in LG Pass, and how would it get notarized correctly?
Oh, good question.
Scott Bosman is the LG Pass master.
All right, so how to be written out in LG in LGPass? Well, under the. Under the. I can't remember the. The term for it right now, there is a field for the deed titling. That's not gonna be an issue. But the issue is going to be the signature sheet. So what you may need to do, Taylor, is create three separate notary signature sheets. And basically you just send one sheet to each sibling. So you could easily do that on, you know, create a deed with LG Pass. You'll have one signature seat with that. You just have to add a couple other ones for that so that. That shouldn't be too much of an issue. But the easy thing is that you, you know, if one sibling's in Florida and one's in California and one's in South Dakota, you just send one organization sheet to all of them along with the COVID page and get it out, get it notarized, and they scan it back to you and there you go. Good. Done, done, done and done. All right, let's see.
You might need the original, depending on.
Yeah, all right. Ed Ellis says I'm getting as gray as him. Thank you, Ed. I appreciate that. That's so nice of you. My wife loves the grape. Not. She does not love. Let's see here. Aaron Bossman joined. Hello, honey. Jeff Jones says I sound like Aaron Rodgers trying to call an audible. Omaha, Omaha. That's funny, Jeff. I like that Larry Overstreet got the audible version of Take the stairs just now. Matt Forbes, at your recommendation, which came from my recommendation. So really, I am the grandfather recommendation for that recommendation.
You haven't even read the book yet. I don't know how you feel good about saying that. Okay.
But you found the author because of me.
I did. And I gotta tell you, I have been thinking for the last six months that even though I worked pretty damn hard, that I was missing something. And this book totally filled that void. So even though you don't deserve it, I will give you all the credit in the world because that book is going to change how I do things. So you can have the credit. I'm in.
Aw, you're so sweet.
I know. I like back end compliments like, yes, you can have it.
All right, let's see another comment from Jeff Jones. So my new year's goal is to name my land business DBA by January 1st. Jeff Jones. Name it tomorrow.
Yeah. Why would you name it by 5pm Eastern Standard Time on 11 7?
Also, I am looking for an insurance company recommendation for a general umbrella policy and policy limits that people use as someone wanted to buy on terms for me. Build a yurt a road and drill a well. Yikes. Okay, so a couple things on that. I think you can get an umbrella policy with a number of agencies in probably your local area. Jeff. But let's talk about people who want to build a yurt, a road and drill a well. Zano, are you with us? You all right? Checking your mic. Mic.
I just want you to know that we got it. Just didn't laugh at it.
Oh, because I was so funny. I know.
Yeah.
No, Zaino, what about people that want to build a yurt, a road, drill a well? What are your thoughts on that?
Well, I tell you that there are some people in our business model that will say, no way. And there are other people who say, go for it, Sonic. Honestly, you know, I know most people probably Defer to no bill until paid in full. But I know people that will say, sure, go ahead, do what you got.
I think, I think it's a case by case basis. I think it depends on how much money down you get. I would have an umbrella policy in place if you do do that, but typically my policy is no improvements on the land until the land is paid for. Matt Forbes, question, answer, comment.
You want to go put a well in on land I'm in.
I agree.
I have a well, a house I'm not cool with. A yurt I've never even thought about, but like a yurt, like we could just light that on fire, go away. So I'm probably okay with. But definitely not like a structure. But yeah, like you want to come and like put a fence up and build a well. I couldn't be more on board with that. That sounds great.
Yeah. So, but here's, here's the thing. Like, how often does this happen? And really, in the hundreds of deals that I've done, I've had one guy call me to say, scott, can I have a guy go out and perk it? And then I've had one time where a guy started living on my land without talking to me first. But so what's that? A 1% scenario?
Less sub 1%. 1%, yeah. That's a fringe case. Like, you know, don't get caught up in the, in the, in the fringe cases. They'll, they'll ruin your mind. They just don't happen very well. Not a big deal.
