Mark the Land Geek warns against sending cash or certified funds when buying land online from unknown sellers. Use a credit card instead so you can dispute the charge if the seller doesn't deliver the property or turns out to be a scam. Always check the seller's background through the BBB and state real estate department first.

Tip #3
Chapters
Hi, it's Mark the Land Geek again. And tip number 3 may seem like common sense to you, but the only reason I mention it is I see it happen time and time again. So let's start tip number three. Hi. When dealing online for the first time with a seller and you've never dealt with them before, and even if you check their Better Business Bureau rating and you've called the Department of Real Estate and you've done a thorough investigation on them, it's online. Don't send certified funds for that first transaction. Unless it's a really large transaction and you're going through a title company in escrow, then it's fine. But if you're going online through ebay or bid for assets, one of these online sites and you're buying property, well, use a credit card. And the reason being is if that seller doesn't send you the title, the credit card company is going to credit back to you that purchase. You're not out anything. So if you get an unscrupulous seller, you have some protection. But if you just send them certified funds, you're out. Hopefully they'll deed you the property and convey title and there aren't going to be any problems. But what if they don't? What if it's a phishing scam? You never know. So always, always have that extra layer of protection online, use a credit card. So there you have it. Tip number three, always be careful about sending cash to anyone online and just make sure you're checking out your seller. If it seemed like common sense to you, I apologize. But in my experience, so many people have been just so trusting with me, when they bought land for me, I had to bring it up.
