Most people are stuck in a system designed to work harder and not smarter. We're here to expose the strategies, the loopholes and the Life hacks for 1% use. This is universal basic knowledge.
Everyone talks about real estate investing, but the ultra wealthy rarely flip houses or manage Airbnbs. Instead they invest in private equity real estate deals that generate cash flow, grow in value and come with massive tax benefits that most people don't even know exist. The 1% want three things from their investments. Predictable cash flow, long term appreciation, and tax efficiency. Especially that last part. Private deals like boutique funds or commercial properties can offer all three. No Wall street volatility, no tenants, no three day maintenance calls. And so the idea here is that basically you get all the benefits of, of being able to prosper from buying properties without all the hassles that also are undertaken when you buy a property and rent it out to others. The thing is that you're paying a company to do this for you and you are just investing in a fund. And here's how it works. You invest in a private deal, it can be multifamily, it could be retail, it could be mixed use, it could be commercial real estate. You know, right now commercial real estate has been taking a huge hit because of COVID But there is a lot of opportunities in data centers and, and warehousing because of the growth in E Com and that is something that a lot of people are spending a lot more time on and you're going to see a lot more funds coming out with this. So depending on the real estate deal that you choose, you become a limited partner, which means no day to day management. You get paid monthly or quarterly and depends on the terms of what ultimately the fund has. But the benefit here is that you get to receive the depreciation losses on paper, which can offset other income and reduce your tax bill. And when the asset sells, you collect your shares of the upside and then you could roll those gains into what' called a 1031 exchange. So essentially a 1031 exchange allows you to essentially invest your proceeds into the next property without getting taxed. This is a massive opportunity that you should always take advantage of. You know, you can look it up. There's a lot of information on 1031 exchange. So we're not going to dive in too much deep into it, but it's very, very important, especially if you're looking into tax effective ways to grow your real estate portfolio. You could also use cost segregation to keep more money working for you. I've had friends that have invested, for example, a hundred thousand dollars into multifamily deals. They get paid $700 monthly for three years, the property is eventually sold, and then they walked away with their original capital plus a $40,000 profit. These deals are structured in many different ways and there's tons of different places for you to go out there and look on the deals that you can invest in. But the biggest opportunities here, again, is that not only are you getting that upside on that investment, but you were also able to take advantage of that depreciation and those tax incentives. This is the closest thing to tax free cash flow I've ever seen. So these deals aren't flashy, but they are consistent. Now there are real opportunities on the table. We've listed some places here that you can check out these deals. We by no means are acknowledging that these are great deals for you to do. These are just examples of places to check out so that you can know what these may look like and then see if this fits your investment profile so that you can take advantage of these tax savings and also earning opportunities as they come. So we're going to give you a bunch of resources of places to check out these deals. Again, these aren't endorsements for these specific deals. There are tons of different platforms and a lot of people don't know that. You can invest in these real estate funds and take on these opportunities. And in some cases you can invest in these opportunities for very low amounts of money. I'm not talking about 25,050, a hundred thousand dollars. There's some that are have minimums that are as low as $1,000 and so on and so forth. So there are tons of different platforms that bring together a lot of these deals. Some of them are fundrise, crowdstreet, Equity multiple. There are a ton out there. We're going to put some of them in the notes. Please check them out and, you know, do your research because that's super important if you're getting into this. It is an investment, it should be taken seriously and, you know, happy hunting. So while most people are chasing hype, Airbnbs, crypto day trading, the wealthy are also stacking passive income and erasing their tax bill with deals you won't find on Zillow. They're not just grinding, they're allocating. And if you want to invest like the 1%, this is where you want to start. If this sounds interesting to you, join our free community. You don't need to be rich to live like the 1%. You just need to learn what they do. This is universal basic knowledge.