Awesome. All right, we have a comment from Shane Idalla and then we have a few more words of wisdom to impart upon the community about the New Year's Eve. Is the New Year's Eve resolution in November? New Year's in November? November.
November.
It's time for the Boston Legacy segment.
Is it November?
Yeah. All right, here we go. Shane Idalla, when you use a title company for a deal over 5,000, do you use the same title company each time or does the title company have to be local to the area where you are purchasing the land? Also, any idea on what to expect to pay a title company?
I use different title companies based on location myself. So if I have one in Texas, Nevada, I use a different one than I will in Florida. I think that typically it goes in tiers up to like 50,000, I think. But anyway, you can expect to pay around $1,200 for a title policy for most of our land deals that we'll do,100.
Yeah.
Now we Know where Mike Xana was working? Texas, Nevada and Florida and about six other states.
So come on, that's the only worry. Selling big cash deals.
I love you, dude. I'm just giving you a hard time. You know, only 20 people watch this, so we're fine. But listen, there's no scarcity in this. None, none, none, none.
I'll tell you where I'm working, what states I'm working. If it doesn't make you great investors to know where I'm working, you have to execute. That's the beauty of flight school.
I'm going to throw that out there.
Because knowing is one thing. Executing is a whole other animal. Scott and Matt, hey, we all know how to do a lot of things. Do we execute on those things though?
Yeah, it's totally like the personal trainer thing, right? I mean. Matt Forbes.
Yes, sir.
If you and I had a personal trainer, we would likely meet our muscle and weight goals for the first 12 week year of 2020.
I think that there is a good chance that if I had a personal trainer that I would never meet my ultimate weight goals, even with.
But.
I would tend to agree with you. If I had a coach, it would go better.
How about a land personal trainer? MATT Forbes.
Personal trainer. I have a team of them. Why do you think I'm in this business? Do you think I can figure this crap out on my own? What are you talking about? You kidding me? I've got Tate, I've got Mimi, I've got Eric. I've got you two. Animals.
Animals. Animals.
Good, Mark.
All right, so let's talk. Let's wrap this up. We've been on about an hour. Let's talk about a few more things that you can do to enact your New Year's resolutions. Today, do we hear your New Year's resolution? What's that?
Are we going to hear your New Year's resolution?
Going to hear my New Year's resolution?
Yeah.
I gotta plan them out. I mean, I've been thinking about a few things. Right.
All right, so this is really just forcing the community to think, why don't you wait?
Why would you wait? Why would you?
Okay. Yeah, I like the concept. Don't get me wrong.
Waiting until. Waiting until the New Year's procrastinating, right?
Yep.
Yeah.
Get on that horse.
Listen, we're all gonna come back next week, including the audience without New Year's resolutions.
The what audience? Wait, wait, wait. Time for the Boston Legacy segment. Here we go. You know what I said? This is. This is where Scott Bosman Spells a word and Mike Zano says a word incorrectly. Here's my favorite Boston Lego word of the week.
Cheetah. Never play cards with a cheetah.
I think we should go back to the audience one. That was interesting.
So here's the word of the week. You ready?
Yes.
Word of the week.
A, U, D, I, E, N, C, E. Audience. That's not how you said it a minute ago.
I know how. You have to use it in context.
Audience.
You said it so thick that audience from Boston I couldn't understand.
Listen, I'm not sure why I even said the word audience.
Audience.
It. I don't think I said the word audience.
Audience. Next week we're all going to come back for the audience and we're going to months. What are what our New Year's resolutions are. So. Matt. I want to hear it. Scott. I want to hear it.
Scott.
I'm gonna tell mine and the audience is gonna bring theirs up.
All right.
I like that.
We can do it.
We're all gonna be ready for 2009. 2020.
Yeah.
Next week we're gonna be ready for 2020 in 2019.
