We're live. Mike Zano.
God bless, man. Song's playing.
Do you hear it? No. You miss it, don't you?
Yes. Put you in the mood.
It does put you in the mood. That's why. That's why you're so subdued on Nightcap lately. You don't hear the intro music. You're like a different Mike Zano on Nightcap now than you were a year ago. Must be drinking less.
How you doing, Scott?
Mike Zano. How you doing, buddy?
Doing well. We just had a great webinar for people interested in flight school, and we thought we'd pop on here and say hi to the group on a nightcap.
Who are we and what are we doing? What are we doing here?
Well, we love to come on once a week, have a couple cocktails and talk about land investing.
Exactly right. And tonight is. It's very, very sad night because I had no. I had enough for just about one finger of whiskey and it's gone already. And.
Friend always said, you got to have enough for two fingers.
I know. Yeah. There you go. Nice. I like that. Larry Overstreet. He is the most faithful nightcap watcher. Where in the world is Larry Overstreet?
What do you think, Ohio?
Oh, you're way off, I'm gonna guess. Oh, I know he's out west, so I'm gonna say he's in Oregon.
He's in Oregon. Is he coming to the boot camp? Is getting ready to wind his way down there.
I don't know if he's gonna wind his way down to Scottsdale or not. I hope so. I hope he. I hope he does. Next boot camp, you're in the VIP room, Larry. You gotta get there.
So when is the next boot camp? Where is the next boot camp? I want to go. I'm a guy that wants to go, hypothetically speaking, because I am going. But where is this, Scott? How do I go there? How do I get there?
What is boot camp? Boot camp is. It's an amazing event, isn't it? How do you even describe it? It's a three day deep dive. It's a deep dive into land investing. Right? It's full of. It's chock full of information regarding land investing. New tips and tricks for land investing. Mark takes you through the entire anatomy of a land deal from the beginning to the end. And you walk out that weekend, as Mark says, the land investing cobwebs have dissipated. You're ready to take action. And not only that, it's an amazing networking weekend. You know, you get to meet Scott, Todd and Mark Podolski and all the lane geek coaches. And you get to meet a lot of people whose lives have been changed by this business.
Boston's there, I'm there.
I'm gonna be there. I booked my hotel today.
Awesome. You know, it's all day Friday, all day Saturday, half day Sunday. Mark is full of energy, going through a deal flow process. It's just amazing. And you get a true sense of our community. You get to grill the geeks, ask questions to people who are doing the business of various amounts of times. It's just really fun. It's really informative. It's really helpful.
Really informative. Really helpful. People come back all the time, which says a lot about our community, I think.
Yeah. So how's we get this talk? We were talking about Larry Overstreet coming to boot camp. We hope so.
Yeah. So the next boot camp, you would ask, when's the next boot camp? Why do we have it? Where is it? The next boot camp is October 26th through the 28th in Scottsdale, Arizona. And how do I get there? Mike?
Toolkit Flight school. Anyway, we don't just sell tickets to the boot camp. It's not like that. They're for people that work with us. It's a benefit for those who are working with us to help understand the business better.
I love that and I think it's very high value.
This is the. Oh, you can't see it. I got the Larry Overstreet inspired microphone.
Are you serious?
Well, he sounded incredible. First time. He even had like the shield in front of it and it was like I felt like I was on his podcast. Like, it was just like, wow. He took it to another level that night, didn't he?
You are upgrading, my friend. Well, you really are.
I don't have lights like you.
Right.
How'd you know? Right in queue.
I don't even know what happened just now. That's so weird. Here, hold on a second.
It's like I made that happen.
That doesn't look good at all.
I'll try to see if we have any questions.
There, that's better.
So we had some really nice. Well, actually this week. This week, yeah. We had a new release that's coming out. Something that Mark has created that's going to be incredibly helpful to everybody who's interested in land investing.
Yeah, you know, we talk about this a lot. One of the reasons I love this community is because Mark is continually putting forward new content and so are the coaches. So Scott, Todd and Mark's not stopping. He's re. Energized. He's ready to go. And he released a couple of cool things this week. First one, which I really love, and it's gonna be dripped into the Facebook group here the next little while, a couple weeks probably. He's doing a series of frequently asked questions. And these are going to be video montage, video sequences. And basically he's going to talk about a frequently asked question and answer that question in detail. But then he's going to flip it on you and he's going to say, but here's the question you should have asked, which I love.