That's an interesting theory. I like it. All right, I will have my goals done. Maybe not really a goal, though. It's more of a resolution. So it's different than a goal?
Not really, no.
As long as it's changed, that's positive. I don't care if you call it a resolution.
If you say my resolution is to lose £90 by March of 2021. What?
What are you throwing out numbers for?
What are you talking about? It's just an example.
80, 70.
It's an example. Rick.
Hey, Gods with a cheetah. Alright, so are these like smart goals? Are they like that kind of goals?
Smart goals. What's a smart goal? Matt Forbes? Tell me the acronym right now.
Specific, measurable, attainable and time sensitive.
You missed R though.
Oh, are you going to the mall later? R. I don't know what R is. What's R?
Realistic.
Realistic. All right, so what's the right one? Right, because her boy, our boy Grant Cardone would like pooh pooh your smart goals. So let's hear it. Why smart goals?
Why would he poo poo our smart goals?
Because having realistic goals sets the bar so low.
Oh, I got you.
Realistic or realistic?
I do agree. I think the arc. I agree with specific, measurable, attainable. Well, I don't know.
It's the attainable one that's the problem. Right? Because then you put your goal here and you do the effort to get to here, but if you did the goal up here, you would have to do the effort. You wouldn't hit that goal, but you'd still do way more because your action dictates you, if you would have to. So you have way more action and therefore you get further ahead. But, yeah, I don't know. I go back and forth because I have for this business, and I'm like, sometimes I'm like, they're too big and they're. And they just don't make sense. And then other times I'm like, no, they need to be like that. So I don't know which ones are right.
Yeah, I think there's. I think there's a trade off. I think it's. It's great in this business to have really lofty goals, and it's great in this business to have really realistic goals. I think we're going to come up with our own acronym.
Yeah.
Larry Overstreet, you are on fire. Fire. Relevant. It's realistic. But relevant is good.
I like relevant or realistic. Oh.
Ooh. Well, we can morph that R. Relevant is pretty cool.
We're going to morph the. Ah. Ah. We're going to morph it.
I would tend to believe anything that Larry Overstreet said. So I'm going with Larry on this. And I do see it being named as relevant. Yeah, I think it is relevant, but they're almost the same thing.
All right, I got two last things to say, and then we gotta have a toast. Matt Forbes, you're in charge of the toast tonight.
Okay.
So I think what's really helpful in this business and in life is you need an accountability partner, right?
Yes.
So if you have an accountability partner and you, I don't know, you talk about your New Year's resolutions with that accountability partner, and you have a weekly call with that person, maybe a daily call with that person, maybe a daily voxer conversation with that person. And you keep them accountable.
Well, three or four or five.
Or three or four or five. I mean, how powerful is that? Matt Forbes, you have an accountability partner. And John Burnett. Now that's a beautiful relationship because it's accountability, it's friendship. But you guys are helping each other move your businesses forward. Mike Zaino, you are my accountability partner, without a doubt. We talk all the time about land.
I say that's wicked cool.
If you don't have one. I will say that it probably was the thing that really kicked off my growth in this business was just talking about it with somebody else. Besides Tate. Right. Who is my coach. It's just different when it's somebody else who is struggling. And Handsome Rob and I are good because he's way further ahead of the business than I am. So he can help me with the structure, things like that. And then I yell at him. And so, you know, and I think he needs that. He may disagree with that, by the way. Maybe we'll get an answer.
But you yell too much.
I yell a lot.
You're a yeller.
You yella. You're a yeller.
Well, here's the thing. Like, I'm just. I'm not going to put up with your crap. Right. Don't sit there and see where I'm not. I won't put up with it.
Who yells at you? Specifically, who yells at you?
Dude, who yells at me?
Yeah.
Have you met my wife?
Ah, yes. I could see her right now. Like, that was funny. You missed it. You missed it. That was funny.