Yeah. Faqsaq.
Faqsaq. It's coming out next couple weeks. Should we give people just a. We don't have to talk about them, but should we give people just a preview of the most commonly asked questions that you and I receive? We could do that.
Oh, so you want to play it?
No, we don't have to play it. We just say, what are the commonly asked questions? People can throw them up in the group, too. Like, we get so many commonly asked questions.
Oh, yes, yes. Well, the one he put in there recently, the first one was what separates us from any other way you might learn about land investing.
Right.
We can't give it away, though.
All right, well, you know what I think we, you know, I think we can do. I think we can expand on that one today since it is posted in the Facebook group.
You sure, sure.
We can talk about the frequently asked question, which is right there in the Facebook group today. He would have no problem with us doing that.
Let's do it.
So the question was, what makes Land Geek different, Mike, than other training programs out there?
Well, first and foremost, I will say our community. It's something that until you really get involved with us and start, you know, going into the Facebook group, coming to a boot camp, you start to see other people, and you start to see the group of people that associate with us that are, you know, we have people that are very high achievers in other areas of their life, but they utilize the Land Geek to help them execute in a new way to create passive cash flow. Right. And the community is just really awesome. Was very supportive. It's just a great group of people. So first I'd say we'll go back and forth. Community, Community.
I love it.
It's definitely a reason to you, Scott.
Definitely a reason that sets us apart. Right. All right, well, I'm going to say. I'm going to say content, because like I had alluded to Earlier. There is continually new content set forth in this community. And, you know, it's pretty amazing. Even four years into this, I still keep learning and I really attribute that to the group collaboration that goes on, but also the content that Mark Kudoski continues to put out.
Awesome. I like it. I will say that we focus on automation, delegation. The more you do, the less you do. We're big. We're huge proponents of that. We teach people how to do that. We teach people how to create more income, but in a passive way where they're doing less work. And I think that our systems, our automation, our delegation, and the way we eliminate unnecessary things is just head and shoulders above the rest. I'll say that.
I'll say it very, very nicely said, my friend. Very nicely. All right. I'm going to stick with the C, the C theme. We got community content. I don't know where yours would fit, but I'm going to say commitment. And you know, when I say commitment, who I mean? I mean the coaches. I mean the coaches.
Yes.
So from Mark Podolski all the way down, the people involved in coaching in land. Geek. Eric Peterson. Tate Litchfield. Mimi Schmidt. You, buddy.
You, buddy.
You, you, dude, buddy. They are committed to helping people succeed. And if a student of ours is not succeeding, we take it personally. And we do everything in our power to help them succeed. And that is the other major, major strong point, I think, that sets our community above and beyond others.
Yeah, and there's another one there. You know, he's got this new way that he presents, you know, if you do the work, how we're accountable, how you're accountable. You should get on a call if you're interested in working with us. You need to hear us talk about that in depth. That's more of a one on one discussion to show you that we're going to be here to support you and be held accountable for your success as well. So it's very interesting. I love it.
Awesome. So that, that is. That's just a snippet of, you know, I think, I think we said it pretty well. Mark Granolski says it better. But that is one of the questions that Mark answers in his video series. And then he goes on to say, but here's the question you should have asked. And it's really cool because he, he's got about 10 or 12 of these questions that he's going to answer. For all of you out there who frequently think these things. I've thought these things, I've wondered about these questions. And Got my answers over time. But people are going to get their answers, their questions answered, and then they're going to get a new perspective on maybe the way they should be thinking about things. And maybe that's it, Mike. Maybe we have all these questions in our mind and typically when you have a question, there's a worry behind it.
Okay, I'll agree with that.
Do you agree with that? There's a worry or there's an uncertainty or there's something behind it. And I think this is Mark's way of taking that out of it and telling you, here's what your question should have been. And I think it's gonna be really cool.
Plus, he's got a really sharp haircut.
He does look. He does look sharp. And the blue shirt against the green screen, it's popping. He's looking good for sure.
All right, wasn't there something else that recently Mark released that you wanted to discuss?
Yeah, I think we need to discuss this as well. Just so the community knows and. Well, it's gonna be coming out, it's gonna be rolling out. Mark is releasing a free wholesaling course. And this is really amazing. It's free content. It's basically teaching people how to wholesale land and how to start making. How to say how to start making money with cash flips. And the king of cash flips right here can tell you how that can change your life.
Yeah, you can raise some crazy capital real quick, you know, get proof of concept, put some money in the bank to start doing passive deals, you know, building passive income. It's a great model. It's a great way to jump start your land investing. And I highly recommend you go to the landgeek.com wholesaling.
Oh, that's awesome. Or you can contact us to get. That's great. That's perfect. That's excellent. We'll see.
We'll see how many of the microphone. I think Larry Overstreet, can you hear me out there?
I think we need to take a look at Mark's metrics in the morning to see how many people signed up for wholetailing after this episode. Because it's going to be thousands. Thousands.
Millions.
Millions.
They could have lost powers.
I know.
You are completely sexy.
I wish my kitty was right here. I'd be petting my kitty mini me. Would you like a hot Pocket? I love those movies.
Yeah. Listen, I think we should talk about the fact that in a couple of weeks in Tampa, we're having a three day live event. That's pretty awesome. And we're gonna have about five people there. We only have a couple spots left. You'll be spending the weekend with Scott Todd and Tate Litchfield, going through the flight school curriculum in three days as opposed to four months with a whole bunch of stuff added on. So if you're listening out there and you're saying, geez, I want to get involved, I believe in this. I know this is kind of a process that involves massive action. Those who execute on a high level succeed faster. Then talk to us. Get on a call and talk to Scott and myself. That's coming up. 13th and 14th. 13th, 14th, 15th of September. Are we already in September? We still in August? I never even know what 11 is.
Yeah, 13th, 14th, 15th. That's right. Yeah, we're still in August. Last day in August. Tomorrow, 30 days has September, April, June and November. 31 days in August. I just speed the time up, prove myself wrong. 31 days in August. But anyway, September 13th is not far away. So if you can't make it to Tampa, still, give us a call and we will talk about the next place go live, which we don't know yet, but it's gonna be neither November or January. And it's just, it's an amazing event, I think, with just a few, few people in a room with Scott Todd and Tate Litchfield. I mean, that's, that's some high level thinking right there.
The last time we did this in May, people who had never heard about land investing, never. Well, they'd heard about it, but never done any land investing. They went there by noon on Friday. They were mailing our software. They had property. They sold that property on Saturday. It was an amazing event. So you really, if you're out there and you want to see some serious results in a short period of time, talk to us about flight school live.
Awesome.
You want a sobering thought, Scott?
Yes, please.
A couple years ago on Halloween, we had a blizzard. Halloween is about. Just about two, you know, 60 days away. We're less than 60 days away from a blizzard.
Come on, dude, why you got to do that to me?
You know, you're in the city, you're gonna go into that deep freeze. You got all your acorns collected because you know you're not going to have access to anything. When Wisconsin goes into cold weather mode, it's a whole nother level.
I tell you what, last winter was so brutal. I'm still reeling from that experience. So I'm not, not necessarily looking forward to more blizzards. But what can you do? There's Trade offs. Right. Like the last month of August has been absolutely beautiful here. A lot of times it's 90 and humid or 100 and humid. It's been like 82. No humidity, nice breeze in the air.
It's been used to it.
Don't get used to it. I know I may have to invest in a new snowblower. I have a goal of doing a cash flip this flop this fall so I can get a brand spanking new snowblower. Because my it is not cut a.
Cash flip and get a plow guy.
I could. You know what? I could probably do that as well. As Mark says, it's not a very.
I was gonna say Wisconsin is the only place your echo can get frostbite.
Right.
Hello. Hello. It's like 80 below zero. Even the Echo frostbite.
It freezes in air. Oh, my gosh. Mike, we got, you know, what should we talk about? Do you want to do the scheduled nightcap? What do you think?