You know, if you've met me, if you've met me at any of the boot camps or I know you and we talk. I'm pretty brutally honest with you and I'll tell you your flaws, even if it makes you not like me. I don't care. That's not a concern that I have in my body. So that can rub people the wrong way. Whatever.
The Godfather is here. Mark Podolsky has tuned in.
What's up with the Echo? That's what he said.
Mark, we're having some issues tonight with the ECAMM Live and Skype and rstream and my computer and the Wisconsin weather. There's just too many variables going on that are contributing to Skype stocks.
There's that as a platform. God awful. So it could be that.
Yeah. It's not belive though, I'll tell you that much.
So terrible.
Mark, we're coming back next week with our 2020 New Year's resolutions. We're doing a month early because we're.
Not going to wait six weeks early, seven weeks early. None of this wait until December 31st to start our New Year's resolutions. We're starting them now. Cheers. Matt Forbes, you have a toast.
I have a toast. May the saddest day of your future be no worse than the happiest day of your past.
That's a conundrum.
Yeah. There's another one that I was going to use, but I don't like the end here. But you'll like it. May you have the hindsight to know where you have been. The foresight to know where you are going. And the insight to know when you have gone too far. I don't like the insight one, and I would change it, but I look for it, too.
I like the first two a lot.
Yeah, I know. That's terrible, right? That one's horrible. Anyways.
All right, well, hey, everybody. That was a nice, nice discussion tonight. We talked about New Year's resolutions. We talked about what? Lots of stuff. We had a lot of viewers tonight. At one point, we had like 24 viewers.
I think next week we're going to plan the musical.
Yeah. I have a lot of friends, actually, who are not land investors. Come in, because I think I copied and pasted that video. And so it looks like I went live. And so a lot of people that I know now know that I do this business but did not know that prior to the last half hour. So that's interesting.
That's interesting.
I don't care. But yeah, that was weird.
Mark Podolski says, and we'll close with this. I love it. What's the deal with I'll start Monday or I'll start January 1st? Money loves speed. There's no time like the present. One last thing. Every day is a new start. Start. Every day is a new start. Wake up tomorrow, it's a new start. Kill it.
Are you mispronouncing that word?
I'm pronouncing it kill it just fine.
We talk about it.
Yeah. Thanks, guys, for a nice nightclub. We'll see you. Oh, let's. Let's throw one last shout out. Let's throw out one last announcement here.
Yeah.
At the end of November, we will be having the second annual Land Geek Lounge on the eve of Thanksgiving.
Oh, yeah. It's going to be, like, hours long from.
I think it's. I think it's 7 Eastern till 10 Eastern. What, three hours.
It's pretty huge. Matt Forbes.
Oh, my God. I think I have a cake in the oven on that day. That's a long time. What are we going to talk about?
Matt Forbes. It was amazing. Last. Last year, for three hours, we had continually. About 40 people in the room, in the zoom room, and we just talked land the whole time.
That's awesome.
And Scott Todd came in. He, like, parachuted in. Yeah. He imparted his land wisdom on everyone.
And parachuted out and parachuted. That's awesome. Well, that's kind of cool.
So the second annual Land Geek Lounge is coming.
One thing to say about Land Geekers, right? We love talking about land. No doubt about it. I like it.
We love land.
Yeah.
All right, fellas, I could talk to you all night, but I gotta go to bed. I have a day tomorrow of land deals and sweatpants and my dog cuddling on my lap.
Okay, that's a lot of refills.
Ray.
Ray, no comments about anything. Cuddling on your lap. So we'll just let that lie right where it is. And for that, we thank you.
Thanks, guys. Thanks for coming. And I look forward to hearing your. Your November resolutions next week.
Yeah, let's try to make sure that we send a box out, like, maybe Wednesday morning. Letting us remember that we need to do that. That'd be good. Just saying.
Sounds good.
Not saying. Just saying.
Thanks, everybody. Have a good night. We'll talk soon.
Peace out.