Yes. Yes, of course.
So we're going to do Wednesdays.
We're going to put a little Metamucil into nightcap.
All right. So because of work schedules and that type of thing, the last year and a half of nightcap has been a little bit sporadic, either Wednesday or Thursday nights. Well, at the request of my lovely wife, she really thinks it would benefit us and our audience consistency if we had a set time every week. So I think it's going to be 10pm Eastern on Wednesdays.
I love it. Aaron, I know you're out there listening. One of our loyal listeners. I agree with you wholeheartedly and thank you.
Awesome.
Feel free to comment.
If Mike happens to be working nightcap or if Mike happens to be working at the fire department on a Wednesday night, we just won't have nightcap that night. And we'll put an announcement in the group and I think that'll really work. Either that or, you know, maybe Forbes and I'll have a refill without you.
That's it. It'll work. Consistency. We want people to. And listen, you went through the. You, you created an incredible smartsheet form. I think we should release it.
Yeah, we need to release it. I did. I did create it. It is. It's rare in the go. So basically, yeah, we want you guys to submit questions to us about what things we can talk about while having a cocktail. I mean, if you have creative ideas, if you have a. If you have a musical request, you want to hear us sing a certain song, we can do that for you. But no, all Seriousness aside, all joking aside.
That'S not good.
We want to hear from you about things we can chat about at nighttime. We. I don't know. I can't even remember what's on the sheet right now. There are all sorts of things that you can. Oh, you can submit your shove it. Quotes of the week, or if you get a colorful fax or letter back in the mail, you can scan it and submit it to us so we can share that on air. It's gonna be fun.
It's like that 80s to 90s song by Will Smith, Things that make you go, hmm.
Yeah. That wasn't Will Smith. That was not Will Smith, though.
That wasn't Will Smith.
No, I can't. No, I do not think that was Will Smith.
What year are we talking? Everybody doesn't know. Scott is, like, incredible with dates and music.
Yeah, I'm gonna say 1990. Four. Four.
Who sang it? It wasn't Will Smith.
It was. That was not Will Smith.
Wow.
And I don't know. I might be a little late on that one. I don't know my hip hop R B very well from things that make. All right, let's see what it says. Oh, it's CNC Music Factory. And that. Now that I know the name of the artist, it's gonna be 1993. No, it's 1990. Ooh, too late. Too late. CNC Music Factory.
All right, well, why did I think it was Will Smith? I don't know.
I don't know.
He was in that era.
He was. He was in that era.
So anyway, yeah, I think we had to listen as a review, a recap of the nightcap. You've got to check out the facts, FAQs and SAQs. You've got to check out that wholetailing course. Www.thelandgeek.com Hoteling.
Is it wholesaling or wholesaling?
Wholesaling.
All right. We're just checking. Just checking.
And if you have been listening to us, if you've been in this group, if you've been thinking about land investing, call us. Let's talk about it. If you have the toolkit and you're having some struggle, if you're struggling or if you're having success, either way, call us. We'd love to talk to you. We're here always to just basically help you with any problems you might have and kind of help direct you to what the next best course of action for you might be. Remember, massive action, massive results.
Love it.
Dude, is that like a new tagline? Massive action equals massive results.
I love it. Sounds like a zenoism for sure.
I feel like right after I say that, she eat a chocolate peanut butter cup. I'm just craving a chocolate peanut butter cup. I know there's some in the drawer there.
Wait, there's some. Wait, wait, wait. There's some where?
In the draw over there.
In the draw. There's some in the draw, right?
Yes.
Larry Overstreet. There's some in the draw. Mike, I'm going to spell that word. I want you to repronounce it for me, please. D R A W E R. Draw. Draw. Draw. Do you remember the. Do you remember the old. Do you remember the old Saturday Night Live skit with Mike Myers in the tub?
No.
Well, you know, my name is Simon, and I like to do draw rings. Remember that?
Yeah.
Yeah. Anyway, that's what it reminded me of. Do you remember this? This is my favorite Boston Lego word of the week.
Don't ever play cards with a cheetah.
And I pronounce it drawer.
Sounds like you're making some funny noise. You just, like. You just roar.
I did not roar. I drored drawer, drawer, drawer.
Say, it doesn't sound right. Everybody out there say draw. It's a draw.
It is not draw. It's not drawn.
I didn't have that kind of accent on it. You threw an extra.
That's not true. You did have that accent on there. All right, listen, we don't have many watches tonight, but Lisa Torres is here.
We're going to live in the rerun.
We're going to live in the rerun. Lisa Torres, thank you for joining us. It's nice to hear that you like our motivating tips, even though they're goofy half the time. But yeah. Submit a motivating song, please, to the Nightcap Smartsheet. We would be happy to sing that for you. Mike Zaino would, for sure. Larry Overstreet. If you're still Larry Overstreet, I hope you're still watching, because we need to know where in the world you are right now.
All of our tips are inspired by true events.
Lisa, I have good news for you. She just said I missed the nightcap.
No, it's on rerun.
It's on rerun. But here's the other thing. Lisa, we just made another announcement. Actually, we. We've been a little sporadic in our nightcap appearances. We're cut. We're nipping that at the. At the butt. We are. Hold on. I'll show that in a minute. We are going to Do Nightcap consistently now. Every Wednesday night at 10pm Eastern. And if we need to miss a week because of Mike Zano's fire schedule, that firefighter. Firefighting schedule. That's no big deal. Either I'll come on and drink myself, or we'll just postpone it a week.
It was either gonna be a Wednesday or Thursday. Then we had a drawing, right?
We had a drawing, which pretty much my wife saying, you know, you guys are. You need to do this better is basically what you should do.
Inconsistent might have been the word she was gonna use.
Yeah, she's like, this needs to be better. So there we go.
Hey, we're up in our game.
We're up in our game. It's Nightcap 2.0.
You know what this is?
Yeah. It's a pen that was carved for.
You by Mitch Milam.
I know. I got one right here.
Mitch. Shout out to Mitch Milam for the pen. I want to know if you're listening. Mitch Milam pen is amazing.
I think mine was the first pen he made. Isn't that nice?
The prototype.
That looks like a nice oak. I don't know what that is, but.
Let me read what it says. Mike Zano, you are my favorite land geek. Oh, I didn't know you wrote that in there. Thank you, Mitch.
Oh, Mitch Milam, you're awesome. All right. Yes. Lisa Toro's Nightcap is back next Wednesday night, 10:00pm Eastern. We're here. And. Oh, Mike. Larry Overstreet. We were both very wrong. He is currently near Lake Kamawait near Shoshone, Wyoming.
Wyoming? Why am I Wyoming?
Larry, if you're in Wyoming, you know what? Even put the GPS coordinates in here. I love this guy. You put the GPS coordinates in so we all know where Larry is. But, Larry, you need to hit up the Grand Tetons and Yellowstone. Everybody always talks about Yellowstone, but the grand tetons are only 45 minutes away from there. And they are the most amazing spectacles on earth, in my opinion. Love that place. You ever been there?
No.
We gotta take the kids. Let's you and I and the wives take the kids to the Grand Tetons.
And that's in Wyoming.
It's in Wyoming. It's the most majestic place you've ever been.
Why do I think of a Kevin Costner film when I think of Wyoming? Was that accurate?
Well, he starred in Dances With Wolves, which took place in South Dakota.
Right near there.
Yeah. Bordering. Yeah.
I'm glad I'm right. Unlike last week when I said there are 52 states.
Yeah, that was awesome.
Effect.
All right, dude. Well, all right.
Thanks for Scott.
Great seeing you, too. We'll see you next Wednesday night, 10pm Eastern.
You got it.
Tatanka. Lisa Torres. Tatanka. You know what that word is, Mike? Tatanka.
I think it's Wyoming. Ish.
Buffalo. That's what it means. Buffalo.
Oh, it means buffalo.
It means buffalo. All right. Whoops. That's not what I want to do. That's not what I want to do. There. That's what I want to do. I'm playing the Outro. I'm excited about our new time slot.
I like it.
It's gonna be all good.
I'm playing the outro.
Who's that?
See who I was playing.
